River Crest Made Successful Debut in Mt. Washington. Homearama-goers were introduced to the beauty of River Crest, located in Mt. Washington. Nine homes were on display in the tranquil Central Park section, where developer and builder Richard Miles noted people were surprised by the beauty of the natural setting and the quality of the homes on display. “We were very encouraged by the crowds and the responses about the community. I think everyone was taken a back by the larger lots and protection of the green space and overall beauty of the Central Park area.” River Crest representative and Realtor Joe Bradshaw, Re/Max Alliance, echoed Miles’ insight, “People were overwhelmed. They loved what they saw and kept talking about the variety of designs. I was in the tent when the crowds came through, and one of the things I noticed was that they stopped in surprise and just took it all in. Many of them commented about how they didn’t realize it would be so beautiful and a lot of them had a hard time making up their minds which homes they liked best,” he said. nine homes were sold at the event’s close and there were a few strong prospects for the others. “The builders have all come away with potential for more business. It was a very successful show, and it was very positive for Mt. Washington. I picked up a number of leads myself and sold a lot in another part of the development during the show and I am talking with builders about additional lots. I anticipate continued positive response in the months to come,” he added. Norton Commons Hosted Steady Crowds and Interested Consumers Twenty-four homes were featured in Norton Commons, each designed to be energy efficient using geothermal technology, while showcasing the dynamic lifestyle of the 600-acre mixed use development. At the end of Homearama, seventeen of those homes were sold and several more were being strongly considered by interested buyers. Norton Commons representative Marilyn Patterson described the development as a “beehive of activity” during the last two weeks of July. “The trolleys and trams were full every day of the week. We were pleased with the turnout and the interest expressed by the public. A
Homearama 2013 Wrap-Up lot of them had never been to Norton Commons before and I think the crowds were pleased with the community and the new urbanist concept,” Patterson said. “This group of builders who participated in Homearama is one of the finest groups that has been showcased in Louisville. Their attention to detail was incredible and I think they portrayed the traditional architecture very well, along with excellent craftsmanship,” she added. Patterson explained that having a variety of styles and price points was a great way to appeal to the various target markets that Norton Commons attracts. “We had homes ranging in price from around $460,000 to over a million dollars. That’s quite a swing, and it was nice to be able to showcase a variety of floor plans,” she said. Norton Commons has built upon the growing popularity of living in a versatile community where residents can live within walking distance to more than 60 businesses and feel like part of a community. “Walkability is key to long-term success in today’s development market,” she explained.
Value of Homearama Extends Well Beyond the Event BIA Executive Vice President Pat Durham expanded upon the synergy felt at both Homearama sites, “It was certainly one of our best Homearamas yet. With the tradition of Homearama, there are many people who have it on their calendars each year, and both sites had steady crowds this year. We had people coming from as far as 150 miles away.” Durham acknowledged the broad scope of hosting a dual-site event with a record number of homes on display. “I know a lot of builders were busy. Some of them have 10 or 12 houses going right now, and we had quite a few newcomers who are experiencing Homearama for the first time. There was a lot of energy and we’re very pleased with the quality of the work, the products and designs on display and the public turnout.” Durham emphasized that the value of being a Homearama participant doesn’t end when the event closes. “There are opportunities to build upon the awareness of Homearama throughout the year, and piggybacking on the excitement of this year’s event makes sense as builders look for pre-sold homes in next year’s event.”

