Stewart Bennett, owner of Ampersand Construction, describes it best: “This house was designed to exhibit artwork, but it is a piece of art in and of itself.” The Bird Key beauty was built for form and function, using unconventional materials requiring minimum maintenance and unusual methods demanding exact execution. From a design standpoint, the stone and glass monolith is considered modern architecture, a specialty of DSDG Architects. However, it is a custom design, asserts architect Mark Sultana, “Every house we do is one of a kind. Others may have similar finishes, but we’ll never do exactly the same thing twice.” Because his clients did not want the cold and stark look often associated with modern architecture, Sultana dressed up the home with features like coral stone and Dizal wood-look aluminum siding, dubbing the result “warm modern.” From a building standpoint, Bennett explains the challenge presented by modern architecture. “Modern is a beast within itself. There is less interior detail, but it is that much harder to build because everything must line up perfectly – you can’t hide anything with trim!” u

Above: For the entry, the owners wanted to replicate a textured stone wall they spied on a Caribbean vacation. Crafted in two different thicknesses of Israeli limestone that creates a stepping pattern, the wall reinforces the linear accents of the front elevation. Bennett coated the glass garage doors with 3M film to provide privacy. The five-foot wide front door pivots in both directions. “Another case of zero tolerance,” says Bennett, the door was installed after the finish flooring.

Described by Sultana as, “both a conduit of vertical transportation and a decorative sculpture,” the stairway boasts a steel stringer subframe and solid wooden treads stained to match the porcelain tile flooring. The stairwell is one of several areas of the home specifically designed to display the homeowners’ collection of artwork.

The owner’s contributions to the décor and design were vital say the builder and architect. And she knew her mind. She wanted a “timeless” home—one in which accessories could be interchangeable. “I chose grays and white and relied on a variety of textures for interest and definition,” she says. From the 12 ft chandelier in the foyer to each of the furnishings, the home bears her imprint.

The Miele-equipped kitchen accommodates a large family with multiple ovens, warming drawers, and an oversized gas range. There are two refrigerator drawers in the oversized island, and a separate butler’s kitchen houses additional commercial-grade refrigeration. The high gloss lacquered cabinets feature the sleek design of “c� channels, eliminating the need for hardware. The upper cabinets are motorized for easy access. The island top and cooking alcove are crafted from Atlas Concorde porcelain. Easier to care for than porous granite or marble, the non-porous engineered product is also stronger than its natural counterparts.

Bennett illustrates the challenge that the building process posed, offering the trimless doors as an example, “The finished floors have to be installed first, even before the drywall. Then comes the framing, then the baseboard, and finally the drywall. The baseboard is inset, it’s actually flush with the wall. On top of that, this design called for an abundance of floor-to-ceiling glass. The math had to be spot on, the installation perfect. I’m not going to lie, it gave me some gray hairs!” he chuckles. u

The need for clean lines, minimal maintenance, and durable finishes is understandable — the home was designed for a large family. “They had been looking for something to accommodate their family, but there was nothing ready-built available where they wanted to live, which was on the water,� explains Sultana. u

They finally found a canal-front corner lot on which they could build a big enough house, once they tore down the original 2,215-square-foot ranch house built in 1968. In its place, Sultana designed a 7,300-square-foot home on the .42-acre pie-shaped lot. Almost every room has a water view. With all of the bedrooms on the second floor, the owners left the ground floor windows uncovered. Intimately involved in choosing their own furnishings, DSDG Architects’ interior designer April Balliette provided the owners with selection assistance on the finishes, cabinets, light fixtures, and tile, “Things you can’t walk out of the house with!” concludes Balliette. n 34

Previous Spread & Above: The open floor plan is unified by Atlas Concorde porcelain tile flooring from the Etic collection in Rovere Grigio from Design Works. The unique backrest mechanism on the Gamma Sunset modern leather sectional allows the seating backs to move backward, creating flat surfaces that can function as extra sleeping areas. The media cabinet by Wicked Smart Homes was crafted specifically to fit the owners’ extensive stereo system. The programmable sliding glass doors can be opened to specific widths, set to automatically close and lock, and boast other functions controlled on-site or through a phone app. Bennett notes that the ceilings and door frames are all on the same plane, another example of a feature that requires “perfect installation.”

The rooftop deck is accessed by a stairway with concrete treads crafted by BeNNettles Concrete Design. “We had to crane the steel stringers over the house. That was nerve-wracking!” exclaims Bennett. Rising through the first floor to the roof above, the raw concrete structural columns were poured on site in special-order forms. After sanding them by hand, they were wrapped to protect them during the building process. “They looked like ancient Egyptian artifacts!” laughs Bennett.

