appiest of holidays and let’s get ready for 2020! I hope by the time you are reading this you have pushed yourself away from the turkey at Thanksgiving and are rolling up your sleeves for the onslaught of the holidays to come.

Do you have a theme you use for your holiday tree? Do you have an annual party for friends and family? Do you have your decorator on your calendar so that when it is time to party you are not in bed trying to overcome decoration fatigue? I have customers who normally have someone decorating their home so that on the 8th of December they are just as ready to hold up a wine glass for a toast when the parties begin. Themes are great because then a quick trip to the stores keeps you focused on what you want your home to look like. That can cut down on hours of shopping and being confused by everything bright and shiny you see in their aisles. Trees galore, some sparkling with white lights, some with colored lights, some even sophisticated enough to let you choose between white or colored with a push of their LED button. Have a desire to do something different this year? Photos from your travels can now be made into glass ornaments. What fun reminiscing over the trips you have gone on with the friends around your table and tree. Don’t forget the Black Friday offerings. Many stores now extend their sales beyond that day so you can scoop up some wonderful bargains. Let the outside in and the inside out. We live in an area where we have fairly nice climates. Yes, it might get a bit chilly and outside warmer towers can handle that. Also, let your food reflect your joyous time with your friends. Sparkling champagne served in silver and blue crystal. Moscow Mules served in copper mugs is the norm—why be normal? Serve them in silver mugs or gold mugs, have a wonderful time whatever you do. If you are embarking on a project, large or small, consider your many options. Don’t let the project overwhelm you. A professional can make the project easier, freeing up your time and helping you make your decisionmaking process fun rather than stressful. If you are worried about cost, that becomes part of the plan. I’ve said this before but working with a professional can save you time and money. Let them do the hard work so you can enjoy the time with those you love. Wishing you happy decorating for the holidays! Carol S. Fashion Santa Continues to Spread the Holiday Cheer Across the Map 4 cities. 4 charities. 4 Ritz-Carlton locations. Endless Selfies with Fashion Santa. All backed by 1 iconic brand. 18

here's no denying that the Holiday season is here, and world-renowned Holiday Fashion icon, Paul Mason, known as Fashion Santa, is ready to attack the map. All for a great cause of course!

Paul Mason, is known to be quite the philanthropist with a big heart and loves to support charitable initiatives.

"What better time of the year to give back than at the Holiday Season," says Paul Mason. "It's the one time of the year that people really do open up their hearts, and their pockets, to support the initiatives they love--or that touch home!" Mason always wanted to find a partner that aligned well with his charitable initiatives during the Holiday season, and that would allow him to eventually expand past borders and spread the Holiday cheer abroad. In 2016, Mason partnered with The Ritz-Carlton, Georgetown, Washington for the first time to host a selfie with Santa evening fundraiser for charity. Where people from near and far lined up for hours to take selfies with Fashion Santa for a great cause. Luckily, year after year, we have been able to grow the initiative into a US-Canada tour, to 4 locations, and make an even bigger impact. Last year, Mason expanded the experience to 4 Ritz-Carlton Hotels, including his hometown of Toronto. "We are thrilled to see our partnership with Paul Mason expand from 1 property to now 4," says Marcus A. Loevenforst, General Manager of The Ritz-Carlton Georgetown, Washington, D.C. "Since our first event in 2016, Paul has worked alongside our Ladies and Gentlemen to create meaningful impact through our social and environmental responsibility program, Community Footprints." This year, the Fashion Santa Holiday Tour will be going to 4 cities from the 3rd to the 19th of December, all paired with their own local hospitals a part of the Children's Miracle Network.

His work doesn't stop here at the Holidays, Fashion Santa has heart all year round. Whether it's running in the Terry Fox Marathon, supporting a local fundraiser, or a local fashion designer at Toronto Fashion Week, Paul Mason is always willing to go the extra mile. Fashion Santa welcomes his fans, and the general public to come out and support these amazing causes. If you see him on the street, trekking through the airport, or at one of The Ritz-Carlton lobby bars or lounges, don't hesitate to say hello. Stay tuned as Fashion Santa gears up to be more present than ever before on Social Media, follow along @FashionSanta on Instagram.

