WELCOME TO WESTERRA
1 IMPRESSIONS
FIRST
Regina might be under a blanket of white snow, but things have never been greener in Regina’s west end thanks to Harvard’s newest residential community Westerra. After years of planning, consultation and design, phase one of Westerra was officially unveiled to the public with its first series of ShowHomes and a sprawling neighbourhood park. The 490 acre “complete community” will offer a wide range of housing options, boutique and box store retail, as well as a business park and other local employment areas. The community also promotes a healthy, sustainable lifestyle by making it possible for residents to walk or bike to and from work, shopping and other amenities. EDITOR’S MESSAGE ROSANNE HILL BLAISDELL
If I asked you to describe our company culture in two words, what would you say? To have a clear identity and vision, business experts across the globe have long preached that a company’s business and product should be able to be summed up in only two words. It’s a great exercise for all of us, and one that is an interesting case for us at The Hill Companies. How can you sum up a company with 13 different business units, operating in vastly diverse industries, in different regions across the continent? When I am asked what the Hill Companies does, I often have to think about it before launching into an explanation. If I am asked however, about our company’s culture, two words, “Family” and “Development”, say it all. The word Family speaks to how employees of The Hill Companies strive to always support each other and lend a helping hand when needed. Our family values of integrity, honesty, trust, and respect not only can be felt in our offices, but extend to make an impact in our employees’ families and their own day-to-day lives. The word Development, on the surface we may assume, means developing real estate, but this word has a more profound meaning. From the beginning, our company focus has been on the development of our people and creating work and life environments in which employees thrive and aspire to meet career and family goals.
A clear example of our commitment to Family and Development as a cultural norm is demonstrated through our Hill Companies Scholarship Program. The Hill Companies Scholarship Program was established 10 years ago, with the goal of providing financial support to our employees and their children pursuing a post-secondary education. In this time, over 164 scholarships and nearly $200,000 in financial assistance have been awarded to help the children of our employees gain a better education and give them a head-start on pursuing their own career interests. With tuition rates constantly on the rise and the added cost of textbooks/ boarding, a program like this is now more valuable than ever in helping cover the cost of a higher education. The program is open to all real estate, broadcasting, and insurance employees of The Hill Companies. If you have a child, either enrolled in postsecondary school or in the process of applying, we encourage you to take advantage of this incredible resource. The Hill Companies Scholarship application deadline is May 31st, 2017. For more information on the program, and to receive the application forms, please contact Sarah Freitag at sfreitag@harvard.ca or (306) 7770638. Enjoy this edition of the Hill Street News, which highlights a year in review and the undeniable threads of “Family” and “Development” throughout. Happy reading!

MESSAGE FROM MO MO BUNDON
Happy New Year everyone, and welcome to what promises to be a very special 2017 year! As I sit and think about the past year, and ponder what’s to come in in 2017, one theme that constantly seems to jump to the front of my mind is ‘Anniversaries’. As you’ll see throughout coming pages of the Hill Street News, we as a company are blessed to have so many people and milestones to celebrate this coming year. February 3rd will mark our company’s 114th birthday, and we are thrilled to highlight all of our incredible employees celebrating career anniversaries on page 12 of this edition. Even with all of this to celebrate, there is still another major anniversary on the horizon that will touch on and impact all of our Canadian family. 2017 will mark the start of ‘Canada150’ – a national program marking 150 years of Canada’s Confederation. Across the country, cities celebrated the start of “Canada150” on New Year’s Eve — with major events taking place from coast-tocoast that will continue on throughout the year. The federal Canadian Heritage Ministry is leading the charge for many activities across Canada, while local communities are also getting in on the fun. In addition to these events, the federal government is offering free admission to all of Canada’s national parks for the coming year so Canadians can get in tune with our nation’s heritage during this sesquicentennial year.
As a company with deep roots and a rich history of development throughout Canada, this anniversary celebration just seems to come with a little extra significance for us. In many ways, our company has grown alongside our great nation, and was built on many of the same values that are synonymous with being Canadian – things like respect, work ethic, and entrepreneurial spirit. Our founder Walter Hill was a pioneer in this regard when he had the vision to grow Regina from a small settlement into a “Denver of the North”; a vision that still transcends time and lives on through our various businesses and projects from coast to coast. It’s times like this where I think he would be incredibly proud of what our company, and more so our country, has become. As we enter into the New Year and the start of Canada150, I am truly excited for what lies ahead for us in 2017 and know it will be a year full of new challenges, growth, knowledge, and (of course) celebration. Cheers to the True North Strong and Free, eh?

