D-ZYN CORNER Colorful Kitchen Inspiration

The kitchen is the heart of many homes, and careful planning is a necessity when it comes to redesigning this essential living space. Picking out cabinetry – and a color for those cabinets, in particular – can be a challenging process. Everything from the style of your cabinets to the amount of natural light your space receives are key factors to consider when choosing an updated hue. While white cabinets are an everlasting choice, and wood-stained cabinetry once held 70% of the market, painted cabinets now account for 70% of sales, signaling a significant shift among homeowners and their preferences. While there are virtually no limitations when it comes to the paint, stain and glaze options available to complement your overall kitchen design, the current stylings reflected in Wellborn Cabinet’s annual color trends provides an opening to a range of impactful colors, such as grays, blues, blacks and wood tones, and a mixture of these on-trend hues. 14

www.HighRiseLife.com

A Gray for Every Mood While gray cabinets have been a popular design choice for several years, much like shades of white, no two grays are exactly alike. Cabinet colors live on a color spectrum that ranges from warm to neutral to dark; warm grays have yellow or brown undertones while cool grays have hushed hues of blue. Neutral gray, or Ash, is a true black and white mixture of colors. However, many homeowners are opting for warmer or cooler shades instead. For example, light gray cabinets can create a chic, modern motif for homeowners looking to liven up their space while avoiding completely white cabinetry. One of the latest gray trends is a warmer gray that can look almost beige, earning the nickname “greige.” Shades of dark gray – whether painted or stained – are also options for making a luxurious, traditional statement that can span ever-changing color trends.

A Sea of Blue One of today’s hottest trends in kitchen cabinetry is the use of shades of blue, which provide calming and restful effects and the feeling of harmony and serenity. Pops of blue can be used as an accent color on islands or on either upper or base cabinets. To balance out these dramatic darks, many homeowners are opting to pair a bold color choice like a navy hue – such as Bleu – with neutral to warm whites, such as wool and bone white, to create a crisp, clean look. Gold hardware can be used on navy cabinetry for an upscale and regal look while silver-tone hardware provides a contemporary finishing touch. While lighter shades of blue, like aqua, are perfect for keeping spaces light and airy, one of the latest colors to emerge is a mid-tone classic blue. A balanced option like Sapphire from Wellborn Cabinet, which is a classic, mid-tone royal blue available in the Premier and Estate Series framed cabinetry, as well as the full-access, frameless Aspire Series, can help create energy and inspiration for dining or cooking.

Mixed Wood Tones Even with the rise in painted woods, stains are seeing a surge in popularity. The application of stain to natural wood can enhance the character of the cabinetry. Neutral color, dimension, texture and soft luxury can be layered into nearly any space to create a blended balance. Wood grains typically pair well with whites, grays, blues and brass tones – all of which are popular colors in modern kitchens and other localized entertaining areas such as in-home refreshment areas or bars.

Dark Drama Often overlooked as more of an “accent” color, black has become livable, luxe and inviting with textured woods adding rustic, homely charm. For example, Wellborn Cabinet offers a decorative laminate veneer option in matte black. Edgy but classic, black cabinets can pair perfectly with nearly any design element still in its natural wooden state to create a distinct style that is all your own.

Multi-Tones and Unexpected Pops of Color While all-white palettes have long reigned supreme in the kitchen for their timelessness and versatility, straying from neutral tones can add an energetic and welcoming feel to nearly any space. Smaller kitchens that once had an all-white look are getting a facelift by adding a burst of bright, bold color on either the upper or base cabinets. Adding colorful retro appliances or using the island as a canvas for an energetic and welcoming pop of color can also make a similar statement and help create a space unique to your style and personality. Many homeowners are even pairing two or more complementary colors to create two- and three-toned looks. For example, lighter gray, Shale or blue can be used for the upper cabinets with darker shades used below for the base cabinetry, or a neutral hue can be used on the uppers with a contrast color on the bottom. In three-toned kitchens, an additional color or material is introduced to create asymmetry in the palette to help define zones or functions and keep the eye moving. Getting Your Kitchen Organized for Holiday Cooking and Entertaining Written by Marty Basher

As leaves turn color and temperatures drop, we are happily reminded of the upcoming gift-giving, family-gathering, carol-singing season. With only three months left in the year, interwoven with various observances and religious festivities, it is time to get your kitchen organized and ready for the holidays.

Pull everything off the shelves. Taking inventory of what you have will help cut costs when making a grocery list for holiday dinners; therefore, remove everything out of the fridge, pantry, and cleaning station one area at a time. Inspect each item’s expiration date and throw out anything old and moldy (including cleaning solutions).

For some people, preparing for the holidays often translates to stress, chaos, and breaking the bank; however, an organized and well-stocked kitchen will greatly reduce any feelings of anxiety and pressure by encouraging a clutter-free and functional food prep space. General Organization Tips for Kitchens

Wipe down all surfaces. Using a diluted bleach or vinegar-Dawn soap solution (either one- do not mix), clean up stains and grime that have coagulated over the months (or years). Microfiber cloth works well with picking up dust and food crumbs, and Magic Erasers removes tough smudge marks.

The first step toward organizing your kitchen for the holidays is a complete cleaning overhaul of the pantry, fridge/freezer, and wherever you store cleaning supplies (typically under the sink for most homeowners).

16

Tackle the microwave while you are already in cleaning overdrive. Mortified by the caked-on splatter turning your microwave into a crime scene? Squirt some dish soap in a glass bowl of water and heat it for five minutes. Once done, let the bowl sit inside for an additional three to five minutes before you wipe the inside with a sponge or hand towel. The food residue scrubs right off.

www.HighRiseLife.com

Categorize similar items together. Before returning everything back onto their shelves, an organization system must be made. Until then, categorize items by similarity and separate them into different piles. This will help you visualize what you have and decide on how to arrange the items.

Invest in a large shower caddy. Shower caddies comprise compartments that can hold bottles, sponges, gloves, trash bags, etc. and a handle for portability. While you can find them at the dollar store, investing in a more expensive, heavy-duty shower caddy prevents breaking and plastic warping from the weight.

