This year, they are featuring a modern addition to a Federal-style home in Butchertown. Before undertaking the project, they had to present to Louisville Metro and the home’s neighboring community the reasons for the remodel as well as its proposed design. The owners wanted to bring in modern elements and increase the functionality of the house while embracing its historical distinctiveness. A two-story addition off the rear of the house utilized materials such as metal roofing and siding, exposed cedar accents and a decorative steel railing to achieve a modern theme that complimented the existing structure. The addition consists of a new entry that has a mudroom with a bench and storage, great room and a powder room.

Through the mudroom is the open, airy great room that is overlooked by the kitchen. In the kitchen is an engaging blend of New and Old World that’s exhibited by contemporary ebony-stained oak cabinets and a white painted island that coexist gracefully with the original exposed brick wall. Two new windows were cut into the wall on either side of the range, with a feature backsplash in between the windows that pairs well with the solid surface countertops. A polished concrete floor imbues the great room and kitchen with a modern vibe. State-of-the-art technology flourishes with the kitchen’s built-in refrigerator, beverage center and gas range with a stainless steel hood. Decorative tile accents the floor that leads from the front door into the main stairwell and powder room. A natural white oak floor was installed throughout the upstairs.

Addition/Renovation

Also upstairs is a luxurious, vaulted ceiling master suite with a modern Juliette balcony off the bedroom and a private bath that houses a grand shower and free-standing soaking tub. Amish weather-stained oak cabinetry with a solid surface countertop has a vanity with a drop-down make-up area. Old World light fixtures play off the contemporary tub, just one of the many examples of the historical and modern balance that exists across every space in the home. Located off the master suite are custom double doors that open onto a home office. An air seal package, an advanced HVAC system and a tankless hot water heater combine with Low-E, triple and double pane, argon-filled custom aluminum clad windows and doors to achieve a high level of energy efficiency.

Vincent Abell Contracting, Inc. 1850 Taylor Avenue, Suite 4, Louisville, Ky 40213 502-641-7756 / VincentAbellContracting.com Registered Remodeler This three-story story Cherokee Triangle home, which dates to the early twentieth century, was almost destroyed in a 2016 fire. Vincent Abell Contracting rebuilt the home, paying homage to its historical character while improving the layout. Changing the roof pitch accommodated a new third floor bedroom and bath. Interior designer Kristin Townsend of Cents of Style selected dĂŠcor components for the renovated spaces to closely reflect the Craftsman Bungalow style of the home. Installed in the L-shaped kitchen were new Absolute granite-topped white base and wall cabinets and a large blue-painted island. A glass mosaic backsplash mimics the shape of the windows. Gleaming appliances, including an overhead exhaust vent above the island range, transformed the kitchen into a modern culinary center. Lighting is provided by recessed lighting in the ceiling and task fixtures mounted under the

cabinets. PVC and PEX piping replaced the existing galvanized pipe for the undermount kitchen sink and dishwasher. The chimney was reclad with gypsum board and flat screen televisions were mounted on each side, one facing the kitchen and one facing the family room. An opening to the kitchen and a pantry door were finished with casing to match existing wood. Salvaged wood was used where possible, including the floor. Opening a wall between the dining room and kitchen, similar to the one between the living room and dining room, preserves the form of the dining room while connecting the spaces from the front to back of the house to facilitate more active use. A new built-in cabinet in the dining room provides storage for dishes and linens and also conceals a home work space. A large stained glass light fixture was moved toward the bay window to allow the dining room table to move into an alcove. The first floor bathroom was transformed

by removing tile, cabinets and fixtures that were replaced with a corner cabinet, pedestal sink, tile floor, bead board wainscoting, tub and toilet. The result is a fresh, slightly contemporary personality for the room. On the second floor are the master suite, three other bedrooms, a hall bathroom, laundry room and office. Townsend used a floral tile accent as a hint of playfulness for the white subway tile in the master bathroom that has white Shaker cabinetry, a soaking tub, walk-in shower, high-end custom vanity accented by sconces, and closets with custom shelving and show cubbies. The exterior of the home has true wood windows that refer to the original windows of the house but are aluminum clad for longevity and maintenance. New gutters were added and cedar shake siding gables were painted to complement the traditional lap siding and new mahogany front door.

