As President of the Home Builders Association of Louisville it is my pleasure to present to you 10 Energy Star qualified homes that represent the future in housing. This is our second year in a row hosting Homearama at Shakes Run. It is a perfect venue this year in particular, because this community possesses the characteristics that are desirable to so many consumers today and in the future. With the down turn of the economy the past several years, it seems like everyone is scaling back in some way, but there are still those few items that we just won’t give up. This year’s Homearama highlights the designs, technologies, efficiencies, open spaces and amenities that local consumers and experts across the country are proclaiming to be the future of housing. Welcome to Homearama 2010 at Shakes Run. This year’s homes represent the future of new homes and consumer preference. They offer smaller floor plans compared to Homearama’s of years past, but with better uses of space. Key features of these new homes are open, functional floor plans, lots of storage, and spaces that can have multiple purposes. Another important component of each home is energy efficiency. Today’s consumers want homes that will cost less to operate. The Energy Star program provides not only energy savings, but also increased indoor air quality and comfort. These homes also provide high tech amenities that fit today’s busy and wired lifestyles. Attention is provided to the number of electrical outlets in each home, as well as the placement of outlets. Docking stations for electronics have been built into many of the home designs to accommodate adults and kids alike. And lastly, but not least in terms of consumer preference, is the conservation-minded neighborhood that offers park-like settings throughout. Shakes Run was carefully designed so that nearly all lots are surrounded by at least one natural amenity such as a lake, open meadow, or forested area. About Shakes Run
Developer Steve Canfield carefully planned Shakes Run to celebrate its natural beauty and allow homeowners a chance to experience a countryside escape as well as the benefits of socializing together in a shared community. Technologies You’ve already read that each home showcased in this year’s Homearama is Energy Star qualified and most likely you walked thru each home already and probably did not recognize many difference in appearance from possibly your own home. What makes a home energy efficient, green, and sustainable isn’t necessarily so much about what’s visible to the eye, but what’s on the inside that counts. Today’s building products and the technology used to build green homes are very different from those used to build today’s existing housing stock. Since these are components that you can’t easily see while visiting Homearama, we hope that you can better understand how these homes are different by examining the technologies highlighted in this article. Products & Building Technology Green building programs require builders to approach the building process differently in some ways. Each contractor involved must understand how his or her individual product and installation fits into the finished product. This “whole house system” approach recognizes that each component of the home – the mechanical system, the insulation, the plumbing system, the building materials – all operate in unison and need to complement one another to be able to function harmoniously. Here are some products that were used in one or more of the 2010 Homearama homes that are components of the “whole house system” building approach. House Wrap - House wrap is one of the key components to the “whole house system.” The use of house wrap creates a seal around the entire structure to keep it dry and to prevent outside air from penetrating inside, which can make rooms hot or cold, depending on the season. Members of the building industry refer to house wrap as a way to “seal the envelope.” House wrap is placed over the wood and under the exterior cladding to prevent penetration of outside elements. This material greatly aides in energy efficiency and indoor air quality and comfort. Low-E Glass Windows - Low-E refers to a low-emittance coating that is applied to a window that decreases the amounts of infrared light and ultraviolet light that is able to pass through your window. These types of light are not visible light. Infrared light carries heat and when it enters your home through your windows it increases the temperatures of the surfaces it hits, including flooring, furniture, walls, etc. Ultraviolet light causes fading of these same surfaces and can be damaging to your skin. The low-e coating is an invisible metallic coating that is either applied to the outside of the glass or it is made in the glass. This coating helps to reflect heat back to its source, whether that is coming from the sun in
the summer time, or from within the home in the winter time. Thus, this reflection helps to decrease energy bills because there is less wasted heating and cooling resources within the home because less heat ultimately enters (or exits) your home through the windows. Insulation -Insulation is another product that is a necessary component of an energy efficient home. Insulation acts as an additional layer of air barrier; however, not all insulation products are equal. Also, proper installation of this product is extremely important. Improper installation can negatively impact the effectiveness of the product. Blanket insulation, which is the most common form of the product, comes in batts or rolls. This predominantly fiberglass material is applied within the wall cavities, between floor joists and in the attic. The R-value - which is insulating product’s resistance to heat flow - averages around R-2.9 to R-3.8 per inch of thickness. Most standard batt insulations are 3 5/8” and average an R-13, when installed properly. Improper installation can decrease the R-value significantly. There are many other types of insulation. Some products are installed as a separate product in the wall cavity, while others are actually part of the building material used to create exterior walls. Many of today’s green homes use Spray Foam insulation. Spray foam can be applied at various levels of thickness to achieve a desired R-value. The foam product also allows for tight enclosure around oddly-shaped obstructions or can more easily be applied to hard to reach areas. Spray foam can also more easily be added to existing structures that may not have insulation in the wall cavities already. Insulated concrete forms (ICF) were used in one Homearama home this year, built by Mike Oney, Mike Oney Builders. Homes built using ICFs have exterior walls made of two foam board layers with concrete in between. Your home actually has the insulation built right into the wall and both the interior and exterior coverings can be applied directly to the ICF. This is a highly efficient building material which often results in R-values that range from R-17 to R-26. A structure built using ICFs is not only more efficient, but it is also more resistant to high winds and seismic activity. ICF buildings typically cost between $0.25 and $3.25 more than stick framed houses; however, other expenses such as the cost of HVAC equipment and annual heating and cooling bills are significantly reduced comparatively. Within the past couple of years there have been several programs, guidelines, and standards that have been introduced as tools for the building industry to implement green building. These programs are designed with both operating-cost savings for consumers in mind, as well as a way to create and promote environmentally-friendly, efficient, and sustainable buildings. The products listed above and several others are used to satisfy the requirements of the various green building programs. Homearama 2010 - 41
