TD AMERITR ADE

Omaha, Nebraska

With a desire to collocate its corporate, technology and operations groups housed in multiple locations across Omaha and to improve efficiencies and collaboration, TD Ameritrade turned to HOK for the design of this high-tech, fully-redundant, sustainable headquarters. The high-performance building envelope and simple geometry of the design was driven by the specific desires of the organization and geography of the site, which houses 1,900 employees on its corporate campus. To increase interaction, the Technology and Operations Center contains work spaces that are combined with the training and technology facilities. The facility is not hardened; but is able to to remain fully-operational due to the employment of multiple redundancies including UPS, emergency generators and dual utility feeds which results in the facility’s ability to withstand power outages without disruption. The contiguous 75,000 sq. ft. floor plate accommodates large work groups and is a flexible, open plan enabling the client to adapt the space to reflect evolving workplace needs. Edged by the architecture of the podium and the tower is a 1.25 acre lush garden surface that connects the lobby and main circulation path to the dining/event pavilion. Other amenities include an indoor/outdoor fitness facility, strolling paths to promote activity and a storm shelter for adverse weather conditions. Sustainable features include an innovative rain-screen faÇade, grey water and enclosure systems, extensive day-lighting, green roof, solar thermal panel installations, wind turbines, eco-friendly flooring material and recycled and/or rapidly renewable building materials including the building’s interior vented insulation which is comprised of recycled denim.

BBC NEW BROADCASTING HOUSE

London, UK 484,375 sq. ft.

New Broadcasting House provided the BBC with a new Headquarters within the heart of central London. Conceived as an opportunity to consolidate national and international journalism, this 484, 375sq ft state of the art media centre will be home to nearly 6,000 staff and the largest Newsroom in Europe. Occupying such a prime location in central London, the aspiration was to create a series of inviting and educational spaces some of which, would be open to the public. Together with the client the design team produced a range of innovative solutions to meet with a constantly evolving brief. Aligned with strict Section 106 objectives and increased security concerns, HOK implemented a number of enhancements to the public spaces on the ground floor, integrating the latest technology to showcase BBC output and create an exciting and informative public destination. Cutting edge technology and a desire for the building to be constantly ‘on air’ meant a clear understanding of BBC aspirations and focus on brand was essential from the outset. As the design evolved it became increasingly important to ensure that both the public spaces and on floor areas strongly supported the ethos and brand ideals of the BBC whilst recognising the diversity of departments throughout the building.

HOK New York was retained by Starwood Hotels and Resorts to create comprehensive new workplace standards as well as a detailed space program for their headquarters facility. Two occupancy scenarios were developed with different densities to compare occupancy alternatives and test various market variables. This effort established Starwood’s vision for a future workplace. It involved the collection and analysis of data through interviews, site visits and observation. Based on workplace research findings and a thorough understanding of Starwood’s work activities and industry benchmarks, space standards were established for workstations, offices and shared and support spaces. The new standards result in space savings, increased collaboration and flexibility. In addition to the new workspace, the headquarters design includes model rooms for the Starwood brands, design studios to work with franchisees in developing concepts, executive offices and a conference center. It is important for Starwood to have a welcoming environment for the brand executives who frequently visit the headquarters. These spaces become places to develop, refine and test new concepts that keep the Starwood brands in the forefront of hotel design.

HEADQUARTERS

Avon’s objective for their new headquarters was to create a contemporary environment that speaks the Avon brand, promotes collaboration and reduces its footprint. To meet these goals, HOK and Avon developed new space standards that simplify the office and workstation configuration while providing flexibility for future organizational changes. Collaborative spaces range from communal pantries for informal interaction, conference rooms with integrated AV, and a Telepresence video conference facility that connects Avon associates around the globe. In addition to a flexible workplace, the program incorporates special spaces, including: jewelry design studio, photo studio, image room and company store. Avon wanted the space to reflect the heritage of the company, look to the future and be both beautiful and feminine. Within the reception area, walls are a glossy mix of pearlescent cream, silver and taupe to evoke feminine beauty. Products are artfully displayed in a ‘white box’ area that draws in the viewer. Within the workspace, lustrous dark wood floors and charcoal grey carpeting contrast with delicately shimmering white walls. Avon’s brand color, magenta, is applied strategically to add a sense of sophisticated drama appropriate for a beauty company.

