is notable for innovative and beautiful design components that include recessed black walnut cabinetry, a European-style floating sink, a space-saving toilet tank set into the wall and varied-size Honey onyx tiles: 2 by 8-inches on the wall and 8 x 20 inches on the floor and in the shower. The tiles on the heated floor are honed to provide contrast. A tub filler in the ceiling allows water to stream into the tub without splashing. A hall laundry room, with a stackable washer and condensation dryer, was added. A tiled floor and wall masks the plumbing. In a guest bathroom, a closet was added and a window rebuilt. The marble floor in the guest bathroom has diamond accents that pick up the color of the blue/green glass tile on one wall. On the other walls are white subway tiles with a thin accent border. A glass panel at the end of the bathtub is uniquely designed to fit a shower curtain rod. Storage is provided by a two-piece custom cherry cabinet. Also part of the renovation were the installation of spray foam in the attic and two HVAC systems that can be controlled by cell phone. Bump-outs on the third floor conceal

Next year will mark the 100th birthday of this three-story home. The renovation maintained its historical integrity and maximized space without changing the footprint of the house. Paintings by the homeowner instill the home with artistic singularity. New Eagle windows were installed throughout the house. Remodeler Steve Sebastian designed and fabricated special mahogany storm windows. Conducted in stages, the remodeling project began in the kitchen where the butler’s pantry was removed and the door to the deck was relocated. The kitchen’s design is highlighted by off-white cabinets and one blue accent cabinet, a Danby marble countertop and an island with a butcher block top and microwave drawer. A piece of marble was sculpted to accommodate the European sizing of the six-burner/four oven AGA range. Blue, gray and cream in the room’s wallpaper blend with the custom paint color in the living room and dining room. On the second floor, a closet was moved to a bedroom wall that has the architectural interest of three offsets. A pocket door replaced a swing door into the master bathroom that

Also included in the remodel project were removing a wall to open up a second bedroom, refinishing the hardwood floors, replacing all windows except a large picture window with Pella windows and adding windows that look out over the deck. beam. The original parquet elm floors were preserved as were the exposed beams in the living room. A sleek new kitchen brims with singularity of style and features a vaulted ceiling, maple cabinets with waterfall-edged white Corian countertops, penny tile in colors that are in keeping with Mid-Century Modern design and state-of-the-art Bosch appliances. Steps from the kitchen are a powder room and a space that accommodates a stacking washer and dryer. Penny tile, this time in a soft blue hue, was repeated on the backsplash of the master bedroom. Providing added visual appeal are gray accent subway tiles that run vertically and a floating maple vanity. Ceiling lighting casts a subtle glow in the room. A guest bathroom also has a floating vanity and is individualized with an orange accent wall, white subway tile and orange penny tile. On the exterior of the house, a retaining wall was built from brick that was removed from the house as its façade was redesigned. Three windows over the kitchen were added to balance the three on the opposite side of the front of the home. New gray, grooved siding on the front addition of the home matches the

True Mid-Century Modern houses are rare in Louisville. This tri-level Upper Highlands home, designed by Norman Sweet, is an exquisite example of the style. The homeowners purchased the home with the intention of remodeling and called upon Stonehenge Construction to enlarge the kitchen and update other facets of the design while maintaining its unique character. “So often when remodeling a modern home, the integrity of the house is compromised. Ensuring that didn’t occur was paramount to our design,” says Karen McKechnie of Stonehenge Construction. Challenges of the lot led to the kitchen being designed differently than first imagined before Stonehenge took on the project. The new placement of the kitchen takes full advantage of the gorgeous outdoor setting and is flawlessly integrated into the original architecture of the home. The absence of an attic or basement presented another opportunity for ingenuity of design: running electrical along a soffit that was made to resemble a beam. Major interior changes involved removing a wall of redwood siding that had obscured the living room and replacing a post between the kitchen and dining room with a structural

a Thermador cooktop, microwave and oven, a warming drawer, and a bar with a wine cooler, ice maker, sink and wine storage. Random shelves made of reclaimed poplar beams from an old home in Anchorage, and a floating concrete mantel, are the focal point of the hearth room’s stone wall. Lisa Lynn Designs influenced the decorating and product selection for the entire project. New windows and a coffered ceiling, raised by six inches, were added to the family room. The door leading from the family room to the kitchen was enlarged. The entrance to the master bedroom was moved and a box bay window was added to mirror that of the family room. A Roman tub and small shower were removed in the master bathroom. In their place are a large curbless shower with pebble stone floors and accents of bubbled glass blocks. The bathroom was redesigned to accommodate a water closet and storage closet. A new skylight, white cabinets with twin sinks and a quartz countertop, and oversize floor tile like that of the wall tile in the shower impart the master bath with a spa-like ambience. The crawl space under the room is heated. A cedar ceiling and vertical cable rail TimberTech composite wood deck was expanded and covered. Engineered beams

