This stunning Georgian-style estate home is set upon a wide estate lot with a gracious paver motor court. “The directive that I gave to myself was to make the exterior of the house impressive yet draw people into it,� explains architect Clifford Scholz. Three arches at the entryway are a symbol of invitation seen in Palladian architecture. A light-filled modified floorplan is revealed upon entering the home.

The stately Georgian-style home is a bridge between its historical architectural roots and today’s modern living. The classical exterior gives way to a more current, open, and light-filled floorplan, masterfully complemented by interior furnishings from Century Furniture in this Home & Design®
Magazine “Signature Home.” Architect Clifford Scholz and custom home builder Ricky Perrone of Perrone Construction share a 30-year relationship, and had the common vision to design and build a residence with timeless craftsmanship and elegance. “I refer to this home’s particular style as modern classicism,” explains architect Clifford Scholz. It is revisiting forms and shapes and proportions but with a modern approach to integrate our client’s lifestyles, wants, needs, and desires into the classical structure.” Situated on a large estate lot in The Concession in Bradenton, the five-bedroom, nearly 6,800-square-foot home makes extensive use of glass to integrate with the large outdoor living areas—something Scholz notes would not have been part of an old Georgian design. Builder Ricky Perrone says the home was intended to set the standard in the community’s exclusive Parkstone Terrace enclave. u

“Everything we do as a builder is about creating the highest levels of quality,” notes Perrone. “We do that through material selection, through our selection of subcontractors and the management that we put into place on our projects.” u

Emilio Sadez, President of International Design Source Sarasota, approached builder Perrone about the collaboration with Century Furniture to distinguish the home’s interiors. Unlike previous Signature Homes which featured a single iconic interior designer, this project features the entire Century family of designers and their collections. “Century Furniture is steeped in tradition and they do a wonderful job of adjusting to the industry and the trends. The resulting interior is soft and inviting—it is formal but in a fun way. Both the home’s architectural design and the furnishings accomplish the same goal. They maintain the traditional elements while adapting them to today’s modern families.” u
Right: Designed to create combination spaces for communal living, this casual living area is located adjacent to the kitchen. At the far end, a bar area provides an entertaining space while the cook is prepping in the kitchen. A chunky herringbone fabric used on the Thomas O’Brien Studio Long sofa softens the room. A customfitted bookcase surrounding the sofa is a great landing space as well as functional storage option. The room is accented with many pre-release pieces from Global Views set to debut in Spring 2018. Below: The light-filled breakfast room is an inviting place to begin the day. “Many people move to Florida because of the idea of spending time outdoors,” says Ricky Perrone, whose company has been building on the Sarasota waterfront for 38 years. “We focus on building spaces that encourage and connect to the outdoors,” adds Perrone. At the center of the room a cerused-wood topped Mesa Cornet dining table with cast-iron base is surrounded by Milan dining chairs upholstered in the same textured linen as the upholstered open-form twin Margaux console tables. Overhead an interlocking brass-ring chandelier adds a bit of glamour to the casual dining space.

Timeless, regionally modern design defines this Naples’ residence designed to the urban tastes of its art-loving owners. The home’s floor to ceiling windows add to the drama of the architectural design. A truly white exterior provides sophisticated contrast with the dark gray flat tile roof and polished gray stone pavers. The home’s entryway is clad in a neutral stone under a dark-stained wood roof.

A showpiece unto itself, the great room’s gallery wall features a textural work of art created by Brazilian Vik Muniz using pieces of post cards positioned to depict the Brooklyn Bridge. A modern sectional is accented with pillows in fabrics from Casamance, Maharam, and Donghia in colors drawn from the artwork, and catering to the clients’ favored blues. The swivel chairs, a favorite of Black’s, are from A. Rudin. The wall behind the television was made by Walls 4 Naples using a liquid metallic process to add texture and a glint of shimmer. The room’s white walls are vibrant against the warm Portofino finish of the Legno Bastone Wide Plank European White Oak flooring installed by Naples Flooring Company. AlliKristé Custom Cabinetry created the floating media cabinet beneath the television.

