He joined the HBA in 1980, was our President in 1987, 1994, and again in 1997. He also was Builder of the year in 1994 and again in 2000. At the same time, Florida Home Builders elected him Builder of the year in 2000. He is a role model for us all as he has recruited many new members to achieve a Super SPIKE with 428 SPIKE points! This was accomplished years before we had double and triple SPIKE points for membership drives! Carl has also served many years on the Board of Directors and was the lead when our building was built over 13 years ago. Carl’s input is invaluable. The Committees, Board and Association would not be the same without his many years of participation and support in all that we do. SALES AND MARKETING (SMC) The Prospecting Challenge

Prospecting is the single most important activity you should be doing every day. That’s right, each and every day. Without prospecting, your business pipeline will simply dry up. Highly successful people know this, and time block to get their prospecting done first every day before the minutia and ‘interruptions’ of the day begin. They start before they read email or check out social media. Dedication to this activity means they don’t see peaks and valleys in their business, because they keep a steady flow in the pipeline! Here are the challenges to get prospecting done. Each day, make ten calls to your circle of influence. These calls are friendly, short and just a quick reminder to your contact to let them know you are thinking about them. Follow the “FORD” process, “f” to ask about their family, “o” to check up on their work or business, “r” to ask about any recreation that they enjoy, and “d” to ask about their dreams. Maybe you can help with the dreams, either in what they want or how they could go about getting it. You should also make 3-5 calls each day to your past customers to see how they are doing. Each week you should be attending three networking opportunities. Whether it is the Chamber of Commerce, the HBA, civic, professional or social groups, be sure that these members know who you are. Make a goal to hand out 25 business cards each week. Call your current customers each week, just to touch base

and communicate any updates. This is the time to ask and remind the customers for their referrals. Most companies value referral business over any other source. And if you really want to take your content marketing to the next level, get video testimonials! Post those videos on your social media, your website, and your You Tube page. Video is powerful, and much more effective in someone else giving their candid, personal opinions about your experiences working together. Remember, doing business is about developing and maintaining relationships. Be diligent working “on” your business, so that you will have some future business to work “in.” Your pipeline will be consistent, productive, and profitable when you take the prospecting challenge!

Local News Builder Confidence Hits Highest Level Since November 2005 Filed in Construction Industry, Economics, Home Building on September 17, 2014 • 0 Comments Builder confidence in the market for newly built, single-family homes rose for a fourth consecutive month in September to a level of 59 on the NAHB/Wells Fargo Housing Market Index (HMI), released today. This latest four-point gain brings the index to its highest reading since November of 2005. “Since early summer, builders in many markets across the nation have been reporting that buyer interest and traffic have picked up, which is a positive sign that the housing market is moving in the right direction,” said NAHB Chairman Kevin Kelly. “While a firming job market is helping to unleash pent-up demand for new homes and contributing to a gradual, upward trend in builder confidence, we are still not seeing much activity from first-time home buyers,” said NAHB Chief Economist David Crowe. “Other factors impeding the pace of the housing recovery include persistently tight credit conditions for consumers and rising costs for materials, lots and labor.” Derived from a monthly survey that NAHB has been conducting for 30 years, the index gauges builder perceptions of current single-family home sales and sales expectations for the next six months as “good,” “fair” or “poor.” The survey also asks builders to rate traffic of prospective buyers as “high to very high,” “average” or “low to very low.”

Scores from each component are then used to calculate a seasonally adjusted index where any number over 50 indicates that more builders view conditions as good than poor. All three HMI components posted gains in September. The indices gauging current sales conditions and traffic of prospective buyers each rose five points to 63 and 47, respectively. The index gauging expectations for future sales increased two points to 67. Builder confidence also rose across every region of the country in September. Looking at the threemonth moving average for each region, the Midwest registered a five-point gain to 59, the South posted a four-point increase to 56, the Northeast recorded a three-point gain to 41 and the West posted a twopoint increase to 58. The National Association of Home Builders (NAHB) won a huge victory for builders across the nation last week with the passage by the U.S. House of Representatives of H.R. 5078, theWaters of the United States Regulatory Overreach Protection Act, sponsored by Steve Southerland, a Republican Representative from the Florida Panhandle. NAHB Chairman Kevin Kelly, a Delaware home builder and developer, said “NAHB commends the House for passing bipartisan legislation that would prevent federal overreach by EPA and the U.S. Army Corps of Engineers which would harm individual landowners and home buyers and impact economic growth.” The bill prohibits the EPA and Corps from finalizing a proposed rule that would dramatically increase their authority over “waters of the U.S.” to include almost any body of water, such as ditches, mudflats, prairie potholes and other water features. “ Allowing these agencies to radically increase their jurisdiction under the Clean Water Act would impede the fledgling housing recovery by greatly increasing the number of construction sites required to obtain permits, which would also delay and raise the cost of home building projects,” added Kelly. “ Moreover, many American families would be priced out of the housing market if this rule is finalized in its current form. The House vote sends a strong message to the EPA to go back to the drawing board to find a common-sense middle ground plan that will maintain environmental safeguards and protect landowners from unnecessary regulation.” The measure moves onto consideration in the Senate, where time constraints may prevent it from being heard until after the November elections.

