D-ZYN CORNER Written by Carol Townsend, A.S.I.D. Interior Designer

Stage This Interior Design Let’s talk about the business of designing your perfect home. Whenever I interview a prospective client I have specific goals in mind for my business. Will the client and I find that special rapport needed to achieve all the hopes and dreams they have in mind for their home? Will my vision, based on their needs and expectations blend and become a place of design, serenity and excitement? What do you want to achieve in your home is always my first question? If the customer doesn’t know what they want or like, it will take far more time to work out a plan than if they are seasoned veterans. When I was lecturing on design in my early career, I always said the difference between a decorator and a designer was the amount of education the person invested in themselves. Some decorators are very brilliant at what they do, but the designer puts in the extra hours

14

of education to understand the engineering of a space. That may sound irrational, but as an designer who has a degree in interior design/engineering, I have the knowledge that tells me what walls I can take down and where I will need extra support built in for those ten foot doors and windows I may want to add to let the light shine in. That amount of education does not make me superior to others in my field, but it helps when the project calls for the expertise. It does help me in estimating the cost of a job, so it helps my bottom line in my business. Do I like the business end better than the creative end? Absolutely not, if I may put it bluntly. I love the actual work of creating far more but if I want my business to succeed I need to be a good business owner. The science of color, texture, fabrics and hard surfaces intrigues me even after

www.HighRiseLife.com

This might seem like I approach my design work from a cold prospective, but it isn’t so. How could I when my life is all about color and new and the excitement of change? I have some clients I have done business with for decades. I could never have those kinds of long-standing friendships if I merely looked at the profit and loss sheets all day long. If you are embarking on a project, large or small, consider your many options. Don’t let the project overwhelm you. A professional can make the project easier, freeing up your time and helping you make your decision-making process fun rather than stressful. If you are worried about cost, that becomes part of the business plan. I believe in a good plan for both the client and me. I do not like financial surprises arising mid-stream that puts the project in jeopardy. If we have both done the business of putting the correct project costs into their final plan, we both work under better conditions. I watch the HDTV programs with interest, but when the professionals who have been doing the same work for years do not take all of the contingencies into effect, I hurt along with the client when they start asking for additional funds.

many years in this field of work. I enjoy looking at each new season as if it is the first time I’ve entered it, enjoying the tactile differences of them. The customers goals are extremely important to me. I have often given them “homework” to define their actual vision of their project. If I end up doing it right, everyone wins. I am not only rewarded with a paycheck and lovely photos of the completed job, but the satisfied customer sending me referrals is the extra bonus I enjoy. For every satisfied customer my business grows by a customer of three. If I disappoint the client I can, in this day of instant media, lose more than a quarter’s worth of work. If you had to live without an income for three months, how would your business survive? October 2019

I hope this article is helpful, it should explain why we in this business of design always ask detailed questions before we begin our working relationship. It is a wise person who looks at all sides of the coin before determining the cost to the client. That should be the only stressful time of the entire project. Happy designing everyone! Rolls-Royce Motor Cars is celebrating the return of the radical Rolls-Royce VISION NEXT 100 – codenamed 103EX – to the Home of Rolls-Royce at Goodwood – the latest stop on a world tour for the marque’s revolutionary electric motor car.

• Groundbreaking all-electric Rolls-Royce experimental model comes home to Goodwood after touring the globe for almost four years • Car will be displayed at the company’s headquarters to underline marque’s commitment to future developments in electric power

Launched in 2016, this highly innovative car includes a fully electric drive train, completely autonomous drive and enhanced artificial intelligence. Wholly connected and entirely autonomous, it presents the marque’s uncompromised view of the future of luxury mobility.

Following its official unveiling at London’s Roundhouse, the car was briefly displayed at Goodwood before embarking on a global odyssey that has included appearances at customer and media events across the world. 103EX arrived at the Home of Rolls-Royce in its own bespoke transporter, accompanied by the specialist Experimental Vehicle Team who have maintained and prepared the vehicle throughout its long travels. And while the car’s return has been greeted with appropriate fanfare by the Goodwood workforce, its short journey into the showroom area was, naturally, completely soundless. Torsten Müller-Ötvös, Chief Executive Officer of Rolls-Royce Motor Cars, said: “We are delighted to welcome 103EX home October 2019

to Goodwood. After almost four years on international duties, we felt it was time for the experimental model to return home. It is a chance for those who worked on the project to relive some great memories, and for people who have joined us more recently to discover one of the most important cars we have ever built. “As our first fully autonomous electric vehicle, 103EX was a huge statement of intent. In its technical innovation, it showed unequivocally that Rolls-Royce regards electric power as the future of automotive propulsion. It also demonstrated our radical vision of effortless, autonomous, connected, spacious and beautiful luxury mobility, with each car as individual as the customer themselves."

ELENA CARDONE Unstoppable Force

T

he Queen of her own Empire, Elena Cardone is a woman of multiple traits, a true inspiration. A woman who brings a whole new definition to success. A lifestyle influencer with such a strong passion and desire into being, the best that she can be. Originally stepping into the fame spotlight and being recognized as one of Hollywood’s successful actress and model, Elena Cardone has really turned the tables when she started pursuing her own personal drive.