"I wanted a partner that had heart," says Paul Mason. "But also, a brand that made sense with the direction that I am building my Fashion Santa brand. So, when I was connected with The Ritz-Carlton, Georgetown, and it was a hit, I knew we had to take it to more cities."

How to Recognize & Handle Stress

This Holiday Season

20

www.HighRiseLife.com

E

very day, we face stressful and anxiety provoking situations, ranging from breaking a toenail to losing a loved one. Just like all the fingers on our hands are not equal, similarly everyone deals with challenges in their own way. How we cope with these challenges can have a meaningful effect on our health and wellbeing. This can be especially true during the holiday season. As much as it may be festive and fun, we all face stressors that are connected or related to our unique life story.

Holiday stress and anxiety is normal and inevitable, but the good news is that it is also temporary. By leaning into the fact that we are going to encounter experiences that will likely stress us out, it will help us to feel empowered by knowing the right way to handle it. Even though we as human beings stress about everything, every single day, there is something about this time of year that can truly bring out and magnify all these negative emotions. A survey conducted by Healthline reported that 62% of the individuals they surveyed concluded that they felt a significant increase in their stress level during the holiday season. By comparison only 10 percent reported no stress increase at all. (Holiday Stress and the Brain, 2015). The reality is that the holiday season has become a burden to many families around the world due to financial demands, political differences, missing loved ones, not having any friends/family to celebrate with, or feeling just plain lonely, etc. How can we learn to recognize stress during the holiday season and empower ourselves with a solution? Here are a few ideas that can really make a difference: 1. If you find your sleep pattern is becoming out of control, implement effective steps to correct it right away. This is one of the beginning signs that our body sends to let us know that we may be in distress. Always listen to your body when it speaks to you in order to stay re-energized during this busy season. Even though we may be running around tirelessly, it’s significant to effectively regulate our energy by getting enough rest so we can function effectively. We should expect to lose some sleep during this busy time, but you should always make plans to minimize the impact it has on your body. 2. Monitor eating habits. If you find that they are changing from what they once were make note of it. If your intake has increased/decreased in an unhealthy way, then your stress level could be taking a toll on your body. If this is the case, you must take the necessary steps to get the problem resolved quickly. Food and our relationship with it can be the deciding factor in determining our overall state of well-being, both mentally and physically. To be realistic, what you ingest during the holiday season can make or break you. Of course, it’s always great to splurge sometimes, but this can get out of hand if we are not careful, therefore we should closely monitor any changes to ensure we stay healthy. 3. Muscle tension could also be another way to recognize when stress might be invading your life. There is no doubt that muscle tension is caused by the physiological effects of stress. This is another way our body might be trying to communicate with us that something is wrong. One important piece of advice to help alleviate this problem is to pack and travel with your exercise gear and make time to engage in as much physical activity as possible. This will not only help you to stay in shape, but it will get those endorphins elevated which will keep you feeling great. Another big stressor during the holidays might have to do with spending time with a difficult family member. Whether it is a mom that won’t stop nagging or a jealous cousin who passes judgement on you like it is her job, we have all experienced a relative that may not be easiest to deal with from time to time. Unfortunately, it’s impossible to avoid being around them. However, here are 3 tips to help you keep the peace and enjoy your time, regardless of the company. 1. Set clear boundaries surrounding the topics you will or won’t discuss during family gatherings. It will be very beneficial by helping to avoid being pulled into anxiety provoking discussions. When push comes to shove, walk away from the environment to regroup and regain your composure. Remember you are always in control and it’s not worth it to attend every conflict you are invited to. 2. Consider this: might it be possible that sometimes difficult family members or co-workers are difficult because they feel they have not been heard or understood by others. Therefore, acknowledging them by thoroughly reflecting on what they are saying could help de-escalate the situation. There is a difference between listening to respond versus listening to understand. Listening to respond escalates conflict and listening to understand stops them before they start. When you listen to understand, you are not necessarily in agreement with someone’s opinion, but simply acknowledging that you understand their viewpoint. During the holiday season, make as much effort not to shut others out as possible. Be available to listen, not necessarily respond. Be approachable.