The architecture and interior design of this idyllic Naples vacation home was heavily influenced by the strong retail industry background of its metropolitan owners. Once at the helm of a trend-setting chain of athletic stores, the couple desired a forward-thinking home to accommodate their many visitors. Working with builder Brian Mayotte of BUILD, they selected architect Mark Leonardi and Freestyle Interiors to deliver their exacting design, and to do it in eleven months—in time for the Thanksgiving holiday. “It’s a fantastic house. It is refreshing, it’s new. It has been well received—it is the direction design is headed. It gets away from the Tuscan look, with clean modern lines, tall windows, and less trim,” explains Brian Mayotte, Vice President of BUILD. u Below: The home’s floor-to-ceiling windows create a walkway of light leading to the guest suites and illustrate how the landscaping influences the views from both inside and out. Black selected four round mirrors to fill the space, a modern play on the Palace of Versailles hall of mirrors. Architect Leonardi says the windows “… change your perception of interior spaces and enhance the idea of blurring spatial connections between inside and outside.”

The owners had an immediate connection with the vision architect Leonardi and interior designer Gloria Black had for their future home. “This project is not the typical project for us—we focused much more on the interior versus the exterior forms of the building,” says Leonardi noting, “We designed the majority of the interior architecture with Freestyle’s collaboration on the finishes, colors, and furnishings which are beautiful complements to the architectural design.” The collaboration resulted in floor-to-ceiling windows, gallery-style walls, and an unforgiving contemporary design requiring near perfection to make it work. BUILD drew upon the company’s commercial background to execute the exacting design. “There is no room for error u

The idea of a large, communal gathering space drove the kitchen design with dual Pompeii quartz topped islands just off the great room and dining area. AlliKristé Custom Cabinetry designed a must have galley work station with dual faucets offering superior functionality—the perfect solution prepping, serving and cleanup. Minimalist Vibia pendants provide ample work light. The couples’ art collection intended for the gallery-style walls drove the completion of its interior. Black created a clean, neutral palette allowing the art to be the focal point in each room. During many meetings with the clients Black honed in on the couple’s love for shades of blue which she incorporated throughout the home. “They wanted a metropolitan, urban aesthetic, with a lot of new and current finishes. The neutrals worked best with pops of color,” describes Black. u

Andrea notes the plant palette in the rear yard has a tropical influence through his selection of wind swept coconut palms, and a mix of dramatic colors.

Located in the cozy bayside enclave of Blackburn Estates, this family home is a stunning example of the best of contemporary trends seamlessly blended within a neighborhood that’s become known for Mediterranean-style houses. The exterior of the home features some of the traditional Mediterranean elements, but stands out with a sand-finished stucco tile roof, concrete finishes, casement style windows rather than bronze, and dramatic ipe wood cladding. “The homeowners were hoping to have a modern, clean lined design that was low maintenance for their growing family,” according to Sybill Johnson, interior designer for Legacy Finishing Touches, the in-house interior design arm of Legacy Builders that designed the residence. “The owners are very stylish and very much into the trends of today, so that was a consideration throughout the process.” Entering the home through the custom solid walnut pivoting door, one’s eye goes directly through the great room’s large windows and pocketed sliders to the stepping stones of a disappearing edge pool, and beyond to the Intracoastal. The house appears to be floating on water, and the sleek, modern, and low-profile furnishings allow the waterfront view to remain the focal point of the home. “We provide a concierge level of service to our clients that is truly only seen at the multi-million-dollar level,” explains Wendy Greig, President of Legacy Builders. “We provide that level of service to every client—start to finish.” For this home, that meant incorporating an indoor basketball court, and a bonus room designed for versatility that would grow with the family and include a theater zone, a gaming area with a wet bar, and sleeping space to accommodate the children’s sleepovers and large family visits. u

The contemporary interior includes a charcoal concrete floor by Taz Flooring for a cool, urban look. Wood elements were integrated in the design for warmth, and special attention was paid to the lighting throughout the home, including a variety of different LEDs to brighten the darker finishes and highlight structural elements such as the stacked stone fireplace. “We are a true custom builder, “states Mike Greig, Chief Operating Officer of Legacy Builders, “Many builders start with a plan and modify it from client to client. Sybill and I start off working with the client from the beginning of the design process and we see it through to the end.” In this case, the result is a one-of-a-kind house that is fun, functional, and chic. n

Pair a sizzling artistic talent with a best-of-everything budget and what results is a celebration of creativity in design—such as this 46th floor condominium redux by interior designer Jeffrey Einhorn of St. James Design. The three-bedroom, five-and-a-half bath penthouse condominium in Sunny Isles’ posh Acqualina Resort & Spa, is the third project Einhorn has undertaken for a hip, wellheeled young couple with a small child. He designed their Manhattan apartment as well as their offices. “I was very lucky early in my life,” he says. “My high school teacher noticed my talent and taught me about rendering. He then suggested I should be an interior designer and helped me create a portfolio to get into the prestigious Pratt Institute, where I got my degree in Fine Arts. It provided me a firm foundation in art and design.” u

