Tell us a little about Domus.
Domus is not just a project; it's a brand, a new concept that goes beyond what was previously known as condo hotels. If condo hotels are like taxis, we're creating the Uber of temporary stays. The COVID-19 pandemic highlighted the need for a brand with stringent standards, and that's exactly what we've established with Domus.
What sets Domus apart from the competition?
The world has embraced platforms like Airbnb to offer more space and affordability, but travelers dislike the uncertainty of what they'll find. By creating a brand, Domus bridges that gap. We're a hotel first and a condo second. We only select prime hotel locations, and our buildings are structured like hotels, with commercial-grade furniture and amenities to ensure functionality. Our job doesn't end at closing; it begins there. To maintain quality, we created our own management company to oversee operations and enforce brand standards.
How does technology factor into Domus?
We incorporate advanced AI and utilize over 90 distribution channels, including partnerships with Marriott and Hyatt, to maximize visibility and results for our owners. Additionally, all services in our buildings, like restaurants, valet, housekeeping, and wellness centers, are managed by best-in-class providers under Domus' supervision. Can you share more about your background and how Domus started?
I started in hotels in the mid-1990s, bringing the condo-hotel concept to Miami. Later, I developed Le Sereno in St. Barts. One of my companies developed 12 hotels in Rio in partnership with Accor. Uniquely, we specialize in both condos and hotels. For example, we've completed two Ritz-Carlton Residences, which blend hospitality with residential living, and are currently developing one in Pompano Beach with star architects. We like the luxury angle, so Domus combines luxury with affordability, offering a smart approach to real estate.
How did the team come together?
Through a family connection. My daughter-in-law, who is Peruvian, introduced me to one of their partners. We complement each other well—I say it's a match made in heaven. I'm very focused on concepts and branding, while they excel in new construction and innovative building techniques. We are doing about four buildings a year now. Together, we've created a product that delivers great value, resulting in repeat buyers who trust what we do.
What type of clientele does Domus attract?
Domus appeals to international, national, and local buyers. Many clients from Latin America view it as a haven for their capital, especially given the political and economic instability in their home countries. Additionally, we've seen interest from buyers in New York and California. Domus offers a flexible product that functions as a personal retreat and a rental property, professionally managed year-round.
What are Domus' future plans?
Our expansion strategy is deliberate and careful, always aligning with our hotel-first philosophy. Each property is selected based on its suitability for both hotel and residential use. Our buyers are looking for properties that can generate income or be used as guest accommodations, so location is a critical factor in our selection process.

He is also a managing partner of Produktiva, a construction company, and Core Capital, a real estate investment management firm.
How long have you been in this business?
We have 20 years of experience and have delivered more than 60 projects in Peru. Our primary focus has always been on developing micro-unit projects, catering specifically to investors looking to rent out these properties. When we arrived in Miami, we set out to replicate this

Our property stands out due to a key feature addressing the challenges of traditional condo hotels. These models didn't work as effectively in the past because investors often encountered issues when renting out their units. Many times, units were already occupied when they wanted to rent them out, and when empty, the costs of maintenance and taxes became a significant burden.
Our product resolves these challenges by combining the best of both worlds: On one hand, guests enjoy an impeccable experience, and on the other, investors benefit from a simple and efficient system for renting out their units without direct involvement. Everything is included in our management system. Additionally, it's a flexible model—investors can reserve their units for personal use immediately and without complications.
Why did you choose Florida?
Florida is the state that receives the most foreign investment in the United States. With our experience catering to this clientele, we understand exactly what investors value and seek. This knowledge has enabled us to design a product that meets their expectations and needs.
What other projects have you developed?
In Peru, we have created our own development firm and a solid construction company. We also manage a real estate investment fund that finances all our projects in Peru. Currently, we have a portfolio of over 700 investors. This experience has allowed us to innovate and provide solutions tailored to different markets. Art Basel Hong Kong regresa del 28 al 30 de marzo de 2025, consolidándose como una plataforma clave para el arte contemporáneo en Asia. Con 240 galerías de 42 países, esta edición destaca por su compromiso con la diversidad global y su énfasis en la representación de la región Asia-Pacífico, que constituye más de la mitad de los expositores.
Uno de los sectores más esperados, Encounters, presenta 18 instalaciones monumentales, explorando temas como la mitología, el diseño, y las interacciones humanas. Entre los destacados se encuentran las pinturas monumentales de Pacita Abad, las esculturas de latón de Christopher K. Ho, y un jardín abstracto inspirado en el desierto del Gobi por Frank Wang Yefeng.

Art Basel Hong Kong returns from March 28 to 30, 2025, establishing itself as a key platform for contemporary art in Asia.
