Four-storey building in Hasseris will house the following: a basement with a gym, a hair salon on the ground floor, 1st and 2nd floor apartments for total 4 families, and a penthouse apartment with a terrace. There will be 5 balconies to the south side accompanied by wooden cladding to suit the area. A flat roof will carry a ventilation aggregate. The building itself has area of 1093 m², with a budget over 24 million DDK. Construction of the project currently is dead-lined to end in the beginning of year 2013.

Guidelines – Study purpose only, for further information see chapter 1 Administrative provision in BR08 The following building works must not be commenced without a permit from the municipal council: Unless otherwise provided in 1.7 or 1.9, building work may not commence without the permission of the municipal council Garages, carports, sheds, green houses and roofed-over terraces and similar structures may be carried out subject to a building notice being submitted to the municipal council as long as the total area does not exceed 50 square meters, see paragraph 1.7 in BR08. The conversion and other alterations to buildings as example one family houses, summer houses, carports, sheds or greenhouses, which do not entail the increase of the floor area or significant changes of use, see paragraphs 1.9 BR08 The application for a building permit must include a clear description of the work to be carried out. It should normally include: a. Necessary information for the identification of the property, building or unit b. Information on any provision of the Building Act, the Building Regulations, easements and other building guidelines with which the project may be in conflict. The application must contain a substantiated application for any necessary exemptions or permissions. c. Information on the proposed use of the building and, in case of conversions and changes of use, information on the previous use. d. Information as to the extent to which the works have been designed under the less restrictive provisions on conversion work, see part 3, Design, layout and fitting out in BR08. e. Information clarifying how measures essential for construction and necessitated by climatic conditions have been implemented, see paragraph 4.1 in BR08. f. Information relating to buildings covered by 7.2, Energy Parameters for new buildings in BR08, the calculated energy needs of the building, documentation demonstrating compliance with the energy parameters; and information on low energy class, where appropriate. The application must include a statement concerning the existing buildings which are of importance for the consideration of the application. Application for a building permit must be made in writing to the municipal council. The application must be accompanied by relevant drawings stating the scale used. The application and supplementary documentation may be submitted in digital form provided the municipal council has the facility for receiving and reading such electronic documents and drawings the municipal council may stipulate detailed technical requirements for the use of digital communication on the municipality’s website, including acceptable forms of digital signatures, see paragraph 1.3 and 1.4 in BR08 Building works subject to service of a building notice before commencement The following building works may be carried out subject to a building notice being submitted to the municipal council (paragraph 1.7 I BR08) - Garages, carports, outbuildings, greenhouses, roofed-over terraces and similar structures; and plant and equipment houses for electronic communications networks or services of no more than 50 m² - Extensions to garages, carports, outbuildings, greenhouses, roofedover terraces and similar structures; and plant and equipment houses for electronic communications networks or services, provided the area after the extension does not exceed 50 m². - Wind turbines - Individual conversions and other structural alterations that only affect a single residential unit of no more than 150 m², such individual conversions or alterations may not entail any expansion of the area. - Satellite antennas/dishes with a diameter of more than 1.0 m. - farm buildings and agriculture-related buildings on agricultural, forestry and horticultural holdings which either do not require a rural zone permit or only require permission under section 36(2) of the Planning Act. - Demolition of buildings not covered by 1.10. If the municipal council has not responded within two weeks of receipt of the notice, the building work may commence. The building notice must include the postal or the BBR address and the title number, The building notice must include a clear description of the work to be carried out; and drawings – with the scale marked and a specification appended – showing the location of the buildings on the site, its height, length and width, its distance to boundaries and other buildings on site, and indicating the materials chosen for the external walls and roofing.

In the case of farm buildings and agriculture-related buildings and wind turbines, the application must include, in addition to the information set out in 1.7(4), a drawing showing any existing and/or proposed drainage pipes and their connections to the building, and nay permits by other legislation. In the case of individual conversions and alterations, the building notice must include, in addition to the information set out in 1.7(4), a drawing showing the structures that are to be altered and new service connections to existing stack pipes, details of previous use; and clarification of whether the design of the works is in accordance with the less restrictive provisions on conversion work; supplementary by report on the existing structures and other construction issues relevant to the processing of the application In the case of demolition, the building notice must contain, in addition to details on the address and title number of the property and building identification, information on the approximate height and surface area of the building. The municipal council may impose guidelines for the demolition in each individual case. All appendices must be dated and clearly state, who is responsible for their preparation. The application/notice must be dated and signed by the property’s owner, unless the applicant documents his right to complete the project. Access/Accessibility (see 3.2 in BR08) Accessibility for all means, inter alia, that buildings must be accessible, laid out and fitted for everyone, irrespective of their disability. The requirements have the same legal standing as all other requirements in the building regulations and should be considered when the building is designed. Accessibility requirements include: - Level access to units and to any lifts on the ground floor - Entry telephones and intercom systems - Toilets suitable for all including those with impaired mobility - Appropriate design of corridor and ramps - Appropriate design of stairs - Appropriate design of guarding - Appropriate design of landings by entrances - Appropriate design of landings by ramps - Lifts in buildings with 3 floors and above. Insurance A developer, whom builds a new building primary for dwelling use, must insure the building against building damages. Documentation for an offer of this insurance must be attached to the application/notice. Fees The municipal council may charge for permits, temporary permissions and notices pursuant to the Building Regulations. The municipal council may also charge for exemptions in respect of building works that do not require a building permit or notice. The municipal council may decide not to make any charge, or only to charge fees for certain types of works. Fees may not be charged for notices or exemptions in respect of farm buildings and agriculture-related buildings for the agricultural occupations. The method for calculating and charging is determined by the municipal council. The fee is payable when the permit or exemption is granted. If the fee is calculated on the basis of construction costs, it is payable as soon as the fee can be calculated accordingly. In the case of notices in accordance with the building regulations, the fee is payable on submission of the building notice The municipal council may withhold the permit or exemption until the fee has been paid.