Randall Mitchell Custom Homes’ Hemingway model is eloquently understated, yet makes a powerful presentation, as did the literary works of the home’s world-renowned namesake. Ideally situated in the exclusive enclave of Sorrento at awardwinning Miromar Lakes Beach & Golf Club, the home is built to maximize views of the community’s pristine 700-acre freshwater lake. “This house is about celebrating being together as family and enjoying the outdoors,” explains residential building designer Dan Sater of the Sater Group. “It has one of the nicest water view lots in Miromar and we wanted to focus on taking advantage of that in as many of the rooms as possible.” No detail overlooked, builder Randall Mitchell Custom Homes worked with Sater to create an impactful design that is impressive, timeless, and extremely livable. “I wanted to do something unique and enduring in terms of the aesthetics of the home. We created a casual contemporary, easy-living home and floorplan. I believe we hit our mark dead on,” notes Randall Mitchell co-founder and president Mitch Melheim. Every decision from the architecture to accessories was made with the home’s future owners in mind. Interior designer Chrissie Porter Forbes of Accessories Etc. Design Group says the team envisioned a very social, dynamic lifestyle. “I saw the buyers as a couple with an extended family who love to entertain and live well. They’d be boating, water skiing or golfing and enjoying life. They’d want the home to be elegant and livable.” Forbes selected a color palette of cool grays accented with varying shades of blue inspired by the water beyond. “I think the lake is such a grand statement and such an integral part of the whole space,” she adds. u

The home was stripped to the bare bones and practically re-built from the ground up. The client, builder, designer, and architect collectively envisioned a truly modern aesthetic. This enchanting home in Naples’ Coquina Sands is set back just far enough from the lovely canopy tree-lined street to afford privacy, yet not forego the neighborhood’s evident charm. Set upon just under half an acre, the ample landscape allows for two of the most soughtafter characteristics of homes in the region: a one-story layout, and an abundance of outdoor living spaces. Fashioned with a nod to Old Florida, but with a decidedly modern flair, the five-bedroom residence is a stunner all the way from the beckoning front façade to the wonderland that is the backyard. The crew that created the residence is a cluster of old friends who have worked in harmony on multiple projects. Developer Joe Belz of Belz Properties is unwavering in his belief that all the players involved are the best in class of their respective areas. “In this case, the vision was to take advantage of the southern exposure with a great dedicated outdoor living area drenched in sun,” says Belz. Builder Mike Assaad shared the vision, identifying the same attributes of the property. “The dimensions of the lot afford the opportunity to have five gracious bedrooms all on the same floor, and the exposure brings a liberal amount of natural light and is conducive to a sizeable outdoor environment,” Assaad says. u

Another comrade, architect Matt Kragh of MHK Architecture and Planning, weighs in with similar enthusiasm. “My favorite projects are sprawling one-story houses because you get all the great living space on one floor,” says Kragh, adding that for a one-story structure, the house has great street presence, which he acknowledges is sometimes hard to achieve. Rounding out the winning team, interior designer John Tweet of Clive Daniel Home enjoyed the creative freedom he was granted. “The nice thing about doing a home with this group is they are very open to new and different things, which is great for a designer.” To take maximum advantage of the ample light and beautiful views, Tweet kept window treatments sparce, and furnishings downscaled. u

The creation of this splendid home is a love story in several ways. The homeowners, after vacationing for years on Bonita Beach, would dream of owning a home there. They were mesmerized by the way the gulf would change colors throughout the course of the day and the seasons from bright aqua to deep sea green. The special place in their hearts held by their children served as an impetus to make a paradise the whole family could enjoy. u

Gathering a team of experts that would fit together like hand in glove is no easy feat, but the skilled professionals they employed worked together seamlessly, and soon fell as much in love with the project as the owners themselves. Compatibility among the players, too, made building the home a pleasure for all involved. “These were fantastic clients to work for. They were gracious and appreciative throughout the entire construction process,” reflects builder Ryan Potter, of Potter Homes Inc., Naples. “They trusted us to deliver a superior product on time and we did,” he adds. u