Pantry

Stock up on solutions. You probably already own all-purpose cleaner, bleach, and dish soap which are crucial for cleaning up after the holidays. While you should buy extra of each during your next trip to the store, consider adding the following solutions to your cleaning supply: pan degreaser, drain cleaner, and white vinegar and baking soda. Store all-purpose cleaner and diluted bleach solution in your cleaning caddy both of which you will use more often--and other bottles in a lockable bin under the sink.

Whether yours is a walk-in or a dedicated cabinet, pantries store a majority of what we need for making delicious everyday meals and holiday dinners. They deserve an organized system that maximizes functionality while minimizing time spent digging around for ingredients. You are more likely to forget or miss ingredients for holiday baking/cooking with a messy, overstuffed pantry. Ditch last-minute shopping runs with the following organization hacks for decluttering your pantry. Mounted door organizer for smaller items. While intended for storing shoes, mounted door organizers consist of pockets that are perfect for holding spices, condiment bottles, seasoning packets, and anything else that fits. Many homeowners dedicate this organizer strictly for spices and herbs, while others divide common baking ingredients into each pocket. Made of a durable plastic or fabric, mounted door organizers cost between $10 and $50. Categorize items into designated baskets/fabric totes. Pantries naturally give off a cluttered vibe due to all the little or boxed items stored inside. However, homeowners can tidy up their pantries by stowing like-items into baskets or fabric totes. Not only does this “hide” smaller items out of sight, but also dedicated baskets help you find and put away items quicker. Remember to label the baskets/totes. Plastic storage bins for messy items. Bags of flour, sugar, yeast, and more should be placed in plastic storage bins at the bottom of the pantry. Doing so prevents spills and messes, as well as little bugs making homes in your baking goods. Consider lids with locking clamps to prevent children and pets from getting inside.

Fridge/Freezer Next on the list for preparing your kitchen for the holidays is the fridge/freezer. A disorganized fridge results in food waster something nobody wants. You need a clean and spacious place to hold ingredients for a perfect holiday dinner and the leftovers afterward. Dollar store plastic bins. A cheap and simple way to organize things like soda cans, yogurt cups, and bottled condiments is investing in dollar store plastic bins and group like-items together, like what you would do in the pantry. The walls of the plastic bins allow for stacking, clearing more shelf surface by utilizing vertical space. Lidded bins work especially well with preventing freezer burn for frozen food. Label, label, label. Just as you would with bins in the pantry, label everything--including food containers. Chalkboard stickers allow you to name and date containers and then wipe away the chalk paint/ink when done. They are dishwasher safe, so you will not have to worry about them peeling off and needing to buy replacements. Store meat and fish in a separate drawer. Meat and fish leak juices, and you may find yourself in a foul-smelling, sticky situation if those juices seep into milk cartons or fruits and vegetables. Avoid this by giving meat and fish their own shelf or drawer. Align the bottom with paper towels or hand cloths, and double bag meats marinating in Ziplock’s.

Cleaning Station With holiday dinners and baking comes the back-breaking task of cleaning up. Everyone dreads hours of scrubbing dishes, wiping down tables and counters, and sweeping/mopping floors. Make your life easier by creating a portable cleaning station with everything you need for post-holiday clean up. November 2020

Remember the miscellaneous tools/items. Along with solutions, your portable cleaning caddy should have sponges, trash bags (large and doggie-bag sized), Magic Erasers, and steel wool. Other tools like paint scrapers (plastic not metal) and mini dustpan and sweeper can be added if there is room. Install child-locks where you store cleaning supplies. Whether you have children or you are inviting over guests with children, the last thing you or anyone wants is a precious little one accidentally ingesting toxic cleaners. Unwanted ER visits are best avoided with child locks. Inexpensive and easy to install, child locks often come in two ways--with sticky backs for temporary use or with screw holes for permanent use. By getting your kitchen organized and prepared for the holidays, you can face family dinners and baking binges head on and without that overwhelming stress that leaves many people wishing for a fast forward button. You save time, money, and your fridge from smelling like mold.

Guest hygiene station Something to keep in mind when preparing for cooking and entertaining for the holidays is guest hygiene. In the midst of a pandemic and the flu season, you want to set up a small area to promote hand washing and germ mindfulness. Purchase or borrow a tea tray. Typically made of wood or galvanized steel with handles on the sides, tea trays make for a fun and classy guest hygiene station. Place this tray on a stand or counter where guests first walk into your home. Make guest hygiene care packages. Using festive party favor bags, stock them with holiday scented hand sanitizers, single pouches of hand wipes, and pocket packs of facial tissue (which you can easily find in holiday-themed packaging). Tie the bags with crimped ribbon and curl the loose ends with scissors. Leave these on the tray with a note that invites guests to take one. Provide glass markers in a bowl on the tray. Never lose your glass and drink out of someone else’s cup again with marker sets. Each guest gets either a removable sticker, charm, decorative toothpick, or rubber band to go around their cup. Every marker is different by color or design to prevent germ-swapping mix-ups. Offer two kinds of soap for hand washing. Give guests the option of choosing which soap to use when washing their hands. Some people love scrubbing with gingerbread foam soap, while others prefer generic, scentless, antibacterial soap. About Marty Basher Marty Basher is the design expert with Modular Closets. FOOD | TIPS

It’s Time to Teach our Children How to Eat Sustainably Top tips from celebrity cook The food we eat can have a huge impact on the world we live in. Being environmentally conscious when it comes to the food, we eat can often seem a daunting and restrictive task, with many fearing that their entire diets will need to change. However, cooking and eating green can be as exciting as it can be easy! To help people achieve their green goals, Wren Kitchens have teamed up with celebrity cook and writer Sara Kiyo Popowa, to reveal her top tips on cooking and eating sustainably in 2021.

1. Only food shop once a week If possible, you should try and do your grocery shopping only once a week. By reducing the number of trips, we take when shopping for food we can avoid buying more than we need! A top tip to avoid this is to think of ingredients with multiple uses in mind whilst making sure you buy all the ingredients in one go.

