PRESIDENT’S MESSAGE I hope everyone had a great May and a wonderful Memorial Day Holiday!

By now you must know that May was Membership Madness Month!! For each new member recruited we earned TRIPLE Spike points!! I want to thank our staff Carolyn and Kelly for their creative and eye catching marketing pieces for the membership drive. I have been told that the Super Heroes haven’t gone into retirement just yet. The drive may be over, but we still need your help in bringing members back into our association. Our goal for this year is to DOUBLE our membership. We will be having a second drive in September when we will earn DOUBLE Spike points, so start talking with those companies you do business with and let them know, Members Do Business with Members!! As always if you need help staff is always available with suggestions and assistance. You can also work with the members of the membership committee. They meet at the HBA office on the First Thursday of the month! Join the Committee and get involved, it is a great committee to be a part of, since you potentially have direct contact with all the members on an annual basis. Now that is Networking!! Speaking of the membership committee, I want to personally thank Andrew Nutt with Holly Homes. He is the membership chair this year, but EVERY year Andrew spends hours, days even, making calls and working hard for the Association. Thank you Andrew for all you do for the HBA!! The June General Membership Meeting is going to be one to remember!! It is our 40th Anniversary as an association and we are bringing back as many Past Presidents and Vice Presidents as we can to share in our Anniversary Celebration. SALES AND MARKETING (SMC) Intentional Relationships Okay, I will admit it – I am feeling a bit reflective at the moment. One year ago, resale inventory was somewhat balanced by general real estate standards. I searched for homes and could offer a selection of homes for buyers to see and purchase. A year later, the inventory is approximately half of what it was in April 2012, now roughly 4.5 months of inventory. Certainly there is some shadow inventory still sitting out there, but for the buyers who are ready to buy now in our busiest of selling seasons, it is a bit of a waiting game, and sometimes a bidding game as multiple offer scenarios are common. Sales of new homes in our neck of the woods are gaining momentum also. I have watched buyers sitting in sales offices waiting, as the on-site sales staff seemingly ‘took orders.’ The most important asset we have in this business is not the housing inventory, but our relationships. Who do we know and connect with to facilitate a transaction, or locate a resource for our clients and associates? How do we transform acquaintances into real, meaningful relationships? What do we do intentionally to make this happen? People want to do business with people they like, trust, and respect. It takes some work to build this strong foundation and gain the confidence of others, but once you have it, cherish it, nurture it, and help it to grow. Being consistent in your outreach lets your clients know you value them. The personal touch of a phone call, a handwritten note, or a lunch meeting are great ways to maintain the relationship, not always asking them for a referral. When they do refer you, reward them! Always provide excellent service to the referrals and start nurturing that relationship right away. Over communicate if necessary to keep them informed. Demonstrate your principles of honesty, integrity, and consistency.

Keep on top of trends in the industry. Attend trades shows, take classes, and read books and articles that are relevant to your profession. Networking with others in your industry is critical, but don’t let geography limit you. Take advantage of local, state, and national trade events to learn and observe what others are doing. Be a good steward and share your knowledge and experience with others. Developing these relationships are just as important as the ones with your clients. The Sales and Marketing Committee is proud to bring you another great Morning Buzz seminar on Wednesday, June 19th at 8:00am at the HBA office, “Tradeshows: How and Why.” Come out and learn how to produce a great trade show exhibit and be effective when attending a trade show. You can put this information to use at the SEBC show July 11-13, 2013, and upcoming events like our own Home Show or the National Association of Homebuilders IBS event. Be intentional!