The
CONSCIOUS CORNER
LESSONS FOR STAYING SANE NEXT HOLIDAY SEASON JANUARY HILL
“Enthusiasm is the most important thing in life!” says famous American playwright Tennessee Williams. So my puzzling question is, with the holidays behind us, how does one survive the hectic and sometimes draining holiday season while remaining enthusiastic? When addressing this issue, spiritual parenting expert William Martin suggests the tactic of “Complete Detachment” during the Christmas season. Now this concept can be interpreted in many different ways, however, in my opinion this idea simply means being in complete peace over the holidays while staying mindfully aware. I know…I know…easier said than done! Especially when those strange distant cousins come walking through the door on Christmas Eve, or when Aunt Dorothy trips and drops the entire squash and sweet potato dish on the kitchen floor. However, if you focus on the idea of Complete Detachment, these situations can move from stressful to manageable (and sometimes even quite funny). The key here through all of this is to detach from the chaos, and not the individuals because a mindful individual has no problem staying calm, taking deep breaths and repeating to themselves “just go with the flow”. Since so much of the holidays is spent with our family, let us consider what being “A Mindful Parent” over the holidays might look like. In gathering some fun research I asked one of my dear girlfriends, a mother of 4, how she manages to make it through the holidays with such poise and mindfulness? She belted out, “What the heck is mindfulness? How do I get it? And fast!” After a brief chuckle, she continued on to highlight the fact that her children constantly run circles around her, and every holiday is a gong show in her household. I humorously pipe in to bring up a quote from one of my favorite comediennes, Lily Tomlin, “for fast-acting relief, try slowing down”. Another instance came up recently while I was getting settled on a plane, which also helps to answer our question of what a “Mindful Parent” looks like. I saw a sophisticated mother beside me, attempting to hold it together while her 2-year-
old child has a huge meltdown in the middle of the aisle. First off, for some reason, meltdowns like this just seem to go hand-in-hand with the increase in holiday festivities. This is why I think next year there should be realistic billboards put up over the Christmas season that read “Meltdowns are inevitable at Christmas, both parents and children are entitled to several over the holidays…so just go with it”. As the mother turned to me nearly sobbing, she said something that has really stuck with me: “Doesn’t this just remind you of Meg Ryan’s iconic quote…Oh, I am so inadequate, and I love myself!” So in answering the question on attaining mindfulness as a parent, I truly think that there is no perfect recipe and each individual just has to open-mindedly accept the good and the bad as it comes at them. While pondering the layers of what the mother on the plane said to me little more deeply, I can’t help but think of the unforgiving judgements we tend to dump on ourselves. Not getting the perfect gifts, eating a bit too much with all the family meals and holiday sweets around, the list can go on forever. As these thoughts start to creep in at Christmas time, I suggest simply giving yourself a pass. Ignore the 5 pounds you gain from all that turkey and stuffing, don’t fret about the gifts you bought your family and friends, tune out the family spats that seem to crop up, just enjoy the company of your loved ones and be grateful. And while we are at it, can we remember the true concept of gratitude? It is of course a mindfulness practice, because if you are pausing to think grateful thoughts for even a few brief moments, you are most certainly stepping off the race track of life… Making sure to take these mental breaks in life and slow down can work wonders for dealing with holiday stresses. When discussing this idea with my sister, she shared that “if I fumble and stress shows up, I immediately take 5 deep breaths and sit straight down on the floor…this gets me focused and mindful every time” She went on to say, “my 4-year old son practices mindfulness better than I do”. Managing to take stock of situations and be mindful of our thoughts is something very simple, yet I think as we get older we unnecessarily complicate it for ourselves. With my warmest wishes I hope the holiday season treated you well, and that my little recipe for surviving the holidays helps you next year. However, keep in mind that if all else fails and you’re still spinning, no one will know if you slip away to take a warm Epsom salts bath while you sip on that second rum and eggnog.

