In Florida real estate, where a waterfront lot is worth its weight in gold and then some, this grand Naples estate with a British West Indies flair sits on a coveted double lot overlooking white sand beach and the Gulf of Mexico. Belying its recent completion, the home’s 27-thousandplus square feet are secreted amongst a wealth of lush landscaping and mature trees. The owners, a boating industry leader and his physician wife desired a Naples address and purchased the property where two houses once stood, setting sail on a threeyear journey to create the home of their dreams. Builder Norm Bloxham, president of Luxury Home Solutions was in the captain’s chair from the outset. “I had done work for them previously, and found a synergy with the owner. He trusted that I could translate his ideas into reality both expeditiously and efficiently, while executing the highest level of craftsmanship,” explains Bloxham. That trust also led the owners to residential designer Steve Handley. Already fond of his work on their Fort Myers home, the couple enlisted Handley to recreate some outstanding elements of their existing home and visualize new ones. He designed a floorplan which captures the water views with the open flow necessary for the couple’s many philanthropic soirées. u
Above: The raised formal living room steps down to the inlayed wood and marble floor of the dining room with a formal bar area just beyond. “It is a very open floorplan. Guests feel welcome as they move around from the dining area to the bar and even outdoors,” explains Black. A custom 82-light Ochre chandelier glitters above the Ebanista dining table surrounded by ten Christopher Guy dining chairs. The antiqued mirrored wall reflects the chandelier’s shimmer onto the custom 11-foot built-in buffet. A dramatic back-lit Italian art panel highlights the wine room and the dark stained Rosewood bar.
Opposite: A two-story stone-clad gas fireplace with custom Christopher Guy mirror creates another dramatic focal point in the formal living room, also seen on the cover. Designer Gloria Black selected sleek, low-profile furnishings to maintain the room’s open view to the water. At center, a pair of Guy Chaddock sofas and an églomisé cocktail table from Theodore Alexander add a modern flair to the clients’ existing traditional area rug. The art deco aesthetic is emphasized by the selection of dark marble on the fireplace, the diamond-shape furniture plan, and the multi-layered ceiling design above.

“I spent weeks and weeks just on the entry staircase getting the proper curve and exact detail, stretching it wide to capture the views,” recalls Handley, who adds that this project put his childhood love of drawing and fine arts to the test, “I counted 145 design sketches I did throughout the house of architectural details and elements, revising them several times each to get it exactly right.” Gloria Black, lead designer at Freestyle Interiors was brought onboard, helping to merge the couple’s divergent styles. “He’s traditional and she’s modern, so the fusion of their two styles resulted in a soft, art deco aesthetic throughout the home. My ability to listen and interpret their needs and lifestyle led to a home that their family will enjoy for years to come,” explains Black. Freestyle Interiors’ owner Faith Fix agrees, adding, “When you work on a home this size you have to do it in pieces— room by room, yet pull together the cohesiveness of it all. We added their existing pieces into the new, lighter design and created focal points in each space.” Bloxham and construction manager Todd Apple say the lasting friendship formed with the owners speaks to the couple’s satisfaction. “Our success with building a house like this is really listening, getting the husband and wife on board, meeting both of their needs and value-engineering the home,” says Bloxham. Apple adds, “We worked very, very hard—we put together a really good team, with the residential designer, interior designer and the homeowners. The home exceeds all of our expectations.” n

A custom hexagonal Swaim sectional is upholstered in a sumptuous Kravet Couture chenille. The sofa’s geometry is also seen in the intricate ceiling design and mirrored onto the floor with inlaid Stark carpet. Black custom designed the cocktail table and coordinating ottomans to accommodate the unique floorplan. The linear gas fireplace is one of three in the home.

The bed, also from Baker, is flanked by nightstands custom designed by Black through Old Biscayne Design with Visual Comfort pendant lights above. BEHIND THE STORY
BEHIND THE STORY
ARTESIAN POOL CONSTRUCTION
A
rtesian Pool Construction, Inc., founded by Joe Polotto in 1995, has become one of the leaders in the Florida pool building industry. Having almost 30 years’ experience, Joe started his career in the field, learning every phase of building a pool. Although Artesian began with building residential pools in Lee and Collier Counties, it has now grown to constructing residential and commercial projects including resorts, elevated pools in high rise buildings, and waterparks throughout the state of Florida. He has always known that attention to detail, superior building methods, exceptional customer service and having a solid team would be the key factors in advancing Artesian above the standards of the industry. As members of the Florida Spa and Pool Association, Building Industry Association, and the Better Business Bureau, Artesian Pool Construction supports proper building education and continually strives to deliver the best possible products and experience available.

