For our focus on hospitality and retail, HP also attended the Bisnow event, “Boston Retail: The Impact of the Ground Floor & What Tenants Want,” at the Westin Boston Waterfront recently. The world of commercial real estate is ever-changing, especially when it comes to retail. With the days of mega malls and shopping centers quickly fading, professionals are having to change the paradigm of what is deemed to be a “successful retail development,” but there is no one-size-fits-all solution. Bisnow discussions touched on the importance of the ground floor to your urban property, and the ripple effect that a successful ground floor can improve the value of a facility, and how to drive traffic through experiential shopping. The event started with two case studies, “Legoland Discovery Center &

Hats off to all those whose work on the Boston 2024 Olympic bid will continue to help the people of Boston with infrastructure planning for many years to come. It was an amazing effort that led us to be chosen over all other US cities to host a truly great world event. You inspired and challenged us. It was a pleasure to meet Joseph A. Bedford, MA – Jet Aviation and PROCON were joined by leading corporate and local officials recently at a groundbreaking for a facility improvement project at Jet Aviation’s Boston/Bedford location. PROCON of Manchester, N.H., is the construction manager for the project, and SAA Architects and Design of Iselin, N.J., is the design architect. The new facility upgrade is a twophase 12-month project designed to improve operational safety and efficiency and achieve LEED Silver certification. The project will be composed of 40,000sf of hangar space capable of handling larger private/corporate aircraft up to the size of a Gulfstream G650 and a Global
6000. The plan also includes a 16,000sf office and shop space, and a two-story 13,000sf state-of-the-art FBO (fixed-base operator), to accommodate the needs of Jet Aviation customers. Additional improvements include a 92,000sf ramp and apron upgrade, new roads and parking, underground utilities, and new pavement and landscaping. The facilities, which are located 20 miles outside Boston, will offer direct access to Hanscom Drive and is expected to be completed in late summer 2016. “We are delighted to be under way with the construction and enhancements to our Boston/Bedford facility,” said John Langevin, vice president, FBO Operations, North America. “Jet Aviation has worked diligently to bring this project forward, and we are excited to be taking the next step, and to be partnered with PROCON on the construction of our facility. We are confident that by working with PROCON and our other construction partners, we will have a best-in-class facility at Hanscom Field.” PROCON’s president, John Samenfeld, also commented, “We are very pleased and excited to partner with Jet Aviation in the construction of its new facility.”

Additionally, the massive space will allow Summit Metal Fabricators to accommodate larger modular fabrications and process skid prefabrication projects. Summit Metal Fabricators will greatly benefit from the added shop space and overhead cranes. This will allow for additional fabrication services such as large modular fabrications, process skid fabrication and assembly, prefabricated pipe racks, pedestrian walkways, and more. The expected renovation cost is approximately $8 million. All new heating, ventilation, air conditioning, electrical, paving, landscaping, fire protection, and gas lines are part of the renovations and new construction.

Boston – Nauset Construction and Vietnamese American Initiative for Development, Inc. (Viet-AID) celebrated the groundbreaking this week for the Upper Washington project, a 48,000sf mixed-use development that will provide 35 units of family affordable housing in Dorchester’s Four Corners neighborhood.
The ceremony was highlighted by a special appearance from Boston Mayor Martin J. Walsh, community partners, project lenders, as well as other local, city, and state dignitaries. Designed by Utile Inc., this development is located on nine city lots and one private lot, and includes one three-story, 16,000sf and one four-story, 31,775sf building on Washington Street. Both buildings will feature first-floor commercial and community space totaling approximately 3,600sf. The buildings will be composed of structural steel frame construction on the first floor with wood-framed construction above. The project is seeking LEED Certification by incorporating many sustainable elements.

Providence, RI – The Moses Brown School broke ground recently on the Woodman Family Community and Performance Center. This new 25,295sf facility is designed to be the hub of academic, artistic, social, and spiritual life on campus. It’s a place where students will gather, perform,
exhibit, present, rehearse, act, dance, study, announce, graduate, and meet for worship. “The Woodman Center will be like no other building in this region,” said Michael Viveiros, principal in charge of design. “The unique telescoping seating and hydraulic flooring allow an audience of 475 in raked theater-style seating for performances, and can quickly transform to a flat-floored exhibition hall for community gatherings.” The Woodman Center will replace the 150-year-old Alumni Hall as the school’s primary performance and assembly space. With an 18-month construction timeline, the new facility is expected to open late in 2016.

Hingham Municipal Lighting Plant employees joined CTA Construction at the topping-off ceremony of the future headquarters
Hingham, MA – Hingham Municipal Lighting Plant staff members recently joined general contractor CTA Construction of Waltham for a topping-off ceremony for the utility’s new office and maintenance facility. Following tradition, the staff took turns autographing the final structural beam later hoisted into place on the building frame. When completed, the 24,000sf,
single-story building on Bare Cove Park Drive will include offices, vehicle storage, and a warehouse. On the roof, a photovoltaic system will convert sunlight into electricity. The $8 million project is slated for completion next spring. The building architect is Helene Karl Architects of Groton, and the owner’s project manager is The Vertex Companies, Inc., of Boston.

