BOMA Honors Thomas Coates

Stoneham, MA - Thomas Coates, regional director of asset services at Building Technology Engineers (BTE), has been named the 2011 Executive Engineer of the Year by the Boston Chapter of the Building Owners and Managers Association (BOMA). This honor was part of the annual BOMA Awards program, which recognizes the best buildings and real estate managers and service providers in the Greater Boston area. “Tom Coates has been involved in virtually every area of the BTE business for the past two decades and is an integral part of our team,” stated Jim Lane, regional vice president of BTE. Coates oversees and supports preventive maintenance programs for over 30 million sf of critical environments and commercial office buildings. He has been in the forefront of a number of important sustainability initiatives, managing the LEED application process for several buildings and implementing a LEED train-

Things appear to be looking up for the real estate construction industry in 2012. Forecasts recently released by a number of highly respected industry experts generally agree that commercial construction should lead the industry in a pattern of slow but steady growth throughout the new year. The 2012 Dodge Construction Outlook released by McGraw-Hill Michael Barnes Construction in October predicted that commercial construction could grow by as much as 8% – with warehouses and hotels experiencing the most growth. This was backed up by a Reed Construction Data report that forecast 5% growth in 2012 and increasing to 8.5% in 2013. There was a growing consensus that the leading commercial construction growth areas would be in warehouses, hotels/motels, multi-family residential, deferred maintenance, and job growth centers

such as in the technology and energy industry centers. Of course, not all forecasts are as optimistic. The Associated Builders and Contractors (ABC) 2012 economic forecast for the commercial and industrial industry was for a 2.4% increase in nonresidential commercial spending. The ABC forecast issued in November said an analysis of construction trends indicates 2012 will be “a year of gradual progress as advances in private construction are partially offset by ongoing declines in publicly financed construction.” A somewhat rosier forecast was released at the same time by the National Association of Realtors which noted that “commercial real estate markets have been relatively flat this year, but improving fundamentals mean a more positive trend is expected in 2012.” Overall, our most respected prognosticators are saying the trend is up overall and better days are head. Suffolk Breaks Ground on MBTA Project Teams with AECOM, and Arrowstreet Architect

Cambridge, MA - Biogen Idec’s plans to move executive offices from Boston to Cambridge took a step forward recently, with Alexandria Real Estate Equities and Boston Properties breaking ground on two buildings included in what is planned to be an estimated $500 million in construction, encompassing 1.73 million-sf of buildings on 11 acres in East Cambridge. The project’s progress keeps the biotech giant on track for the scheduled completion in 2013. Alexandria’s building at 225 Binney St. will be about 307,000sf spread among six stories. The Boston Properties building will be 190,000sf at 17 Cambridge Center. The move is expected to put Biogen’s business operations in closer proximity to its R&D activities that are already housed in Kendall Square. Biogen, the world’s largest maker of drugs for multiple sclerosis, will occupy the first building in the new development, called Alexandria Center at Kendall Square.

Revere, MA - Suffolk Construction was recently awarded the $15.3 million design-build contract for the MBTA Revere Transit Facility & Streetscape project located in Revere. The 21,000sf project will feature construction of a cable-stayed pedestrian bridge over Ocean Avenue, an elevated plaza deck above Wonderland MBTA Station, a central plaza, and an at-grade pedestrian crossing over Revere Beach Boulevard. Various park improvements will also be part of the project. Suffolk recently broke ground on the MBTA Revere Transit Facility & Streetscape project, which will provide

safer and more convenient pedestrian connections between Wonderland Station, adjacent neighborhoods, and historic Revere Beach. The project will include new elevated walkways, two new stairways connecting the sidewalks on both sides of the project and the outbound platform to the elevated areas, and two new elevators to provide accessible connections between the sidewalks, transit station, and elevated plazas and walkways. Suffolk’s design-build partner is AECOM, and Arrowstreet is the design architect as well as consultant for the

project’s owners. The MBTA station will remain operational throughout construction. The Suffolk project team will coordinate site access without disruption to pedestrian and vehicle traffic, as well as historic Revere Beach. Funding for the project came from a $20 million TIGER Grant (Transportation Investment Generating Economic Recovery) from the United States Department of Transportation awarded to the City of Revere. Only 54 projects were funded throughout the United States.