Vincent Abell Contracting, Inc. 1850 Taylor Avenue, Suite 4, Louisville, Ky 40213 502-641-7756 / VincentAbellContracting.com Registered Remodeler Realizing their dilapidated carriage house needed to be torn down or rebuilt from the ground up, the owners decided to retain as much of the original structure as possible to obtain tax credits awarded for historic renovations. The remodel consisted of major renovations to the foundation, walls and roof along with other design and dĂŠcor changes that maintained the rustic feel of the hundred-year-old carriage house. The project required that deconstruction and reconstruction be accomplished simultaneously. Some historical materials were reused but had to be rebuilt to modern code. Vincent Abell Contracting preserved many of the original beams, constructed a wall to separate

the living space from the garage and made the second floor a fully functional living area with a bedroom, bath and full kitchen. An open kitchen is highlighted by a large island that includes a sink, dishwasher and eating area. A wall of dark green Shaker-style cabinets houses a range, refrigerator and open shelving. The new bathroom is equipped with a soaking tub/ shower, toilet and pedestal sink with gold tone fixtures. Tile in the shower niche corresponds to the tile on the floor. The tongue-and-groove floor on the second floor was repaired with salvaged wood before it was refinished. The face of the cross gable was extended to

The entire roof was insulated on top of the existing deck rather than below to allow the character-defining structure to remain exposed on the interior. New siding conceals the end of the insulation boards. A two-part cornice was installed around the perimeter of the roof. New molding extended the roof over the half-round gutters and new asphalt shingles were added. The shed roof was finished with asphalt shingles. The remodel also includes a new HVAC system, plumbing brought from the main house, double-hung clad windows and steel garage doors.

Spacious, but divided into many small rooms, it had potential to become a showpiece of design innovation. Redsmith Construction added a two-story addition with a large, covered deck to the rear of the house. Addressing the problem of the original stairway being at the front door and not convenient, a new stairwell spans the basement and both floors, allowing direct access from parking at the basement level into the new kitchen and directly up to the bedroom areas. In the first floor addition are a family room and kitchen. The latter opens onto a breakfast room adjacent to the kitchen. The kitchen makes a stylish statement of the craftmanship of Redsmith’s line of cabinetry that is part of the company’s new turnkey design service. White inset cabinets are juxtaposed with a turquoise island that has a sink

and two dishwashers. The cabinets and island feature Negresco honed granite countertops and have amenities such as a built-in knife block, spice drawer, utensil dividers, roll-out shelves and USB outlets inside drawers. A glass door display area offers textural contrast. A new gas fireplace, custom cabinetry and built-in dry bar confirm the family room’s casual panache. The new addition’s master bath is a study in tasteful tranquility, with white beaded Shaker cabinets, off-white full overlay cabinets, a large shower with dual shower heads and a handmade glazed crackle porcelain turquoise tile accent wall. A heated white tile floor laid in a hexagon pattern is period-appropriate to the house. Heated towel bars are another nod to modern day indulgence and the double bowl vanity and separate water closet with built-ins speak to the practicality and convenience of design. A pop of bright orange twin vanities and a hex star pattern, hand made in Morocco cement

A set of sliding doors in the family room and French doors in the breakfast room lead onto the Trex Transcends covered deck. Functionality and design prowess are iterated through a stained beadboard ceiling, aluminum handrail systems, two sets of stairs to the yard and special outdoor lighting. The grill pattern on the new windows matches the windows that were original to the house. A red shingle roof mimics the color but avoids the cost of a clay tile roof. Installation of a new HVAC system on the first and second floors accompanied the addition of foam insulation in the crawl space and roof. The remodel included soundproofing the master bedroom and adding a recirculating pump on the hot water heater to produce almost instant hot water at fixtures that are a considerable distance from the water heater in the basement.

