BIA Members Display Their Talents in Two Spectacular Shows by Pat Durham
BIA Executive Vice President What an exciting summer we’re having at the BIA! Between the start of Homearama and the upcoming Tour of Remodeled Homes, we are —as always! —proud to be able to spotlight the craftsmanship and talent of our builders, remodelers and designers at two spectacular summer events! With nearly 1,000 BIA members and friends attending the Homearama Preview Party on July 13, our 51st annual showcase started off with a bang! Attendees were treated to hors d’oeuvres, drinks and live music, and enjoyed the opportunity to network and walk through the beautiful seven homes that make up this year’s Homearama. Although the temperatures soared into the 90s that day, our members came out in full force to enjoy a classy, yet laid-back evening out at Catalpa Farms. Since that evening, we’re excited that attendance has been terrific every day at the Show, despite the severe weather we’ve on occasion been faced with! Along with print, radio and social media mentions on nearly every Louisville outlet, every builder in this year’s Show has also been filmed for TV segments, and we’re proud to have welcomed WDRB, WAVE3 and WHAS11 onsite for filming. If you haven’t caught those segments, make sure you look them up—turns out we have a lot of local celebrities in the making within our membership! Following Homearama comes our beloved Tour of Remodeled Homes, and this year’s Tour is going to amp up the “wow” factor! Featuring 15 homes in styles to suit every taste, as well as in numerous zip codes around Louisville, this year’s event is sure to draw in big crowds and spotlight the remarkable work our BIA remodelers are doing. From first year participants to seasoned veterans, we absolutely cannot wait for August 11 – 12. You’ll find all 15 projects highlighted in this issue of Builder, so please check those out and consider joining us for an action-packed and inspiring weekend! The Tour of Remodeled Homes: An Experiential Event of Inspiration By Nancy Miller The 2018 Tour of Remodeled Homes will be a spectacular, experiential event that will showcase 15 homes, each of which display a delightfully different character. Among the remodels that span styles of elegant, rustic, cozy and sophisticated, the volume of “wow factor” is turned up in every home. Visitors will leave with the impression that fabulousness is indeed a word that best describes the talent and creative ideas that are on display. Reasons behind the remodels ranged from homeowners wanting to rejuvenate a dated home to those who wanted to completely transform a house. High on their list of wishes was to improve the flow of their homes. That usually involved opening up the kitchen and living space into one area. But the remodelers’ and interior designers’ visions often illustrate how those areas could still reflect individual definition. 6

Several remodelers were given the challenge to update a home with increased functionality and unmistakable flair. J. P. Waller Design group took on the task of remodeling a Colonial home that languished in 1950s design. Adding a two-story addition doubled the size of the house. But that’s not where the project ended. The remainder of the house underwent extensive changes. Before Eldridge Company could initiate the remodel of the Federal-style home in Butchertown, the proposed design had to be presented to Louisville Metro and the neighboring community. The planned balance of updating the home while maintaining its historical distinctiveness was a winning formula. History also played an important role in Vincent Abell Contracting’s renovation of a 20th century Cherokee Triangle Craftsman bungalow-style
home that had been almost destroyed by fire. The project pays homage to the home’s historical character while bringing the layout into more functional, 21st century style. Vincent Abell Contracting’s second home on the tour, a 100-year-old carriage house, required deconstruction and construction to be carried out simultaneously. Stacye Love Construction turned a ‘70s ranch that begged for a new personality into a work of art by adding three additions, integrating the family room and kitchen, repurposing an existing room into a new dining room, updating bedrooms and fashioning a new exterior. The lower level of the house Signature Crafted Homes presented on the Tour was designed to impart the feel of the storied Biltmore estate. It is highlighted by a custom window pane grid system that separates a bar and wine room. Not all remodel projects have to be completed during one period, as was shown by Louisville Handyman’s remodel that was carried out in three phases. Each home on the Tour has its own story but the stories of two of the homes had an interesting similarity. Bender Construction’s client was so impressed with the company’s kitchen remodel for a neighbor that they wanted a kitchen redo for their home. That project evolved from a kitchen remodel to a firstfloor renovation. After visiting a home Castlerock Construction previously had on the Tour, a couple requested Castlerock’s expertise for a bathroom remodel. Later, one of their parents and in-laws chose the company for a first-floor renovation of their home. Reclaimed wood is a design feature shared by a few of the homes, including that by J. P. Waller Design Group who used wood from the rickhouses of Wild Turkey Distillery for the floor and finished it with tongue oil instead of urethane. Further utilizing existing material, a brick arch was built from brick that was removed from the back of the house. Instead of striking mortar joints,