GREEN BUILDING COUNCIL Breathe Easier The quality of the air in our homes greatly affects our health. Homeowners are now choosing household cleaners that are healthier, switching to baits/gels for pest control, and opting for low/no VOC paints in their homes. Yet, we very well may be missing the most impactful element builders and designers can change to improve the air quality in the homes we build. Move the air-handlers out of the garage. Think about it. Our garages contain chemicals such as pesticides, weed killers, gasoline and oil to name a few. Add to that all the dust and dirt. More importantly, the car exhaust that can linger in the garage long after the car is parked. It would pretty safe to say that the garage is typically the dirtiest room in a house. Although, I’ve seen some teenager’s rooms that might be considered even filthier. I’m sure most of you have seen someone vacuum up a pile of dust with a shop-vac and forgetting to check the filter. Dust goes everywhere. The AC return ductwork and AC unit operates in much the same way as the shop-vac. Any small leak will draw in air and particles and distribute it to every room of the house. The solutions are quite simple. The best options are to relocate the units from the garage to the inside of the house. A closet may be the best location, however, the attic is also an option as long as spray foam is used. Both of these options have the added benefit of improving the energy efficiency. Housing the unit in a more central location will reduce the distance the air must travel which saves energy. If the home design still prohibits moving the AC unit, the next best option is to build a sealed and insulated AC closet in the garage with an exterior gasketed door. Want your owners to breathe easier? Relocating the air handler can be a breath of fresh air.

Governmental Affairs (GA) Governor Scott vetoed the FBA funding that was in the budget, which means that we won’t have the state funding we were hoping to receive. This is a big topic of discussion among the various HBA’s. The question being asked: How can our governor not see the direct impact this funding would have on our current job market? We can show our own support for the FBA by participating in the RubyTuesday “Give Back” program. In August we are going to have our GMM at RubyTuesday in Leesburg, where 20% of all of our food and beverages (including the adult ones) will be donated to the FBA. We are also planning to have the October Remodeler’s/Green Council Meeting, which is the 2nd Wednesday of the month at noon, at the RubyTuesday in Clermont. Please put these dates on your calendar and help support the FBA. HB 7119 the HOA Bill passed the House and Senate and has not been presented to the Governoras of the writing of this article. Monitor the governor here http://www.flgov.com/bill-action/ Transportation impact fees are scheduled to go into effect January 1st 2014 at a reduced rate. There is a movement in South Lake to implement the Impact fees at the full rate immediately in an area being referred to as the Southeast Transportation Impact Fee District. As the HBA of Lake-Sumter, we are opposing this recommendation, and you need to take immediate action as an individual and voice your opinion directly to our county commissioners. We have continued to support a broad based approach to funding transportation and continue to support that method of funding. This “Southeast Transportation Impact Fee” is not yet clearly defined but could encompass the entire area of Lake County South of the turnpike. SEBC Celebrates 35th Year With New Venue, Format ORLANDO – The Florida Home Builders Association-sponsored Southeast Building Conference (SEBC) will celebrate its 35th anniversary this year and is marking the occasion with changes that it hopes will keep the show vibrant and relevant for years to come. For the first time in history, SEBC 2013 moves into the new SOUTH Hall of the Orange County Convention Center, giving exhibitors and delegates a fresh venue for the vast array of building industry products and services displayed at the July 11-13 show. To make sure exhibitors get maximum attention, this year’s show schedule has set aside designated hours (Noon to 3 pm each day) for home builders, remodelers, and allied construction-related professionals to tour the displays. There will be specialty pavilions featuring Hurricane Alley, Green Building, and Masonry. The Florida Department of Community Affairs sponsors the hurricane-mitigation displays while the Florida Masonry Association presents exhibits as part of its co-location partnership with SEBC. As the only major building industry trade show in the South this year, SEBC expects to draw a large audience to its world-class educational programs, which includes all 14 hours that Florida contractors need to achieve their continuing education requirement. Top key elements of SEBC over the years – the New Southern Home and the Aurora Awards – will remain staples of the show experience. The New Southern Home is being built by Nathan Cross of NWC Construction, Inc., and will be a living laboratory for builders and consumers with a keen interest in Green building and energy-efficiency. The Aurora Awards, the premier building industry design competition in the Southeast, will honor its winners on Saturday evening, July 13, 2013, at the Rosen Centre’ Hotel. May 2013 Remodeler's Meeting was another fantastic opportunity for those who attended. We had a great turn out & would like to thank all who came and participated. Our committee member numbers are increasing along with very informative and exciting