With such a strong portfolio from being the best-selling author of “Build An Empire,” to being a real estate investor, tv host for “Woman in Power” and co-host “The G&E Show” (with her husband Grant Cardone) Elena Cardone has a flame burning inside her to do what it is that she really loves to do which is— leadership. We recently gathered together for an all exclusive interview with High Rise Life and here is what Elena had to say. Q: How do you define leadership success? Leadership success is defined by looking at the success and wellbeing of the people within the organization’s empire. If the leader of the organization can inspire and empower the members of the group to follow the philosophies and culture of the empire to not only work for, defend and grow the company but also expand and thrive fully in their own lives. Leadership success is based on how many people you encourage and hold accountable to show up as the best version of themselves who then go out into the world and have the audacity to make life better for themselves and others.

October 2019

21

Q: What are some of the major obstacles to female leadership that you’ve had to overcome? Ladies get rid of the idea that people don’t take you seriously because you are a woman. That is a made-up belief in your own head. If you keep this adopted belief about yourself, you will continually find yourself having to overcome obstacles making you ultimately right that “females” somehow have it harder than men. No one takes anyone seriously if you aren’t professional or if you don’t have a proven record or static in an area. However, when you have earned your position or have become a master in your field (providing you are an ethical good person) EVERYONE will take you seriously at that point. It will not matter who you are. People of all races, sexes, religions etc. respect me now and it’s easier to be a powerful female leader because of who I am, what I have helped build and for the knowledge I impart. The only “obstacle” has been being disciplined enough to become an asset to myself. I had to work on myself to consciously become better and change my old thoughts, had to self-educate, and use all the grit I could muster to do whatever it took to mine the greatness within.

22

www.HighRiseLife.com

Leadership is about taking responsibility for yourself, your circumstances, and leading the way for others. Leaders don’t blame others for their failures or make excuses for their lack of success. Leaders work on themselves more, find their own inner strength to push forward and become bigger when life tries to keep you down. They earn credit and all their success, and they never stop or quit until they KNOW they are an unstoppable force. Q: What is the most important characteristic, trait, behavior, and/or skill a leader can possess?

by staying the same. I had to be willing to give something up in order to have it all. It was a sacrifice that has paid off ever since.

Q: What keeps you motivated?

Get a good team and don’t go at it alone.

My mission is to help the 7 billion people in the world gain financial freedom, build their empire and have it all. It’s the kind of huge, impossible target that it keeps me excited and motivated. This mission helps me continue and gives me the inner strength needed to blow past any doubts, temptations or distractions. My husband, Grant and my two girls support my goals and we are a team. Team Cardone and who we are as a family make me stronger together than I am alone.

Q: What does it take to becoming successful in “Building an Empire”?

You are either building an empire or destroying one.

A leader needs to be the toughest, smartest, most disciplined person in the empire. A leader is self-aware and observes all and knows who to avoid and who to let in. The leader is willing to take a stand and make analytical decisions based on the greatest good for all involved without needing approval from others. Leaders are fair but are not worried about being liked. A Leader is willing to fight for what’s right and is tough enough to take a hit and strong enough to deliver a blow.

Q: In your opinion, what are some of the biggest mistakes that most businesses make? The biggest mistake is thinking and playing too small. They aren’t willing to think outside of the norm. They try to fit in, make the status quo, do things the way it’s always been done and fly under the radar. They don’t train, promote, follow up, or stay current. Shifting to a larger mindset will help you to see opportunities that might be invisible in front of small minds. Shifting your thinking away from the norm and into the bigger picture will mold your empire but you must be willing to promote and get yourself and your products known. It’s not about who knows you. It’s who knows YOU. If someone doesn’t know you or your product, it will be impossible for them to do business with you. It’s like my husband, Grant Cardone says, “If they don’t know you, they can’t flow you!” Other October 2019

common mistakes include not collaborating with others, not hiring more people and not knowing how to generate more revenue. They will focus on “budgets” in order to save rather than hit the phones and make a sale for example. Companies are afraid to spend or use money in order to grow and expand and it keeps them small.

Q: It’s not easy climbing up the ladder of success, what is some advice you would like to give those who are just starting up their own business?

First and foremost, you must know who you are and what your purpose is. Get very clear on what it is that you want and what you must exchange with the world. What is your product or service? What do you want others to have as a result of having done business with you? Then get so dedicated to your mission, that you do not stop or quit during challenging times. Get others sold on your mission so that it also becomes theirs. Expand and grow.

I love Audrey Hepburn. She was an extremely talented actress. I love her grace, style and class. She remained unscathed by Hollywood which is difficult for many but not this glamorous Hollywood royalty. She had a heart of gold. She was a philanthropist and was happy to help and serve the world. She was so passionate and used her stature to help mankind. I just adore her and everything she did. Q: We’ve all had to make sacrifices to get to where we are now, what was your biggest sacrifice? My biggest sacrifice was going all in on Grant. I had an acting career and I was always taught never depend on a man. Yet, in order to build an empire, I realized I could no longer only think about myself. I had to decide, so I traded in my career in order to trade up. It was not an easy decision. It was tough to tell my family and my friends I was going all in on a man. It was a sacrifice to support my husband, sell our house, leave all my friends in Los Angeles, and move to Miami to start a new life. You can’t get to where you want to be

Q: What’s next? Anything exciting you’d like to share with us?

I am very excited to announce that I will have my online course, Build an Empire University available soon. It will be a deep dive for getting anyone on the right path and fast tracking their success to building, protecting and growing an empire. The link is elenacardone.com/preorder. I also have my book Build an Empire- How to Have it All avail in Spanish. You can order that at Elenacardone.com/empire.