Above: Sultana notes the pie-shaped lot dictated the pool shape. The pool’s steps act like stadium seating and, like the pool deck, remain cool to the touch all day, according to Bennett. Denser than regular concrete and incredibly durable, the shell terrazzo-topped white concrete was custom-mixed on site and honed to expose the ancient shell used as aggregate. Rainwater runs off the energy efficient Thermoplastic Polyolefin (TPO) roofing into internal drains which feed into the landscaping. 38

This home had all the hallmarks of Mediterranean style — clay barrel tile roof, dark windows, stucco bands, architectural embellishments — until a jaw-dropping renovation by a talented team of professionals turned the 20-year-old dwelling into a light and airy coastal contemporary. The renovated home’s garage doors with backlit translucent windows enhance the new linear qualities of the updated façade, and all that remains of the original design are the six palms flanking the front entry. 46

Mike Cocozza of Trinity Construction & Design raves, “I love renovations! I built my business on renovations!” Architect Mark Sultana of DSDG Architects chimes in, “They’re fun and they’re challenging!” noting this is the fifth Mediterranean-to-coastal-contemporary conversion he has designed. “I think we’re going to do a lot more of them going forward.” That’s owing to the plethora of Mediterranean design homes built in the 1990s — large, ornate homes featuring heavily-textured walls, dark wood moulding, stone balustrades, wrought iron, and arched doorways and windows — lots of arches. “Removing the arches was major,” says Sultana. “It took some engineering and quite a bit of visioning!” u

After perusing another article in this magazine about a renovation, the homeowners began to look at their options. Toying with the idea of bulldozing versus renovating, they considered the cost savings a renovation would provide, and chose that route.

Above and Right: With 17 feet of sleek countertop and steppedback open shelving, the butler’s pantry offers storage and a work surface hidden from view, leaving the kitchen — outfitted with appliances from Ferguson Bath, Kitchen & Lighting Gallery — nice and clean. “Two-toned cabinetry mixed with gloss white gives it a contemporary feel,” opines Cocozza, in his best interior designer impersonation. He also points out the full-height backsplashes and great undercabinet lighting as examples of good design. Before Sultana could address the arches, the rest of the home needed attention. The house needed a new roof and the homeowners wanted to change out the windows. The couple had purchased the 1.3 acre lot on Little Sarasota Bay in 1995 and two years later built a four-bedroom, three-bath 6,000-square-foot home in which to raise their family. Above and Right: The lighting fixtures continue the contemporary lines and metallic accents into the master bath. If you look closely you’ll notice the height of the his and hers vanities, topped with Queen Anne marble from FineCraft Custom Cabinetry, are slightly different to accommodate the homeowners’ statures. To soften the multitude of linear elements, MTI’s Intarcia freestanding tub from Gorman’s Gallery has a silhouette that mimics the wave-like pattern in the accent tile on the wall behind.

Above: To keep this multi-function bonus room sleek and contemporary, similar materials and finishes are pulled from throughout the home for a cohesive look, like the modern furnishings and wide plank wood flooring. The expansive space also sports its own bar, entertainment center, and game table that now bask in an abundance of light.

Cocozza took the house down to its foundation and studs and spent the next ten months rebuilding the house according to Sultana’s plans. Three concrete chimneys and wood-burning fireplaces were removed, and the living room’s was replaced with a sleek linear electric fireplace. Gone was the heavy tile roof and stucco-embellished concrete block walls. Instead, walls of sand-finished stucco with horizontal and vertical control joints were topped with a standing seam metal roof. Garage doors with backlit translucent windows replaced the heavy wooden ones. Balconies were squared off, topped with wood ceilings, and guarded with sleek contemporary railings. Wood soffits replaced the vinyl ones. Next, DSDG interior designer April Balliette began to transform the interiors. She took her cues from the new, clean lines of the home, selecting finishes, fixtures, and furnishings with the homeowners that would enhance the home’s improved livability. “There was nothing on this house that was not touched or revised,” says Sultana. “Even the landscaping was transformed, all that remains are the six original palm trees flanking the front walk.” In the end, the home’s total transformation is exactly what the homeowners wanted — a contemporary masterpiece in an incredible location. n

Above and Left: “We kept the existing grade to give a sense of a ground level home,” builder Dan Gagne of Gagne Construction explains. In reality, the home is a split-level, with the garage tucked under the house. The back of the house has a bank of windows and glass doors, affording water views from most of the rooms in the house. “It’s one of my favorite things about the home,” continues Gagne. A slender wooden pier extends from the backyard and snakes through the mangroves, providing easy access to the angled dock on the Bay.

