Homearama 2018 Recap:
Catalpa Farms Resonates With the Community By Stacy Smith Rogers For the last 51 years, locals and visitors alike have marked their calendars each summer for Homearama. Strategically offered the last two weeks of July, the event offers the public 15 days to explore and be inspired by the impressive talents of the local building community. Homearama pulls together not only BIA members, but hundreds of talented professionals across the region, including interior designers, small business owners, Realtors, media personalities and more. Families and individuals regard Homearama as a summer tradition, coming together each year in search of new, creative ideas for turning a house into a home. Homearama 2018 delivered plenty of those ideas and once again demonstrated the talents and value that BIA members bring to the Greater Louisville community. This year, the spotlight was focused on seven homes in Catalpa Farms, a 200-acre development by Signature Green Properties that made its Homearama debut as the area’s first designated residential conservation community. Enveloping more than 200 acres of rolling land, Catalpa Farms included 6

unique homesites intentionally positioned to highlight the beauty, natural ridge lines and water features of its peaceful rural setting. Homes were priced between $500,000 - $850,000. Although each home was uniquely different, collectively they emphasized several trends that today’s homebuyers are seeking and presented attainable “dream home” ideas that inspired many attendees to consider putting into action. Floor plans featured open gathering spaces that encourage interaction, while each of the footprints made the most of every square inch with functional spaces thoughtfully designed to make everyday living practical and comfortable. Homes showcased trends in interior design, with each one having its own unique style and bold statement color that turned heads. Tall ceilings, large windows and outdoor living areas invited Mother Nature to play a role in the homes, each one making the most of the beauty of its natural surroundings. Bold tile patterns, wide-planked flooring and repurposed materials contributed to the display of quality craftsmanship and creativity. There
was something in every home that created a “memory link” for consumers to connect to the builders and teams that helped make them unique. BIA Executive Vice President Pat Durham emphasized the uniqueness of this year’s Homearama. “People really resonated with the development in general. Mike Jones and his team not only created Louisville’s first conservation subdivision, but they went above and beyond by preserving 42 percent of the land instead of the required 30 percent. The public really loved the feeling of this development. There was an openness with uninterrupted vistas that made you feel as if you were in a meadow with wooded areas that provided a natural habitat for wildlife. The builders did a great job of designing their homes to carry on that open feel within their floor plans,” he said. With seven beautiful homes on display in a new development located in a more rural setting, this year’s Homearama delivered impressive crowds with the public curious and eager to explore what Catalpa Farms and BIA members offered. Expansive media exposure helped generate excitement. With features in the Courier-Journal, Business First, Louisville Magazine and mentions on local TV and radio stations and other regional outlets, media awareness was high this year. reported that three out of the four major television stations filmed onsite during the show and that coverage was consistent in print, radio and online outlets throughout the two weeks as well. Advertising dollars were strategically spent on sponsorships and placements that reached wide audiences who responded. “We felt that our 2018 coverage was more expansive than it’s ever been. We heard from multiple attendees, as well as builders and designers, that our media efforts reached a broad, and yet targeted, audience,” Jones said. Builders have reported a steady stream of leads since the show ended. Scott Welch, Welch Builders, summed up his postHomearama experience. “We were getting calls within days of the start of the show. Several leads have gone from interest to scheduling the desired project to start, especially with the remodeling division of our company. Home leads take a little more time, but several are very solid and we look forward to the success of the show turning into direct success for home construction,” he explained. Next year’s Homearama is set to take place in Dove Point Estates, conveniently located west of the Gene Snyder freeway off Taylorsville Road near Jeffersontown.

The Resounding Success of the 2018 Tour of Remodeled Homes Is Sparking Interest in Next Year’s Event By Nancy Miller Remodelers Steve Hartung, Karen McKechnie, Brandon Bailey and John Waller had very different houses on the 2018 Tour of Remodeled Homes. But, they all had something in common. Each thought the Tour was extremely successful. McKechnie’s Stonehenge Construction had two homes on the tour that drew hundreds of visitors: 960 for the St. Matthews home and 640 for the Anchorage home, to be exact. “We were thrilled,” she says. “For the last couple of years, many of the people were coming to get ideas so they could do their remodeling themselves. But this year, because the stock market is up and economy is good, they’re talking about larger projects and are looking at us to do them.”
The St. Matthews home’s remodel that involved opening up small rooms into a more inviting space was a plan that piqued the interest of many on the tour. “They especially liked that it was a very realistic size home. They showed a lot of interest in the kitchen’s backsplash and they loved the screened porch off the family room,” says McKechnie. This being Waller’s first year participating in the Tour, he can’t compare it to past experiences, but the numbers of visitors to his home exceeded his expectations. Going into the event he thought a couple hundred people would be a good response. Much to his surprise, he beat that number by more than 500. The query he most often received was about how long the September 2018 • Louisville Builder Magazine 11

