PRESIDENT’S MESSAGE Summer is here and I see a lot of busy People. What a great thing this is. Builders building, Realtors selling, retail doing well. From where I am sitting, the economy looks good. Keep up all the great momentum. The heat hasn't stopped our staff for lining up some great events for us all. Thank you to everyone who took part in the Bowling Tournament at BreakPoint Alley. What a great way to get to know your fellow Members and make networking really work for you. Also, Thank you to all who went to the May GMM at the Continental Country Club in Wildwood. The food was a feast to remember! Make sure you mark your calendars for our 2nd Annual Horseshoe Tournament at Burke's BBQ in Fruitland Park sponsored by the folks at Ro-Mac Lumber and Supply. It will be held on our normal GMM night, July 22nd. This was an absolute blast last year and I hope to see you all there this year. SEBC (Southeast Builders Conference) is almost here!! It is July 24 - 25 in Orlando at the Convention Center. So many new inventive products you do not want to miss! Can't wait to see you there! SALES AND MARKETING (SMC) Prospecting 101

You are in business, and you have a vision and a plan. It’s the accountability and implementation that somehow seems to unravel. We get so busy working IN our business, that we don’t take the time to work ON our business. When we stop prospecting, it usually shows up in a few months when our sales start to lag. Here is a simple outline of what you can do to be sure you stay on track. It’s a system to build rapport and prospect with your sphere of influence, called “F.O.R.D.” Sales professionals should be making about 50 F.O.R.D. contacts each week. You might “F.O.R.D.” people in face to face meetings, phone calls, or social events, or perhaps walk-in to your place of business . Each contact begins with a greeting naturally, and then you begin with general questions about how their family or friends are, the “F.” Next, you ask about their job or occupation, the “O” how is the market or business. The “R” is to talk about recreation, either theirs or the kids for example, and “D” is to talk about their dreams. The F.O.R.D. process gets you to common ground with the customer. We just call this ‘visiting’ with each other in the south! Next, have a reason to call that adds value to the customer. Provide updates, ask if they need anything, thank them for a referral, recognize birthdays and anniversaries, and follow up on recent customers and see if they need anything or how the product or service is working.

Remember to talk to people! We get so busy in life, that an email may not get any response, much less opened and read. Make a plan to work on your business, and implement it! Give customers and your potential customers the gift of your time. Visiting with them just might get you some great prospects, and help keep your sales pipeline consistently full!

Builders and Developers - Planning ahead. Building Excitement We don't want the Parade to "sneak-up" on you later in the year. Most builders know 6-10 months in advance how things are shaping up for new models and inventory. We have already talked with a few builders who are projecting new homes that are or will be "Parade -Ready". Based on the 2014 Parade and our continued efforts to track permits, we have increased our entry projections for 2015. We see the full potential and we've heard from builders who have experienced an increase of qualified traffic which have lead to sales. We think 40 entries (up from 32 this year) is very realistic. We also think 50 is not out of the question. The Parade Committee with the support of the SMC and the HBA Board is hitting the streets early and often to generate more Parade entries for 2015. In the next few weeks you will be receiving a short questionnaire asking if you would please let us know what you intend to do for the Parade. This is an informal, no-obligation, best-guess effort for projected entries. Two minutes of your time or a quick phone call to the HBA is all was ask. The sooner we get a handle on entries and sponsorships, the sooner we can develop a robust marketing program that will in-turn attract more entries and sponsors. The important part is getting the ball rolling sooner rather than later to achieve maximum success for the Parade, the Association, our Members and ultimately the community in which we live. Membership As most of you know Paul Swanson is our associate of the year. I'm sure neither one of us would've thought just a few months ago when I did his presentation of this award that we would be where we are today. As most of you probably know by now Paul was diagnosed with cancer of the esophagus. He is currently in treatment at Shands in Gainesville. I visited Paul a few weekends ago and his spirits are great and of course his sense of humor is just as dry as it always was. I have always preached relationships and how important they are in this business. This will be even more important as we all support Paul and his wife Suzan as they go throw this journey the next few months. Paul has given a great deal to our HBA in his time and dedication and it's time that we show our support to he and his wife. My father told me years ago that when someone comes into your life that is important, influential or special to you that you should let them know. He said it may be just what they need to hear at the time you let them know. So with that, I love you Paul. Get well soon. We are all pulling for you and will help you along the way with our thoughts, prayers and visits.

Summertime is here and it is HOT!

How hot it’s getting brings me to the purpose of our June Remodelers meeting.. At the May Board meeting the Community Service committee brought to the attention of the board at that there are dire conditions at the Lake County Animal Shelter and thought it to be a worthy cause to consider for a Community Service project for the HBA. Some of you may have seen the recent newspaper articles… the heat and lack of ventilation for the animals is one of the main concerns. The board discussed it and there was some interest shown, but the board wanted more information. The Remodelers Council did a field trip to the Lake County Animal Services facility to evaluate the conditions and bring our input back to the board at the June board meeting. After the tour of the facilities, it was agreed by all present that there is an immediate need to help the animals in this shelter and the HBA could be a valuable avenue for donations. We brought more information back to the Board at the June board meeting and they voted in favor of helping animal services. We hope that many of you will find it in your hearts to participate where you can. Staff will be getting more information out about how you can help! We also voted to move the monthly meeting to the FIRST Wednesday of each month, the next meeting will be July 2nd. At noon at the HBA.

Lumber & Commodity News The Home Builders Association Lumber and Commodity Report is no doubt strapped in a seat on the roller coaster of housing uncertainty. Over the last 30 days, the Index dropped 7.0% to $317.56 per thousand; however, during the prior 30--day period it increased 9.5%. That is a 16.5% swing in pricing over a 45-60 day period. There is no wonder why dealers and suppliers are keeping inventories low, and this is all the more reason why builders should have some type of price escalation clause in all of their contracts. The dimensional wood portion of the Index dropped 4.6% as most items, with exception of narrow and wide width pines, retreated. 2x4 pine was up 8.7% in some lengths while 2x12 pine held firmly on the previous month’s gain. Spruce studs dropped 1.7%-4.0%, depending on size, while dimensional spruce retreated on average 9.0%. The housing industry remains mired in spotty, uncertain demand, and this is why momentum in the markets cannot take hold. The sheathing portion of the Index did not do as well. Popular sizes in CDX pine drifted downward 2.7%-7.2% while OSB sheathing went into full retreat, giving back $28-$37 per thousand (or 11.3%-16.8%). Mills searched for buyers, and found they had no appetite to buy. Many who felt that the prior month was the beginning of a summer run-up in pricing went ahead and bought; they are kicking themselves now. Dealers will have to work out these older, higher-priced items. Steadiness and confidence is needed in housing. In my view, the commodity market is the best indicator of the health of the American housing market. There is no doubt if demand were strong, coupled with the shortage issue in trucking, the commodity market pricing would be much higher. A drop in pricing of this level indicates that housing remains spotty, market-by-market, and overall continues to be subdued. Keep in mind, the market could swing back in the other direction this month. So, be careful in pricing--protect yourself. Have a wonderful Independence Day and please be safe!
