HP’s annual review has a different look for 2016. Instead of listing the news headlines, we have focused on trends and hot topics. When we first published HP in 1997, LEED was the new hot topic, and it is still heavily discussed in trends today, but now WELL certification is on the top of hot topic list. We expect to hear more about it in the coming years. New media still heads up the list in the marketing and business development. With construction on One Seaport Square heading into its final phases, HP was invited by the Berkshire Group for a hard-hat tour of its two towers, The Benjamin and VIA. One Seaport Square, spanning three acres and 1.5 million sf, is the largest mixed-use project in the city of Boston in over 30 years. When the residences are completed, slated for spring and summer of 2017, respectively, The Benjamin and VIA will include a total of 832 units. It’s one thing to read about and another to actually be there to experience the view. It is an eye-opening experience to take in the fabulous panorama of Boston Harbor from a 22nd floor penthouse apartment before the windows go in. Worcester, MA – State and local officials, business leaders, and partners joined with XSS Hotels of Manchester, N.H., recently to celebrate the construction of the AC Hotel by Marriott to be located at 125 Front Street in Worcester, Mass. XSS Hotels collaborated with the Manchester, N.H.-based PROCON, the designer and construction manager for the 117,000sf upscale hotel. Colwen Hotel Management of Portsmouth, N.H., will provide comprehensive management services for the new hotel. Plans call for 170 king suites and double-queen guest rooms to be located on floors two through six of the building. The European-inspired hotel will offer a robust package of guest-friendly amenities. The design concept includes a fitness center, a yoga room, a 24×7 market, conference center and meeting rooms, and a business center. Expansive public space designs feature a bar/lounge area that flows to an outdoor terrace. In addition, the 7,100sf function room will include an in-house full-service restaurant with an outdoor patio eating area. Work began on the site in early October, and structural steel installations

are currently in progress. The building is expected to be weathertight by February 2017. The signed beam will be installed towards the end of the structural steel erection, with an expected project completion in late 2017. Worcester is undergoing a renaissance, and the new AC Hotel is part of a series of four high-profile projects that will comprise the CitySquare area, AKA, the Grid District. A 365-apartment mixed-use development is already under construction, and numerous streetlevel retailers and upscale restaurants are expected to set up shop within the next two years. Together, a section of downtown Worcester will be transformed into a live-work-play hub, designed to attract young professionals.

Assembly Row Block 6 Topped Off Somerville, MA – A significant milestone in the ongoing progress of Assembly Row was commemorated recently with the topping off of Block 6. Hopkinton, MA – Construction manager Colantonio Inc. recently joined about 75 residents and local and state officials to celebrate the groundbreaking of the Hopkinton Early Elementary School. The 82,000sf school features classrooms; a gymnasium; kitchen; cafetorium; and art, health, music, and specialized classroom spaces geared for prekindergarten, kindergarten, and firstgrade students. The facility will provide two playgrounds, a play field, and connections to adjacent town-owned parcels, including EMC Park. Billerica, MA – JLL Construction and EMD Serono held a topping-off ceremony recently for EMD Serono’s Sagamore building expansion project on the company’s Billerica campus. JLL has been providing general contracting services for the expansion that will span more than 30,000sf. The $12 million project began in June and is expected to be complete in the summer of 2017. Once complete, the facility will accommodate approximately 120 employees whose focus will be on

innovation in oncology and immunology. “JLL Construction is proud to continue our long-standing partnership with EMD Serono,” said JLL project executive Josh Berman. “The topping-off ceremony is an exciting part of the construction process. We look forward to celebrating more milestones with EMD going forward.” Joining Berman on the JLL Construction team are superintendents Dan Browne and Brian Leclerc, assistant construction manager Ramon Cortorreal, and safety officer DonPaul Benzaquin.

The Branches of North Attleboro marks the beginning of a new series of assisted living and memory care apartments aimed at “addressing the wide range of needs for the value-smart consumer who is looking to get the best of what the industry has to offer, without breaking the bank.” President and COO, Stephanie Handelson, an 18-year veteran of the industry, is all too familiar with the challenges that many aging individuals and their families face, and is eager to address them in a respectful and dignified way. “We have spent the last two years researching the unmet needs of the middle income market — understanding what matters most — so we could deliver the quality of care that Benchmark has come to be known for, at a price that more can afford,” she says. “Everyone deserves that.”

The Branches of North Attleboro encompasses 11 acres of land and is scheduled to have a model apartment onsite by early 2017. The community is set to open the doors to its first residents in fall of 2017. This will mark the company’s 53rd senior living community in the New England region.