Southampton, UK 140,000 sq. ft.

HEADQUARTERS

Cruise operator, Carnival UK, consolidated their 1,200 staff from five different locations to a single 140,000 sq ft UK headquarters office building in Southampton overlooking the docks. HOK Workplace Consultants advised Carnival throughout their relocation process on the type and size of building they should occupy and on their vision and strategy. The options were evaluated commercially and due diligence and technical appraisals were carried out. Once Carnival House had been selected HOK carried out another series of briefing sessions regarding those base build components that could be enhanced to meet operational needs. Balconies were added with linking staircases, underfloor heating and augmented lighting were provided and a 60m long roof terrace overlooking the river was created to customise the building for the client. Carnival had always operated with an “on ship” hierarchical environment with offices provided for a certain pay grade and above. To reflect the true culture of the organisation they decided to adopt a 100% open plan policy, including their board of management. To help the back of house staff experience a little of what the passengers see on their cruises, a ”Water“ concept, that was common to all Carnival brands, was used. Floors were named after Oceans or Seas and meeting rooms after ports in those respective geographies. In each case a full height graphic depicted an experience that a cruise customer would have when visiting the port in question. Navigational charts were used in the conference suites, each one depicting the approach the port was named after.

New York, New York

HOK was retained by an international consulting company for their phased headquarters relocation in New York City. The new office is located at a landmarked mid-town high-rise with expansive 360 degree views. The main reception area welcomes visitors with stunning southern exposure, including an unobstructed view of the Empire State Building and downtown Manhattan. The project’s major challenge is its low ceiling height; HOK’s solution was to celebrate the building’s pre-war history by cladding the ceiling with gypsum board, creating a coffered effect that adds 24” of additional height. Working with the company’s existing workplace standards, the HOK team maximized views and daylight with glass-front offices divided by neighborhoods of workstations, which allows daylight to flood the entire floor. The warm neutral palette of the office is also based on the company’s workplace standards. In this location HOK applied an additional layer of branding to the collaborative spaces with lush accents of color in the carpet, wall, and textiles finishes.

BACARDI

Coral Gables, Florida

GLOBAL HEADQUARTERS

HOK designed the new global headquarters for Bacardi USA, implementing the company’s vision of all the Bacardi brands collaborating under one roof and to be the most sustainable workplace in Coral Gables. Eight floors of workspace was provides for various departments to enable cross functional team collaboration, eliminate barriers and facilitate internal departmental communication. The new environment includes a combination of private offices, open office, and communal meeting and break areas. Specialty and amenity spaces include executive areas, reception, dining area with kitchen facilities and a fitness center. As part of the sustainable design strategy, natural lighting and views for all employees., The project integrates a custom-designed lighting system that allows flexibility for special meeting and presentation requirements and daylight harvesting that adjusts the light levels based on how much natural light is entering the spaces.

OFFICE DEPOT

Boca Raton, Florida 630,000 sq. ft.

GLOBAL HEADQUARTERS CAMPUS

Office Depot, Inc. is the world’s largest supplier of office products and services. Their customers include small office/home office, medium-sized and large businesses located in the United States and 21 other countries around the globe. Office Depot has begun the process of transforming itself into a compelling place to work, shop and invest — focusing on establishing the core values of integrity, innovation, inclusion, customer focus and accountability. Consistent with that, Office Depot is committed to leveraging its workplace to improve its competitive edge, improve the environment, enhance the quality of life for its employees and support peak performance of the business and Office Depot’s people. Office Depot’s Headquarters is being designed from the inside out to ensure what best supports their work, business processes and professionals, is provided. The 630,000 SF facility includes over 400,000 SF of workspace for approximately 2,200 employees. The employees will work in a modular, open office environment with universal office plans that maximize flexibility. There will also be several project amenities, including a 1,000-seat auditorium, customer briefing center, training accommodations, conference rooms, executive suite, cafeteria, employee store, dry cleaners, bank, credit union, fitness/wellness center and broadcast center.