Norway, Maine – Landry/French Construction Company of Scarborough recently broke ground on a new medical office building for Western Maine Health in Norway. Landry/French was selected as the construction manager for the new 25,500sf patient-centered medical home being built on the site of the former C.B. Cummings & Sons dowel mill on Pikes Hill Road. The new building will accommodate Oxford Hills Internal Medicine and merge the primary care practices of Western Maine Family and Oxford Hills Family Practice. The patient-centered medical home
is a national model to deliver primary care that can lead to higher quality and lower costs, and improve patients’ and providers’ experience of care. Designed by SMRT of Portland, the exterior is a contemporary take on downtown Norway while blending into the nearby residential neighborhood, with pitched roofs, clean lines, a simple material palette, and volumes that are organized at a more residential scale. Another goal of the design is to project an image to the community that Western Maine Health medical office building is a modern, forward-thinking healthcare facility. Completion is slated for early 2016.

North Haven, CT – Representatives from the Middle School Building Committee, town officials, state legislators, middle school students, and Gilbane, a builder in Connecticut since 1944, broke ground recently for construction of a two-story 97,000sf classroom addition to the North Haven Middle School. The addition, Phase 1 of the expansion and renovation project is scheduled to be completed in the summer of 2016. Phases 2 and 3 encompass the renovation of nearly 50,000sf of the existing middle school, including the gymnasium, cafeteria, music, and administration areas. Phase 4 includes the construction of new athletic fields in 2017. “We are thrilled to be working with the town of North Haven to renovate and expand this educational facility for the students while working with the town leaders, the community, and our partners

Hotels can further reduce energy consumption by implementing an energy management system (EMS). Allowing facility managers to control heating and cooling needs based on occupancy and demand, the EMS monitors guest room temperatures remotely and signals HVAC systems to run at a more-efficient level when guest rooms are empty. Lighting is another area of significant potential impact on energy usage. Outdated lighting throughout guest rooms, common areas, and parking lots of hospitality facilities can be retrofitted with high-efficiency LED systems. Lasting much longer than traditional incandescent and compact fluorescent bulbs and requiring far less electricity to operate, LED lights are a cost-effective way to reduce energy costs, streamline maintenance, and improve hotel ambiance. Hotels can also gain efficiency by

improving water delivery systems with low-flow showerheads and faucets and efficient toilets. For facilities with onsite food and laundry services, there are additional opportunities to reduce energy and water usage through equipment upgrades, including refrigeration controls, exhaust fans, faucet aerators, and highefficiency washers and dryers. UI partners with facilities on energyefficiency projects, providing technical guidance and assessing available financial assistance. The utility assisted the Bridgeport Holiday Inn in securing a $283,446 incentive through the Energy Efficiency Fund to help cover some costs associated with a multi-million dollar renovation of the full-service hotel and conference center. Overall, the hotel is realizing an estimated savings of $124,555 annually in energy costs due to efficiency measures implemented. “The savings garnered through energyefficiency upgrades can be significant for businesses within the hospitality sector,” said Pat McDonnell, senior director of conservation and load management with UI. “Our insight on the latest technology and efficient design models allows us to craft a custom plan for facilities to achieve efficiency in a most cost-effective manner while improving customer experience.” UI also worked alongside the New Castle Hotels and Resorts’ Hilton Garden Inn on an energy-efficiency project, offering a strategic action plan after completing an energy audit on the Shelton location. Through the Energy Opportunities program, the hotel implemented a new EMS with occupancy sensing thermostats throughout the rooms and suites. The Hilton Garden Inn earned a Summer Savers Award for its efficiency efforts and received a $13,110 incentive payment through the Energy Efficiency Fund for completing the project. Hotels can utilize Energize Connecticut programs to assist in ongoing efforts to maximize efficiency and control operating costs. The programs are part of an initiative of the Energy Efficiency Fund, the Connecticut Green Bank, the state, and your local electric and gas utilities with funding from a charge on customer energy bills.

The Godfrey Hotel Brings New Life to Downtown Crossing by Anastasia Barnes Boston is considered the nation’s third oldest city, tracing back to the 1630s when the Puritans traveled over from England. The history of Boston is evident almost 400 centuries later. With terra-cotta facades and ornate designs, the charm of Boston’s architecture permeates throughout the city’s streets and into its surrounding neighborhoods, reminding both residents and visitors of its colonial roots. It’s no wonder that history’s charm is making a comeback, architecturally speaking. Adaptive reuse is a practice that has taken Boston, and other Northeast cities, by storm, paying homage to a city’s history while building sustainably. After all, this kind of construction conserves land and saves energy and resources, which is attractive to both commercial and residential developers alike. That’s what Chicago-based developer Oxford Capital Group, LLC recognized when it purchased property in Boston’s Downtown Crossing district in 2013. Formerly the site of the Blake and Amory buildings (both built in the the early 1900s), 505 Washington Street will soon be the home to The Godfrey Hotel. Finegold Alexander Architects, a Boston-based design firm known for its historic preservation work, is the architect