December / January 2019-20

21

3. It is also beneficial to pause for a minute and look inward, evaluate our behavior, and decide whether we could be contributing to the problem. Everyone can be difficult at times, including ourselves. Sometimes people send signals they are not even aware of that could trigger a negative response from others. Understanding how we may be doing this so we can implement an action plan in order to ensure it doesn’t continue can always be helpful. Remember, you are always in control of yourself right now and in the future. Take comfort in that fact. We all have been through this rodeo before. Yes, we may have struggled in the past, but it was a great learning experience. Now that we are aware of how much of an impact holiday stress can have on us, we should be better prepared for next time. Do the best you can to get your mind ready for what is to come. Starting earlier is much better on an already anxious mind than waiting until the last minute. Expect some deviations from your normal routines/structure but have a plan in place to get things back to normal as quickly as possible. While pleasing others during the holidays, don’t forget to please yourself. To learn more, please visit embracinglifebook.com and embridgecounselingservices.com.

DOES YOUR SKIN HAVE A

Holiday Hangover What to Do When Libations Take a Toll on Your Skin

'Tis the season…for eating…and drinking. We’re all aware of the effects binge drinking can have on our health, but that doesn’t stop most of us from overindulging during the party season. What many people don’t realize is that drinking alcohol in excess can have a negative impact on our appearance. Alcohol dehydrates your body including the skin, your body’s largest organ. This happens every time you drink. Extra cocktails can be adding years to your face in the form of wrinkles, poor texture and lack of radiance. Dr. Gretchen Frieling is a Boston Area Board-Certified Dermatopathologist. She explains that frequent alcohol consumption is also thought to deprive the skin of vital vitamins and nutrients. “Over time, drinking heavily can have other, more permanent, detrimental effects on your skin. Rosacea, a skin disorder that starts with a tendency to blush and flush easily and can eventually lead to facial disfigurement, is linked to alcohol. Since alcohol increases your blood flow, it often causes blood vessels in your face to dilate (sometimes permanently) and often burst, leaving behind broken capillaries and red spots that are difficult to get rid of,” offers Dr. Frieling. Here’s a look at what alcohol can do to wreak havoc on your appearance. Brittle hair. What's worse, drinking too much doesn't only affect the appearance of your skin; it will dehydrate your hair, making it more prone to breaking and split ends. Weak, brittle hair in addition to premature wrinkling, can easily add 10 years to someone’s appearance. Dark circles, bloodshot eyes, and even blindness. In much the same way that alcohol causes broken capillaries on your face, it irritates and enlarges the tiny blood vessels on the surface of your eye (the sclera) causing a "bloodshot" appearance. If vanity doesn’t get your attention, how about blindness? “Because excessive drinking robs the body of some nutrients required to maintain eye health, it can lead to a condition called alcoholic optic neuritis, which impairs eyesight and, over time, can result in blindness,” cautions Dr. Frieling. Some tips to avoid a “skin hangover” include… 1. Stay hydrated. Aside from giving up booze altogether, Dr. Frieling says it is possible to minimize the unwanted effects of alcohol by constantly staying hydrated. “That means drinking a full glass of