2. Subscribe to a veg box Subscribing to a veg box is a great way to help the environment as well as offering your support to local farmers. To reduce food waste, make a pact with yourself to use up all the vegetables in the box. This can be a fun challenge, especially if you are not as familiar with some of them! You can also rediscover the beauty of the old seasonable vegetables by using them in different ways. 18

3. Buy your favorite items in bulk Whether it is a routine snack or a specific ingredient, everybody has those food and drink items that they love to over consume. One way to save the environmental impact and save money is by identifying these whole food stables and buying these items in bulk – this can be done via many online sellers. It saves on packaging and energy in production, as well as saving you money.

4. Eat in-season produce Most fresh foods have a specific season in which they are ripe and easy to attain. Eating seasonal produce does not just benefit your body, but it will also support the local farming economy and the local landscape through supply and demand. Seasonal vegetables will provide your body with what it needs in that season, for example cooling, refreshing fruits in summer and starchy carby root veg in winter.

5. Commit and be motivated It is important to find your own motivation as to why you want to cook and eat more sustainably. Once you have discovered what it is that is driving you to change your diet, it is much easier to stick to the changes you make. Shopping, cooking and eating more sustainably may seem like extra effort, at least to begin with. However, as time goes on you will see the changes having a positive impact on areas in your life and parts of yourself you may have never expected. www.HighRiseLife.com

Ditch the Bird for Holiday-Inspired

Fish Dish 20

Salmon Baked in Foil with Smoked Cranberry Chutney Thanksgiving is quickly approaching and since there is a shortage on smaller turkeys for smaller gatherings this pandemic, we have an excellent alternative for you to consider. Ideal for vegetarians or those looking to ditch the bird this year, you can now impress your family and friends with this holiday-inspired fish dish. Calling for a dozen ingredients, this Thanksgiving-ready meal is easy to cook up in less than an hour. Make sure to scale the recipe up or down depending on how many people you plan to serve, and consider pairing the dish with other Thanksgiving staples, like sweet potato casserole or a homemade pie. Serving size: 4 Cook time: Less than an hour Step aside, turkey. We are celebrating Thanksgiving with our all-time favorite protein —salmon. Salmon • 4 fillets of salmon • 4 tablespoons of olive oil • 6 cloves of garlic • 1 teaspoon of salt • ¼ teaspoon of pepper • Thinly sliced lemon wedges Cranberry Chutney • 2 teaspoons olive oil • 2 tablespoons minced shallots • 1 orange • 2 cups fresh cranberries • ½ cup water • 2 tablespoons sugar • 1 tablespoon white wine vinegar Step 1 . Preheat oven to 375 degrees. Prep four large pieces of foil with baking spray. Add a touch of salt and thinly sliced lemon wedges. Then place the salmon on top. Step 2 . Add the olive oil evenly over the salmon filets, then sprinkle the salt and pepper. Rub the garlic cloves directly on the filets and place them throughout the foil. Step 3 . Fold the foil over so that the salmon is completely covered. However, do make sure you leave a little space inside the foil for the salmon to have air circulating. Step 4 . Bake the salmon for about 15-20 minutes. Cook time will vary based on salmon size and oven capacity, so the most important thing to check is that the salmon is cooked through the thickest part. Step 5. As the salmon is baking, heat olive oil in a saucepan over medium heat. Sauté shallots and orange zest. Then add juice from orange and remaining cranberry chutney ingredients. Step 6 . Increase heat to high, and stir until cranberries pop, creating a sauce. Total cook time for sauce generally takes about 10-15 minutes. Remove from heat and set aside. Step 7 . Remove salmon from oven and switch oven setting to broil. Place salmon back in the oven for a few minutes until the garlic and top of the salmon are crispy and golden. Step 8 . Take salmon out of oven and place a heap of cranberry chutney atop the fillet of fish. Serve immediately and enjoy! Recipe courtesy of www.oshensalmon.com.

The 2021 Porsche Panamera New Panamera celebrates world premiere with significantly enhanced performance and updated styling Blending impressive performance with superior comfort, the Porsche Panamera is significantly enhanced and redesigned for the 2021 model year. Further improving performance was a key priority, and several new powertrains reflect that.

The twin-turbo V8 in the sporty Panamera GTS (473 hp and 457 lb.-ft.) benefits from a 20 hp increase compared to the previous model, and its throttle calibration is tuned to resemble the responsiveness and finesse of a naturally aspirated engine even more closely.

Featuring changes to the crankshaft, connecting rods, timing chain drive and torsional vibration dampers, as well as new fuel injectors and a reduced compression ratio, an uprated 4.0 liter twin-turbo V8 making 620 horsepower and 604 lb.-ft. of torque is at the heart of the new Panamera Turbo S model, which replaces the previous Panamera Turbo (550 hp and 567 lb.-ft.).

At the same time, Porsche is expanding its hybrid offering with a new plug-in hybrid model for the Panamera model range; the Panamera 4S E-Hybrid. An electric motor paired with a 2.9-liter twin-turbo V6 engine results in a system power of 552 hp and 553 lb.-ft. of torque. The Panamera 4S E-Hybrid sedan can reach 60 mph using Launch Control in 3.5 seconds and has a top track speed of 185 mph – offering similar performance to the previous 550 hp Panamera Turbo. For the 2021 model year, all Panamera E-Hybrid models now feature a 27 percent larger hybrid battery capacity (up to 17.9 kWh from 14.1 kWh previously) as well as recalibrated drive modes to maximize the performance and efficiency of the powertrain. The standard Panamera models now feature

