This enormous living room features 12-foot ceilings and floor-to-ceiling windows to make the most of the stunning view over Sarasota Bay. Formality gives way to a family room ambience. Wicked Smart Homes installed an 80-inch plasma television in the custom-built credenza, concealed behind retractable panels and revealed with the touch of a button. The stained oak flooring, set in a herringbone pattern, was manufactured in Italy. Overhead trimless LED lighting by Delta, with speakers created in the shame shape and size, plus linear AC diffusers allow only clean ceiling lines. Farrow and Ball Joa’s White paint brings a warm glow to this and all other rooms in the condo.

One might expect to meet James Bond—shaken, not stirred martini in hand—in this jaw-dropping penthouse condominium high above Sarasota Bay. Creating an alluring mix of sophisticated finishes and high technology, the 6,211-square-foot space is a showpiece made for entertaining. The owners engaged Los Angeles-based interior designer Troy Adams when they decided to buy the upper floor of MK Equity’s Sansara building. Their goal was to totally redesign the space to accommodate two master suites and a central area, full of smart home gadgets worthy of Bond’s “Q.” Wicked Smart Homes installed hidden panels, mechanized lifts, and a kitchen controlled via iPhone. “As a designer, I know how rare it is for a client to be so open to doing such creative things as we were able to do with this project,” says Adams. The “we” he references is Rein Dunselman, a Dutch interior decorator, who has worked with the owners on several previous homes and who accompanied them on all the shopping expeditions that resulted in the condo holding only European furnishings. “The window treatments are from Italy. The doorknobs are from Belgium. Some of the furniture is from Thailand. The art collection is largely from Holland,” says Rein. “Troy and I spoke every day and I flew into LA to meet often, as all of our decisions were joint decisions between the two of us and the owners. It was absolutely fun and the result is brilliant.” u

The small shepherd’s crook fixture next to the stainless Julien sink is a $12,000 “Top Brewer” system, controlled via iPhone app, capable of producing top-of-the-line lattes and cappuccinos—a must for the owner who roasts his own coffee beans. The waterfall countertop is Corian, a material shared by the custom-built cylindrical range hood. The cabinetry throughout the home, including panels concealing the refrigerator and freezer, is custom-made by the German company, Studio Becker. Two Miele microwaves—one steam and one convection—are set above two full-size Miele steam ovens from Monark Premium Appliances. On an adjacent wall, a linear gas fireplace and backlit bookcase add soft lighting to the room.

Below: A stainless and glass door opens into the fantastic climatecontrolled wine room; there the Wine Guardian system protects against the three dangers to wine: movement, light, and extreme temperature change. UV-LED lights back-light the acrylic shelves, which hold more than 1,000 bottles of wine. A stainless steel sliding ladder makes it easy to reach a favorite vintage.

Right: Dunselman provided the drop crystal pendant lights which hang from hidden escutcheons over the farmhouse table. The table, as well as the deep armchairs and all the home’s furnishings, were picked up during countless European shopping expeditions. To the right, paprika nubby cotton brings a pop of color to the casual dining area, behind which is a full bar. An integrated lift rises to reveal bottles, glasses and bar implements for creating craft cocktails for guests.

Under the same soaring ceiling, the formal dining space is delineated by a geometric ceiling detail. Spheres of steel intertwine to form the orb Crystorama chandelier from Lighting First. The dining table and chairs are from Century Furniture. The buffet is flanked by modern silver sconces with polished stainless steel from Corbett.

The color is picked up in the printed lampshades, the twin slipper chairs, in a stripe across the organic cotton bedding, and on the bed’s throw pillows. A contrasting print was used on the custom draperies, made in Italy. Above the bed hangs a black and white drawing by Dutch artist, Cathalijn Wouters, one of several art pieces from the owner’s collection. Below: Above the Caesarstone-topped, high-gloss lacquered cabinetry by Studio Becker, this master bath’s mirror is pulled away from the wall, allowing back-lit hidden panels for holding toiletries, to retract out of sight when not in use. The luxury Samuel Heath fixtures marry the best of European antiques with modern design. Porcelanosa tiles Dover Acero lead down the hall, past the private water closet and a vintage mirror, to the rest of the master bath suite.

