> The Workplace Needs to Show Up for Work We have moved from task based work to knowledge work. Knowledge workers employ critical thinking to complete varied objectives regardless of age, title or industry. During the course of a given day, a knowledge worker may be expected to work individually (Focus), to work in varying sized groups either live or remote (Collaborate). They will also engage in online or in personal tutorials and coaching to improve/increase their skills (Learn) and they will seek to engage with their co-workers to form internal networks critical to innovation (Socialise). The spaces that support these critical activities need to be as varied as the activities themselves.

> Defining how well a Workplace works In the end, our success is defined by how well our workplaces work. Our process always begins by observing the everyday working lives and work culture of the people who will use the workplaces we design. When we do this, we are not looking at space, we are looking at work. Or more precisely, at people who are working – and doing other things – in the work environment. We want to know how their workplace helps and hinders their work – functionally, emotionally and socially. Above all, we are trying to see what is great about how they work, so that the new workplace will feature and support their energy.

The key is to simply observe, and to try not to turn the corner into judgment or problem solving. There will be plenty of time in the process for that. This may be our only opportunity to truly and simply listen and watch the people whose lives we hope to affect. Then we will come together to identify patterns, differences, and implications. In this process, it is not any one observation that matters. Rather, the patterns across all of our observations will reveal the keys to an amazing new workplace. 4.0 > Sustainability HKS has been actively involved in environmental issues since the 1960’s when the company was instrumental in developing innovative low energy solutions to housing design and campaigning for efficient and renewable energy production and therefore considers issues of sustainability from the outset. As part of our ongoing commitment to low energy, sustainable design solutions, HKS has experience of recognised environmental assessment methods including BREEAM, Ska and LEED. HKS, through user group meetings and design workshops, seeks close collaboration with client and design teams to

5.0 > BIM HKS was one of the first architectural firms to extensively use Building Information Modeling (BIM). Since 2009, all of our newly awarded projects utilise BIM capabilities. Our firm currently has £14.7 billion in design and construction underway using Autodesk Revit, a BIM software. Revit allows us to explore complex architectural geometry with a realistic and intelligent model that is seamlessly integrated with coordinated construction documents. BIM’s 3D approach allows the owner and building team to see how the pieces of their project – from its three-story atrium to its door frames – fit together. Owners, architects, engineers and contractors are all seeing the advantages of Revit. The Benefits of HKS’ Implementation of BIM BIM allows the design team to quickly study options via analysis tools – revealing the best design option (e.g. LEED certification points, most efficient volume and perimeter, site orientation and building views).

> Additional Services Strategies Survey (AWS) Study Objectives Identify and understand type, perceptions and frequency of alternate work strategies currently being used by full-time employees companywide, with special focus on the headquarters and key area offices. Study insights are to directly inform recommendations for programming design, technology infrastructure, policy and culture. In a time of consolidated office spaces, increasing geographically distributed work groups and virtual collaboration with both coworkers and clients, it is essential to understand the frequency, motivation and modes of alternate work strategies. Understanding these key aspects can directly inform real estate portfolios, staffing, office space programing, commuting considerations and investments in technology. The future of corporate work environments continue to be and will increasingly become company specific mixtures of space to accommodate Me, We and Us physically and virtually.

Change Management Change management is a function of change “engagement.” A pulse-point survey has been developed by our team that polls the user groups, every 4 months, to understand their perceptions and expectations, so the transition can be better managed. We have learned from our previous research that expectations shape perceptions, and perceptions are shaped by engagement in design and process improvement. This simple tool become a great way to continually assess the pulse of stakeholders and make them “change ready.”

reWORK The workplace is a dynamic environment, host to many different tasks performed by many generations of users, each carrying a variety of experiences and expectations.

Lean principles focus on maximising customer value by minimising waste. In simple terms, we want to provide exactly what is needed to our project partners and our clients at the right time, to deliver a building that meets the expectations of our clients end customers.

Leveraging a rich history of evidence based design in healthcare, as well as an ever growing library of knowledge in education and sports, HKS is continuing the focus on research applied to “work.� The initiative is reWORK: a results driven and people oriented approach to re-engineering the workplace.

Using lean principles has enabled us to deliver projects with reduced schedules, increased scope and decreased cost, and without RFIs, change orders or snagging lists, depending on the goals of the project.

Research Research is the essential ingredient of design that allows architects to create innovative environments based on the best possible information and insight. It provides the foundation that supports the design solution as well as the extra measure of assurance to a client that there is sound evidence and intentionality behind each decision. > Workplace Consultancy Recent trends in workplace design for insurance companies meant that Pembroke had to consider a more creative design solution for their office. HKS were the perfect partner to guide them through a multitude of options before settling on the design that best suited the needs of their business


Pembroke Underwriting

The key for Pembroke was a need to relocate their underwriting operations within the insurance heartland of the City of London. The need to relocate was a resulting of continued expansion of the business and a wholesale refurbishment of their existing premises by their current Landlord. Pembroke’s move to Fenchurch Place, allowed them to re-evaluate their internal adjacencies for teams in order to create an environment that better supported collaboration and cross selling. This was achieved by undertaking numerous space planning options to ensure that the most effective and efficient layout was created. Capital was also invested in creating client facing spaces for brokers from other companies to visit Pembroke and undertake business transactions. > Workplace Consultancy SSE have recently leased 17,274 sqm of office space. Their design brief is for HKS to design and implement a bespoke office fit out to suit their current business needs and be flexible enough to accommodate future headcount change.

