Buying into the community of Cos Cob Four distinctive properties offer new options for buyers getting an early start at the spring real estate market

By Gretchen A. Peck Though winter lingers, it certainly feels like the spring real market is starting to kick off across Greenwich, which means lots of newly listed options for buyers. This week, Greenwich Time homes in on Cos Cob, highlighting four properties with distinctive value propositions. The first single-family residence is at 93 Valleywood Road—a three-bedroom colonial, built in 1923, with three baths and an attached one-car garage. Listing Realtors Anthony Longo and Rosemarie Longo—the Longo Team at William Raveis’ Greenwich brokerage—provided Greenwich Time with an extensive list of improvements made to the property. There are new hardwood floors throughout the 2,214-square-foot house, which also has a new kitchen, complete with new cabinets, countertops and appliances. The bathrooms at 93 Valleywood have been renovated, and the HVAC and hot water systems are new, as well. To the exterior, the sellers have selectively added new windows, applied new stucco, put in a new garage door, new fencing, and installed a Generac generator. They’ve upgraded the landscaping, added an irrigation system, rebuilt outdoor living spaces, replaced entry stairs and expanded the driveway. The asking price is $1.895 million. Compass Connecticut Realtor Jenny Allen— whose twin sister, Kristen Studwell, recently joined her team—welcomes showings of 23 Taylor Drive, Cos Cob. Allen noted the 1,538-square-foot three-bedroom colonial is within walking distance to popular Cos Cob destinations. “The house is all about convenience,” she said.

“The home itself is quaint, well-kept and totally turnkey. It’s close to town, in a great neighborhood. It’s an easy stroll to get a bagel and coffee in the morning.” The house, which is situated with a detached two-car garage on a 0.12-acre lot, has been improved in recent years. “In 2021, the owner put in about $100,000 worth of improvements,” she explained. “The bathrooms have got completely new fixtures and tiles. The entire kitchen was completely remodeled, with new appliances and tile. The entire house was also painted.” The owner is asking $1.15 million for 23 Taylor Drive. Last week, Sotheby’s Realtor Patte Nusbaum introduced 5 Stone Brook Lane, Cos Cob, to the market, with an asking price of $1.3 million. “The property is located on a cul-de-sac road, on the corner of Cognewaugh Road, not far from Stanwich Road, which is a straight shot to the Post Road, shopping, restaurants and coffee houses,” Nusbaum explained. “Residents of Cos Cob … enjoy all of the amenities that Greenwich offers—Greenwich beaches, including one an island, within a 15-minute ferry boat ride. “[There’s also] the ‘Griff,’ a public golf course, the Dorothy Hamill skating rink, multiple tennis, paddle ball and pickleball courts, highly rated public and private schools, at least 100 acres of park land, and a vibrant downtown area, with restaurants, shops and businesses,” Nusbaum added. “One of Cos Cob’s claims to fame is the Bush-Holley House complex overlooking Cos Cob Harbor—a national landmark. Impressionist artists stayed and painted here each summer, from 1890 to 1920. It is considered an impressionist art colony.” The house was built in

1968 on a 2-acre lot, close to Mianus River Park. “The contemporary-style home has stunning floorto-ceiling walls of glass on the first floor, extra-height ceilings and skylights everywhere, allowing for an abundance of light into the home,” Nusbaum said. “With decks on both the front and back of the home and an open floor plan, the house is perfect for entertaining.” The sellers made some recent improvements to prepare it for a discerning market, including painting the interior living spaces. On February 1st, showings began at the historic 264 Taconic Road, Greenwich— once, the parsonage house for the Stanwich Church. Listing agent Alice Duff, a Realtor with Sotheby’s Greenwich brokerage, spoke about the property and its enduring appeal. “You can’t not love it. It is so charming and well done,” Duff described the four-bedroom Greek Revival-style house, which debuted on the site in 1848. The property is part of the Stanwich Historic District, which preserves the property as an historic landmark and protects it from being razed. “If you, as the homeowner, want to make any exterior changes, you need to get approval from the historic district commission, which is headed by a neighbor,” Duff explained. Earlier this week, Greenwich Time spoke with the co-owner, who noted the property had been with a previous owner’s family for a remarkable 60 years and that much of the house remained original When the current owners acquired the property in the early 2000s, they enlisted VanderHorn Architects and Hobbs Inc. to rebuild the house and expand it to the 3,694 square feet it is today. The project took over two years to complete.