Bangor, ME - Husson University marked the start of work on an $11 million Living and Learning Center with a “steelraising” ceremony. Instead of a traditional groundbreaking ceremony, guests had an opportunity to sign a piece of steel that will be displayed in the lobby when the building’s complete. The planned five-story multi-purpose building will include experiential learning spaces, classrooms, faculty offices, and suite-style living space for 245 students. Washington, D.C. - US Department of Housing and Urban Development Secretary Shaun Donovan recently announced the recipients of the 2011 Sustainable Communities Grants, totaling nearly $96 million. The goal of HUD’s Sustainable Communities Grants is to help communities and regions improve their economic competitiveness by connecting housing with good jobs, quality schools and transportation. The funds are awarded to communities, large and small, to address local challenges to integrating transportation and housing. In Connecticut, the town of Mansfield was awarded $610,596 and the city of Stamford received $1,105,288.

In Massachusetts, the grants included the city of Boston - $1,865,160; the Monttachusett Regional Planning Commission in Fitchburg - $129,500; and the city of Worcester - $930,000. In New Hampshire, the Nashua Regional Planning Commission received $3.37 million and the New Hampshire Housing Finance Authority in Bedford was awarded $1 million. The grant for the Rhode Island Division of Planning was $1.93 million. The Vermont Northwest Regional Planning Commission in St. Albans received $480,000. and the Two RiversOttauquechee Regional Commission in Woodstock was awarded $540,000.

O’Neill I-93 tunnel, is expected to create 400 construction jobs as well as additional jobs through its future retail tenants. Boston - The BRA board unanimously approved the expansion of Copley Place, a $500 million private investment that will put 1,700 construction workers back on the job. The new project will build on the strengths of the existing Copley Place complex at Stuart and Dartmouth Streets. with dynamic mixed-use development. Tufts ‘Hospital of the Future’ Expands

Springfield, MA - MassDevelopment has issued a $25 million tax-exempt bond and $20 million tax-exempt lease on behalf of Baystate Medical Center in Springfield, that serves as the western campus of Tufts University School of Medicine. The bond proceeds will be used to finish and equip a new emergency department and support areas in the ongoing “Hospital of the Future” project on Baystate’s main campus. Lease proceeds will go toward acquiring medical and nonmedical equipment, including equipment for patient care and monitoring, imaging, information technology, and surgical equipment for the

hospital project. JP Morgan Chase Bank purchased the bond, and Bank of America Public Capital Corp. purchased the lease. Baystate Medical Center, a 659-bed facility with 57 bassinets, is the only Level 1 trauma center in western Massachusetts, treating the most critical patients in the region. The “Hospital of the Future” project is construction of a new 600,000sf facility, featuring a state-of-the-art heart and vascular center and single patient rooms with ample natural light, modern amenities, and comfortable space for family members and visitors.

Danvers, MA - Nauset Construction Corporation has broken ground on a 72,000sf healthcare facility in Danvers for College Street Partners. The $20 million project, which will be known as the Hathorne Hill Rehabilitation Center, began initial sitework in August, with construction scheduled to be completed by December 2012. College Street officials expect the center to be able to serve patients and residents by the summer of 2013. The Center is being built on a nineacre site across from Beverly Hospital at Danvers, approximately two miles from Cedar Glen Care and Rehabilitation Center. The Cedar Glen facility is owned and operated by SunBridge Healthcare, and it will transfer its operations to the new Hathorne Hill Rehabilitation Center upon completion.

The project will create a state-of-theart skilled nursing center that will serve up to 120 patients and residents. The building will feature a personalized model of care developed by JSA and SunBridge that embraces a shift in healthcare culture. Three “neighborhoods” will accommodate up to 40 patients each. The neighborhood settings showcase home-like amenities such as fireplaces, with access to outdoor spaces and attractive courtyard settings. Hathorne Hill Rehabilitation Center’s primary offering will be short-term rehab services along with residential senior care. The center is designed to help patients recover quickly – many within 30 days or less – from orthopedic or reconstructive surgery, trauma, or a neurological condition.