Cantilevered to seemingly float on its private spring-fed lake, this European-inspired architectural home breaks the boundaries of modern design. Under the leadership of Tara and James Bates of Lime International Development, the Naples project encompasses groundbreaking products and furnishings sourced from around the globe. “Our client in England, as well as myself and my husband, enjoy unique projects like this,” notes visionary and interior designer Tara Bates of Lime International Decor. “I like open spaces and our client wanted to have extensive glass with views from every room in the home.” Architect Jerry Yurk conceptualized modules of development that line up along the lake with dual master suites at either end, and a central living area at the heart of the home. Every room has visual, as well as physical access to the water. “The owner wanted as much floor to ceiling glass as possible. The living area has 30-foot ceilings with walls of glass, and we were able to get the required structural conditions and visual conditions to merge for a beautiful home,” says Yurk. The Bates team, along with the owner, selected builder Pat Masters to execute the chic, sophisticated European design to the caliber and level of finish they envisioned. “All of us worked together with the owner to make it a very special project. Tara was researching new and innovative products that hadn’t been used before, as well as finishes that would be unique and make a statement,” explains Masters. “This was the hardest home we have ever built. Every detail became a high point and it had to be finished impeccably to accomplish the look.” Details include floating walls with a laser-perfect ½-inch shadow line at the floor, suspended vanities, frameless interior doors, no-threshold LaCatina folding doors, and volcanic limestone floors throughout. “The seamlessness of design creates an airy appeal,” explains Bates. “You get the whole sense of openness. The light and the lake are the big wow factor. You can open the wide doors and bring nature into the house, creating a wonderful feeling of your own private sanctuary.” From conception to completion, the 10,300-square-foot home took three years and the ultimate teamwork. “This home required us to collaborate to execute the vision to its fullest potential, resulting in an outstanding example of sophisticated contemporary living,” says Yurk. “I believe the project came out better than I could have ever imagined,” adds Bates. “It was thinking outside the box and very challenging. It is a different kind of home, a truly one-of-a kind, beautiful space.” n

Giant oaks flank the multihued stone pavers leading to the double mahogany and glass front door of this palatial home in Naples’ most sought after neighborhood of Port Royal. Mocha Créme natural stone cladding by 3rd Generation Tile & Marble, powder coated aluminum shutters, and a trio of windows overlooking the front are all elements of classic West Indies design. Architect John Cooney’s visits to the West Indies came in handy when he was asked by Andy Bringardner, Principal of A. Vernon Allen Builder to design a new spec home in Port Royal. The home needed to be very high-end and marketable, full of the amenities that the sophisticated clientele, who would be house-hunting in that most venerable of Naples, Florida neighborhoods, would expect. “I knew that I wanted to create an architecturally sound design that would capture every detail of West Indies architecture,” says Cooney. “I wasn’t interested in a hybrid style of architecture, but wanted to include details like stained cypress corbels and brackets, large overhangs, and porches and balconies, such as one would find in the Caribbean.” He and Bringardner also discussed what features to include in the home. Cooney explains, “I’ve done more than 65 homes in Port Royal and A. Vernon Allen Builder has built hundreds of custom homes, so we combined our expertise and made a list of what custom buyers most often ask for in their homes. For example, two master suites—one upstairs and one down—are often on buyers’ wish lists, so I included this amenity in the design of the home.” Cooney also accommodated another oft-heard request. “Most buyers ask for a resort-style pool, an extensively equipped summer kitchen, multiple outdoor seating areas with firepit —every feature that makes their home a ‘mini-resort’”. u

We also know that absolutely the most creative architectural design with the highest-end interior finishes, coupled with the finest craftsmen and advanced building science construction techniques, are must-haves in a home like this.” That uncompromising quality, and on-time delivery resulted in the sale of the home just one week after completion. “The final product was the result of this top-tier team,” credited Bringardner. “AVA’s Project Supervisor, Mark Nash, the architectural leadership of John Cooney, and Lisa Kahn’s design were the pieces that put together this incredible home. We very much appreciated a client who allowed us to assemble a strong enough team to be able to achieve such a great result, one of which every member is very proud to be a part.” n