“If you look at the front of the house, to the left, that whole wing is new, and it includes the family room, dining room and above it, the primary suite,” Duff explained. In the original part of the house, the living room was once used by the church pastors as a parlor for receiving visitors and parishioners, Duff noted. It has one of the home’s three fireplaces, and an adjacent library/home office. The rebuild allowed the homeowners to closely match period finishes. “They were able to find old oak wide-plank floorboards,” Duff offered as an example. To the kitchen, they added banquette seating for an eat-in option, and complemented it with a

butler’s pantry and mudroom. All four bedrooms are on the second floor of the house. The primary bedroom suite has a fireplace and two baths, both with radiant heat. Within steps of the house, there’s a former barn that was renovated and repurposed as a three-bay garage. It has a lower-level home gym, as well—all heated. The current owners seized the opportunity to reinvent the second-story workshop space into a guest suite, complete with bedroom, full bath, a living room (with a fireplace), and kitchenette. “It’s a wonderful space for guests or hosting friends who may be between houses. I know the owners have been very generous lending it over the years to friends,” Duff said. The owners also reimagined the landscaping around the property, adding plantings, an irrigation system and a pool to the 1.60-acre setting. For outdoor enjoyment and entertaining, the owners added a bluestone patio and installed a pool. “It’s nicely removed from

the house and walled with foliage, so when you’re in the house, you don’t see the pool, which is especially nice in the winter when the pool is covered,” Duff suggested. “It’s a nice sized pool, good for laps as well as relaxing.” Asked about the location of the property, Duff said, “I call it ‘quiet northeast Greenwich.’ You have no airport, so it’s very, very quiet, and yet you’re convenient to all the amenities of Banksville, with its wonderful markets, a drugstore, bank and pizza shop.” The area is known for conservation land, as well. “In fact, the previous owners gave a four-acre parcel across Howard Road to the Greenwich Land Trust,” Duff said. Though there are lots of wide-open outdoor spaces like that, there is still a sense of community in this historic district, she noted. “They know each other and are neighborly. Imagine the following scenario: a husband and wife are not in sync with their desire to buy a new home. The wife is motivated to make a change, but the husband is content with their current home. If the wife suggests that they spend two hours over the weekend with a Realtor, the husband may be reluctant. Instead, she might ask her husband to stop by a Public Open House on their way home from church. He agrees, and they check out a property in one of their favorite neighborhoods on Sunday afternoon. Once over the threshold of the house, they both fall in love with the open floor plan, the high ceilings and the generous amount of natural night. Now, he’s a motivated buyer. When an agent hosts a Public Open House, it affords a non-committal, low pressure avenue to view the home. This sometimes produces the buyer with the best offer! In fact, the above scenario is how my husband and I found our current home. Twenty years later, we are still enjoying it! Some sellers, especially sellers of high-end homes, may be anxious about the

idea of strangers walking through their home. This is a completely reasonable concern. Often, buyers will be accompanied by their own Realtors, but all visitors are asked to sign in before touring the property. To be assured of privacy and security, we advise clients to store away valuables, jewelry and prescription medications before the open house. Most Realtors have colleagues who they can depend on to help with Public Open Houses. For larger, highpriced homes, it is not uncommon to have several agents present throughout on open house day to help manage the traffic and answer questions. Realtors have many tools in their toolboxes to get the best exposure for their listings. Hosting a Public Open House is just one of many. Ultimately, sellers should discuss with their Realtor if a public open house is an appropriate marketing tool for their listing.