Matt Kihnke of MK Equity, developer of the Sansara tower, agrees. “In my opinion there is not a more dramatic and inspirationally designed condominium on Florida’s West Coast,” says Kihnke, who believes that the Sansara, has set a standard for downtown, boutique living in Sarasota. Kihnke declares, “Sansara offers the finest and most unique of luxury residences.”

Above: A fixed glass wall and sloping floor with a linear drain prevents splashes in the doorless shower in the master bath, which occupies the space next to the custom-designed walk-in closet. The same Porcelanosa tiles on the floor also line the shower, which hosts a two-tiered Fantini showerhead and sheet flow fixture. Set in a niche opposite the Victoria & Albert freestanding tub is a glass sculpture by Hungarian artist, Mari Meszaros. Hand-painted wallpaper does double duty in this spectacular powder bath. Samples were sent to Germany for tests on how best to cover the wallpaper for use on the vanity, while maintaining a sanitary environment. After much experimentation, a special polyurethane was used to create a high-gloss effect on the wallpaper which was applied to a block of Corian and set on stainless steel legs. A Fantini faucet and custom hidden slot drain service the Corian sink.

Translating Kihnke’s vision for the building was architect Gary Hoyt. “The owners and their designers created a very unique space, and one that made use of the elements of fire and water we referenced in the design of the whole building,” says Hoyt, who has spent a quarter of a century in mixeduse planning, experience that came in handy with this project. “From the penthouse’s balconies to the active pedestrian level, Sansara has been very well received. It makes a strong statement and is a good neighbor for the community.” n

Located in the cozy bayside enclave of Blackburn Estates, this family home is a stunning example of the best of contemporary trends seamlessly blended within a neighborhood that’s become known for Mediterranean-style houses. The exterior of the home features some of the traditional Mediterranean elements, but stands out with a sand-finished stucco tile roof, concrete finishes, casement style windows rather than bronze, and dramatic ipe wood cladding. “The homeowners were hoping to have a modern, clean lined design that was low maintenance for their growing family,” according to Sybill Johnson, interior designer for Legacy Finishing Touches, the in-house interior design arm of Legacy Builders that designed the residence. “The owners are very stylish and very much into the trends of today, so that was a consideration throughout the process.” Entering the home through the custom solid walnut pivoting door, one’s eye goes directly through the great room’s large windows and pocketed sliders to the stepping stones of a disappearing edge pool, and beyond to the Intracoastal. The house appears to be floating on water, and the sleek, modern, and low-profile furnishings allow the waterfront view to remain the focal point of the home. “We provide a concierge level of service to our clients that is truly only seen at the multi-million-dollar level,” explains Wendy Greig, President of Legacy Builders. “We provide that level of service to every client—start to finish.” For this home, that meant incorporating an indoor basketball court, and a bonus room designed for versatility that would grow with the family and include a theater zone, a gaming area with a wet bar, and sleeping space to accommodate the children’s sleepovers and large family visits. u

The contemporary interior includes a charcoal concrete floor by Taz Flooring for a cool, urban look. Wood elements were integrated in the design for warmth, and special attention was paid to the lighting throughout the home, including a variety of different LEDs to brighten the darker finishes and highlight structural elements such as the stacked stone fireplace. “We are a true custom builder, “states Mike Greig, Chief Operating Officer of Legacy Builders, “Many builders start with a plan and modify it from client to client. Sybill and I start off working with the client from the beginning of the design process and we see it through to the end.” In this case, the result is a one-of-a-kind house that is fun, functional, and chic. n

A pie-shaped lot on a cul-de-sac required an elegant solution. The carriage house sits at an angle to the main house and affords guest parking. The facade includes classic features of a low country frame vernacular: a raised basement, covered porches that wrap around the house, and operative cedar shutters. Pervious pavers line the driveway. A poplar-stained divided French door offers sidelights and a three-member transom with sidelights fixed above.