Architect Allen Vallario of Davis Design must be doing something right. This marks the fourth personal home he has designed for Bright Builders’ president and CEO Paul Haggar and his wife Danielle, who collaborated with Vallario on the home’s interior design. “We work very well together,” Vallario says. “When we decided to turn away from the traditional and go for a contemporary style. Paul and Danielle were very open to it. We built the home in Snell Isle, an established community, where older homes are being replaced by new ones. Our cutting-edge design, with its modern clean lines, is the vanguard of the newest trend.” “I have owned Davis Design for 25 years and have seen that change is sometimes slow to come to Florida,” says Vallario. “But, we are finally moving away from the Tuscan architecture. I am very excited by the minimalism inherent in the contemporary theme, where greater attention is paid to quality materials, finishes and textures.” Haggar says, “We love to entertain (my wife is a great cook) and have lots of visitors, as well as herds of teenage guests of our kids, so we needed a house to be comfortable, with plenty of space for everyone and easy to maintain. We described the type of house we needed to Allen and he came right back with the perfect design.” The 4-bedroom/4-bath home has 3,770 square feet under air and plenty of room for everyone. Quite near to all the attractions of downtown St. Petersburg, this modern masterpiece is just what the Haggar family envisioned. “As I was working on the plans, I was literally designing the home in three dimensions, all at the same time,” says Vallario. “What I love most is that the scale and proportion came together perfectly. It was all very interesting and even challenging, but I am very happy with the finished home. The Haggars made my job easy because they trusted me on the design. That trust made them dream clients.” n

Florida Home Building for the
International Buyer
This Florida home at right sat for approximately six months due to a dispute between the owner and original contractor. The home was left exposed to the elements, with missing windows, doors, fixtures, and final finishes. ICC was hired to see this project to fruition, assisting the distant buyer in managing the completion of the construction process to final product seen above.
T
he American Dream has global appeal and Florida has long been the top U.S. choice for international home buyers. Foreign buyers, according to the National Association of REALTORS®, account for nearly 1 in 4 residential real estate sales in the Sunshine State. “Living in Florida is a luxury many living abroad strive to achieve. For international buyers the subtropical climate, beautiful beaches and home values are appealing,” says Dave McCulla of International Construction Consultants, whose team frequently works with foreign buyers to oversee the nuances of Florida’s building or remodeling process.
“Often times the buyer is not able to be onsite during construction of their Florida home. As we know, building a home requires research, decision making, and the investment of not just money, but time. Without oversight, there can quickly be trouble in paradise,” McCulla cautions. Florida boasts many award-winning, custom home builders with outstanding reputations. Take your time and do your research. Meet with professionals in the industry or hire someone to do it for you. Highly qualified architects, engineers, and builders are all trained to help you make effective decisions. According to McCulla problems occur when distant

or international buyers don’t complete their due diligence to locate the top-notch, reputable professionals. “We have seen significant horror stories with large amounts of money wasted at the buyers’ expense. We have been called in to assist in a variety of ways after the fact helping to complete projects, forensic work on the costs charged to the clients without merit, independent inspections, architectural and engineering assistance and ultimately, where necessary, expert witness testimony when the problem gets to court,” notes McCulla. Doing your research early can prevent these problems, and having an advocate on the local level will help ensure the smooth, costefficient construction of your Florida home.
nternational Construction Consultants (ICC) is based in Florida with clients through the United States, ICC provides services to residential homeowners, 5-star resorts, hospitals, the military and Fortune 500 companies. Company founder Dave McCulla formed the company in 2006. Originally from England, McCulla is a Quantity Surveyor, with expert knowledge on construction costs and contracts. He has worked for over 40 years as a in the United States and around the world. ICC offers expertise about questionable practices throughout a construction project avoiding problems using perfected forensic tools such as scheduling, claims avoidance/prevention, owner representation, cost control, delays, estimating, project management and engineering. Traditional farmhouse design is evident in the standing seam metal roof, gabled ends, and cedar tongue-and-groove ceilings. When Emilio Sadez, president of International Design Source, met with David Weekley Homes’ Division President Jeff Waddle about the company’s plan to build a “Modern Farmhouse” on a corner lot in Sarasota’s historic Laurel Park neighborhood, he immediately thought of international celebrity designer Thom Filicia for Home & Design Magazine’s Suncoast Signature Home. “I thought, ‘Hey! This is the right fit’,” recalls Sadez, who had read Filicia’s book American Beauty: Renovating and Decorating a Beloved Retreat and knew the designer’s propensity to create modern yet meaningful and classic interiors. Filicia readily agreed to serve as the design consultant on the project, saying, “I was excited to be a part of the downtown Sarasota area. I love being able to connect with neighbors in a walkable environment, to bring energy to a community, and architect Alan Anderson did an amazing job. He was respectful of the neighborhood, making the home feel authentic and appropriate. He was adept at utilizing the lot—I liked the way he connected it to the environment.” “The lot was a challenge,” admits Anderson. “This lot is one of four in this neighborhood that we are working on with David Weekley Homes. It is the corner lot and the smallest of the four, so maximizing the size of the house as much as code would allow, was critical. We feel we did this, yet gave the rooms good sizes and created great spaces. Corner lots can be exceptionally challenging, but we embraced this with the corner dining room opening out.” For interior designer Stephanie Nolan of Distinctive Interiors of Sarasota, the challenge was to find ways to modernize traditional farmhouse design and make it work in a coastal locale. “We did a Thom Filicia house. I tried to do it from his point of view. I studied his work, asked myself, ‘What would Thom do?’ I took myself out of the equation.” u