Waller Design Group 291 N Hubbards Lane, Ste 172-241, Louisville, KY 40207 / 502-639-6494 Registered Remodeler The location of this classic center hall Colonial home was perfect but the house itself had not been updated since the 1950s. J. P. Waller Design Group doubled the size of the house by adding a tenfoot ceiling two-story addition, and extensively renovated the remainder of the house, resulting in a home that depicts “barefoot elegance,” according to J. P. Waller. Unique to the addition is hardwood flooring, acquired through Longwood Antique Flooring, that was the original wood from the rickhouses of the Wild Turkey Distillery that was damaged by a lightning strike. “The wood had the wonderful smell of a rick house when we installed it. We didn’t sand the wood heavily and preferred to finish it with tongue oil rather than urethane,” says J. P. Waller. Rich in character, stunning features abound throughout the home. Novel ceiling treatments and a wood burning fireplace with a slate surround enrich the family room. The space is also notable for a brick arch that was built from brick that was

removed from the back of the house. The mason was asked not to strike the mortar joins, but to brush them instead, giving the appearance that a brick wall was uncovered during construction. Also made out of solid brick is a detailed jack arch, a lovely complement to the antique flooring, that leads from the entry hall. Frequent entertainers, the family considers the kitchen the heart of the home. One objective of the remodel was to meld the ambience of the family room and kitchen into one space, while at the same time giving definition to each area. To accomplish that, small beams provide an artistic segregation that exudes cozy luxury. The kitchen incorporates three finishes on different areas of cabinetry. On the wall of cabinets that houses a gas range and curvature hood, ovens and refrigerator, a buttercream color is a soft response to the large island that has a stained wood finish. Fabricating the hood was a difficult endeavor as the mantel is fashioned around the drywall chimney. An ebony finish hutch, with feet

French doors lead from the master bedroom into a master bath that’s full of glitz and glamour. Half columns extend to the barrel arch ceiling from which hang several chandeliers. The floor is distinctive for its black granite border and inset rug of glass mosaic tile that coordinates with a glass mosaic bowed platform in front of the whirlpool tub. Also in the bathroom are a built-in linen closet and large shower with a bench and tile rug. A Jack and Jill bathroom is compartmentalized so that each person enters a vanity space. A door divides the bath/shower combo from a water closet. The remodel project also included the installation of new moldings and ceiling treatments throughout the house, insulation in the exterior walls, two ninety-five percent efficient HVAC systems and all new electric and plumbing.

The retired homeowners had visited a home Castlerock Construction featured on a previous Tour of Remodeled Homes. Their son and daughter-in-law accompanied them on that Tour and later commissioned Castlerock to remodel a large master bath. When it was time for a partial first floor renovation of this four-square, brick-front Bedford Lane home, the parents turned to Castlerock’s expertise. An existing, almost claustrophobic layout restricted movement through the kitchen and dining room. Spearheaded by architect Mary Herd Jackson, the remodel depicts the magic of innovative design. The major challenge was posed by the meeting of the house’s single and double stories. The double story was supported by a beam awkwardly located in the middle of the kitchen. Trusses and a wall had to be removed to raise the beam, affecting another load bearing wall that ran

down the center of the house. Inserting another beam, flush from the floor to ceiling, enabled the kitchen and dining room to be combined into one inviting area. At one point during the remodeling project, about half the house was supported on a couple of temporary posts. “Opening up the area between the dining room and kitchen led to improved flow and a more functional kitchen. The new flat ceiling is an attractive bonus,” says one of the homeowners.” Expanding the footprint into the garage and dining room accommodated increased cabinet space in the kitchen. Creamy white, shaker-style cabinetry, accented by Silestone quartz Taj Royale countertops, was custom built to include pull out shelves and other amenities. A new island has storage that is accessed from either side. Also responding to the dilemma of an older home’s lack of storage, a built-in closet pantry was added. A cabinet-grade hood sets off the new gas cooktop