Perhaps builder Dan Gagne of Gagne Construction could have renovated the older home nestled among the mangroves on Millar Bay — it needed new air conditioning, a new roof, and termite remediation for starters. However even if restored to pristine condition, the home would still be larger than what the longtime owners were looking for at this point in their life. Instead, Gagne and architect David Wash started over, bringing the home down to the concrete slab and pilings and focused on creating a backdrop for unique details and dazzling features for this reimagined bayfront bungalow. Jewel tones in blues and purples punctuate the light, bright, airy rooms furnished and accessorized by Debra Gamache of Sarasota Chic Interiors, mostly with pieces from her retail showroom of the same name. “The homeowner was not afraid to bring in color, which was nice. She came to the store quite often to make selections and it was a pleasure to work with her as we have the same tastes and had the same ideas for her home,” smiles Gamache. The pair focused on comfortable contemporary furnishings, pieces with curves and warmth to them. u

Left and Below: The master bath is furnished with a freestanding Juliet soaking tub from MTI, fed by a floor-mounted chrome tub filler from Brizo’s Virage collection. The shower features a combination of two wall-mounted Virage Sensori volume controls and a Jaclo 12-inch round rain machine. The vanity wall has porcelain tile from Atlas Concorde’s Marvel collection in Calacatta Extra with a honed Lappato finish on the floor and Mir Mosaic’s Water Jet tile in Coastal Ribbon.

The biggest change to the original custom-designed house was the relocation of the master bedroom suite to the ground level. “To give the owner a sense of privacy, formerly afforded by the second story, we placed the guest bedrooms up one-half level, situating them above the garage,” says Wash. “We stayed within the original footprint, but the resulting home, at a little over 2,800 square feet, is about half the size of the original,” explains Gagne when describing the smaller yet spacious new structure he built for his clients. Although this project is modest compared to the average house Gagne Construction builds, the Longboat Key gem is embellished with extensive trim and finely detailed woodwork, two of Gagne’s favorite aspects of the home. n

Above: Weather-friendly synthetic decking edged with powder-coated rails stretches across the rear of the home. Gagne Construction set the wood frame structure on a concrete foundation and piles, clad the façade in Hardie board, and topped the home with a 5v-galvalume roof. Shades of gray pavers form a generous motor court that branches off to the side-loading garage. With no lawn to mow, crushed shell surrounds rock gardens of native grasses and handsome boulders punctuated by brilliant fuchsia bougainvillea. At night, dramatic uplighting of a few specimen trees prove that in the landscape, too, less is more.

Spectacular sunsets and luxurious living are two enduring qualities at L’Ambiance on Longboat Key. Units at the popular condominium community don’t come on the market often, but when they do, they generally sell swiftly. New owners are likely to embark on remodeling the 1990s-era residences, from modest updating to total gut-and-remodel projects. Such was the case for this three bedroom, three-and-a-half bath 3,220 square-foot unit on the eighth floor. On the market for less than two weeks, the new homeowners wasted no time initiating a transformation of the unit, leaving naught but the view untouched. But the process for this remodel was a little different, according to April Balliette, interior designer for DSDG Architects. “The client owns a textile company, and she did most of her own shopping. She would mail samples to me at the office, then fly in, and together we would narrow down the choices during marathon meetings.” u

Above: Roller shades are tucked away behind narrow wood valances papered to match the kitchen soffit and great room walls. The rectangular structural columns, once circular, were boxed in and tiled in an overlapping pattern adding texture to the room of glass. The original sliding glass doors and windows were replaced with impact resistant glass by Mullet’s Aluminum.

Emails flew back and forth between the pair as well. “The owner would send me a photo of an element she liked, saying ‘Let’s replicate this!’ Then I would come up with a way to do it!” laughs Balliette. “Parts of this project pushed me outside my design comfort zone, but I’m very pleased with how it turned out.” Dan Lane of Markley Construction points to the level of customization, particularly of the finish materials, as an indicator of the challenges the renovation presented. “The insanely beautiful cabinetry on the bookshelves is a good example of the amount of pre-scheduling and pre-thinking required,” notes Lane. The unit had to accommodate fire sprinkler placement, HVAC, plumbing, and electric, as well as specific placement of the owners’ sound system. u Below: Once relegated to a corner darkened with plantation shutters, the dining area now spans two walls of near floor-to-ceiling windows, offering expansive views of the Gulf across velvet-covered tufted-back banquettes. When combined with the adjacent counter stools, a subtle blending of five different fabrics in soft, watercolor hues cover the furnishings. The dining table, created by Designer Marble & Granite, features an inset of Caesarstone in Frosty Carrina with wide, mitered borders of quartz in Berwyn.

