With rebate incentives making it easier and easier to invest in eco, HOMEWORKS breaks it down to make energy efficiency and renewable energy easier to understand on page 052. The feature also sheds light on new local eco products available on the market. The space possessed high ceilings and Designer Mark Pace wanted to retain and accentuate this feeling of expanse, yet break it up to create a connecting, voluminous verticality. The floor to ceiling shelving to the side of the staircase was realised for this reason, as well as to provide the space with a warmer, homey feel 029

hen looking for a designer to recreate this Valletta space into a high-end rental apartment, the owner wanted someone with experience in Valletta, as well as someone with a thorough grasp of material usage, which led him to Pace*Lautier Design Workshop. Originally the space was done from shell to be re-sold and was relatively raw when the design project began. Mark Pace: ‘The space was immediately interesting to me, and was unlike a lot of my other projects in the sense that we didn’t have an extremely high budget that meant an unlimited supply of quality materials. We had to take some steps back to meet the budget. It compelled us to be more creative with the materials, yet still deliver to the same standard we always do.’ This creativity transpired in elements such as the basic tulip plank flooring that was painted in the same blue-grey colour as the walls. The wardrobes were designed simply with legs that were not only low-cost, but incidentally created a distinct look, which probably wouldn’t have come about otherwise. Then in some areas, the situation was simply fortunate; for instance, the unfinished concrete ceiling that ended up working really well with the rest of the design so that plastering wasn’t even needed. Mark’s discerning design experience became extremely valuable in this case - in knowing which areas needed more of an investment in the materials; the Carrera marble kitchen island and dining table by RLautier The Natural Stone Workshop, the raw black steel of the stairs that continues on to the railing upstairs, and the travertine flooring downstairs and in the bathrooms.

The designer also wanted to bring out the authenticity of the space, and did it through elements such as allowing the texture of the walls to show through the plaster. ‘I didn’t want the finish to be perfect, but I wanted the job to be done perfectly. It was difficult to try to explain that to the plasterer.’

The open spaces and volumes required that all the furniture was customised, which was done by Alan Debattista at ChillisChilli. Again, experience makes it so much easier; the wardrobes were all designed and done in a way to avoid the inevitable Valletta logistic problems when moving them in. 033

Situated in the fortunate location of the upcoming Valletta Design Cluster initiative, it won’t be difficult to rent out this striking space.

A
rchitect Sarah Calleja’s main attraction to this house when looking for a property was the potential courtyard space and its inward looking nature, which could provide privacy in all of its spaces. Eventually, the design revolved around the courtyard, which is the source of light and visual connectivity for the whole house. The project entailed the removal of post-war accretions, which included the construction of a kitchen and bathrooms in the courtyard space. The limited light due to the overhead decking meant that a number of species were tested until the homeowners found the ones that thrived best. This selection resulted in a variety of large-leaved plants, such as the monstera (cheese plant) and the banjo fig, which are now flourishing. The lower two floors of the house retain most of the character of a late 19th century house, and have been treated with a cold floor; grey tiles and a marble staircase. The design of the courtyard space was twofold; the courtyard as viewed from inside, and the house as viewed from the courtyard. The project required a two-floor extension on two sides of it. Creating setbacks so that a maximum of a one-floor extension would appear when viewed from the courtyard purposely broke the height of the extension. The third side was designed with terraced roof gardens, which provides terraced landscaping onto the courtyard. The terracing allowed the creation of a low mezzanine space which provides additional space for storage or an extra bed. A retractable ladder connects the courtyard to the other terraces. The extension, together with the new courtyard at first floor has timber floors. Padauk decking was used in the courtyard - a timber that is originally a very bright orange, but when exposed to sunlight, fades to a warm brown. The timber used internally is an engineered Maple floor and solid Maple wood used for the two new staircases. A cantilever steel staircase with a combination of steel thread and Maple-clad threads connects the living area to the bedroom spaces above. The bedroom spaces are east facing, and the use of this timber provides a great deal of warmth with golden reflections as soon as the sun hits its surface. All the spaces overlook the courtyard with apertures, which allows connectivity throughout. One can simply look through the skylight to see what is happening on the ground floor, and glance around to the surrounding spaces. The vertic circulation of the space allows the ground floor to work separately and as the need arises, and a space which was envisaged simply as a library/ hallway can also be used as a home office. A kitchen designed to the full 3.5m height includes high level storage. A fitted cabinet at the bedroom level incorporates laundry baskets, a foldout ironing area, a linen cabinet and a high level wardrobe all in one. The building orientation and large glazed areas mean that natural daylight offers sufficient lighting to avoid the need for artificial light throughout the day. A brightly lit night sky also offers sufficient lighting to all the circulation spaces in order to roam around the house safely.