What makes a home energy efficient, green, and sustainable isn’t necessarily so much about what’s visible to the eye, but what’s on the inside that counts. Green Programs There are a variety of ways that new homes and even remodeling projects can become green. In some ways the various building programs represent different shades of green that correlate with the amount of consideration given before, during, and even after the building process to achieve levels of efficiency and sustainability. Because of these various shades of green and so many programs, there is still much confusion about green building in the market place. Although this is not a comprehensive list, here are some of the programs that you will find builders using within the Louisville Metro market place. ENERGY STAR - The Energy Star program was created in 1992 by the Environmental Protection Agency (EPA) as a voluntary labeling program for energy efficient products in an effort to create awareness and decrease emissions of green house gases. Today the program is a joint effort of the EPA and the U.S. Department of Energy that helps consumers to save money and to protect the environment through the use of energy efficient products and practices. The Energy Star logo is recognized by nearly 80% of consumers, making it one of the most recognizable brands in the world. Just as a refrigerator can be Energy Star qualified, so can a home. Energy Star qualified homes can include a variety of 'tried-and-true' energy-efficient features that contribute to improved home quality and homeowner comfort, and to lower energy demand and reduced air pollution, including: Effective Insulation - Properly installed and inspected insulation in floors, walls, and attics ensures even temperatures throughout the house, reduced energy use, and increased comfort. High-Performance Windows - Energy-efficient windows employ advanced technologies, such as protective coatings and improved frames, to help keep heat in during winter and out during summer. These windows also block damaging ultraviolet sunlight that can discolor carpets and furnishings. Tight Construction and Ducts - Sealing holes and cracks in the home's "envelope" and in heating and cooling duct systems helps reduce drafts, moisture, dust, pollen, and noise. A tightly sealed home improves comfort and indoor air quality while reducing utility and maintenance. Efficient Heating and Cooling Equipment - In addition to using less energy to operate, energy-efficient heating and cooling systems can be quieter, reduce indoor humidity, and improve the overall comfort of the home. When properly installed into a tightly sealed home, this equipment won't have to work so hard to heat and cool the home. Efficient Products - Energy Star qualified homes may also be equipped with Energy Star qualified products — lighting fixtures, compact fluorescent bulbs, ventilation fans, and appliances, such as refrigerators, dishwashers, and washing machines. Third-Party Verification With the help of independent Home Energy Raters, Energy Star builder partners choose the most appropriate energy-saving features for their homes. Additionally, raters conduct onsite testing and inspections to verify the energy efficiency measures, as well as insulation, air tightness, and duct sealing details. Energy Star is currently the most widely achieved program in residential building. Last year in Louisville Metro there were 419 homes built that earned the Energy Star. Homeowners of Energy Star qualified homes can see the difference in their utility bills and can feel the difference in the comfort of their home, which is also a reason that this program is popular amongst builders and homebuyers alike. National Green Building Standard Although there are several green building programs that builders can choose from, there is only one standard. The National Green Building Standard is the only program to achieve the stamp as an Approved American National Standard (ANSI). The Standard was jointly developed by the National Association of Home Builders and the International Code Council and was released in December 2008. The National Standard, like other green building programs, addresses the house as a system. There are seven components of the National Green Building Standard that must be satisfied with a minimum score in each section to be considered a green home. The seven components include: 1) Site Design and Development 2) Lot Design, Preparation, and Development 3) Resource Efficiency 4) Energy Efficiency 5) Water Efficiency 6) Indoor Environmental Quality 7) Operation, Maintenance, and Building Owner Education The National Green Building Standard offers four performance level categories by which a home can be rated: Bronze, Silver, Gold, and Emerald. As with other programs, the costs associated with achieving higher performance levels is proportionately greater as you achieve a higher rating. The National Green Building Standard can be applied to new single family construction, new multi-family dwellings, and remodeling projects. The total rating score achieved to determine the performance level according to the standard is third party verified by an approved National Association of Home Builders Research Center (NAHB RC) green verifier. Often, green verifiers are also HERS raters; however, the services that one would conduct for green verification will be more inclusive than those to test for Energy Star qualification of a home. LEED-H The Leadership in Energy and Environmental Design (LEED) program created by the U.S. Green Building Council is most often applied to commercial building; however, there is a growing number of LEED for Homes (LEED-H) projects throughout the country. LEED-H offers a set of guidelines that promotes building using best practice whole house technology and sustainability in the building process and for the life of the home. LEED-H offers a four tiered level of achievement designation, which include – Certified, Silver, Gold, and Platinum. In order to achieve LEED-H designation the home is third party verified for having addressed components within the eight categories that make up the LEED for Homes program: 1) Innovation and Design Process 2) Location and Linkages 3) Sustainable Sites 4) Water Efficiency 5) Energy & Atmosphere 6) Materials and Resources 7) Indoor Environmental Quality 8) Awareness and Education Within each category there are specific measures that may be considered for inclusion within the home. These measures are typically structured as: Good Practice (usually mandatory); Better Practice; and Best Practice. The final number of points achieved by completing measures within each category determines the final rating and achievement level of the home.