Residential designer Rich Guzman, of R.G. Designs was immediately attuned to the clients’ affection for the sea and sky, and to stay true to the Florida vernacular, made sure nothing would stand in the way of gazing at these elements without limit. “In designing this home, I used lots of glass to view the beach,” states Guzman. Lead interior designer Alex Theis of Freestyle Interiors used the family’s fascination with the sea as inspiration. “Very early on in the process, I came across a gorgeous Casamance fabric that picked up the various colors of the gulf and I knew immediately it would be my focal point,” notes Theis who incorporated a pop of aqua here, a splash of blue there, and even the introduction of grays and teals to emulate the gulf and sky on a stormier day. u

Above: Bonita Beach is world-famous for its magnificent sunsets; what better place to enjoy them than from a body-hugging lounger, right inside the pool. The second-story pool was artfully designed by Christian Andrea of Architectural Land Design who joined the team very early in the building design. “We recessed the spa to be level with the pool, so that it does not distract from the view, Andrea explains, adding, “When the spa is being used the person’s eye becomes level with the vanishing edge, and further establishing the connection to the gulf.” The construction executed by Jackson Pools allows for a 22-foot-wide unobstructed view from the living area as well. On either side of the pool’s edge matching fire bowls frame the home’s magnificent sunset views.
Opposite: Recognizing the importance of a warm and inviting outdoor living area to her client, Theis gave this area extra tender care. The fireplace is clad in a multi-shaded tile by Artistic Tile. Its blend of blue, gray, and brown adds movement, making an otherwise simple fireplace come alive. The custom-made oversized bed swing was suggested by Mrs. Winters, and Theis loved how the idea played into the traditional southern living style.

The equestrian community, next to polo fields, horse barns and select stables, is a perfect home for horse owners, horse lovers, and anyone visiting Wellington, Florida for the jam-packed events of the equestrian season. “I designed this home to be a party home, a place for entertaining friends and family,” says residential designer Richard Guzman. “From the oversized windows and 90-degree glass walls offering fantastic views over the water features and the stunning outdoor living and pool area, to the expansive VIP guest suites, allowing visitors their own privacy, this home is created to be warm and welcoming, but with a contemporary feel.” Fire and water play big parts in Guzman’s design. “Instead of constraining the dining room with four walls I took advantage of the lake and water views and opted for a casual space allowing the fountains to be seen by the diners. There is also a great outdoor fireplace and fire bowls lighting the water of the pool and spa. That mixture makes for great Feng Shui, which, in good balance, are the elements of a happy home.” Stock Custom Homes President, Matt Sellick, certainly found the experience of creating this haven a memorable one. “We were partnered with the very best people. We were surrounded by a great team in both the architectural and interior design, then coupled that with the highest quality construction. Such a team effort makes for a beautiful product,” says Sellick. “When clients walk into a home like this and their first word is ‘wow,’ you know you’ve created something special.” Much of that show-stopping reaction is attributable to the creative direction of interior designer, Daniel Killgore and his team at Soco Interiors. u

“Though we’ve had a successful partnership with Stock for more than six years, this is our first project with them in this part of Florida and we wanted to try something new and different,” says Killgore. “We were going for a modernized equestrian look, without making it ‘themed.’ We wanted a luxurious retreat for horse lovers and their guests. Stock was very generous in letting us run with our ideas, and the finished design is one of my all-time favorites.” n

The main task in updating the home was to take away the heavy and outdated precast. “We wanted to simplify the lines and create a modern elevation. The home is still Mediterranean but now it’s fresh and clean and light,” says interior designer Lana Knapp. Metal railings, cleaner cladding, and new paint were all used to modernize the exterior of the home. Landscaping also played an important role as builder Greg Brisson explains. “The landscaping around the home was overgrown and overdone, blocking the view of the house and from the lanai looking out. Now it shows off the home and works with the new, user-friendly driveway.”

When interior designer Lana Knapp of Collins & DuPont Design Group, first saw this home in Pelican Bay, she knew it had good bones and great possibilities—she just had to first refine some angles. Built in 2001 the home, like so many in Naples at that time, was fashioned after an opulent Italian villa with precast pillars and balconies on the outside and tapestry-like fabrics and an abundance of faux finishing inside. “The house was heavy and yellow and gold were everywhere!” Knapp laughs. “We started with an initial three-hour walk through where we talked about paint and maybe redoing the floors but the project snowballed from there. With every walkthrough I would notice something
different—quirks,
odd
angles, harsh lines, obstructed views, and a lack of symmetry throughout. As we got deeper into the project these all became things the owners and I felt needed to be changed.” u Right: With precast on top of precast, the living room was covered with unnecessary columns, a fireplace with an excessive mantel, and heavy fabrics that weighed the room down. Taking inspiration from the beautiful Southwest Florida skies, Knapp used shades of blue in the redesigned living area. Backlit glass sits above the limestone fireplace surround softening the height of the room while adding light and texture. Custom mirror frames and mullions were manufactured and installed by Generations Metier. The fireplace is now the focal point - simple and elegant it faces a comfortable seating arrangement of Century, Baker, and Henredon furniture. The large Andersen windows are now flanked by drapes with an airy texture.

