SMC Committee Chairperson

The Sales and Marketing Council (SMC) of the Building Industry Association has two main objectives. First to promote networking and build relationships among residential and commercial builders, REALTORs, lenders, designers, remodelers, developers, suppliers and trade members. These member to member relationships help us grow our respective businesses by enabling us to recommend people and companies we personally know and respect to our clients. Second, the SMC offers educational programs. The first event of every year is the SMC Awards of Excellence. On January 25th, 140 people celebrated the achievements of 41 award recipients at a luncheon at Big Spring Country Club. Best designs, best new home feature, closed sales, marketing campaigns, logos, websites, model homes, marketing campaigns, best remodeling and commercial projects were just some of the recognitions given. You can read about this year’s winners in this magazine. This is an annual event, so keep track of your new construction projects, marketing efforts, sales and loans for 2018 and be ready to submit a nomination next fall! Upcoming Events: March 15, 2018 – Tax reform implications on real estate and construction industry with Becky Hughes, DMLO CPAs, and a tour of the 17 miles of tunnels under Louisville streets at the Mega Cavern, one of the premier Louisville attractions. April 2018 – SMC will sponsor a Legislative Update/recap of the 2018 session. The county and commercial councils will join SMC members to hear what our state government has accomplished in this current session. Late June 2018 – Catalpa Farms Homearama Preview! Members will tour the homes before the show opens and network with the developer, builders and designers over refreshments. Also, with your membership, you can attend all BIA events, get 2 free tickets to Homearama and the Home and Garden Show, and purchase discount tickets for your clients and customers for the shows. I believe membership in the SMC is more important than ever. The media bombards us every day reporting on the shortage of home inventory for buyers, rising home prices and potential interest rate increases. Nationwide, the new construction industry continues to improve with more permits being pulled. In 2016, our Greater Louisville 5-county area issued more than 2400 single family and condo building permits. That number compares to the record high of 5294 in 2005 and the record low of 1109 in 2011. (The numbers are still coming in for 2017 but expected to improve over 2016.) With the shortage of homes for our buyers, knowing about new construction options can help the real estate industry bridge the gap. Think of the added value you can provide to your clients when you know who is planning or developing new neighborhoods, who has spec homes under construction, who offers construction perm financing or lot loans, and who has a floor plan that your buyer is looking for! Another Jewel in Orlando's Crown By Cheryl Pilkinton

While Orlando is certainly know for its many "jewels," such as Disney World, Universal Studios, Sea World, numerous lakes and resorts, and warm and sunny weather—just to name a few—there was another bright jewel this year, perhaps unknown to many not in the construction trades industry: the International Builders Show, January 9 -- 11. Held at the Orange County Convention Center this year, the NAHB International Builders Show (IBS) is the largest annual light construction show in the U.S. There, building industry professionals from across the globe discovered a variety of products, technology, and innovative concepts and designs through many seminars and displays that were sure to enhance their businesses. 85,000 attendees had their choice of more than 150 educational sessions that covered the breadth of the entire building industry: sessions ranged from sales and marketing and construction codes to in depth coverage of construction law and contracts and site supervisory tactics. There were two official show homes, one new and the other a remodel. Among the different events were these: IBS Centrals—places where attendees can gather ideas about their specific niches; NAHB Member Meetings; the Official IBS House Party; the Young Professional Party; and the Closing Concert with "Chicago" as the entertainment. The experiences included hands on interactive learning with Builders Clinics and Tech Bytes sessions, a 6

High Performance Building Zone, and IBS Live. Chad Turner, Carpet Specialists, Inc., attended the IBS for the first time. "It was a lot larger than I anticipated," he said. "It would take multiple days to see everything." He noted educational sessions ranging from lighting to golf simulators for the home. He and his associate, Dawn Agnew, were awed by the sheer size of the Center and the number of products on display. There were flooring options to interest him, of course, but he was also impressed by the relatively new countertops made of porcelain slabs, which are more reasonable and just as durable as other materials on the market. Turner stated that next year he would plan ahead on which sessions to attend, and those on sales, design, and marketing are leading the list. He sees the educational aspect as perhaps the greatest benefit to him from a show like IBS. As networking is a big part of any show, he was pleased to see many from the Louisville area: Perry Lyons, Mark Simpson, Trent Hunt, and the Espositos, to name a few--out of the 100 or more in attendance. Rocky Pusateri's sales manager, his customer care manager, and his CFO, along with three additional employees of Elite Homes, Inc., accompanied him to the IBS on his 34th consecutive year! In his opinion, each show offers such a wealth of new information that one should never miss it. As a national director