Durham noted that Homearama is often a reflection of local consumer interest in home improvement and building projects, but that interest often takes a while to develop into action. Builders, designers and suppliers who participate in Homearama often see immediate results, but, most importantly, they lay the foundation for generating greater awareness about their talents for now and years to come. Currently, he said, there’s a growing demand for newly built homes that suggests it’s the right time to consider building spec homes again. “From what I’m seeing and hearing, I think the market is strong enough for builders to consider building one or two spec homes in the right market and the right price point, especially for builders coming off the excitement surrounding Homearama,” he encouraged. BIA President Don Karem, Karem Built Homes, offered his perspective on the event. “The two different sites were very well received and well done. Homearama is our association’s face to the public and I think we were well represented. I appreciate everyone involved in this year’s event. Richard Miles, Dogwood Homes – “The Craftsman style of homes continues to be a crowd favorite and most of the homes this year added focus to the outdoor living areas. We have already met with several customers interested in the River Crest Community whom we met at Homearama.” Brian Arnold, Castlebuilt Homes – “It was a great event this year. Our home sold before the drywall was up, so that was good. I came away with at least three solid leads. People really seemed to appreciate the attention to detail in the home and they like the exposed brick on the ceiling in the hall.” Greg Burrus, Burrus Architecture & Construction, LLC – “The traffic was excellent. We were fortunate that our home sold two days before the show started, and we came away with some solid leads from folks who are ready to build. From experience, I know we can expect calls for years to come because of Homearama.”

We’ve got several leads and a lot of good comments on the layout of our home, the spacial separation and pocket doors and especially the unique single house entry.” - Michael O’Dea Jack Band Builder, Inc. – “It couldn’t have gone any better. Going into it, I knew what it took to build a house and get it done on time, but I wasn’t as prepared for all the hours during the show. It wears on you a little bit, but it was well worth it. I had a lot of opportunities to talk to folks who were serious about building a home. One couple originally said they were a year away from building before they toured the homes, but now they had the fever and were going to push forward quicker. People seemed to really like the shiplap in our foyer and the openness of our floor plan.” Fred Andres, Miter Construction – “This has been the first Homearama I’ve done since 1998, and it’s been a good experience. You go home pretty exhausted, but it’s worth it. I staffed the door every night, but I was able to get five or six leads because of it.”

There was a steady flow of people, but it never felt like the homes were overly crowded. I think the way the site was positioned, it offered a good flow. We came away with some good leads and from experience I know we’ll hear from more in the coming weeks. People commented on the open floor plans and liveable spaces. I think there’s more emphasis on people wanting to build a home matched specifically to their lifestyle instead of for resale value.” Michael O’Dea Builder, Inc. – “This was a great event! We’ve got several leads and a lot of good comments on the layout of our home, the spacial separation and pocket doors and especially the unique single house entry. They like the fact that it costs less than a thousand dollars a year on utilities. People were excited to see some ranch plans and they specifically commented on how those worked in Norton Commons. Both of our homes sold a couple of weeks before the event, and those buyers were really focused on the ranch plan. We’ve got some good leads for both in and outside of Norton Commons, and we’re already working some of those leads with serious buyers ready to build. It was a good Homearama!” Chad Stoyell, Stoyell Built Homes, LLC – “It was great, really productive and we came away with a lot of solid leads. A couple of people wanted to duplicate this floor plan, and I have one customer who is ready to build now. Most people were attracted to the front exterior of the home, and the kitchen was a big hit. The ten-foot ceilings and the outdoor living space with the cupola were really popular. This was my first Homearama. There was a learning curve for me regarding the time involved, but I would do it again in a heartbeat.” Colin Osborne, Traditional Homes – “The crowds were very good. Our home sold in 60 days. Everyone seemed to love the open floor plan, stairwell, the porches and backlit tile.”