HERBALIFE

Los Angeles, California 64,000 sq. ft.

HEADQUARTERS

Herbalife is a global nutrition direct selling company with a corporate mission of making dreams of a healthy, prosperous lifestyle come true. By graphically repeating part of Herbalife’s corporate logo in a circular pattern, the design team created the concept of the project as an abstraction of the Native American Dream Catcher icon. Entering the elevator lobby, visitors immediately see on the front of the reception desk a back-lit glass world map indicating the global reach of Herbalife’s sales force. The first floor of the reception area tells the Herbalife story. Displays describe the company’s history, distributor sales rankings and rewards, products, charitable foundation, sports endorsements and annual awards. The upper level, which is devoted to executive meetings and entertainment, serves as a gathering space for monthly dinner lectures. Video scenes from Herbalife’s lively international “Extravaganza” conventions are constantly looping on a 103-inch plasma screen. A dramatic two-story, leaf-shaped structure houses casual and formal conference rooms. One side of the leaf is enclosed in clear glass, giving users access to urban views. The other side is frosted white glass lit by color-changing LED lights. The ceiling design around the upper level of the leaf is the direct representation of the Dream Catcher.

H O RIZO N B LU E CROS S B LU E SHIELD OF NEW JERSEY

Newark, New Jersey 400,000 sq.ft.

Horizon Blue Cross Blue Shield of New Jersey approached HOK with plans to renovate and redesign their 400,000 sq. ft. headquarters in Newark. Horizon wanted to rethink their real estate strategy and create a more modern environment in which they could offer their employess the option of working remotely. HOK worked with Horizon BCBSNJ to figure out the metrics around their mobility program and its impact on both the amount and type of space they would require. Following an extensive programming phase to understand the impact mobility would have on the organization, HOK crafted a communication strategy that not only promoted these changes, but also helped employees understand the new program and space. HOK developed a new set of workplace standards for open and private offices and created touchdown zones on each floor for mobile employees. A new palette for finishes and a graphics program celebrate and reinforce the Horizon brand throughout the space, while also promoting health and wellness. Additional specialty spaces include an executive office suite and a conference training center.

St Louis, Missouri Phase 1 - 64,000 sq. ft.

Peabody Energy is the world’s largest private-sector coal company, serving metallurgical and thermal coal customers in more than 25 countries on six continents. HOK has enjoyed a more than 20-year relationship with Peabody. The initial phase of the latest headquarters project expands their space by approximately 64,000 square feet to more than 225,000 square feet at Peabody Plaza. The board room and executive offices were relocated to the new space. New amenities at the site include a state-of-the-art conference center with full audio/visual capability including Cisco Telepresence technology, a café with access to an outdoor patio, computer training facility and a new fitness center. The expansion also provides work space for their office services and information technology groups. The fourth floor has become the new public face of Peabody, with the main reception directly adjacent to the conference center. The receptionist is seated in front of a feature wall with heavily cleft slate tiles darkened with a protective sealer to emulate the appearance of coal, reinforcing Peabody’s identity. The adjacent conference center that serves the headquarters staff has stained eucalyptus millwork, back-painted glass used as writing surfaces and is supported by current audio/visual technology. HOK’s design for this expansion reduced water usage by nearly 21% and energy use by 20%. The HOK team continues to support Peabody with their interior needs of their St. Louis headquarters. LG NORTH AMERICA

Englewood Cliffs, New Jersey

LG Electronics, Inc. commissioned HOK to design a new North America Headquarters building in Englewood Cliffs, New Jersey, about two miles from the existing headquarters. HOK Advance Strategies was brought onto the team in order to conduct a programming study that would provide the functional and area requirements for the new facility. The Program of Requirements (POR) for LG will be the basis of the building design, and will also serve as record of the decision-making process. The decision to construct a new headquarters facility was driven by the need for a larger space along with the desire to showcase LG’s innovative electronics technology. While the visibility of this new landmark will be an important component of the design requirements, practicality will remain the driving factor to maintain the costs within budget.