Elena Cardone Q: Who is your role model?

This is what it took to finally achieve success. I earned it. I was going to earn it no matter who doubted me, hated me, or sought to destroy me along the way. I was never entitled to anything in my life so I certainly would not include throwing a temper tantrum or screaming “unfair” along the way. Everyone will have set backs, everyone will have haters and naysayers (regardless male or female) but if you can overcome your own false beliefs of why you aren’t where you want to be or why you can’t get anyone to follow you, you will have taken one giant leap towards leadership.

I am also doing an interview show featuring Women in Power of around the world as well as a relationship show with my husband called The G&E Show which you can watch on YouTube.com/elenacardone or listen to on ITunes.com/elenacardone We have the 10X Growth Conference coming up Feb 21-23 in Las Vegas where we bring entrepreneurs from across the globe for a powerful 3 days of knowledge and tools that will help you grow and expand at 10X levels. Tickets are still available at 10XGrowthcon.com But my legacy and the thing I am extremely proud of is Cardone Capital. We give non accredited and accredited investors and opportunity to partner with us on some of the best real estate assets available. We provide cash flowing opportunities for our investors which is changing their financial conditions. The link to check out what we do there is CardoneCapital.com.

Written by Dr. Josh Wagner

here is no end to all the things we have yet to do. There is no final goal. Any accomplishment is usually followed by another door opening another challenge. It’s inevitable. So, you think you may have achieved your final goal—like getting engaged or married or getting a coveted new job or losing 25 pounds—but there is always going to be another challenge ahead. There is no end point where you can just coast through the rest of your life, with no care or worry. It is the process of taking life one moment at a time that really counts. It is that ability to be in the present moment that determines how happy you’re going to feel. So often, we self-sabotage by only feeling we’ll be happy when we get to the finish line. Instead, you must enjoy the journey, every step of the way, not just the outcome.

26

Discover What You Should Stop Putting Up With Visualize your morning until your commute. Next, visualize your workday experience or however else you spend your weekdays. Lastly, see your commute home and your typical weekday evening. While you’re visualizing, see what part of this routine could be more inspiring. We become so habituated in our habits that we typically put up with a toothbrush that clearly needs replacing, breakfast foods that don’t inspire, an often used gadget that needs fixing, the empty wall that needs a picture or, perhaps the absence of a really good book. What element of life completely within your control are you putting up with? What things can you easily eliminate or replace? Yet you haven’t done it because you are so stuck in your routine.

www.HighRiseLife.com

The people in your life who have their deserving flip switched on likely do not know they do. It’s unconscious and innate. Just by talking to them you’ll be stimulated by their energy. You’ll be influenced by their personality, the ideas and topics they discuss, how they speak about their spouse and family, and by their decision-making process (whether they’re choosing their financial portfolio or making a lifestyle choice). Connecting yourself with like-minded people will keep you connected with your self-worth and value.

Be Aware of Your Environment Always be aware of your personal environment. Everything you see, hear, touch, taste, and smell stimulates your preconditioned thoughts every moment of your day. Because you are primarily in the same fixed environments (your home, car, office, neighborhood), the sensations you experience rarely change. Address the personal spaces where you spend the most time—your home, office, and property. I love Marie Kondo’s insightful book The Life Changing Magic of Tidying Up. In it, she teaches an extraordinarily simple approach to change your living space by ridding it of anything not bringing you joy. I endorse her methodology 100% to increase your self-deserving muscle. The process she outlines (which when done correctly takes just one day) contributes to freeing you from past regret and fear of the future. Both emotions hinder your mind from optimism and joy. Her method also helps you see that you have more control over your life than you may believe. So, by taking inventory of all the physical objects in your environment and consciously removing ones that no longer serve you, you wipe the slate clean. You re-energize your physical environment, creating new space and room for more joy. Doing so starts the snowball effect, not just in your physical surroundings, but in more important decisions and life issues too. Start implementing these easy steps into your daily routine to protect your self-worth so you can start enjoying your journey. To learn more about Dr. Josh Wagner, please visit www.drjoshwagner.com.

This exercise serves by getting rid of what holds you back or doesn’t foster an optimistic state of mind. It also builds the muscle that you have dominion over your environment and life. You have the power and control to make a change, even if you have been stuck in the old way for years.

Connect with Deservers As adults who have busy lives and set routines it is not so easy to find a group of peers who will inspire you. I have mentors I speak with every single week. Each one of them is in my life because I’m inspired by the way they are living their lives. And they care enough to guide me—to challenge and inspire me to reach higher. So, the time on the phone allows me to be stimulated by their energy and insight. October 2019

