A FLAGSHIP PROJECT IN THE HEART OF THE CITY

A FLAGSHIP PROJECT IN THE HEART OF THE CITY

ARCHITECTURAL SPLENDOUR MAGNIFIED

The Chambon is an integral part of the history of Brussels. This architectural complex was created during the an era remembered for its many renowned architects, including Beyaert, Van Dievoet, Lambrichs, Hankar and Alban Chambon. It is to Chambon that we are indebted for the iconic Hotel MĂŠtropole. Alfred Chambon, a figurehead of the architecture of the 1920s and 1930s, designed the remarkable horseshoeshaped building, for which he adopted a traditional monumental style. He was also a great fan of metal, more specifically of oxidised (green) copper which is such a distinctive characteristic of the Chambon. The project involves the renovation and development of four exceptional buildings that predate the 1970s. By regaining its former glory, the Chambon will reclaim its reputation in the collective memory of the people of Brussels.

A FLAGSHIP PROJECT IN THE HEART OF THE CITY

REVITALISATION: A MIXED-USE APPROACH

The Chambon is destined to become a unique mixeduse location comprising homes, offices and commercial space. The project aims to reallocate the usable space, which amounts to over 50,000m2, 60% of which will be devoted to new or completely renovated homes. Everyone will find an apartment that meets his or her expectations and requirements: rom studios with all the modern conveniences, to apartments benefiting from residential services. Not to mention the magnificent penthouse apartments with views of the Grand Place, the Brussels Law Courts, St. Michael’s Cathedral and the elegant Place des Martyrs. The project also integrates student rooms, which will be just as spacious and agreeable. Separate from the other apartments, they will benefit from their own entrance, in order to guarantee optimal comfort for all the different residents. As well as housing, this enchanting location will also offer generous office space for businesses. Furthermore, several ground floor areas will offer space for boutiques, delicatessens and dining establishments. A perfect balance: the project as a whole will restore the neighbourhood’s vitality.

A BREATH OF FRESH AIR IN THE CITY CENTRE

The renovation work will transform the Chambon into an oasis of peace and tranquility. The demolition of the complex’s two most recent buildings will allow a generous green interior space to be created, designed by the renowned landscape architect Wirtz. Over 25% of the area to be developed for this project will be devoted to green space. Treating the city centre as well as the inhabitants of the Chambon to a breath of fresh air as unique as it is valued.

A FLAGSHIP PROJECT IN THE HEART OF THE CITY

SUSTAINABLE RENOVATION WITH RESPECT FOR PAST AND PRESENT

The Chambon is a building of rare beauty that reminds us of the splendour of the 1920s when the theatres were always full. Its imposing and truly eclectic character cannot be denied its place at the heart of the city.

18

Any conversion has an indisputably sustainable character. The Chambon is a fine example of this, with its robust original materials, selected at the time for their superior quality. The use of some clever new techniques will enable the integration of modern conveniences and energy-saving technologies.

All those who appreciate Brussels’ exuberance will savour the spirit and energy of the European capital. The Rue Fossé aux Loups, where the building is located, is one of Brussels’ main roads. The Grand-Place, the Place des Martyrs, Rue Neuve, the Place de la Bourse, the Rue des Bouchers: all these well-known locations and roads are just a stone’s throw away. Do you enjoy the theatre? The occasional (or frequent) evening of gastronomic delights? Do you look forward to discovering the glorious past of Brussels? Then you’ve found home at The Chambon. The Chambon is literally at the centre of life in Brussels.

32

33

AN URBAN EXPERIENCE

ART AND CULTURE ON YOUR DOORSTEP

Brussels is the country’s artistic capital. No other city in Belgium can offer such wonderful cultural diversity. The Chambon is part of Brussels’ heritage and can be found at its very heart. Your apartment is truly located at Brussels’ cultural crossroads. When we talk about culture, La Monnaie Theatre naturally springs to mind. Here you can take in a night at the opera, a fine ballet or a first-rate classical music concert. Not enough? Then just take a stroll around the corner. At the Bozar Centre for Fine Arts (Palais des Beaux-Arts de Bruxelles), music, literature, architecture, theatre and cinema are all represented. Welcome to the forefront of Brussels’ cultural and artistic scene. Or take just ten minutes to climb the many steps to Mont des Arts to reach the Magritte Museum or the Musical Instrument Museum, MIM.

34

There are three prestigious concert halls in the immediate vicinity of The Chambon: the Cirque Royal, the Botanique and Ancienne Belgique. Who’s performing? Global celebrities such as Prince and Sting, as well as many new talents, waiting to be discovered. Perhaps you are a cinema buff? There are no less than 5 cinemas within walking distance. Comic book fans will be thrilled by the nearby Belgian Centre for Comic Strip Art just 3 streets away from your door. The Chambon will become synonymous with art and culture.

35

AN URBAN EXPERIENCE

GASTRONOMY AND NIGHTLIFE ARE ON THE MENU

The nightlife of Brussels awaits! On your street are three of the capital’s most renowned restaurants. In a former bank, at number 32 of the Rue du Fossée aux Loups, the Belga Queen offers typical Belgian dishes with a modern twist.

few minutes from home, the famous Rue des Bouchers and the Grand-Place are packed with establishments that any self-respecting tourist would not miss for the world, such as the Armes de Bruxelles or the timeless Maison du Cygne.