24

water for every cocktail you have. Drink even more water before you go to bed to flush the alcohol out of your system, so you wake up less dehydrated, puffy and flushed,” she advises. 2. Take care of your skin before bed. Taking care of your skin before hitting the sack is also crucial. Dr. Frieling advises fully washing your face and then applying a moisturizer, like a hydrating serum before getting into bed. “Sleeping with dirty skin makes it prone to clogged pores and acne.” 3. Prop pillows and use tea. One of the best ways to minimize the eye and face puffiness is to sleep on two pillows, slightly propped up. In the morning, rubbing ice cubes all over your face helps, too. “One of the best ways to deflate eye puffiness and reduce the redness is to place cold tea bags over the eyes. The tannins in the tea help constrict blood vessels,” adds Dr. Frieling. 4. Cover up what you can’t cure. To camouflage the redness in the face, use a green-tinted primer before applying makeup, which should help neutralize any redness. If you must use foundation, look for a lightweight, moisturizing formula. Avoid powders, as they are often more drying. 5. Consider lasers. When at-home remedies aren’t making much of a difference. There are pricier measures you can take to minimize the effects of alcohol. “Certain laser treatments can reduce redness and spider veins on the face. It’s important to see someone who is well trained to administer the laser treatment,” suggests Dr. Frieling. 6. Choose your booze wisely. If you are going to consume alcohol know that different alcohols have different effects on the skin, but as a rule, the clearer, the better. Vodka, gin, and tequila leave your system quicker. “If you’re going to drink anything, drink vodka that doesn’t have a grain in it, like potato vodka. It’s a lot clearer and smoother, so it gets in and out of your body quickly,” says Dr. Frieling. Most dermatologists agree that although everyone metabolizes alcohol differently if you can remember to drink in moderation and stay hydrated, you can save your skin. alsa Music Superstar Frankie Negron is changing the way we perceive the music industry. With having the capability of specializing in different genres of music, such as, pop, rock, gospel, R&B, hip hop, and Reggaeton, Frankie Negron is always looking for ways to set the bar just one more notch. Being named “The Genre’s Next Definitive Voice” by All Music Guide since 1997, Negron has won multiple Grammy and Billboard award nominations. He also has been presented with two Premio Lo Nuestro Awards for “Song of the year,” has several number one singles, four gold, and platinum albums and nine Billboard Top 40 Hot Latin Tracks including, “Por Tu Placer” “Comerte A Besos” “Princesa” and “Inolvidable.” However, it doesn’t stop there, Negron was selected to perform the album’s Spanglish hit, “Holding on to Love” on an episode of ABC’s One Life to Live, where he also appeared with a speaking role. He has spent the past few years performing for his fans but has always returned to where it all began…the studio. Frankie Negron says, “I have a great time on stage, and I enjoy bringing my music to the masses, but I missed the creative part of the music.”

We were able to get together with Frankie Negron for an interview with High Rise Life and here’s what he had to say. Q: Can you tell us a little bit about your background and how you got started in the music industry? I went to music school as a young child and I also went to an arts high school. I got my big break at 17 when I met Sergio George, a huge Latin producer. Q: What separates your music from other Latin/salsa singers? I would say that what separates my music is my style of delivery of genre. I incorporate all my upbringing and “likes” into my music. Q: How do you plan on changing the music industry? I really don’t plan on changing the music industry since it’s constantly changing and evolving. I’m more interested in adapting to the change. Q: What inspires you to keep producing music? Life and love inspire me to do music. My fans inspire me to keep going. Some of the stories I hear on how my music inspires many, keeps me going and fuels me to create more.

December / January 2019-20

29

Q: What has been one of your major accomplishments? The Grammy nods and platinum songs are a big accomplishment but to me what I get the most pleasure from is how my music has touched so many. To be able to travel the world doing what I love and taking the stage in so many countries is what I can consider my biggest career accomplishment. Q: Besides music are there any other hobbies that you enjoy? I enjoy fishing, gardening, playing pool and poker. Q: What are some life lessons that music has taught you along the way? Music has taught me so much about life. Too much to make. Let’s just say I grew up in music and it’s taught me to love, to heal, how to keep going and uplift others in the hardest times. Q: What do you think has contributed to your success? God has been the biggest contributor to my success. He gave me a talent and I decided early on that I’d make this my life’s path. I have done it for all the right reasons and life’s rewarded and blessed me for it. Q: What are your future plans after you retire from singing? I’ll never retire from singing. It’s not a job like a desk job. It’s who I am. They’ll be phases to my career. I’ve already gone into some of those life phases and I’m currently in one. I’m not only experimenting with different genres but I’m also collaborating more. I can see myself writing and producing more for other younger up and coming artists as well in the future.

Q: Are you hosting any festive events for the holidays that we should know about? Or is there anything new that you’d like to share with us? I have some amazing things hailing for the new decade that I’ll be sharing soon. For the holidays it looks like I may be in Dubai for New Year’s Eve (fingers crossed) but I know for sure that I’ll be in Vancouver and Columbia in December.