Below: Using a mix of Calacatta Gold, Grey Foussana, and Dolomiti, Balliette designed an inlaid “rug� in front of the tub, replicating the pattern in front of the shower, the vanity, and in the master bedroom closet which is accessed through this bath. Installed horizontally on the walls, fluted Pinnacle Calacatta Gold honed tile produces a linear effect, drawing the eye outward to the captivating Gulf view.

With the home’s focus on the glorious Gulf, other elements of the master bedroom design take a subtle back seat. Elevated in order to be seen from the bed, a modest linear electric fireplace glows amidst a wall of Vetro Metallico glass-filled tile in Venus White Bronze, interspersed with strips of Beach Grass accent tile in White Bronze. The custom furniture piece at the foot of the bed houses a television which rises for relaxed viewing. The walls are quietly clad in Phillip Jeffries’ Como Silk II wallcovering in Coast. Located in the interior of the unit, the master bath offered DSDG architect Mark Sultana a challenge. “The owner wanted a view of the Gulf from the freestanding tub. “Ninety-five percent of my firm’s business is remodels. We enjoy transforming old things and making them look fresh and new,” says Edward Kalenichenko of KALEN Construction & Design. “This was a solid home, we didn’t have to take out any walls or reconfigure the floor plan. In most of our remodeling projects, people want to reconfigure something — this was more of an update. We gave the house a huge facelift, a fresh Mediterranean look.” u

Kalenichenko and Mindy Webb of Mindy Webb Design know a well-designed plan when they see one. Like Kalenichenko mentions, many of us associate a home remodeling project with knocking down walls, adding on rooms, replacing outdated cabinetry, or perhaps even building a pool. This property already had a solid home, with a great floor plan, in a fabulous waterfront location. So when Webb’s client reached out to her about updating the outdated Mediterranean elements, she partnered with Kalenichenko and together they reimagined the home’s possibilities without major reconfigurations to create a timeless traditional style! This was accomplished with, more than anything, paint. Beginning with the exterior, Webb searched high and low for just the right color brown to tone down the rustic red typical of Mediterranean style. When she couldn’t find it, she created it! “I used Benjamin Moore paint, but custom-colored it,” Webb explains. “Then we applied it to everything — the roof, soffit, corbels, gutters, metalwork, garage doors.” The dramatic transformation from dark, heavy Mediterranean to light, bright Mediterranean is most apparent in the kitchen. The intricate carving on the vent hood and bar hutch corbels is preserved and adds elegant texture to the newly-white cabinetry. The cabinetry was Italianmade, and the dynamic redesign duo wanted to keep its character, so they had all the cabinets refinished with The Right White paint and completed the kitchen with new appliances from Mullet’s Appliances. u

KALEN Construction & Design reconfigured the dining island, changing it from a high-top bar to countertop height and squaring it off. 301 Granite and Marble added quartz countertops and a waterfall edge and KALEN installed twin backsplashes with marble. Brighter LED lighting was installed throughout the home, and a pair of pendants dangle above the freestanding work island. With their rush seats and iron accents, Dovetail counter stools from International Design Source provide a rustic contrast.

Finding the right white paint for the interiors was a little easier. In fact, Webb used The Right White paint throughout the house, saying it was not too warm and not too cool. One room that did not receive The Right White treatment was the game room, for which Webb chose Sherwin-Williams’ Agreeable Gray. u

In a slight departure from the white, the cabinetry in the master bath, base of the work island in the kitchen, and entertainment unit in the game room were painted with another of Webb’s custom-mixed colors in gray. Kalenichenko cautions that this was not a case of just slapping on some paint, “It took almost six months to paint, sand, and refinish everything.” He admits it was a laborious process, but one that he “would happily repeat for the right customer. It’s always a joy to see the transformation happen.” n

Below: “This was the biggest thing we did,” says Kalen. “We changed it up quite a bit. There was a wall where the glass panel is now, with a built-in tub that took up most of the bathroom.” Oracle Flooring & Design grainmatched the porcelain slag tile on five different walls, cutting and fabricating the tile onsite. New fixtures from Ferguson Bath, Kitchen & Lighting Gallery and a new countertop on the refinished cabinetry complete the look.