OF
CHAD JEDLIC | EMPLOYEE SPOTLIGHT
This edition of the Employee Spotlight follows the ever dynamic and interesting story of Chad Jedlic. Whether we talk about his time spent leading National level athletic programs…or his exploits in the real estate industry, we learn how Chad became Chad. Read on to get the full story.
This edition of the Employee Spotlight is aimed at a man that describes himself as “sincere, thoughtful…and tall”.
‘‘
“Working with a company that shares the same ideals and vision as you, it really just makes things easier. When your values line up, decision making is that much easier”
‘‘
- CHAD JEDLIC
For those of you that didn’t immediately make the (obvious) connection, we are talking about Chad Jedlic, the General Manager of Residential Land Development in our Harvard Developments Regina office. Now, in order to fully understand Chad —and to properly put him in the spotlight— we are going to have to turn back the clock a few years to a time long….long ago. The year was 2000 and our fellow Canuck, Chad, could be found living south of the border in Michigan. Growing up heavily involved in the national rowing scene in his hometown of Regina, he found himself drawn to the idea of giving back to the sport that gave him so much. He took a job as Head Coach of the Grand Valley State University (GSVU) Men’s Rowing program. His passion for coaching was shared by his wife Brie, who was his counter-part as Head Coach of the women’s program. In 2005, after five successful seasons with the GVSU rowing club, including international racing experiences in England and Croatia, Chad was finishing his MBA at the Seidman College of Business at Grand Valley State, and Brie and Chad were raising their first daughter Lily. The Regina-born couple decided to make the move back to their hometown and in 2007 Chad joined Harvard Property Management as a Project Manager working with Chris Burrell. Chad immediately felt comfortable because of the values and ideals that Harvard embodied. As Chad explains it, “working in a company that shares the same ideals and vision as you makes things easier. When your values line up, like mine do with Harvard, it makes decision making far more comfortable”.
15 //32 The Hill Street News | Edition 52 Winter 2017
As a Project Manager, Chad gained “a wealth of experience and invaluable insight into the industry”. He was tasked with a wide variety of projects including managing smaller construction projects; updating tenant manuals & master lease templates; leading fire warden training; reviewing security programs; certifying floor measurements; and leading the United Way campaign. All these unique projects allowed Chad to see the different aspects that make up real estate development and management. Chad then moved into the role of Property Manager under the guidance of Steve Enns. After five great years with HPMI, Chad found himself in a position where he had the chance to move within the divisions of our greatly diverse company. Dennis Nagel, Harvard’s Residential Land Manager at the time was preparing to retire, and Chad jumped on the chance to learn the business before he left. Working with Dennis to understand the ins-and-outs of the residential land business was the perfect transition. Having now been in his position for almost five years, Chad finds the role challenging because of the variety of problems faced in every aspect of each project. However this is what he loves about the job. Never having the same day twice, always facing new challenges, finding solutions while working with the highly effective, talented and intelligent Harvard Development team, and being able to contribute to the growth of his hometown are just a few of the other things that Chad finds so amazing about his position. It is that last item on the list, the ability to contribute to the growth and development of communities within the Queen City, that has Chad so excited about Regina’s newest community, Westerra.
Westerra, a joint venture project between Harvard Communities and Forster Projects, is currently in Phase One of development in Regina’s west end. Out of the many projects Chad is a part of, Westerra is definitely the most exciting because it is a mixed-use community combining a wide array of housing types, land uses, and varying retail developments. Westerra is always providing new learning opportunities and challenges for the entire development team. It is most likely due to these challenges that when asked about what his goals were for the next 10 years, Chad said he “wants to see Westerra blossom into a fullyfunctioning, master planned community”. Now, as we wrapped up our interview for this article, I decided to end with a pretty open ended question. Seeing as I just started at Harvard not too long ago, and we were already on the topic of the future, I figured it was fitting to ask what advice Chad would give to anyone starting out a career with Harvard to help them succeed in the future. His answer? “Be sincere…be thoughtful… be focused…. and above all else, get taller”.

PROJECT H2O UPDATE MICHELE LEBLANC
Hopefully everyone is having a great start to 2017. In Project H2O, there has been a lot of activity, much of it behind the scenes. Workspeed is working great for tenant service requests. Here are some current stats for period Sep 1 2016 to Jan 23 2017: Regarding using Workspeed for Preventative Maintenance (PM), the Technical Services team is working hard this year on converting existing building components from QBIC into