Knapp realized she needed to create function and consistency to make the home livable while also designing a transitional interior that worked with a modernized Mediterranean exterior. Decluttering the home was the first step. Precast columns, fireplaces, and railings were removed and replaced with simpler profiles and symmetrical lines. The tapestries and thick fabrics gave way to tone-on-tone fabrics, finishes with soft textures, and rich blue accents to create a more tranquil space. “I just had to make it less complicated. For example, any accessory I put back into the home had to be meaningful, no knickknacks just to have something a shelf or table,” she explains. u

Big legs on the island, overdone cabinets, and odd angles made this a tough space to work in,” she explains. Now the space is open with bright with glass tiles from Tropical Tile & Marble, a custom hood with brass and antique and polished nickel, state-of-theart appliances from Ferguson Bath, Kitchen & Lighting Gallery, and new kitchen cabinetry and a warm wood counter from Generations Metier for easy entertaining and family gatherings. Ceiling beams stained a dark walnut similar to the wide plank flooring were crafted and installed throughout the home by Generations Metier.

Knapp and Brisson created a layout that allows for a direct line of sight to the pool and golf course beyond. The outdoor kitchen—with island and cabinetry from Generations Metier—provides the owners with a true indoor/ outdoor experience and a place to entertain with plenty of seating and a functional cooking area with suspended hood to preserve the view. Seating options more proportionate to the space were selected, opening up the lanai while still giving guests multiple places to congregate for conversation or meals. In the living room, architectural ceilings seemingly float above the modern seating arrangement. Lined with LED tape, the unique structure creates visual detail and texture in the room. Below, a couch from American Leather, a Swaim table, and two modern T-Back chairs from Thayer Coggin are from International Design Source, as are many of the furnishings. A hand-knotted rug is painted with splashes of teal and aqua. “The colors in the rug became the inspiration for the whole house,� says Walter. The focal point in the room is the award-winning, self-contained water feature which took hundreds of hours to design. Aqua glass tiles sit behind two glass panels that encase the water, creating a hassle-free and condo-approved water system that never has to be drained, cleaned, or refilled.

Located in a boutique waterfront condominium, the penthouse features magnificent views of the yacht harbor, Wiggins Bay, and the Gulf of Mexico through expansive windows and large balconies. Walter and her team were brought in before construction began and were able to work with the clients through the entire build. “We immediately started with the interview process. Everything was done remotely, either through email or phone calls, but we still had a wonderful synergy with the clients,” Walter explains. u

Beyond interior design, Cinnabar took on an advisory role with this project. “I wanted to anticipate the client’s needs not only in the home but also in regards to their lifestyle here in Naples,” says Walter. “We went over social club options, work/life decisions, and basically helped them to create the life they wanted here. I also play ‘design detective’ with all my projects because sometimes what the client says they want and what they really like can be two different things. We always ask for photos of a current residence so we can see how they actually live and what they are really comfortable with. Someone might describe their style as modern but through pictures we discover they are actually transitional.” u

Walter and Sereghy thought a lot about the kitchen and worked with the clients to create a space that was beautiful and functional, as they love to cook and entertain. “They knew they wanted dark cabinets—that was the launching point for the room,” says Sereghy. Walter selected a Manhattan Slab door in gray oak veneer with a horizontal grain in a natural stain from Design Studio by Raymond. Upper glass doors are aluminum-framed with back-painted acid etched glass and Schaub satin nickel finish hardware. A Cambria Quartz island with waterfall edge and a glass, stone, and metal backsplash were used to bring brighter tones into the room. Glistening ET 2 glass cylinder pendant lights are filled with crystals.