Ground Broken for New Hilton PROCON Designer and Builder Lebanon, NH – Ground was recently broken on a new Hilton Garden Inn Hotel and Conference Center to be located at 35 LaLombard Street. PROCON, based in Manchester, is the designer and builder, and XSS Hotels of Manchester is the developer. Preliminary sitework commenced in August with the grading of soils and removal of ledge. The installation of underground utilities was concurrent with foundation placement; that was completed in early November.

The hotel will also incorporate environmentally friendly elements, such as LED lighting throughout, highefficiency heating and cooling systems, low-flow plumbing, and low-VOC paints and adhesives. PROCON architects worked closely with the owners to design the Hilton Garden Inn to blend seamlessly with the traditional architecture of the surrounding area. In keeping with this, the exterior is composed of a porte-cochère entry,

flanked by a combination of brick veneer masonry and clapboard siding. Upon completion, parking will be available for 226 vehicles. Plans call for a four-story, 100key hotel featuring double, queen, and king guestrooms. Each room will come equipped with a workstation, complimentary high-speed internet, microwave, and refrigerator. The first floor consists of an entrance lobby, meeting rooms, guest dining, buffet area, and a lounge/bar area. A 24×7 market will be available, as well as a Wi-Fi-connected business center. Guests will also be able to enjoy an indoor swimming pool and a fitness center. The lounge and bar are designed to flow outdoors to a patio area for social gatherings. The design includes an 8,600sf flexible-space conference center with a 300-person capacity — perfect for larger events such as seminars, training meetings, or weddings.

Quincy, MA – Callahan Construction Managers, of Bridgewater, recently participated in the topping-off ceremony for Meriel Marina Bay, a 352-unit luxury oceanfront apartment community in Quincy. Hines is the owner and developer. Initial occupancy is expected in spring 2017, and the overall construction is expected to be complete by the end of 2017. Working in collaboration with the architectural team of Elkus Manfredi and Cube 3 Studio, the pair of apartment buildings began construction in July of 2015. Veitas and Veitas is the project’s structural engineer. Helical Drilling is the geotechnical design-build contractor. Quincy, MA – Helical Drilling of Braintree was the geotechnical design-build contractor that provided the ground improvements required at Meriel Marina Bay before building could commence. According to Helical, soil conditions at the project site consisted of unsuitable urban fill, over a compressible organic layer, overlying natural medium dense sand. The urban fill was a mix of soil, cinders, and ash. Column footing loads exceeded 500 kips, and wall footing loads were as high as 25 kips per linear foot. Traditional foundation support methods such as over-excavate/replace and deep pile foundations were deemed uneconomical to address the existing unsuitable soil conditions

Helical Drilling installed several hundred grouted Geopier Impact Rammed Aggregate Pier (RAP) elements to depths of 9 to 16 feet below grade to support footings for the new structure. An engineered granular pad (AKA “footing pad”) was required between the top of the grouted RAP elements and the underside of footings, since the bottoms of footings were within or very close to the organic layer. The grouted Geopier RAP elements were designed to support traditional shallow footings and limit total and differential settlement to less than 1 inch and onehalf-inch respectively. Veitas and Veitas is the project’s structural engineer for Meriel Marina Bay.

Corporate Marr Announces Two New Projects

Daniel Marr & Son Company, Marr’s steel erection company, has been awarded the structural steel contract for the Wynn Casino in Everett, by Canadian structural steel fabricator, Canatal Industries, Inc. Climber Division was awarded a contract at Alloy at Assembly Row in Somerville by general contractor PROCON. Construction of the new 13-story building will require the installation of 17 mast climber units, a combination of 15 F-units and two P-units, between November of this year and February 2017. The units will provide access for multiple construction trades, and sister company Marr Crane & Rigging will assist with installation.