Subtle updates enhance styling of 2021 Panamera models The new generation of Panamera is characterized by a number of styling updates. All Panamera models now feature the SportDesign front fascia (previously optional) as standard, further sharpening the front design of the car. A redesigned SportDesign package, either with or without carbon fiber, will be available as an upgrade. A new continuous light strip spreads out across the rear of the car, seamlessly connecting the two taillights, while the lower rear fascia sports new diffuser fins. A new 20-inch wheel design and two new 21-inch wheel designs are available. The Panamera GTS stands out with an updated front and rear SportDesign fascia in Satin Black, along with the GTS-specific Satin Black 20-inch Panamera Design wheels and Exclusive Design tinted taillights, as well as black lettering and model designations. Standard on the GTS, the Sport Exhaust System has been designed to emphasize the emotional rumble of the V8 engine and is available on the Panamera Turbo S. Underscoring their impressive performance figures, the new Panamera Turbo S variants are fitted with a model-specific front fascia that features larger air intakes and new Turbo S-specific front light signature. As before, most powertrains are offered in the sedan, Sport Turismo, and Executive body styles, the latter providing a particularly extensive amount of rear seat room due to its 5.9 inch longer wheelbase. Also of note, two new colors – Cherry Red Metallic and Truffle Brown Metallic. Interior with a high degree of comfort and connectivity The interior of the new Panamera has also been updated with a newly-designed multifunction Sport steering wheel with shift paddles.

The Panamera Turbo S comes standard with a new GT Sport steering wheel with shift paddles wrapped in leather and is optional on other Panamera models. Following the GTS tradition, the GT Sport steering wheel, along with many other interior areas of the Panamera GTS, are covered in Race-Tex . Panamera and Panamera 4S E-Hybrid models come standard with 8-way electrically adjustable comfort seats with driver memory package, while the Turbo S models are equipped with 14-way electrically adjustable comfort seats with memory. Appropriate to its performance and enthusiast-focused nature, the Panamera GTS comes standard with 18-way electrically adjustable adaptive sport seats. Both the 14-way comfort seats and 18-way adaptive sport seats are optional on other Panamera models. The center console features the familiar 12.3 inch center touchscreen, and continues to offer extensive connectivity including online-navigation, real-time traffic information and a Wifi hotspot. The Panamera Turbo S is also fitted with a 14-speaker, 710 watt BOSE ÂŽ Surround Sound System with separate subwoofer as standard (optional on other Panamera models), while a 21-speaker, 1,455 watt Burmester 3D High-End Surround System with an active 400 watt subwoofer can be optionally ordered for all variants. Recalibrated chassis systems, a new generation of tires and powerful brakes. The latest Panamera has been fine-tuned specifically for each model; from sharp and composed on the standard model to performancefocused on the GTS and Turbo S. Standard on every Panamera, the adjustable Porsche Active Suspension Management system features an updated calibration for its adaptive dampers, resulting in a further increase in ride quality. The steering is also recalibrated to sharpen feedback and further increase responsiveness. Matching its impressive engine performance, the Panamera Turbo S is fitted with the Porsche Dynamic Chassis Control Sport roll-stabilization system (PDCC Sport), PTV Plus (Porsche Torque Vectoring), rear axle steering, 21-inch 911 Turbo Design wheels, and Porsche Ceramic Composite Brakes (PCCB) as standard, all of which can be optionally ordered on other Panamera models. The PCCB rotors on the Panamera Turbo S measure 420 mm in front and 410 mm in the rear, and are fitted with yellow or black brake calipers based on customer request. Working in harmony with all of these updated systems is a new generation of tires that offer both increased grip and lower rolling resistance compared to the previous generation. For the first time, an Ultra High Performance Summer tire is available on Panamera models that allows all of the chassis and suspension systems to work at its highest level of capability. Extensive available assistance features All 2021 Panamera models are now equipped with Lane Keep Assist including Traffic Sign Recognition as standard. Using a camera, the system detects divider line markings on the road and aids the driver to stay in lane by making corrective steering inputs (active at speeds above 40 mph). Traffic Sign Recognition also uses a camera and navigation data to detect road signs and displays them in the instrument cluster. Like the previous model, the new Panamera can optionally be further equipped with a host of assistance systems, including a head-up display, Night Vision Assist, Lane Change Assist, Surround View, and Porsche InnoDrive with Adaptive Cruise Control. Pricing and availability The 2021 Panamera models will be available to order starting early next year, and are expected to arrive at U.S. dealers in the course of Spring 2021. Pricing will be announced once order availability starts.

also commencing initial closings and welcoming its first residents. walkable to nine different subway lines,” said Omri Sachs, the co-founder of Adam America Real Estate. “We’re seeing buyers from all over the city, as well as popular commuter towns, immediately ending their condo search after touring the expansive open floor plans at 561 Pacific and discovering the charm of living in Boerum Hill.” “561 Pacific offers a very attractive value proposition,” said Tamir Shemesh of Douglas Elliman, who is managing the sales at 561 Pacific. “Our sales have been strong during the pandemic because we’re working with buyers to meet them where the market is. There are new incentives for people to take advantage of every month, and it’s proving to be a very successful campaign.” Featuring studio, one-, two- and three-bedroom residences, 561 Pacific was designed by ODA New York to offer gracious, free-flowing layouts. White oak flooring seamlessly connects the living rooms to the kitchens, all of which are saturated with light and engaging views of the thriving Boerum neighborhood. In most residences, the living rooms open onto expansive terraces that range from 70 to over 1,000 square feet. With access to private outdoor space now a top priority in today’s luxury market, the indoor-outdoor experience offered at 561 Pacific is unparalleled. The kitchens at 561 Pacific are finished with Brazilian quartzite countertops and backsplashes, white oak cabinetry and smart home appliances including 34-bottle wine refrigerators by Thermador. They are also outfitted with the Thermador Connected Experience by Home Connect, which offers smart technology integrations through a partner network including Amazon Alexa, Nest and Innit. Through the technology, residents can look up a menu, preheat the oven or regulate the temperature of the refrigerator all from the touch of their mobile device. In the master baths, oak vanities, Bianco Real marble walls and floors and dark Nero Marquina marble mirror frames create a European-inspired, spa-like design aesthetic. The secondary bathrooms and powder rooms feature walnut vanities and warmer tones. Rising 12 stories along the tranquil, tree-lined Pacific Street, 561 Pacific was designed to transport residents out of the bustle of the city, and into to the warmth of a welcoming home. When residents first arrive, they experience the indoor-outdoor design of the lobby, which is teeming with greenery, organic materials and natural light. A vibrant green wall in the lobby serves as the perfect transition to reveal the building’s unique inner courtyard, which is visible from a glass wall that floods the interiors with natural light. The inner courtyard is one level below, so residents have beautiful, elevated views of the cascading ivy and treetops from the lobby’s elegant seating areas and inner balcony. The design, inspired by