remodel took to complete. The individuals touring his home were particularly interested in he hardwood floors and the many details that were integral to project. “Everybody liked seeing the warmer colors we used instead of grays and silver. They thought the colors were more livable,” says Waller, who has since fielded calls from potential customers who are very serious about their own home renovations. This was Bailey Remodeling and Construction’s eighth Tour of Remodeled Homes. “If this year’s house didn’t show better than any of our previous homes, it was right up there. Following the Tour, we have set some appointments and anticipate there will be a good return on our investment of time and money,” says Brandon Bailey. Steve Hartung also reported a favorable response and says several people returned to see his home on this year’s Tour because they were impressed with the house he presented last year. About 40 people indicated to him that they are interested in taking on a remodel project in the near future. “There was a broad spectrum of visitors who asked really good questions. Many people inquired about exactly what we had done in the house, how we work with clients and the costs associated with a project. The Tour gave us the opportunity to really get into specifics. And there were plenty of visitors who offered their own opinions and
gave us an idea of what they might like in their remodel. It was kind of a frenzy of variables that I think will lead to possibilities,” he says. Although next year’s Tour of Remodeled Homes is almost a year away, the remodelers are looking ahead to the 2019 Tour. Bailey thinks the Tour is an important way remodelers can be relevant and stay in front of customers. To that end, he looks forward to participating next year. “We already have a house lined up in Indian Hills. The drywall has been completed. I was also talking with another homeowner who would be a perfect candidate, so we might again have two houses on the Tour,” says McKechnie.

Stephanie Gilezan’s Formula for Success:
Think big. Act bold. Be positive. By Nancy Miller
Each month Louisville Builder turns the spotlight on a woman who’s in some facet of the construction industry. This isn’t because women are an anomaly today (although there certainly is a disparity between the numbers of women versus men) but because there are so many extraordinary women to highlight. Stephanie Gilezan is one of them. She went into real estate in 1999 immediately after she graduated college. “I was a 21-year old single mom with no experience. I hadn’t grown up in the business but thought it would be a great career. Here I am at 40 years old and it has been that great career,” says Gilezan, principal broker at eXp Realty and Co-owner of Signature Crafted Homes. According to Stephanie, real estate is more about counseling and psychology than most people would think. “You’re dealing with people’s largest asset a lot of time, or maybe a divorce or death. There are also many happy times. It becomes very personal and emotional for them. My job is to keep the emotion out of it and bring them back down to the business side,” she says. Real estate is a very competitive business. What has made you so successful? Everyone thinks they can get into real estate and control the hours. The moment you’re not answering your phone is the moment you lose deals. If you consider it a part-time role, you work at it as a part time role, you won’t be successful. I’m 24/7. Also, I’m successful because I’m a problem solver. How has real estate changed in the last few years? Technology has evolved so that the transactions are the same but the way we do the transactions and the way we market is wrapped into technology.
Are there any advantages to being a woman in real estate? It doesn’t matter if you’re a woman or a man. You still have to be non-emotional and non-opinionated. I don’t like every home I sell but that’s my opinion. A buyer shouldn’t buy just what I like. What’s your greatest indulgence? I like cars. We have five. Every couple of years I have changed my fun ride. My fun car now is a Jaguar S-type convertible. It screams and I love it. I think it boils down to I have always loved to be the center of attention. I pull up and people go, “Well, man, she must mean business.” It’s my way of rewarding myself. What are your words to live by? Think big. Act bold. Be positive. I despise when people start off with negativity. Anything can be achieved if you look at it from a positive state of mind. When I got into the building business, builders would say I would never be able to do it. That motivated me. When I do it, I do it big and I do it well. You have branched out into home building. How’s that going? Yes, I found a way to revitalize some of the neighborhoods that had been stagnant. Tom Waller and I have partnered in Signature Crafted Homes and it is going very well. Have you had any mentors? Home builder Earl Cox was the toughest old man ever. He taught me to never give up, never take no for an answer. And he taught me how to manage people What do you do to get away from it all? I go to my basement, pick up one of my ten guitars, turn on the microphone and play music. Continuted on Page 15

Women of the Building Industry: Stephanie Gilezan Continued Where would you go on your dream vacation? Romania. My last name is Romanian. All my grandparents came from Romania. I love history and want to see the history of the Gilezan family.
What haven’t you done that you’d like to do? I own a lot of property in Louisville but nothing outside of that. I want to buy a vacation home, maybe on the Outer Bank Islands of North Carolina. Corolla is beautiful.
If you had it all to do again, what would you do differently? Everybody has a plan in life. I think that I got on the right plan the first time. I could have gotten on the wrong one but didn’t. I honestly have no regrets.
How would you finish the sentence, “If only….”? That’s a tough one. I did a lot early on when I was young. As far as success goes, so I can’t go back and say I wish I was young again. I guess I would say, “If only there were more hours in the day.” September 2018 • Louisville Builder Magazine 15

Kentuckiana Builds is a dynamic partnership uniting Louisville Urban League, KentuckianaWorks, the BIA and other industry partners. It is a six-week intensive course for Louisvillians of all ages to attend for training in the building industry trades.