Corderman Moves to 9 Channel Ctr. St. Boston – Corderman & Company, a Boston-based construction management firm, announced that it has moved its office to a new location at 9 Channel Center Street, South Boston. The company will occupy the entire fourth floor, approximately 10,000sf of office space, in the restored seven-story 77,000sf historic building, Last year, Berkeley Investments Inc. restored the building under its adaptive reuse campaign. In collaboration with Visnick & Caulfield Associates, a Boston-based architectural firm, Corderman took great care in preserving the building’s brickand-beam architecture, in addition to maintaining the integrity and history of the original industrial space throughout all phases of design and construction. The structural design of the Corderman office recalls the turn-ofthe-century industrial era, welcoming original, distressed wooden columns and beams, exposed brick walls, antique steel, and 10,000sf of hardwood flooring. Each of the individual offices highlights all-glass fronts and doors, introducing an element of openness. The centerpiece of the space is a dramatic conference room surrounded by four pairs of French doors, which are

further supported by the original steel fire doors salvaged from the building’s early history. While considered a conference area, the room exhibits a beautiful 19th century chandelier, imported from France by Bridge Antiques in Beacon Hill, a restored farmhouse table, and elegant high-back fabric chairs to promote a welcoming, comfortable environment for both employee and client collaboration.

MPA Completes Nat’l Development Integrated Completes Tenant Fit-Out Marlborough, MA – Integrated Builders has completed a 16,467sf tenant fit-out for Metropolitan Warehouse & Delivery (MW&D) located on South Street in Marlborough. The organization has leased a 16,467sf office and warehouse area within a 146,755sf building. Integrated Builders followed an efficient six-week schedule to complete the tenant fit-out. The firm commenced construction in September 2016 with the installation of underground pipes and drains. There were VCT tiles inserted on the bathroom floors and carpet throughout the office. There were two private offices, a reception area, new bathrooms, and a

Lower Falls, MA – Margulies Perruzzi Architects (MPA) has completed the design and renovation of the 40,000sf headquarters for National Development, who, with its construction affiliate Cranshaw Construction, currently occupy all four floors of 2310 Washington Street in Newton Lower Falls. Cranshaw Construction served as construction manager for the project. Providing space planning and interior design services, MPA substantially updated the office design and relocated amenities to create an open, modern, and collaborative space for staff. MPA’s design opened the ceiling to brighten the space and used plenty of glass to promote transparency and light as well as a visual connection to the adjacent Charles River. Restoration & Renovation Kaplan Selected for Youth Centers Boston – Kaplan Construction has been commissioned to renovate two youthfocused centers in Greater Boston. The Hyde Square Task Force has engaged Kaplan to renovate the historic stone Cheverus Building in Jamaica Plain for the Hyde Square Youth Community Development Center, and RTH Riverway, LLC has selected the firm for its interior fit-out project at the Roxbury Tenants of Harvard Child Care Center. Designed by Arrowstreet of Boston, the 13,000sf Cheverus renovations focus on ADA accessibility improvements, including the addition of an elevator, and interior finish updates. Kaplan is renovating all offices, creating performance and dance spaces, and soundproofing the Afro-American drum percussion room. The Cheverus Building, originally constructed in 1901, is the only building in a cluster of historic buildings not redeveloped in recent years. The renovation, supported by grant funding, is expected to be completed by early December. RTH is located on the first floor of a recently constructed 11-story building in

the Longwood Medical area. Kaplan will frame and finish the 9,715sf raw space, creating two infant rooms, three toddler rooms, two preschool rooms, two mixedage enrichment rooms, an office, a staff kitchen, and a lobby. Expected to be completed by the end of 2016, the center was designed by Kang Associates, Inc. from Framingham. Additional project team members include Mukenbeck Consulting, Traggorth Companies, LLC, ADK Construction Consulting, LLC, and Cosentini Associates.

Boston – In a three-month “summer slammer” project, J&M Brown Company, Inc. (JMB), of Jamaica Plain, completed the comprehensive electrical, fire alarm, tel/data, and security system renovations at the Wentworth Institute of Technology (WIT) main library — the Douglas D. Schumann Library. The renovated library, designed by architect Perkins + Will, of Boston, features a modern, open environment design and incorporates building upgrades that focus on sustainability and energy efficiency. The multifaceted project scope included upgrading the 45,000sf facility’s electrical distribution system, which encompassed installation of all new electrical panels and the removal of old Federal Pacific panels; installation of new energy-efficient LED lighting; installation of a new fire alarm system; and the buildout of 12 conference rooms, inclusive of the installation of the backbone to

new audio-visual systems. The library’s comprehensive LED lighting package is integrated with an advanced networked Acuity lighting control system. J&M Brown served as single-source provider for the Wentworth library renovation, as the NECA contractor’s electrical division provided all electrical and fire alarm upgrades, and JMB’s lowvoltage division, Spectrum Integrated Technologies, coordinated and installed the facility’s upgraded tel/data and security systems. Other members of the team include ARUP, Boston, EE; and Consigli Construction, GC. To enhance the project’s efficiency and meet WIT’s requirement to have the project completed for the fall semester, during preconstruction, J&M Brown provided extensive planning and CAD coordination for all lighting and conduit pathways.