The clients wanted to customize the condominium residence so it differed from other units in the high rise. Walter and her team worked to create a home that honors a higher standard of design. Custom doors, finishes and fabrics, unique ceiling details, a water feature, and a one-of-a-kind rooftop pool all set this residence apart from the rest in the building. u

Working with the builders and architects from the very beginning, the team was able to make the structural changes necessary to create a rooftop retreat that maintains the buildings’ aesthetic and is structurally sound, multiple stories above ground. The end result is another award-winning space. The pool, deck, and column are clad in architectural porcelain tiles. Bright glass tiles with a wave pattern add a pop of color. The floating stairs sit above reflecting pools and are lit from below to create a dramatic nighttime effect.

A gray flat tile roof, extensive cladding, and contrasting trim complement the double mahogany and glass entry doors imported from Italy. Landscape architect Christian Andrea of Architectural Land Design, positioned fountain features with vertical terraced pots on both sides of the walkway. This more formal entertaining area hosts a trio of spaces delineated by intricate ceiling detail. The living room with painted ceiling beams has organic bent rattan Palecek chairs, a Century sofa of brown chenille, and a Vanguard burnished metal table with cream wood top lighted by a Currey and Company brass chandelier and brass table lamps set on Kara Cole end tables. Whether it is a couple who loves entertaining or a far-flung family that enjoys get-togethers, the future owners of this expansive home on a waterfront lot in Naples’ Quail West community will find themselves with plenty of room for everyone, according to residential designer Rich Guzman of R.G. Designs. “The unique floor plan, boasting both public and private entertainment spaces, transitions between the two beautifully. The plan melds traditional and contemporary elements,” Guzman explains. “It is a have-your-cake-and-eat-it-too design.” The project gave Guzman an opportunity for new ideas using the latest in innovative design. “As with all our projects together over the last 20-plus years, the team at McGarvey Custom Homes gave me lots of freedom and, as always, were a pleasure to work with,” Guzman adds. The clean and compelling design allows for a plethora of windows, offering plenty of Florida sun and nonstop views over the pool and lavish outdoor living space. The semicircular motor court, clad in contrasting pavers with a round medallion, offers access to two separate garages, with room for four vehicles, perfect for visitors. Adding a Florida vernacular to the popular British West Indies style, this four-bedroom, four and two half-bath house, built by McGarvey Custom Homes, boasts 6,187 square feet under air. Overseeing the construction was McGarvey Project Manager Michelle Duquette, who was not only hands-on every day, but assisted with some of the design elements. u

Kitchens by Clay was part of the design team from the blueprint stage, custom Crafting the home’s cabinetry. Stools of java wood, upholstered in blue and taupe tweed, add seating options to the waterfall countertop in Cornflower Blue granite. The light stain on the maple island cabinets is designed to let the wood grain show through. Along the back wall, ivory cabinets and beaded ivory subway tiles reflect light from the open polyhedron steel pendants. Appliances from Ferguson Bath, Kitchen & Lighting are the newest contemporary offerings from Wolf/Sub-Zero paired with a stainless steel hood over a traditional professional Wolf range.

“It was a lot of fun; there were many complex design elements that had to be thought through the entire process, so all the pieces of the puzzle fit together properly and as intended. It allowed me to exercise my creativity and ingenuity skills at the same time. This was one of my absolute favorite projects,” says Duquette, who takes particular pride in the home’s wine room—her personal project. Interior Designer Arlynn McDaniel of Freestyle Interiors, chose the exterior finishes to create a color palette that would bring the inside of the home to the outside, creating a harmonious relationship. u

“We wanted the exterior of the home to be neutral to blend well with the interior palette of soft tones, but added the bright shutters to bring a pop of color and interest,” says McDaniel. “We never go with the trends; instead we create the trends.” Charged with making the home inviting and providing a welcoming place for entertaining, McDaniel created a comfortable and livable space. “I wanted nothing too formal or fussy, rather for the owners and their guests to be able to kick back and relax,” says McDaniel. n

This one-of-a-kind home designed for Patricia and Mark Short and realized by Greg Ross of Ross Built Construction makes the most of an unusual pie-shaped lot that sits on a cul-de-sac and opens to 200 feet of magnificent bay frontage. The house is oriented around optimal views of sunrises and sunsets. The main house features the owner’s suite at the top, an open ground floor layout that allows for a flood of light and cross breezes through the house, and abundant covered outdoor space throughout. A two-bedroom carriage house with an open loft sits 55 degrees off the main house and is attached by a covered breezeway that serves as an additional outdoor living area. u