presentations. I would like to send out a special thank you to James Holdsworth with Lomanco Vents for his presentation on ways of venting a home. I believe we all learned quite a bit and really appreciate the Free CEU credit for attending. Thank you also, to Lloyd Hamilton, Branch Manager for ABC Supply Co. Inc. for hosting the event and providing a great lunch for all to enjoy. Our next meeting will be on June 12th, 12:00 noon, at the HBA office in Tavares. We invite all to attend. This will be another exciting meeting with lunch included. Nate Ritter, with Green Built Solutions, will be assisting with the presentation he has lined up with Brett Maugeri of Encore Stone. Brett has developed an innovative and environmentally friendly application for the scraps from the production of granite counter-tops. These scraps can be quite large and are typically just thrown away. However, Encore Stone has come up with a solution to reuse the scrap. Encore Stone creates pavers, split stones, fire pits, and interior tiles that are 100% recycled granite utilizing the waste. Their production facility not only uses environmentally friendly production techniques, but they are also local, located in Daytona. Reusing the granite as pavers not only has great environmental benefits, but the granite is an absolutely beautiful paver material. MEMBERS IN ACTION Lumber & Commodity News For May 2013, your Home Builders Association Wood Commodity Index (Index) is in the midst of correcting itself, as a softness has permeated the market, which many experts consider only temporary. Since our mid-April Report, the Index has dropped 11.8% to $438.51 with double-digit decreases common throughout most species. For the last several months, I have been warning that the markets appeared to be overheated, and this pullback is no surprise to most veteran commodity traders. Just like in a rising market, a falling market is fraught with challenges. It was best put into perspective by a trader who said a falling market is like “catching a sharp knife.” It appears the corrections are coming to an end as the decreases in the last week or so in sheathing products shrunk as mills stiffened on pricing. Whether it is a buying opportunity or not is probably irrelevant because most businesses are still honoring the royalty of today--cash is king. Housing starts were released last week, and housing got a bloody nose. Total starts in April dropped 16.5% to 853,000 with single family dropping 2.1% and multi-family dropping a whopping 38.9%. The spinners of housing news quickly point out that most of the decline was multi-family, and I am pointing out that most sectors declined. If the country is indeed in a bull housing market these drops should not have occurred. Over the last few years, we have all seen this movie--a strong early spring start that turns into a summer collapse. It remains to be seen if this year will be a rerun; however, no one in housing likes the current “movie trailers” played last week in housing starts. The lumber composite of the Index dropped 11.2% to $386.06 per thousand, as short-length 2x4 spruce gave up a few dollars less than the average while 2x12 pine added a few dollars more. It appears the supply side of the equation is tightening up a little. If summer housing numbers improve, expect a firming of numbers. The sheathing portion of the Index dropped 12.3% to $387.27, as CDX pine plywood products finally started to participate in the correction. On average, sheathing lost about $54 per thousand across the board. It appears OSB sheathing is probably close to its bottom as that pricing has become flat over the last ten days. CDX pine may move a little more; however, in my view, CDX still has the biggest challenges in the supply side. Weather could potentially be a real factor in the market. A late spring of tornadoes in the country is creating real devastation, which may bolster sheathing pricing, and will definitely keep roofing pricing firm-to-up. Then of course, June starts hurricane season and in a few months prices could easily be at higher levels. My advice to builders is simple: As suppliers replenish inventories prices should come down--enjoy the brief moderation in price. Prices are still up for the year and the overall feel by most experts in the market is that pricing will continue to increase in the second half of 2013. Quoting today’s numbers for projects beginning in September and October could be very risky--be very careful and protect yourself.

May Membership Drive The May Drive is over but no need to stop recruiting. Let’s DOUBLE our membership by 12/31/13! September will be double spike credits for our drive . The Super Heroes theme will carry out through this year. If you want to be a Super Hero call the office and let us know which one and we can add you to the Super Hero Group. Might as well have fun while recruiting.

The Spike Club is an elite group of Association members recognized for outstanding achievement in membership recruitment. Simply put, you become a Spike by recruiting new members. Each new member recruit earns 1 credit towards a Spike. Each member retained earns 1/2 a credit. Each Affiliate member recruit earns a 1/2 credit. Recruiting an NAHB Council Member earns 1/2 a credit and retaining them earns a 1/4 credit. Blue Spike = 6 credits Life Spike = 25 credits Green Spike = 50 credits Red Spike = 100 credits Royal Spike = 150 credits Super Spike = 250 credits Statesman = 500 credits Grand Spike = 1000 Credits All-Time Big Spike = 1500 + Credits Members who have earned less than 6 credits are referred to affectionately as Tacks.
