How to live in your home
while it’s on the market
From staging to packing to showings, selling a home is hectic — especially if you have to live in it. So how do you make it work? Here are a few tried and trusted tips. DEEP CLEAN, THEN KEEP IT CLEAN
A clean house and yard matters to buyers and they’ll pay more to get it. Before listing your home, be sure to scrub it clean from top to bottom. Think five-star hotel kind of clean. Since most real estate sells in less than 120 days, you’ll likely only need to tackle this task once. Afterwards, you’ll need to keep things ultra tidy (inside and out), which in itself can be something of a challenge. The best strategy is to adopt a clean-as-you-go policy, so if there’s a last minute visitation, you’re just a quick touch-up away from being ready. PACK, PITCH OR PASS IT ON Decluttering your entire home is the next big step. Room by room, decide which items you’ll need over the next few months. Everything else — especially personal items like family photos and collectibles — should be removed. Categorize these objects as things to be packed, tossed or given away. If possible, store your items in a relative’s basement or attic, or even better, rent a storage unit so you can access your items whenever you need them. STORE YOUR VALUABLES Strangers will be breezing in and out of your home, so it’s best to have a safe spot to store your valuables. Items like jewellery and cash are best kept in a safe. Personal documents should also be locked up. In addition, you may wish to store prescription medications out of sight, enable passwords on computers and ensure mail isn’t left lying around. ARRANGE PET CARE Few things can detract potential buyers like your family pet — so much so that real estate agents advise that all traces of Fido or Mittens be erased before potential buyers arrive. If at all possible, arrange for your pets to stay with a friend or relative, or even at a pet daycare, once your home’s listed. Alternatively, take them and their accessories (dish, leash, bed, toys, etc.) with you each time you show your home. HAVE A GET-OUT-QUICK PLAN Ideally, each time there’s a visitation, you and your family members will vacate the premises. You may not be given a lot of warning. Therefore, it’s best to have a plan in place that you can execute at a moment’s notice. Make sure this routine includes taking out the trash, clearing countertops, closing toilet seats and opening all curtains and blinds.

Here are three ways this can pay off: 1. As a marketing tool. A pre-inspection can help you stand out from the competition. Attach it as a PDF document to your listing, and leave a copy on the kitchen counter for potential buyers to peruse when viewing your home. Even wary shoppers will be reassured by an inspector’s report and may become more willing to make an offer.

Whether you’re moving across town or to the other side of the country, selling your home is no easy feat. There are many aspects of the sale to manage, and no one homeowner will be an expert on them all. Sometimes, well-meaning folk will offer you advice: take it with a grain of salt. People generally mean well but are all too often misinformed themselves. Here is some of the worst advice for selling your home that gets repeated.
PRICE HIGH NOW, LOWER IT LATER This may be the single worst piece of advice for selling your home. Instead of listing at the amount you realistically hope to get, you price it much higher thinking you’ll negotiate down to your actual asking price down the line. Nice idea in theory, but in practice, you’ll scare away buyers at the time when it’s most critical that you capture their interest: coming out of the starting gate. Furthermore, statistics show that the longer your home sits on the market, the lower the eventual selling price is likely to be. YOU SHOULD ONLY SELL IN THE SPRING Homes are sold throughout the year. And while there are a number of advantages to selling in the spring, there’s also more competition. Other seasons have their own advantages, and ultimately the right time of year to sell your home is the one in which it’s ready to be sold. LET THE BUYER DO THE REPAIRS Pawning off required repair work to the buyer can be a pricy
mistake. It could bring down the value of your home and cost you thousands of dollars. Repairs, especially easy, inexpensive ones, should never be left to the buyer. YOU MUST HAVE AN OPEN HOUSE You can host one if you’d like, but in the digital age, open houses are no longer essential. All the preliminary information homebuyers need is at the tips of their fingers. Therefore, the majority of serious buyers will be happy to skip straight to a scheduled showing instead.
YOU CAN EASILY SELL WITHOUT AN AGENT There are many aspects to selling a home (pricing, marketing, negotiating, etc.), and if you don’t have a lot of free time on your hands, you’ll likely need help. There’s a misconception that compared to buying a home, selling is easy. This is far from the reality. So though you may be tempted to sell without a real estate agent — pocketing that commission would be nice — it’s far less of a headache to leave it to the pros.