84
FLORIDA HOME & DESIGN
Filicia enjoys the process and the creative result. “With these collaborations, I become the muse for the local designer; it’s always fun to see how another designer uses our product; to see his or her interpretation of me.” On the first floor, Nolan used blues from Filicia’s fabric collection to convey the coastal ambiance. Upstairs, she says she went “a little more urban, a little unexpected, masculine” in the bonus room. She pulled the whole house together by mixing wood finishes to give it “a collected look” and “added detailing to give it an upscale, Signature look.” The resulting 2,908-square-foot, three bedroom, four full- and one-half-bath home proved to be so popular that it sold the very evening it was revealed at an open house. Waddle says David Weekley Homes will build custom “Modern Farmhouse” designs on the three additional Laurel Park lots. The trend will also feature prominently in the Reserve at Honore, the company’s intimate Sarasota community of 19 homes currently under development. n

Tropitone outdoor furnishings are arranged around the pool and lanai. “The way the home opens to the outdoor space is one of my favorite features,” says Anderson. “The outdoor kitchen and pool area really expand the space and make the house feel larger than it is.”

A seamless melding of the natural environment with exceptional interior finishes defines this private Port Royal escape. Situated on an oversized lot with views of Hidden Bay, this home’s design emphasizes the ultimate in outdoor living by taking advantage of the more than 150 feet of waterfront, and a southwest exposure. “This house was designed to feel like a vacation. The rooms inside the home have a cozy, defined feel but still allow the spaces and visuals to flow freely,” says architect Jon Kukk. “The use of strong centered ceilings focuses the spaces, and open glass walls and doors allow the views to circulate.” A collaborative effort from the beginning, the team of Kukk, Refined Builders, and interior designer Lisa Kahn crafted the space as a respite for its future owners. The main level has multiple living areas and walls of disappearing, no-threshold sliding doors for a clean transition to expansive covered outdoor space. Upstairs, four bedrooms and an additional living area are a private retreat for visiting children and grandchildren. A breezeway leads to a flexible first floor bungalow with its own entrance, living area, kitchen, bedroom and bath. “This home moves away from coastal to more of an island feel,” notes Mitch Clardy, co-owner of Refined Builders. “There are variations in colors, with a warmer feel in the floor and finishes. It’s an expansive home inside with over 9,000 square feet, but doesn’t feel overwhelming because of the rich tones and open floor plan that bring the outdoors in.” }

Limited to just eight fortunate residents, One88 offers the finest in luxury living in the very heart of Sarasota. Overlooking Sarasota Bay from Golden Gate Point, One88 offers this select few ever-changing vistas of sunsets and city lights. The creation of the Florida division of Toronto based Vandyk Group of Companies, the building is designed to be as enduring structurally as it is visually. “This building has been built to last,” states Albert Luper, Regional Vice President of the Florida division. Kurt Lucas and Christopher J. Sloan of JKL Design Group were commissioned to stage this 3-bedroom, 3 full- and one-half bath unit in a coastal modern design. “We wanted to have the new owners just bring their toothbrush and move in,” comments Lucas. “I believe we accomplished it with the very unique pieces we choose.” u