behind the 135,000sf hotel. “Our firm has been adapting, preserving, restoring, and renovating a wide variety of building types since our founding in the 1960s. Our earliest projects helped establish national standards for saving important structures at a time when renewal meant removal. In recent years, I have seen an increasing trend in the reuse of historic buildings as hotels,” said Ellen Anselone, AIA, LEED AP, associate principal of Finegold Alexander Architects. “What is exciting for us is that we are seeing
19th and 20th century buildings in urban settings getting a much closer look, and we are being asked to create much more innovative and visionary designs for these projects.” When complete, The Godfrey Hotel will have a prewar brick-and-stone façade honoring Boston’s heritage. The mid-century interiors, designed by The Gettys Design Group, will feature a contemporary lobby, 16-ft. ceilings and sculptural walls, a George Howell coffee tasting bar, and new luxury restaurant. To contrast the old world feel of the exterior’s façade, all 242 rooms in the hotel will have a modern yet simple feel to them. According to Ellen Anselone, the name of the hotel — Godfrey — means

The construction site is in an extremely busy neighborhood, which makes safety for the pedestrians the No. 1 rule. Bar Harbor, ME – Bar Harbor has seen many recent hospitality property upgrades in the past several years. Latest is the new 103-room seasonal Hampton Inn, located on a secluded hilltop overlooking Frenchman’s Bay and the mountains of Acadia National Park. Owned by W.S. Atlantic, the inn is the only seasonal Hampton Inn in the United States. The project contractor was Opechee Construction Corporation. When the owners wanted to create an atmosphere that harmonized with Bar Harbor’s unique coastal charm, they
hired the interior design team at WBRC Architects · Engineers to help create a regionally appropriate lobby, dining area, hallways, and rooms. While the furnishings were from Hampton Inn’s catalog of brand-approved options, the team worked to get approval for custom cottage style flooring, finishes, wood work, wallcovering, upholstery, and window treatments. The result is a relaxing, modern property that resonates with Bar Harbor’s historic brand.

Foxwoods, CT – Foxwoods Resort Casino, the largest casino in North America, celebrated the grand opening of the Tanger Outlets at Foxwoods recently. The upscale outlets are projected to draw 3 million additional visitors to Foxwoods each year. Standard Builders served as the construction manager for this 439,000sf mall, constructed over the course of 18 months, during which the Foxwoods’ casinos and hotels were fully operational. Ninety-five percent of the approximately 15-acre site required extensive improvements prior to construction. Standard Builders blasted over 20 feet of rock on-site, resulting in 90,000 tons of crushed stone that was repurposed under the overpass. This is the first Tanger Outlet to be completely enclosed indoors. The mall adjoins the Fox Tower Casino and the Grand Pequot Casino, and is accessible only through these two internal

entrances. The mall spans over a quarter mile and showcases 80 premier retail shops on three levels, including Brooks Brothers, Calvin Klein, Coach, and Nike.

Middletown, RI – The Kempanaar family hired an owner’s project manager (OPM) to help them navigate the daunting task of site permitting, site and building design, and the hiring of a construction manager in order to repurpose a more than 50-yearold block building. Two national tenants, Chipotle and Corner Bakery, pinpointed this corner as the next retail hot spot in Middletown, only a stone’s throw from Newport (or locally known as Aquidneck Island). Bowerman Associates, Inc. was hired as the construction manager to manage and oversee the redevelopment/repurpose of this 9,100sf restaurant/retail building and associated parking lot. The plan included a complete gut of the interior existing restaurant. This also included major roof repairs, new exterior
soffits, lighting, new HVAC systems, all new electrical and plumbing systems, demolition of the majority of interior slab and associated underground utilities, coordination with National Grid for new upgraded electrical service to the property, completely new parking lot drainage systems, exterior patios, landscaping, curbing, entryways, sidewalks, parking lot paving, and striping. Bowerman Associates and team were able to quickly mobilize on-site and get up to speed and formulate an action plan to meet the project goals and tenant deadlines. These goals included converting a very old, tired, structurally challenged building into an exciting new retail/restaurant destination within an aggressive timeline and within a tight budget range.

It’s Mohegan Sun’s brand new boutique hotel that sits adjacent to the casino’s Sky Hotel on the reservation. Rightfully named the Earth Hotel, the building represents one of Mohegan Tribe’s principal visions: “respecting Mother Earth, the Elders, and all that comes from Mundo” (the world). “The Earth Hotel is closely related to the Sky Hotel and is inspired by crystal and rock formations that are important to the culture and heritage of the tribe,” said Lloyd Sigal, principal at KPF Associates in New York City. “The crystalline massing, angled geometry and glass façades exemplify these ideas.” When complete, the 240,000+sf, proposed three-plus diamond-rated Earth Hotel will complement the four-diamond Sky Hotel with a range of luxury amenities. meet the tribe’s budget at a time when construction prices were escalating. “Another challenge was to integrate the new hotel with the existing infrastructure and utilities. Ultimately we were able to fulfill both, resulting in a hotel that is at once progressive and efficient,” he said. The project incorporates a number of sustainable features, including a curtain wall made out of a state-of-art energyefficient glass. Internally, all light fixtures are energy-efficient LEDs and CFLs. The lighting and HVAC systems in the guest rooms are also managed by a room automation system. With so many parties involved, the cohesiveness of a project this size can
easily be derailed. So far this has not been the case. Robert J. Gervasini remarked, “We’re working with many different trade contractors and vendors to make this project a reality. Building information modeling (BIM) has consistently been a great resource for coordinating the Earth Hotel MEP requirements and its interface with the existing resort and casino facility mechanical systems.” When complete in October 2016, the Earth Hotel will be a majestic addition to Mohegan Sun’s 240-acre campus. Tourists and gamers alike look forward to its opening.