Rolls-Royce Completes Black Badge Family With Cullinan Rolls-Royce debuted Black Badge with Wraith and Ghost in 2016 followed by Dawn in 2017 “Black Badge reflects the desires of a distinct group of Rolls-Royce clients: men and women who take risks, break rules and build success on their own terms. Indeed, before we launched Black Badge in 2016 the idea of creating a product that would satisfy this subversive cohort – that is highly dynamic and wilfully rebellious in aesthetic – caused a great deal of internal debate. However, once the marque’s designers, engineers and craftspeople began pursuing this dramatic alter ego, it became clear that these motor cars could not only exist comfortably beneath this revered and historic brand but they would define a new space within the super-luxury market. In this spirit, the time has come for Rolls-Royce’s boldest and darkest expression of Black Badge yet. The King of the Night, Black Badge Cullinan.”

34

Cullinan Goes Black Created to satisfy overwhelming demand from younger, more adventurous clients, Cullinan in its silver badge guise, was launched to global acclaim in 2018, immediately becoming the world’s pinnacle super-luxury SUV. Combining luxury in its purest form with genuine practicality and off-road capability, Cullinan unequivocally delivered on the promise of an experience that is Effortless, Everywhere. The Rolls-Royce of SUVs did much to reach a new group of clients looking for unfettered access to the world’s wildest places and most enriching experiences. Yet, within this group exists a subset of individuals who seek to subvert the motor car’s domineering presence by permanently cloaking it in the night. Cullinan has conquered the world’s wildest reaches. Now it is time for Black Badge Cullinan to conquer new urban frontiers.

www.HighRiseLife.com

Black Badge Cullinan Exterior: The King of the Night While clients can draw on the marque’s 44,000 ‘ready to wear’ paint options or commission an entirely individual Bespoke hue, it is anticipated that many will opt for Black Badge’s signature Black. Multiple layers of paint and lacquer are meticulously applied and hand-polished 10 times at the Home of Rolls-Royce in Goodwood, West Sussex, representing the most comprehensive surface finish process ever applied to a solid paint colour. The depth and intensity of Black Badge Cullinan’s coachwork serves as the perfect canvas upon which to throw a contrasting hand-painted Coachline into stark relief. On the prow of the motor car lies the defining expression of Black Badge. The Spirit of Ecstasy mascot, which has taken many forms throughout the marque’s history, is presented in high gloss black chrome. For the first time this finish extends onto its mounting plate, creating the darkest Black Badge yet. This transformation pervades the other symbols of Black Badge. The ‘Double R’ badge on the front, flanks and aft invert to become silver-on-black, while chrome surfaces such as the front grille surround, side frame finishers, boot handle, boot trim, lower air inlet finisher and exhaust pipes are darkened. While they appear black, the vertical grille bars remain polished, reflecting the blackened surfaces that surround them to add a frisson of movement that hints at the motor car’s dynamic intent. The overall effect artfully simplifies and enlarges the motor car’s exterior design graphics, emphasising its imposing proportions and confident stance. This is further dramatised by all-new 22-inch forged alloy wheels, reserved exclusively for Black Badge Cullinan. Designed in the Black Badge house style, the gear-like graphic emphasises the model’s vast reserves of power while also recalling an infinitely occurring lemniscate. The gloss black and polished design also creates the perfect stage for the marque’s first ever coloured brake caliper. The high gloss Red paint has been specifically developed to withstand the rigours of elevated temperatures generated by the motor car’s uprated braking system while still offering a perfectly smooth finish befitting of Rolls-Royce.

eveloper Dan Kodsi reinvents the modern Miami skyscraper with first-of-its-kind amenities, including the city's first seven-floor rooftop atrium, a first-of-its-kind medical and wellness center, a members-only business lounge and flexible living spaces. OneWorld Properties will be leading marketing and sales.