John Waller, J.P. Waller Design Group – “We were really pleased. We listed our house two days before the show and we had some serious interest. There were a lot of comments on the one-of-a-kind floors, our trim detail and tile mosaic in the powder room. Our backlit tile wall and tub in the master bath also drew a lot of interest.” David Ramage, Ramage Company – “We were very pleased with the overall turnout and the design and the knowledge of all the patrons. We fielded some very thoughtful inquiries and received positive feedback for many aspects of our home including the architecture, outdoor rooms, tile design and wood floors. Many people commented on the kitchen design, specifically the paneled and fully integrated appliances, marble tops and backsplash, cabinet craftsmanship and tile backsplash. BIPAC Set for October 3 Do You Have Your Ticket for a Chance to Win $10,000? By Stacy Smith Rogers
One of the most popular events of the year gets underway October 3 at Locust Creek Clubhouse. BIPAC Night is circled on many members’ calendars each year, and a limited number of tickets are up for grabs for a chance to win the $10,000 first place prize. Six teams have been hard at work selling 550 tickets for the event, through which money is raised to support local and state political candidates who are aware of the needs of the building industry. BIPAC Night is an important fundraising arm of the association’s advocacy efforts, and while the evening’s festivities are mostly fun and games, the proceeds from BIPAC Night benefit a serious effort to elect officials who support the building industry and small businesses and understand its current and potential needs.
Throughout the years, BIPAC Night has energized the association’s membership, not only because of the high dollar prizes, but because it’s a venue for coming together to support BIA and the industry as a whole. Bob Marrett, a long-time supporter of the event, explained, “It’s one of the most fun nights of the year. People really enjoy it. I can’t emphasize enough the importance of what this event supports in regard to decisions that effect our industry right here in our own backyard. The proceeds can only be used for state and local elections, not federal. But, there are so many decisions made locally and on a state level that effect everything we do. We try to identify candidates who treat the housing and construction industry fairly. BIPAC allows us to support those people who do that.”
What Do BIPAC Proceeds Support? BIPAC Co-Chairs Bob Thieneman Jr., R.J. Thieneman Company, and John Thomas, K-I West Roofing & Siding are spearheading ticket sales. Thieneman elaborated, “Now, more than ever, we need to ensure that the candidates who support our core values are elected. Our industry is under attack from all angles, specifically over-regulation. We need elected officials who recognize the difference between necessary regulation and overkill to satisfy a special interest group. They need to understand the costs of change and how that effects the costs of homes for homebuyers.”

Thieneman further emphasized what the Association looks for in candidates, “Whether local or state, we need people who prioritize jobs for Kentucky and right-to-work legislation, as well as those who understand the crisis we are in with the pension. We need candidates who understand how best to compete
BIPAC Night regionally, and how the burden of taxes in Kentucky compares with our neighboring states. We look for candidates who prioritize improvement in our school systems and getting LIFT passed through the state to allow us to vote for ourselves on transformational projects.” Thieneman emphasized that before funds are allocated to candidates, the Association meets with them to ensure they are aligned with the causes that BIA supports. “Every year is important, but Kentucky is lagging behind in so many areas, we need change, and to the extent we can influence positive change for Kentucky, every dollar is needed,” he added. BIA Director of Public Affairs and Public Policy Annie Dutton elaborated, “We have a very strong advocacy program here at the BIA. BIPAC is another tool in our tool chest that allows our voices to be heard. BIPAC Night better enables us to support candidates who understand the issues affecting the building industry and increase the strength of our advocacy efforts.” The Details According to BIA Administrative Director Robin Durham, ticket purchasers will have a one-in-550 chance of winning at BIPAC Night. She noted there will be 10 $100 drawings prior to the big drawings for $10,000 (first place); $2,000 (second place) and $500 (third place). All $100 drawing winners will be entered for a chance to win the big drawings. Six team captains and six