This one-of-a-kind home designed for Patricia and Mark Short and realized by Greg Ross of Ross Built Construction makes the most of an unusual pie-shaped lot that sits on a cul-de-sac and opens to 200 feet of magnificent bay frontage. The house is oriented around optimal views of sunrises and sunsets. The main house features the owner’s suite at the top, an open ground floor layout that allows for a flood of light and cross breezes through the house, and abundant covered outdoor space throughout. A two-bedroom carriage house with an open loft sits 55 degrees off the main house and is attached by a covered breezeway that serves as an additional outdoor living area. u

Driving around Anna Maria Island, the Shorts discovered architectural designer Emily Ann Smith and noted that many of their favorite homes are Smith’s designs. Each has a deep respect for tradition, as well as a unique and ageless façade that manages to blend within the environment and stand out at the same time. u

Color plays a significant role in the traditional British West Indies style front façade. The roof is a shade of grey to reflect the sun for a lighter effect. “We wanted to emanate the ocean, so all the exterior tones are earthy and inspired by natural elements—from water to dirt, grass to sand,” describes architect Clifford Scholz of Clifford M. Scholz Architects. The driveway has a shelled concrete finish, while the crosshatched pattern is inlayed with grass for beauty and interest. Both provide balance with the expansive streetscape.

When boating, fishing, and kayaking are what move you, the yearning to live near the water is inevitable. Such was the case for a family who chose this elegant, coastal home steps away from St. Armand’s Circle. “The ease of access to the water was a huge draw for this client, who had the dock constructed for their boat with convenient input for kayaks and standup paddleboards,” says interior designer Holly Dennis, who was selected for the task of creating an environment ranging from transitional to slightly contemporary while embodying a relaxed coastal elegance. The architecture and design team worked very hard to help the clients envision their custom home by producing detailed architectural drawings, “mood boards”, and renderings. “After a 2-year-long process, the home is now a reality,” Dennis recounts. She helped guide them in the selection of finishes, such as rich European Oak hardwood flooring from International Wood Floors, a limestone fireplace surround, and unique tile throughout the home. “The details in the home are classic, yet clean and simplistic… not overly detailed or fussy” describes Dennis. In a neighborhood of extraordinary homes, this one stands out in particular for its masterful “blurring of the lines,” as historical Georgian style is reinterpreted for a formalized and island-appropriate British West Indies feel. “Out of all the homes we have built, this one has gotten the most consistent praise for its appeal,” says builder Ricky Perrone of Perrone Construction. u

“People would stop on an almost daily basis once the structure was up and comment on it. It was pretty incredible,” he recalls. However, prominence is only successful when it fits the context, and this home matches its environment to perfection. “One of the most essential things for any home we build is for it to interact with, and relate to, the surrounding property,” explains Perrone. “This home achieves this beautifully and more importantly, seamlessly.” u

To do so required some “out of the box” thinking. As architect Clifford Scholz of Clifford M. Scholz Architects explains, due to the wide street frontage but narrow waterfront, he had to get creative in terms of orienting the house to maximize water views. “We shifted the north side to align and center its view onto the waterway, which is a canal so big that it looks like a bay,” Scholz illustrates. The upshot of the efforts by this talented team of experts is a residence with a sense of barefoot elegance that can easily be dressed up or down. Whether entertaining a crowd, or simply enjoying quiet time, the clients’ water wishes undeniably came true. n

Bob and Brenda Biallas often gazed out their front door, across their neighbors’ tennis court and guest house, to the sparkling waters of Sarasota Bay beyond. Bob has always enjoyed viewing the Sarasota skyline from across the water, so when the lot became available, the couple bought it and began designing their dream home. For Brenda, that meant something light and airy, in keeping with Florida design, but also traditional enough to suit Bob. The result is a West Indies-style design, with the contrast between light and dark that Brenda admires and the symmetry she adores. Residential building designer Michael Bade, of HausDesign Studio, worked with the couple to design their waterfront dream. One hallmark of Bade’s design process is to visit a homesite several times throughout the day, sunrise to sunset, to see how the sunlight plays across the property and with the chosen building materials. It’s not unusual to see broad paint swatches on walls or samples of roof tile or pavers stacked nearby, as Bade reviews all selections onsite. u