Project Manager Adrian Micallef solved the privacy and zoning challenge through the creation of a wooden partition feature. The holes within the feature offer depth; yet still retain the space’s privacy. A large mirror hung upon it enhances the space, reflecting light and making the entrance and dining area feel larger. The wooden feature continues throughout the apartment through use of the same wood for the flooring, creating a clean, yet warm linear effect.

The homeowners: ‘When we first acquired this property we were worried about the hustle and bustle of Sweiqi, so we decided that we’ll try to keep the apartment as cosy as possible. We never wanted neutral white and grey colours that seems to be a default interior setting these days.’ The dining room is somewhat sectioned off, yet still open plan, offering guests a view of the apartment, although retaining a cosy atmosphere. A “whiskey room” was created for the avid whisky collector, complete with a lounger, television, bar, and ample shelf space for the myriad of aged bottles.
The furniture is a mix of bespoke and purchased, some pieces made specifically for the space. For instance, the supplied unit below the television was connected to the partition. Below it, a custom-made unit sprayed to match the colours of the space conceals wires and receivers.
In a long, narrow hallway that didn’t allow for any furniture, clusters of picture frames and paintings break up the wall space. The lighting design incorporated accent lighting here to create a warm, contemporary atmosphere.

A small terrace outside the kitchen/living area offers a two-seater and a barbecue, allowing the couple to entertain al fresco during the summer months. This apartment has been taken from basic to engaging through interesting finishes, tasteful colour scheming, and clever partitioning. Now, the homeowners enjoy every inch of the apartment, yet still feel the freedom of having their own spaces. ‘This was our second project with Adrian and we hope we’ll have many more to come. He is very passionate about his work and never compromises with quality. All we can say is that we long for home and love it when we are back.’ 046

JS: The company became heavily involved in floor tiling in the 70s and 80s with some leading ceramic tile companies. We also began working with the leading plumbing brand Acorn Hep 20. This brand is considered one of the largest manufacturers of plastic plumbing worldwide, and we are currently leading the plumbing industry in Malta with five leading brands from the mother company Wavin.
HW: Does Satariano work on residential projects?
Satariano began project work way back in the 60s, and at that time we supplied to all the 4/5-star hotels. Over the years we have invested in our project office, and today we have a fully-fledged team of professionals. Our capabilities extend to complete hand-over of a building from shell form. We project manage to a completely finished state. We also prepare all the finishing drawings and details, and we engage and manage subcontractors for any work which does not fall directly under the Satariano
JS: Yes, our project department also works on smaller, individual projects, such as personal villas and apartments. HW: Are you still hands-on? JS: I do get involved in every project handled by the project office, but it’s by no means a one-man band. The project office is run by a team of people who are very experienced. As Managing Director, I get involved in every department at Satariano, but we work as a team in all the sectors. HW: What would you say are the underlying key factors to Satariano’s consistent success? JS: We have always insisted on good quality right from the beginning. We represent the market leaders in their
fields, and we have extremely dedicated staff who are considered to be one of our greatest assets. The Satariano Project Management Team has provided their services to a number of important projects on the island, namely MIDI QI Luxury apartments, Fimm Bank, Portomaso Apartments, The new Portomaso Marina apartments, Sea Bank Hotel, Radisson Hotel and all the Corinthia Hotels in Malta, HSBC, The Golden Sands Hotel, Santana Hotel, and Westin Dragonara Hotel, to mention a few. Throughout the years, Malta has embarked on a series of measures to address the unprecedented energy challenges, one of which is the availability and accessibility of information about energy efficiency. It has been noted that public awareness and information campaigns can constitute an important element to support energy efficiency and to promote energy efficiency policies and programmes. Changes in consumer behaviour can lead to significant energy savings as high as 20%. The savings stem from changes in energy conservation, lifestyle, awareness, low-cost actions, and small investments. In order to reach the EU 2020 energy efficiency target, the Maltese government has identified the Regulator for Energy and Water Services (previously the Malta Resources Authority) to coordinate national educational campaigns, as well as to serve as a beneficiary to launch rebate schemes aimed at promoting investments in energy efficiency.