Brookline, MA – Tocci Building Companies is under way with a 97,775sf, 130-room Homewood Suites Hotel in Brookline. The site is in an urban location surrounded by Route 9. The project architect is Group One Partners, Inc. Tocci converted the design to 3D (BIM), sequencing every building element to determine the optimal execution and plan for every challenge posed by the
site, which was a former brownfield remediated before construction. The hotel has a pool with a terrace. An additional terrace will be located off of the lobby, and a green room will be designed on the upper level. The building includes a white roof, which will reduce heat absorption. The project began in July 2014 and is slated for completion in the winter of 2016.

One of the main things we are experiencing in the evolution of hospitality design is the elevated importance of the lobby and public spaces as focal points of hotel architecture and design. Why? The majority of our guests want energetic and interactive public spaces for work and play. As technology continues to offer travelers the ability to maintain their work and social connectivity anywhere in the world, it is key to provide guests with well-designed common areas that allow them to maximize their time, relax, and interact with other guests. Devens, MA – Maugel Architects announced that construction has begun on the three-story addition to Laddawn, Inc.’s corporate headquarters located at 155 Jackson Road in Devens. Laddawn, a manufacturer of plastics and film for packaging applications, currently occupies a Maugel-designed building which was an adaptive reuse of the Devens Library. The 23,000sf addition will nearly triple the size of the existing building. Working closely with the owner, the Maugel team designed an innovative interpretation of the workplace. Traditional

office layouts were replaced with creative, fun, and inviting common spaces; treadmill and balance-ball workstation areas; a café-style kitchen; an outdoor patio; and lounge areas. The new design incorporates an organic-industrial concept featuring a modern façade treatment and interior quality-of-life amenities. The aesthetic is achieved by bringing “the outside in” through the installation of a climbing wall with faux grass, a combination of slate and faux wood tile, exposed steel structures, and organic-patterned architectural screens.

Municipal New Public Library Opens its Doors

Tiverton, RI – The new, 24,000sf Tiverton Public Library officially opened to the public in June, replacing Tiverton’s outdated Essex Library, which closed after serving the community for over 70 years. It is over 20,000sf larger, and features a café, community meeting hall, children’s library, young adult room, adult reading room, administrative offices and a board room, and exterior public courtyard spaces. The sustainable project was designed to achieve 50% better energy usage psf than the old library, and to meet the criteria for both National Grid’s Advanced Building Program
and LEED Gold. The new library was designed by Union Studio Architecture & Community Design and built by Behan Brothers Construction. It was designed to be the cornerstone of a growing community center and its primary meeting place, with close proximity to the local middle school, high school, and a skate park located adjacent to the site. “In the first 15 days that the new library was open, we have issued 416 new library cards — this is more that we normally issue in an entire year,” says Ann Grealish Rust, director of Tiverton Library Services.
Hampden, MA – C.E. Floyd Company, a general contractor and construction manager, and TMS Architects have completed a major upgrade of the Hampden Country Club. The team continues to work at GreatHorse on the 17,500sf banquet hall scheduled to open this fall. The new 25,000sf clubhouse and golf course opened in May. The clubhouse is a blend of the western Arts and Crafts and New England farmhouse styles. “The design concept is one to invoke the feeling of being gently worn, like a comfortable pair of leather boots, yet maintaining a timeless elegance through rustic woodworking and modern amenities,” commented TMS project architect Jason Bailey. Clubhouse amenities include men’s and

women’s locker rooms with steam rooms and saunas, separate men’s and women’s member lounges, spa and treatment room, exercise room, conference room, pro shop, two golf simulators, dining room with indoor and outdoor seating, bar and lounge, and club room. Other amenities include an 18-hole golf course; driving range; practice greens; swimming pool with pool house, splash pad, and playground; tennis hut with two tennis courts, four paddle tennis court; and an outdoor ice rink. From commissioned artwork to the tabletop inlays, the furniture and artwork tastefully feature horse themes inspired by the Antonacci family’s passion for horse racing. The showpiece of the collection is the glass chandelier designed by worldrenowned glass artist Dale Chihuly.