Everett, MA – South Coast Improvement Company (SCI) has been contracted to perform extensive renovations to the Rehabilitation and Nursing Center of Everett, now under new ownership. Upgrades include new wall and ceiling paint throughout the resident rooms and common areas. New handrail, doorknob, and other various hardware will be installed throughout the facility. Molding and bumper board, as well as wall tile and laminate flooring, will be replaced in shared resident bathrooms and various resident rooms. Other upgrades include gypsum installation throughout the facility, HVAC upgrades, plumbing and electrical repairs, and door replacements. The facility remains fully occupied during renovations, which will cost about a half million dollars. Expected completion date is spring 2017. Historic Renovation Project Unearths Construction Challenges Waltham, MA – When Delphi Construction of Waltham was awarded the project for the renovation of the Cathedral Church of St. Paul in Boston, they expected to encounter the typical array of challenges that come with construction on historic buildings like the 200-year-old church on which they were about to begin work. But no one anticipated what lay underneath the main floor in the nave of the landmark structure located on Tremont Street, directly across from the Boston Common. While removing existing floor tiles, Delphi’s crews noticed widespread cracking underneath. Further exploratory demolition revealed an antiquated flooring system of unknown origin and uncertain structural function. Its discovery brought construction to a halt while experts attempted to ascertain the nature and purpose of the archaic system. Joe Mastromatteo, vice president of Delphi Construction, was closely involved with the historically sensitive restoration and renovation project and recounted the story of the mysterious discovery. “The original plan for that portion of work in the nave was to install a radiant heating system covered by a lightweight Gypcrete underlayment for the new stone tiles which were to be laid out in a beautiful, elaborate labyrinth pattern.

But once the pews and old tiles were taken out we noticed significant cracking throughout the slab underneath. We made some openings in the ceiling of the space below to investigate the cause and severity of the problem in the floor

The structural component of the floor consisted of a vast network of slabs, each one seemingly constructed around tightly spaced steel ribs resembling upside-down letter “U”s with corrugated sides, flanges, and integrated lathing. This system had similarities in shape to the more commonly used joist pan construction but lacked the gauge, reinforcement embedment, and uniformity of thickness typically encountered with that product. KBE Philanthropic Efforts Raise Thousands for Children in 2016 Pop Quiz:

What do therapy dogs, reading initiatives, and teddy bear triage centers have in common? Did you guess “commercial construction?” Chances are, the multiple beneficiaries of KBE Building Corporation’s 50 Ways to Make a Difference program were not quite expecting that surprise, either. But since 2009, KBE – a $300-million, single source, commercial construction company headquartered in Farmington, CT – has been finding unique ways to give back to the tune of nearly $2 million in charitable donations benefiting children, seniors, and military vets. Those teddy bears? KBE’s top “doctors” spent an afternoon helping out The Cove Center for Grieving Children, extracting fabric bows from 100 stuffed bears and readying them for their new owners: attendees of “Camp Erin,” a weekend-long, overnight camp in Morris, CT, for grieving children and teens ages 6-17. In April, KBE contributed funds to St. Mary-St. Michael School of Derby, CT, the state’s smallest city. The donation was used to purchase books for the schoolwide reading initiative, “One School, One Book,” which encourages students in grades K-8 to share the experience of reading with one another, and at home.

Two months later, KBE’s donation of almost $600 helped support Charlotte’s Litter, a program advocating the use of therapy dogs in schools to help children deal with the effects of trauma.

All were part of the 50 Ways to Make a Difference program, which launched seven years ago in celebration of KBE’s then-half century of success, and has grown into an annual, year-long community outreach supporting the company’s home-base communities in Connecticut and Maryland. And the giving goes on.

Redefining Pocket Change

Each Friday, KBE’s more than 120 construction professionals are encouraged to make a small donation for the privilege of wearing jeans that day. The month’s tally is then matched by senior management, and the proceeds are donated to a specific charity – such as the aforementioned Charlotte’s Litter and St. Mary-St. Michael School. In 2016 alone, cumulative “casual Friday” funds collected between KBE’s Connecticut and Maryland offices totaled more than $6,500, with contributions providing support for Ronald McDonald House Charities, which provides housing for families near hospitalized children; a posh day of pampering for cancer patients through Zaching Against Cancer and Zoe’s Day of Beauty; and the Southington, CT-based Ben Was Here, which raises asthma awareness in honor of 7-year-old Benjamin Buckley, who died as the result of a severe attack. Opening one’s wallet is one thing, however. Opening one’s heart is another.