The remodel of this semi-contemporary ranch house is a stunning example of the coalescing of design ingenuity by Lisa Lynn Designs. Set amidst a lush landscape and overlooking a pond, the home captures every season of the year in picturesque style. Exterior changes set the scene for the drama that unfolds inside the house. Two boxed bay windows, an arched door and a circular drive added distinct individuality to the front of the house. A rebuilt wall was enhanced with limestone caps and railing. Walls surrounding the interior stairs were removed and the stairs were widened. A top rail with wood newel posts and stainless steel horizontal cable are a nod to modern design. At the bottom of the stairs is a new curved step. Five-inch wide tongue and groove English walnut floors with a Jacobean stain establish a rich character throughout much of the home. The kitchen, situated between the family room and hearth room, is architecturally highlighted by a soaring cupola above a large island. Envisioned and executed by Lisa Lynn Designs, the kitchen is indeed the heart of this home. White Craftsman-style cabinets, several with glass doors and LED lighting, are complemented by Cambria quartz Summer Hill countertops and chrome hardware. The ready-for-entertaining kitchen is complete with

refrigerator, dishwasher and Advantium oven. Above a specially-designed office area is cabinetry that displays a colorful collection of wine glasses. A peninsula was extended for extra seating that’s provided by bar stools attractively covered by different fabric on the front and back. The breakfast room boasts a new look that’s highlighted by a painted beadboard vaulted ceiling from which hangs a fan d’lier, which is a chandelier/fan combination that’s new to the interior design market, a beautiful rug and a Roman-style window treatment. A half bath underwent a total renovation including new fixtures, vanity, hardware and ceiling light. For the walls, Details Design Group chose patterned wallpaper that’s complemented by grasscloth on the ceiling. Dated and lacking in personality, this kitchen was prime for renovation. When the homeowners visited Homearama last year, they fell in love with one of the kitchens on the tour. It served as inspiration for their remodel. Castlerock Construction and Details Design Group took a team approach to creating the new kitchen that’s says, “It’s time to start cooking!” Everyone was in for a big surprise when removing the kitchen soffits revealed that the plumbing for the upstairs bathrooms and the electrical work for one side of the house actually ran through the soffits. The discovery led to the necessity of tearing out the ceiling and rerouting the plumbing and electrical work. family room. The new laundry is conveniently accessible to both the master closet and family room. Due to a prior addition built two steps lower, the floors across the back rooms were raised to create a comfortable traffic flow pattern that is all on one level now. In the more formal dining room, corner cabinets were removed to allow for better seating. The hardwood floors were refinished in the living room, dining room, hall and bedrooms. The master bedroom was enhanced with additional space and a master bath makeover. The bath was transformed with new white cabinets, a cultured marble countertop, a new ceramic tile floor and a new curb face on the shower. The new master bedroom walk-in closet has plenty of hanging space and several built-in and pullout shelves, as well as a large upper shelf for out-of-season clothing and other storage needs. This traditional 1950’s style ranch house was the boyhood home of the owner. He and his new bride love the neighborhood and wanted to update the home to serve their newlyblended family. As they contemplated a move to Louisville, the prospective owners consulted with Louisville Handyman about design possibilities before purchasing this Indian Hills ranch home. Using sophisticated architectural software which includes 3D walk-through views and furniture placement, Louisville Handyman presented several proposed designs and updated the designs as the project evolved. The technology helped facilitate a remodel that’s full of intriguing ideas, giving the house a vibrant, new life. “We carefully merged the updated design with the bones of the house to enhance the aesthetics and to maximize value,” says Joe French of Louisville Handyman. Because the homeowners had enjoyed a previous sunroom, they wanted to incorporate one into the remodel. The sunroom project included adding a load-bearing beam to the back of the house to allow an existing bank of windows to be removed and create an open flow between the sunroom and the new kitchen. The new sunroom is accented by a vaulted ceiling with a ceiling fan, transoms over the windows and hardwood flooring that matches the existing floors. The updating of this one-and-a-half story traditional home featured a plethora of wow factors. Two bedrooms joined by a Jack and Jill bathroom were converted to an elegant master suite and two closets. The new master bath is resplendent with a double maple vanity accentuated by a white quartz countertop and crystal knobs, mirrors flanked by sconces and a small crystal chandelier. An adjoining bench unites a whirlpool