Boston – J.F. White Contracting’s electrical division, based in Framingham, is on schedule with the Deer Island North Main Pump Station Variable Frequency Drive and Motor Replacement project. The NECA contractor is serving as both general contractor and prime electrical contractor in the elaborate five-year project, which is valued at just over $24 million. The project, which commenced in November 2011, entails the replacement of 10 3,500hp/4,160V pump motors and corresponding smart variable frequency drives (VFDs), that will pump raw wastewater from incoming sewer lines located 140 feet beneath the building through the plant for treatment and purification. J.F. White is currently working on the seventh of 10 new motor/ VFD replacement combinations. Prior to commencing work on any VFD/motor combination, approval of a
comprehensive, detailed, equipment lift/ rigging plan was required. The scope includes the installation and integration of the most advanced smart VFD technology with the facility’s existing 20-year old control systems and wiring. The new motor and drive hardware and software components feature technology that will result in more reliable and energy-efficient pump station operation. Fellow NECA Boston Chapter firms, Chapman Construction Group and Richard W. Reid Electrical, are working as subcontractors to J.F. White in the project; each contractor will replace one motor/drive set. Malcolm Pirnie provided the project’s electrical engineering services, and Fay, Spofford & Thorndike of Boston is serving as the resident engineering firm. The project is on schedule for completion in March 2016.

Milton, MA – Kaplan Construction, a WBE general contractor and construction management firm, is performing construction management and design-build services for a new 8,500sf, two-story building for Congregation Beth Shalom of the Blue Hills. Upon completion in February 2016, Congregation Beth Shalom will house Milton’s only Jewish congregation, which hasn’t had its own home for four years. Designed to accommodate 120+ member families, the sanctuary will seat 160 for the high holidays. The building has four classrooms as well as four bathrooms, offices, library, kitchen, and
areas for socializing. With foundations already in place there is still one major design component of the project to work through – the Ark. Kaplan is providing design guidance, cost analyses, and setting milestone dates so that the construction of this focal point of the temple will work seamlessly into the overall project schedule. Gilbane ground breaking of the Ronald McDonald House
Providence, RI – Gilbane Building Company broke ground recently for expansion of the Ronald McDonald House of Providence to accommodate more families in need and ensure there is “Always Room at the House.” Gilbane, in collaboration with New
England Medical Design, Inc. (NEMD Architects), will expand and renovate the facility, adding 11,500sf and 10 new bedrooms. The project will be completed in three phases to allow the existing facility to safely continue operations and support families. Upon completion, Ronald McDonald House of Providence will have the capacity to service 28 families at one time, with an average of 130 additional families per year. Since 1989, Ronald McDonald House of Providence has cared for thousands of families of hospitalized children, providing them with food, shelter, and emotional support. Yet in the past three years, the house has had to turn away 185 families due to lack of available accommodation.

The $1 million project encompasses the conversion of an existing assisted living wing to create a secure, selfsufficient 14-bed, 8,000sf memory care suite. The senior living center is located at 6949 Main Street in Trumbull, Conn. Rubicon Builders has been selected to oversee construction of the project. Mike Ryan, associate, is leading the project for JACA Architects. Capital Senior Living Corporation is one of the nation’s largest operators of residential communities for senior adults. Residence at Cedar Dell
Dartmouth, MA – South Coast Improvement Company (SCI) recently finished a restoration project at The Residence at Cedar Dell, an independent, assisted, and memory care living home at 628 Old Westport Road in Dartmouth. The $700,000 renovation featured improvements to resident units, common areas (seating areas, library, and gym), corridors, a new exterior walkway, and a new elevator. The project also included apartment buildouts; fresh paint; new carpeting in
multiple units, offices, and common areas; and the installation of a number of other new amenities throughout the facilities such as rails, cabinets, ceiling lights, and handicap shower benches. “You always want a great finished product, but the real key to a project like this is to keep disruption to residents and the daily operations to a minimum. With this project, I feel pretty confident we succeed on both counts,” said Tom Quinlan, president of South Coast Improvement.

Hyannis, MA – Dellbrook Construction/ JK Scanlan Company Healthcare Team is currently working on the third phase of the 40,000sf construction and renovation project for the new emergency center at Cape Cod Hospital in Hyannis, designed by Isgenuity, LLC, Within the multiphased project, phases 1 and 3 involve complete renovations of interior spaces within the hospital. Phase 2 included the building constructed to serve as the new emergency center for the hospital. The new building is steel-framed with EIFS, granite, and metal wall panel exterior. Complete interior millwork and finishes are included in the new facility. Cape Cod Healthcare’s new Emergency Center nearly doubled the size of the current department and included a total of 72 patient care treatment rooms. The new Acute Care Unit features 52 private treatment rooms and is divided into three contiguous areas, each with an advanced clinical station at its center. Forty-eight rooms arranged in adjacent four-room pods surround the three clinical stations, plus an additional four specialty care rooms. Also located within the Acute Care

