Robert James Realty (RJR) is sometimes perceived as a relatively new agency. It’s not. Its roots go deep; it has a certain pedigree.RJR is the culmination of 25 years of evolvement of some very old, very talented and very high profile agencies.RJR has a parent company, Triple One Group Pty Ltd.
2004
it purchased and established a comIn mercial & business brokerage franchise: the Barclays Business Brokers Sunshine Coast. In 2007 the old and highly respected Elders Real Estate Noosa joined the fold with a management portfolio of some two hundred propertie
2009 furnished opportunities for further
expansion. Noosa Realty Service, another well-established and respected agency, joined the Triple One Group, further cementing our position and reputation in the business community. In 2011 the Ray White Doonan (Noosa Valley) franchise successfully merged with the Group, growing our team of established and talented realty agents.
we decided on a bold strategy. We would adapt to the dynamics of the times and change from Elders Real Estate. This was a difficult decision, actually. Elders was known for its true country values and had served the community well for 25 years but an overwhelming number of clients and other stakeholders felt that Tewantin had moved on from the country town it used to be, and that our emergence in the Noosa market would be better served by a whole new brand. Robert James Realty was born!
2013 saw us opening our second office in
Noosaville. We also moved our Tewantin office to its central position at the entrance to the shopping precinct in Poinciana Avenue.
2014 we opened our third office at Peregian
Springs. RJR has continued to grow! With a team of friendly and highly trained staff devoted to our clients, and with several hundred properties under our expert management, we are now recognised as an industry leader.
2012 was a really exciting year for us. After
discussions with our many clients and associates

Property Management We aim to be at the forefront of the latest and the best technologies in the property market, ensuring our clients have the information they need to make discerning decisions.
Property management is often overlooked by agencies but at RJR we have trialled many systems and recommended upgrades to our software providers. Our property managers use a variety of mobile devices for instant inspection and photos
that sync with our database. A recent addition is an automated property viewing system that lets prospective tenants book their own inspection times, reducing vacancy rates.

Sales Sales is one of the most dynamic and innovative aspects of RJR. All our staff receives regular training, from the very best new sales agents to the most experienced hands.
The emergence of the World Wide Web has changed the industry forever. 85% of all prospective property transactions are now researched online. Many agencies languish in the past, but we have embraced the internet and developed, with leading industry partners, comprehensive internet marketing strategies. We keep our clients informed and limit their exposure to unnecessary costs. We have aligned with and invested in many property portals, negotiating the best market rates with 3 of the largest: Realestate.
com, Domain.com.au & homesales.com.au. Our clients are offered the best value in the market. A recent Domain report showed our agency had up to 8 times the number of click-throughs to our site than the local average! Our App is available on Apple and Android devices, keeping buyers abreast of developments in the Noosa property market. Our own monthly print magazine and regular features in local newspapers further optimizes exposure for our clients.

Road Map to a Successful Sale Employing the Right Agent at the Right Agency. Selecting the right agent is an important decision and consideration should be given to several points.
Value
Exposure
Strategy
Marketing
Negotiation
Communication
Value An agent should be able to determine the truemarket value of your home based on past sales and current competition. Some agents will overestimate just to win your business, but you could always test the market at a higher level if you are in doubt. The agent that gives you the highest price doesn’t always achieve the highest price.
Exposure Why did you select the agency to appraise your biggest asset? • Are they cheap? • Do you like their marketing? • A physical office where buyers can go? • Do they have the best internet coverage? • High profile print media campaigns? • You usually get what you pay for. • What kind of buyers does cheap attract? The reason you were attracted to the agency is the reason your buyers will find your home if marketed correctly.
Strategy Your agent should be able to discuss various strategies for the sale of your home. Not every strategy is right for every home or every seller. The best agents will be able to identify the best strategy to get your home sold within your required timeframe. Many agents will only offer a fixed price campaign and have no alternative strategy.
Marketing Your agent needs to be able to market your home to the world, should be backed by professional marketing systems and knowledgeable support staff. Your agent should have a wide range of products on offer and be able to explain the benefits of each. A poor marketing campaign reduces buyer expectations and perceived value, and could cost you tens of thousands of dollars. 86% of all property transactions are researched online. The internet is by far the most effective tool you have to optimize your price. A well-presented, well-marketed home on the internet will bring more hits and ultimately secure better qualified buyers for your home. Ask your RJR agent to demonstrate how we lead the way in online marketing.
Neogotiating Skills Your agent needs to be an effective negotiator able to achieve the highest possible price from a buyer.
Knowledge Familiarity with the local market counts, but an agent that does not understand the age of the educated buyer walks a fine line. Buyers have extensive information literally at their fingertips. A buyer knows something of the market and has probably visited other properties before coming to your home. An agent that doesn’t understand this will likely not make that sale.
Communication Your agent needs to be an effective communicator, a veritable information portal for you and the buyers that the agency deals with. At RJR we always offer our clients exceptional feedback.

HOW SALES ARE GENE
ERALLY MADE Open Listing
The owner lists the property with more than one agency. This method has a low success rate.
Exclusive Agency
One agency exclusively handles the sale. The seller is confident in the agency's expertise, and the information buyers receive is consistent. The property is usually marketed with a price. It's the method of choice for most sellers and agents.
Sole Agency
The owner lists the property with a single agency but reserves the right to sell the property as well.
The Auction
The home is marketed without a price and is sold in an open forum to the highest bidder. The owner sets a reserve which stops the property being sold too low. The property is described aspassed in when it does not reach reserve. It’s usually sold within the following weeks.
GETTING YOUR PROPE
ERTY READY First Impressions Count Most prospective buyers will drive by before they arrange an inspection. Keep lawns mowed, landscaping neat, and driveways clean and clear. Where possible make good and obvious repairs, clean carpets and paint dull or damaged areas. A potential purchaser needs to be able to imagine living there. Keep your home uncluttered, sweet smelling and well lit (make sure all the lights work) remove large items of furniture, where possible, to create space.
It’s Showtime Buyers are more comfortable and ask more questions when the owners are not present. Be assured we are there to represent you and your property and to achieve the highest price possible.

KEEPING GREAT SERVICES AFFORDABLE Marketing costs vary, but 1% seems to be a consistent figure to invest in the sale of your home. At RJR our packages are tailored to reflect individual preferences; we don't take a "one size fits all" approach. The budget suits the client and the property, and is often significantly less than market averages whilst being geared to reach the widest possible audience and generate the highest prices.

AND WHEN YOU GET AN OFFER? Examine all aspects and terms within the contract. Sometimes the highest prices might not reflect the most convenient terms for you. All contracts except Auction contracts have a 5-day cooling off period. The buyer may withdraw their offer during this period, which usually carries a 0.25% penalty. Building and pest inspections are often carried out by licensed contractors and take place within a timeframe specified in the contract. It's usually 7, 14 or 21 days from the contract date. SO... • The contract is signed... • The initial deposit is paid... • The cooling-off period has passed... • All inspections and conditions have been satisfied... • The balance of deposit is paid... • You’ve disconnected all services and notified all domestic suppliers of your departure and forwarding address...