Much of what makes this golf course home in The Oaks Club community in Osprey unique is not visible to the naked eye. Two years in the making, the home was built on the site of a teardown and designed to fit the lot. “The owners are residents in the community and wanted to build a quality spec home rarely found,” explains Pam Charron of Berkshire Hathaway HomeServices, who was brought on early in the process to market the home for sale. “Some of the older homes in The Oaks are receiving interior renovations, but this home is setting the pace,” adds Charron. “The homeowner has an amazing eye and talent and knows quality.” u Above: Refrigerator and dishwashing drawers are tucked out of sight behind custom cabinetry by Albrecht Cabinets in the streamlined butler’s pantry. Interior designer Erin Glueck of Eridel Design Studio agrees, “The client’s taste is immaculate.” Glueck joined the team to assist in staging the home for sale. “The owners had purchased furnishings through local high-end stores like Robb & Stucky. Not a lot of what they had needed to be changed, I just put the icing on the cake, helping with artwork and lighting, thoughtfully placing items to highlight the architecture.” Builder Tom Haggard was tasked with ensuring the home was constructed with the all-important, yet invisible touches that make it extraordinarily energy efficient. “Each cell in every concrete block is drilled and injected with foam insulation. Instead of the standard three-fourths inch rigid insulation inside the block walls, the home has one-inch. Coupled with variable speed heat pumps, the result is a very green home with an extremely low energy bill,” Haggard explains. Incredibly, he estimates the home consumes no more water or energy than one that is one-fifth its size. u

The 102-inch vent hood covers a multi-function culinary center with a gas cooktop, an induction cooktop, and pot filler. The level-five finish on the walls and the ceiling is a technique requiring many coats and much sanding in between them for a smooth finish more often used on the plaster walls of commercial buildings than the drywall of residential. Haggard avows that he enjoyed it all. “Having owners that were this knowledgeable was nice, it was fun, there was a good team effort. Sometimes it took a while to achieve what we wanted to because there was a lot of thought going on during the project, and often the owner would come up with the best idea! It was truly a melding of minds.� u

Combining current trends and timeless features, this home melds British West Indies architecture with the ever-popular coastal-contemporary style. The exterior’s clean lines are complemented by classic choices: decorative columns, traditional railings, shutters, and corbels. Inside, dark wood mitered box beams dress the great room ceiling in contrast to the light-colored tray and recessed spaces in typical British West Indies style homes, while thoroughly modern touches such as the 60-inch linear gas fireplace in the same room shout “on trend.” Washable fabrics and “no-fuss silks” define the resortstyle living on the interior. “The owners wanted a comfortable house to entertain in, to enjoy with their family and friends,” explains interior designer Stephanie Nolan, owner of Distinctive Interiors. Builder John Cannon and his team captured the client’s vision and presented them with an exquisite, functional home to personalize and enjoy. Nolan built on the foundational work of Barbara Benigni, the clients’ own design liaison from Cannon’s design center to guide them through the myriad choices of finishes and fixtures presented in the building process.

Following her clients’ direction for a “clean look in a kitchen where the architecture and detailing speaks for itself, we found pieces to complement that,” adds Nolan. “We popped in the tray ceiling color — Sherwin-Williams’ Samovar Silver — for a bit of personalization” in the gray and white kitchen with cabinets from Albrecht Cabinets. Vanguard Furniture’s Miles bar stools from International Design Source make it easy for friends and family to gather at the sleek counter. A quartet of Karin pendant lamps from Mitzi bounce light off the glossy finishes and fixtures from Ferguson Bath, Kitchen & Lighting Gallery.

Wanting something “different” for the buffet, Nolan chose Global Views’ Crinkle long cabinet in Nickel from International Design Source. Albrecht Cabinets crafted underlit floating cabinets of maple in the clean lines of their Wakefield profile. Stained in the rich Nitefall finish, they hover in stark contrast over the white floor. The MSI quartz countertops were rendered in Antico Cloud, a blend of soft white, taupe, and dark gray. The Sommelier Blanc chandelier from Currey & Company is fashioned from wrought iron and opaque recycled bottle glass and is finished in silver leaf to complete this contemporary-coastal en suite.

“Still living primarily in New Jersey, these homeowners wanted coastal colors (grays, blues, and aquas) but not literal depictions of the water; they wanted more of a ‘concept’ of coastal,” Nolan continues. “For example, the artwork is more abstract expressionism than conventional beach scenes.” Upscale but easy-care flooring throughout the home achieves the comfort factor without sacrificing style. Refin Design Industry 10-by-60-inch wood-look tile in Raw Light was used in the highly-trafficked areas of the great room, kitchen, and dining room. Engineered wood flooring in Greystone Hickory warms up the bonus room and study. Challenged by a uniquely-shaped homesite 14 feet narrower in the rear than the front, Cannon and his design team nevertheless crafted a home with an outdoor living area that takes full advantage of its sleek poolside setting. The end result: a trendy yet timeless contemporary-coastal home with a resort-style ambiance inside and out. n

WITH JESSICA HOLIDAY OF HSH DESIGNS

Jessica Holmes Holiday founded her firm, HSH Designs, as a way to share her passion for design with others. For every project, Holiday makes it her mission to connect with her clients and deliver a design that turns their house into a home. We sat down with Jessica for an exclusive Designer Q&A to gain insight on how she works with her clientele — as well as other members of their design-build team — to create unforgettable spaces with local flair.

