I
n March, the 2019 World Happiness Report was released and Canada scored a cheery ninth spot. Did you happen to notice that nine of the top 10 countries experience winter for part of their year? Surprisingly, many of the top 10 also experience the most seasonal darkness, too (Norway, Finland, Sweden). That kind of blows snow on the idea of blaming cold weather and dark days for our winter blues, which according to the study, we don’t have much of anyway. In Ontario, we enjoy the opportunity of living as people do in cold countries (we know a polar vortex when we feel one), and tropical climes (we can sweat out a summer heat wave with the best of them). We experience the extremes of weather each year, but much of our time is actually spent in transition from one to the other. Keeping four wardrobes and four sets of table accessories and decorative home accents is a lot to ask of anyone, or any home. I keep trying to edit down my seasonal possessions with very little success in practice, but lots of mental effort. The days when I switch my closet over from one season to another, or change my seasonal decor from seashells to autumn leaves, is a lot of work and frankly, becoming somewhat of a dreaded task. Changing seasonal clothing is a necessity, but decor is not, and if I’m going to do it, I’m determined to make the process less of a chore. After all, if it isn’t fun, what’s the point? Overall, I think the key is, as usual, to have less stuff. As the popular ‘KonMari system’ of tidying up states: If something doesn’t spark joy, let it go. In the book and TV series, creator Marie Kondo is firm about the process of purging. You must amass everything together to realize what you have (in this case, it would be all seasonal clothing and decor) and then consciously choose to keep only things that bring joy, and get rid of the rest. In

fact, she’d like you to ask each item: Do you give me joy? My problem is I ask the question in a gentler way: “Would you give me joy if I lost those 10 pounds? Would you give me joy if we bought that country place I’ve always envisioned?” More often than not, the answer is a resounding “yes!” and it stays. I love the seasons and wouldn’t want to live anywhere else, I just struggle with the work of transitioning from one to the other. More and more, I try to buy ‘season-less’ clothing and I’m also doing my best to organize and simplify my decor so that changing from winter white to Easter pastels isn’t such a drag. I’m also trying to make those transitionary workdays happier by putting on some music, digging into the job and treating the day as a creative project with a little cardio workout included. Let’s celebrate the joy of living in Canada and try to be as happy as the study says we are for all four seasons. Happy Summer!

Designer Phyllis Lui’s home epitomizes West Coast style, inside and out
W
hen the sun beckons, saying no to outdoor living is simply not an option. That’s the unwritten rule here in Canada, where our winters are bitter and the summers are never quite long enough. But a well-designed al fresco living and entertaining area will take you from early spring into late fall without a second thought – and if it’s really well done, it’ll carry you through those lingering winter months as well. That was the goal for the designer and owner of this home, Phyllis Lui, who together with her friend and business partner, Aleem Kassam, founded Vancouver-based design firm Kalu Interiors. This particular project is especially close to Lui’s heart, being her own private residence. “The views are killer,” admits Lui, who’s steadfast mission to embrace nature seems to be worth every effort. Interestingly, her journey to maximize the outdoors began with her home’s interior. “I was aiming to achieve a cohesive style between indoors and out, which meant echoing similar elements throughout,” Lui notes, pointing out the continuous colour scheme of cream, coral and royal blue, which pairs beautifully with a palette of soft finishes. Esthetically speaking, the style is cool and contemporary, yet friendly and fun – the sheer essence of West Coast life.
The easygoing, open-concept floor plan ushers you past the kitchen and family room, through stacking glass doors that all but disappear to reveal a breathtaking mountain view, best enjoyed from the adjoining main-floor patio.

FRESHEN IT UP WITH A COAT OF WHITE PAINT
For walls, light and bright is always right. My go-to wall colour is Benjamin Moore’s Cloud White. It’s bright and fresh but still feels warm. White paint works on any wall and acts as a great blank canvas for pops of colour. Blue is my hue. Summer homes need a little pop of colour but if you’re too shy to pick one, or worried your choice won’t work, you can never fail with blue. In my mind, blue is hands-down the freshest way to create a crisp cottage esthetic. I love nautical navy but aqua and robin’s egg blues work, too. ADD VINTAGE FINDS
Vintage furniture and decor add a casual and comfortable vibe. This is the perfect time of year to go to antique markets or simply wander consignment stores for the perfect vintage piece of furniture. Not only does it add loads of personality and tell a story, but it’s easy on the environment too. Sustainability is important to consider and finding unique and fine objects at a local antique fair will be a great conversation starter for those summer soirees.