Miami-based real estate developer Royal Palm Companies (RPC), officially launched sales for Downtown Miami's newest mixed-use tower, Legacy Hotel & Residences, the soaring branded skyscraper in the heart of mega-project Miami Worldcenter (MWC). On the heels of the successful completion of PARAMOUNT Miami Worldcenter residential tower and its famous Sky-Port, developer Dan Kodsi aims to transform Miami's skyline again, this time in the hospitality and branded residence market. Located at 942 Northeast First Avenue, Legacy is expected to break ground in 2020 in the heart of one of Miami's most sought-after neighborhoods. Bringing international flair to the downtown skyline, the neo-futurism-inspired tower features 278 branded residences sitting atop a 255-room hotel. OneWorld Properties will be leading marketing and sales. RPC continues its path to change the paradigm in real estate development with first-of-its-kind amenities, including ground floor retail, a hotel and microLUXE residences. Signature pieces of the tower include a sophisticated members-only international business lounge, dramatic cantilevered, Singapore-inspired pool, downtown's largest hotel pool deck set on one acre, a first-of-its-kind medical and wellness center, all topped with the project's signature amenity: the city's first enclosed rooftop atrium, taking up the top seven floors of the tower. Designed for the innovative and cosmopolitan traveler seeking a home away from home, Legacy Hotel & Residences aims to disrupt the condo space by introducing microLUXE living to Miami. The concept will offer homeowners luxury small living with the flexibility to live in or rent their home without rental restrictions, which will fulfill the demand of a rapidly growing and more international downtown core. Legacy's microLUXE residences range from 400 square feet to 949 square feet with studios and two-bedroom units. RPC takes the micro-living movement to the next level with their microLUXE concept, where each residence will offer the functionality of a micro-style home with the high-quality design and superior finishes of an elite luxury condominium. All residences will be equipped with a full kitchen and washer and dryer combinations. "When travelers come to Miami and stay on the beach, they find themselves inevitably crossing the bridge to the mainland, where all the latest attractions are; from Wynwood, the Miami Design District to the American Airlines Arena and Pérez Art Museum Miami. We've seen the tourism growth and are filling a void for the leisure traveler who doesn't have a downtown hotel with resort-style amenities in the center of it all," said Dan Kodsi, Developer at RPC. These small ergonomic but bespoke residences by RPC's in-house design team in collaboration with Kobi Karp Architects and IDDI will offer buyers the freedom to rent their microLUXE residences without any restrictions. Residents will have the option to rent on their own or through the tower's hotel rental program, offsetting carrying and maintenance costs. "With our experience selling Downtown Miami through previous projects during its various real estate cycles, we understand the downtown buyers and their demands," said Peggy Olin, CEO of OneWorld Properties. "We are bringing our buyers from over 60 countries an alternative pied-à-terre – the piece that was missing— for residents who seek small living and large experiences," she said. Legacy Hotel & Residences will become an iconic centerpiece of Miami Worldcenter, one of the largest private real estate developments underway in the United States. The ten-block project will include world-class retail, hospitality and residential uses in the center of Miami's urban core. Providing unmatched accessibility, Legacy Hotel & Residences is conveniently located next to I-95 and I-395, as well as the Virgin MiamiCentral Station, the Metrorail and Metromover stations. Legacy Hotel & Residences start at $300,000. For more information about the development, visit the on-site sales gallery. Information can soon be found at www.legacymiami.com.

REAL ESTATE | MARKET TRENDS

Existing-Home Sales Climb 1.9% in October Existing-home sales rose in October, a slight recovery from the declines seen in September, according to the National Association of RealtorsÂŽ. The four major U.S. regions were split last month, with the Midwest and the South seeing growth, and the Northeast and the West both reporting a drop-in sale. Total existing-home sales, completed transactions that include single-family homes, townhomes, condominiums and co-ops, increased 1.9% from September to a seasonally adjusted annual rate of 5.46 million in October. Despite lingering regional variances, overall sales are up 4.6% from a year ago (5.22 million in October 2018). Lawrence Yun, NAR's chief economist, said this sales increase is encouraging and he expects added growth in the coming months. "Historically-low interest rates, continuing job expansion, higher weekly earnings and low mortgage rates are undoubtedly contributing to these higher numbers," said Yun. "We will likely continue to see sales climb as long as potential buyers are presented with an adequate supply of inventory." The median existing-home price for all housing types in October was $270,900, up 6.2% from October 2018 ($255,100), as prices rose in all regions. October's price increase marks 92 straight months of year-over-year gains. Total housing inventory3 at the end of October sat at 1.77 million units, down approximately 2.7% from September and 4.3% from one

