DEAR FAMILIES, FRIENDS AND PARTNERS, For many working families in central Ohio, safe, decent affordable housing is not easily attainable, let alone sustainable. For many of these same families, housing isn’t enough. They need the financial education and connection to local programs and services which help them succeed. Columbus Housing Partnership provides such resources for thousands of working families each year. Founded in 1987 to address the shortage of affordable housing for working families in central Ohio, Columbus Housing Partnership (CHP) is the region’s largest non-profit provider of affordable housing and an innovative leader in addressing the complex issues affecting our community, its homeowners and neighborhoods. As we look forward to CHP’s 20th Anniversary and beyond, available affordable housing and services and commitment to central city neighborhood revitalization will be critical to ensuring our community’s long-term health and stability. It is together through our advocacy, financial support and partnership that we can help continue building strong communities and enhancing the lives of low-to-moderate income families in central Ohio.

CHP MISSION Columbus Housing Partnership is a private, nonprofit organization founded in the belief that a decent and affordable home is the cornerstone of family life and a healthy community. Columbus Housing Partnership provides quality, affordable housing and related services to low to moderate income households in Columbus and the surrounding area. Through its activities, CHP is a partner in building communities and enhancing the lives of its residents.

Through its affordable rental and homeownership communities, CHP serves a diverse population of more than 6,000 low-to-moderate income residents, including this Somali family at Bending Brook.


CHP MISSION AFFORDABLE HOUSING Columbus Housing Partnership countinues to increase the supply of affordable housing through its newest developments which include multifamily apartment communities, lease option single family homes and homes for sale. MAPLESIDE HOMES AND LEVELGREEN | Linden/Milo-Grogan • Year completed – 2005 • 56 single-family lease-option homes - new construction and rehab • 4 bedrooms, 2 baths, basements and/or garages • Leases range from $325 - $640 NORTH OF BROAD HOMES | Near East—King Lincoln District • In development. Estimated completion – 2008 • 35 new and renovated homes for sale; includes 5 environmentally-friendly homes • New builds starting at $140,000 (first mortgage after incentives, $120,000) BENDING BROOK APARTMENTS (Urban Hollow Apartments) | Village of Urbancrest • Estimated completion – 2008 • 158 Multifamily units rehabilitated to retain safe, decent affordable housing • 32 one-bedroom senior units; 94 two-bedroom units and 32 three bedroom townhouses • Rents are Section 8 subsidized FIELDSTONE SENIOR APARTMENTS | Alum Creek Drive at Koebel Avenue • Estimated completion – 2008 • 48 one and two bedroom apartments for seniors • Social Services coordinator will work on site to link residents to community services • Rents will be $479 - $559 and Section 8 subsidized (20 units)

CHP will construct Fieldstone Senior Apartments in 2008 to help the critical shortage of affordable senior housing in Southeast Columbus.


At North of Broad, CHP has partnered with the neighborhood to control gentrification by providing both affordable and market-rate homes for sale.


CHP VISION It is CHP’s vision that central city neighborhoods throughout Columbus will be revitalized. More low to moderate-income households in Central Ohio will live in safe, decent, affordable housing and realize the American dream of homeownership. Local, state, and national policymakers will develop practical housing policy and provide additional funding, while other housing organizations across the nation will look to CHP as a model and replicate our success.

In the next 20 years, Columbus Housing Partnership, through its diverse collaborations with the public and private sectors, will emerge as the city’s leader, not just in affordable housing, but in the revitalization of urban neighborhoods and the creation of vibrant communities. As our population continues steady growth, CHP’s ability to deliver will be

CHP’s Lease Option programs, such as the one at Mapleside Homes, allow families to benefit from a safe and stable home environment, while working towards permanent homeownership.

Since 2002, more than 7,000 households have contacted CHP for Housing Counseling programs and of those, nearly 500 have purchased homes representing a $45 million investment in central Ohio.


CHP VALUES PRESERVING HOMEOWNERSHIP Columbus Housing Partnership, in collaboration with NeighborWorks America and The Columbus Foundation, announced in April 2006 the launch of the Columbus Foreclosure Prevention Initiative, part of a larger statewide effort by NeighborWorks America to draw awareness to the rising tide of foreclosures and to provide an additional, immediate resource to aid the thousands of homeowners at risk. Since the launch, thousands of central Ohio households have called 888-995-HOPE and CHP for help and many households have received assistance through CHP's mortage assistance program, funded by the Ohio Department of Development, which has allowed them to save their homes. With additional support from the City of Columbus and the Franklin County Board of Commissioners, we are committed to expanding the awareness of this free resource.

COMMUNITY BUILDING Through Community Building programs, CHP is able to help more than 6,000 low-to-moderate income residents in CHP communities meet their health, safety and social service needs. Through the AmeriCorps* programs, CHP partners with families to ensure neighborhoods are safe, viable places to live and to connect those in need to social services and educational programming; helping CHP maintain an average occupancy rate of 95% for all CHP rental properties. Community Building programs available to CHP residents include: • After-school • Summer enrichment • Support with block watches and community safety programs • Computer lab • Tutoring • Food pantry program • Vision and dental screenings • English as a second language classes


In collaboration with CHP’s Community Building Program, The Edwards Companies and its employees dedicated the time, resources and expertise to completely update the playground at Emerald Glen Apartments, benefiting the residents, including 300 children.


PARTNERSHIPS Columbus Housing Partnership collaborates with a variety of community organizations in its community revitalization programs. These partnerships allow CHP to increase its capacity by providing: • Coordination with existing communitybased organizations; • Involvement of low-income people and neighborhood residents in housing development activities; • Linkage of development with supportive services; and • Access to local state, federal and private resources for development projects.