for NAHB, he attended administration meetings with other directors from around the country. Per year, one of three board meetings occurs at the IBS event. His employees took advantage of the numerous seminars, all hosted by experts in their specific fields. They ranged from "How to deal with a difficult customer" to creative financing. "If I only went to one or two of the educational sessions, this show would be totally worth it. If you are in the industry--and plan to stay in the industry--you NEED to keep your finger on the pulse of what's going on! The IBS does just that," states Pusateri, adamantly. Matt Toole, Infinity Homes and Development, took a crew of 11 with him to the IBS. He says that the NAHB does an excellent job of bringing the most beneficial resources, the most current data, and the latest technology and trends to builders' attention. The networking with other business professionals during education events and at those events specifically geared to the exchange of ideas and experiences is a benefit that one cannot put a value on. "With all of us being a part of NAHB," Toole says, "you find most other builders are eager to help answer questions and give advice and guidance." He and his team members all took three to four sessions a day during the first two days. He took a sales and marketing pre-show course, as well, which was especially beneficial as markets are constantly changing and evolving. Toole and his crew spent all three days looking for new software to help effect a change on which they are making the finishing touches. Some of his team focused on the technology, sales, marketing, and administrative side of the business, while others were geared toward decor trends. They were intrigued with the way flooring has become Green-focused and very trendy. Toole has attended this show almost every year since 2008, missing only one year. He observes that the show gets better and better each year--and each one has played a big part in the success of his company. By sneaking away each year for a few days, he and his group believe the IBS enhances team building and camaraderie. He concludes, "I wouldn't miss it! Every builder should go!" (An informative side note: Tech Bytes offered the practical side of various tech tools: virtual reality, social media, digital site plans, drones, etc. Home Technology Solutions at the Smart Home pavilion presented energy and lighting, security and control, and entertainment and connectivity.

Additionally, displays of smart appliances, cutting-edge media rooms, multizone thermostats, and outdoor living and entertainment wowed the visitors.) One of the highest honors bestowed by the NAHB is the National BEAM (Builders Engaging Associate Members) award, given every year at the IBS. This year's recipient is Billy Doelker, Key Homes, LLC. He earned the award by using the services of the most BIA members in his Louisville housing developments, which is certainly no small feat! Past president of the BIA, he currently serves as the 2018 President of HBAK (Home Builders Association of Kentucky), and is well known and well respected both locally and statewide. “Winning the NAHB Beam award during IBS this year was certainly an unexpected honor. I feel this recognition should be viewed as a shared award with the extension of all of my trade partners. I say this because they are critical to my success as a builder and that’s really the principle of what the BEAM award is all about: builders and associates joining forces to promote the housing industry. I also believe this is great testament to both HBAK and BIA of Greater Louisville’s respective leadership and staff in the recognition and voice they have at NAHB,” said Billy, regarding his remarkable achievement. Perry Lyons, P.L. Lyons, Architectural Builders, Inc., serves as the BIA advisor for the NAHB student chapter at Shelby County High School. He accompanied the youth team from Shelby County and their instructor, Walt Wilson to the IBS. He praised the group's hard work, time put into the project, dedication, and perseverance. "I hope to be invited (every year) to work with these outstanding teams and their coach, and do what I can to keep these talented young people involved in the construction industry...and what an honor it is to me to be a part of their success at the IBS youth competition!" It’s clear that—whether you are a veteran attendee or a “first timer”— the International Builders’ Show has something for everyone. Between the seminars, special events, tradeshow and award recognition, the IBS is an exciting, dynamic and educational experience. (Next year's IBS will be held in Las Vegas, February 19—21, 2019.) Shelby County Student Chapter Successful Once Again at IBS By Cheryl Pilkinton The IBS offers unforgettable learning experiences for over 1000 young people and their instructors and mentors. For three days more than 50 teams participate in the NAHB Student Competition. They also network, attend the career fair, and explore the floor with all the innovative products, technology, and designs. The NAHB Student Chapters program helps to enrich the educational experience of those enrolled in the construction-related fields, such as construction management, engineering, architecture, real estate, and the trades. Working with a faculty advisor and drawing on the wisdom of mentors and industry leaders in their local BIA, these chapters can compete in national competition, such as the IBS, win scholarships, and enjoy all the benefits of membership in the NAHB. Did Perry Lyons mention dedication? Walt Wilson, the instructor/coach of the team from Shelby County, proudly summed up the group's talent, "The group I had this year, honestly, I had to MAKE them go home at night!" Yes, "at night," because Shelby County students do NOT work on their project during 8