ewmarket, NH - Caprioli Painting, owned and operated by Lou and Lorrianne Caprioli since 1989, has become a highly successful family business and leading New Hampshire Commercial painting company in the last 20 years. It was cited recently by ABC NH/

In addition, it has been praised for donating the services of 15 painters for eight hours to paint the New Horizons Homeless Shelter on Sept. 28, 2011 as part of the New Hampshire Color Care Across America program. The company is currently being employed to apply an epoxy coating system to floors, as well as a Stranlok System con-

sisting of epoxy and fibre glass to walls, at the Norris Cotton Federal Building in Manchester. Another high-profile project completed in March was at the Elliot Hospital at Rivers Edge in Manchester. Lorrianne Caprioli told High-Profile Monthly that “we started doing commercial work in 1992-93. Our very first commercial painting project was at the Danville (N.H.) School. From that point on we had a full time estimator in the office so Lou could go out in the field. We now have two full time estimators. One of them, she said, “is his sister Robin Caprioli who moved up here and joined our company in 2005. Our son Anthony Caprioli graduated from high school in 2010 and tried college did not like it and is now working with us. Our nephew Matthew Roy graduated from high school in 2009 and has worked two summers for us; he is attending Plymouth State University currently and wants to work for us full time when he graduates. The key to success during tough times is making sure the customer is happy, and quality cannot suffer because times are tough; there are not short cuts to good quality and good service. “Also, back in 2009, we applied to become registered with the State of New Hampshire as a WBE. This helped us get a lot of commercial work; customers were looking for tax breaks during these difficult times and if you hired a disadvantaged business you got a tax break.” She continued to point out that, “Green is a big trend. Lou had to get certified for lead removal. This was new about two years ago, before anyone could do a lead paint job and with no training. We now use zero VOC paint from our vendors. We also make sure all our field personnel are 10 hour OSHA trained, which is required on any federal or state funded jobs. But it is good to have them OSHA trained anyway. Customers look to make sure your company works safely and has a good safety record.” Her husband, Lou, said, “Another

trend that is very popular out west and in the south is concrete finishes. It is just starting to get very popular out here. We went to the concrete show in Las Vegas back in 2008, got educated, bought our own equipment and did a big advertising campaign to do epoxy floor coatings. The big market which surprised us was the commercial demand for it. We were fortunate to break into that category four years ago; now it is almost 40% of our business! “The sector we would like to expand into is the floor coatings. There is so much competition in paint that when the economy is slow it is hard to get work and keep your crews busy, plus painting can be so seasonal. Epoxy flooring, however, is new and upcoming, and the demand seems to be getting stronger for this type of work. “The bulk of our repeat clientele is commercial; we tend to work for the same general contractors or project management teams a lot. I think we give them a level of comfort, knowing us, and working with us all the time.”

Sturgis expects the project to create 50 jobs, and TD Bank and The Property & Casualty Initiative purchased the bonds. Cape Cod Lighthouse Charter School will use $3.96 million in bond proceeds to buy the former Regal Harwich Cinemas and convert it to an academic facility. The renovation project includes dividing the theaters on the first floor into roughly 18 classrooms, a main office, a large multipurpose common space, and bathrooms.

Eastern Bank purchased the bonds. Both financing packages include Qualified School Construction Bonds, created by the American Recovery and Reinvestment Act of 2009 with a 100% federal subsidy. The Massachusetts School Building Authority allocated bond authority to MassDevelopment to issue these bonds for school construction, renovation, and rehabilitation projects. Cape Cod Lighthouse Charter School is a public middle school serving 228 students in grades 6-8. The school was one of the first 14 charter schools approved in Massachusetts and opened its doors in September 1995.

Boston - Berklee College of Music recently celebrated the groundbreaking of its new living and education facility. The $100 million project located at 160 Massachusetts Avenue will create 300 new construction jobs and 15 permanent jobs and add on campus housing for approximately 370 students, freeing up housing in the Fenway, Back Bay, and South End neighborhoods for Boston residents. The ground floor of Berklee’s new 16-story facility is designed with floor to ceiling windows. The project also includes 4,500sf of ground floor commercial space, possibly for a restaurant with live music, which will add to existing pedestrian foot traffic along the corridor. The 155,000 total sf facility will also include practice and ensemble rooms, a fitness center, student lounges, a two-story dining hall with 400 seats that will be used as a new venue for student performance, and a 19,000sf below grade music technology center with sound proof studios for recording and post-production activities.