HOST/GUEST RELATIONS The savvy host tells guests what to expect, including whether they should bring bedding, sleeping bags, or towels, and sketches out what the general vibe of the weekend is; if they all rise early for a communal breakfast, or stay up late and have a sing-along by the campfire. The gracious guest, on the other hand, asks about issues specific to their visit: so if you’re allergic to pets, or would like to bring Rover with you, talk to your host. myhomepage.ca
REDUCE WASTE Go easy on bringing anything with a lot of packaging — many cottagers have to take garbage out with them or to a landfill. Try re-usable options like beeswax-coated wraps from Torontobased Etee, which now also sells sandwich and food storage bag formats, or Kliin, a machinewashable cleaning cloth that’s an alternative to traditional paper towels, and which, by the way, is also made by a Canadian company. If you are lucky enough to have a friend offer you their cottage and refuse rental payment, think about splurging on a gift they’ll get lots of use out of. Hauser has very handsome solar lanterns: they’re pricey — about $170 and up, but these beautiful, eco-friendly lights cost far, far less than the cost of rental, and might just ensure that you’re invited back.

MEAL PREP & CLEANUP Endear yourself by offering to oversee at least one full meal. Pre-make, or at least pre-prep, to reduce water use, time spent, and cleanup required. Or offer to bring the fixing for a signature drink for the weekend that works either with or without alcohol. It’s easy to make a sparkling cranberry drink — that can be spiked with vodka after 5 p.m. — with the highly portable Soda Stream, which turns tap water into sparkling water. Bring fixings for a low-fuss snack too — a cheese and charcuterie board, your world-famous guacamole, or fresh fruit and a yogurt dip. Plan to help with tidying up at the end of the weekend, or offer to handle at least one chore before taking off. There’s a fine line, here, of course; the thoughtful host will not casually mention at breakfast that a retaining wall needs rebuilding, and suggest guests pitch in.

I
’m always up for a design challenge. Fortunately, pushing the budget boundaries to prove that it is possible to achieve high style at a low cost just happens to be my forte. But occasionally, a project comes along that forces my creativity to a whole new DIY level, and that was certainly the case with this once-tired mauve and melamine bathroom that had a modest makeover budget of only $500. Now, since I always preach that great style has little to do with how much money you have, but rather how creative you can be with your budget, I was determined to put that $500 where my mouth is and show that if you’re willing to roll up your sleeves and put in a little good ‘ol fashion elbow grease, you can save BIG without sacrificing quality and style.
Here are the five ways that I achieved a champagne bathroom on a beer budget… 1. GIVE YOUR EXISTING CABINETS A SPLASH OF PERSONALITY
If your existing cabinets are in good condition, then why bother going to the expense of replacing them when you can affordably transform what you already have with a few DIY ingredients? I reused the existing flatpanel laminate doors with wood handrail, and simply added some shaker-style applied mouldings to the fronts to create instant architectural detail. Then, I painted the entire door, including the handrail, using Chalked paint from Rust-Oleum in a fresh hue called Tidal Pond to turn the vanity into a focal point full of eye-catching personality. If you’re planning to tackle a DIY cabinet overhaul of your own, the key is to invest in the right products. Chalked paint is a great option because it doesn’t require a primer coat beforehand on most surfaces, it can be easily brushed or aerosol sprayed, and the two-coat application dries very quickly, leaving a smooth, velvety finish. But, the most important step is to apply a clear protective matte coat to the cabinets after painting to ensure their durability and longevity.
2. UPDATE YOUR HARDWARE WITH A FRESH METALLIC FINISH
I always think of hardware as the jewelry in a bathroom, but if new handles or knobs aren’t in the budget, then give your existing ones an instant, inexpensive makeover with a coat of trendy, metallic paint. In the case of this bathroom, I scored a pre-loved brass set at the ReStore, painted them with Universal metallic spray paint in brushed nickel, and then attached them to the door fronts. One of my favourite DIY tricks is to buy budget lighting and knobs in a less expensive brass finish, and then transform them myself to the finish of my choice. It’s an easy way to get a high-end look for little investment, and no one will ever know the difference.
3. DATED BATHTUB OR TILE? YES, YOU CAN PAINT IT!
Although mauve bathtubs and floral wall tiles were all the rage in decades past, it was time to give this throwback bathroom a fresh face. The only problem was that removing the old elements and replacing them with new simply wasn’t in the budget. So, after doing some DIY research, I discovered an affordable epoxy acrylic product appropriately called “Tub & Tile Refinishing Kit,” that would allow me to quite literally brush on a smooth, porcelain-like finish in just a few hours. I have to tell you, I was a bit skeptical, but the results far exceeded my expectations. RENO & DECOR June/July 2019 :: 35
FLAG HERE MAKEOVER And as with all successful do-it-yourself projects, I took the necessary steps to prepare the surfaces before painting, which included using an etching solution to dull the original glossy finish, removing all caulking, and thoroughly cleaning the tiles and tub before the refinishing fun began. After the new finish dried, I re-caulked the surround and the tub was back in use within a few short days.
4. NO QUARTZ? NO PROBLEM!
If you’re living with outdated, worn or damaged laminate, and new natural stone countertops simply aren’t in the budget, why not roll on a fresh, durable coating that will give you the look of quartz without the hefty price? 5. CUSTOM SHELVING WITHOUT THE CUSTOM PRICE TAG