Prior to the March contribution, KBE Building Corporation, six of its subcontractors, and associates from Tecton Architects donated services to design and construct the organization’s cornerstone library at UCONN Health Center in Farmington. “Seeing the expressions of that 8-year old boy and his family during the ribbon cutting was indescribable,” KBE president Mike Kolakowski said of the nonprofit’s namesake, Alex Skulte. “At only 90 square feet, the library was perhaps the smallest project KBE has ever undertaken, but it was a wonderful reminder of what a huge impact the 50 Ways program has had in people’s lives.” It’s this commitment to interpersonal connection that truly sets 50 Ways to Make a Difference apart. And KBE often goes that extra mile. On April 24, several members of the KBE staff participated in the Homeless Hospitality Center’s 9th Annual Walk to End Homelessness in London, CT. That jaunt was followed by the Gaylord Gauntlet 5K Trail Run to benefit the Gaylord Hospital in Wallingford, CT.

Since 2014, KBE staff members have run the gauntlet. Six KBE team members participated in this year’s 5K, which featured just over 3.3 miles of obstacles, including tightropes, climbing walls, mud pits, log carries, and demolished cars.

On Saturday, Nov. 19, KBE hosted its signature event, the 8th Annual Gift of Gobble, an annual Thanksgiving outreach program that provides holiday meals for hundreds of families in Connecticut and Maryland communities. Once again, all of the ingredients for a traditional holiday feast were assembled: turkey, stuffing, gravy, cranberry sauce, corn, and pumpkin pie. But the secret ingredient to this holiday miracle? The people who made it possible all year long. 120+ construction professionals and support staff. $2 million in donations. 12,000 volunteer hours.

PROCON Honored with Multiple 2016 ABC NH/VT EIC Awards

Portwalk Phase 3 of Portsmouth won three awards in the Design-Build category, Excellence in Construction, Sustainable Building, and the Community Service Award. The project was environmentally friendly from conception, recycling 98% of its construction waste and diverting 3,453 tons of debris away from landfills. Its LEED Silver-designed apartments and hotel are energy and water efficient,

Totaling 290,000sf, it spans a city block consisting of a hotel, apartment complex with ground floor retail spaces, and a below-grade parking garage. It was the final phase of the Portwalk Place livework-play complex, connecting major streets and introducing walkability to the downtown metropolis. Fairfield Inn & Suites by Marriott in Cambridge, Mass. won the Merit Design-Build Award and the Sustainable Building Award. It recently received a

Landry/French Receives Awards Scarborough, ME – At an annual awards ceremony held in November, Landry/ French Construction received three 2016 Maine Preservation Honor Awards. The projects recognized were Brick North at Thompson’s Point in Portland, Merrill Memorial Library in Yarmouth, and the Charles E. Moody School at Good WillHinckley in Fairfield. Brick North at Thompson’s Point, a 1904 industrial building that once stored steel used for WWII Liberty Ships, was restored and transformed into a functional and energy-efficient arts and entertainment hub. Brick North now houses several successful Maine businesses. Merrill Memorial Library, a 1904-05 building, was completely renewed with restored historic features, added insulation, and a new high-efficiency mechanical system. A new entryway serves as a lightfilled community gathering space and also creates a safer, more accessible approach to the library. The Charles E. Moody School at Good Will-Hinckley was fully rehabilitated after sitting empty for nearly 40 years and is again serving the educational needs of Maine’s children as the Maine Academy of Natural Sciences, Maine’s first charter high school. Bridgeport, CT – From the outside, a construction site may look like a lot of dirt, hard hats, and big construction equipment. Steel beams are erected, walls are patched, plumbing is installed, and so on until the building is open. It’s rare that passersby will stop to consider, “How will this project make a difference in the community?” All hospitals, schools, community centers, and senior living facilities begin as an empty patch of land. And, truth be told, every construction project has the potential to change and improve the lives of hundreds of individuals. Jewish Senior Services’ recently completed Harry and Jeanette Weinberg Campus is just such a place. Based in Bridgeport, the not-for-profit provider of skilled nursing and senior care services set out to create positive change for its residents and the Bridgeport community with a new senior living building — and overwhelmingly succeeded. KBE Building Corporation, located in Connecticut and Maryland, served as construction manager at risk for the Bridgeport facility. KBE says the new $78