tub and walk-in shower. Included in the remodeled bathroom were a new water closet, a heated Carrara marble floor and the replacement of the picture window. Lovingly used for many years, this Prospect kitchen was showing its age. Now, myriad elements combine for a dazzling effect in the space that was totally reconfigured by a fresh design approach and the removal of a peninsula, a small island, a wall of cabinets and a desk. The kitchen opens onto a conservatory that was added to the house about five years ago. Katharine Hatcher of PC Home Center designed the white Shaker-style cabinetry that sets a tone of contemporary elegance. A beige and white glass and marble mosaic backsplash beautifully coordinates with the Blanc de Blanc granite on the large island. To accommodate the unusual length of the island, which houses a triple bowl enamel cast iron sink, the granite was book matched for a mirror image of itself. White Cambria quartz countertops were used on the perimeter cabinetry. Undercabinet lighting and brushed nickel hardware accent the color and design of the cabinets. The family in this traditional home in the estate section of Hunting Creek decided to live in their home for a couple of years before remodeling the kitchen. That time gave them the opportunity to focus on how they actually used the kitchen and how they would like to improve it. Once they determined how the kitchen needed to function and what amenities they wanted to incorporate into the redesign, Steve Hartung of Java Construction collaborated with the couple about the overall design of the expansive kitchen as well as smaller, but all-important, details. The homeowners and Hartung agree that frequent and open communication was the key to the remarkable new kitchen. “We gave him our thoughts and he made it happen. And we constantly exchanged ideas throughout the process,” says the homeowner. The space is now a chic dream of a kitchen in which two islands play a starring role and enable a natural work flow. The guest bathroom was remodeled with the same cabinets as those in the master, and a tub and shower enclosure. A closet was relocated from the hall to a guest bedroom. A former laundry area was changed to house a furnace and air-conditioner that regulate the temperature to be the same as on the home’s first floor. The remodel also included redesigning a first floor half-bath, adding a mantel above the family room fireplace, installing hardwood floors in the kitchen, painting all rooms and the exterior of the house, carpeting most rooms and changing the garage door to lead to a walk-in pantry in the kitchen. Wooldridge Bros. had been presented with a wish list for the remodel project. Wishes do come true. “I don’t need to go on vacation. I’m on vacation everyday in this house,” says the homeowner. One of the challenges that faced Wooldridge was to successfully connect the roof of the half-car garage with the other roofing while still maintaining the lines of the house. “It’s my favorite space in the house,” says the homeowner about the new screened porch that overlooks the backyard and opens onto the Azek-constructed deck. On the deck are multiple seating areas and a grill that are used for lively outdoor entertaining. Removing the roof over the first-floor office allowed the accommodation of a second floor addition that includes a master suite and laundry. The homeowners of this house love their Fox Harbor neighborhood and their park-like setting backyard but knew their two-story center hall Colonial needed more than just tender loving care. When they met Gary Wooldridge of Wooldridge Bros. Builders at the 2014 Tour of Remodeled Homes, they established a bond that led to commissioning him to transform the house into a masterpiece of style and function. Removing the wall between the kitchen and former dining room led to the design of a large kitchen with a completely new layout that’s adjoined by a casual den. The strikingly appointed kitchen features custom brownglazed painted cabinets and a cherry and rustic knotty island accentuated with a Huntington stain and black glaze. A colorful tile insert behind the stove coordinates with the pattern of the granite countertops. Details such as glass cabinet fronts that display decorative vases and a beverage center with a sink and wine storage provide individualized character to the kitchen which is the center of many gatherings of family and friends. The back of the house was extended to allow for the construction of the expanded kitchen and dining area, a half garage that’s used for storage and a mud room. The dining room has a wall of angled windows that overlook the deck. In the ceramic-tiled mudroom are an abundance of cabinetry that includes a special slide-in for dog dishes, and a sink.

The revitalized floor plan is less structured and much more inviting, and is perfect for entertaining. Angling the house and designing the rooflines between the existing and new parts of the home were essential to the project to maximize the owners’ lake view. A tower provides a breaking point at the merging rooflines. A pool and fire pit, along with a covered patio, hot tub, and extensive landscaping add the finishing touches to the exterior renovation of this quintessential Kentucky farmhouse.