Brenda Biallas called up her design background, selecting Sherwin Williams’ Flour White paint for the home’s interior as well as the exterior. “I wanted the exterior to be a reflection of what was to come. Also key to Bade’s process is designing in 3D, often onsite. “That way, we can immediately see the results of proposed design changes and make decisions quickly,” he says. “Having all the project’s principals on hand is ideal,” Bade continues. “On this project, I appreciated being able to draw on the experience of builder Clyde Alstrom. We made some design changes that he suggested, right there onsite.” Alstrom concurs, adding, “Both Mr. and Mrs. Biallas have extensive backgrounds in construction and design, which helped tremendously in the outcome of the final product.” Brenda, an experienced decorator and former décor shop owner, selected the finishes and furnishings, often calling upon her Michigan colleagues to create draperies and accent pillows from her chosen fabrics. n

Perched between Lido Key and mainland Sarasota, Bird Key is an exclusive community for homeowners who enjoy the luxury of living on a private island, without sacrificing the conveniences that a bustling downtown offers. Residential designer Michael Bade, of HausDesign Studio, enjoys designing homes in this enclave. “The HOA is very accommodating and open to unique designs,” he says. Most of the 501 homesites on the island are waterfront—situated on Sarasota Bay itself or on one of the deep-water canals that crisscross the key. Bade presented the owners of this arc-shaped waterfront lot a unique contemporary design that mimics the flow of the property lines and maximizes the property’s sunny exposure. “The house almost formed itself as I came up with ideas on how to capture the natural light,” Bade continues. Numerous floor-to-ceiling windows, transoms, and disappearing sliders accomplish Bades’ goals. In the living room, the walls stop shy of the ceiling, allowing sunlight to pour through the transom windows by day, with up-lighting to wash the ceiling by night. The home is filled with custom touches that tell a story, according to designer Punit Patel. “The owners sourced accessories locally,” explains Patel. “For example, sisal baskets made by residents of a village in Kenya generate monies that go back into the community. This way, the client is not just buying stuff out of a catalog, they are making a global impact with their décor choices.” u

Pulling into the shell aggregate curved driveway amidst majestic Royal Poinciana trees, visitors can spot the hallmarks of an Old Florida cracker-style house with its unique design. Orientated on the site for shade, the metal roofs, raised floors, and large covered porches are hallmarks of the style. The sustainable and stylish upgrades become more apparent the closer you get to the house. The decks are made of tabby concrete with oyster shells, and the house seems to float atop its bottom third of coquina stucco. Mark Sultana, award-winning architect and partner at DSDG Architects, known for his ultra-modern designs, was asked to create a transitional house with modern conveniences and a homey warmth. “The difference is subtle, but also obvious,” says Sultana, adding, “There are traditional architectural features, but it doesn’t have the gingerbread extras. It’s simpler, cleaner, and much less maintenance in terms of taking care of the house.” u

Every effort was made to reduce materials, waste, energy and water, and the house is certified National Green Building Standard (NGBS) Emerald, far exceeding Florida’s standards, and the highest possible rating for residential building. Builder Josh Wynne, renowned for building Florida’s first LEED Platinum certified home in 2008, was brought in during the planning stages. “Building sustainably isn’t just an upsell tactic,” explains Wynne. “It has real value. We designed intelligently to moderate energy and water use, and we recycled 91% of the construction waste off-site.”