Two types of renovation mortgages to help purchase and fix a new home Want to buy a fixer-upper but don’t have the funds to cover both a down payment and renovation work? Hang in there! One of these loan products could help you make your homeownership dreams a reality. FHA 203(K) LOANS Federal Housing Administration (FHA) 203(k) loans are a good option for those with limited cash for a down payment but who still wish to fix up their newly purchased home. Rather than either getting a second mortgage, opening a line of credit or pursuing other potentially costly borrowing options, buyers can roll their repair costs right into their mortgage. Only a 3.5% down payment is required to get approved for this type of mortgage, making it a feasible financing option for many. Even buyers with a low credit score are frequently approved for this type of loan product. However, the program is only available to those who intend to become owner-occupants. The full amount that can be borrowed for the home and repairs will depend on county guidelines where the property is located. In addition, the particular types of renovations that can be made are restricted. Firstly, there’s a price cap of $35,000. Secondly, the renos must increase the value of the home and cannot involve luxury items such as pools or tennis courts. Thirdly, upon completion of the repairs, buyers must be able to prove that everything was done up to code. Finally, all repairs must be completed within six months of the home’s purchase. HOMESTYLE LOANS These loans offer many of the same
benefits mentioned above but require a 5% minimum down payment. To get the best loan rates, however, borrowers should have a credit score above 740 and be willing to make a 10% down payment. This will ensure buyers pay the lowest possible insurance premium, which works out to much less than the mortgage insurance premiums attached to FHA loans. Beyond their lower interest rates, Home Style renovation loans have a number of other advantages. For starters, the oversight required for the project is less stringent, as only two inspections are mandatory: one before the work starts and another once it’s complete. The luxury renovations that are disallowed with FHA loans are permitted with HomeStyle loans. In addition, these loans are open to both owner-occupants and investors. WHICH ONE SHOULD YOU CHOOSE? The right renovation mortgage for any particular buyer will depend on their unique financial situation. Both options should be investigated to determine which program carries the most benefits for the buyers involved.

Quick tips to maximize curb appeal The very first thing homebuyers will see is your front yard. To make the right first impression, do the following: • Upgrade your front door. Replace the hardware (knobs, knocker, etc.) and apply a fresh coat of paint or, if you can afford it, get a brand new door. • Beautify your lawn. Keep grass mowed, trees trimmed and plants pruned. Add flowers in the summer and potted coniferous shrubs in the winter. • Add light fixtures. If your entrance lights are dated, get new ones. You can also add lighting along walkways and in gardens for extra oomph.
• Clean the windows. They should sparkle, both inside and out. • Maintain the driveway and walkway. Repair, repave or power wash your pavement. Store any bikes, skateboards or toys (these should be neatly tucked away in the garage or garden shed). How to hang photos and artwork with ease
Personal touches turn a house into a home. Hanging pictures, whether they’re personal photographs or artwork, can really change the character of a room. Unfortunately, some people may not know the proper ways to display pictures on a wall. Design maven Martha Stewart advises that the first step is to gather all of the pictures that are in consideration for hanging. This will enable a person to see what is available and edit their selection based on the space available, theme or color scheme. Having the artwork there enables a person to move it around like a puzzle until the placement feels just right. Next, plan on hanging artwork at 57 inches on center, according to the renovation experts at Apartment Therapy. “On center” means the middle of the photograph or painting will always be at 57”, as this measurement represents the average human eye height. This height is regularly used as a standard in many galleries and museums. When the goal is to hang multiple pictures, treat the entire grouping as a single unit. This means creating the layout and finding the center of the middle piece of the grouping. To make picture grouping easier, use paper templates with arrows to indicate whether the artwork will be hung horizontally or vertically. These templates can then be easily taped to the wall and rearranged until the grouping is ideal. There are no hard and fast rules concerning frames, meaning they do not all have to match. But placing framed artwork side by side can give a person a feel for whether the images and the frames work together in the space. Some people like to use frames of similar colors and sizes. Others want the eclectic mix-andmatch appeal. It’s ultimately up to the homeowner. Measuring is key to hanging a picture correctly on the wall. Take into consideration the type of attachment, whether it’s D-rings, sawtooth hangers, wire, or other fasteners on the back. Measure from the top of the frame to the hanger. Measure the wall to achieve the 57” on center location, and then calculate where this falls within the height of the artwork and frame top. Adjust accordingly and mark. Then measure the distance from the frame top to the hanger location on the wall. Be sure to take the weight of the picture into consideration when selecting hanging hardware. Wall anchors may be needed if measurements determine a wall stud will not help secure the artwork — to keep the frame sturdy in the drywall. Home improvement resource Today’s Homeowner also suggests using self-adhesive rubber bumpers to the bottom corners on the back of the frame before hanging so that the picture will not damage the wall and will help it hang level. It can take a few attempts to hang pictures correctly, but with practice it should come with greater ease. The good news is there are new products constantly being evolved to make picture hanging easier, including those that enable removal and relocation of artwork without damaging walls.