school hours, but only after school. They are the only high school team in the competition that does that. All others work on projects during school hours as a part of the school curriculum. Shelby County's dedicated youth begin work on their project shortly after the challenge (what will be expected in the year's competition, rules, guidelines, problem description, roof plan, site plan, etc.) is sent to Wilson, which is soon after school begins in the fall. They work one night a week at first, but nearing the time of the competition, they might work 3 to 5 nights, usually from 4:00 to 9:30 or 10:00. Impressed with their work ethic, Wilson adds, "We don't see that much in young people any more." Furthermore, giving thanks where thanks is due, he continues, "I am a teacher who is smart enough to know that I've been out of the building industry long enough (14 years) to need people to keep me caught up on industry changes. I don't know what I would do without Perry Lyons and Pete Nusz, a builder and a professional draftsman, who are invaluable when it comes to helping my students and me."


After Shelby County and Wilson receive the "problem" from NAHB for the show, the school and Wilson select the team (based on grades, character, interest in the subject, willingness to learn and be a team player, and, of course, dedication. Thus, the straight A student is not always the best choice). Together the group draws up a full set of specs, a full set of working drawings, a schedule, and a projected cost for their house of the future. Eventually, their proposal goes into manual form, which is then sent to the judges, a group of construction company executives, who consider innovation, functionality, and design. The team must defend and sell their project. They must explain WHY they should be the contractor for the project, selling themselves and their hard work. At the IBS competition, the team presents the proposal all over again, orally, without notes, which usually lasts ten minutes or so. Each member of the team must be thoroughly knowledgeable about every aspect of the proposal, so he or she can answer any question asked by the judges. The Shelby County team stands out in yet another way: They are the smallest group to compete. Others come from huge 4-year technical high schools, often drawing from 14 or more districts. This year's competition involved nine schools from seven different states (in other years other countries have also been involved). There are three divisions: high schools, 2-year associate-degree schools, and 4-year universities, which work with developments. This year, Rocket Construction, as the Shelby County team is known, was made up of three seniors, one junior, and one sophomore. "Our junior is a young lady," states Wilson. "Girls and minorities always make for

a strong and varied team. Various nationalities make up our industry, so we include all on our teams, of course." Shelby County High School Rocket Construction received a Second Place this year at the IBS Residential Construction Management Competition, repeating the award placement from last year. "I am so thrilled with second place I don't know how to act!" Wilson proudly exclaimed. "We have participated for six years and have never placed below 5th. We haven't gotten a FIRST yet, but we're going to get there!" Asked for possible reasons why his Rockets team performed so well, Wilson gave the following answers: First, their dedication: they freely put in so much time. Second, their hunger to learn: often self-directed, they research all aspects of the construction industry; they talk to subcontractors, they go online, and they read extensively. Finally, their willingness to take a risk: they try out new ideas, which sometimes do not work out, and thus they learn from their mistakes. The five who formed the outstanding team this year are Travis Allen, Tannor Mills, Jacqueline Romo, Jacob Smith, and Paul Nethery. Perhaps one of the highest compliments the team could have received came from one of the judges: "If any of you want to go to work, call us when you graduate!" As their proud coach, one of a "retirement age," Wilson has no intention of retiring. Working with people passionate about the construction industry, like his teams, Perry Lyons, and Pete Nusz, Wilson knows he is helping encourage youth to enter the industry. He summarizes his feelings, "I love what I do!"

The Outlook for the 2018 Tour of New Homes:

Broader Spectrum of Price Points and Locations By Nancy Miller

Returning for its fourth consecutive year, the 2018 Tour of New Homes is the area’s only scattered-site new home tour, making it Louisville’s largest open house for new homes. The Tour is an exciting opportunity for the public to connect with builders and to see the enormous scope of the most innovative home design and construction. “We have so many great events that benefit our members, but this is absolutely a no-brainer,” says BIA Executive Vice President Pat Durham, speaking about the Tour of New Homes. He adds that for very little money, a member builder or his agent (also a member) can enter a home for the Tour and get tremendous exposure. “Not only are we driving traffic to the homes, whether specs or models—and to the subdivisions—but the results show in sales activity.” After a few years’ hiatus, the Tour of New Homes returned in 2015, spurred by the leadership of Dave Parks, of Berkshire Hathaway Home Services, Parks & Weisberg Realtors, a sponsor of this year’s show.