While the front of the house pays homage to traditional Floridian architecture, the interior and rear of the house take full advantage of what people have come to expect from Sultana’s contemporary vision and Wynne’s skills—flawless execution and meticulous detail in a contemporary layout, designed to satisfy the homeowner’s love of indoor and outdoor living. April White, Interior Designer at DSDG Architects Inc., filled out the team and worked with Sultana, Wynne, and the owners to create uncluttered, welcoming spaces with furnishings and finishes as sophisticated and appealing as the home. “Everything complements everything in this house,” says White, “from the pieces meaningful to the owners, to the hues of the woods, the lines of the chairs, and the combination of colors and textures throughout the house. It’s very thoughtfully designed.” n

In the Sarasota neighborhood of Avondale, elegant 1930s Colonial Revival-style homes stand proudly beside quaint bungalows and low-slung ranch models of the 1950s and ’60s. Leafy oak trees line some streets, while stately royal palms march down others. Colorful bougainvillea climb the time-worn stucco of decades-old Mediterranean-style abodes. Sprinkled throughout this historic and charming area south of the Hudson Bayou are the signs of renovation. Some new homes are faithful representations of recognizable architectural styles. Designed by Jon Coulhurst, the open floor plan invites exceptional indoor-outdoor living on this double lot. An abundance of glass, lofty 14-foot ceilings, clean lines, and a mixture of materials such as stone and stucco, wood soffits, and a standing seam metal roof combine to give this home the contemporary moniker. While Coulthurst does have favorite features of this design, he says, “We want to design what the client wants to live in, not what we think they should live in.” u

Interior designer Alan Gravely of Beginning to End Interiors agrees, “When a home is finished, it should look like we haven’t been there. It should reflect the homeowners’ style, not mine.” Gravely adds that this project was especially enjoyable to work on because he was brought in on the ground floor, working with the homeowners before they even began the teardown of the previous structure to make way for their dream home. Finishes, fixtures, and furnishings all fulfill the homeowners’ desire to have a comfortable home that they could live in. A white background sets the tone for the soft, watery colors—very popular in the Sarasota area—that grace the main living areas and are reflected in the artwork commissioned from local artist Meg Krakowiak. n

The front elevation of this model home is essentially West Indies style. An emphasis was placed upon the entry because, while the home is filled with detail, he wanted it to be easily read. Its two-bay garage with doors from D & D is side loading for more appeal. Residential designer Shawn Ambrose says proportion is key, especially when you’re trying to give a model curb appeal. The design called for smaller windows in greater number to provide privacy and natural light.

There is a certain temptation to take coastal living literally, but with smart, sophisticated selections, it doesn’t need to be cliché. Interior designer Meg Carson of Emcy Interior Design of Bradenton, who was enlisted to design the interior of this model home with a British West Indies flair, had no intention of going over the top. “We wanted a fresh interior, free of dolphins, seahorses, and other stereotypical ‘ocean’ themes,” says Carson. “Focus was paid to clean lines, with juxtaposition of rustic, earthy finishes,” she explains. For this build, ceiling heights were of major importance. “Each main space has its own ceiling detail design. We kept the ceilings light in color so the house feels open and bright,” Carson illustrates. Keeping the color palette monochromatic, yet true to aquatic influences, muted shades of traditional coastal greens and blues give it a more urbane feel. u

Below: Carson’s idea was to keep the study on the masculine side, yet still cozy. A use of deeplysaturated colors makes it a fun place to work in her opinion. A tall Uttermost Nadira canopy chair is positioned in the corner. With a powdery blue paint color in mind for the walls, Carson selected darker planked flooring for contrast. Decorative items on the walls acknowledge popular Floridian hobbies like deep sea fishing and cycling. Left: Carson wanted a statement piece to be the first item to catch the eye when entering the living room, which she achieves with a buffet in vivid blue. A pair of wing chairs by Four Hands in New Navy face inward for uninterrupted conversation. Neutral Birch Lane sofas are set upon a casual, hand-loomed denim rug. Carson fearlessly mixes metal finishes. “It used to be a faux pas, but now we embrace it,” she advocates.