that takes its place among other all new stainlesssteel appliances. Walls were added and the entry door was moved to create a mudroom/laundry/powder room that is separate from the kitchen. Crown molding was installed in the kitchen and dining room. After bumping out the wall in the exiting study, Castlerock refitted the trim. Carpeting was removed in the living room, dining room and foyer, revealing red oak floors that were sanded and re-stained to match those elsewhere on the first floor. Cabinetry in the kitchen was repeated in the mudroom that also serves as a laundry and powder room. New exterior doors were installed at the front, side and back of the house and there are new interior doors at the garage entrance, powder room and entry to the basement. Foam insulation was sprayed into all walls and the roof deck.

Confronted by a tiny foyer that had no personality, a 1970s paneled dark den, outdated kitchen, small master bedroom and bath, and an exterior that was lacking any nuanced architecture, Stacye Love Construction took on a multi-faceted remodel. Working with the homeowner’s vision of reworking the space, the house was totally redesigned, beginning with three additions that were built to round out the floor plan and provide a picture-perfect front porch. Additions include a 26´ x 26´ family room accented by a cupola, French doors, a wood burning/gas fireplace and ship lap covered walls.

The former living room became a foyer with a barrel ceiling. An existing dining room was converted into a charming sitting room where bookcases are built in to the cased opening and are lined with wallpaper and have picture lamps on top. A 12-foot cased opening integrates the family room and kitchen. In the kitchen, white cabinets with a herringbone subway backsplash surround an island that is painted gray. White quartz countertops unify the perimeter cabinetry and island. A wood, hand-planed countertop hutch introduces a furniture-like element to the room. The former family room was repurposed as a dining room. The entrances from the foyer and kitchen were widened, the windows flanking the fireplace

Creek Alley Contracting, LLC 4206 Grand Court, Crestwood, KY 40014 502-643-6510 Associate Builder/Remodeler Space planning was key to this remodel that is now as family friendly as it is welcoming to guests. The remodel is a fine example of the artful execution of imaginative design and construction. Significant structural work consisted of creating larger openings between rooms, installing engineered beams and the incorporating of an existing four-inch cast vent pipe into the kitchen. A wall was repositioned on one side of the staircase to match the other wall. That modification led to the necessity of refurbishing the stair treads and adding a hand railing. Creek Alley Contracting designed a sizeable opening between the great room and hearth room that allowed a second point of entry to the great room. The hearth room, an extension of the kitchen, is accentuated by custom built-ins on each

side of the fireplace that is enhanced by new doors. The style and color of the cabinetry corresponds to that in the adjoining kitchen. The owner’s office was repurposed from the former living room on the opposite side of the house. Lights that change colors add soft pizazz to glass-fronted custom built-ins that flank the fireplace and display a bourbon collection. A wall between the office and formal dining room was opened and a beam installed to create a two-sided wet bar that has access from both rooms. The bluish-gray painted wet bar was decked out with glass doors, interior lighting and a Fantasy Brown granite countertop. The enlarged and expansive kitchen, with an elongated wall of cabinets that extends into the hearth room mixes two color palettes --- off white

perimeter cabinets and a bluish-gray island, all of which are set off by titanium countertops. A notch in the kitchen was conveniently converted into a pantry. An existing powder room was increased in size by extending one of the walls into the kitchen area. The entry into the powder room was relocated to be closer to the back door that leads to an inground pool. A new vanity, tile floor laid in a herringbone pattern, wallpaper and light fixture blended stylish functionality with striking aesthetics. A sliding back door was replaced by a threefoot, full-light door and Hardieplank lap siding was trimmed out and painted. The renovation also involved duct work manipulation, painting all the windows on the house, and extensive plumbing and electrical work.