This chic Naples retreat caters to those desiring a luxury urban lifestyle. Fine restaurants, boutique shopping, and cultural events are all within walking distance; beautiful white sand beaches and some of the best golf courses in the country are just a short drive away. The two-story Le Parc home in the Residences at Mercato is designed for buyers who want the privacy of a single-family home with the benefits of living adjacent next to one of Naples’ hottest lifestyle locations. Matthew Kragh of MHK Architecture and Planning designed the entire enclave of homes. Kragh has built his career on coastal contemporary designs which borrow from Old Florida and West Indies architecture. Le Parc includes Kragh’s clean lines, signature bracketing, and most notably the white exteriors because, as Kragh says, “White is timeless.” Clive Daniel Home’s Charlie Hansen and Rebekah Errett-Pikosky completed the interior design, working with an organic palette of creamy linens, yellow and green mustards, rich espressos, and grays. “We wanted chic, clean lines, and no fussiness—the scale of each piece works with the sizing of the rooms,” explains Errett-Pikosky. Spacious and bright, the home features a gourmet kitchen that segues to a dramatic two-story great room where pocketing sliders lead to a courtyard and private pool—a seamless transition between spaces. The owner’s suite is just beyond, with its own entrance to the pool and private terraces. Upstairs, a gallery catwalk separates two en suite bedrooms from a loft, an additional en suite bedroom, and a bonus room.

This five-bedroom 4,800-square-foot Anna Maria Island beach house is the result of a close collaboration by Lee Ross of Ross Built Construction and interior designer Lisa M. Guild of LMG Design. Two things about the home are especially striking. One is the coastal color palette; the other is the creative use of divergent, yet harmonious, materials. “It’s right on Holmes Beach, with amazing ocean views,” says Guild, when speaking of the home’s first distinguishing feature. “The decorating palette comes from what’s right outside: the driftwood, the sand, the different colors of the water as it recedes and gets deeper,” she says of the browns, grays, blues, and sea-foam greens used throughout. By contrast, the trim work and shaker-style cabinetry are mostly crisp white. The second standout statement is the liberal use of rich, diverse, textural materials, such as hand-poured Italian kitchen tiles, distressed pine floors, cypress ceiling beams, porcelain tile work, black marble, a flagstone hearth, and more. u
Left: In the great room, a custom-designed stone fireplace defines the living area. The casual comfy sofas are upholstered in treated white canvas slipcovers for easy removal and maintenance. Sliding glass doors open onto an adjacent porch furnished by Elegant Outdoor Living, creating one large open space for entertaining.

“Though the palette is consistent, tying all the spaces together, we created visual interest using different materials or different approaches with the same material,” says Guild. For example, the kitchen has handpoured Italian tile as a backsplash in a herringbone pattern on the stove wall and in a bricked pattern on the sink wall. The kitchen also has a huge stainless-steeltopped island that seats up to eight. “The homeowners love to cook. They have large family gatherings in the summer, with lots of kids and grandkids who range from very young to college-age, so the great room was really designed to be the heart of the house,” adds Ross. n

hile most college kids goofed off in their spare time, Greg and Lee Ross tinkered with renovating old homes. Their first love was a 1928 Bungalow filled with charm. After graduating college, their careers moved them all over the country. During their 20 years in the corporate world, Greg and Lee were exposed to a lot of different homes, both old and new. Along the way, they gathered an appreciation for a variety of architecture, design, and construction methods. Shifting gears to do work that was more meaningful and personal, after having twin boys in 1999, they quit their corporate jobs, jumping head first into construction. That’s how Ross Built began. Ross Built is a full service construction firm in west central Florida, specializing in coastal construction. Greg and Lee thrive on customization and love developing close relationships with their clients to help make their dreams reality.

When John Cooney, partner at Stofft Cooney Architects, was approached to design a home in Naples’ Quail West community for Seagate Development, the first thing he noticed was the impressive width of the lot that abutted a nature preserve. “The challenge,” describes Cooney, “was to stretch out the house to take advantage of the lot’s width, while using the square footage well to ensure efficiency and functionality. I focused on mass and proportions.” The resulting Pine Valley model has elegant curb appeal and maintains the feel of the tropical West Indies style with hipped roofs and large overhangs, while updating the look with contemporary details like small punched windows. The floor plan was designed for the ultimate in functionality, but also to capitalize on the nature preserve and the privacy it confers. The great room’s retracting sliding glass doors open out to a proportionally equivalent outdoor courtyard that u

overlooks the infinity pool with the preserve beyond. Multiple, distinctlydefined outdoor spaces—including a therapeutic spa and Zen garden— create a backyard resort overlooking the enchanting flora and fauna of the preserve. Ruta Menaghlazi, lead designer at Freestyle Interiors, was brought in early to advise on finishes and embellishments. Generously-sized rooms, and ultra-tall ceilings with floor-to-ceiling windows called for unique treatments to create intimacy within the expansive space. Menaghlazi opted for a neutral palette and multiple textures rather than bright whites. “Contemporary spaces can so often be cold whites and grays,” describes Menaghlazi, “I like things a little timeless. Keep the clean lines, but bring warmth and a homey feeling through texture and character.” James Nulf, Chief Operating Office of builder Seagate Development, notes the home’s popularity with potential buyers, “Seagate was looking to build a comfortable home that would push the envelope on design and set the bar higher for Quail West. The Pine Valley is repeatedly referred to as the most comfortable, most livable, and most private home visitors have seen. We are very pleased.” n