Workspeed. We are already using Workspeed for PM of new building components. The target for full implementation is Q4 2017. Once we go live on the MRI Accounting system, the buildings, units, tenants and leases will update from there into Workspeed which will be great! Thanks to the Technical Services team of Ryan Knutson, Chris Burrell, Carolyn Pihach, and Jennifer Ross for their efforts. SharePoint is receiving rave reviews. We’re working out some “bugs” that employees are having with the “auto login” to SharePoint. The Saskatchewan project folders were relocated the weekend of Jan 22nd so now we have 5 permanent site collections: Corporate, Sask, Alberta, Manitoba, and Archive.
h2o PROJECT
Outstanding items we are currently working on for the SharePoint component are: • • • • • •
Finish Quickr migration of the Human Resources documents Move Prospective Properties from R: to Corporate site collection in SharePoint A new project template for creating new projects Review Quickr to SharePoint migration logs to verify that no documents were missed Implement harmon.ie mobile app for iPads (this is being tested) Integration of MRI software with our SharePoint for linking documents to Leases, Suppliers, Purchase Orders, Invoices, etc.
The core team has been working hard on the MRI Accounting and Leaseflow conversion testing in order to proceed with a March Go Live date (March 20th). This also means that our Outlook conversion will be rescheduled for the weekends of Feb 24/25 and March 4/5. Several employees have been putting in a lot of extra time on this while also getting their everyday work done. So if you see Christine Haas, Michelle Dawson, Jennifer Calnek, Cassandra Endicott, Anna Hui, Cathy Donald, Michael Howlett, Deann Horton or Nicole Templeton, give them a high five! I also want to thank the many other employees who have been assisting with testing the software to make sure that it will work for all of our accounting processes. Your efforts are appreciated! Microsoft Office 2013 has been fully deployed and I’ve heard excellent feedback on it so far. The next step is converting email from IBM Notes to Microsoft Outlook.

LEADING THE “WAY” CHECKING IN WITH WAYPOINT, A HOT NEW OFFICE PROJECT FROM HARVARD INVESTMENTS With the Canadian winter setting in and slowing down construction north of the border, members of The Hill Companies management team headed south to check in with Harvard Investments and their hot new commercial project “Waypoint”. Located at the crossroads of Tempe, Mesa and Scottsdale in Arizona, WayPoint represents a new era of creative corporate office building design. With large, open floor plans and high ceilings, the building will allow users to occupy their space in a myriad of ways, from expansive workspace landscapes to more intimate “huddle rooms.” The building’s exteriors showcase a clean, “high-tech aesthetic” utilizing a multi-layered envelope of architectural cast concrete panels and high performance dual-pane aquamarine glazing. Shaded amenity areas located around the office campus will provide outdoor collaborative spaces for building occupants, along with the adjacent amenity of the Tempe Canal with its multi-use path.
HARVARD DISHES OUT THE HOLIDAY CHEER Sometimes the best gift you can give over the holidays is the gift of caring...especially when it comes with a delicious and much-needed meal. This was just the case for our Regina real estate and radio folks who teamed up to sponsor Holiday Meals at Souls Harbour Rescue Mission leading up to Christmas! With the help of our volunteers, the mission was able to brighten the holidays for families in our community and provide over 250 much needed, nutritious meals to those who may be struggling through difficult times. Thank you to all of our volunteers who donated their time with this very important cause!

CORPORATE SERVICES LAURETTA BELIVEAU
Our corporate team is hard at work on the Project H20 and MRI data conversion. We just finished up the first round of general ledger data validation and working through to get ready for the live conversion. Anna Hui, Cathy Donald and Cassandra Endicott are the leads on the conversion team for Corporate Services and are busy with the data conversions, testing and training components. Everyone is excited and anxious to get working in the new software. Co-op Student, Pin Ying Shi (Claire) has settled in very nicely, along with her bright and sunny demeanor. Accountants are working on current year tax projections and finalizing 5 year cash flow projections for The Hill Companies. We are currently working with CIBC to renew and receive new five year tokens for access to CIBC “Cash Management Online”, before the expiration date of January 2017. Eleven of the accounting staff’s access tokens are due to expire. As well, we are working with CIBC on implementing
Government Payments & Filings system. We will be rolling out GST first, in early 2017. We continue to appreciate scanning deposits to CIBC of up to 2 million Canadian dollars, and continue to explore other financial institutions bringing this function to their service offering. October 21st Accounting staff got together for a social evening of supper and a movie, and what’s more appropriate to see than the “Accountant”. Mixed reviews, but fun was had by all. October’s monthly staff lunch was held on the 26th at Bushwakker’s Pub. Food was in abundance and very good. Highly recommend this location for lunch. November 30th we headed to Siagon by Night for Chinese, Thai, and Vietnamese cuisine…yummy. We will finish off 2016 with Lunch on Dec 30th at a staff favorite, Golfs Steak House. Response continues to be positive with offering vendors the option of sending invoices and statements electronically. As well we continue to setup vendors for payment by EFT (electronic funds transfers)
GIVE YOUR EYES THE ‘NIGHT SHIFT’
FERLIN RANDS & STEPHEN SAFINUK
Apple’s new version of its mobile operating system, iOS 9.3, comes packed with performance enhancements, bug fixes, and new features. One of the more touted features is dubbed “Night Shift” and it aims to reduce eye strain when viewing your iPhone or iPad in the dark. To start using it, go to Settings > Display & Brightness > Night Shift and turn it on. Now you can turn on and manually switch between warmer or cooler color temperature. The warmer side is meant to be used at night as it will reduce the “blueness” of the screen. You can also tap on Schedule and have it automatically turn on or off based on its default settings, or you can customize your own schedule.

