Is Buying a Second Home On Your 2021 To-Do List? 26

wning a second home can provide retirees – or even younger families a mountain retreat or a house at the beach for those family vacations or quick weekend getaways.
But if buying a second home is on your list of New Year’s resolutions for 2021, be sure to consider all the upsides and downsides before committing, says Patrick Rush, CEO of Triad Financial Advisors and the Forbes Books author of Gain Big and Give Back: Financial Planning with Intention. “Many retirees end up regretting it,” Rush says. “They feel they are forced to go to that second home every weekend just because they spent so much on it. A vacation property or second home can certainly provide a lot of joy, but it rarely works out financially.” That does not stop people from buying them, though. The National Association of Home Builders estimates that Americans own about 7.4 million second homes, which is about 5.6 percent of the total housing stock. “People tend to purchase a second home either as a rental property or a vacation home, which they might also rent for part of the year,” Rush says. “But unless you are in a hot real estate market, the return on investment usually isn’t worth the hassle. There are better ways of growing your money.” Rush says a few things to know about investing in a second home include: Real estate does not automatically mean easy money. People mistakenly believe real estate provides a guaranteed return, but that is not always true. Rush recalls one client who, over Rush’s vehement objections, withdrew all his retirement money to build an expensive second home. The client was certain the house would pay off, but he eventually was forced to sell it for half his investment. Consider the overall impact on your life. Most people do not have endless streams of money, even if they have done well for themselves financially. So, a splurge in one area often requires a sacrifice in another. “If you want the second home, then perhaps an Alaskan cruise won’t be in the budget,” Rush says. “It comes down to what your priorities are.” Upkeep can become overwhelming. People tend to overlook the ancillary costs that make owning a second home expensive, Rush says. Take those into consideration as you make your decision. “Property taxes, homeowners association dues, insurance, and maintenance start to add up,” he says. “Renting the house out when you aren’t using it does provide an income stream but managing the property and dealing with tenants is a hassle. You can hire a property manager, but that has its own disadvantages.” Renting can work just as well. While it might feel exhilarating to own a mountain home in North Carolina or a Pacific Ocean beach house, Rush says another option is simply to rent a place for a week or a weekend whenever you need a getaway. None of this means a second home is always a mistake, Rush says. One client whose parents died and left her a generous inheritance wanted to invest the money in a beach home. Rush warned her of the potential pitfalls. She teared up. She agreed it might not be the best financial decision, but when she and her sister were growing up, their parents took them every summer to Sunset Beach on the North Carolina coast. She wanted to continue that tradition for her children, her sister, and her sister’s children. “It was a reminder that it’s not always about the numbers,” Rush says. “You have to weigh the return on investment against the emotional benefit. Financially, it wasn’t the best choice, but to her, it meant so much more. It was about keeping her parents’ memories alive. Some things truly matter more than money.”

A tumultuous 2020 has left its mark on a multitude of economic sectors. What are the consequences of the pandemic crisis on the commercial real estate market in 2021? What can be expected will depend to a large extent of where the property is, and which segment of commercial activity is being considered. At any rate, there is by all accounts a huge pent-up demand. The U.S. savings rate has doubled over the last year. The stock market is on fire, which is a good thing, but it is also making investors nervous. Equities seem to be poised for a major pullback. Savvy investors are starting to investigate diversifying more of their assets in real estate so they can dodge that bullet.

Agriculture The first half of 2020 saw very few transactions because low-priced commodities and depressed rents made sellers hold on to their land. Since late last summer, however, commodity prices have swung back up. It is expected that sellers will soon find their way back to the table. Parts of the country where agricultural land is set to increase significantly in value are the Southwest, the Mississippi Delta and the Midwest. The Mississippi Delta has excellent soil and water reserves going for it. The Midwest has always performed strong. In the Southwest, there is a growing market in Arizona where people are finding better access to water than they do in California, and the South Texas market is looking solid as well.