It’s no secret that the BIA’s associate membership is a vibrant and diverse representation of individuals who work tirelessly to support the building industry in Greater Louisville. This month, the BIA recognizes its associate membership through “Associate Appreciation Month,” appropriately deemed so by NAHB. Associates contribute to BIA in many ways – through guidance and advice, as well as by advertising and sponsoring events that promote the industry to the public and keep the Association strong. They also have made a difference by joining together with builders and remodelers through advocacy and support. BIA President Don Karem, Karem Built Homes, noted that associate members have played a big role in increasing the association’s advocacy outreach. “Advocacy is one of the most important functions of the association, and our associates help us not only in numbers but in voice and establishing a presence. In August, that was evident when we went to Frankfort and addressed the plumbing pipe issue. There were several associate members who joined us. That was very valuable to have them there with us. Sometimes people in Frankfort don’t understand the reality or cost of changes that affect our industry. With dedicated associate members by our side, we were able to demonstrate more of a community representation instead of builders there on their own. We need legislators to understand that the issues we represent aren’t just about saving builders money. They are about an entire industry that affects a lot of people. When we have active associates showing up along with us, it gives our audience a reality check, and our voice is heard,” he explained. BIA Associate Vice President Tom Raver, Fireplace Distributors, hopes to increase the associate membership this year and encourages his fellow associates to reach out to colleagues to join the BIA. He emphasized the valuable role associates
play, not just in supporting and doing business with builder and remodeler members, but with each other. “I can’t emphasize enough how valuable it is to be active within this organization. In the past, I know some Associates were primarily focused on selling exclusively to builders, but that shouldn’t be the sole focus. We’re doing business with each other every day. Your customer can be the person sitting next to you in a meeting. The value of networking in this Association, with builders and fellow associate members alike can contribute to growing a successful business,” Raver explained.

With the support of dedicated associate members who have remained steadfast in their commitment of supporting BIA, the Association has remained strong. Associates not only play a valuable part in providing the BIA with a stronger voice, they also contribute to the professionalism and shared expertise of the Association. With their support, the BIA is able to retain a commanding presence as the second largest HBA in the nation. By sharing their knowledge, the association is a much smarter organization – one that keeps up-to-date with the latest trends, products and services related to construction. Associates form a sense of community within the BIA by actively participating in committees and events and promoting the talents of builders and remodelers. Friendship and business connected in a fascinating way for Teresa Morgan, Steph Horne and Perry Lyons. At the center of it all was the BIA. Teresa, a realtor with Semonin Realtors, has been an active BIA member since 1990. When she was making plans to attend the BIA Sales and Marketing event at Norton Commons, she mentioned it to her friend Steph Horne, president of Horne Title Company. Steph’s schedule prevented her from attending the event, but she asked Teresa to check out the Homearama 22 louisville builder • bialouisville.com
homes since the Hornes were considering Norton Commons as a possible development in which to build a home when they downsized. Having toured ten of the twenty-four Norton Commons Homearama homes Teresa says she told Steph how impressed she was with the plan, design and décor of one of builder Perry Lyons’ homes on the tour, which prompted Steph to suggest, “We should go over and see the lots in the next phase; maybe there would be something for us.”
Building Connections Steph and her husband Andrew, Teresa and Dayna Tomes, of Norton Commons Realty, visited several of the homes. The Hornes were particularly interested in the Lyons home. When Teresa told Perry, partner in P. L. Lyons Architectural Builders, that the Hornes might like to build the same house in the future, he said, “Tell Steph and Andrew I will leave the house unlocked for them to go in for a couple of hours to make notes about what is important to them in the house and what they would do differently.”

Teresa says she has always advised people that a Homearama home is a great choice because they benefit from the tens of thousands of dollars worth of upgrades (each homes varies) from contractors and vendors. Another advantage is that buying an existing home allows for taking advantage of today’s historically low interest rates. “I guess the Hornes were thinking about that. Steph called me and said they wanted to buy that house. Since Perry, Steph and I have been involved with the BIA together, she and I know that he is an awesome builder. Because of this, she had a great comfort level with him,” says Teresa. That’s exactly how Steph relates the connected story. “We were just starting the process of thinking about builders. Perry was on our list. His house was perfect for us because it was pretty much everything that we were going to build. We are downsizing and wanted a cottage. And we love Norton Commons,” says Steph.