H&D: Tell us what it was like to grow up on Anna Maria Island and how you decided to get into interior design. Holiday: Growing up on Anna Maria was a dream. It is such a special place on this planet and something you really do not fully understand until you have grown up and seen the world. I got interested in design growing up with my family in the construction business and both my grandfather and great grandfather were developers. Being on job sites from a young age has helped me understand how the end result of interior design begins with a solid construction foundation. My aunt is an interior designer and I thought her job seemed so interesting. My grandmother used to come over and sew new pillows and throw them on our sofa for a “freshen up,” as she would call it. I was hooked with how such a small detail could completely transform the look of our old sofa.

H&D: How do you help your clientele visualize what a finished space will look like?

H&D: Why is it important to have strong relationships with the other members of a home’s building and design team?

Holiday: My client’s personality always drives the design, first for function and then for form. When it comes to helping them visualize the space, I send a mood board to my clients so we have a visual way of communicating. This works especially well with long-distance clients! From there I put together a presentation that can be emailed or send actual samples to them for us to have a virtual meeting. I walk them through the space and explain how the flow and the progression of the design will work. I actually offer virtual design as an option for clientele living out of state as well. Sometimes I have a piece of art or a fabric that just sets the “vibe.” In this house’s case, the tiles in all the bathrooms really drove the look and how we balanced it with soft, textured pieces to offset the vibrant tiles.

Holiday: I feel a strong team is what makes the project run smoothly and gives the very best result to the client’s home. After all, we are creating a space for them to share with their family and friends. I love working with builder Jake Martin as he is extremely talented and has an impeccable eye for design. The architect on this home always goes above and beyond to make sure every detail is considered — the attention to exterior detail is what sets their homes apart. I feel lucky to be able to work around such talent, especially local professionals. Coming from a family of developers and contractors, I have the utmost respect for what these guys do. I can put together a pretty picture but if the rest of the team isn’t strong then that picture does not come to life. My job is to give the client the home of their dreams, but also to make the building process easy for the contractor by staying ahead of them with selections and making sure they have all the information ahead of time. It helps that I love what I do!

H&D: What do you think are the most important pieces for your clientele to invest in? Holiday: First, I always say to put your money into the hard surfaces: wood flooring, fantastic tile, etc. Then put your money into the bigger pieces of furniture, like the sectional in this home’s case, and then work your way down. You can easily change your throw pillows when you are tired of them, but never rip out your floor or randomly go purchase a new sectional. If you do quality the first go around you will be happy for a long time.

H&D: Do you ever help your vacation home clientele maintain their properties after you’ve finished their project? Holiday: We do help our clients maintain their homes after completion. I have a company that I started that specifically offers house sitting, where we stop by and make sure everything is running well, keeping the house clean, check the mail, storm prep, etc. I make sure that if there is an issue, we get it taken care of right away.

H&D: We know Anna Maria Island is a highly soughtafter vacation destination. Will you share insight into how you work with clients who are building and designing a vacation home? Holiday: The vacation home has always been a part of the island. These clients all want what we (locals) live: easy lifestyle, low maintenance, with a light, coastal feel. Obviously, the styles have changed over the years and the idea of a vacation home has elevated a bit. Most clientele are looking for a home that functions for when their grown children visit with their families and when they entertain, as well as for when it is just the two of them. I love how the architect and builder designed this home with such a great open floor plan. In this specific house, there is an upstairs TV nook that opens up to the master. This space can feel like one completely open room or two divided spaces — perfect when additional family is here! I always focus on neutral performance fabrics for the main upholstered items and I love adding pops of color in accents. This family really loves color, so we were able to have a ton of fun. In this house, along with most of the vacation homes, the design focus is the on view and the outdoor spaces. Making sure the outdoor furniture is just as important as the indoor pieces is a huge focus for me. I like spaces to feel curated, and by mixing several different styles of outdoor furniture you get the sense that it is just an extension of the interior.