Gaby Natale and CENTURY 21 Team Up to Empower Latina Entrepreneurs Across the Country Triple Daytime EMMY-winner and bestselling author Gaby Natale and Century 21 Real Estate LLC, have teamed up to energize and empower Hispanic women from coast to coast of the United States. Natale will lend her support to the brand's Empowering Latinas campaign, a scholarship initiative that enables Latinas to obtain their real estate license and provides ongoing mentorship along with real, hands-on experience to prepare them for success in the real estate industry. The collaboration also includes securing Natale as a featured speaker at key industry events including the 2020 One21 Experience, the brand's largest global conference taking place in Los Angeles next February. "CENTURY 21 is excited to work with Gaby Natale as part of our Empowering Latinas campaign. She embodies the same relentless work ethic and drive as each of our scholarship recipients," says Karim Amadeo, manager of Hispanic and national advertising for CENTURY 21 Real Estate LLC. "We are proud to support Hispanic female entrepreneurs through this program and see Gaby as an ideal partner to help accomplish our goals. We look forward to working with her as this program continues to grow in its mission to advance the education and career goals of Hispanic women across the country." The multi-year collaboration will kick off in San Diego during Hispanic Heritage Month with Gaby joining the CENTURY 21 team for the 2019 National Association of Hispanic Real Estate Professionals (NAHREP) National Convention, L'ATTITUDE, bringing Latinas a message of self-reliance, entrepreneurship and financial empowerment. "As a content creator, entrepreneur, speaker and author my goal has always been to elevate women's voices. When CENTURY 21 approached me with the idea of joining forces to empower Latinas I immediately knew that this was going to be an epic collaboration. My life story and entrepreneurial message is perfectly lined up with the go-getter attitude that real estate agents need to develop in order to succeed. I can't wait to get in front of those crowds!" said Natale. The CENTURY 21 brand's empowerment initiatives offer an opportunity for Hispanic women in key markets across the country to advance their educational and career goals with a global network of brokers and agents who share similar cultural foundations, including family, traditions and a relentless work ethic. From teachers to interior designers, nurses, architects, researchers, housewives and legal assistants, these women not only receive a scholarship that offsets the cost to obtain a real estate license but also get paired up with professionals that provide mentorships and the opportunity to hone their craft with hands-on experience. Expat Leadership:Lessons All Professionals Can Learn from Hugely Successful Immigrant Women Written by Merilee Kern, MBA

3 things powerful immigrant professionals have in common that can propel any aspiring workplace ‘outsider’ Being an outsider in the workplace is tough. Doubly so if you’re both a woman and an immigrant, two characteristics that can make your professional life a great deal more difficult. And when you’re trying to lead a team on top of having any type of perceived “outsider” status–people who share an upbringing you weren’t part of or set of meaningful experiences that you don’t have–it can seem impossible to feel the kind of engagement and respect to make professional headway. But the outlook isn’t nearly as hopeless as it may appear, says Chinwe Esimai, Chief Anti-Bribery Officer at Citigroup--the first to hold the title in the bank’s history. The same ingredients that might seem at first to be insurmountable disadvantages for outsiders can instead become the fuel for success. Esimai has both been through it herself and seen it done amongst others in seemingly compromising professional circumstances. Esimai spent 17 years in Nigeria before arriving in the U.S. A Harvard-educated lawyer, today she leads global initiatives to

30

combat corruption and is a regular speaker at formidable international organizations like the United Nations. Throughout her career, she has met extraordinarily successful (and fundamentally extraordinary) aspiring female immigrants who have aptly leveraged their ostensibly prohibitive backgrounds to propel themselves forward in the workplace. “It’s like being struck by lightning when you meet these women,” Esimai said. “There’s this instant kinship because of the shared experience and realizing we’ve all faced the same challenges.” However, what was particularly striking about the expat powerhouses Esimai has met is that nearly all of them possess certain traits that have helped them excel in the modern American business environment (and beyond in many cases); ones that she hopes ambitious immigrant leaders today, both men and women, can take inspiration from.

www.HighRiseLife.com

The 3 Things Powerful Professional Immigrant Women Have in Common 1) We All Have That Instinct to Blend In. They Ignore It. Some people spend an obscene amount of time and effort trying to stand out. Others don’t like attention. But as an immigrant, you don’t get that choice. You speak another language. Maybe you have an accent. You are almost certainly used to different foods, holidays and music. Ultimately, you carry a unique viewpoint that can’t help but draw attention and the first instinct of many is to downplay this difference, to hide it. Except this can be a huge mistake. The truth is that successful immigrant leaders need to stand out in some way, and it’s been determined that powerful women tend to be even more assertive than men. Developing the confidence to do that means drawing from experiences unique to you and, most of the time, that’s a byproduct of how and where you grew up. “I would not be able to lead the initiatives I have against bribery and corruption if it weren’t for my experiences making me the person I am...It’s be impossible,” Esimai said. Few of my peers understood how normalized some of these practices were and this gave me a unique perspective on how to develop solutions.” How can you take advantage of what makes you different? For one, ensure that you are not the person holding yourself back. Remind yourself that you deserve to be there and be confident in your own experience and judgement. This will radiate outwards and affect how others see you. If you’re in a situation where you find you have special insight into a problem, and nobody in the room is saying what you think should be said, silence your inner critic and go for it! Remember, influential leaders rarely get to where they are by simply repeating what everyone else does or amenably agreeing with what others say. They certainly don’t apologize for their own distinct thoughts. ActioNet founder and Taiwanese immigrant Ashley Chen cites the quote that pushed her to build her $360 million business: “Action without vision is a nightmare, and vision without action is only a daydream.”