Our design proposal is underpinned by an agile working agenda whereby the office space delivers new ways of working for staff. thus increasing performance, collaboration and integration across all Directorates whilst promoting a distinct move away from simply being seen at your desk. Our design responds to the agile working brief by providing approximately 1,650 desks for 2,150 workers at a ratio of 1 desk per 1.3 employees. Other workers will be accommodated in a number of different workplace settings, including project benches and private booths. > Workplace Consultancy > Build to suit The workplace strategy proposed more open plan and interactive work settings, and this was achieved through consultation with Avon employees on the key planning principles, layouts and design features. Five storeys of accommodation are arranged in two wings around a central atrium, with each wing offset to provide good levels of daylight for staff wellbeing, as well as clear wayfinding. The interior is designed to meet Avon’s specific operational requirements, with open floorplates providing flexibility for reconfiguration and reorganisation, thus future proofing the design.

The project implemented a detailed accommodation strategy in a new building designed to enhance BCO standards. Over 650 employees enjoy a flexible, responsive workplace incorporating a restaurant, meeting, and tele-conferencing suites. Both the building and the interior fit-out incorporate a number of sustainable features, including rainwater harvesting.

> Corporate Workplace The office interior provided McKesson with the ideal workplace in order to conduct their business. Our proposal included a large number of collaboration spaces for staff to meet and cross sell services and products, whilst having a corporate feel to appeal to customers and suppliers without looking over the top or opulent.

Our brief was to create a contemporary office environment that met the needs of an expanding European operation, whilst aligning with a series of detailed global corporate design standards. The HKS project team worked in partnership with key stakeholders in the US throughout the project and secured the necessary approvals at key milestones events. This close working relationship enabled the project to be delivered in line with the overall project programme whilst establishing a new benchmark for European projects.

Fast track design and build project working in partnership with the client, project manager and contractor. This project was designed and constructed in twelve weeks in order to maintain business continuity for the client and align timescales with a critical lease break.

> Corporate Workplace Fastrack detail and build project with HKS retaining responsibility for final architectural co-ordination and quality on site. Project undertaken in multi-tenanted building and delivered in line with key cost and programme constraints. HKS created a flexible workplace that could facilitate significant churn in the future as key departments adjusted in size.


Bank of Tokyo Mitsubishi UFJ (BTMU)

BTMU required a highly eficient workplace design to accommodate their IT and Networks team. Their environment needed to reflect the look and feel of the main corporate headquarters, also in the City of London, whilst meeting strict budget constraints. Our creative design solution provided a significant amount of collaborative working space for the technology teams to meet and share ideas. The scheme also incorporated a highly resilient IT infrastructure with generator back-up to support key business drivers.

Our workplace design maximised natural daylight across the office and provided both staff and clients with views across Central London. The create design solution was fully agile solution with fully bookable hot desks, offices and conference rooms. The project featured a high specification of finishes and bespoke executive and conference room furniture. All conference rooms incorporate high quality audio visual technology with hidden cabling in order to create a minimal aesthetic.

The completed design successfully integrates brand values, artworks and high quality joinery finishes to create an exceptional workplace that exceeded expectations.

The project included an extensive refurbishment of the clients existing property to create a modern workplace, which reflected their progressive and forward thinking approach of the business. Our works included the creation of more desk spaces for the client organisation within the original footprint, whilst also expanding and enhancing the client facing meeting and conference room spaces. Further offices spaces, on upper floors, were completed to a high quality CAT A standard of office ready for letting to potential tenants..

HKS Workplace

HKS has brought a fresh and creative dynamic to its new workplace in Soho, London. Staff can enjoy multiple work settings in a flexible yet efficient environment, with great daylight and views across the west end. Sustainable features, including a recycled wood wall, are in abundance in this LEED Bronze accredited project, and the spaces come to life through the use of contemporary materials and environmental graphics.

> Workplace Consultancy > Corporate Workplace HKS undertook a mandate to provide Broadcom with architectural services across their European property portfolio. This followed a successful pitch for the provision of similar services in North America. Our remit was to interpret, adapt and expand on establish global workplace standards to suit various European markets. All projects were delivered on a design and build basis with HKS retaining key on-site responsibilities.


European projects

The prime aim of the various accommodation projects was to deliver key space savings, reduce accommodation costs, whilst creating flexible, modern and collaborative workplaces that would attract the right talent in key European markets. All projects were to be delivered using a consistent aesthetic to ensure that all global personnel travelling to Europe would feel a recognisable sense of place. Each site also had a key required for laboratory spaces to be integrated into the office environments to enable hardware and software engineers to test their latest technologies. Constellation Brands

The headquarters is nearly double the size of its former space, housing 125 employees on two floors, interconnected by a floating, seven-foot wide, custom-designed stair case made of poured concrete treads and steel. The staircase is purposefully placed at the heart of the new space to encourage collaboration and create an open, continuous flow between employee workstations and meeting areas. Constellation wanted to ensure its people feel connected, no matter where they work. Services Interior design

The distinctive shape of the all-glass tower provides an ever-changing impression, symbolising Capital One’s forward-thinking and entrepreneurial spirit. The design of the plaza and podium includes a water feature and an articulated retail base with a scale and materials relate to the urban and pedestrian character of the mixed-use development. A dramatic six story lobby will greet visitors and provide connections to the sky lobby and conference floors of the podium.

The HKS brand promise, “creating places that enhance the human experience” – permeates throughout the space, from the red cue at the entry portal to an interactive technology wall on the second floor to expressive and intuitive 3D wayfinding signage. Inviting, light filled and brand storytelling stairwells promote taking the stairs and learning a little bit about the company while purposeful locations for renderings, sketches and models and tackable walls in corridors are visible inside as well as outside to passerby.