H&D: What is the biggest tip you have for someone looking to build and design a home on Anna Maria Island and Holmes Beach? Holiday: Location! Do you want to be closer to the beach? Do you want to be able to dock your boat? What are your needs? Make sure the lot or home functions for you. Make sure you are working with a builder who has a reputation for staying on schedule and doing impeccable work. I should have probably said this first, but hire a designer! I know this may seem like an unnecessary expense when you are looking at your budget, however a designer ensures a house becomes your home. The process runs smoother and, dare I say, on-budget when you have a professional designer involved. If you surround yourself with a fantastic team you will get nothing short of your dream home!

Beauty in simplicity is what drives the interior design of this waterside home in Country Club East of Lakewood Ranch — one of the Sarasota neighborhoods that STOCK Development frequently builds in. “Designed for the way we live, it is neither precious nor formal, but rather a collection of warm materials, relaxed comfort, and lots of subtle textural style,” interior designer Gail Carlson Brundage of Studio G Home describes the design concept that also draws inspiration from the gentle nature of her repeat clients. To impart the feeling of calm in an uncertain world, Brundage layers soft textures, delicate shimmers, and quiet patterns in this serene, monochromatic color palette. Stretching beyond the client’s previous home’s traditional design, Brundage creates a transitional style, adding a soupçon of modern influence. “There is strength in simple form,” shares Brundage, and with her expert “color sense”, she creates peaceful symmetry between the home’s spaces. u

Right: To create a playful bohemian feel, Brundage uses a textural mix of paisley and macramé accents on the bedding. Evoking the home’s muted color palette, the room is full of creams, soft whites, dusty rose, and playful pinks against a backdrop of pale lavender. The rope and tassel wall hanging adds layers of texture, and hangs above a velvet blush upholstered chair. Glass table lamps with a pearly white and violet ombré add glitz to this cheerful room by Studio G Home.

Below: This luxurious pool bath leads to the outdoor living and lakefront views. Bold movement is found in the quartz countertop’s veining, while the porcelain floor tile livens the experience. A trio of hazy blue vases and polished chrome sconces instill the home’s color and style into this functional space.

Brundage avoids overt patterning and aims for beauty in simplicity. Where she does add pattern, she does it with absolute intent. A delicate blossom motif on the great room’s swivel chairs relates to the botanical accents in the dining room, using pattern to harmonize the spaces. Tone-on-tone shades of mushroom and taupe are seen in the master bed and bath, and the layers of texture here are a visual delight. These design-rich spaces are given considerable thought to be made livable with durable finishes and washable fabrics. The lavender and dusty-rose bedroom stands firm in the home’s design constitution, showcasing a playful bohemian style that is both intricate and genteel. u

A

Along Tampa Bay stretches the prominent Bayshore Boulevard, with a white classical balustrade by the blue waters, and a lasting sidewalk that stretches beside the historic skyline and tropical views. Principal architect Stephen Smith at Cooper Johnson Smith Peterson Architects shares his design philosophy that beauty comes from the structure. “The architecture reveals a certain kind of honesty that allows you to see how the structure goes together,” says Smith. By exposing the architecture on this island-style Bayshore home, it unveils its bare beauty. “We aim to make homes lovable, and there is nothing lovable about an 11,000-square-foot monstrous box,” Smith declares. Smith and his team — along with builder Stephen Loupin — approached the large site by creating a L-shaped, gable-on-gable home. A charming courtyard with a swimming pool sits in between the structure, its separate freestanding garage, and carriage house for guests to unite all parts of the property. White plaster, exposed rafters, porches with overhangs, Cuban tile, and French doors draw from Caribbean architecture yet are infused with yachtlike horizontal railings for a modern flair. “What we try to do is distill the inspiration down and make sure we create something timeless yet fresh and new,” explains Smith. u

By exposing the substantial cypress beams and artistic brackets in the living room, the structure gives way to ornament and vice versa. The home’s interior design is primarily composed of a warm taupe and cream colorway adding a delightful softness to the structural details. Modern furnishings blend function and beauty, pulling the design forward in time. Through a wide arch opening, the kitchen is a mixture of geometric forms. A duo of retroesque light fixtures are suspended above the farmhouse-style island, and the octagonal hood sets a shapely tone that is echoed in Cuban tile flooring and geometric backsplash. u

B2E HOME BEGINNING TO END INTERIORS When B2E Home | Beginning to End Interiors first met with the homeowners for this project, they had a specific vision for this home. While they loved the community and the home’s original footprint, they did not like the outdated Mediterranean style. Luckily, they knew exactly what they wanted: a modern, uncluttered space with plenty of storage and functionality that would provide a neutral backdrop for their artwork to take center stage. u