Adding shelving in a bathroom is a great way to pepper in additional storage and make use of vertical space, but if you truly want to create a customized look, head straight to your local home improvement store for some stock lumber and stain. I wanted to add teak wood shelves in the Boho-inspired bathroom, but didn’t want to pay the teak wood price tag, so I had pine boards cut at the store to a custom length and then picked up a pint of “Early American” Varathane stain to create my own luxe-for-less finish. I affixed the boards to some inexpensive brackets, and voilá… custom without the custom price tag. If you’re looking to tackle a budgetfriendly bathroom makeover, then just remember that all you truly need is the right products for the project, a little sweat equity, and a splash of creativity to turn your design dreams into an affordable reno reality. myhomepage.ca

ince the beginning of time, humans have toiled to impose order over the terrain and create art from the landscape. Formal gardens have a long history; from the Middle Ages, English country manors borrowed from the jardin à la française (literally, garden in the French manner) who learned horticultural pursuits from Italian Renaissance gardeners. For these homeowners, building a stately, French chateau-style home on an irregular lot wasn’t the only plan. In spite of the curves, they also wanted lush formal gardens. David Small Designs, located in Mississauga, created the home – reflecting the best of French Renaissance architecture, which embraces the irregularly-shaped lot. The hardscaping, landscaping and pool design was entrusted to ProScape Land Design Inc. in Oakville who formalized the exterior plan.

The large gables, bold, steeply-pitched rooflines and warm, light-coloured stone on the entire exterior of the home set the tone. The landscapers replicated those warm tones in stone pillars, walls and raised garden beds. The placement of the gated entry with ornate wrought ironwork was carefully considered to preserve the mature trees on the property. Boxwood hedges, natural stone pavers and symmetrical plantings were added to give a formal air to the public side of the house.

The formality of the stone pathway gives way to a wonderful mix of contemporary, traditional and cottage-style elements that work beautifully together on the entertaining side of the yard. Here, symmetry and balance add a contemporary element poolside; graduated steps lead you from the ankle-deep shallow end to the deep end; gas-operated fire bowls flank the pool and three modern, bronze waterfall features spill from the expansive stone wall.

Even the white hydrangeas seem to pay homage to historical English Rose gardens, while adding to the understated green-and-white scheme. However, a jolt of electric teal, blues and lime green in the lounges, chairs and ottoman fabric remind us this is where we have fun! The stone path continues to lead us to a stone wall and pergola-framed lounge area with lots of cosy seating around a large, gas firepit. It’s perfect for roasting marshmallows on a long summer night.

With entertaining in mind, the homeowners wanted an outdoor living and dining room with a wood-burning fireplace, large table for dining and an unobstructed view of the pool. A mediumstained, bead-board ceiling adds a cottage feel, even at 11-feet high! Surprisingly, the curved, wicker seating arrangement by the grand, stone fireplace and the glassed-in balcony work harmoniously together. Stone steps that connect the deck to the pool level offer yet another place to perch and enjoy the view.