Included in the renovation was an expansive addition, which added a basement, (as previously the owners only had a crawl space) with a bedroom room, bath, exercise room, den and storage room along with first floor amenities including a new kitchen, second entrance with an arch door and Butler’s area, Great room, and new master suite. The home was also converted from propane to natural gas; with the water heater, water shut off and new electrical panel and furnace located in the new basement storage room providing a central location for the mechanicals. Additionally, a telephone pole, previously located in the center of the driveway, was removed. Inset beaded cabinets with a soft glaze and Danby white marble polished countertops highlight the gourmet kitchen that showcases utility with graceful design. Above the 48-inch MT. RAIN IER DR. range is a custom stainless steel hood dual fuel with both brushed and polished surfaces. Triple MT. R The large master suite is introduced by a sitting room with a cathedral vaulted ceiling and windows that overlook the expansive lake view. The walls are treated with brick for texture and the ceilings of the Great room, sitting room and master bedroom have wood paneling and beams to add warmth and interest. The luxurious master bath is full of drama and light. It features a large span of windows over the tub with raised ceiling, custom taupe cabinetry with a Danby marble countertop, a crystal chandelier

Remodel and Addition

The artful renovation of this 100-year home, originally a hunting lodge, was initiated to reflect the needs of a large family and to take full advantage of a lake view and other natural features on the five-acre property. The first phase of this project was a complete remodel of the quaint first floor master suite and sitting room, which upon completion of the 2600 square foot addition, is now used as a guest suite. The first phase included gutting the bathroom, bedroom and sitting area to allow for foam insulation and new Energy Star windows. As in many old homes, there previously was no insulation. These improvements drastically reduced the heating bills and greatly increased the owners’ comfort. The bathroom was renovated to maximize space for storage and a white clean palette with walls and ceiling painted in a pale blue helps to keep the small space light and airy. White cabinets, Carrara marble on the floor and countertop, wainscoting, a shower and free-standing tub imbue the room with understated glamour. The sitting room in this space was remodeled and the ceiling was raised to give a more spacious feel. Phase two of the construction included remodeling the existing dining room by SE expanding it into the old small kitchen and MI NA centering it on a new wider opening at the denRY DR. to allow a view of the fireplace from the Dining room. The remaining portion of the kitchen was reconfigured into a dog washing area and laundry with custom barn doors separating it from the Dining room.

Choosing a Registered Builder or Remodeler By Nancy Miller

When considering building a new home or remodeling an existing home, it’s critical to select the right individual or company for your individual project. It is a decision that will help determine the quality and cost of your remodel or new construction. The Building Industry Association of Louisville has Registered Remodeler and Registered Builder members who: • Are informed about new products. • Are linked to a network of industry professionals on the local, state and national level. • Have a commitment to continuing education. • Have the ability to address special building issues/ techniques. • Have access to a conciliation process should problems arise that cannot be easily resolved. • Have experience in the home or commercial construction profession for a specified period of time. • Have demonstrated financial and on-site responsibilities. • Are a full-time professional who derives his or her principal income from construction, remodeling or related real estate activities. • Have submitted the names of previous customers as references • Have Registered Remodeler or Builder sponsors with personal knowledge of their remodeling/construction activities and business integrity. • Must have acceptable credit history. • Appear before a committee for a personal interview. • Must agree to take part in continuing education. • Must agree to abide by the Code of Ethics of the BIA.

Checklist for Hiring a Registered Builder or Registered Remodeler It’s also important that you become familiar with the business of a prospective remodeler or builder and that his or her experience relates to your individual project. You might find it helpful to use this checklist when choosing a Registered Remodeler or Builder member of the Building Industry Association of Greater Louisville. Check to be sure that you’re talking to a Registered Remodeler or Builder. Check to be sure the remodeler or builder has a permanent business location and a good reputation with local banks and suppliers. Ask how long they have been in the remodeling or building business. You want to be sure they’ll be around after the project is complete to service warranties and to address issues that could develop. It usually takes three to five years to establish a financially sound business. Check with the Better Business Bureau to learn of any complaints. Inquire whether the remodeler or builder has sufficient workers’ compensation and general liability insurance. If not, you may be liable for any construction- or remodeling-related accidents on your premises. It’s a good idea to ask for proof of insurance. Check references. Check for quality of workmanship and materials of previous projects. Be sure you are able to easily communicate with the person. Ask for a complete and clearly written contract. Review it carefully. Be cautious of unusually low-priced bids. If the remodeler or builder is unable to pay for materials and labor as the project proceeds, there could be potential problems.