million, 377,000sf building was by far the most unique and moving project that the company has ever worked on. “We took what was a very simple, traditional, and institutional nursing home and we built what is not only a residential environment that transforms the way people live, but also creates a community campus that brings people together and changes their quality of life in a really meaningful way,” said Andrew Banoff, president of Jewish Senior Services. Take David and his wife, Fani, for example. The couple moved into Jewish Senior Services’ previous senior care facility in Stamford, Conn. four years ago — when David was 100 and Fanny was 90 — and they lit up every room. At the time of their arrival, David knew that he was actively dying, and his family didn’t want Fani to be alone after he passed. Jump to four years later: David is doing incredibly well at the age of 104. He and Fanny, now 94, go everywhere together and are the epitome of why Banoff and his team do what they do every day. They helped them find a renewed chance at life.

DMS Completes Rockridge Beverly, MA – DMS design, llc recently completed the expansion and renovation to the Rockridge Retirement Community, a Deaconess Abundant Life Community. DMS provided architectural design and construction administration services for the project, which added 15 memory support units, 25 independent living affordable apartment units, kitchen and dining facilities, and a courtyard to the Northampton campus. The existing building was renovated and expanded by 10,350sf into The Gardens, a 15-suite unit dedicated to memory support residents. Renovations included upgrades to bathrooms, flooring, paint, and lighting. The new upper two levels consist of 25 independent living apartments, a country kitchen, and

dining and laundry rooms in a combined 20,000sf. All 25 apartments are designated as affordable senior living, open to senior citizens over age 62 with moderate incomes.

Glastonbury, CT – Gilbane Building Company recently joined state and local officials and representatives from Hartford HealthCare and Hartford Hospital to celebrate the ribbon cutting for the new Bone & Joint Institute. New England’s only orthopedic specialty hospital, the new Bone & Joint Institute features two distinct parts and was collaboratively designed by Perkins+Will and HDR Architecture. Gilbane served as construction manager for the new 130,000sf Bone & Joint Institute featuring an inpatient

building with 48 private inpatient rooms, with capacity to expand to 60; eight operating rooms; outpatient rehabilitation and wellness areas; and easy access to diagnostic and other services. Connected via a skywalk is an outpatient surgery center and medical facility with three outpatient surgery rooms; offices for orthopedics, rheumatology, and musculoskeletal specialty care; and an auditorium for conferences that can double as a classroom with live surgical procedures and learning opportunities for staff.

Bedford, MA – Integrated Builders of Rockland announced that it has been selected to complete a 48,000sf fit-out on behalf of Calare Properties for the Edinburg Center located in Bedford. The Integrated Builders project team includes project manager Bob Purdy, assistant project manager Kim Sheehan, and project superintendent Mike Croteau. The architecture firm CI Design, Inc. will provide the design for the new space. The Edinburg Center fit-out will consist of new classrooms, offices, and treatment rooms that include new fixtures

such as white boards and operable walls to facilitate a learning environment. Integrated Builders will also construct a new kitchen and dining area for client and staff use. Furthermore, the firm will create three individual training and development rooms with a flexible design so that the area is able to convert into one oversized room. There will be VCT floors installed throughout as well as two restroom cores. The Edinburg Center offers learning and clinical services to individuals with mental health conditions and developmental disabilities.

St. Francis Hospital Begins Reno Hartford, CT – St. Francis Hospital has begun renovations that include a complete upgrade and fit-out of the oncology wing in conjunction with the renovation of swing space on the eighth floor of the

hospital. The project is expected to be complete in the spring of 2017. The project team includes O&G Industries, the project’s general contractor, and architect AE Design Group of Southington.

While none could pinpoint its exact provenance, comprehensive engineering tests and analysis were performed on every aspect of the system and it was deemed sound and sufficient. With Mastromatteo satisfied and a structural modification design in place, construction recommenced, and a new, continuous pour, structural slab was installed to receive the stone labyrinth.

It utilized a special mix design never before used in the Northeast to minimize potential shrinkage, as the design could not incorporate a typical expansion joint approach.