DURABLE DECKS Five ways to make your deck last longer
weather rolls around, in most cases the deck becomes party central, serving as an outdoor dining room, living room, and food preparation space, all in one. If you’re looking to replace a rickety, weathered, old deck this summer, here are five things to consider so that your new one lasts a lifetime.
BE CODE-COMPLIANT
Depending on where you live, the size of the deck, and how high it is off the ground, you may or may not need a permit to build a deck. But even if your project doesn’t require a permit, you or your contractor should definitely follow the building code specs during construction. The city of Markham has a free, downloadable guide (search for “Residential Decks: A Homeowner’s Guide” on their website markham.ca.) that covers the Ontario Building Code requirements, along with helpful diagrams showing how the parts come together.

Key items include the minimum height required for railings, the maximum gap allowed between the vertical pickets supporting the railing, and the maximum and minimum allowable height and depth of each stair tread. Plus, no one wants to get themselves in the situation where a neighbour calls the city and you find out after it’s built that your new deck is too close to the property line.
A SOLID FOUNDATION
Any structure, including a deck, is only as durable as its foundation. The footings that support the deck need to extend below the frost line – in southern Ontario that means at least 4’-deep. The wood used for the framing should be pressure-treated (PT) to prevent rot and insect-damage. If you’re splurging on higher-end materials, such as cedar or composites for the deck surface, a properly designed deck will cover up and shield the green-hued PT from view. Note that PT wood is corrosive to most screws and nails, so you need to use PT-approved hardware – look for an “ACQ-approved” label on the packaging. Also, keep in mind that the ends of any PT lumber that is cut will need to be treated on-site with preservative.
COMPOSITES
Composite deck boards are rot- and insect-resistant manufactured lumber that is made from a mix of recycled plastic and wood. When they first came out, some composites were plastic looking, excessively hot to the touch, and could even start to sag in the heat. Since then, the technology is much improved and there are a number of realistic-looking options available in a variety of colours and textures. Composite deck boards also come with warranties up to 25 years, protecting you against defects. If seasonal expansion and contraction causes a wooden deck board to start developing foot-stabbing splinters, you’ll have to foot the cost of replacing those boards. Whatever material you choose for the deck boards, be sure to leave a gap between each to allow for seasonal expansion and contraction of the material and to allow rain and debris to fall through. myhomepage.ca

As I mention in my last column (“Planning for the Future,” in the April/May ’19 issue), glass and aluminum railings offer a low-maintenance, splinter-proof, weather-resistant alternative to the standard wooden railing. Of course, most people choose this option for the unobstructed view that these products offer.
MAINTENANCE
A deck is not a build-it-and-forgetit project. At least once a year, inspect components and wood for signs of rot, paying particular attention to key structural elements, such as railings, stairs, and the main support posts. You should also check and tighten any nuts and bolts used as fasteners. Periodically clear out any pine
needles and other debris that gets stuck between the deck boards, as those will hold water against the wood, leading to rot. Every year or so, you should scrub the deck with a cleaner specifically formulated for the type of deck boards you used. These products are applied with a broom or brush, and then washed off with a hose. Don’t use a pressurewasher as the intense spray can breakdown the wood fibres leading to rot, or even carve gouges in the surface. After scrubbing, you’ll want to seal the surface with a UV protectant. Finally, change up the furniture floor plan on your deck periodically so that you don’t get sun discolouration in sections, and avoid using exterior carpets that get saturated and hold water against the deck boards.