Looking for something “out of the box” in the kitchen, they selected cabinetry with a wave pattern for the island’s storage. This created dimension and texture as well as added interest to the kitchen’s overall simple design. The island required two jumbo slabs of quartz for the impressive surface and waterfall edge. Built by Head Project Manager and Owner/Contractor Joe Menna and designed exclusively by Senior Designer Jeremy Strong, who attests “This was one of the most exciting units we have ever had the privilege of designing. We owe it to our great client who had all the trust in the world that we would transform the basic unit into something that will never be forgotten.” Utilizing every inch of available space to give the most functional layout imaginable, the great room includes a completely custom fireplace, which is equipped with a state-of-the art water vapor faux fire. Behind the TV and on the corner columns, split-faced coral stone adds texture. Above, the ceiling’s wood detail is backlit with LED lighting. The kitchen is complete with illuminated natural quartz crystal countertops and custom electric touch-to-open cabinets, both an indication of the entire home’s quality and tone. u

The master bedroom was redesigned to take advantage of the original floor plan’s awkwardly shaped space. True rosewood-paneled walls with a built-in dresser, floating bed, and nightstands add to the “wow” factor of this amazing unit. Custom floating rosewood cabinets in the master bathroom and master closet, as well as the crystal backlit countertops and coral stone backsplash, combine the master bedroom, living room, and kitchen area selections. Another challenge happily faced by this design-build team was the powder bathroom. The client wanted to create something his guests would always remember, as it really was a space designed for them. BLU HOME | BLU INTERIORS Blu Interiors began this project as the homeowners were wrapping up their selection with the builder, whom Blu Interiors has had a professional relationship with for years. The homeowner and his adult daughter, who reside abroad full time, came into town for a short period to work with Senior Designer and Project Manager Megan Ellis. The interior design process for local clients is often done in parts and pieces — over a long period of time. This project, however, was a full scope design and quick install turn-around with minimal homeowner involvement. The color palette of this home was inspired by the homeowners’ finish selections made with the builder. Neutral, creamy tones for the walls, cabinetry, and countertops are accented with nickel hardware and clean lines to create an elegant environment. This style is carried throughout the home with textured wallpapers, furniture with soft lines, and wood tones that add organic elements available through Blu Home | Blu Interiors. n

ABOVE: The amazing scale of this sideboard and fun-textured carved doors highlights the builder’s generously sized foyer. With a matte black finish it provides instant impact and contrast to the lightcolored walls. The painted ceramic glazed table lamps add symmetry and height, and the simple artwork and grapewood vine complement the design without distraction.

RIGHT: A large area rug in a faded denim and gray pattern anchors the living room. Modern roller shades from Beginning to End Interiors provide privacy when necessary and disappear to reveal an open view of the lanai and lake beyond. Fossilized clam shell accent tables and coffee table flank the custom sectional from Blu Home and play up the subtle costal theme. A simple paint treatment in the tray ceiling highlights the architectural details and helps to define the living room space.

SARASOTA ARCHITECTURAL WOODWORKING The past is honored and contemporary design is celebrated in this renovation of a classic 1930s home. The kitchen features traditional face-frame cabinets that are modernized with a painted flat finish and industrial hardware. Solid walnut shelves with concealed LED light strips hover on vintage-looking shelf brackets. The room is surrounded by crown moulding and box beams that give the space an elegant feel. Creative modern chandeliers complement the copper hood. Contemporary collides with classic in the wine room that features bold color, unusual stone countertops, and a wine rack that defies gravity. The space is warmed with the use of rich walnut and brushed gold fixtures. Dishwasher drawers, refrigerator drawers, an ice maker, and the air conditioning plenum are concealed behind cabinetry panels that line up perfectly to hide function behind form. n

ROBB & STUCKY Robb & Stucky’s multiple award-winning interior designers Kelly Kilgo and Robin Azevedo have completed the Kylie model in the new Skye Ranch development in Sarasota – it is the newest model by luxury custom homebuilder, John Cannon. Located in the Cassia neighborhood of the gated Skye Ranch community, the Kylie boasts 3,515 square feet under air and has been beautifully appointed with exquisite details throughout. The expansive outdoor living space is equipped with an outdoor kitchen, custom pool and spa, and a separate seating area surrounding a fire pit. Interior designer Robin Azevedo details, “Our design inspiration came from nature, sunlight, and the thought of bringing the outdoors inside. METRO CABINETS Metro Cabinets identified a product line for their client, whose furniture and style reflects Bauhaus meets mid-century modern. The selection suited both their functional needs as well as their budget.