not believe how we relied on those Chinese imports? That is why there will continue to be an increase in demand for manufacturing land in this country. Where will the new factories be constructed? Expect investments to happen in the Midwest with its vast pool of skilled workers. When factories left, these workers stayed in place. Places such as Kentucky and Indiana have very friendly business climates and plenty of land that is suitable. And let us not forget the Southeast and - again - Florida and Texas. Where governments understand the opportunities offered by cost-sharing, valuable brownfield-projects will see the light of day and cities will finally be able to get rid of their ugly marks. Distribution centers are the backbone of the current surge in e-commerce as is industrial land. Did you know that for every $1 billion dollars of new money spent online there are one million square feet of new warehouse space needed? Expect more demand for land that can carry those warehouses. Internal migration towards the Southern and Western states was already mentioned, so these are the regions where these new warehouses will be built.
Senior housing Retail In the past, developers have made mistakes by counting rooftops and not people living permanently in dwellings. Thus, the boom and bust of retirement communities in Miami, for example, where retail investments went awry because the patrons that shops relied on would simply not show up for months on end. Developers have learned their lesson and are finally focusing on levels of occupancy primarily. There will be plenty of opportunities on the horizon in 2021 in those places to where business and people are moving, so those are the Western and Southern states first and foremost with a special mention for Texas (is there anyone NOT moving to Texas in 2021?). South Dakota is also on the radar as a place that has a thriving business climate that is conducive to attracting a lot of newcomers and let us not forget about Florida which has the second fastest growing economy in the country.
Industrial Heavy industrial manufacturing has been making a comeback in the last few years. Companies are reshoring and this makes for promising investment opportunities. Remember how we were shocked to run out of essential medical supplies at the onset of the pandemic and could March 2021
Senior housing is going to see sustained growth. This segment has done well for quite some years now with occupancy rates of 95 percent and higher. Especially assisted living units will continue to be in high demand. Where can all these seniors in need of care be found? In the Southeast and the Southwest (Arizona!) and do not forget the Texas coastal line.
Online retail Finally, for commercial land in retail, it is a mixed picture for 2021. A great many businesses have suffered and even closed throughout 2020. Will the surge in e-commerce that is firing on the demand for warehouses previously mentioned sound the death knell for all brick-and-mortar shops? No, it will not. Businesses that can continue to function in a hybrid model where you are able to order online and pick up your order or have it delivered will survive in great numbers. These shops will be found wherever people will be found. Commercial real estate, whether agricultural, industrial, retail, senior housing, or online retail will offer a great many opportunities for land investors in 2021 if they do their homework and understand how market dynamics differ significantly not only across sectors but also across regions in the United States. As always, the real estate investor’s ability to adapt to sweeping technological changes, will determine how successful they will be. 29
How to Win a Bidding War in 2021 Nine unique strategies to help homebuyers win that do not require paying all cash or waiving contingencies Today’s housing market is one of the most competitive in history, with 56% of Redfin home offers facing competition nationwide in January. To help buyers prepare to inevitably compete for a home, we asked Redfin agents to share the best unique strategies for winning bidding wars in 2021. The tactics below go beyond basic bidding-war techniques like waiving contingencies, offering all cash and/or above the asking price and free rent back, though buyers should also consider those strategies, which are often highly effective. 30
1) Consider a condo over a single-family home Buyers who want a better shot at winning a bidding war should consider purchasing condos, which have attracted less competition than single-family homes during the pandemic because they often feature shared spaces and amenities. In January, 58.7% of offers for single-family homes written by Redfin agents faced competition, compared with 54.8% for townhouses and 44.6% for condos. Condos have been selling for a record 17% discount to single-family homes, another potential draw for buyers. “Single-family homes in Seattle
are hot, hot, hot,” said local Redfin real estate agent Sarah Rollinger. “Townhomes are picking up steam, but condos are still 110% a buyer’s market. I have seen a lot of canceled condo listings, so we have quite a backlog of condo sellers on top of the current inventory.”
2) If you cannot waive contingencies, sweeten them for the seller Shorten the contingency timeline: One of the best ways to make an offer more competitive is to waive contingencies, such as the inspection contingency and the appraisal contingency. Buyers who do not feel comfortable doing this

Sign a low-appraisal addendum: If you cannot waive the appraisal contingency, another option is to cover the difference if the appraisal comes in low. For example, if you offered $400,000 and the appraisal ends up at $375,000, you can agree to cut a check for $25,000 when the deal closes.
A lot of successful buyers today win by making an offer that exceeds the asking price. This also means that a lot of buyers end up exceeding their budgets. To prevent this, San Diego Redfin agent Jim Johnston recommends searching only for homes that are $50,000 to $75,000 below what you can afford, so there’s room to negotiate if necessary.
With more than half of offers facing competition these days, it is more likely than not that you will get into a bidding war if you are in the market for a home. Go into the process mentally prepared to lose more than once.
3) Be open to making offers sight-unseen Speed is key in a seller’s market as competitive as this one. If you are interested in a home but live far away or just have not been able to tour it, you can still throw your hat in the ring. Video tours and 3D walkthroughs have made sight unseen offers much more feasible during the pandemic. Almost two-thirds (63%) of people who bought a home last year made an offer on a property that they had not seen in person, the highest share since at least 2015 and up from 32% a year earlier, according to a survey Redfin commissioned in November and December. “My client lost out on even seeing a house because the seller accepted an offer before starting showings,” said Colorado Springs, CO Redfin agent Ashley Farrell. “The listing went active Tuesday and showings weren’t scheduled to begin until Thursday, but the seller received five sight-unseen offers and was under contract by Wednesday afternoon. The winning bid was all cash, $45,000 over the $380,000 asking price, and waived the appraisal and inspection contingencies.”
4) Choose an agent and lender who are willing to communicate constantly with the listing agent In a fast-paced real estate market, constant communication is essential. Buyers should work with agents and lenders who are willing to keep in contact with one another and with the listing agent to gather intel about what the seller is looking for and ensure that the seller knows the buyer is serious. “When I’m dealing with a multiple-offer situation, a huge plus is when the buyer’s lender contacts me to introduce themself and let me know that they’re on top of everything,” said Sylva Khayalian, a Redfin listing agent in Los Angeles. “Sometimes I get calls from lenders before I even reach out to them to confirm a buyer’s pre-approval, and I love that because it reassures me that I’m not going to have any communication issues and makes the buyer’s