“Of course it was a relief to resolve the issue, but it had significant ripple effects. We were not only working on the floor in the nave, but its massive coffered ceiling as well. We had planned on using scissor lifts to reach the 45-ft. high ceilings to install skylights, undertake plaster and gold leaf repairs, along with ceiling painting required throughout. Even with the green light given, there remained concern over the point loading of scissor lift equipment, so we changed directions and went with scaffolding instead,” Mastromatteo said. This change resulted in coverage of nearly 300,000 cubic feet with scaffolding, the surface of which the project team jokingly referred to as “the dance floor.” The project involved other complex preservation and renovation work, plus a substantial new construction component and MEP upgrades, including the construction of a 30-ft. skylight room to reintroduce natural light obscured by centuries of encroaching construction, a new glass elevator and stone encased staircase, along with new windows and detailed millwork throughout, some wood being reclaimed from other parts of the historic church. There was also considerable cataloging, removal and protection of various historic artifacts

including nearly 5,000 organ pipes ranging from 2 inches to 30 feet as part of the work. At the conclusion of the project, Delphi Construction went on to win an Excellence in Construction Award for their work at the Cathedral Church of St. Paul. As a footnote to the story, an accidental discovery has finally shed light on the source of the mysterious flooring

system. A structural engineer who had been associated with the project happened across an article on archaic construction technologies. There, on one of the pages, was an old black and white illustration featuring the exact system he had seen at the Cathedral Church. A scanned antique catalog page from the Truscon Steel Company of Youngstown, Ohio promoted their turn-of-the-century product known as “Truscon Floretyle System.”

Glastonbury, CT – The S/L/A/M Collaborative made a presentation recently at the 2016 Planetree International Conference in Chicago on patient-centered care. The presentation discussed design trends in ambulatory care facilities as they relate to Stamford Hospital’s recently completed outpatient medical office building. Karrie Frasca-Beaulieu, IIDA, senior associate and healthcare interior designer, and Tracy Caisse, AIA, associate and healthcare architect at SLAM, discussed designing spaces that optimize interactions

It was Stamford Hospital’s vision to provide collaborative care and colocate physician practices of many specialties to improve the patient experience and provide convenient integrated healthcare. The building includes clinical pods comprised of multipurpose exam/consultation rooms, integrated collaborative work

with patients, families, and staff to increase the focus on each patient’s care needs, all while minimizing the potential budget implications that can arise. The presentation discussed the ways in which SLAM, working closely with Stamford Hospital, delivered a collaborative care model within the facility that aligns with Stamford Hospital’s Planetree commitment to personalizing, humanizing, and demystifying the healthcare experience for patients and their families through patient-centered care. The new facility highlights Planetree’s

areas for staff, centralized common areas, and shared conference rooms for staff training and patient education, allowing for enhanced communication among providers to ensure a more-informed patient experience. Prior to the planning stage, a series of workshops were held to gain feedback from users. Full-size mock-ups were created to simulate a typical day in the clinic with a primary focus on the patient’s experience. All participants filled out a survey evaluating the flow of spaces in a variety of organizational care models.

Nauset Well Underway on Hancock

Work at Hub 25 Complete JM Electrical and EM Duggan Lynnfield, MA – JM Electrical Company and EM Duggan recently announced that they have completed project operations at Hub 25, a new 2.35-acre, upscale apartment complex located at 25 Morrissey Boulevard in Boston. Hub 25 was built with a broad range of energy-saving features, including the installations done by JM Electrical and EM Duggan. The HVAC system and controls installed will work as a whole to keep precise temperature and humidity levels while concurrently moving large amounts of air throughout the building. The advanced system reduces energy consumption in the building by optimizing ventilation while upholding the optimal temperature for the residents. JM Electrical installed individualized HVAC controls for the apartment’s heating and cooling and wired the roof top units (RTUs) and a garage gas detection system. EM Duggan was the mechanical contractor for the job, which meant it installed the HVAC system. Together, the two companies furnished and installed the HVAC system for the

entire building, provided heating and AC for all apartments, while also installing the parking ventilation system. The new living space, which is now ready for occupancy, borders UMass Boston and BC High School. The building features 278 studio, one-bedroom, and two-bedroom apartments, and ground-

The development is near the waterfront bike path, the Dorchester Star Market, and the Red Line T Stop. Residents will have access to a courtyard with a pool and seating areas, as well as a 24-hour gym, theater, and other amenities. In addition, the apartment features 128 individual parking spaces for residents and space for bike parking as well.