2) They Excise Self-Limiting Behaviors (And Excuses). It goes without saying that immigrants or any perceived workplace “outsider” faces certain obstacles because of their unique circumstances. If you identify with these labels, you might not expect that one of the biggest of these can be the limits imposed by your own mind. But, there’s a particularly common one amongst immigrant women that those who break through have aptly transcended. "Shyness is an epidemic," Esimai laments. "There’s nothing inherently wrong with being shy, but it often stems from a lack of self-confidence that is almost always undeserved." Often, immigrants tell themselves that they don’t have the qualifications or language skills to speak up or volunteer for a project, cutting them out of valuable opportunities to advance their career. Studies find that doubts based on these self-inflicted stereotypes persist even when professionals are explicitly told otherwise. If you have a similar shyness problem, remind yourself that you don’t need to fit every qualification for a role or project. You will learn what you need as you go. One of the best pieces of advice Esimai ever received was, “What you don’t know, you will figure out;” wisdom that’s been substantiated time and time again in her own professional experiences. And it’s an essential mindset to learn, because being willing to face challenges you’ve never encountered October 2019

before so that you can overcome them is crucial to your growth, both as a professional and certainly to elevate to team leadership status. But self-limiting behaviors are about more than just a lack of confidence. They are labels we apply to ourselves to justify certain actions we take—or don’t take. For instance, not attending that networking event you know you should go to because you’re an “introvert.” Or not correcting a team member’s behavior because you’re a “bottom-up leader.” “All the great leaders I know engage in regular and rigorous self-examination,” Esimai continued. “They’re constantly thinking about where they want to be, what they want to achieve and how to get there.” Do the same for your professional approach and goals at large, and take a hard look at the labels you put on your own character—whether negative or even self-inflating. Are any preventing you from being an effective leader? Often, we put undermining labels on ourselves simply because certain things make us momentarily uncomfortable, not because we’ll actually suffer harm from doing them. Reportedly, that feeling of discomfort mixed with excitement you sometimes get is often caused by new information entering the brain. The next time you say “no,” consider why you’re making that choice and what the upside would be if you course corrected.

3) They Define Themselves, Instead Of Letting Others Do It For Them. You likely have experienced no shortage of people trying to put you into neat, nicely labeled boxes. Whether you’re an immigrant or a perceived outsider for some other reason, some might immediately make disparaging judgement calls about your level of education, ability, experience or other key factors for professional growth. Being a woman comes with its own set of assumptions, of which ladies likely need no reminder. Many of the people you will meet, both professionally and otherwise, will invariably come to certain conclusions regarding how you should act and who you should become. This “well-intentioned” advice will come from coworkers, bosses and, of course, family. So, what is the key to effectively utilizing

31

that advice or knowing when to turn a deaf ear to those recommendations and judgements and plot your own unexampled course? “Irrelevant or outright bad advice is inevitable,” Esimai noted. The clearest way to discern which feedback fits that description is already knowing where you want to go, how you intend to get there and believing you can make it so. Those doing something unusual must have thicker skin and dwell a little bit less on what people think of them. After all, it’s been found that only 13 percent of immigrant women pursue a profession. In one noteworthy account, Indra Nooyi, former CEO of Pepsi-Co, lamented that her decision to attend Yale resulted in a family gathering where relatives debated whether or not she could go, because sending an unmarried young girl off to the United States alone was considered scandalous. But, she stuck to her vision and became one of the world’s most powerful executives. Ultimately, it comes down to believing that the best person to makes decisions about you, and for you, is you! Have confidence and even brazen certainty that the path you set out upon is achievable. Perhaps the Most Important Trait of All You don’t have to do any of the above alone, nor should you. A universal trait amongst the top leaders Esimai has engaged with is their keen ability to work with other people to achieve their goals. It’s easier to embrace your differences when you have others who share it. This is the case with both male and female immigrants, women in general or even those with handicaps or anything that makes them look, feel or be perceived as different. You notice your own self-limiting behaviors faster when you have a friend who can give you that extra pair of eyes. A mentor or coach who has already walked a similar path to yours can give you hope and inspiration that you can walk it too. Reach out to others. Tap into your unique advantages without apology. And believe that yes, you really can do it. “There are so many brilliant people out there from diverse backgrounds that will go on to do amazing things,” Esimai assures. “They just need to embrace who they are, what they believe and, in their ability, to exceed expectations.”

REAL ESTATE | MARKET TRENDS

U.S.Housing Market Deja Vu Increased demand spurred by lower interest rates and fewer homes coming to market reverse 10 months of inventory growth Lower interest rates are prompting more buyers to come into the market, putting pressure on an already tight U.S. housing market and reversing 10 months of national inventory growth, according to realtor.com's July 2019 Monthly Housing Trend report. The report, which tracks key trends across the market, including the national median home price, days on market and inventory, showed flat inventory growth, which could lead to inventory declines sooner than originally predicted.

40

In July, active listings on realtor.com were flat, following slowing growth since the start of the year. Newly listed properties were down 7 percent from a year ago. The national median home price in July was $315,000, up 5.5 percent from a year ago and a decrease from last year's year-over-year growth of 8.7 percent. Additionally, July prices were down 0.2 percent from June, marking the earliest seasonal slowdown in home prices since 2012.

www.HighRiseLife.com

The median number of days on market in July was 58, the same as a year ago.

percent from 43 percent last year, according to realtor. com's second quarter Generational Propensity report.

"July's data highlight tension in the housing markets between buyers eager to take advantage of lower mortgage rates and potential sellers concerned about slowing price growth," said George Ratiu, realtor.com's senior economist. "The decline in newly listed properties suggests that some would-be sellers are stepping back from the market, during the peak buying season, when most people are searching for their next home."