Driving around Anna Maria Island, the Shorts discovered architectural designer Emily Ann Smith and noted that many of their favorite homes are Smith’s designs. A glamorous sophistication, infused with beauty and style in every carefully planned detail defines this alluring home in Naples’ Pine Ridge Estates. Rustic bones in its ceiling and wall treatments are juxtaposed with transitional furniture and décor, blending the traditional elements and classic glamour of a French chateau with the cleaner lines of modern-day interior design. Inspired by the client’s love of all things French, the project—from early sketches to the final romantic masterpiece—was a collaborative effort between the client, residential building designer, interior design team, and builder. Sunwest Custom Homes Managing Partner Glenn Midnet worked closely with Design West’s interior designers Kelly Kurtyka and Kaitlin Edwards, from concept to completion. “It was essential to have the interior design team involved from the beginning stages of this project in order to ensure the interior details were cohesive with the structural design, ceiling details and electrical plans both in style and function,” Midnet explains, adding, “Many interior architectural details were designed by Design West Vice President Edgar Ramirez, Associate AIA.” A clear departure from present-day southwest Florida architectural trends, the home is well-suited to its location, providing the much-needed leeway for lead residential building designer Travis Hite to accomplish the owners’ goals. “In Pine Ridge Estates you aren’t governed by the roof height limits as you are in the city in Naples. That gave us the opportunity to create dramatic 35-foot high vaulted ceilings and beam work. This home has six bedrooms, six full and two half-baths in the main house— including 3 hotel-size guest suites with private kitchens and living rooms—and three floors—the top one called the “Eagle’s Nest,” designed specifically for star-gazing. The 17,000-square-foot home has 11,000 square feet under air and occupies two miles of prime riverfront real estate in Manatee County. Tremron pavers form the drive and entry plaza. Individually selected Tennessee Crab Orchard flagstones flank the stone walls from Old Castle Coastal, built over a 12-month period by an expert stonemason who also created the medallion highlighting the ranch’s signature brand. Thick hand-troweled stucco walls and red Mexican roof tiles add to the hacienda’s authenticity.

You would be forgiven if you expected to see John Wayne step out of the front door of this home, six-shooter blazing, and a herd of cattle stampeded by the sound. That is exactly the effect the owners were aiming for when they engaged Jon and Vicki Moore, architect and design project manager and partners, to create a modern-day hacienda (with an early 19th century feel) for their 3,000-acre working cattle ranch in Manatee County.

According to Jon, all of the Moores’ projects incorporate some form of theme that becomes the basis of the design intent. When the owners said they would like it to look like a Western movie set, based on haciendas they had seen in Mexico, we knew this was right up our alley,” adds Vicki, the design project manager. “The clients were remarkable and delightful, very downto-earth, and that made the project very enjoyable for us.” u

“Most developers hire designers and then oversee every detail,” explains Inga Wilson, senior vice president of sales and marketing for Kalea Bay. “We know Renee so well that we trust everything she does will be fabulous and different than anything we’ve seen in Naples… and she did it again.” Unlike most condominiums, the highest-end finishes are standard in the Kalea Bay units. Buyers are given color choices in quartz countertops and wood floors, and all units come with Wolf/Sub-Zero Appliances, Downsview cabinetry, and Rohl fixtures. The expansive open floor plan, designed with the contemporary buyer in mind, required distinct ceiling details to create intimacy. Gaddis, an expert in realizing flexible, multi-generational social spaces, selected a two sided couch, modular nesting tables, benches with castors, swivel seats, even a rocking chair, so that the great room can just as easily entertain a family with young children as it can host a sophisticated dinner party. Various woods are featured throughout the unit, softened by whites and grays in a mixture of textures in each room. The wood floors climb the walls of the bedroom; cerused wood built-ins offer generous open storage or fixed seating, and painted or varnished reclaimed wood is the base of several tables. Gaddis collaborated with Woodworkers Cabinet of Naples to design custom shelving and banquette seating for the living room, and used an Obeche wood in the den shelving that is sustainable and unique, each element contributing to a highly memorable, progressive, and desirable design. “The rustic look was in advance of any demand,” notes Gaddis. “After seeing this model unit I’ve had a lot of requests from clients for something similar.” n

Gaddis differentiated the additional bedrooms from the master with darker, more masculine tones. In this guest bedroom, a custom upholstered bed with side wings has a charcoal center complementing the shimmery metallic ceiling. A textured grass cloth wall covering leads down the hallway to a sliding barn door entrance, and a darker charcoal rug keeps the gravity. Hanging shaded interior pendants inside woven rope illuminate with a soft glow while adding a strong sculptural presence.