Japanese culture, was intended to connect residents with nature from the comfort of the indoors, an important feature during New York’s winters. A grand L-shaped staircase takes residents from the lobby to the meticulously landscaped courtyard, where they can choose to meditate, relax, practice yoga or simply experience the changing of the seasons. The inner courtyard, a key feature of the overall design, can be viewed from the private residences, as well as the building’s thoughtfully designed amenity spaces. A private fitness center opens onto the courtyard, giving residents the opportunity to stretch or train outdoors. A children’s playroom offers a large window overlooking the tranquility of the greenery. The resident’s lounge offers a sleek design that echoes the lobby’s bold wood paneling. It features billiards as well as access to the courtyard’s garden oasis. Completing the building’s suite of amenity spaces is its rooftop, which features barbecues and lounges for gathering and dining. The space includes multiple outdoor kitchens and is lush with greenery that brings out the natural beauty of the neighborhood. Seamless glass railings on the rooftop lounge provide residents with unobstructed, panoramic views of Downtown Brooklyn, Barclays Center and the New York Harbor. 561 Pacific’s prime location in Boerum Hill places residents in the center of it all. The building is within walking distance to Barclays Center and the 2, 3, 4, 5, B, D, N, Q, and R trains at the Atlantic Avenue-Barclays Center station. Access to the Long Island Railroad is also nearby at Atlantic Terminal, which sits below an indoor shopping mall to the east across Flatbush Avenue. The area also features a wide array of retail establishments including a Target, Apple Store and Whole Foods Market, as well as a plethora of dining, entertainment and cultural destinations such as Brooklyn Academy of Music (BAM) and the BAM Harvey Theater. Current pricing at 561 Pacific starts at $700,000 for a studio, $875,000 for a one-bedroom, $1.45 million for a two-bedroom and ranges up to $2.275 million for a three-bedroom. REAL ESTATE | MARKET TRENDS

Resort Towns Are Becoming Permanent Destinations Homebuyers fleeing big cities during the pandemic Popular second-home destinations including the Jersey Shore, Cape Cod, Lake Tahoe, Palm Springs and Bend, OR are heating up and becoming full-time residences for homebuyers who have the luxury of working remotely, according to a new report from Redfin, the technology-powered real estate brokerage. Redfin’s ranking is based on year-over-year change in home prices, home sales, the share of homes that sold above their list price, the speed of home sales and Redfin.com searches.

Top 10 Counties Heating Up El Dorado County, CA, a region spanning from the eastern outskirts of Sacramento to 34

the southern half of Lake Tahoe, came in first place for the second time in a row, while the adjacent Placer County made the top 10 as well. Both are in the Sacramento metropolitan area, which was the most popular destination for homebuyers looking to relocate in the third quarter, according to an analysis of Redfin. com users. San Francisco was the top origin for out-of-area buyers looking in Sacramento. One other California market—Riverside County, which is home to the desert resort city of Palm Springs—also ranked in the top 10. Deschutes County, OR, which is about four hours southeast of Portland, nabbed the number-two spot. With access to the Cascade

mountains, millions of acres of national forest, and the vacation towns of Sunriver and Bend, the area is especially popular among hikers, bikers, fishermen, skiers and snowboarders, according to local Redfin real estate agent Angelica Webb. “We’ve always described Bend as a secondhome town, but now we’re seeing it transition into a place where more people are living full time because they’re no longer required to go into the office. We joke that it is becoming a `Zoom town,’” Webb said. “A lot of folks are moving to Bend without having ever stepped foot here. They’ve heard good things and want www.HighRiseLife.com

to get out of their cramped San Francisco or Seattle apartments, so they’re coming here and buying awesome, 3,000-square-foot colonial homes.” The Jersey Shore, a popular summer getaway for East Coasters, has also become a hotspot for families looking to escape big-city life during the pandemic. Three of the four New Jersey counties that ranked in the top 10—Ocean County, Monmouth County and Cape May County—are on the Jersey Shore. “I’ve never seen so many New York license plates at open houses in Monmouth County,” said local Redfin real estate agent Anthony Gonzalez. “City folks are coming to New Jersey with New York salaries, and they can get quite a deal here even though competition is fierce. One of my buyers recently lost out on a house because another bidder paid $75,000 over the asking price. Who does that? New Yorkers.” There are a lot of homebuyers coming to the Jersey Shore from Brooklyn, specifically, according to Gonzalez. November 2020

“Where in Brooklyn can you find anything for $500,000? Nowhere,” Gonzalez said. “New York folks are coming to Jersey for a year or two, buying a house on the water and working from home at the Jersey Shore.” Top 10 Counties Cooling Off Meanwhile, most of the bottom 10 counties are home to dense, relatively expensive cities, including New York, San Francisco and Boston. Queens County, NY ranked first on the list of U.S. housing markets that are cooling down, followed by Kings County, NY (Brooklyn) and Bronx County, NY (the Bronx). All three are in New York City, which saw a greater net outflow of Redfin.com users than any other metro area during the third quarter. Hudson County, NJ, also in the New York City metro, made it into the bottom 10 as well. Located just across the Hudson River from Manhattan, the area has long been a popular home base for families who want to be close to New York City without New York City prices. But now that remote work has become the

norm for so many people, a lot of homebuyers are pushing further south into New Jersey, to places like Monmouth County and Ocean County, Redfin agents say. Suddenly, they are realizing that it is no longer necessary to pay top-dollar for crowded buildings with shared amenities that are close to the city. Almost 47,000 more Redfin.com users looked to leave New York state than move into it during the third quarter, roughly 35% more than the 35,000 home searchers looking to leave during the same time period last year, according to an October Redfin report. The story was similar in California, where nearly 53,000 more Redfin.com users looked to move out than in. San Francisco, which ranked number six on the list of counties that have cooled the most over the past year, has seen an especially large outflow of residents. Almost a quarter of Redfin.com users in San Francisco searched for homes outside of the metro in the third quarter, up from roughly 21% during the same time last year. 35