The Derryfield School Manchester, NH - Pro Con Inc completed the new 8,132sf Gateway Building on the campus of The Derryfield School in Manchester in advance of the students returning to classes in September. Lavallee Brensinger Architects was the project architect and Pro Con Inc. was the construction manager for the $1.2 million project, that was funded in part through a grant from New Hampshire Community Development Finance Authority. MEC not only performed the electrical portion of the project, they were also the prime contractor for the project and were responsible for the coordination, scheduling, installation, and completion of the work required by various trades. The scope included but was not limited to excavation, paving, demolition, concrete work, HVAC, plumbing, rigging, fire protection, and roofing.

The Leonard Florence Center for Living – a new skilled nursing facility in Chelsea – won an Associated General Contractors (AGC ) of Massachusetts Build New England Performance Award. The Associated Builders and Contractors of Massachusetts (ABC)honored the renovation of Avid Technology’s new

corporate headquarters with an Eagle award. The new 91,000sf, 100-unit Leonard Florence Center for Living is the first skilled nursing facility built in Massachusetts in 13 years; the first urban greenhouse built in the United States; and the first facility of its kind for ALS and MS patients. The six-story building features 10 “houses,” each with 10 bedrooms clustered around an open kitchen and living area.

Leonard Florence Center for Living Erland performed the 203,000sf renovation for Avid Technology’s new corporate headquarters in Burlington in just six months. Spanning three buildings, Avid’s new space features a high-tech lobby with holographic displays; conference, demonstration, and training areas; as well as offices and technical lab space.

Erland has also constructed a 143foot long enclosed pedestrian bridge to provide all-weather access between 65 and 75 Network Drive. The bridge mimics the design of current connecting bridges in the park.

MCHC Builds New Sustainable Home

Boston - Mattapan Community Health Center’s new building, scheduled for a July 2012 completion, is expanding one-stop health services to an underserved population in Mattapan Square. Designed by Steffian Bradley Architects, the 58,700sf four-story center will house clinical space, office space, and two retail tenants on the ground floor. The project includes the on-site demolition of four existing buildings, off-site construction including the relocation of a traffic mast arm and control box, removal of curb cuts, sidewalk reconstruction, a parking lot, loading dock, and landscaping. Construction began in January 2011 and is scheduled for completion in early summer 2012. Suffolk is construction manager for the Mattapan Community Health Center (MCHC) project. Recognizing that many patients’ medical conditions are a result of their urban environment, MCHC outlined a requirement of having a healthy building as a starting point for providing quality care. This meant designing a building that not only meets and exceeds all regulatory requirements, but incorporates the latest green technology and materials. The project is employing the LEED for New Construction (version 2.2) rating system to assess sustainability goals and targeting a LEED Silver certification. Overall strategies include site selection and utilization to minimize the impact on the natural environment, conservation and efficiency in water and energy use, recycled and regionally extracted and manufactured

area for MCHC staff. The building utilizes additional green roofs and light-colored roof membranes to lower the heat island effect, minimize water runoff from the site, insulate the building, and provide views of nature for the health center and surrounding residential neighborhood. In landscaping the site, the team used native vegetation and no potable water systems. This not only reduces water use but also mitigates storm water runoff.

The center entrance is flanked by two retail spaces. materials, indoor air quality that will enhance occupant wellbeing and health, and occupant control of the environment for maximum efficiency and comfort. The new MCHC building features a glass-clad central core that extends from the front of the building to the back. Patients will enter the center through this core on the ground floor, which is flanked by two retail spaces. The central core continues up through all four stories of the building and creates a window between the health center and the community. The core of windows also allows natural light into the building and enables views through the building to a landscaped garden at the back of the site. Sun control of this large glass façade is achieved through the use of an overhang at the ground floor, curtainwall fins, and a sunshade at the third floor. Inside the building, daylight sensors track light levels and dim fixtures in response-reducing energy use and cooling load.