Bahama-style shutters, decorative corbels, and dramatic trim work embellishing the three gables are the first indicators that a British West Indies vibe heavily influences the Victoria design. Symmetrical yet inviting, sophisticated yet warm and casual, The Victoria model designed and built by John Cannon Homes surrounds you with trademark touches of its island-inspired West Indies design. Underfoot, dark wide-planked solid hardwood floors topped with light-toned area rugs in natural fabrics emphasize the classic play of dark and light that is characteristic of West Indies décor. A resort-style pool and spa with water features offers a sparkling welcome. An airy gallery leads to four spacious bedrooms, four full- and one half-baths and his-and-hers studies. In the great room, a soaring double-vaulted, cabana-style ceiling of glossy white tongue-and-groove paneling accented by dark-stained wood beams transports you to the tropics. “We captured the essence of traditional West Indies design while adding the John Cannon Homes modern flair,” explains builder John Cannon. “Throughout the home, we combined timeless features such as the coffered ceiling in the master bedroom, with current trends like the waterfall-edge quartz countertop at the kitchen island. We also added a separate executive suite which includes a fully equipped morning bar, dining nook, inviting living space, sleeping quarters, and lavish bathroom. Wrapping windows and a private French door entry from the front porch create all the benefits of a guesthouse.” u

The Victoria’s extensive outdoor living spaces add more than 1,600 square feet to the home’s generous 5,193 square feet of living area. The resort lifestyle they embody resonates with Cannon and interior designer Roy Davis. The large open kitchen with oversized waterfall island is also one of Davis’ favorite features. New technology has its place in the home as well. A digitallycontrolled, multi-function, chromo-therapy, walk-in master bath shower and a temperature-controlled wine room are just two examples. The flawless execution of design and function earned The Victoria a “Best Overall” honor in the Manatee-Sarasota Building Industry Association’s 2017 Parade of Homes—one of four such awards bestowed on the John Cannon team. According to Cannon, The Victoria is popular with a wide range of clientele, from young professionals to retirees, primary homebuyers, or those building a second home. n

Set in an award-winning community of private homes, this single-story, custom-crafted residence strikes a delicate balance. It maintains a cohesive context of materials and design elements which tie it into the fabric of the existing neighborhood in the Estuary at Grey Oaks, but its floor plan is anything but predictable. John Cooney, partner at Stofft Cooney Architects describes the project as “outside-of-the-box,” pointing out elements of West Indies contemporary style with a hint of Asian minimalism. Cooney adds, “The home was deliberately designed to have a feeling of unfolding.” Encompassing 5,837 square feet, it is not only aesthetically exceptional, but also engineered to perform in a Floridian climate of intense sun, humidity, and rain. Builder Joe Smallwood of BCB Homes employs a unique combination of Anderson windows along with air systems to regulate heating/cooling, fresh air, humidity, and temperature, which combat common issues such as moisture problems, poor air quality, and huge electric bills in the year-round sub-tropical climate. Smallwood explains that the user-friendly combination of systems results in an efficient, comfortable, and healthy home. “You don’t see any of it, but it’s all of those things behind the walls, and in the attic which make our homes exceptional to live in,” says Smallwood. u

Through the large windows, exposed mahogany rafters, rafter tails, and gallows-style brackets create definition against the home’s light exterior. Hinkley outdoor wall lanterns with a deep bronze finish illuminate the exterior space.

Ann Gish bedding paired with cutout chenille velvet throw pillows and a trisected custom padded headboard upholstered in textured oatmeal linen bring a cohesive color scheme and softness to the room. The relaxed flow and subtle textures continue in the marble lamps and silk sheer draperies, accented with a horizontal inlay pattern.