Bailey Remodeling’s client loves to host family gatherings and parties but had a lot of issues that were creating problems throughout their first floor. The dining room was small and disconnected from the rest of the house and the living room was large but seldom used. While entertaining, the kitchen became cramped as family and guests tended to gather in the kitchen. And when it came time to sit down to eat, guests had to be divided between the eat-in kitchen and the dining room not allowing everyone to be together to enjoy a meal. The homeowner decided they needed a professional Design-Build company in Bailey Remodeling & Construction to help identify and articulate the problems with the house and design a renovation that fit their budget. All the work completed, which includes the kitchen, family room, dining area and first floor bathroom, was accomplished in a two-month period. The new kitchen is dramatically unrecognizable from the former space that was literally stuck in the past with tile flooring, a kitchen table that was always in the way, not enough countertop and

storage space and bad lighting. The kitchen was separated from the family room by a closet that formerly held the washer and dryer. A beautiful hardwood floor replaced the old tile and now continues seamlessly throughout the entire first floor. The double island is the real show-stopper on this project. The main island is used for prepping and cooking and the additional island is a bar and seating area all in one that is located right off the family room. Before the remodel, there was no venting for the stove, causing the kitchen to get hot, and it was hard to get rid of the smoke when cooking. A large attractive hood now complements the new appliances and has efficient venting capabilities. The 48” professional range is the centerpiece to the new kitchen’s functionality. Large family meals are now prepared with adequate space for multiple cooks, multiple large pans on top the stove and casseroles in the ovens. The more open floor plan also allows plenty of room for guests in the kitchen too! The large farm table in the dining area seats twice as many people as the previous space allowed.

Kitchen & First Floor Renovation

The previously rarely used dining area was transformed into an eating area that opens off the kitchen with a beautiful bank of cabinets to store overflow cooking utensil and dishware. Steel beams were installed to create a seamless ceiling between the two rooms and better support below as the floor previously had a big hump in it. The formal living room off the foyer was repurposed as a new informal seating area that is now connected to the family room where puzzles and games can be played in a relaxed space. The fireplace was updated with a new mantle and fireplace screen along with new doors on the built-ins flanking each side. A first floor bathroom also was in need of an overhaul. A new vanity, updated lighting and wallpaper are in keeping with the major renovations on the same floor. “I really appreciated the thoughtful manner in which the Bailey Team guided me through the entire remodeling process and took all the stress out of the constructon experience!” says the homeowner.

The remodel proved to be more extensive than a kitchen redo, involving the entire first floor. Changing the footprint of the first floor began with expanding the kitchen into what formerly was the dining room. In turn, the new dining room is the reimagined space that had previously been the den. Exquisite solid eucalyptus flooring unites all the rooms that boast an entirely new personality. The redesigned kitchen, highlighted by GE Café series appliances that include a built-in double wall oven with French doors and a hood

insert within the cabinet box, could set the scene for a four-star chef to demonstrate his or her culinary masterpieces. Skilled space planning enabled doubling the amount of cabinets and counterspace that would be found in most highend kitchens. Dove White raised panel cabinets are traditional in character but sport modern details. They are accentuated by a honed matte finish black quartz countertop, beveled travertine subway tile backsplash and hammered bronze hardware. Unique organizational items such as pull-out trays within the cabinets are hidden from view but much appreciated by the busy family as are the corner cupboard, built-in pantry, large island and snack bar. A beverage center is located on the end of the island that has seating for family and visitors.