The report found the median home purchased by millennials was priced at $248,000, up 5 percent year-over-year, a bigger increase than either Gen X or boomers had in home purchase price. Looking across generational cohorts, the larger gains in the price of homes purchased by millennials reflect both the intense competition at the entry-level price point and the fact that some millennials have been delaying major life milestones (e.g. starting families, forming households, having children), and are skipping the starter home to purchase larger, trade-up homes.

Ratiu noted that although overall housing inventory had been growing, the number of homes in the entry-level segment declined. Now that trends are shifting for the market as a whole, he said challenges for entry-level and first-time buyers are mounting, including faster price growth ahead. The inventory of properties priced below $200,000 in July decreased 9.9 percent year-over-year, while at the same time, the inventory of homes priced above $750,000 increased 6.6 percent. Competition for entry-level homes continues to be tight-homes priced below $200,000 only spent 56 days on the market, whereas properties priced over $750,000 spent 81 days on the market. Despite these challenges, some millennials are finding success. The share of millennial mortgage originations increased to 46 October 2019

The report also found that while Gen X and boomers have increased their down payment percentages, millennials saw the average down payment slip to 8.2 percent from 8.9 percent a year ago. This increased the size of the typical millennial loan amount to $227,000 from $215,000. Lower mortgage rates are helping to cushion the impact of buying a higher-priced home and making additional debt more affordable. The monthly mortgage amount that millennials paid on a newly purchased home fell to $1,099 from $1,131 year-over-year. For more information please, visit realtor.com.

How to increase Plant-Based FOODS

in Your Diet Tips from Industry Expert James Collier

44

www.HighRiseLife.com

P

lant-based eating not only provides health benefits, it’s good for the environment too. Having a diet rich in plant-based sources is becoming increasingly common, especially with younger generations driving the conversation around sustainability.

Relying on plant-based foods as a primary food source can have a massive effect, and if we all choose plant-based options even a few times a week, we can change the world. The greatest journey starts with the smallest step. Showcase the surge in plant-based eating, all products from Huel, the fastest growing nutrition company in the world, with a variety of powders and Ready-to-drink beverages, are plant-based. Co-Founder and Head of Nutrition at Huel, James Collier answers some common questions about plant-based eating. Here is what he had to say:

fats are generally low in a Western diet and adequate omega-3 consumption is important to support cardiovascular health. - Keep your iron up Iron is not just found in meat food sources. Dark leafy greens, nuts and dried fruits are great sources of iron. Iron is crucial for oxygen transport, cognitive function and the immune system. Iron from plant sources can be harder to absorb, but again, there's no need to worry. Iron absorption can also be increased by the presence of vitamin C which is found in lots of fruits and vegetables such as oranges and peppers. It's where the idea of having orange juice with breakfast comes from - to increase the iron that is added to cereals. Huel contains 280% of the nutrient reference value using only plant sources. Although this looks high, it’s to account for the bioavailability of iron and its interaction with other nutrients, which can also affect its absorption.

Q: What is a plant-based diet?

Q: How do you transition to plant-based eating?

A plant-based diet is a diet that consists mainly of foods from plants. Such foods include fruits, vegetables, nuts, seeds, legumes and whole grains. Meat intake is minimal if any.

Whether your motivation to increase plant-based foods to your eating plan is to improve your health or environmental footprint, incorporating higher amounts of plant-based foods can be achievable.

There are many reasons why people eat a plant-based diet including environmental, ethical and health concerns. I am not suggesting eliminating meat from a person's diet completely, however, reducing meat and animal food consumption is one of the quickest and simple ways an individual can reduce their carbon footprint. Q: What foods should we eat to achieve daily recommended nutrients, vitamins, minerals on a plant-based diet? There are some easy ways to ensure, with a plant-based diet, you can get the recommended amounts of all nutrients: - Eat the rainbow. As different color foods usually contain different levels of nutrients, it’s important to eat a variety. For example, the phytonutrient, lycopene which is an antioxidant that protects against cell damage and gives tomatoes its red color. While carotenoids, another group of antioxidants, give fruits and vegetables orange and yellow colors, such as carrots. - Get enough Vitamin B12. Vitamin B12, which plays a vital role in helping the body produce red blood cells can usually be perceived as tricky to get enough of with a plant-based diet. The good news is, it's really not. As a start, try incorporating plant-based milks that are that are fortified with B12, and calcium and vitamin D. Cereals, meat alternatives and some soy products are often fortified with B12 too. Taking a B12 supplement also rids any concerns. - Ensure adequate omega-3 consumption. If oily fish is not part of your eating plan, then foods such as walnuts, soy and flaxseed are ways to ensure adequate omega 3 consumption. Flaxseed is one of Huel’s six main ingredients and contains the omega-3 essential fatty acid ALA. Omega-3