GRACEFULLY distinguished A HOME SPEAKS TO THE HEART OF OLD NAPLES FLORIDA HOME & DESIGN

On a mahogany-lined street in one of Naples’ most significant neighborhoods lives a home fashioned with attention to exceptional style and an exuberant, yet sophisticated personality. Such a home found its niche on a premium lot in the heart of Old Naples, just six houses from the beach and a pleasant stroll to the amenities of 5th Avenue South. This classic Floridian-style home with five-bedrooms plus study, encompasses 6,213 square feet of impeccably designed and artfully appointed space, with plenty of outdoor living areas. This home’s genesis began with VIV Homes, a boutique residential property development company committed to truly bespoke creations. Members of the VIV team nurture every detail, hand-selecting each finish, and creating one-of-a-kind homes. “The home maintains the graciousness of the street,” says architect Jorge Hernandez. “It invokes a sense of architecture which is relaxed and elegant. In my work, I usually fuse a sense of time and knowledge of history with the requirements of contemporary life and materials.” “When you walk in the house, you can feel that it’s different from other houses,” says Paul Stanton, VIV Homes exclusive builder, commenting on the construction quality. “It feels strong and solid. It’s quiet.” Every room in this home is generous in size and scale, and each detail accentuates the architecture by creating light and space. In appointing the interior, VIV Homes designer Melissa Raucci captures the home’s essence with a framework of inorganic symmetry in metals, glass, and light—all dressed in nature’s softer dynamic. “I like things which are one with nature and make a soft impression for a subtle moment,” explains Raucci. n

The study offers a positive vibe with crisp, feminine edges. Shadows from the abstract 20th-century gold-pipe chandelier create an air of intrigue. Whether lounging on the pool’s Baja shelf, or enjoying family and friends around the fire pit, the home is designed to take full advantage of the outdoors. “It all feels warm and inviting,” says Raucci of the final creation. “We drill down until we create an absolutely perfect, harmonious environment. It’s resort-style living.”

A team approach to construction took on a whole new expansiveness for developer/builder Ken Keating of Camlin Custom Homes, when Pat and Peggy Ward decided to build a second home at The Inlets in Bradenton. “Pat Ward is a custom cabinetry maker and he wanted to be highly involved and put his expert touch on this home,” Keating says. “We call our philosophy Concierge Build because we work together with the client, the architect, and the interior designer and share our sources. One of the benefits of custom building is flexibility, which allowed us to utilize this homeowner’s unique skills.” Owner Ward crafted all of the exterior beams and corbels of Spanish red cedar in his Massachusetts mill. He also built all of the cabinetry throughout the residence. Keating worked side by side with residential designer Paul Fletcher of Design Lines to take full advantage of the homesite, its water views, and outdoor living opportunities. It was a challenging footprint because the irregularly shaped lot is wider than it is deep. “We designed a configuration that is not only cohesive with the neighborhood and surroundings, but takes full benefit of the setting,” Fletcher explains. “Together, we achieved a beautiful Island Colonial-style elevation and a home that works perfectly with the family’s lifestyle.” The homeowners’ main focus was on the functionality and comfort of the 2,600 square foot, 3-bedroom, 3-bath house. Christiana Walker, associate designer with Studio G Home, worked closely with the Wards to create the coastal yet traditional interiors, designed to remain timeless for years to come. “They gather their family here for vacations and holidays. They wanted a comfortable environment with open entertainment space and plenty of seating so everyone can lounge and enjoy the easy indoor-outdoor flow to the lanai and pool,” elaborates Walker. “With college-age children, the family wanted to make sure the space was durable, so we covered some chairs in Sunbrella fabric to protect from water and wear.” The result of this team effort is a welcoming gathering place rooted in stately British West Indies style, yet with all the comforts of modern functionality. n

Terry Cudmore, president and owner of Cudmore Builders and Randall Stofft, principal of Stofft Cooney Architects, have created hundreds of Florida’s most exquisite homes and met many homeowners in that time. But they both agree that the couple for whom they created this magnificent residence in Manalapan, Florida were dream clients. Stofft notes, “This was to be their vacation home and they wanted it to have a resort feel, but be elegant as well. They were very respectful to the architecture, allowing me to use my expertise to guide them, and to ensure that we made the best use of the site and its magnificent views.” Cudmore was delighted by their enthusiasm, appreciation, and the fact that they had only one rule: “Always err towards the best quality,” says Cudmore. This resulted in the use of only the finest building materials built around a palette of eight subtly different colors (even varying shades of white), adding texture and depth to the finished project. “Our creativity, when it comes to designing waterfront homes in tropical climes, is second-to-none,” says Stofft. “Here we created the exemplary piece of architecture in the area and it will only grow better with time.” Cudmore nods in assent and then pays what is surely the highest compliment to the finished project, “I would be proud to live in this home with my own family.” n

A sliding white marble waterfall table layers over the charcoal tufted-leather ottoman with exposed nail-head trim. Legno Bastone Wide Plank Flooring in Lancaster European white oak is from La Casa Tile. A hand-made oyster shell and crystal-drop, candelabra-style chandelier coordinates with the antique mirror-paneled TV console.