Parks 21st Century Parks, a nonprofit organization, is creating a 4,000 acre public parks system in eastern and southeastern Louisville. The new parks system is one of the largest and most ambitious metropolitan park projects in the nation. “The Parklands of Floyds Fork will be filled with special places for individuals and families to explore and experience,” said Christen Boone, Director of External Relations for 21st Century Parks. “We’re incorporating world-class design and landscape architecture so that, once the project is complete, residents near the Parklands will be living along the finest urban edge in America.” The North Park will include approximately 1,400 acres along Floyds Fork Creek beginning at Shelbyville Road and continuing about 2 ½ miles south of Taylorsville Road. It will be continuously connected by new park roads and 7 ½ miles of the Louisville Loop Trail. One highlight of the North Park is the 30-acre Egg Lawn, bordered to the north by I-64, intended to be a highly visible “great lawn” style landmark. Named for its shape, the Egg Lawn will be encircled by a walking path and Park Drive, and will be next to a community-activity complex and the Grand Allee, a half-mile tree-lined promenade which will traverse open lawns, meadows, wetlands and open green sports fields. The community-activity complex, located off Beckley Station Road and just south of the Egg Lawn, will include a children’s play area with playgrounds and splash parks; seating areas; picnic shelters; restrooms; tennis and basketball courts; “bark park”; nature preserve for discovery and exploration; interpretive center with visitor information, displays and ranger programs that reveal the natural features and history of the park; and The Gheens Foundation Lodge, an indoor-outdoor event facility with meeting and banquet spaces to accommodate 10 to 250 people. “We are building for Louisville’s future what the Olmsted generation did 100 years ago,” said Dan Jones, president and CEO of 21st Century Parks, referring to Louisville’s core parks system that was designed in the 19th century by legendary landscape architect Frederick Law Olmsted, and that has shaped the growth and quality of life in Louisville.

Commerce, Shopping and Dining Office/Retail Developments According to Jeff Ellison, director of leasing at Faulkner Real Estate, Landis Lakes Towne Center was designed as a neighborhood style retail center rather than a strip center. The 9.3 acre development at English Station Road has two office buildings, with a total of 40,000 sq. ft. of office space and about 36,000 sq. ft. of retail space. “Retail is changing. People are looking for unique services and amenities in close proximity to where they live. They like a full shopping environment in one location,” he says, referring to the positive responses to the center by individuals who frequent its tenants and to the businesses that have located there. Landis Lakes Towne Center houses Java Brewing Company, Thoroughbred Dry Cleaners, Honeybeez children’s clothing store, Tiffany Salon and Spa, The Smocking Shop and Technology Plus. Wild Eggs restaurant is scheduled to open in August. Health facilities include a primary care facility, a dental office and a physical therapy center. “The Middletown area is a terrific market for office/condo type developments because it’s close to areas where upper management and business owners live,” says John Miranda, partner of Pinnacle Properties of Louisville. His company has built 35 office properties in the Middletown area, representing about 250,000 sq. ft. of space. Pinnacle Properties’ Blankenbaker Trail Office Park, on Blankenbaker Lane, will have up to 20 buildings and will be developed over 5 years. Another of the company’s projects is Eastgate Business Park, on North English Station Road, which will have office flex space---offices with warehouse or showrooms. That development will have six buildings, each of which will be 15,000 sq. feet. According to Tommy Edwards, retail leasing representative for Hagan Properties, interstate access and the major thoroughfare of Shelbyville Road contribute to the favorable site characteristics of his company’s Middletown Station.