SAVINGS Energy-efficient tips for your home that will ultimately save you money
Y
our home may look the same as your neighbours’ home, but it may be costing you more money to maintain it. The assumption that all homes are created equal is not true. Within the GTA, there are homes that were built in the 1800s and have since been renovated 20 times or more. Let me help explain where you might be wasting money every month and provide you with some tips to help improve the energy efficiency of your home on your next home renovation. Energy efficiency in your home is a combination of many different parts (electricity, heating, cooling, air leakage and insulation). Making your home more energy efficient in an integrated way can be very complicated and needs to consider all aspects of your home. You can start this process on your own with a few easy steps.
ELECTRICITY Managing your electricity costs can be as simple as switching your light bulbs to LED. This alone can save you over 60 per cent of your lighting electricity use. You can go one step further and use newer light switches that have a dimming feature, occupancy sensor (it will turn the light off if you leave it on) and smart-home
features. These light switches cost more upfront, but they will save you money in the long run – especially if you have a person in your home that always forgets to turn off the light when they leave the room!
HEATING AND COOLING Make sure that your thermostat is installed in a central location without anything blocking it. If you have a curtain or something else blocking the airflow around it, then it will not register the temperature in your home properly and lead to overheating or overcooling. Don’t forget to check the expiry date on your thermostat! Just like smoke detectors, there is a practical life expectancy for these devices. I suggest that after 10 years of use, you should consider replacing it. As for the temperature setting, this is a personal preference. Some people like a warmer or cooler house, and control of that is completely up to you. But consider your temperature settings for when you are not at home, and adjust your temperature setting by 10 degrees Celsius. Your system won’t turn on when you don’t need it to, so this will save you money in operational costs and also increase the lifespan
of your heating and cooling system. A Smart thermostat allows you to return your home to a comfortable temperature, firing the system 30 minutes before you arrive.
YOUR PASSIVE CHOICES After addressing the more proactive things, like your thermostat settings and lighting systems, you should look at the passive parts of your home that are costing you money. Let’s look at air leaks. If the seals around windows and doors are leaking, then you are losing valuable heated or cooled air all the time. This can be fixed simply by replacing the gaskets or applying caulking. You can also eliminate air leakage and create a much better building envelope by rebuilding old exterior walls – integrating a well-detailed air and vapour retarder and adding insulation to create a more comfortable living space. Using a professional renovator to help guide you through the process of making your home more energy efficient will help save you money. Always remember to obtain a detailed contract and get building and electrical permits when they are required, this will protect you and ensure that the work is completed according to code.

STAY IN YOUR LANE, PAL Laneways, now are for more than just vehicles and vermin
T
oronto has a housing problem; some call it a crisis. One of the levers Council is pulling at to increase more urban housing options (a pilot project) is to construct laneway houses in rear yards that abut public lanes.
There are 2,433 lanes in the city of Toronto and since June 2018, residents have been able to plan for and build these secondary suites, in a (somewhat) detached fashion from the main dwelling. Essentially, it shifts the previously permitted basement apartment to move up and behind the principal dwelling, so long as the services are provided from the main building, and the lot is not severed. It’s a practice that has been allowed in many other metropolitan centres for some time. Cities such as Vancouver, Los Angeles and even Ottawa have had similar bylaws and a plethora of interesting solutions already successfully resided in. Over the past year, however, the Building Department reports there have only been 78 permits applied for and six permissions issued. The goal of the bylaw was to allow for quicker and easier action by Torontonians, but given its connection to the city’s more complex makeup of other governing bylaws, 15 other applications are awaiting Committee of Adjustment hearings for minor relief to the rules. That alone can add more than six months to the approval process, so seeing this put into any significant practice will take some time.
LIVABLE LANES
So, who benefits from this pilot project, you ask? Potentially, anyone and everyone. Adding laneway housing brings eyeballs to the lanes, which increases safety of persons living in or passing through them. The city benefits from an increased tax base and the (hopefully) good news story about gentle density, increased housing choices and improved stock – therefore improved affordability. 46 :: June/July 2019 RENO & DECOR
Who is laneway housing good for? Potentially anyone and everyone. Here is a quick list of who may find it a solution to their needs.
• ADULT KIDS – a great launching pad to help teach these birds to fly. • AGING PARENTS – retaining independence of space, but safety and security of proximity to loved ones. • FIRST-TIME OR MOVE-UP BUYERS – help qualify for and pay down the mortgage with a tenant in the main dwelling or the lane house. • REAL ESTATE SIDE HUSTLERS AND SMALL DEVELOPERS – a way to maximize the value of a lot with some extra construction. • CAREGIVERS OR PERSONAL SERVICE WORKERS – live-in-style care with a live-out feeling. • RETIREES DOWNSIZING OR IN SEARCH OF RESIDUAL INCOME STREAM – convert an existing property into an income source without affecting the main house. • DIVORCEES: better than the proverbial doghouse, this could allow families to stay close together, albeit not under the same roof.