they were brushed to look as if the brick was uncovered during construction. Kitchen renovations are central to many of the projects. Adroit space planning often significantly increased cabinet and counterspace. White cabinetry topped the list of colors most frequently used but it was sometimes paired with black, blue, green or turquoise painted islands. Subway tile backsplashes were popular for several kitchens although accents like mosaic tile proved to be a backsplash kick-up. Inventive storage solutions were requested by homeowners, leading remodelers to include corner cupboards, built-in knife blocks, spice drawers and utensil dividers among other amenities. In the kitchen of Stonehenge Construction’s Anchorage home, classic meets cosmopolitan flair. Beautifully designed white cabinets, open walnut shelving and a walnut island, high-end appliances and a butler’s pantry would be the envy of any home chef. Sumptuous bathrooms are jazzed up with glitzy features such as a barrel arch ceiling with chandeliers, gold tone fixtures, and floors with granite borders and inset mosaic tile rugs. Shown in several houses are separate water closets, soaking tubs and large, spa-like showers. Working at home would be a pleasure in Creek Alley Contracting’s home. The office is highlighted by a fireplace that’s flanked by handsome glass-fronted custom built-ins in which lights change colors and a bourbon collection is on view. The remodel of many of the homes included energy conservation elements such as an air seal package, spray foam insulation and energy efficient windows and doors and HVAC. Several of the projects also encompassed new roofs and gutters, as well as extensive plumbing and electrical work. Once again, the Tour of Remodeled Homes is a tour of inspiration and detailed ideas, all of which were masterfully executed by some of the BIA’s most talented remodelers.

Back to School With the BIA's Workforce Development Initiatives

Fall is around the corner and students are headed back to school! But this year, not only will they be learning basics like math, science and history, but they will also be learning about the building trades. The last forty years have seen a growing emphasis on students attending four-year universities, while valuable professions have been discouraged or ignored. Now, with the high rates of college dropouts, rampant increases in student debt, a low percentage of students graduating with a well-paying job and the massive labor gap, the Greater Louisville Area is striving to address the problem beginning in our local schools. Jefferson County Superintendent Marty Polio and Assistant Superintendent for Transition Readiness Christy Rogers are working tirelessly on getting students ready once they leave the protected halls of high school with the new Academies of Louisville. The Academies of Louisville The Academies of Louisville prepare, inspire, and empower students by offering meaningful and relevant learning experiences that directly relate to the workforce today. Academies are small learning communities focused on the careers and industries that strengthen our local economy and better prepare it to take on the challenges of the future. In August of 2017, the Academies of Louisville began with 11 of the 16 JCPS high schools and will expand to 14 by the end of 2018. Of the 14 schools, seven will have building trade pathways including carpentry, welding, plumbing, electrical technologies and HVAC. The Academies need business partners to be successful. Many BIA members have partnered with schools like Western and Valley High School sto be guest speakers, host site visits and help teach hands-on projects in the classroom.
Rogers said 13,000 students are involved in the Academies with a total of
144 career pathways, 291 have received industry certification, and 2,200 have job shadowed or taken higher-level field trips. “Our goal is that students graduate with college credits, industry credentials or work experience and a postsecondary plan that pipelines them to college, career or apprenticeship,” Rogers said. “We’re striving to strengthen our high school diploma and ensure every student graduates with a backpack of success skills that will help them transition into the next phase of their life.” On June 7th, JCPS Academies of Louisville, in partnership with GLI and KentuckianaWorks, invited its Academy partners to an appreciation reception celebrating the end of the ’17-18 school year with a special awards ceremony. The BIA’s very own Joe French, owner of Louisville Handyman & Remodeling, won the Best Guest Speaker Award for his work with Western High School. In the coming year, the Academies are planning more activities to get employers in front of students. For instance, Jeffersontown High School is expanding their facilities and having more “Project Based Learning” (PBL) Expos for their Freshman Academies to see what is available before they pick a pathway for their sophomore year. Valley High School is planning more job site visits and PBL for its partners to show students hands-on projects they would experience once they start their career. More BIA members, including Steve McCarty from Kelley Construction, plan to sign on as partners in the upcoming school year. The Surrounding Counties Many BIA members, like Workforce Development Committee Chairman Jeremy Esposito, owner of Esposito Construction, work largely in the surrounding counties including Oldham, Bullitt, Shelby, and Spencer. •
The Arvin Education Center in Oldham County is starting its first Intro to Construction class this fall and expecting more than 15 students in the first semester.