Recessed lighting was added in the living room, the breakfast area was dressed up with a chandelier and pendants were hung over the island in the kitchen. The challenge was each room was segregated and it therefore lacked the open floor plan that is so popular today. It was due for an update. Louisville Handyman and Remodeling (LH&R) utilized Chief Architect’s 3D software to show the homeowners the design possibilities that were ultimately chosen for this remodel. The project was performed in phases to help spread the costs over a few years. The first phase included elevating and widening the doorways and removing walls to alter the flow of the house. It also included new engineered, handscraped, wide plank hardwood floors that continue through the home. To help stay organized, custom cabinets were added which included cubbies for the busy family, general storage and display shelving. The second phase focused on the outdated great room and encompassed several major changes such as removing the traditional brick fireplace and framing up walls for a new gas fireplace with a custom mantel, quartz surround and inset flat panel TV above it. provides a focal point for the room, brings the wall colors around the entire room and provides a much better layout for furniture. The previous great room had basic stained wood cabinets with faux beams running up the vaulted ceiling. This was changed to painted custom wood cabinets with lots of drawers for storage and display shelves with specialty lighting. In addition, soffits were added around the perimeter of the great room along with crown molding and subtle LED lighting to provide a more refined look to the space. A faux finish on the ceiling and backs of the shelving, along with an orb chandelier add texture and interest to the space. New carpet, couches, reupholstered chairs and lots of other eye candy were added to provide the finishing details. The third phase focused on a major kitchen remodel. The entire layout was reconfigured based on the view into the kitchen made possible by the new, open floor plan. A beautiful wood hood and decorative accent behind the gas cooktop makes an eye-catching first impression. Painted and glazed custom cabinets which vary in both height and depth are accentuated by Cambria quartz countertops. The island, smaller than the existing

Kitchen, Deck, Great Room, Powder Room, Screened in Porch island but better suited to the space, was resized for the correct scale for clearances. The island is now a distressed black finish and provides a contrast to the main cabinets. A dedicated pantry with rollouts, many drawers, wood lazy susans and new appliances provide for both an attractive and functional design. A new outdoor living/entertaining area completed the latest phase of the remodel. Like the other spaces, 3D design software was used to design this space and ensure the view and lighting from within the house was maintained as well as create a new space for entertaining. The end result is a fabulous, large composite deck with two covered areas for entertaining regardless of the weather. Features include black railing, an outdoor fireplace, an outdoor flat panel TV, built-in grill, abundant seating and a hot tub. Also, the renovation included a new roof, gutters, gutter covers and painting of the exterior of the house. While looking at this house, be sure to ask about the numerous energy upgrades, such as insulating the garage ceiling and walls as well as above the great room with spray foam.

Java Construction LLC 2602 Meadowlark Court, Prospect, KY 40059 502-548-1022 / JavaConstructionLouisville.com Associate Builder/Remodeler The homeowners of this one-and-a-half-story traditional home enlisted Java Construction to remodel much of the first floor. The project kicked off with the removal of a 25-foot wall between the family room and kitchen, affording the design and execution of a totally invigorated character for the space. A focal point of the family room was established by reconfiguring the fireplace with a handsome stone wall and reclaimed wood mantel above which hangs a television. The bookcases were recontoured for better aesthetics and use of space, and crown molding was added. Three electrical floor plugs were strategically placed to accommodate furniture placement.

Through detailed planning, Java Construction articulated a new kitchen that reflects stylish individuality. A small island was removed and replaced with a spacious island constructed of Amish-made black cabinetry that is a striking contrast to the white perimeter cabinetry. Both are topped with a veined, marble-look quartz countertop that provides subtle, visual movement to the kitchen. A farm sink was chosen to harmonize with the cabinetry. State-of-the-art appliances, including a custom wood hood over the gas cooktop, make meal preparation a gourmet cook’s dream. A breakfast room off the kitchen completes the comfortable area for casual dining. The master bathroom was gutted to invite the

design of a splendid spa-inspired space. A custom herringbone pattern tile floor is paired with white cabinetry and his-and-her vanities topped by epitome Aurea stone. A cabinet tower was added to provide abundant, easily accessible storage. The marble Jacuzzi was removed to allow the inclusion of a free-standing soaking tub. Contributing to the increased functionality of the bathroom, the size of the shower was doubled and is enclosed by a custom glass shower door. The tile floor in the foyer was retained and the solid oak floors throughout the first floor were refinished.