year ago (1.85 million). Unsold inventory sits at a 3.9-month supply at the current sales pace, down from 4.1 months in September and from the 4.3-month figure recorded in October 2018. "The issuance of more housing permits is a very positive sign and a good step toward more inventory," said Yun, citing the latest data for housing starts. "In order to better counter and even slow the increase in housing prices, home builders will have to bring additional homes on the market." Properties typically remained on the market for 36 days in October, up from 32 days in September and consistent with October 2018 numbers. Forty-six percent of homes sold in October 2019 were on the market for less than a month. First-time buyers were responsible for 31% of sales in October, down from 33% in September and identical to the 31% recorded in October 2018. NAR's 2019 Profile of Home Buyers and Sellers – released in late 2019 revealed that the annual share of first-time buyers was 33%. Individual investors or second-home buyers, who account for many cash sales, purchased 14% of homes in October 2019 unchanged from September but down from the 15% figure recorded in October 2018. All-cash sales accounted for 19% of transactions in October, up from 17% in August but down from 23% in October 2018.

www.HighRiseLife.com

Distressed sales5 – foreclosures and short sales – represented 2% of sales in October, unchanged from September but down from 3% in October 2018. "It is great to see home sales rise along with an increase in housing permits," said NAR President Vince Malta, broker at Malta & Co., Inc., in San Francisco, CA. "Both home buyers and the home sellers are being rewarded by these developments, and we see that conditions remain extremely favorable for real estate investment in America." Realtor.com's Market Hotness Index, measuring time-on-themarket data and listing views per property, revealed that the hottest metro areas in October were Fort Wayne, Ind.; Pueblo, Colo.; Columbus, Ohio; Rochester, N.Y.; and Colorado Springs, Colo. Active listings on Realtor.com increased by over 1% from one year ago in only a few of the largest metro areas: Minneapolis-St. Paul-Bloomington (16%), Las Vegas, Henderson, Paradise (14%), San Antonio-New Braunfels (9%),Detroit, Warren, Dearborn (5%), Atlanta, Sandy Springs (5%), Denver, Aurora, Lakewood (4%), Dallas, Fort Worth, Arlington (4%), and Myrtle-Beach, Conway (4%). Mortgage rates were trending downward since July through September, but slightly rose in October. According to Freddie Mac, the average commitment rate for a 30-year, conventional, fixed-rate mortgage increased to 3.69% in October, up from 3.61% in September. The average commitment rate across all of 2018 was 4.54%.

Single-family and Condo/Co-op Sales Single-family home sales sat at a seasonally adjusted annual rate of 4.87 million in October, down from 4.77 million in September,

but up 5.4% from a year ago. The median existing single-family home price was $273,600 in October 2019, up 6.2% from October 2018. Existing condominium and co-op sales were recorded at a seasonally adjusted annual rate of 590,000 units in October, about even with the previous month and 1.7% lower than a year ago. The median existing condo price was $248,500 in October, which is an increase of 5.6% from a year ago.

Regional Breakdown Compared to last month, October sales increased in the Midwest and South regions, but sales are up in all regions from a year ago. Median home prices in all regions increased from one year ago, with the West region showing the strongest price gain. October 2019 existing-home sales in the Northeast fell 1.4% to an annual rate of 690,000, with no change from a year ago. The median price in the Northeast was $296,700, up 5.7% from October 2018. In the Midwest, existing-home sales increased 1.6% to an annual rate of 1.29 million, up 2.4% from a year ago. The median price in the Midwest was $209,900, a 6.7% jump from a year ago. The median price in the South was $234,900, a 6.0% increase from this time last year. Existing-home sales in the West declined 0.9% to an annual rate of 1.13 million in October, 3.7% above a year ago. The median price in the West was $410,700, up 7.8% from October 2018. memories," comments Simone Scarapicchia, Partner and Director of Sales & Marketing for Emerald Maldives Resort & SPA. Designed by architect Edward David Poole, each villa exudes contemporary and tropical influences to create modern and unique interiors. From the outside, the villas blend harmoniously with the backdrop of the serene, tropical island and on the inside awaits nothing short of a masterpiece. Poole's striking design includes enormous sparkling, white marble bathrooms with lavish silver mirrors and color blocked bedrooms with exotic marine life wall art to compliment. All guests stay on deluxe all-inclusive basis, which means when they arrive at Emerald Maldives, everything is taken care of. Deluxe all-inclusive allows guests to dine at any of the four resorts' restaurants as many times as they wish during their stay. They have unlimited access to the villa mini bar, which is fully restocked daily, enjoy premium spirits and all non-motorized water sports at no additional cost.