Unit is the new Emergency Diagnostic Suite, which will be equipped with the latest CT technology, x-ray, and ultrasound capabilities that will enable emergency department staff to more quickly diagnose a patient’s injury or trauma. The Fast Track Unit is an integral part of the emergency center, designed to facilitate the care for patients presenting with noncritical emergencies. This 11bed unit significantly helps to shorten the time patients spend in the emergency department by providing focused treatment quickly and efficiently in a comfortable, more appropriate setting than the Acute Care Unit.
Wakefield, RI – When the executive team at Thundermist Health Center made the decision to expand and build an entirely new facility in Wakefield, they soon realized they were in for quite the process. They quickly looked to hire an owner’s project manager (OPM) to help them navigate the difficult decisions that were lying ahead of them. Bowerman Associates, Inc. was hired as the construction manager and was brought into the project early on to work closely with the design team, consultants, and senior Thundermist management team. The plans called for a new 20,000sf patient-centered medical facility, replacing and doubling the size of the existing medical building. Bowerman was able to understand the
needs and concerns that the Thundermist team and staff faced, including a new state-of-the-art patient-centric medical facility, an underground parking structure, and an aggressive schedule within a tight budget range. Now complete, the new facility hosts 18 medical exam rooms, 10 dental suites/ operatories, medical triage, multiple waiting areas, children/family areas, administrative offices, nutritional training kitchen, multiple executive and smaller conference and training rooms, and a new 27-space parking garage.

O&G Completes Emergency Dept.

New Milford, Connecticut – On June 9, New Milford Hospital’s new Arnhold Emergency Department officially opened to the public. The grand opening marks a major milestone for the 11-month project, which was completed in late April. O&G Industries served as the construction manager for the new 11,000sf emergency department, which will double the size of the previous facility. The new facility is expected to serve more than 20,000 patients each year from Connecticut and Eastern New York state. At the May 8 ribbon-cutting event, New Milford Hospital executive director Thomas Koobatian praised O&G’s performance: “They were partners all along and built a top-notch facility.” Facilities director Charlie Geyer also
noted: “We’re very pleased with the performance.” According to Gregory S. Oneglia, vice chairman of O&G: “We’re proud to be involved in the construction of the Arnhold Emergency Department and support New Milford Hospital in promoting a higher level of patient care in the community.” The new emergency department includes 14 patient rooms that will provide privacy for patients and their families, a central nursing station that allows for direct oversight of patients, and a larger triage area. In addition, the facility includes a common layout for all of the patient rooms and separate entrances for ambulance traffic and the public. In addition to the emergency department project, O&G worked with hospital administration to complete other smaller projects at the facility during the project. These projects include renovating the hospital gift shop, building a new cafeteria, and converting the old cafeteria to office space. O&G completed the Arnhold Emergency Department project two weeks ahead of schedule and continues working on other projects at the facility.

Farmington, CT – The new 300,000sf Ambulatory Care Center at the University of Connecticut (UConn) in Farmington recently opened its doors, offering a myriad of healthcare services all consolidated within the same facility. The new facility was designed to host primary care, geriatrics. and gastroenterology services, to oncology and physical therapy, among other specialties. Medical professionals will share 120sf exam rooms and common work areas. On-site, the Griffin Electric team was tasked with the installation of power and lighting, in addition to systems for fire alarm, video surveillance, and access controls, coordinating their work with other trades through the use of BIM technology. General contractor Dimeo Construction Company, of Providence, R.I., oversaw the construction and trades on-site,
and Perkins Eastman, of Stamford, Conn., was in charge of the building’s tenant. Jacobs, of Pasadena, Cal., served as the owner’s project manager. With an expected LEED Silver designation, increased natural light, simplified building setup, and consolidated check-in/check-out was worked into the design of the facility, to foster an improved end-user experience. “Working with veteran contractor, Dimeo Construction Company, created ease in the execution of our on-site contributions,” explained Wayne J. Griffin, president of Griffin Electric. “After working alongside them on countless construction projects, we were familiar with their principles and practices, and were able to execute the job to their expectations.”

Supported by a generous gift from the Arnhold family for which the facility is named, the new emergency department features ecofriendly design and offers New Milford’s community every advantage in life-saving emergency care including a larger and more efficient triage area where
nurses can start medical treatments, set up x-rays, and complete additional tests to expedite treatment. Other features include private patient rooms, a centralized nursing station, specialty care rooms, and enhanced parking and vehicular circulation. The new emergency department represents the largest expansion in the hospital’s history, as it has doubled in size and is expected to serve more than 20,000 patients each year from Connecticut and Eastern New York State.

Winsted, CT – O&G Industries recently completed the renovation and fit-out of a former bank building in Winsted that will become home to the American Museum of Tort Law. The museum, which will be the first of its kind in the country, was the vision of O&G client and former presidential candidate, Ralph Nader. The renovation included new interior finishes, restrooms, and upgrading of the mechanical, electrical, and plumbing systems within the 6,500sf building. Stratham, NH – Jewett Construction Company, Inc. (JCCI) of Raymond, has been selected by Seacoast Imported Auto for a renovation of its Honda Barn dealership located at 34 Portsmouth Avenue in Stratham. JCCI assembled the team of Bruce Ronayne Hamilton Architects and Emanuel Engineering to design 23,900sf of renovations to the Honda Barn showroom and customer lounge.
The design-build project includes new mechanical, electrical, and plumbing as well as new lighting, interior finishes, and an information center consistent with the latest Honda brand updates. The project also includes the construction of a 3,300sf addition housing six new service bays and a new service drive entrance. Completion is scheduled for February 2016.