“There’s always strength in mass. When you have a focused, two-day event on scattered sites, it allows the public to look at different price points of houses in different areas, and it allows the builders to amortize the cost of advertising over 20 or 30 people instead of one. For example, if we, as a firm, as well as the largest user of the Tour, decided to do the same thing—it would cost three or four times more than being with the Tour—and we wouldn’t get as much traffic because we are in five or six locations and the tour is in 30,” says Parks. His firm renewed its sponsorship following their successful involvement in the 2017 Tour of New Homes. He notes that the Tour has grown 20 to 25 percent each year and that the 2018 Tour will have homes representing a broader spectrum of prices in a wider range of the city. In addition, there will be builders who are participating for the first time. “We also have a significant challenge – a lack of available spec inventory completed to showcase in the Tour because houses are selling so fast. be that this year we don’t have as many houses but we may have greater participation,” he continues, and says he anticipates using targeted, boosted Facebook advertising. Louisville Realty Group has participated in the Tour every year, but this is the first year as a sponsor. “We feel it is important as we represent so many builders in our subdivisions – Rock Springs, Saratoga Springs and The Reserves at Fox Run,” says Carol Weber. Happy with the response they received last spring, Louisville Realty Group will again have signs in each yard and a representative at each house. “People love walking through spec homes to see the designs and floorplans. And they enjoy being able to go to see the various subdivisions where they might be interested in buying. The Tour of New Homes is like a mini Homearama,” she says. Visitors will have the convenience of using either a website or a mobile app to view descriptions of each home for the free-to-the-public event that will be held from noon until 6:00 p.m. April 28 and 29. The Tour will have a major presence on local media, leading Gail Schell, Vice President of Events and Operations at the BIA, to comment, “This is one of the best ways to join in a large open house weekend that is promoted to the Louisville area through a targeted media buy. Personifies Success of Workforce Development Efforts By Martha Bracken, BIA Staff Just over 60 days ago, Joe French, owner of Louisville Handyman & Remodeling, took a chance on hiring Brandon Summitt, a Spencer County Area Technology Center graduate. This chance, coupled with Joe’s desire to grow our industry’s next generation of skilled workers, has resulted in an outstanding new hire for Louisville Handyman and a life long career opportunity for Brandon. Brandon was referred to Joe by Brandi Scott, Spencer County High School’s College and Career Coach. Brandi had kept in touch with Brandon through his first job at another local area contractor. However, while Brandon faithfully showed up and worked hard throughout that first placement, he was not in a position to learn the carpentry skills he was looking for. With that in mind, Brandon knew that Louisville Handyman was the perfect ‘home’ for him. Since Brandon started, he has been able to help on numerous jobs for Louisville Handyman—and learn new skills such as drywall, demolition, trim work and the use of power tools—to name a few. path, he’ll one day have his own truck and run jobs for us,” said Joe. “He’s a true success story, and while I know we have a ways to go, he is proof that our collective efforts to develop the next generation are working.” We recently had the opportunity to meet Brandon while he helped on a project hanging and finishing drywall at the BIA. Thus far, he’s thrilled with his opportunity with Louisville Handyman, explaining to us, “The guys here teach me a lot. They are always willing to show me new skills, which is exactly what I’ve been looking for.” While our industry must continue our work encouraging young people that construction is a viable—and profitable!—career path, students like Brandon remind us to be proud of what we’re accomplishing. With that in mind, the BIA is grateful for the hard work of our partners in Spencer, Oldham, Bullitt and Shelby counties and within the Academies of Louisville program at JCPS, and will continue doing our part to help grow our construction workforce pipeline!

The SMC/Affiliate membership dues will remain at $95 annually and will provide an expanded networking opportunity for the former Affiliate members.

Before becoming a Spike, you are a Spike candidate. That means you have earned between one and five and a half credits. Once you earn your sixth credit, you become an official NAHB Spike! Spike credits are earned by recruiting and retaining NAHB and BIA members. In order to become a Life Spike, you must have earned a minimum of 25 Spike credits.

Spikes earn one credit for each new Builder or Associate member they sponsor. When that member renews after his or her first year of membership, the sponsoring member automatically gets one renewal credit. Every year the member renews thereafter, the sponsoring member will receive a 1/2 renewal credit. Spikes receive a 1/2 credit for recruitment and a 1/2 credit for the renewal of Affiliate members.