BEYOND THE BASEMENT
HOW TO MAKE IT HAPPEN
There are many options available to any current homeowner who has property abutting a lane inside the pilot area. One company that was a part of the laneway bylaw development is Tony Cunha and his team at Lanescape.ca. They hold regular public information sessions for designers, builders and homeowners looking to learn more about the intricate process and rules governing these initiatives. They also provide design and construction services, which range in cost due to factors including finished vs. unfinished areas, site-specific servicing, plus consulting fees. Tony emphasizes that this is not the ‘Tiny House’ movement gripping social media. “These units,” he attests, “can be up to 1,700 sq.ft. in size, with a 10mx8m footprint.” Lanescape has done a great job at creating illustrations of how to fit a laneway house onto a lot, and the zoning restrictions that govern it. Setbacks from the lane, the main dwelling, as well as height and angular plane restrictions ensures this is a true secondary suite, and not just another house behind a house. While every lot is unique, if you understand the basic rules, there is an as-of-right condition to fit something onto virtually every lane abutting lot. Stickhandling the rules, with guidance from professionals, can shorten the approval process and build the laneway home faster.
BYLAW-FRIENDLY DESIGN
Another group focused on designing solutions that fit the bylaws, is Leith Moore and his team at R-Hauz. They are taking the approach of full bylaw conformity, and have designed a number of products that fit the as-of-right-bylaw, based upon the typical Toronto lot sizes aiming at range from 15 to 30 ft. with stops at 20 and 25 ft. Their goal is to reduce the time required to erect the dwelling through a level of pre-fabrication and repetition of product and process. With roots in larger tract-style development, they are focused on the speed and scalability of the build, for the benefit of the customer and their neighbours, who also share daily access in and out of the shared lanes. With a more contemporary square, yet curvilinear design and standardized options for systems and finishes, these houses have been designed with a “best square foot, rather than most square foot” mantra to maximize storage and comfort and flow for the occupants. With a design already hatched, zoning approvals as-of-right and a repeatable product with modularized components, these may be the most prevalent solutions we start to see around our lanes.
URBAN REVIVAL
We at Eurodale Design + Build, coupled with a handful of architecture offices and custom builders throughout the city, have also dipped our toes in the collective waters, but on a per lot, per client, custom type solution. Many of these projects become lumped in with improvements to the original, aged dwelling that exists on the lot to begin with, as part of a more holistic gentrification of the site. Given the services for the new laneway must be tied to the original home, work will be required at the basement level for connecting electricity, water, sewer and gas anyway. Damages done will want to be repaired, and there is an economy of scale to do improvements to the principal dwelling when crews are on-site for the laneway project. These will create a whole host of unique designs and construction projects of varying style and quality levels, spearheading a tapestry of urban revival of sorts, while solving some housing challenges Torontonians are collectively feeling as we mature and grow. Dedicate the long weekend to a meaningful and long-lasting outdoor project
you are looking forward to hanging out with family, friends or neighbours at the lake, or maybe you will enjoy some fireworks at the end of your street. That is fine for one day, but what will you do with the rest of your long weekend? In recent years, we have made a habit of creating something permanent during the Canada Day weekend. Several years ago, we mixed some concrete in a wheelbarrow and erected a flagpole. Naturally, there is a Canadian flag on the top of it. The following year, we made a tepee-shaped pergola for the middle of the veggie garden. Today, it supports a fruit-producing grapevine and a honeysuckle that attracts hummingbirds. Last year was the pièce de resistance. We took a full day to haul some hand-cut fieldstone into the garden and slowly moved them around until we created the perfect place to sit and observe the progress of the food garden. We urge you to think about how to celebrate Canada’s birthday. You don’t have to lay a new interlocking patio or rebuild the deck. While these are ambitious projects, we suggest something that will make a difference to someone or something that is important to you. 54 :: June/July 2019 RENO & DECOR
The magic of a bluebird box that attracts bluebirds is simple. • Use rough lumber in the interior of the box • Drill a one-and-half-inch hole (without a perch, so that predators will not get in) • Drill some ventilation holes on the sides of the box • Build at least two boxes: one for a house sparrow and another for a bluebird. Bluebirds are not very aggressive, even a bossy house sparrow will out-muscle a bluebird for squatting rights. Mount each box about five feet or 1.8 metres off the ground, facing east or south and preferably surrounded by woods or other large plants for protection.
SUPPORT A VINE There is a blank wall somewhere on your property or condo balcony, or perhaps a fence begging to support something that produces flowers. Now is the time of year to go for it. Consider a flowering clematis for a show of colour that is well worth the wait. Choose from many wonderful varieties that are still available at garden retailers. If you are looking for some cover from the summer sun, consider a vine. A vine will cool a patio down nicely, not just by providing shade but, through the natural absorption of heat and expiration of moisture through its leaves. For a great long-term investment in vines, consider clematis, honeysuckle or climbing hydrangea. For an evergreen vine, look for green euonymus for shade and variegated varieties for sun (hardy to zone 5).
START A WATER POND Naturally, everyone would like to have a small lake in the backyard filled with turtles, colourful koi carp and overflowing with flowering water plants. However, the reality is that urban and suburban gardeners do not generally have the luxury of space. myhomepage.ca