The Bullitt County Area Technical College has a new Principal, Darrell Vincent. Vincent is very excited about his new role, planning to host BIA members for advisory committees and mock interview events. Walt Wilson, building instructor at Shelby County High School, will teach three classes, including Intro to Construction, to expose more students to vast opportunities within the industry. Spencer County High School, with College and Career Coach Brandy Scott, will host their second annual Interview Fair, Career and Business Tours, and new Work Ethic Program.
Overall Workforce Development Efforts The BIA started its Workforce Development Committee three years ago when Annie Dutton, Vice President of Government Affairs of the BIA, heard continuous concerns regarding the labor shortage in the industry. She began meeting with school officials and teachers to facilitate opportunities for members to speak to students about the vast opportunities in the building industry. Not only are members speaking to high schools, they are also in middle and elementary schools. "It is almost never too early for a child to be thinking about a career. That is what dreams are made of! Educational experts tell us there are three critical time periods in a child's educational journey that are most impactful in forming opinions about careers: second grade, seventh grade and sophomore year in high school,” says BIA Executive Director Pat Durham. “Exposure to our industry in any of these critical formative educational periods can have a profound impact on how students view careers involving skilled trades. The more they hear of or are around career experiences, the more likely they will look at them and say, ‘You know, this might just be for me!’ That is our intention with our Workforce Development effort." The school year has begun, and the BIA could not be more excited.

Teresa Morgan: Her Wishes and Life Lessons By Nancy Miller Some people take years to discover who they are and what they want to do in life. Teresa Morgan, a realtor with Semonin Realtors, is a trailblazer in her industry. She’s candid, insightful and a staunch supporter of women in her field. She’s also a dedicated and active BIA board member. We thought you’d like to get to know her better.
What would people be surprised to know about you? That I got married at 17 and am still married to my best friend.
Why is real estate the career for you? I love people. I’m always making best friends and I like to keep my clients for life. I have several families I have sold houses to for three generations.
What has been the most important lesson you have learned? If you lose all your money and possessions but you still have your family, you’re rich.
Are there any advantages to being a woman in real estate? Sure. So many times when I’m working with families, the husband says, “As long as my wife’s happy, I’m happy.” I can see where the woman is coming from. But the most important thing, as far as a woman in real estate is concerned is that as a mother, you’re used to changing gears. If I have every minute of the day planned but a contract comes in or a situation comes up that I have to deal with, my personality can do that. Do you encourage other women to go into real estate? Yes. There’s nothing more rewarding than the feeling you get when you’re helping people buy a home, especially the first-time home buyer. They think you’re the greatest person ever. You’re constantly on a high from people being able to live out their dreams. To what do you attribute your success? It’s definitely a God thing. The way it unfolded, it’s a blessing from God. We had a business that didn’t work out and were as financially as bad off as you could be. I went to real estate school and partnered with my mentor, Don Kepple. He loved that I was a sponge and that I wanted him to teach me everything. He always made me feel like I was better than I was so that I’d always rise to the occasion. What three words best describe you? Hard worker, honest and optimistic. If you won the lottery, what’s the first thing you’d do? I’d go to the community where the people are in the greatest need and spend everything I had on teaching them how to have a skill or desire to work and be what they wanted to be. I love the story in the Bible that says if you give a man a fish, he’ll eat for a day, but teach him to fish and he’ll eat for life.
Do you have a life philosophy? Find your gifts and talents that God created especially for you and you’ll never work a day in your life.
