So, I love sitting out back, and in the wintertime being inside but seeing the peaceful surroundings. When you’re sitting in the living space, you’ve got these floor-toceiling windows looking out. In the winter, you can have a fire in the big fireplace. It’s really nice.”

Public open houses are planned for four properties this weekend, each with a different price point, style and location. On Sunday, December 3, from 1:00 to 3:00 p.m., there will be an open house at 165 Putnam Park, Unit 165, Greenwich. This 1,700-square-foot residence is part of a 12.06acre co-op community. The property is listed by Realtor Roseann Sarica Benedict’s team at Compass Connecticut. “This beautifully renovated three-bedroom, two-bathroom townhouse features generously sized rooms—perfect for holiday entertaining—and plenty of flexibility for your desired layout,” Benedict said. “With a bedroom and full bath on the first floor and an additional two bedrooms and bath on the second floor, you have the option to use a bedroom as an office, guest room, or choose the main floor for your master. “Enjoy coffee on your deck overlooking Putnam Park’s manicured grounds and park-like setting located within minutes to Greenwich Avenue, Whole Foods and more,” Benedict suggested. Since the beginning of the COVID-19 pandemic, sellers have had a great run, especially in Greenwich, where the median sale price for single-family homes has been on the rise since 2020. This year, we’re seeing the median sales price top $2.528 million, up from $2.075 million in 2020. Even though fewer homes sold in every other price point this year, we saw a 40% increase in sales of homes over $8 million, which explains the dramatic uptick in the median sale price. The key factor in this sellers’ market continues to be low inventory. Fewer homes on the market drives up prices and gives sellers a competitive edge as a result. Inventory is down a remarkable 39% from this time last year, and we were already at historic lows last year. With so few homes on the market, the ones in good condition command top dollar and will typically go under contract in record time. It’s important to note that not every property will sell quickly right now. Buyers are savvy and still expect a fairly priced product. If you’ve watched the market recently, you’ve seen some homes that aren’t selling, and often that’s due to the condition of the house and a list price buyers deem too high. It’s wise for sellers to prepare their homes for the market—investing in

renovations or repairs and decluttering—and to market it to likely buyers, with professional photography, home staging, and other marketing tools. Similarly, buyers should put their best foot forward and come to the table with attractive offer terms. It’s important to work with a licensed, local Realtor to determine the best way to structure offers, which factor in financing and inspection conditions but still have a fighting chance to be the winning bid. The seasons play a large part in the Greenwich real estate market. As we embark on the holiday season,
we’ll start to see activity dip, as it always does. However, that presents an opportunity for homeowners who’d like to sell, and I’d recommend not waiting in the wings.