The Building Industry Association of Greater Louisville was honored at the recent NAHB Association Management Conference in Long Beach, California for Best Membership Recruitment and Retention Plan Implemented in 2017. To earn this award, the BIA competed against Associations of similar size (600+ members) across the country. The BIA was recognized for our Board of Directors’ Football League recruiting drive in which Directors competed to earn statuses such as “All Star”, “Pro Bowl Team”, and of course, the highly coveted “Heisman Trophy Winner”. Throughout the year, some Directors were “on the bench”, but everyone “got in the game”, and overall, it was a highly successful drive resulting in over 200 new members! Miracle League of Louisville Offers BIA Members a Chance to Give Back in a BIG Way Calling all BIA members! Our Building Industry Charitable Foundation has been approached by the Board of Directors of the Miracle League of Louisville to partner with them on a community-changing project that will serve thousands of children and families with special needs in Greater Louisville. The Miracle League of Louisville is a baseball league and complex for children and adults with physical, cognitive, and/ or emotional disabilities. This one-of-a-kind, fully-inclusive complex will allow those of all abilities to safely play baseball in an organized league. Our Miracle League field will feature a specially designed, rubberized surface designed to prevent injuries and accommodate wheelchairs, walkers, and other devices. It also allows sufficient cushioning to aid in injury prevention should a player fall. The field and dugouts are barrierfree and completely flat. The adjacent playground, zip-line and splash-pad will bring children, families and the community to the Miracle League for a common goal‌to play together.

The BIA Remembers Robert J. "Bob" Welch 1933 - 2018 The BIA was deeply saddened to learn of the passing of Robert (Bob) Welch on August 7. Bob worked at Ford Motor Company for 35 years as a Senior Executive and then founded and owned Welch Builders for 25 years. Bob served as both NAHB Director and the HBAK Director for many years. Along with being a land developer and an award winning Homearama builder, he served on the Executive Committee and Board of Directors of the BIA for several years and as President of the Association in 1997. Further, he served on nearly every committee within the BIA and was a Top Spike for recruiting nearly 1000 new members. He was the recipient of the Howard C. Reeves Memorial Award in 1992 and 1993, as well as the recipient of the 2015 Lifetime Achievement Award. We are grateful that Bob passed along his passion for our Association to his three sons, Craig, Mark and Scott, who are all actively involved in the organization (the latter of whom is currently serving as our Vice President). Pat Durham, BIA Executive Vice President, remembered Bob fondly, saying, “Bob Welch was one of those people that you never forgot meeting! He always had a larger than life greeting, you knew when you shook his hand and that he had a very warm spot in his heart for the BIA and the industry in general. He was determined in his principles, a man of his word, and was a big
believer in education and how important of a role it played in professionalism. He was a true industry leader.” Through the years, Bob touched many hearts and inspired many BIA members. In fact, Stan Logan, Logan Lavelle Hunt, commented, “Bob made you better because he demanded better. He was a very big influence on me and my career.” Bob’s passion for education was unparalleled, as during his Presidency he established the Association’s Education Committee and the requirement that Registered Builders take six hours of continuing education annually to include building codes. Former BIA Executive Vice President, Chuck Kavanaugh, particularly remembered this, commenting, “He was always looking for improvement and efficiency in our Association operations and the industry as a whole. He was instrumental in creating our Education program, encouraged the Association to create the 401(K) program for staff and helped to ensure that everyone on staff had a computer, when at the time we only had three computers for ten employees. Chuck went on to say, “Bob was my second President, and he loved the home building industry and the Association itself, and he supported the staff at a very high level. He will be greatly missed.”

BIPAC Night Set For Monday, October 1
at Locust Creek Clubhouse (18500 Longview Park Lane) - 5:30-7:30 p.m. Mark your calendar for October 1, as one of the Association’s most important and fun events of the year takes place at Locust Creek Clubhouse. Great food and a packed house make it a fun night out, but its mission is a serious one. The purpose of BIPAC Night is raising money to ensure that the issues affecting local building are represented. Money raised from ticket sales enables the BIA to support political candidates who understand the concerns of the housing industry. BIPAC Committee Members are charged with the goal of selling 550 tickets at $100 each by September 18th. Chairman Bob Thieneman, Jr., and Vice Chairman Bob Marrett, CMB Development are spearheading the effort with the assistance of five teams with ten team captains:

What is a SPIKE? A SPIKE is a Recruiter of New Members. What are the benefits of becoming a Spike? The real benefits are intangible: You are recognized for your contributions to the association and regarded as an accomplished and connected member. How do I become a Spike?
How do I earn Spike credits?
Before becoming a Spike, you are a Spike candidate. That means you have earned between one and five and a half credits. Once you earn your sixth credit, you become an official NAHB Spike! Spike credits are earned by recruiting and retaining NAHB and BIA members. In order to become a Life Spike, you must have earned a minimum of 25 Spike credits.
Spikes earn one credit for each new Builder or Associate member they sponsor. When that member renews after his or her first year of membership, the sponsoring member automatically gets one renewal credit. Every year the member renews thereafter, the sponsoring member will receive a 1/2 renewal credit. Spikes receive a 1/2 credit for recruitment and a 1/2 credit for the renewal of Affiliate members.