October 2019

- Make small changes over time. Start by eating one plant-based meal a day. This will be easier to stick with rather than making large, unsustainable changes overnight. If preparing a nutritious meal in the middle of the day is not easily achievable, and your nearby lunchtime corner shop leaves you limited with health plant-based or vegan options, then Huel is a good convenient and nutritious meal option. It’s a nutritionally complete meal providing all 27 essential vitamins and minerals with an ideal macronutrient split, with good quality carbohydrates, fats and protein. - Make some easy fridge swaps. A good place to start is by swapping dairy milk with almond or oat milk such as Oatly. The rapidly growing plant-based meat industry lead by Beyond Meat and Impossible Foods is also providing shoppers with plenty of options. - Change your mindset. Instead of thinking, “I can’t eat meat,” think about all the wonderful things you can eat and how beneficial these are for your health (and the planet). Stop focussing on meat as the hero on your plate and rather, build your plate with new and nutritious food choices. Huel was co-founded by James Collier, Registered Nutritionist with 20 years’ experience with the national health service in the UK. James is a renowned nutrition expert with over 25 years working in nutrition and dietetics. His experience also includes working in the NHS (UK) as a clinical dietitian covering an array of clinical areas. Huel's mission is to make nutritionally complete, convenient, affordable food, with minimum impact on animals and the environment. Huel’s products are 100% vegan. Country's Largest Collection of Mezcal and Tequila Now Available at Mama Rabbit Bar at Park MGM in Vegas Mama Rabbit Bar Tells the Story of Oaxaca with Mezcal, Tequila, Craft Cocktails, Bold Art and Vibrant Design Las Vegas is now home to the country's most extensive collection of tequila and mezcal including agave-based spirits that cannot be found anywhere else in the world. In collaboration with James Beard Award-winning mezcal pioneer Bricia Lopez, Park MGM debuts Mama Rabbit Bar – a true Oaxacan experience featuring modern Mexican cocktails, live entertainment, a pop-surrealist art installation from Okuda San Miguel and more than 500 labels of tequila and mezcal.

Lopez said, "Since moving to the U.S., it's been my passion to share the beauty and the culture of Oaxaca with everyone I meet. What started with me introducing mezcal to bartenders across Los Angeles years ago has blossomed into celebrating the spirit with people from around at world at Mama Rabbit. I couldn't be happier to work with MGM Resorts and Park MGM to give visitors a taste of Oaxaca right here in Vegas."

"We fell in love with Bricia's vision to celebrate Oaxacan culture in a bold and bright way," said President of Events and Nightlife Sean Christie. "The result is a lively and captivating experience that not only is unique for Park MGM, but the entire city."

Mama Rabbit draws inspiration from the legend of Mayahuel, the goddess of agave and fertility, who was said to have 400 rabbit children that she nourished with mezcal and tequila. Over time, the rabbits came to symbolize the entire spectrum of feelings one experiences while enjoying the spirits.

Más Mezcal • World's Firsts – Mama Rabbit's collection of agave-based spirits features more than 500 different labels. Highlights include spirits exclusive to Mama Rabbit, such as the world's first mezcal-barreled Blanco tequila, the first-of-its-kind mezcal aged in premium Mendocino pot still brandy casks, and a Centennial Blend featuring 10 aged tequilas in one bottle adding up to 100 years in age. • Tour de Mexico – The flavor of each spirit is heavily influenced by the elevation and geographic location in which the agave was grown. Guests can taste their way through Oaxaca with the help of a geographical guide in the menu that plots the origin of each agave spirit. The tequilas and mezcals are available in one- or two-ounce pours and can be crafted into a tasting flight. Each pour is served with a unique pairing to amplify its flavor like an Oaxacan chocolate truffle. • Fresh Takes – Mama Rabbit crafts colorful cocktails that enhance the agave flavors through an elaborate creation process. Salt of the Earth pairs dry ice with Los Nahuales Reposado Mezcal, Amontillado Sherry, Ancho Reyes Chilli Liqueur, Corazon Bitters, vegetable salt and botanicals for a presentation that plays on mezcal's inherent smoky flavor. Flora y Fauna also incorporates dry ice for a playful drink made with El Tesoro Blanco Tequila, cucumber, Chareau Aloe Liqueur, lime and rose water. • Classics Reimagined – Mama Rabbit changes perceptions of classic tequila and mezcal-based drinks with bold and defining flavors. The Palomita features Casamigos Mezcal, hibiscus syrup, grapefruit, lime, Watermelon-Hibiscus Agua Fresca Cerveza and a hibiscus salt rim. The Guelaguetza Cocktail, a staple at Lopez's Los Angeles restaurant, is a take on the margarita with El Silencio Espadin, lime, sal de gusano and a frozen lime paleta. Another of Lopez's favorites is the Mamachelada, which includes her signature I Love Michelada OG Brown Mix paired with Mexican lager, tajin and lime. • Bottle Servicito – Groups can enjoy a fun style of bottle service with the Bottle Servicito menu, which features approximately 20 tequilas and 10 mezcals. Each bottle is presented with a tower overflowing with house-made mixers, fresh squeezed juices, salts, herbs and fresh fruits. • No Paper Straws – All drinks at Mama Rabbit are served with biodegradable Bio Agave straws made from agave fibers that are discarded during the agave fermentation process. In addition to the expansive beverage menu, Mama Rabbit also serves a selection of light bites inspired by Oaxacan cuisine such as Mama's Guacamole or the Salsa Trio & Chips, which includes tomatillo crudo, Oaxaca pasilla and habanero borracho salsas. For something sweet, guests can enjoy crisp Churros with an Oaxacan chocolate dip or a tangy Lime Paleta.