Another integral member of the design team, residential designer Shawn Ambrose speaks to the beauty of working on a model home. One of the features added to this specific model that is sure to attract potential homeowners is its unique amount of privacy. “We opted against floor-to-ceiling glass and instead installed a concrete privacy wall on the exterior, thus bringing a different option to the market.� u

The model demonstrates that a mix of style can create a beautiful result. While Carson concentrated on coastally-inspired interiors, the builder’s vision calls for a West Indies feel. This was obtained through a generous use of darker wood finishes, 17-foot vaulted ceilings with exposed beams, and even a lighting design that keeps a West Indies atmosphere close at hand while not being over-committed. “From rustic to romantic elegant, we selected lighting to complement and complete the look rather than define it,” contributes builder T.J. Nutter of Nutter Custom Construction. If there’s one thing the team agrees upon, it’s that the home is airy and bright. The end result is fresh and revitalizing. n

The tiled shower makes an impact with a big, beautiful wall of 18-by-36-inch Kauri Beige Tiger Core tile from Distinct Finishes as its focal point. “You can see the sky when you’re in the shower,” boasts Ambrose. In an effort to “switch up the normal, expected bath lighting,” Carson selected four pendant lights for symmetry and surprise. The pool is visible from the master suite, living, and dining areas. Custom builder T.J. Nutter explains that the custom white aggregate brick pavers are especially high end and appropriate for a spa-like environment. The pool is screened-in in keeping with the goal of privacy, meant to appeal to a future homeowner seeking a true sanctuary.

This remarkable space which occupies the 15th floor of Siesta Key’s Terrace Building is a fascinating study in contrast. The starkness of exposed concrete and steel is not lost on this project—rather, turned into an advantage, lending a utilitarian, ultra-cool effect. The incorporation of rich tones and finishes secures a homey feel. u

“The glossy concrete surface extends through the entire condominium, tying the large unit together and giving it a sense of space,” remarks architect Michael Halflants, with regard to the character provided, and insight lent, to the original construction process. The unifying of woods into the buildout is multipurpose—not only does it provide sleekness and warmth, but the panels also cleverly conceal the inner workings of the house, including ducts, speakers, vents and the air conditioning unit. After thorough research, the client was drawn to Halflants + Pichette Studio for Modern Architecture in Sarasota for their expertise in modern design. These artistic professionals acted as masters of disguise, using discreet cuts and perforations in the wood veneer so function is camouflaged and only beauty is perceived. It’s an intriguing vantage point from which unobstructed views of the Gulf, the Bay, and the city can be absorbed and enjoyed. u

Above: Though you wouldn’t know by looking at it, the master bath has all the magic of a Smart Home. The room borrows light from an adjoining space through a window with a switchable electric film. At the touch of a switch, the glass turns white to provide additional privacy. When off, a view of sunrise or of the beach can be enjoyed from that very spot. Two units were combined into one seamless, cohesive whole making the residence expansive and comfortable. Sliding doors encompass the unit on three sides, so it doesn’t feel enclosed despite lower ceiling heights that personified the era in which the condo was originally built. “The original windows were replaced by a series of seven-panel bi-fold glass doors that open out from the structural corners of the unit,” explains Halflants. “When open, all of the exterior walls of the unit disappear to open up to the long view over the ocean and the island. The breeze can drift through the unit uninterrupted.” u

You would be forgiven if you expected to see John Wayne step out of the front door of this home, six-shooter blazing, and a herd of cattle stampeded by the sound. That is exactly the effect the owners were aiming for when they engaged Jon and Vicki Moore, architect and design project manager and partners, to create a modern-day hacienda (with an early 19th century feel) for their 3,000-acre working cattle ranch in Manatee County.

The Moores brought their theatrical talents—honed by years of working on Disney projects—to this project, which is part private home and part corporate retreat for entertaining international clients. “This is exactly the type of project we like to do, where we can use all of our creativity and many of the theatrical techniques we’ve learned through our careers of designing corporate headquarters and hotels,” says Jon, the architect of the team. “It was a hospitality project that can accommodate 200 guests for dinner, yet is also an intimate and welcoming space for the owners and their extended family.” u HOME & DESIGN 2018 V1

According to Jon, all of the Moores’ projects incorporate some form of theme that becomes the basis of the design intent. When the owners said they would like it to look like a Western movie set, based on haciendas they had seen in Mexico, we knew this was right up our alley,” adds Vicki, the design project manager. “The clients were remarkable and delightful, very downto-earth, and that made the project very enjoyable for us.” u