At number 47 (to the right of your door), the Sea Grill is a star-rated address not to be missed. If you prefer Japanese cuisine then the Samouraï will captivate your senses

Do you fancy indulging in a little nightlife? The choice is vast. The Halles Saint-Géry district boasts cafés and bars galore. The Rue Antoine Dansaert district need not fear the competition from certain trendy London or New York districts. There’s something to please everyone, from traditional cafés to trendy cocktail bars. In summer, the terraces stay open until the early hours of the morning to the delight of revellers and bon viveurs…

There are of course many other options. On the Place Sainte-Catherine, intimate restaurants and taverns welcome you for a quick lunch or a sumptuous dinner. A

AN URBAN EXPERIENCE

SHOP TO YOUR HEART’S CONTENT

THE CENTRE OF BRUSSELS IS A PARADISE FOR SHOPPERS. In the city centre, fashion is defined by three broad categories of shops: Rue Neuve is home to the big names of the most famous international brands, the Galeries Saint-Hubert offer the classic splendour of those that supply the Royal House and several traditional Brussels boutiques. Lastly, the Rue Antoine Dansaert invites you to discover the most amazing and super trendy boutiques. The Chambon is located at the crossroads of all these trends and styles. FFor amateur antique collectors, a ten-minute walk (or a short ride on a Villo! bicycle) will lead you to the Sablon, a hotspot for antiquarians and amateur collectors. You will also find the best Belgian chocolates here. Push on a little further, and you arrive at Rue Blaes and Rue Haute – two old streets where you will find dealers of second-hand, antique furniture side-by-side with interior design stores.

39

AN URBAN EXPERIENCE

GREEN URBAN PROMENADE

Brussels abounds with parks and green spaces. Are you surprised? No less than eight thousand hectares of green space unfolds before you in a 10 km perimeter around The Chambon! In addition, the Region’s parks and woods are incredibly diverse. A few minutes from your home, the majestic Park of Brussels stretches before the Royal Palace. Moreover, you will discover that nature also has its place within The Chambon itself. You will find yourself in modern and peaceful location where bliss has been factored into the design. The most remarkable trees can be found in the Botanical Gardens just 800 meters from your front door. A little further away, Josaphat Park is large enough to give you the impression of having escaped the city. Unwind in the Parc du Cinquantenaire, the Bois de la Cambre, the Woluwe Park or in the lush Sonian Forest.

AN URBAN EXPERIENCE

A JOURNEY OF DISCOVERY THROUGH YOUR CITY

Despite competition from cities such as Paris, London and Amsterdam, Brussels attracts three million tourists each summer. The Grand-Place is certainly one of the best preserved spots in our country, featuring unique buildings and a special ambiance. The Chambon offers an unobscured view of the Town Hall’s tower, which is lit up magnificently at nightfall. But Brussels has more to offer than these traditional images. The 500 metres surrounding The Chambon hold a cornucopia of monuments and tourist attractions, waiting to be discovered (intentionally or not).

AN URBAN EXPERIENCE

ATTEND THE BEST SCHOOLS AND UNIVERSITIES

There are, in fact, other establishments to be found on the Rue Fossée du aux Loups apart from first-class restaurants. Just on the corner you will find the buildings of the Hogeschool-Universiteit Brussel (HUB) — one of six higher education institutions the city has to offer — providing unrivalled education in management and economics. Sint Lukas Brussels University College of Art and Design is internationally renowned in the world of audiovisual arts. A few minutes from your door, the Brussels Royal Academy of Fine Arts shapes the artists of tomorrow. The Facultés Universitaires Saint-Louis are iconic, and the Erasmus and Francisco Ferrer University Colleges offer more than twenty bachelor programmes – from nursing to journalism. The east wing of The Chambon will be reserved for students, offering high-quality rooms and apartments. It is an excellent base from which to enjoy all aspects of student life, right at the very heart of the capital. For the youngest residents, the best secondary schools, such as the European School, Catteau and the Lycée Émile Jacqmain are all easily accessible.

ONE TEAM, ONE VISION

ONE TEAM, ONE VISION

TWO INDISPENSABLE ARCHITECTURAL PARTNERS

A2RC ARCHITECTS and Jaspers-Eyers & Partners were asked to carry out the renovation project for The Chambon. These two architectural firms of Belgian origin enjoy international repute. They have joined forces on the Chambon project to ensure that the marriage between old and new is a happy one. They rely on former experience with urban renewal projects, such as Les Galeries Saint-Lambert and the Espace Jacqmotte (Jaspers-Eyers), or the Wolubilis cultural village and the Square Brussels Meeting Center (A2RC). The choices of the architects of the past will endure throughout the renovation work. Better still: they push the boundaries of what is possible for constructing the new sections. Once The Chambon has been restored to its former glory, you will live as the architects of yesteryear imagined. You will delight in the splendour of the past while luxuriating in the comforts of modernday living. The new Chambon project perfectly marries heritage and contemporary architecture while mutually respecting volumes and forms. The faรงades of the new buildings will be fashioned from light-coloured stone, echoing those of the existing ones.

Allfin wishes to offer everyone the possibility to live in a building with a rich historical past in the centre of Brussels. The developer’s wish: to offer The Chambon to the people of Brussels, providing them with a living environment that is as unique as it is appealing.
