PRESIDENT’S MESSAGE It’s Membership Drive Time, our associations life blood. We have 3 Teams, Team Marvel, The Hulk (Andrew Nutt) Captain; Team DC Comics, Superman (Dale Roberts) Captain, Team Invincibles, King George (George Hansford) Captain. Please join a team - You will Earn Triple Spike Points for each member you recruit. For those who are new to this, two recruits and you will be a member of the Spike club. Spike members get special parties and honorary treatment at Local and National events. Now here is my personal challenge - I vow to get more new members than anyone else - the gauntlet is down, please try to out perform me! Wow did you attend the July GMM? If not you missed a GREAT ONE! It was sponsored by the gang at Ro-Mac Lumber the Horseshoe Tournament was a lot of fun. We had over 120 in attendance. Congratulations to the first place winners Terry and Troy Kubusheski with Dove Homes and 2nd Place winners Aaron Batou and Matt Brine with C& S Services. All were guests of Ro-Mac Lumber. Sound like good recruits to me... SEBC was a couple of weeks ago, and it was a great event, many vendors were there showing off their latest products and services. The Sales and Marketing classes were a huge hit, most were standing room only and the Local Presidents meeting was very informative. I hope you were able to attend, and if not make sure you can attend next year. Coming November 9th is our world famous Home Show at the Wildwood Community Center. There will be 46 spaces available inside and 3 spots outside. I heard that there are already 15 tables reserved and we haven’t even gotten the official application out yet. I promise this event will sell out. It is on the edge of The Villages, the traffic will be awesome. Because of the location and the guaranteed traffic this will bring, I believe that the Association will not need to sell any table to non-members, because our members will buy up all the available space. This will be a tremendous event chaired by our own Chair Extraordinaire, the one and only Don Magruder of Ro-Mac Lumber. You make one sale and you have convered your cost, a true no brainer. Don't’ be left at home, reserve your spot now!!

GREEN BUILDING COUNCIL Designing for the Renewable Energy Ready Home The world of renewable energy has been changing drastically over the past decade. Prices have been dropping rapidly as the technology both becomes more efficient and production increases. Here in the Sunshine State the sun definitely provides us with the best option for renewable energy for both solar power and water heating. However, solar power may not be the right option for every new home, at least not yet. While I cannot predict the future, I believe it is safe to say we will be seeing a lot more solar energy on homes in the future. Will your homes be optimized for renewable energy? I recently attended the SEBC and went to a class on the DOE Challenge Home program. While the program is very difficult and not for all builders we can all learn from the program and implement certain aspects. The US EPA also wrote specifications for the Renewable Energy Ready Home, which we’ll discuss the most important and cost neutral features. Designing to be renewable energy ready is really quite simple and cost neutral. Solar energy needs two design features to work the best, proper orientation and enough unobstructed roof area for the panels. Lets start with the solar orientation of our homes. Here in Central Florida a roof at 6/12 facing due south would be ideal. The south facing area needed depends greatly on the efficiency of the home and can range from 75-150 ft2 per 1000 ft2 of living area. Lastly, the roof penetration need to located outside of the future solar area. Designing and building homes renewable energy ready is quite simple yet often overlooked. It cost little of nothing and can save your customers a lot if they decide to install a solar power system. Design and build homes ready for the future.

MEMBERS IN ACTION Lumber & Commodity News Over the last 30 days, your Home Builders Association Wood Commodity Index (Index) has been on a roller coaster with prices initially heading straight down and then over the last two weeks reaching a plateau followed by an upward movement. The Index dropped to $315.73 per thousand, which is down 3.3%; however, it appears a bottom is being cemented as the will of the market appears to have changed upward. The variables remain to be low field supply versus peeks in demand. The lumber portion of the Index dropped 1.5% to $342.39 per thousand as western spruce studs dropped 6.3%-9.2% but those decreases in prices were offset by an increase in longer lengths in dimension spruce. The more popular sizes were up 3.7%-6.8%. Pine dimension lumber in wide widths headed downward 2.3%-5.9% while narrow pine widths increased 1.1%. Typically, these types of increases in the more popular widths and sizes are the first signs of a general increase as pressure mounts from dealers restocking inventories. There was a 4.8% decline in the sheathing portion of the Index as OSB sheathing dropped $20 per thousand over the last month. Most of the declines in OSB occurred during the first two weeks of this pricing cycle. For the most part, OSB pricing has stabilized and increased in some areas of the country over the last couple of weeks. CDX pine sheathing was flat to minimally down--$5 per thousand--as the harsh reality of supply issues began to creep back into the market. CDX pine plywood is normally the driver in the entire sheathing market and it is significant that those prices have firmed. There is a simmering, growing angst among dealers and builders that supply could be an issue in the next few months. An erratic hurricane season, pockets of increased building (like in Florida), extremely wet weather in the South hampering logging and lack of adequate trucking capabilities has many on the edge of their seats. This could be the first signs of a general boosting of inventories on the ground, which in itself could spur pricing forward. Hand-to-mouth inventories by dealers and suppliers could lead to someone not eating. Most other building commodities are static in price as there is no real impetus moving the market. Shingle manufacturers have announced a price increase for the first of August, but there is some debate whether it will stick or not--I guess it depends upon the weather. In regard to side product issues, door and window manufacturers are pushing for low-single-digit increases, which could stick given the issues with supply. It appears the wood markets have hit bottom and there could be an upward movement over the next few months. Demand bolstered either by a hurricane or increased housing starts will determine as to how high and how fast. Builders should protect themselves with a price escalation clause in their contracts and, most importantly, have contract and bid prices with “good-thru” pric- Ro-Mac Lumber and Supply ing dates.