Her favorite book is The Not So Big House, a design book. It appeals to her because she has long thought she would like new construction that wasn’t large but had unique details. “Everything would be very special in that ideal house we would build. As it turned out, this is the house. I was like, oh, my gosh, it’s the not so big house. It’s my dream home,” says Steph. Among many attractive features of the house was a room that could in the future be used if one of the Horne’s parents came to live with them. “Teresa and I got to know each other through BIA, and have served on the board and on Sales and Marketing. I also know Perry through the BIA. There are so many quality builders in BIA that I couldn’t have chosen one to build a home. It was wonderful that I found a home that was already built,” says Steph. “All three of us are very dedicated members and are
thrilled everything worked out with this house. It was kind of meant to be. I think of the BIA as a family. We kept it all in the family,” says Steph. Another building connection was with Republic Bank. “They did my loan. They have been my most loyal bank and they’re a loyal BIA sponsor. I have helped them become more involved in the organization,” she says. “I met Teresa through the industry and have known her forever. I have sent her a couple of clients. In BIA it’s common to form a relationship like that. In this case, she knew Steph was looking for a house in the area. She liked this house. The rest is history,” says Perry. Teresa believes the BIA is the best and largest networking group for building industry professionals. “It’s amazing that you serve on committees and give your time and get paid nothing, but you learn about the integrity of different people. So, it’s much easier to make a decision about builders, contractors, agents, lenders, really everyone involved in the business,” says Teresa. “New people are always so surprised at the number and variety of committee and councils within the BIA. It is such a great group.” Participating on committees such as Executive Sales and Marketing, Associates and Membership has been tremendously advantageous to her. “Because I was on so many committees, they asked me to be a board member. That’s the way I operate and how I love doing business,” she says.

Perry regards the connection between builders and associate members as one of the most important components of the BIA. And he says, “The advocacy we provide for everybody is probably one of the largest assets of the BIA. It helps every associate member and every tradesman in the business. Once they understand how they get connected through the Association, they understand what it’s doing for them.” He has been a BIA member since 1974 and a registered builder since 1987. He has built houses in more than 18 Homearamas, and considers Homearama a powerful advertising tool for his company. Perry continually makes and solidifies BIA connections. “When I was teaching an advanced estimating class at the BIA, a couple of young folks, architect Ben Robbins and builder Adam Gallagher approached me about mentoring them. Recently they have come into our company as partners. I’m bringing in the young blood to continue our legacy. That connection might not have happened if I had not been teaching the BIA class,” he says. september 2016 23

The final SMC Meeting of 2016 was held on August 3 at Finn’s Southern Restaurant. The meeting featured a Remodelers Panel consisting of Brandon Bailey, Justin McElfish, Colin Underhill and Don Wirtzberger who discussed various topics related to the remodeling industry. U.S. Congressman Thomas Massie was the featured speaker at the Shelby County Council Meeting held on August 16 at the Claudia Sanders Dinner House in Shelbyville. RED T PE REDUCTION Cutting Red Tape in Kentucky! Did you know that there are currently more than 4,500 administrative regulations in Kentucky? What’s even worse is that only 15 – 20 percent of them have ever been reviewed to determine their effectiveness. These regulations simply stay on the books, year after year, and state regulators are required to enforce them. This is about to change thanks to a new Red Tape Reduction initiative launched by Governor Bevin. Through this initiative, Governor Bevin’s goal is to eliminate regulations that are deemed unnecessary or duplicative, simplify those considered too complex, and judge each for its intent and effectiveness. The intent of the Red Tape Reduction Initiative is threefold: • To help spur job creation and investment • To change the attitude of government from regulation makers to regulation managers (Customer Service) • To get government off the backs of Kentuckians As you know, regulations cost businesses both time and money, and consumers face increased costs as a result. In fact, a recent NAHB study shows that 24.3% of the price of a typical, new single-family home is due to costs generated by government regulations. Governor Bevin has asked us for our help, and the BIA has fully endorsed this initiative.