The Legend of Mayahuel Comes to Life With interiors and branding conceived by Design Agency, the design fuses the electric atmosphere of a Mexican taverna with the artful magic and mystery of a speakeasy complete with visually rich textures, colors and patterns synonymous with Mexican modernism. Lively music captures the state of Oaxaca's energy while a bold and bright art program pays homage to the region's famous art scene. Mama Rabbit is divided into three distinct spaces with the focal point of a double-sided bar that stretches 40 feet high and features Mama Rabbit's stunning collection of artisanal mezcal and tequila bottles. The front bar serves walk-up guests daily. To the left of the bar, a sophisticated and intimate lounge beneath a cavern-like brick vaulted colonnade features five secluded spaces with casual seating for larger groups and retractable shutters that open to the resort. On the opposite side of the bar, Mama Rabbit's taverna October 2019

features a robust lineup of entertainment that transitions the mood of the venue throughout the evening. Key design elements: • Okuda's "Mother Natura" – The goddess takes her place at Mama Rabbit in a work of art by acclaimed artist Okuda San Miguel entitled, "Mother Natura," which includes an 18-by-22-foot mural of Mayahuel looking down upon a valley with agave. The mural is accompanied by a series of three 12-feet-tall sculptures- a bunny and two deer. Mayahuel watches over her children who are adorning the opposite wall in the form of 400 barro negro rabbit figurines handcrafted by Oaxacan ceramicists. • Lounge Features – Underscoring Mama Rabbit's mischievous theme, Italian/Mexican woodworker Renzo Spada created an elaborately hand-carved fireplace for the lounge depicting children hiding behind rabbit masks. Overhead, a custom mobile light fixture by LA-based artist Andrea Claire features dancing bamboo lanterns and mirrored black polished orbs. Directly below, blackjack and roulette gaming tables sit on a custom-designed carpet adorned with flowers and jumping rabbits that enhances the playful and eclectic environment. A Makeover Casts the Breakers' Iconic Lobby into

Spectacular Bloom

T

he most magnificent welcome in Palm Beach, wows more radiantly designer Adam D. Tihany, a grand space of enduring, historic beauty, the 200-foot-long lobby of The Breakers Palm Beach has embraced visitors worldwide for over a century, serving as the breathtaking first impression of this legendary oceanfront resort. Recently refreshed by celebrated if the Italian Renaissance has seamlessly been ushered into the 21st century.

The iconic lobby of The Breakers Palm Beach is more enchanting than ever, after the recent makeover led by celebrated designer Adam D. Tihany (working in tandem with Peacock + Lewis Architects). With its historic elements and timeless aesthetic preserved, the spectacular space has been infused with a contemporary appeal, giving new energy to the island's grandest welcome. Its centerpiece: a custom-designed, hand-tufted carpet created by 35 weavers, that blooms with a floral motif of 75 colors. Meticulously preserving the lobby's aesthetic and heritage — vaulted ceiling with intricately hand-painted details (circa 1926, the hotel's last rebuild) — the allure is now infused with a contemporary appeal. The centerpiece is a new, custom-designed, hand-tufted carpet inspired by the vivid paintings of French Symbolist, Odilon Redon. Conceived by Tihany Design (working as design consultant to Peacock + Lewis Architects), the carpet's botanical motif evokes an enchanting garden, it is as if bouquets of lilies, amaranths, irises and other florals native to South Florida are blooming underfoot. Produced by Sacco Carpet, this bespoke creation was a remarkably intricate process; the carpet was woven in one piece by 35 weavers on the loom, using the finest available New Zealand yarn in 70 unique colors. It measures 161-feet in length, is 25-feet wide and weighs 1,500 lbs. The new lobby furniture, an elegant collection of sofas, lounge chairs and tables, reflects a modern design scheme, with vibrant hues drawn from the carpet, as well as dark wood and brass detailing. A mix of signature pieces include bronze consoles with polished African St. Laurant marble situated behind each sofa, bronze and glass coffee and cocktail tables, upholstered lounge chairs echoing the carpet's shades of blue and green; and a dark burl wood and marble credenza with hammered bronze. In addition, the resort's iconic floral display, an eye-catching lobby staple, is re-created weekly by The Breakers in-house Design Studio and complements the blossoming burst of carpet below. "The lobby showcases our history as an evolving, one-of-a-kind destination, and reflects the dedication of our family ownership to invest in the property for the long term," said Tricia Taylor, Executive Vice President & General Manager of The Breakers. "We turned to Adam and his team for inspiration to elevate our lobby to its most captivating potential. As our design partner over the last eight years, Tihany Design has reimaged numerous signature spaces throughout the property including: HMF, Flagler Steakhouse and Seafood Bar (restaurants within the resort's dining collection); our Imperial and Royal Poinciana Suites, our Atlantic guests rooms, and the Lounge and Terrace of our ultra-luxury boutique hotel, Flagler Club, situated atop the resort. Adam is extremely mindful of the architectural significance of venues like our lobby, yet skillfully uses design elements like carpet to enliven the space and give it a modern spirit," she continued. "Through my years of working with The Breakers and observing guests coming and going around the property, one of the most memorable feelings is a distinct, almost contagious energy of celebration," said Tihany. In imagining the lobby redesign, I wanted to capture and complement that feeling within the first steps into the hotel. Elevated by thoughtful, contemporary furniture, the captivating new carpet transforms the space into a beautiful, charming garden - an eternal spring in peak bloom. It is a 'wow' statement piece that will quickly become a signature element of the hotel." For reservations or more information, visit thebreakers.com.