Vegas Vickie Returns – Tall, blonde and kickin’ – the famous neon sign Vegas Vickie has found her new home at Circa as a must-see art installation in Circa’s hotel lobby. Originally appearing in 1980, she became a landmark on the Fremont Street Experience. With the goal of uniting old and new Vegas in never-before-seen ways, Stevens acquired the sign in 2016 with the intent to give Vickie a new home at Circa. After undergoing a complete refurbishment by YESCO and designer Adolfo Gonzalez - including replacing the mechanism in her knee - the 25 ft. Vegas icon has made a grand return to her rightful place in downtown Las Vegas and is kicking yet again. Original Restaurant Concepts Barry’s Downtown Prime – Glitz, glam and throwback vibes define Circa’s steakhouse – Barry’s Downtown Prime – from Vegas’ own Chef Barry S. Renowned for Ann Arbor’s staple Zingerman’s Deli, Saginaw’s new concept introduces his undeniable charm to downtown Las Vegas. Saginaw’s menu consists of his legendary sandwiches - so big two hands are needed to eat them - matzo ball soup, onion rings, salads, latkes, chopped liver and breakfast specialties. Saginaw’s is the new home to Golden Gate’s beloved Las Vegas shrimp cocktail, which will be sold at its original price of 99 cents from 3 – 5 a.m. daily.

Victory Burger & Wings Co. – Created by the founding family of Detroit’s 103-year-old American Coney Island, Victory Burger & Wings Co. is Circa’s all-star sports bar. Overseen by siblings Grace Keros and Chris Sotiropoulos, the restaurant features massive burgers made with a proprietary blend of Angus beef, short ribs and brisket; hearty wings; crispy fries; house made sauces; onion rings; and nostalgic milkshakes made with Captain Crunch Berries, Chocolate Cocoa Puffs and Cinnamon Toast Crunch. The open concept overlooks Circa’s sportsbook and its massive screen, so diners can hear the crowd roar during big games. Victory Burger features an on-site broadcast studio, hosting top broadcasters and podcasts from across the country. Project BBQ – Offering a Southern festival of gourmet smoked meats, Project BBQ at Circa is Fremont Street Experience’s only permanent food truck and its first Carolina BBQ joint. Chef Rex Bernales serves mouth-watering pulled brisket, pork and chicken - including tacos and empanadas - and ups the ante with his two-foot long $100 Sandwich and Hogstravaganza platter, featuring a full barbecued pig delivered with signature Vegas fan fair. Situated on Circa’s exterior, Project BBQ spills out onto the Fremont Street Experience with a built-in “backyard” for communal gathering. Guests can dine as they enjoy spectacular light shows from Viva Vision overhead and live music from surrounding concert stages. Bars and Lounges Vegas Vickie’s – A prime place to catch Vegas Vickie in action, the cowgirl’s namesake cocktail lounge is an elevated lobby bar experience. The Art Deco space features a menu of classic cocktails that pay tribute to Vegas’ past, including a drink named after Vegas Vickie herself. MEGA BAR – Spanning an impressive 165 ft. with 120 beers on tap, MEGA BAR is Nevada’s longest indoor bar. Inspired by its sister concept, LONGBAR at the D Las Vegas, guests can catch every second of game day on one of its 46 double-stacked TVs or join the gaming action at 53 bar-top table games – all while talented flair bartenders send bottles flying through the air. Circa Bar – Located directly on Fremont Street Experience beneath the world-famous Viva Vision light show, Circa Bar is home to both dancing and flair bartenders who serve up 24 frozen cocktail flavors. Guests also can purchase souvenir glasses designed to look like Circa’s tower and Vegas Vickie. 42

Overhang Bar – Positioned above Circa’s multi-level sportsbook and open 24/7, Overhang Bar gives guests a bird’s eye view of the book’s giant screen. Drawing inspiration from the former Detroit Tigers stadium’s private overhang section, the space includes a ledge lined with poker machines. Jack Pots – Created by renowned restaurateur Paul Saginaw and acclaimed coffee roaster Steve Mangigian, Jack Pots is Circa’s 24-hour coffee shop. The space serves Michigan’s own Zingerman’s coffee and sells one of the two custom coffee blends created exclusively for Circa. Guests can choose from a variety of delicious coffee drinks, as well as freshly made breakfast items, sandwiches and salads. From Employee to Entrepreneur Becoming your own boss in 2021 Maybe you have dreamed of launching your own business for years but could not summon the nerve – or the capital – to pull it off. Perhaps 2020 proved disastrous to your career aspirations when the company you worked for downsized or shut down altogether – and out the door you went. Either way, 2021 could be the time to ask yourself this question: Are you ready to go from employee to entrepreneur? It’s an easy question to ask, but a more difficult one to answer, says Adam Witty, himself a successful entrepreneur and the Forbes Books co-author of Authority Marketing: Your Blueprint to Build Thought Leadership That Grows Business, Attracts Opportunity, and Makes Competition Irrelevant. “Maybe for someone who lost their job this year, it’s an easier call because they aren’t giving up something to make the move,” says Witty, who also is the founder and CEO of Advantage|ForbesBooks (www.advantagefamily.com). “For them, this might be the perfect opportunity to finally give in to any entrepreneurial urges. But leaving full-time employment with its relative security, regular paycheck, predictable infrastructure and perks is a different matter and requires a certain kind of courage.” After all, success is not guaranteed. About 20 percent of small businesses fail in their first year, and half succumb by year five, according to the Bureau of Labor Statistics. But for those considering taking the plunge, Witty has advice: Look before you leap. Starting a business requires a certain amount of risk, but that does not mean you should be foolhardy. “While I agree you have to commit to any endeavor for it to succeed, I’m also pragmatic enough to know that the risk must be balanced.” Witty says. “Have a comfortable safety-net before you jump. Chances are that debt will outweigh income at the beginning. So, for those currently employed, take advantage of the income from your full-time position before you cut ties.” Consider doing what you already know. For many entrepreneurs, success can be attributed to the fact they started a business in a field they were familiar with because they worked in it or already had expertise in it. “They had seen their industry from the inside and acquired a keen understanding of both its potential and its constraints,” Witty says. “That’s not true for everyone, but in the cases where it is true it definitely can make for a more solid transition and increase the likelihood of success.” Be adaptable. Witty says one thing that separates successful businesses from ones that fail is the ability to adapt to changing circumstances. “Being adaptable doesn’t mean just introducing a new product to your realm of offerings,” he says. “It requires constant attention to what’s going on in the world, analyzing your competitors, and most importantly, not getting too comfortable at the top of the pyramid. The business cycle is much like a StairMaster – once you get to the top, you have to keep climbing to stay up there.” Ultimately, though, the only way to truly find out whether a person can succeed as an entrepreneur is to do it, no matter how unsettling that first step might be, Witty says. “Making the shift from the steady life of a full-time employee to the unpredictable world of entrepreneurship takes smarts, guts and support,” he says. “But you’ll never know if it’s right unless you embrace the risk.” About Adam Witty Adam Witty, co-author with Rusty Shelton of Authority Marketing: Your Blueprint to Build Thought Leadership That Grows Business, Attracts Opportunity, and Makes Competition Irrelevant, is the CEO of Advantage|ForbesBooks (www.advantagefamily.com). Witty started Advantage in 2005 in a spare bedroom of his home. The company helps busy professionals become the authority in their field through publishing and marketing. He has been featured in The Wall Street Journal, Investor’s Business Daily and USA Today, and has appeared on ABC and Fox. November 2020

