Spring Maintenance Tips to Protect Your

RIVERCITY DI R EC T FLOORING

Home’s Value

Inside Your Home

• Inspect all windows for proper operation and a tight fit. Preventing

RIVERCITY F L O O R I N G DI R EC T

unwanted outside air from leaking into your home also will reduce your energy bills.

• Remember, open windows can be hazardous, especially to young children. Screens are designed to keep insects from getting into a home; not to prevent a child from falling. • Have your air conditioning system inspected and cleaned. If your system has a filter, replace it every three months to keep your unit working efficiently. • Warmer weather also means that pests will be looking to join your household. Keep them out by sealing cracks and openings along baseboards, behind sinks, and around pipes and windows. And, repair holes in door and window screens.

Outside Your Home

• Inspect your roof for snow or storm damage. • Look for cracks and holes on the outside of your home. Seal them up to keep outside pests out. • Clean your gutters of debris. Long winters bring a mix of storms and heavy winds that can carry a lot of debris to your gutters.

Choosing a Registered Builder or Remodeler By Nancy Miller

When considering building a new home or remodeling an existing home, it’s critical to select the right individual or company for your individual project. It is a decision that will help determine the quality and cost of your remodel or new construction.

Checklist for Hiring a Registered Builder or Registered Remodeler • It’s also important that you become familiar with the business of a prospective remodeler

The Building Industry Association of Louisville has Registered Remodeler and Registered Builder members who:

• Are informed about new products. • Are linked to a network of industry professionals on the local, state and national level. • Have a commitment to continuing education. • Have the ability to address special building issues/techniques. • Have access to a conciliation process should problems arise that cannot be easily resolved. • Have experience in the home or commercial construction profession for a specified period of time. • Have demonstrated financial and on-site responsibilities. • Are a full-time professional who derives his or her principal income from construction, remodeling or related real estate activities. • Have submitted the names of previous customers as references • Have Registered Remodeler or Builder sponsors with personal knowledge of their remodeling/construction activities and business integrity. • Must have acceptable credit history. • Appear before a committee for a personal interview. • Must agree to take part in continuing education. • Must agree to abide by the Code of Ethics of the BIA. 22

or builder and that his or her experience relates to your individual project. You might find it helpful to use this checklist when choosing a Registered Remodeler or Builder member of the Building Industry Association of Greater Louisville.

• Check to be sure that you’re talking to a Registered Remodeler or Builder. • Check to be sure the remodeler or builder has a permanent business location and a good reputation with local banks and suppliers. • Ask how long they have been in the remodeling or building business. You want to be sure they’ll be around after the project is complete to service warranties and to address issues that could develop. It usually takes three to five years to establish a financially sound business. • Check with the Better Business Bureau to learn of any complaints. • Inquire whether the remodeler or builder has sufficient workers’

compensation and general liability insurance. If not, you may be liable for any construction- or remodeling-related accidents on your premises. It’s a good idea to ask for proof of insurance.

• Check references. • Check for quality of workmanship and materials of previous projects. • Be sure you are able to easily communicate with the person. • Ask for a complete and clearly written contract. Review it carefully. • Be cautious of unusually low-priced bids. If the remodeler or builder is unable to pay for materials and labor as the project proceeds, there could be potential problems. • Look for these logos: • Visit BIALouisville.com for lists of Registered Remodelers and Builders.

Looking to Buy in 2017? If 2017 is the year you’ve decided to build or purchase a new home, it’s wise to start preparing now. Following a few simple tips will help put you in a better position to find a home that’s right for you.

Prioritize Your Must-Haves First-time home buyers should take the time to determine what their needs are, especially regarding size, location and amenities. But even seasoned home owners will find that having a must-have list can save significant time avoiding listings that may look great in the photos, but in reality, won’t meet their needs.

Check Your Credit Score Having a favorable credit score can make a difference in your ability to be approved for a loan. It’s a good idea to check your credit score periodically to ensure you aren’t being unfairly penalized for old debts, which can sometimes linger on credit reports. Borrowers with scores in the low 600s and even high 500s can still find lenders who will qualify them, but borrowers should

strive for scores in the mid- to upper-700s to land the best rate.

Determine What You Can Afford Don’t let your maximum loan approval amount dictate what your home-buying budget should be. Experts say that your total monthly home expenses should not exceed more than one-third of your gross monthly income. You’ll also need to determine how much you’ll need in order to cover any loan fees and closing costs.