The clinical areas of the health center are located on the upper two floors of the building, which are wrapped in a terracotta rain screen envelope with large punched windows. The windows allow large amounts of natural daylight into the building, providing a warm and healing environment. South- and east-facing rooms have daylight sensors to control the light fixtures. The building culminates with a floor that is set back from the face of the lower floors, and features administrative and conference spaces. A continuous sun shading canopy protects the upper level from the extremes of the sun along the eastern and southern exposures. An outdoor garden on this floor further demonstrates the center’s commitment to sustainable design and provides a respite

CSI Completes Façade Restoration Erland Completes Museum Renovation

Boston - Contracting Specialists Incorporated (CSI) was awarded the contract to remediate underlying structural deficiencies at the exterior façade of a late 19th century office building at 10 Post Office Square in the heart of Boston’s financial district. A complete restoration to portions of the building façade was undertaken as an intrinsic part of the project. The work began with the installation of an intricate engineered access system and canopy protection system at the front building facade, progressing to an involved survey of the existing limestone veneer and the cataloguing of the existing stones for removal and replacement at two columns and across the 13th floor water-table spandrel level. Once the survey was completed, the limestone veneer was removed along with the brick masonry backup structure to expose the structural steel. Working closely with the structural engineer, deteriorated steel was identified and replaced or repaired as required. The steel was then coated with a protective coating. At this stage the backup masonry structure was reinstalled and the veneer replaced with new Indiana Limestone to match the original color and profile. The work continued for approximately eight months, all completed at night to ensure minimal impact on the building’s tenants and the busy surrounding neighbor-

CSI completed all work ahead of schedule and on budget with a product indistinguishable from the original quality construction of the building facade. Because CSI worked closely with the owners, engineers and architects, the project proceeded efficiently, resulting in a successful finished repair of the highest quality, to the complete satisfaction of all involved.

The Rose Art Museum recently renovated lobby

Waltham, MA - Erland Construction of Burlington recently completed renovations to the Rose Art Museum at Brandeis University in Waltham. Teaming with Bruner Cott Architects of Cambridge, the completion of this project coincides with the museum’s 50th anniversary. During preconstruction, Erland and Bruner Cott worked with Brandeis University and the Rose Art Museum staff to set priorities for the renovations. In the late 1990s, the museum added

new state-of-the-art gallery space. For this renovation, they upgraded the mechanical systems in the original building, built in 1961, to make it more energy efficient. Renovations also included a new glazed vestibule in the lobby with glass railings and new lighting. Founded in 1961, The Rose Art Museum of Brandeis University is an educational and cultural institution dedicated to collecting, preserving, and exhibiting the finest of modern and contemporary art.

HMFH Completes Studios for CCTV

Cambridge, MA - HMFH Architects has completed new studios for Cambridge Community Television (CCTV) at 438 Massachusetts Ave. HMFH worked closely with CCTV during a year-long search for a studio location, and was commissioned to design the colorful new home for the nationally-recognized community media center. “Locating our new studios in a central and visible site was of primary importance,” said CCTV Executive Director Susan Fleischmann. An adaptive reuse of a hardware store in Cambridge’s Central Square, the 8,000sf two-floor space includes three studios for television and audio production, as well as three editing suites. The building’s location directly over the Massachusetts Bay Transportation Authority’s Red Line train and beneath four floors of housing presented unusual acoustical challenges. To achieve complete isolation from these noise and vibration sources, each studio is designed as an individual box on a system of structural springs that separates it from the vibrations of the underground trains. Double walls, a floating floor slab, and double-paned windows throughout also contribute to the acoustical design. In the studios and control room, the angled walls were carefully designed for optimal sound reflection and absorption. “By transforming this former urban storefront into a community television studio, CCTV adds its very visible presence to the regeneration of Cambridge’s Central Square as a community arts scene,” said

In addition to his past presidency with CBC he was part of the Industry Practices Committee, the body within CBC that created and maintains the Connecticut Construction Guidelines manual. The Congress is approaching its 60th year and is recognizing the members who have consistently contributed to making CBC what it is today. A $5,000 check was presented to the CBC Scholarship Fund. CBC offers scholarships to graduating Connecticut high school students entering college-level programs in architecture, construction-related engineering, construction management, surveying, planning, or other courses of study leading to associate, baccalaureate, or master’s degrees in the construction field.