BUILD A BLUEBIRD NESTING BOX
A fun and useful addition to a deck, balcony or poolside is a watertight container that is filled with bog or water plants and a few gold fish. Make sure that you use oxygenating plants like floating water lettuce or water hyacinths to help to keep the water clean. Be prepared to dump the water out from time to time and add new from your rain barrel. Speaking of water, be sure to dump water out of bird baths weekly to avoid mosquito breeding; clean your hummingbird feeder weekly and refill, take the time to keep bird feeders full, put out an orange sliced in half for orioles, and some grape jelly and sliced banana for the butterflies. And remember to take some ‘hammock’ time for yourself. A worn-out gardener isn’t much use to any one. Do something lasting and handy. Enjoy your Canada Day weekend and happy birthday Canada! ummer is finally here (hurray!), which means you’ll want to enjoy the great outdoors as much as possible over the next few months. Maximizing those backyard views is a growing renovation trend that we’re seeing everywhere. Seamless transitions not only create an inviting atmosphere that encourages you to spend more time outdoors, but it makes your indoor living space that much better, while adding substantial value to your property. Homeowners today can choose from many styles of windows and doors designed to erase the line between the interior and exterior of the home. That’s why, when planning for your next home renovation, it’s important to consider which features will maximize the view of your home’s scenery.

One thing to take into account, however, is that bi-fold glass walls can take up quite a bit of space on the floor/ deck (depending how large the wall is) when in the open position. Folding door units are designed to be stacked perpendicular to the opening. The amount of space that the folding doors will take away from the opening is dependent on the number of panels, panel width, height and thickness.
SKYLIGHT WINDOWS
Amazing designs can be achieved with skylights. Their orientation not only invites natural light to pour into even the smallest, darkest rooms, but they allow you to quite literally look up and see the sky from indoors. While some skylights are purely meant to let in natural light, others open up like windows to act as natural ventilation systems in stuffy rooms. Whether your skylight opens up or not, it is bound to increase your property value and help blur that line between indoors and outdoors.
WINDOWS IN VARYING SHAPES & SIZES
Windows may seem obvious here, but what’s important to take away is that introducing various sizes, shapes and orientations will add detail to your home’s interior and exterior. Bay, bow and corner windows are great in dining rooms, kitchen nooks and seating areas; while picture windows work well in rooms that get lots of natural light and/or are adjacent to a scenic outdoor space, such as your backyard. When it comes to deciding on window placement, one of the most important things is to make sure that the view is not being obstructed by large trees or your neighbour’s home.
BALCONIES
From a construction standpoint, this feature is a bit more of an undertaking than the others; however, second and third floor balconies are great additions that hold their value for a long time. Plus, with such a wide variety of balustrade and railing options, you can add character and update the style to your home altogether by adding even one balcony. In addition to giving your home’s facade a mini-facelift, balconies allow you to enjoy a new, elevated view of your home’s scenery. The seamless transition trend isn’t just about bringing the indoors out, but rather establishing a flow between a home’s interior and exterior. Choosing features that work well with your space will help to blur those lines and, ultimately, bring about a proud feeling of connectedness with outdoors – no matter the time of year.