Sell Your Current Home If buying a new home is contingent on the sale of your current home, it’s a good idea to start the process by consulting with your realtor. You’ll want to identify any maintenance issues your home has, and determine how each one will need to be addressed. Also ask your realtor if making any upgrades to your current home would be worthwhile and result in a profitable return on investment.

PREPARING FOR SEVERE SUMMER WEATHER As summer approaches, the likelihood for severe weather increases too. Taking the time to prepare your family and home now will help ensure that you are ready when the forecast calls for severe weather. Create an Emergency Supply Kit Your kit should contain: a three-day supply of bottled water and non-perishable food, a batteryoperated radio, flashlights, batteries, a first-aid kit, family prescription medicines, pet supplies and important family documents. For more ideas on stocking your emergency supply kit, visit ready.gov. Develop a Family Communications Plan Since your family may not all be together when an emergency occurs, it’s important for everyone to know your communication plan. Ready.gov recommends choosing one family member for everyone to contact. It’s also helpful to send text messages, as they are more likely to go through than phone calls during an emergency. Parents should

also know the emergency plans in place at their children’s day care and schools. Your family should also have a meeting place if you are forced to evacuate your home. This includes a spot in your neighborhood and a place to meet if your neighborhood is evacuated. Practice evacuation drills during the day and at night so that everyone knows where to go. Weatherproof Your Home There are also a few steps you can take to protect your home against severe weather: • Clean out clogged gutters and downspouts. If the rain that accompanies a heavy storm can’t run through the gutters and downspouts, it will spill over the sides, landing in areas where it can soak through to your home’s foundation, causing flooding and structural damage. • Keep the elements out. Try to prevent wind and water from entering through windows, cracks, entry

doors and garage doors. You can purchase and install special storm shutters to cover your windows. • Secure all doors. If you live in an area that frequently gets heavy storms, consider installing steel entry doors. High winds can easily tear through double doors, French doors and sliding patio doors that have no structural support between the two sides. You may need to purchase and special hardware to more adequately secure the doors where they meet. Try bolts that fasten the door into the framing at the top and the bottom. • Check your roof. A strong roof is another essential element in preparing your house to withstand a severe storm. Apply sealing around your home’s chimney or vent pipes. This will help prevent water from seeping into your home. Hire a professional to check the structural integrity of the roof system. Go to BIALouisville.com to find a member.

Planning the Perfect Outdoor Space? Before finalizing your design, give us a call to review your existing insurance, and to conduct a risk assessment to make sure you have the proper coverages. It won’t take long and you will be glad you did!

DESIGN WITH YOUR PETS IN MIND

Whether you’re in the market for a new home, will soon be remodeling or just need some inspiration for how to use your current space, here are a few ideas to get started. Kitchen: If you have a small or medium-sized pet, consider finding a spot in your kitchen to create a built-in eating area. It can be as simple as using free floor space under the island to create a stylish spot for the food and water bowls. Or, declutter a large lower cabinet, remove the door and create a convenient feeding spot. If a bottom drawer is all you can spare, put a built-in food bowl that easily slides in and out. However, the water bowl should be accessible to your pet all the time. Short on space? Take a tour of your house with fresh eyes and look for otherwise wasted space that you can transform. Turn an alcove or space under the stairs into a nook just for Fluffy.

26

2017 Home, Garden & Remodeling Show Guide & Magazine

Laundry Room/Mud Room: There are many ways to utilize space in laundry room and/or mud room for your pets. A feeding station for your larger pet can be conveniently located beneath a boot bench. This also makes a great spot for a pet bed. When storing your pet gear, look for opportunities to seamlessly blend in the storage with the rest of your home’s style. For example, stash pet toys in a basket similar to the ones you use for your family’s outdoor gear. Store pet food in a large glass container – instead of its regular packaging – and you won’t mind the nibbles being on display. Home owners also are adding pet-washing stations in their laundry/mud rooms. An enclosed tiled area with an extended faucet can be used for baths or simply to clean paws after coming inside.