HARVARD PROPERTY MANAGEMENT
NATALIE WHELPTON
The last holiday cookie sits on the kitchen table and temptation sets in as you remind yourself of the New Year’s resolution to avoid the lure of all carbs. Everyone can relate to this scenario after persevering through another holiday season of family dinners, parties and events. It is unbelievable to look back on 2016 and realize how much everything in the world around us has changed. As we begin a new year, there are memories we won’t forget and so much to look forward to. Since our last update, we have welcomed a number of new members to HPMI as well as the return of one staff member. Brady Lechner joined the Operations Team in mid-October. Brady is a Building System Technician graduate from Sask Polytechnic who is looking forward to beginning his career as the Building Operator of Hill Centre Tower I in Regina. Connie Barbon officially became a member of our Winnipeg team in the role of Administrative Receptionist. She first joined us through a work placement agency to assist during what was expected to be a temporary medical leave this past summer. The Regina Accounting Team was pleased to have Diane Armstrong join them on a part-time basis. Diane may look familiar to many of you as she was previously employed as a Corporate Accountant with Harvard Developments. Although we were happy to welcome new faces, we were sad to say farewell to Linda Channing who is heading back into retired life. Since July, she had been assisting at Harvard Service on a part-time basis. We are going to miss her friendly and fun personality. Linda did indicate that if her assistance is required in the future, we may be able to coax her to come back for a day or two. We would like to congratulate Esther D’Souza of our Edmonton office on her new position of Property Accountant. Esther originally became a part of their team as an Accounts Payable temp. In July of 2015, she accepted a permanent position as Administrative Assistant. From the time she joined Harvard, Esther’s goal has been to be in accounting and pursue her CPA designation. Throughout the past year, she has worked diligently and taken on a number of new tasks. Her dedication did not go unnoticed and she was promoted to this new role within the Alberta Accounting Team. Terri Hillier-McIntosh was successful in her recent examination with the International Council of Shopping Centers (ICSC), earning the Certified Shopping Centre

Manager (CSM) designation. With designees in 55 countries, ICSC’s certification process raise the industry’s professional standards across the globe. It is estimated that fewer than 10% of Terri’s industry peers have achieved this important status. Terri was a busy lady in 2016; she adds this achievement to successfully acquiring her RPA designation through the BOMI Institute in early September and was also appointed HPMI’s Associate Broker for Saskatchewan at the beginning of the year. Congratulations on your accomplishments! In Regina, everyone in our downtown office towers celebrated the spirit of the holidays during tenant appreciation lunches that took place in the building lobbies of Hill Centre II and FCC Tower over a two day period in mid-December. Our gracious HPMI staff served a choice of comfort food - chili or mac ‘n cheese - to approximately 2,200 people. The food was catered by Famoso Neapolitan Pizzeria and 20Ten City Eatery, our tenants in Hill Centre II and Mosaic Tower at Hill Centre III, respectively. Thank you to Angela Lockhart and the PR, Promo & Communications team for their hard work in organizing the events! We are pleased to acknowledge HPMI employees who have reached significant milestones in their length of service in the final quarter of 2016: Victoria Gabel (Regina) and Randy Stevenson (Regina) both achieved 10 years of service. Chris Burrell (Regina) was congratulated on 20 years of service. Thank you for your many contributions and loyalty! In closing, we would like to take this opportunity to wish everyone good health, happiness, success and prosperity in the New Year!