Create a luxury single-family home that will blend into an historic Sarasota neighborhood, while making a modern-day statement—that was the builder’s goal for its new two-story 4,377-square-foot Camberdale model. Located in South Poinsettia Park, home to original 1920s bungalows, the architecture’s emphasis on linear forms and white façade nod to the famed Sarasota School style. It then takes a departure with aqua-painted Bimini shutters and brackets that lend an overall contemporary coastal aesthetic. “This style of architecture is absolutely perfect for Sarasota,” explains builder Mark Wilson. “It’s timeless and makes sense to reference the beach, which is just minutes away.” u

“The open design with flexibility of space is very current,” continues Manrique. “At the same time, the design of the master suite with its entry alcove and the spacious covered lanai are timeless features. The lanai is a classic, especially since nearly all of our homesites at Artistry Sarasota have water views.” u

Naming the home’s design “Contemporary Mediterranean,” Manrique says the architectural style has been well-received by Sarasota. “Given the option of a fifth bedroom, this home appeals to both empty-nesters and families with tweens and teens,” explains Manrique. Lead designer Chris Popovich and design associate Mariane Bliss completed the home’s award-winning design. The Chagall earned a silver Aurora Award from the 2017 Southeast Building Conference, one of two regional trade shows recognized by and affiliated with the National Association of Home Builders (NAHB). n

The exterior of the home shows off the owners’ personalities. “The home is coastal with a twist,” explains Stevens. “Most coastal homes have a white exterior, but the owners love color and we did a fantastic peach paint on the outside of the home that works so well with the greenery and landscaping.” Caithness used HardiPlank siding giving the home the look of wood siding in a material that’s strong enough to weather Florida’s heat and humidity. After they selected the lot, I helped them decide upon a builder, and worked with them to make sure their design plans worked for their lifestyle,” explains Stevens. With a knowledge of architectural design, she was able to make suggestions and create a space that reflects the family’s need both inside and out. “We put in so much work and so many wonderful details throughout the house, resulting in a really fun, coastal home that fits their lifestyle, the lot, and the location really beautifully,” notes Stevens. In fact, the details are her favorite part of the home. “It was fun to be able to put so much woodwork into the interior design. All of the rooms work so well together and the details tie them all together so well.” u

Right: Inside the home, the coastal theme continues. Dark wood furniture with a West Indies feel and wood details creates a comfortable interior. “We were able to use pops of color inside the home to create a personalized interior,” says Stevens. The buttery yellow in the curtains matches the tones found in the kitchen and dining room, all visible from the living room. Coffered ceilings align with the large windows creating symmetry. White painted poplar on the walls creates the look of shiplap, complementing the home’s coastal aesthetic. The mahogany front door adds a beautiful visual detail to both the exterior of the home and the living room.

While the finished product holds lasting beauty, the project posed some challenges for builder Mark Caithness of Caithness Construction. The pavers on the road and the canopy of trees made getting heavy machines and materials in and out of the job site very tricky. His team had to find inventive ways to get their trucks and equipment to the lot. Caithness says his construction process goes above and beyond what’s normally required and expected of a builder, “We’ve been building homes for 21 years, so we know how to pick materials that will last. From top to bottom—the strength of the roof trusses, double-steel garage doors, insulated windows, extra poured concrete in the walls—we built a solid home and it shows.” n

The legs on the cabinets, the corbels, the hidden pantry— we really thought through both the layout and the aesthetic design of the kitchen to make it a unique space,” explains Stevens. Tongue-and-groove ceiling details finish the space.

Below: The master bath is a large space with soft earth tones and warm stone finishes. Stevens inserted 1-by-1-inch polished mosaic Botticino and Thassos stone into the honed Botticino tile used on the walls and floor of the master bath. Each insert is trimmed in Botticino pencil tiles to create the look of framed art in the shower. A chandelier with crystal detail adds a feminine touch to the space. Right: The large master bedroom is completely clad in white painted tongueand-groove maple for a crisp coastal finish. “There are so many amazing wood details throughout, but this room shows the craftsmanship that went into this home,” says Stevens. Custom fabrics in navy and white create a soothing and tailored space, while a carpet that “feels like butter” is inset into the black walnut wood floor border that matches the dark wood furniture. Caithness created octagonal ceiling coves lined in the same painted maple wood.