The renovated space is a retreat for all to enjoy for entertaining or relaxing. For about a quarter of the renovated space, Signature Crafted homes created an area that is reminiscent of the unique design of the Biltmore estate. Setting the scene are two sets of doors, stained wood walls, navy blue cabinets, granite countertop and antique all-brass faucets. The kitchen is equipped with two wine refrigerators, ice machine, dishwasher and Advantium oven. On the back wall are floating shelves that display a

collection of wine and whiskey bottles. Because the homeowners are tall, the bar was built about eight inches higher than is standard. One of the main challenges in the remodel was to implement a heavy glass component into the design concept. A custom window pane grid system separates the bar from a wine room. It was important that the grids present a custom appearance without being individual panes. The wine room, which has a private sitting area and holds up to 350 bottles, is maintained at optimum temperature by an air conditioner and humidifier that are independent of the HVAC system elsewhere on the lower level. wood floor runs throughout the bar and the main room where a horizontal electric fireplace imparts a contemporary splash. The same stone used on the walls of the wine room reappears on the fireplace surround above which hangs a buffalo head. Installed along the wall adjacent to the pool table are shelves where guests may place their drinks while sharpening their billiards skills. A specially crafted television cabinet attractively melds form and function. The renovation project also incorporated the addition of two walk-in closets in the basement guest bedroom and a new bathroom with a large shower.

Choosing a Registered Builder or Remodeler By Nancy Miller

When considering building a new home or remodeling an existing home, it’s critical to select the right individual or company for your project. It is a decision that will help determine the quality and cost of your remodel or new construction.

A Checklist for Hiring a Registered Builder or Registered Remodeler

} Are informed about new products.

It’s also important that you become familiar with the business of a prospective remodeler or builder and that his or her experience relates to your project. You might find it helpful to use this checklist when choosing a Registered Remodeler or Builder member of the Building Industry Association of Greater Louisville.

} Are linked to a network of industry professionals on the local, state and national level.

• Check to be sure that you’re talking to a Registered Remodeler or Builder.

} Have a commitment to continuing education.

• Check to be sure the remodeler or builder has a permanent business location and a good reputation with local banks and suppliers.

The Building Industry Association of Greater Louisville has Registered Remodeler and Registered Builder members who:

} Have the ability to address special building issues/techniques. } Have access to a conciliation process should problems arise that cannot be easily resolved. } Have experience in the home or commercial construction profession for a specified period of time. } Have demonstrated financial and on-site responsibilities. } Are a full-time professional who derives his or her principal income from construction, remodeling or related real estate activities. } Have submitted the names of previous customers as references } Have Registered Remodeler or Builder sponsors with personal knowledge of their remodeling/construction activities and business integrity.

• Ask how long they have been in the remodeling or building business. You want to be sure they’ll be around after the project is complete to service warranties and to address issues that could develop. It usually takes three to five years to establish a financially sound business. • Check with the Better Business Bureau to learn of any complaints. • Inquire whether the remodeler or builder has sufficient workers’ compensation and general liability insurance. If not, you may be liable for any construction or remodeling-related accidents on your premises. It’s a good idea to ask for proof of insurance. • Check references. • Check for quality of workmanship and materials of previous projects. • Be sure you are able to easily communicate with the person. • Ask for a complete and clearly written contract. Review it carefully.

} Appear before a committee for a personal interview.

• Be cautious of unusually low-priced bids. If the remodeler or builder is unable to pay for materials and labor as the project proceeds, there could be potential problems.

} Must agree to take part in continuing education.

• Look for these logos:

} Must agree to abide by the Code of Ethics of the BIA.

} Must have acceptable credit history.