Kalea Bay lanais boast twice the square footage of most condominiums. The enormous U-shaped sectional has a terrycloth feel and custom outdoor pillows. Pulling into the shell aggregate curved driveway amidst majestic Royal Poinciana trees, visitors can spot the hallmarks of an Old Florida cracker-style house with its unique design. Orientated on the site for shade, the metal roofs, raised floors, and large covered porches are hallmarks of the style. The sustainable and stylish upgrades become more apparent the closer you get to the house. The decks are made of tabby concrete with oyster shells, and the house seems to float atop its bottom third of coquina stucco. Mark Sultana, award-winning architect and partner at DSDG Architects, known for his ultra-modern designs, was asked to create a transitional house with modern conveniences and a homey warmth. “The difference is subtle, but also obvious,” says Sultana, adding, “There are traditional architectural features, but it doesn’t have the gingerbread extras. It’s simpler, cleaner, and much less maintenance in terms of taking care of the house.” u

Every effort was made to reduce materials, waste, energy and water, and the house is certified National Green Building Standard (NGBS) Emerald, far exceeding Florida’s standards, and the highest possible rating for residential building. Builder Josh Wynne, renowned for building Florida’s first LEED Platinum certified home in 2008, was brought in during the planning stages. “Building sustainably isn’t just an upsell tactic,” explains Wynne. “It has real value. We designed intelligently to moderate energy and water use, and we recycled 91% of the construction waste off-site.”

While the front of the house pays homage to traditional Floridian architecture, the interior and rear of the house take full advantage of what people have come to expect from Sultana’s contemporary vision and Wynne’s skills—flawless execution and meticulous detail in a contemporary layout, designed to satisfy the homeowner’s love of indoor and outdoor living. April White, Interior Designer at DSDG Architects Inc., filled out the team and worked with Sultana, Wynne, and the owners to create uncluttered, welcoming spaces with furnishings and finishes as sophisticated and appealing as the home. “Everything complements everything in this house,” says White, “from the pieces meaningful to the owners, to the hues of the woods, the lines of the chairs, and the combination of colors and textures throughout the house. It’s very thoughtfully designed.” n

Color plays a significant role in the traditional British West Indies style front façade. The roof is a shade of grey to reflect the sun for a lighter effect. “We wanted to emanate the ocean, so all the exterior tones are earthy and inspired by natural elements—from water to dirt, grass to sand,” describes architect Clifford Scholz of Clifford M. Scholz Architects. The driveway has a shelled concrete finish, while the crosshatched pattern is inlayed with grass for beauty and interest. Both provide balance with the expansive streetscape.

When boating, fishing, and kayaking are what move you, the yearning to live near the water is inevitable. Such was the case for a family who chose this elegant, coastal home steps away from St. Armand’s Circle. “The ease of access to the water was a huge draw for this client, who had the dock constructed for their boat with convenient input for kayaks and standup paddleboards,” says interior designer Holly Dennis, who was selected for the task of creating an environment ranging from transitional to slightly contemporary while embodying a relaxed coastal elegance. The architecture and design team worked very hard to help the clients envision their custom home by producing detailed architectural drawings, “mood boards”, and renderings. “After a 2-year-long process, the home is now a reality,” Dennis recounts. She helped guide them in the selection of finishes, such as rich European Oak hardwood flooring from International Wood Floors, a limestone fireplace surround, and unique tile throughout the home. “The details in the home are classic, yet clean and simplistic… not overly detailed or fussy” describes Dennis. In a neighborhood of extraordinary homes, this one stands out in particular for its masterful “blurring of the lines,” as historical Georgian style is reinterpreted for a formalized and island-appropriate British West Indies feel. “Out of all the homes we have built, this one has gotten the most consistent praise for its appeal,” says builder Ricky Perrone of Perrone Construction. u

“People would stop on an almost daily basis once the structure was up and comment on it. It was pretty incredible,” he recalls. To do so required some “out of the box” thinking. As architect Clifford Scholz of Clifford M. Scholz Architects explains, due to the wide street frontage but narrow waterfront, he had to get creative in terms of orienting the house to maximize water views. “We shifted the north side to align and center its view onto the waterway, which is a canal so big that it looks like a bay,” Scholz illustrates. The upshot of the efforts by this talented team of experts is a residence with a sense of barefoot elegance that can easily be dressed up or down. Whether entertaining a crowd, or simply enjoying quiet time, the clients’ water wishes undeniably came true. n