This new coastal home built by Caithness

Construction is located on the Island of Venice, just steps from the beautiful and private Golden Beach. At approximately 2,400 square feet, the open concept split floor plan was designed to maximize the living space. In the heart of the home is the light-infused great room and coastal white kitchen accented with Turkish gray marble backsplash and smooth quartz countertops. A custom barn door was built locally and installed in lieu of a pocket door, providing privacy to the 2 bedrooms and guest bathroom located just beyond the door. CHIC ON THE CHEAP Located in the Longboat Key Club, this home built in 1990 underwent a transformation to update and simplify the lines of the aging interiors. The designers from Chic on the Cheap completed a full renovation of the kitchen, living spaces and master bedroom. These projects by Contemporary Cabinetry & Closet Concepts demonstrate the efficient use of stains combined with varying paint colors to create a statement in any room. The wet bar features applied cabinetry panels stained with a glaze coupled with a dramatic Italian glass counter back-lit with LED strip lighting for a contemporary appeal. In the home’s kitchen, the blue glazed tile backsplash adds a whimsical element and pop of color in the pure white kitchen. The perimeter cabinet doors are a shaker-style, while the soap stone topped island adds bead board to the design. The room is finished with crown moulding detail at the ceiling and tops of the cabinets. The small powder room space makes a big statement with stained and glazed vanity cabinetry topped with an LED lighted glass counter top. ELEGANCE IN WOOD

The contemporary kitchen above was custom-designed and fabricated by Elegance in Wood. Grain matched teak veneers sourced from a single tree, high polished custom concrete counter tops, and widespread use of stainless steel give a nautical feel to this sleek, cleanlined design. The free form kitchen cabinet curves— executed in the company’s manufacturing facility and finished by the in-house finishing department— required 14 different radius molds to be made to custom form the doors and cabinets. The goal in mind for the study was to uniquely display accessories and books. The light versus dark built-in designed and created by Elegance in Wood is a functional office piece with concealed storage for a printer and additional electronics. GAGNE CONSTRUCTION Directly on the Gulf, this weekend and vacation retreat built by Gagne Construction is an authentic beach design with the main living area on the second floor. The home reflects the comfortable, casual lifestyle of its owners and their family. The entry foyer features a custom built-in cabinet designed to store towels, flip flops, and other items to grab on the way to the beach. The kitchen is bright white with a tongue-and-groove ceiling, gracious center island, and dining table

to accommodate guests. To maximize sleeping space for a large extended family, Gagne Construction custom-designed and built a creative bunk room. A timeless transitional, this residence built by Green Life Luxury Homes has a sense of class and comfort with a color palette that is both subtle and simple. The living area features soaring 16-foot coffered ceilings, bringing the outdoors in. Semi-rustic Tessoro Italian porcelain wood-look floors blend with comfortable furnishings. Across the great room, a barrel ceiling detail defines the kitchen space. The cabinetry combines soft grays and driftwood brown tones with glass display doors and LED lighting. MORE SPACE PLACE The owner of this Siesta Key condo wanted open space with lots of storage. Antique White laminate caseworks and a custom color match paint was used on traditional door and drawer fronts. The corner design allowed for maximum use of the space. Painted traditional crown molding was installed all around the top of the bed and upper cabinets for a traditional finish. The Murphy bed easily pulls down to accommodate occasional visitors.

YODER HOMES

The beautifully restored 1958 home is an original Tim Siebert-designed midcentury modern with floor-to-ceiling windows and views of the Intracoastal. The home has undergone several renovations over the years. Most recently, Yoder Homes worked with Sam Holladay, the current owner of Siebert Architects, and interior designer Pam Holladay on the extensive remodeling and restoration. The kitchen, brought into the 21st century, features the latest in appliances and modern conveniences, while blending with the home’s original aesthetic. The jalousie windows in the living area, original bathroom tiles, and terrazzo floors were kept intact. The pavilion-style home features classic mid-century furniture by Eames and others.