Once you have identified those properties and are ready to start bidding, research recent home sales in your area to determine how much the typical winning bidder is offering above the asking price, said Raleigh, NC Redfin agent Pam Lewis. Then offer more. “If most winning bidders in your area are offering 5% more than the listing price, then offer 6%,” Lewis said. “And make your offer amount an odd number.”
6) Consider releasing your earnest money early Earnest money is a deposit buyer put down to show sellers they are serious about purchasing a home. Typically, a buyer deposits this money into an escrow account when they go under contract on a home, and it is applied to the purchase price at closing. In today’s competitive market, some buyers are offering to release these funds to the seller early as a non-refundable deposit—typically within a few days of going under contract, according to Seattle Redfin agent Heather Stovall. “This is an enticing offer for many sellers because it means they immediately receive and can keep the funds regardless of whether the transaction closes and can put those funds toward the purchase of their next home if needed,” Stovall said. “Of course, releasing earnest money early can be a risky proposition for buyers. If a buyer’s financing falls through or they lose their job and cannot complete the purchase, they don’t get the earnest money back after it has been released.”
7) Offer to pay some of the seller’s costs Homebuyers can make their offers more competitive by offering to pay for expenses that are typically covered at least partially by the seller. These costs can include transfer and recordation taxes, along with title insurance. “On a scale of 1 to 10, the competitiveness of today’s market is a 10,” said Maryland Redfin agent Zachariah McBride. “I have only won by having my buyers help the seller net mostly all

They finally got an offer accepted on a home this month. The home they have under contract is nice, but smaller than the first one they bid on, and they are paying $10,000 above what that first home closed for. They also had to bid on its sight-unseen before it came on the market and waive all contingencies. It’s a lesson in making offers as strong as possible early in the process.” It is also wise to know when to walk away. It is OK to put your search on hold if you reach the point where you are not comfortable making the aggressive offers that are often necessary to win in today’s market. You do not want to end up with buyer’s remorse, after all.
9) Get creative Some buyers and agents are going to great and unusual—lengths to win bidding wars. Here are a couple of fun examples: • A frothy market: “I’m working with a hop salesman who is offering beer tasting to the sellers.” — Ellen Hudson, Redfin agent in Portland, • In it to win it: “I researched the seller and found out he’s a former professional athlete. I fine-tuned the offer so that his jersey number—64—was included in the offer amount (964,000 Canadian dollars) and the deposit amount (64,000 Canadian dollars). Golden Sugar 2 large eggs 2 egg yolks 4 lemons, zest and juice only 1/8 teaspoon salt To make doughnuts: In large saucepan, preheat oil to 350 F. Prepare cookie sheet with paper towel to drain doughnuts once out of hot oil. In bowl, mix flour, 3/4 cup sugar, baking powder and salt. Add lemon zest, eggs, ricotta cheese and vanilla extract; mix until well combined. Use ice cream scoop to scoop small amounts dough into oil, 4-5 pieces at a time. Fry each batch until golden brown, about 7 minutes. Keep oil at or near 350 F; if oil is too hot, doughnuts will turn golden brown but centers may still be raw. Remove from oil and drain in paper towel. Repeat with remaining dough. While still hot, toss doughnuts with remaining sugar. To make lemon curd, if desired: In large bowl of stand mixer, cream butter and sugar until light and fluffy. Add eggs and egg yolks, one at a time. Add lemon zest, lemon juice and salt. Whether it is just used to chill the beverage or offers something more artistic, this is a fundamental component of Butcher & Still’s bar experience. “I think ice really adds something extra. Tradition Meets Tech 79-Year-Old Artist Lio Faridani Makes Entire Collection Available via NFT Lio Faridani, has been painting on canvas in various forms for nearly 70 of his 79-years on this planet. His works have, in fact, sold to aficionados and collectors around the world and received accolades at many an exhibition. Now the artist is proving that age is indeed a state of mind by making his entire collection available via NFTs – a promising new funding model for art and media. NF what? To put it simply, an NFT is a digital asset. It is encrypted with the artist’s signature on a digital ledger (aka the blockchain) which is at the heart of all cryptocurrencies - with probably the most recognized being bitcoin. NFTs allows buyers and sellers to verify authenticity and ownership to ensure a buyer has the original art.