Suzanne Graham is issuing a challenge to her fellow members of the Florida Home Builders Association. FHBA’s Immediate Past President from Port Charlotte asks members to connect the dots between the success of the National Association of Home Builders (NAHB) advocacy efforts on behalf of the industry and the strength of NAHB’s political action arm BUILD-PAC. “It’s time for members of FHBA to step up and financially support BUILD-PAC,” says Graham. “BUILD-PAC has supported the campaigns of pro-housing members of the Florida Congressional delegation far beyond what FHBA members have contributed to BUILD-PAC. It’s time to change that dynamic and for Florida to take the lead.” Graham pointed to last week’s huge victory in the U.S. House of Representatives where a bill by Rep. Steve Southerland (R-Florida) clamped the brakes on EPA’s new “waters of the U.S.” restrictions. BUILD-PAC is a major contributor to Southerland’s re-election campaign. “This is the connection we must all understand,” said Graham. “BUILD-PAC has been extremely effective in helping elect pro-business, pro-housing candidates who will help protect our industry from over-regulation. BUILD-PAC deserves our support.” BUILD-PAC contribution levels range from a minimum of $100 a year for Century Club members, to $365 for Dollar-a-Day Club, $1,000 for Gold Key Club, $2,500 for Platinum Club, and $5,000 for Capitol Club. Lumber & Commodity News The Home Builders Association Wood Commodity Index (Index) for September decreased 1.8% to $337.42, as the concern last month for plywood supply, due to a mill fire in Oregon, waned. Housing starts in July were up 15.7%; however, it appears the market is struggling to hold onto that gain. According to RealtyTrac, new foreclosure filings in Florida increased 74%. This does not bode well for increased housing values, which are essential for new home appraisals. The dimensional lumber portion of the Index was able to eke out a 0.7% increase last month. Pricing was inconsistent within the same species, because demand for specified lengths dictated the pricing direction. Pine dimensional lumber pricing increased in the narrower widths, with wider width pine firmly dropping 3.1%-8.2%. Lackluster demand, coupled with mills trying to manage inventories, created volatilities with species and sizes. The sheathing portion of the Index firmly dropped, as the pricing drama from August gave way to unimpressive housing demand in September. Sheathings were down 4.4% to $281.20 per thousand with both OSB sheathing and CDX pine plywood mirroring very similar drops in pricing. T&G pine plywood bucked the trend in September with a 2.4% increase; however, it will be hard pressed to not have follow-up items. The real concern by many in the market is the drops in sheathing signaling a significant price adjustment. Spotty demand could usher in a period of declining prices. Midway through September, hurricane season looks unnaturally slow and housing appears to be in the doldrums. Without an event that moves the market in a positive direction, mills and manufacturers will be forced to control supply in order to firm up the market. A plausible scenario could be that impending world events, and ensuing fears, erode consumer confidence over the next few months, causing the market to slide back to levels reminiscent of last winter. Uncertainty abounds. Each person in the supply chain will have to decide how to most effectively manage the impending risks. For builders, at this point in time, there appears little impetus to move the market forward in price.

The Spike Club is an elite group of Association members recognized for outstanding achievement in membership recruitment. Simply put, you become a Spike by recruiting new members. Each new member recruit earns 1 credit towards a Spike. Each member retained earns 1/2 a credit. Each Affiliate member recruit earns a 1/2 credit. Recruiting an NAHB Council Member earns 1/2 a credit and retaining them earns a 1/4 credit. Blue Spike = 6 credits Life Spike = 25 credits Green Spike = 50 credits Red Spike = 100 credits Royal Spike = 150 creditsSuper Spike = 250 credits Statesman = 500 credits Grand Spike = 1000 Credits All-Time Big Spike = 1500 + Credits Members who have earned less than 6 credits are referred to affectionately as Tacks.