CANON USA

Melville, New York 690,000 sq.ft. 4 L E E D - N C S I LV E R (Anticipated)

HOK’s design solution is based on Canon’s corporate philosophy of “kyosei” — living and working together for the common good. The project, slated to be LEED Silver certified, is a 5-story facility. While considering Canon’s desire for a simple and efficient space, the 52-acre site will be environmentally engaging, incorporating a park-like setting, with natural water features, walking trails, and open space. The universal interior planning concept gives Canon the flexibility to easily accommodate on-going changes in their business. The headquarters has a cafeteria that seats 300 and can also accommodate companywide town hall meetings. The interior design and finishes of the cafeteria create a change in mood from the general office space, so that employees are refreshed when they return to work. The space also has a large demonstration area for the display of products planned for distributors to see the full range of capabilities of Canon’s product line. The high-performance design will be a state-of-the art green campus, integrating the building program with the natural beauty of the site. Canon USA’s new headquarters will become a new benchmark in sustainable design for both Canon and the community.

T YSON FOODS

Springdale, Arkansas 170,000 sq. ft.

DISCOVERY CENTER & PILOT PLANT

Tyson Foods, Inc. is the largest producer in the world of chicken, beef and poultry products for the consumer, food service and restaurant industries. Tyson retained HOK to master plan its Springdale, Arkansas campus and design a new Discovery Center. The Discovery Center’s goal is to consolidate many R&D and training activities now scattered on multiple sites. The building is linked to existing buildings at the headquarters, allowing for greater interaction and communication among the R&D staff and Tyson’s management and marketing teams. The program includes test kitchens, sensory labs, and a pilot plant for new food products. Flexible open office areas, as well as training and meeting spaces are also planned as part of the building. Visitors and customers will be able to view the state-of-the-art test kitchens and pilot plant as part of a designed tour route highlighting Tyson’s commitment to quality assurance and new product offerings.

CONFIDENTIAL INSUR ANCE CLIENT

Lansing, Michigan 324,000 sq. ft.

The seven-acre site, formerly home to a coal-burning electricity generation plant, will be the new home to a confidential insurance client located in Michigan. The offices will be housed within the historic building and in a new addition that will complement the original structure, set to house about 1,200 employees. The design team which includes HOK, Tower Pinkster and Quinn Evans, wanted to preserve the industrial character of the structure, which was originally constructed in 1939. The building sits on a polished black granite water table base, has concrete floors and brick walls and still houses an operating freight elevator. A critical component of the work will be the structural reconfiguration of the existing steel to provide interior floor plates. The building will have 10 office floors plus the conversion of the basement level into parking. The new addition will be three stories, constructed above the 100-year floodplain with an atrium forming a gracious entry with views of the river. Functional aspects of the building will include a service center, to field incoming claims calls, and social spaces and meeting rooms to accommodate collaboration while maintaining an open-space environment and exposure to natural daylight. The project is pursuing LEED certification. and applying to be placed on the National Historic Registry.

BMW

Woodcliff, New Jersey 220,000 sq. ft.

TRAINING AND ENGINEERING CENTER

The BMW automobile is respected around the world as the superb achievement in automotive engineering and design. Indeed, for those who own and drive one it is a work of art. The HOK Team believes that at BMW’s new Technical Training and Engineering Center, this achievement should be celebrated: the focal point of experience at this location and within these buildings must be the BMW product. Accordingly, the HOK design places BMW automobiles and motorcycles on center stage. Our design organizes the buildings in a clear hierarchy: Technical Training Institute Building, JRR Building, and Research and Engineering Building. This hierarchy is composed around a Great Lawn which serves as the outdoor corporate space for gatherings and events, as the site of a potential new cafeteria, and as a display field for the promotion of BMW’s line of automobiles. The geometries of the architecture and master plan are those of a rational precision, reflecting the superb engineering tradition of BMW.