How would you finish the sentence, “I wish…”? I wish people could find out what they absolutely love doing. I don’t think enough people understand that if you want something badly enough and you write down your goals and think about them every day, you’ll make them happen. The greatest gift to me is to teach young people they are in control of their lives if they have goals and find ways to be motivated every day. Who are your heroes? My parents. My mother was 14 when she married. She had a baby die in a car accident and she was told she would never walk again. She taught us we could do anything we wanted to in life and that the most important thing was to love, love, love. My dad taught us you can be anything in life you want to be if you work harder than anybody else. When and where are you happiest? When I’m with my family and grandkids. If you could change one thing about yourself, what would it be? I’d be more detailed. What never fails to frustrate you? People who don’t want to accomplish anything and don’t want to improve themselves. If you could have a life do-over, what would you do? Life has been fantastic for me but I have learned to enjoy the journey so much more. I wish I could have enjoyed the moment more when my kids were growing up. What’s next on your bucket list? The Muddy Boots Tour On June 28, the BIA’s Sales and Marketing Council and GLAR Affiliates Council hosted our “Muddy Boots Tour” that was open to all members of the Association. Located at the 2018 Homearama site in Catalpa Farms, 300 members and guests stopped by for a sneak peek of the active Homearama construction site a few weeks prior to its official opening to the public. Attendees were able to tour the site, engage in conversation with this year’s builders and other members, and see the progress of
the homes that are available – all while wearing their “muddy boots”! Delicious appetizers and refreshments were served while the attendees enjoyed networking and camaraderie. Remembering and Celebrating 45 Years in Business By Martha Jones, BIA Staff In 1973, a family of five piled into their station wagon in Fishers, Indiana to travel 140 miles south to Louisville, Kentucky. As Jim, Bonnie, Jim Junior, Susan and Tom Raver traveled south along the I-65 corridor, little did they know how much their lives were about to change, or that—45 successful years later—they would be asked to share their story of the modest beginnings of Fireplace Distributors. Their story begins when Jim was a salesman selling Majestic fireplaces and they asked him to open a business and sell their products in Louisville. So, he packed his family up, moved south and started Fireplace Distributors out of the basement of their family home. to town he needed to meet people quickly, so he joined the Home Builders Association of Louisville (now the BIA) that same year, and to this day, credits the relationships he made within the organization to his success as a business owner. Jim and Bonnie were perhaps best known for their red trailer, pulled by a station wagon, that they used to distribute their products to home sites. Bonnie often helped with the drop offs, recruiting whoever was onsite at the time to help her carry the fireplaces into the homes. With a lot of hard work and sweat equity, it wasn’t long before they got their start in retail via three Levy’s locations in town. The space they were allotted at the three locations
combined allowed them to showcase 10 fireplaces in the stores, and that— coupled with the friendships formed at the HBAL—propelled them to lease their first office space two years later (a former dental office complete with a sliding reception window and foot pedal sink!) and then a larger space on Poplar Level Road in 1978. This building was not only the first official home of Fireplace Distributors, but it quickly became the heart of the community: a place for St. Xavier parents to gather prior to basketball games, and a place for kids to play hoops with a hand crank forklift providing the goal. As Jim and Bonnie reflect on these early years, they fondly remember how graciously they were welcomed in Louisville, and how business relationships quickly turned into lifetime friendships. In 1987, they were able to lease warehouse space on Knopp Avenue, complete with a payphone installed that became their primary way to communicate with their crews. From that warehouse—with no heat, air conditioning or restrooms—they finally moved to their current location on Fern Valley Road in 1993. Just two years prior, in 1991, son Tom joined the family business where he would stay until eventually taking over in 1997. The HBAL was, to Jim and Bonnie, an extension of their family. During the time we spent together, they fondly recalled numerous members who have been key to their 45-years of success. Topping that list was Bob Marrett, CMB Development Co., who spec’d in Jim’s square topped chimney termination and made it a deed requirement in his homes. “I remember Jim fondly,” said Bob. “He never missed a meeting or an event, and in those days, there were quite
a lot. He and Bonnie are terrific people, and they always accommodated my wishes. They were great to work with.” In the days before faxes, or emails, or even texts, HBAL events were where people networked, found business and sold their products. The Ravers never missed a Home, Garden & Remodeling Show, a Homearama or even a Table Top Night. Monthly meetings were held on Monday evenings, and included a “who’s who” of the Association, with members such as General Elmus Ussery, Roger Bright, C. Robert Peters, Jim Skaggs, Ed Hamilton, Allen Blacketer, Ken Dawson, Les Aroh, JD Nichols, Tommy Johns, Don Petty, and many more in attendance—the very same people who would help ensure a bright future for Fireplace Distributors. “I always remember Jim and his wife Bonnie from the Home Show,” said Robin Durham, longtime BIA staff member. “He was always saying something funny and making you laugh, and he’s just like Tom—he never met a stranger, and he’s made so many friends along the way.” And so, from their humble beginnings in the basement to the current day operation on Fern Valley Road, Jim and Bonnie Raver have lived their dream surrounded by an HBAL community who offered business and friendship in spades. As they celebrate their 45th year in business, we congratulate them on this outstanding accomplishment, but we also want to thank them—for their loyalty to our Association, for their continuous support of all that we do and the industry as a whole, and for reminding us that the power of our organization is in the relationships—and friendships—between us.