The second floor houses a great room comprised of living, dining, and kitchen areas. An additional butler’s pantry, food pantry, and laundry are just beyond the kitchen. The sunroom, off a large covered porch and open sun deck, overlooks the multiple water views of pool and Gulf. The master suite on this level is tucked to the side and is approached via a hallway behind the sunroom. The third level or “second living space” as it is called, contains four additional suites and a secondary living or family room. The façade of this large home is a judicious mix of openings that symmetrically line each floor. Andersen Stormwatch windows are used along with transoms, casements, and picture windows to create an eclectic mix. n
Right: Tongue-and-groove ceiling with elegant, undulating crown detail surmounts the Brookhaven II, Coronado Nordic White cabinetry by Epoch Solutions. Old German glass-and-woodpaneled doors frame the range hood. The Calacatta Gold marble on the island from La Casa Tile carries into the full backsplash. Lighting reminiscent of ship’s lanterns glows over the Rohl apron front fireclay sink and polished chrome faucet from The Plumbing Place. Backless oval swivel stools with smoky leather seats and decorative nail-head trim line the island front. Custom slate-colored iron railings along the main entry stairway connect all floors.

A reading chair in crushed gray velvet with a stone-washed linen throw is lit by a polished-chrome pharmacy lamp.

egno Bastone was founded in the late 1800’s by the same family that runs the company to this very day. Over the years, we have optimized and expanded our production process, but we have never abandoned the age-old European traditions of craftmanship when it comes to our floors. We proudly admit that quality means everything to us. There are no greater projects than when we are paralleled by those who feel the same way. This is the reason why Legno Bastone works closely with International designers, architects and builders. Legno Bastone Floors provide for a unique style. DESIGNING dreams
THE NAHB NEW AMERICAN DREAM HOME
FLORIDA HOME & DESIGN
223
W
When asked to design and build the home that would be the National Association of Homebuilders’ New American Dream Home, Phil Kean leapt at the chance. In fact, he jumped in with both feet, even flying to Texas to help design some of the lighting fixtures. “After college, I did an internship with a very talented interior designer and even worked for a lighting retailer,” says Kean, the home’s builder and architect. “Once a designer, always a designer, and I did put my personal mark on much of the house, though working with such talented vendors certainly helped foster my own creativity,” he says of helping to bring the 8,245-square-foot home to life. The home is built in Orlando’s Lake Nona Golf & Country Club and the neighbors have embraced the contemporary style as a breath of fresh air. u

Underfoot is Esplanade Alley porcelain tile. Lee Industries provided the white canvas sofa and the gray swivel chairs. The American walnut end tables are crafted from reclaimed wood by Alabama artisan Robin Wade. The walnut and glass doors open to a Dusseldorf grand piano.

to wait in line,” laughs Kean. “Or I could see the home being used as an executive retreat. There are two courtyards, one with a huge pool and the other with a six-hole putting green. There is even a room dedicated to a golf simulator machine, so on rainy days, when you can’t play on Lake Nona’s beautiful course, you can still work on your handicap.” The community reminded Kean of Palm Springs and he tried to inject some of that Rat Pack glamour into his design. His two designers, Alyssa Smith and Kelly Grove, filled the home with the most beautiful finishes, textures, furniture and fixtures that money can buy while incorporating ‘50s and ‘60s touches throughout. u

The darker part of the island is Raven Caesarstone and an integrated live-edge walnut table by Robin Wade offers seating via white leather and chrome chairs from Mitchell Gold+Bob Williams. Motorized shades, along with an oversized Marque pendant lamp in bronze and etched glass, modulate the lighting.

Eight soft gray velvet and wood armchairs by Mitchell Gold + Bob Williams provide seating. Adjacent to the dining room is the Caearstone-topped bar, softly lit by Mercury glass candleholders. Just beyond is the glass-enclosed wine room, with a Wine Guardian system, which offers climatecontrolled storage for hundreds of bottles.