Working from Home for The Holidays Tips to Stay Productive

46

www.HighRiseLife.com

he holiday season brings families together, but it also means added distractions for the many people working from home due to the COVID-19 pandemic. How can remote workers keep their focus sharp and their productivity high while noise and interruptions surround them? And what can businesses do to ensure their employees are not slacking and projects are on track? “Working from home creates a different psychological vibe from the all-business environment of a brick-and-mortar office setting, and that feeling is magnified during the holidays,” says Cynthia Spraggs, a veteran of working remotely, author of How To Work From Home And Actually Get SH*T Done, and CEO of Virtira, a completely virtual company that helps other businesses work virtually. “The holidays bring new challenges to getting work done efficiently at home, and at the same time, employers have concerns about how the holidays can affect workers’ productivity in a home setting. It can cause tension between managers and employees.” Spraggs offers tips to employees and employers about working from home productively during the holidays.

How WFH employees can overcome holiday distractions Create a mental commute and brain warm-up. A morning routine can help clear the mind and prepare for the working mindset. “The drive to the office used to create a mental separation between home life and work life and give the worker space and time to prepare for the day,” Spraggs says. “A similar separation time is vital at home, especially in a holiday atmosphere, to focus on the work tasks ahead. Develop a routine, such as reading or exercise, that warms up your brain.” Create must-do lists. The holidays are filled with gift lists, parties, family obligations, baking plans, and other tasks that are not usually on the everyday agenda. “When these distractions make it difficult to focus,” Spraggs says, “it helps to start the day with a list of work tasks that must be completed that day. Prioritizing them makes it more likely they’ll get done, even if your mind does veer off into visions of sugar plums.” Keep your office space a quiet place and show everyone the door. “Establishing a clear boundary is a must,” Spraggs says. “I strongly advise you to put a door between you and the rest of the household, and keep it shut. Otherwise, the home holiday cheer will break your concentration as people and pets stream in.”

How Employers Can Keep WFH Workers from Slacking During Holidays Trust do not micromanage. Some businesses go so far as screen- or mouse-tracking software on company-provided devices to check in on their workforce. But Spraggs says that type of micromanaging can be counterproductive as employees feel distrusted and overly pressured. “Such a management practice during the holidays comes across worse,” she says. “Managers can find less intrusive ways to help employees stay on track. Set targets and measure results, preferably using online dashboards with status reports. This makes it easy for employees to earn your trust. The more you trust those who have earned it, and don’t hound them, the more they will produce.” Have daily check-ins. Remote managers should establish either a daily one-on-one call or team call with their employees. In the holiday season, Spraggs says, extra efforts should be made in communication to compensate for people taking time off and getting projects completed. “A regular routine of calls provides a forum for the employees to consult with the manager and each other,” Spraggs says, “and the manager can track performance in real time.” Set holiday goals and rewards. “Your quarterly goals can be augmented by special holiday goals and rewards for meeting them,” Spraggs says. “These dangled carrots incentivize working diligently at home during the holidays and give them a bonus. Making it fun and competitive, the productivity goes up.” “It’s all about discipline and knowing how to protect the work side of your home from the fun side during the holidays,” Spraggs says.

Wearing Your Face Mask AND Avoiding Acne

Nobody Wants Maskne ‘Maskne.’ The nickname may be cute, but the reality is not: Unsightly pimples that erupt in our face-mask zone. “But,” notes Sharon Hochhauser, a board-certified family nurse practitioner who specializes in dermatology with Advanced Dermatology PC, “we can take steps to prevent mask-related breakouts so that we feel comfortable wearing our masks and confident about taking them off when it’s safe.” As research has increased on the role face masks play in preventing COVID-19, so have the number of Americans who are putting them on, with a recent CDC report noting that three out of four in the U.S. are now donning the protective wear. “We can further improve quality-of-life,” says Hochhauser, “and reduce stress, if we know that there are steps to avoid skin breakouts from wearing face masks.” Acne is this country’s number-one skin problem: The American Academy of Dermatology reports that as many as 50 million of us deal with the condition. “And it’s not just teens,” explains Hochhauser. “The causes of acne – genes, hormones, lifestyle, environment – can trigger breakouts across the decades.” Pimples pop up when our pores get clogged with the skin oil sebum and dead skin cells. If the skin bacteria p. acnes are added to the mix, pimples typically become more severe. “It’s important,” Hochhauser emphasizes, “to make sure that our face mask isn’t creating an environment that produces clogged pores or irritation. We want to practice preventative maintenance so that face masks don’t contribute to acne.” With that in mind, Hochhauser offers the following suggestions.