BIA Staff Update Bringing Fresh Energy and Optimism, Lindsey Marquardt Joins the BIA! The BIA is excited to welcome yet another outstanding new team member to our family! Lindsey Marquardt joined the team on July 2nd as our new Account Executive, replacing Katharine Shafferman (who became our Director of Member Services, as announced last month). Lindsey will be serving our membership by offering advertising and sponsorship opportunities for our many events and publications, so please reach out to her for your B2B and B2C marketing needs, as well as to welcome her to our team! Lindsey comes to us as a recent University of Louisville graduate, with experience managing a high-end retail boutique. With a degree in Communications, Lindsey understands that building relationships is key to marketing and advertising, and that helping our members achieve their own sales goals is fundamental to ensuring they continue to choose the BIA as a resource to do so. Growing up with a father in the building industry, Lindsey has always loved home design.
After attending Homearama from an early age, she feels strongly that the BIA is a perfect fit for her career. “I hope to learn as much as I can from my fellow employees and our many members, and
I hope to build lasting relationships with all of the great people I meet along the way,” she shared. When asked about what excites her about the BIA, Lindsey told us that it’s the opportunity to get to know new people on a daily basis, as well as to assist on the numerous events the BIA hosts each year. “Whether it’s one of our large-scale public events such as Homearama, or the members-only Sales and Marketing Council, coming together with members of the community who have a common goal is something I look forward to being a part of. I also want the members to know how important their needs are to all of us here at the BIA,” she said. In her free time, Lindsey loves to travel, as by doing so, she gets to experience new things outside of what’s familiar. She also enjoys Pure Barre, spending time with her family and boyfriend, and hanging out with her labradoodle, Deano. Welcome, Lindsey! We’re excited to have you and are looking forward to your contributions to the BIA!

The 2018 BIA Golf Scramble is scheduled for September 24 at the University of Louisville Golf Club. This annual golf scramble is one of the Associations largest member events that blends both fun and business for everyone in attendance. Featuring a variety of contests, challenges, door prizes, lunch and refreshments, this golf scramble serves as an excellent opportunity for you to network, rally and WIN! This fun, scramble-style event will feature a variety of challenges and contests along the way. If you are not a golfer, you are still welcome to come out and enjoy a great lunch with everyone as the round concludes. Lunch time is estimated for 2:00 pm. The day will start with warm-ups and free use of the driving range at 8:00 am and a prompt 9:00 am shotgun start. Coffee and Donuts will be served during the registration time. Enjoy golf and lunch for only $175 per player. There will also be many door prizes given away at the end. All participating golfers are eligible. What is a SPIKE?
A SPIKE is a Recruiter of New Members. What are the benefits of becoming a Spike? The real benefits are intangible: You are recognized for your contributions to the association and regarded as an accomplished and connected member. Additionally, Spikes receive: • A coveted invitation to the biggest party of the year, the Spike Party at the International Builders’ Show® • Increased visibility, recognition and networking opportunities at industry events • Unique and valuable lapel pins for each level of achievement • Additional VIP treatment throughout the year
How do I become a Spike?
How do I earn Spike credits?
Before becoming a Spike, you are a Spike candidate. That means you have earned between one and five and a half credits. Once you earn your sixth credit, you become an official NAHB Spike! Spike credits are earned by recruiting and retaining NAHB and BIA members. In order to become a Life Spike, you must have earned a minimum of 25 Spike credits.
Spikes earn one credit for each new Builder or Associate member they sponsor. When that member renews after his or her first year of membership, the sponsoring member automatically gets one renewal credit. Every year the member renews thereafter, the sponsoring member will receive a 1/2 renewal credit. Spikes receive a 1/2 credit for recruitment and a 1/2 credit for the renewal of Affiliate members.