ECO HW Both MRA and REWS have invested heavily in promoting rebate schemes of renewable energy sources in the domestic sector and other Feed In Tariff (FIT) schemes. The renewable energy sources (RES) support scheme provides financial support to cover part of the costs of photovoltaic (PV) systems installed for domestic use. The last scheme attracted the interest of more than 2,700 applicants, and the project is in an advanced stage of completion. Regarding the FIT Schemes which are still active, two categories are available. There is an allocation of 3.2GWh per annum for installations with a capacity of 1kWp up to a maximum of 40kWp (FIT=15.5cents per kWh) and another allocation of 17.6 GWh per annum for installations in excess of 40kWp but less than 1MWp (FIT=15 cents per kWh). Schemes promoting the installation of solar water heaters, roof insulation and double glazing equipment have been active since 2006 and have become very popular. These schemes are currently active until the end of the year. Solar water heating is the conversion of sunlight into renewable energy for water heating using a solar thermal collector. Although solar water heaters are more expensive than the conventional water heating systems, water heating bills on average fall more than 50% for the simple reason that the sun is free. For optimal energy efficiency, a dwelling should ideally be properly insulated from the roof down to its foundation. To maintain comfort inside the home, the heat lost in winter must be replaced by a heating system and conversely, the heat gained in summer must be removed by a cooling system. Properly insulating the home will decrease this heat flow by providing an effective resistance to the flow of heat. Double glazed windows consist of two layers of glass with a layer of air or inert gas sealed between them. This creates nearly twice the insulation as single glazed units. Once sealed, the unit becomes air tight. The air tight construction of double glazed windows creates thermal insulation. This reduces the flow of incoming and outgoing heat. Less energy is used to heat up or cool down the space, resulting in lower energy bills. Double glazed windows also improve sound insulation by creating a barrier between the home and the environment outside. In addition to the above schemes, the Regulator for Energy and Water Services (REWS) is also promoting an incentive scheme to further encourage the use of harvested rainwater collected in cisterns for secondary domestic uses. Since the launching of the domestic wells scheme in 2013, the take up was just under 300.