6 Tips to Wear Your Face Mask Without Worrying About a Breakout 1. Give your face extra TLC: “Preventing ‘maskne,’” says Hochhauser, “starts with a supportive skin care routine. We may be tempted to wash our face more, but over washing can irritate our skin and strip away protective sebum – signaling our body to increase production, which can clog pores. In general, we should wash with a gentle non-comedogenic cleanser twice a day, avoiding scrubbing and hot water. Using a cleanser with salicylic acid one of the times we cleanse can help keep pores unclogged. After washing, we’ll want to pat dry and immediately moisturize – oil-free gel is a good choice unless we have dry skin, and products that include ceramides or hyaluronic acid can aid in protection. This step locks in moisture and creates a supportive barrier between our skin and our face mask. To further prevent clogged pores, a gentle chemical exfoliant, for example one with glycolic acid, can be used twice a week.” 2. Get fit! “A secure, comfortable face-mask,” explains Hochhauser, “reduces rubbing. This is important to avoid irritation that can inflame our skin, contributing to acne. Also, a good fit will prevent us from adjusting our mask, which can result in the cross-transfer of germs, oil, and debris.” 3. Material matters: “The inner layer of our mask should be soft ‘hydrophilic’ material that absorbs moisture,” explains Hochhauser, “like cotton. This helps reduce moisture so that it does not get trapped and contribute to clogged pores. We want to stay away from synthetic linings, which can irritate our skin.” 4. Keep it clean! “Washing our masks after each use,” advises Hochhauser, “removes the oil and debris that build up on the lining. This minimizes the chance of clogged pores.” 5. Make-up? Sunscreen? Read the small print: “All of the ingredients we apply to our face should be nonirritating,” says Hochhauser, “Thanks to the ‘athleisure’ trend, there are products designed with that in mind, for example mineral-based sunscreen-and-foundation combos designed to protect without clogging or irritating. Remember to carefully check that products are non-comedogenic and oil free.” 6. Keep your sebaceous glands happy: “That means taking time to relax and being mindful about overdoing ‘comfort food,’” advises Hochhauser. “The hormones triggered by stress can kick sebum production into overdrive. So, can high-glycemic foods, like sweets, white rice, pasta, potatoes, and bread.”Feeling comfortable and confident about using our face mask,” concludes Hochhauser, “can reduce the worry of ‘maskne’ and add to our peace of mind.”

Winter Is Dangerous for Skin Cancer Too Chilly temperatures may have you pulling on cozy sweaters and coats, but don’t be fooled: You can’t stop protecting yourself from skin cancer just because winter is coming, says Angie Seelal, RPA-C, of Advanced Dermatology P.C. When the sun is shining bright, it is easy to remember that ultraviolet (UV) rays that can cause skin cancer – the most common cancer across the globe – are reaching your skin. “But overcast skies and winter weather don’t necessarily block out the rays that can damage your skin cells and lead to skin cancer,” says Seelal, a Physician Assistant with years of experience treating chronic skin conditions. The statistics are jolting: 1 in 5 Americans will develop skin cancer by age 70, and more than 2 people die of skin cancer in the United States every hour, according to the Skin Cancer Foundation. Additionally, more than 9,500 people are diagnosed with skin cancer every day nationwide. “Almost all of us dismiss the risk of skin cancer or how severe it can be,” Seelal explains, “but the reality is that skin cancer poses a threat to nearly everyone, even in winter. Fortunately, there are common-sense steps we can take that lower those risks.” Winter’s dangers It is important to know that harmful UV rays do not take a break just because the calendar flips to the colder months. While UVB rays, the main cause of sunburn, are stronger in summer, they are also out in force at high altitudes and on reflective surfaces such as ice or snow. Plus, the thinner atmosphere at higher altitudes does not block as many rays. “If you enjoy skiing, skating, snowboarding, or hiking in the snow, cancer-causing UVB rays are out there with you too,” Seelal says. “Snow reflects about 80% of the sun’s UV rays, so they essentially hit your skin twice. A day on the ski slopes is just as dangerous to your skin as a day on the beach.” Especially on cloudy days, winter sports enthusiasts are at greater risk of skin. It is also important to understand that both snow and strong 50

winds can wear away any sunscreen protection used and thereby reduce its effectiveness, so it is particularly important to actively reapply at least every 2 hours, Seelal notes. And UVA rays, which stay constant throughout the year, can penetrate glass. “Sitting inside next to the window, in your house or car, is still potentially skin-damaging on a bright winter day,” she adds. Also, for those who happily benefit from warmer winter temperatures from living in the southern part of the United States, keep in mind you are exposed to a similar amount of UV radiation from the sun year-round. “When the sun remains strong no matter the season, your skin stands at higher risk,” Seelal says. Tips for prevention Staying sun-safe in winter is easier from the standpoint that you are usually wearing more clothing just to stay warm. Coats, hats, scarves, gloves – they all contribute to sun protection merely by preventing the sun from reaching the skin they are covering. But your face, head and neck are typically exposed all year long, so Seelal advises paying close attention to preventing skin cancer on these vulnerable areas. How to do that? She recommends wearing: • UV-blocking sunglasses to protect your eyes • Broad-brimmed hats • Moisturizing • Broad-spectrum sunscreen that’s SPF 30 or higher on all exposed skin, including the top of the ears, around the eyes and near the hairline • Avoiding sun exposure during peak hours of 10 am to 4 pm is wise during the winter months “Skin cancer is largely preventable, and it just takes a little extra thought to protect ourselves in the winter months,” she says. “Don’t let your guard down just because it’s cold outside.” For more information, please visit www.advanceddermatologypc.com. www.HighRiseLife.com