Construction in progress at Hancock Estates

Newton, MA – Nauset Construction has surpassed the halfway mark for the construction of Hancock Estates, a firstclass apartment community that will provide 88 luxury units while preserving 20 acres of conservation land in Newton. Nauset recently completed the roof and framing for the three-story, 190,000sf building, which is anticipated to be completed in early summer 2017. Designed by The Architectural Team, the single building complex is surrounded by 20 acres of protected conservation land, which was deeded to the town in perpetuity. The open space connects with the existing 20-acre Sawmill Brook Conservation Area and the five-acre Bald Pate Meadow Conservation Area to create a 50-plus-acre swath of green in South Newton. In addition to recreational opportunities, the area preserves muchneeded wildlife habitat, enhances groundwater recharge, and provides other environmental benefits. The apartment

community is situated behind a knoll, shrouded by existing and proposed landscaping, making the complex virtually invisible from the street during the spring and summer. Creating a 100-ft. buffer zone between the conservation land and the apartment community was challenging, as the existing rock ledge needed to be blasted to clear the site. The rock was then crushed, with some of the material processed and recycled for use in facilitating water runoff from the new building, while over 80,000 tons of the remaining rock was removed from the site. Hancock Estates is comprised of 34 one-bedroom and 54 two-bedroom apartments. The below-grade parking garage provides 135 covered spaces, and the first floor features an open lobby and lounge space, with a club room, business center with private conference room, theater space, large balcony deck, and a sitting area complete with a fireplace.

our efforts, from our programs, to our professional development workshops, to our writing. Our BIM Council is developing a Process Workflow and Model Exchange Map for a variety of delivery methods. Our board of advisors is creating a digital narrative to capture diverse viewpoints and experiences on issues like technology integration across project teams and best practices in dispute avoidance and resolution.

The CI is itself an open space, inviting, collaborating, and engaging other industry associations in the process. We also offer our members’ expertise to create educational programs for other organizations. In 2016, we collaborated with, among others, the International Facilities Management Association (IFMA), the Construction Users Roundtable (CURT), the Society for Marketing Professional Services (SMPSCT and SMPS-NY, Westchester County), and created educational programming for the Connecticut Conference of Municipalities and the Public Procurement Association of Connecticut.

The CI is a professional membership organization, but we are also a part of the University of Hartford. Our engagement and collaboration with the university enriches our educational and program content, connects us with the next generation of AEC and business professionals, and creates research and other collaborative opportunities for our members. In addition to our connection with the College of Engineering, Technology and Architecture, we continue to grow our collaboration with the Barney School of Business and the Entrepreneurial Center.

“If you want something new, you have to stop doing something old.” — Peter F. Drucker No doubt, you have heard about, read about, or been to programs where panelists talked about the challenges facing the AEC industry. You have most likely walked away from those experiences having learned something, but without an answer to the question “What can I do in my job to improve the industry?” Shaking things up

During 2016, the members of the Construction Institute (CI) got busy shaking things up and creating ways of turning talk into action. Transforming the industry requires the thinking, energy, and experience of everyone in the industry. We began bringing groups together in new ways. In 2016, we introduced a new type of interactive program intended to generate action items around transforming the AEC industry. In February, the CI tackled the issue of recruiting and training the next gen-

eration of leaders and employees, with a workshop designed to stimulate an honest and productive dialogue and to create a foundation for concrete answers to the question “Why Should I Work for You?” On December 1, we tackled another challenge in a new workshop series called industryREdesign. Participants generated ideas that can be applied individually and collectively to change the bias of the industry from defensive to collaborative, answering the question “How do we create an environment that encourages deeper collaboration between firms?” Generating excitement

Our signature Visionaries program, which captures cutting-edge thinking in the industry, was joined by the Women Who Build Leadership and Networking Summit in focusing on the industry’s future. The excitement generated is captured in these two quotes from attendees to the Summit: “This event far exceeded my expectations. Fabricated in Sweden, the one-of-a-kind piece features 280 smaller clocks and sits above a 20-ft. reception desk. The desk features a stone and transaction top, decorative stone insert, and built-in LED lighting. The team also installed new terrazzo flooring, full-height, acid-etched laminated glass panels with colored interlayer placed over the existing marble walls, and additional integrated lighting elements along walls, and art installments. Renovations to the exterior include a new entrance, canopy, and signage. The new entry is composed of hand-patinated metal to match the existing façade. The entryway also features a laminated glass canopy on brushed stainless steel standoffs and new signage with thick steel building-address lettering.

Throughout construction, the fully occupied building remained operational as did the sidewalk and entrance outside of the building.The updated building also includes a new 8,500sf fitness center on the second floor, consisting of new locker rooms, a reception area, cardio platform, weight and cross training areas, and a full game room. The team also extended elevator service from the parking and lobby levels to the new gym level.