DON’T HESITATE TO ((INSULATE)) ANTOINE BONELLO, PRESIDENT OF THE MALTA PROFESSIONAL WATERPROOFING AND RESIN FLOORINGS ASSOCIATION TELLS HOMEWORKS ALL ABOUT ROOF INSULATION, HOW TO AVOID PAYING MORE FOR IT THAN WE NEED TO, AND THE ECO BENEFITS IT CAN OFFER WHAT ARE THE BENEFITS OF INSULATING A ROOF? A good waterproofing insulation reduces the electricity consumption when it comes to heat or cold, and you can sleep at night when it rains. HOW OFTEN SHOULD ROOFS BE INSULATED?
WHEN IS THE BEST TIME TO INSULATE OUR ROOFS? There are no best times to insulate our roofs, as long as proper materials are used and the roof is dry prior to application. In Malta we mostly waterproof our roofs at the end of summer this old custom is related due to the fact that scarce materials are used by some installers. However, these materials usually have no elasticity or UV resistance, and worse - create a lot of heat intake. The result is that most of them do not last through an entire winter.
That again depends on the materials used; if they are plastic or acrylic based, it needs to be done every year or two, as they become brittle and begin to flake due to their lack of UV resistance. Bitumen based materials (like the carpet membranes) should be avoided, as they increase the heat intake inside buildings by 80%, and tend to open from the seams if the roof is subject to concrete movements. A perfect application that can last years and therefore save a lot of money in yearly maintenance must be seamless, and preferably reinforced with fibreglass or micro fibres to give stability and strength, plus UV resistance. This is achievable with resin and polyurethane products.
WHAT IS THE BEST OPTION IN YOUR OPINION, TO INSULATE A ROOF? If I had to insulate a new building roof, first I would apply the polyurethane expanding foam. This protection will help to reduce heat intake and seal it completely. It has a far better heat resistance than polystyrene boards. Five centimetres of polyurethane foam is what is usually applied, but I honestly don’t think that’s enough for our harsh summers. What’s important is to cover the material once it has been applied, as it lacks UV resistance in this state. After this application, I would recommend a power float concrete bedding over (contra bejt), and then finish with a resin material, such as Naici Thermal reflex. Besides a complete waterproofing that can last for years, it also repels UV rays and heat by 90%, completely eliminating the heat intake inside the building and making it virtually impossible to have water intake problems. Resin and polyurethane materials are eco-friendly and represent the future due to their strength, elasticity and UV resistance With regards to an existing building, I would go directly for the Naici thermal reflex to have a complete thermal and waterproofing system that does not require re-application every year. HOW LONG DOES IT TAKE TO INSULATE AN AVERAGESIZED ROOF? This depends on the situation of the existing roof and what type of maintenance is required prior to application. What’s important is that the roof must be clean and free from all incoherent parts at all times before application. 055

HW GARDEN utumn is the start of the best gardening season in Malta because winters are better for growing a lot of things through natural rainfall. The majority of the leafy vegetables, which go to seed in too-hot summers, grow much better on the island during winter. In autumn the ground is still warm, even though the air gets cooler, which makes it an ideal time for planting most trees, shrubs, ground covers, and grasses.

Best planted now are the cool-weather lovers: the leafy vegetables and the root vegetables. Included among the leafy vegetables to plant now are almost all the common vegetables of the cabbage family: broccoli and cauliflower, Brussel sprouts, all cabbages (including bok choy), collards, kale, mustards; also lettuces, celery, chicory, Swiss chard, endives, spinach, garden cress, and spicy greens: arugula and broccoli raab. Root vegetables to plant now include carrots, parsnips, potatoes, Jerusalem artichokes, and beetroot. Two crops grown for their greens can also be grown for their roots: celery and parsley. Three more of the cabbage family crops which can also be grown for their greens as well as their roots are radishes, rutabagas and turnips. Although potatoes are traditionally planted in the spring, they can also be planted in autumn in Mediterranean climate areas. Carrots can also be grown during the winter here. Get them off to a good start now, while the weather is still warm, and they