Education CTA Begins North Middlesex HS

Townsend, MA – As summer vacation began for teachers and students, CTA Construction’s crews got to work on the new 180,530sf North Middlesex Regional High School. The two-story, brick-faced school will rise adjacent to its predecessor, which is slated to be demolished after completion of the new facility. CTA Construction was the only prequalified contractor to submit a bid under the estimated construction
budget of $68 million. The project architect is Symmes Maini & McKee Associates of Cambridge, and the owner’s project manager is Heery International, based locally in Burlington. The existing school, built in 1959 and expanded in 1971, has deficient building systems, including mechanical, electrical, plumbing, and the structure’s exterior. The new facility will serve 870 students in grades 9 through 12.
MassDevelopment Issues Bonds Educational Facilities Receive Funding Boston – MassDevelopment has issued a $7 million tax-exempt bond on behalf of the Winchester Soccer Club, Inc., which will use the proceeds to acquire land and build two multisport synthetic turf playing fields, a smaller natural grass outdoor field, and a 70,000sf field house. The organization will also furnish and equip the field house and build a 130-space parking lot. Winchester Soccer Club expects the project to support 24 construction jobs. Salem Five Cents Savings Bank purchased the bond. MassDevelopment also has issued a $6.5 million tax-exempt bond on behalf of the Lawrence Family Development and Education Fund, Inc., an affiliate of the Lawrence Family Development Charter School and the owner of the school’s real estate. The school will build a 7,000sf addition to the lower school and renovate, improve, furnish, and equip the school’s three facilities. In addition, a $7.01 million tax-exempt bond and a $3.3 million Qualified Zone Academy bond were issued on behalf of Lowell Community Charter School Friends, Inc., an affiliate of the Lowell Community Charter Public School. Bond proceeds are being used to purchase, renovate, and equip 113,800sf

of classroom space at 206 Jackson St. in downtown Lowell. The space is in two textile buildings that were part of Appleton Mills. Since 2000, the school has leased 98,000sf of the space it is purchasing. The school is converting the additional 15,800sf to classrooms to accommodate the addition of the 7th and 8th grades. In addition to the building space, a 40,000sf land parcel is being purchased for a future gymnasium. Lowell Community Charter Public School expects the project to create 10 jobs and support 17 construction jobs. MassDevelopment enhanced this financing with a guaranty. Boston Private Bank & Trust Company purchased the bond.

Burlington, MA – Construction has begun on new multifamily housing at 32 Second Avenue in Burlington. Because it is located in the heart of the new 3rd Avenue mixed-use development, residents of this apartment community will have multiple shopping, entertainment, and dining options right at their doorstep. This new complex will have 180 rental units, a detached parking deck for 122 cars, and surface parking
for another 189 vehicles. Designed by Cube 3 of Lawrence as a single four-story building with three wings, tenant amenities will include an outdoor swimming pool in one of the courtyards. Erland is constructing the project. This project began with demolition of an existing office building as part of the continued transformation of Northwest Park into 3rd Avenue.

Boston – T&T Electrical Contractors, based in Everett, has completed the electrical construction of Troy Boston, a 378-unit apartment building located at 275 Albany Street in Boston’s South End. The development includes 38 residences that are classified affordable housing. Troy Boston is a 334,000sf development, composed of two connected towers, an 11-story structure, and another that rises 19 stories. The residential/ mixed-use project includes 6,000sf of retail shops and restaurants at ground level. The development includes an aboveground parking facility for 180 vehicles. T&T’s project scope included providing installation of the facility’s
and lighting control systems, fire alarm system, and the conduit infrastructure for tel/data and security systems. The contractor also provided temporary power to the site in the early construction phase. T&T Electrical Contractors teamed with architect, ADD Inc; GC, Suffolk Construction Company; EE, WSP; and developer, Gerding Edlen, of Portland, Oregon, on the project. Troy Boston is expected to achieve LEED Gold certification as its energyefficient systems are designed to save more than 1,379,700 kW hours of electricity and more than 3.8 million gallons of water.

This summer has already proven to be jam-packed with special events around town requiring quick, easy, and temporary seating for attending locals and tourists. At the 18th Annual Purina Pro Plan Incredible Dog Challenge held
at Joe Moakley Park in South Boston on Saturday, July 11, Marr provided the best views of the canine Olympics with 900 transportable bleacher seats and 300 elevated grandstand seats. The event featured dogs of all ages, breeds, and sizes competing in events including high-flying disc routine, pole racing, agility courses, and hurdle racing. Spectators couldn’t help but sit at the edge of their seats to witness the athleticism. Another event that consistently draws a big crowd in July is the Mylan World TeamTennis League at the Manchester Athletic Club. This Manchester by-theSea venue hosts the Boston Lobsters, one of seven teams competing in the Mylan WTT. In order to accommodate the fans during these highly anticipated matches, Marr installed 1,145 tip-up seats and 300 box seats on the north, east and west sides of the court. The arrangement allowed for each fan to feel right on top of the action. For 50 years, the bleacher division has been serving the New England Market with seating year-round, for both indoor and outdoor uses, to guarantee optimal
viewing for a wide range of sporting and cultural events, corporate and political rallies, and even movie productions. The division provides four primary functions: 1. New grandstands, including the design, furnish, and install for venues like Gillette Stadium, Fenway Park, and Boston College Alumni Stadium. 2. Press boxes, including the design, furnish, and install for athletic facilities such as Medway High School and Brown University. 3. Latest Phase of Seaside Completed