Beautiful and Bountiful - Raised Beds Enhance Today’s Home Garden A charming landscaping feature that delivers home-grown vegetables, herbs and fresh flowers without a trip to the farmer’s market – it’s no wonder raised-bed gardens are popping up in neighborhoods around the country. A raised garden bed sits above its surroundings in a lush display of color and edible bounty whose care and maintenance is easy on the back and knees. Naturally rot-resistant wood such as cedar or

redwood creates a longer lasting frame, but thick planks of pine, recycled plastic deck lumber, stone, brick, cinder block and corrugated metal sheeting all create their own looks and will endure.

Create Optimal Growing Conditions A raised bed enhances your garden’s yield. Plants are arranged close enough to touch when full grown to create a lush display of foliage and color. Plant

vegetables for sequential harvest: Replace earlyproducing plants with those that grow later in the season, all interspersed with long-growing herbs. Planting flowers among the vegetables and herbs add color and attracts bees and butterflies to pollinate your crops. Edible flowers such as nasturtiums, lavender and pansies enliven the garden’s color and may be used as a garnish or salad ingredient.

Enjoy Comfort and Ease of Maintenance Take a seat on the edge of the frame or pull up a gardening stool to tend or harvest your raised bed in comfort. Wooden frames may be built with a sill wide enough to double as a seat, making them comfortably accessible without stooping or kneeling. All ages can enjoy gardening a raised bed. They’re great for gardening with children, who can help plant and weed without stepping on and compacting the garden soil. Beds can be built tall and narrow enough to be accessible from a wheelchair or be placed on a table-like frame for that purpose.

FIVE WAYS TO IMPLEMENT

Universal Design IN YOUR HOME

Whether you’re raising a young family or beginning to enjoy an empty nest, the design of your home should meet your changing needs. Families looking to customize their homes to suit their lifestyles both now and in the future can easily implement universal design techniques. Universal design is the design of products to be usable by all people, to the greatest extent possible, without the need for adaptation or specialized design at a later point in time. Universal design enhances traditional design by incorporating elements that offer comfort, convenience and ease of use. Multigenerational families and first-time home owners alike will appreciate the often simple and inexpensive changes that make homes livable for all household members, regardless of age or ability. Homes with universal design are more user-friendly, require lower maintenance and complement an easy-living lifestyle. Home building, remodeling and design professionals who have earned the Certified Aging-in-Place Specialist (CAPS) designation have received training on how to build or renovate a home so that the occupants can live in the home safely, independently and comfortably, regardless of their age or ability level.

Here are five ways to implement universal design in your home: 1. Widen your doorways and hallways to accommodate strollers or relatives who might use a wheelchair. Experts recommend 36-inch wide doors and 42-inch wide halls and stairways. 2. Build a stepless porch entry that will increase access and convenience without compromising aesthetics. 3. Install non-slip surfaces on floors and bathtubs. 4. Install handrails on steps and grab bars in bathrooms to provide more support for household members of all ages. 5. Use lever door handles. This easy-grip hardware allows family members and guests to more effortlessly open and close doors.

MADE TO LAST:

NEW TRENDS IN OUTDOOR FURNITURE AND FABRICS Creating outdoor rooms remains a popular design trend with home owners across the country. It’s a simple, budget-friendly way to increase your home’s square footage and to enjoy the great outdoors. Whether you have a large patio or a small porch, your outdoor room can easily reflect your style and become a treasured gathering spot in your home. Yet, many home owners quickly become frustrated when the beautiful furniture and fabrics they select do not survive the outdoor elements. Fortunately, manufacturers are now creating more durable outdoor furnishings to help your decorating dollars go even further. Outdoor fabric companies offer expanded lines of sun and weather-resistant products that are made to withstand harsh weather. These resilient fabrics are lowmaintenance and can easily be cleaned by hand. Despite the increased durability of these fabrics, they remain soft and comfortable for everyday use.

Also retailers are responding to the popularity of outdoor rooms by increasing their inventory of indoor/outdoor rugs, weatherproof cushions and fabrics, and allweather furniture. After you’ve furnished and decorated your outdoor space, be sure to follow a few simple tips to ensure that you can enjoy it for years to come: • Protect outdoor furniture with weatherproof covers when not in use. • Store cushions in weatherproof containers during winter. • Spot clean spoils or spills on outdoor fabric right away to prevent the growth of mildew. Use a mild, bleach-free soap-and-water solution and rub gently with a cloth or sponge. • Always air dry outdoor fabrics, which generally are made of synthetic materials. Never dry clean or tumble-dry these fabrics – or the finish will begin to erode.