will get through the winter fine and be harvestable for early spring eating. Also plantable now are perennials such as rhubarb, artichoke, chayote, lemon balm, and fennel. Now is the time to sow broad broad and snap peas. Members of the Allium genus (garlic, shallots, green onions, chives, leeks, etc.) won’t be ready until summer, yet need a long growing season so it’s a good time to sow now. Also plantable now, although not ready for harvest until spring are asparagus, and rhubarb roots. It’s a good idea to stagger seedlings so that they don’t all mature at once. Instead, starting some each week will ensure that it’s not all or nothing.
KALE Kale is the brassica oleracea species, which also includes cabbage, broccoli, and cauliflower. It’s considered a cooking green, not a lettuce, but can be used in salads in place of lettuce. A lot of people consider kale a boring vegetable, mostly because many are not sure how to prepare it. It can be extremely delicious and it’s even better for us than it tastes. Kale will grow steadily for months until the weather gets too warm. Autumn is the best time for growing it because the leaves are sweeter when they mature in cooler weather. It grows best in full sun, but will tolerate partial shade as well. Plants that receive fewer than six hours of sun daily will not be as stocky or leafy as those that get ample sun, but they will still be extremely edible. Like collards, kale likes fertile soil to grow fast and produce tender leaves. Enrich the soil with compost and fertiliser before setting out the seedlings. Apply fertiliser and lime according to test recommendations. If you forgo the soil test, work nitrogen-rich amendments into the ground before planting. Kale needs lots of water and moisture from the beginning to produce tender leaves. It likes an even supply of water, about 3-3.8 centimetres per week. The soil pH should be 6.5 to 6.8 to discourage clubroot disease, although the plants will grow fine in a pH of 6.2 to 6.8 if clubroot is not a problem in the garden. Set plants at the depth at which they are growing in the container. Space them 45 to 60 centimetres apart. The leaves will grow bigger if given a lot of space, but smaller leaves tend to be the most tender. After planting, water plants well and apply a liquid fertiliser for excellent results. Kale planted now may sulk through spells of hot weather, but then when the weather gets consistently cooler, the plants will take off, quickly multiplying in size.

PUMPKIN CURRY Ingredients 700g 1 6 2 2 5 300ml 1 1tsp 1tsp 2.5cm
pumpkin, cut into cubes large onion, sliced button mushrooms, sliced green chillies, finely sliced red chillies, finely sliced cloves garlic, minced coconut milk cup water turmeric curry powder ginger, grated butter (for frying)
Method Mix the chillies, garlic, ginger, spices, water and coconut milk in a bowl. Heat a bit of butter in a large frying pan and add the pumpkin cubes, mushrooms and onions, sautĂŠing for a few minutes until the onions start to soften. Then add the coconut mixture and bring to a boil. Reduce the heat and simmer until the pumpkin is tender but not overcooked. If needed, add more water, half a cup at a time, to keep the pan from becoming too dry. When the pumpkin is cooked and the sauce is thick, take off the heat and let sit for two minutes. Season with salt to taste. Add a handful of raisins to the curry, or on the side to help counterbalance the heat.

CARAMELISED PUMPKIN, PARMA HAM & BUFALA MOZZARELLA SALAD Ingredients 200g 6 slices 1 ball
Method pumpkin, cut into cubes San Daniele Parma ham Bufala mozzarella rocket olive oil creamy balsamic vinegar black sesame seeds sugar salt & pepper
Set the oven to 175째C / 350째F. Lightly glaze the pumpkin with olive oil and sprinkle lightly with sugar. Place the San Daniele Parma ham on a baking sheet. Place both in the oven. Monitor the San Daniele Parma ham until it loses all its moisture (amount of time needed depends on the thickness of the ham). Remove ham from the oven and let sit to crisp up. Keep grilling the pumpkin approximately 35-40 minutes, or until the edges brown. To plate, layer the ingredients on top of the rocket leaves - first the pumpkin, then the ham, then the bufala. Sprinkle the sesame seeds over the top, adding the creamy balsamic and olive oil. Season to taste. Note: Parma ham is generally salty, so it's advised to taste before adding more salt.

Ingredients for Pumpkin Pie Spice 3tbsp ground cinnamon 2tsp ground ginger 2tsp nutmeg 1½tsp ground allspice 1½tsp ground cloves Method Preheat the oven to 350°F/ 175°C. Grease and flour two 8.5 x 4 x 2.5 inch loaf pans. In the bowl of a stand mixer fitted with the paddle attachment or in a large bowl with an electric mixer, combine the pumpkin, eggs, oil, water, vanilla and sugar until well blended. In a large bowl, whisk together the flour, baking soda, salt, and pumpkin pie spice until well combined. Stir the dry ingredients into the pumpkin mixture until it's just blended. Pour the batter into the prepared pans. Bake in a pre-heated oven for 60-70 minutes or until a toothpick inserted in the centre comes out clean. Method for Pumpkin Pie Spice Combine the spices in a small bowl and mix well.