Waltham, MA – Hobbs Brook Management LLC, announced the substantial completion of the renovation and sustainable upgrade to 610 Lincoln Street North in Waltham. Designed for single or multi-tenant occupancy, 610 Lincoln Street features flexible floor plans, on-site dining, multiple amenities, and access to the Forefront Conference Center.
Designed by Margulies Perruzzi Architects (MPA) and located within the Hobbs Brook Office Park, the completely renovated building features 86,169sf of office space on three floors, and comes with a 3.7 parking ratio and front-desk security. To open the lobby to more natural light, the main entrance was redesigned with a new two-story glass vestibule. By lowering the building grade and moving mechanical equipment to the roof, 6,000sf of additional office space was gained. With the goal of attaining LEED Silver certification, the renovation includes new HVAC systems, windows, electrical systems, and fireproofing. In addition to MPA, the project team includes general contractor Columbia Construction Company; landscape architect Studio 2112; MEP engineer AHA Consulting Engineers; structural engineer Souza True & Partners; civil engineer H.W. Moore Associates; and LEED consultant Entegra.
Seaside Village interior views
Niantic, CT – New Boston Fund, Inc., a private equity real estate investment, development, and management firm, has completed its latest phase of development at Seaside Village in Niantic. The entire Seaside Village community now includes 110 residences, and 30% of the homes are affordable. This newest phase at Seaside was designed by The Architectural Team and built by Dellbrook Construction. Guilford Savings Bank was the construction lender
for this project. The latest phase saw the completion of the Village Center building, consisting of 41 condominium units with seven different floor designs ranging in size from 924sf to 1,304sf, and a Village West building, containing four townhomestyle units that offer spacious floor plans, vaulted ceilings, and walk-in closets. The community is now over 70% sold, with 32 of the newly constructed condo units currently available for sale.
Bond Issued for Two Rental Facilities MassDevelopment has issued a $6.62 million tax-exempt bond on behalf of Kenquad Limited Partnership, a real estate entity managed by HAPHousing, a nonprofit developer of affordable housing in Western Mass, that will use the
proceeds to buy and renovate two rental housing facilities in Springfield. The facilities, known as Kenwyn Park Apartments and Quadrangle Court Apartments, contain 60 residential housing units in three buildings.

Boston – The Providence College (PC) Ruane Center of Humanities, designed by The S/L/A/M Collaborative, won the Palladio Award during the Traditional Building Conference in Princeton, N.J., making it the fifth award received for this project. The new three-story 63,000sf building is comprised of three distinct areas including a distinctive illuminated tower entrance acting as a beacon for the campus community which enters into a dramatic double-height Great Room with a 180-degree view of the campus and an outdoor terrace; a centrally located
teaching area with two large halls for DWC lectures and presentations; two medium-sized classrooms; 12 smaller seminar rooms; faculty offices, work rooms, and conference spaces that provide headquarters for multiple departments. The main idea behind the design of this building was to increase prominence and visibility at the campus entrance to reflect the importance of the role of Humanities and the Development of Western Civilization (DWC), PC’s signature program. It was also intended to highlight the building’s affinity with Harkins and Aquinas Halls, adjacent library and science complex buildings, and the first and most distinctive buildings designed for Providence College in the Collegiate Gothic tradition. Neo-Gothic form materials and detailing complement the original Collegiate Gothic-style architecture on campus. The interior design of this facility focuses on natural light, thus natural light floods into every office and classroom.

Farmington, CT – KBE Building Corp. received two awards from the Connecticut Building Congress (CBC). The construction services firm won the Project Team Award for the Harvard H. Ellis Technical High School renovation and the Award of Merit for the Connecticut College Boiler Replacement Project. KBE served as general contractor for the $52.4 million Harvard H. Ellis Technical High School project, which encompassed a 117,300sf renovation and 68,000sf addition. The scope of work encompassed upgrades to all trade shops, including manufacturing, auto tech, auto body, carpentry, electrical, masonry, and plumbing, and athletic fields; new bus garage, gymnasium, classroom wing, media center, and community café; and a new culinary arts/teaching kitchen and hairdressing studio. The project was designed by The S/L/A/M Collaborative.
The multiphase, $5 million Connecticut College Boiler Replacement Project encompassed asbestos abatement and demolition at the existing central heating plant; removal and replacement of three aging boilers with four new flexible watertube ones; addition of other supporting equipment, including de-aerators, pumps, and chemical treatment systems; minor structural and architectural modifications made to accommodate the renovations. Boston – Gilbane Building Company was recently awarded a CMAA Project Achievement Award in the Renovation/ Modernization Category for the South Station CVS/Improvement Work in Boston. The award recognizes projects that demonstrate exemplary use of construction management techniques and services. The awards committee is composed of owners and professional construction managers.