When it comes to dining, Emerald covers cuisines from every continent with four fantastic restaurants to choose from and each with their own menu, style, theme and ambience. Boasting the first and only South American restaurant in the Maldives is the popular Amazonico, serving dishes like ceviche with passion fruit dressing and meats and fish from the huge open fire grill which takes center stage in this atmospheric restaurant. Nestled in the center of the island amongst the palm trees, there are red lanterns which are strategically placed to mirror the effect of an open campfire, offering guests an authentic rainforest experience! Carefully curated by head Chef Aldo Cadu, other culinary highlights include Asiatique's live cooking shows in front of the teppanyaki grill and fresh Maldivian lobster at the Beach Club Grill Restaurant. The signature Aqua Restaurant offers bare-foot luxury at its finest, and with a variety of cooking stations chefs are able to bring guest's culinary dreams to life. Emerald Maldives offers extensive water sports facilities, and some of the best diving in the Maldives at the five star Diving Centre where guests can even get their PADI license. Spanning 1500 sqm, the resort's Dolphin Kids Club is one of the largest in the Maldives

with its own zip wire that journey's from one side of the island to the other and welcomes kids from the age of 3-12 on a complimentary basis. Home to a sumptuous haven of tranquility, Emerald SPA, can be found a secluded corner of the private island, offering a range of Balinese and Thai treatments across 10 air-conditioned treatment rooms, as well as a Turkish bath, sauna and jacuzzi. Elemis treatments are also available for guests seeking a sensory wellness experience with a difference. Situated on one of the quietest parts of the island, the Yoga Pavilion is the perfect setting to truly switch off and offers breath-taking sunrise yoga sessions. The resort has also been built with sports and fitness lovers in mind with two large tennis courts, two paddle courts and an air-conditioned Gym & Sports Centre with a state-of-the-art Technogym. Personal trainers are available to all guests too. The resort has prioritized sustainability by using long-lasting Langhi Langhi leaves to build the canopies, and solar panels on every villa to power the entire resort's hot water. In a bid to reduce single-use plastic waste, the resort uses paper straws as well as glass bottles and the island is home to a recyclable water irrigation system and composting facility. 'Hollywood Re-Loaded' Terry O'Neill CBE Last Exhibition

www.HighRiseLife.com

H

OFA Gallery is greatly saddened by the passing of the legendary and iconic British photographer, Terry O'Neill CBE. To commemorate Terry's life and illustrious career, HOFA extended the world-renowned photographer's last exhibition, a provocative collaboration with artist, Bran Symondson, titled 'Hollywood Reloaded', which concluded on November 27th at their gallery on Maddox Street. HOFA Gallery auctioned one of the works from the collection and donating the proceeds to the Prostate Cancer UK. The 'Hollywood Reloaded' collection recently launched at Annabel's to critical acclaim. The exhibition is a bold and brash reinvention of Terry O'Neill's portraits of Hollywood icons posing with guns. Portraits of stars like Michael Caine, Brigitte Bardot and Roger Moore, each with a sleek firearm in hand, are pockmarked by bullets fired by ex-Special Forces turned artist and reportage photographer, Bran Symondson, using the same gun as in each portrait. Guns and the violence they symbolize become subjects, displacing Hollywood stars and the glorified ethos they mediate as well as create. Before his passing Terry said of the collaboration: "What Bran has done with my photographs is astounding. He's taken such time and consideration when creating his art – he really has transformed my photographs into something entirely his own. It's been a thrill for me to work with a young artist such as Bran, to listen to his thoughts and process. And I can't be more pleased with the results." Bran Symondson said about Terry on hearing the news, "He was a photographic legend, so being given the chance to work with him, especially on his last exhibition, will remain my life's biggest honour." He adds, "My only wish is that I could have met him sooner in life, he had so much to give."

HOFA Gallery and Symondson extend their profound condolences to Terry's family and close associates. They are deeply proud to have had the privilege of working with Terry on his last exhibition. As many who have worked with him will attest, he had a kind, warm and endearing personality which carried over in his work and relationships with the celebrities he photographed.
