chance to see the “live cooking show” from our chefs, there is a terrific selection of pastas, pizzas, wines and a plethora of irresistible Italian dishes. Our chefs in San Marco been trained the Italian way to ensure the originality of the food and beverage we serve at San Marco Restaurant match with the origin of the theme of the restaurant itself, which is Piazza di San Marco (Saint Mark’s Square) in Venice.
What is your full name and age? Andrias Ananta, 37 years old
What do you like to do in your free time and why? Spend time with my son Bryant. He was born in Jakarta, Indonesia in April 3 years ago. When he was only a few days old, I had to leave for Beijing, China on a working assignment. I decided not to take him and his mum along due to his being such a tender age and knowing that it’s kind of difficult to move around with a very young infant. I only had a chance to see him once a year for the first two years of his life. Now that he and my wife are able to be with me, I’ve been frantically trying to catch up on those magical moments that I’d missed for the previous couple of years.
Andrias Ananta
What is your current Job Position? Resident Manager of Dusit Thani Hua Hin How long have you lived in Hua Hin or been coming to Hua Hin? Since April 2015 but I’ve been to Hua Hin several times for leisure visits and always been impressed. What did you know about Hua Hin before you moved here? Not too much, but I did some research before I took this role. I had experience in resort properties much earlier in my career, that was way back in 2001, but then spent the next 10 years or so in busy business cities, so it is good to come back to a resort property as it’s a completely different environment. What do you like most about your profession? Without doubt the customer service side of the job. It is always a great pleasure for me to see how happy our guests feel with all the services we provide for them, especially when we have exceeded their expectation. That reaction gives me such a buzz, knowing that our efforts have been recognized and appreciated. What do you like least about your profession? This is hard question to answer. I guess there is really nothing that I haven’t liked so far. There are always good and bad times or positive and negative experiences, it is all part and parcel of work and life, but the most important thing is how you deal with the highs and lows. What do you like most about Hua Hin? The people, the culture, etc. It’s completely different from other major cities or resorts in Thailand such as Bangkok, Pattaya, Phuket, etc. The ambience in Hua Hin gives you a serene feel of relaxation, tranquility, etc., especially with the people I work with, they gives me a feeling of home far away from home. What is your favorite restaurant and why? That’s easy! It has to be the San Marco Italian Restaurant at the hotel. The Pasta Factory buffet is one of my all-time favourites, besides having a 10

What would you recommend for newcomers to do in Hua Hin and why? Hua Hin city is not simply a city for relaxing. You can find so many activities area such as shopping, water sports, water parks, Khao Takiab, floating markets, Hua Hin Hills Vineyard are just some of the attractions. Tell us a surprising fact that the public might not know about you? It was back when I was still at University. I was a member of a band, playing guitar and singing, even though it was only for a hobby it helped me in paying the tuition fees. Unfortunately, the group was just a year old when we decided to split up and focus on our studies. What is the most outlandish thing you have ever done and why? I’m a food lover and if enjoying “exotic” food can qualify for the “outlandish” criteria, then I can boast that I’ve eaten such delicacies as bat meat, snake meat, etc. Don’t ask me why I did it as I have no idea and there was no pre-conceived plan to try them, but to be absolutely honest, they tasted great.
Make the most of paradise Keep up to date on all the HOT Happenings in Hua Hin, Bangkok and throughout Thailand.

Saxophone Lounge hits top spot on Trip Advisor
T
ripAdvisor provides reviews and other information for consumers about travel destinations around the world. The company is now pervasive – with 65 million unique visitors each month scouring the site for reviews of hotels, restaurants and sites around the globe. Hua Hin is fully covered in Trip Advisor and when you click on the link “Top Things to Do in Hua Hin” You’ll find visiting The Saxophone Lounge at
the #1 spot, a position it’s held for the last several weeks (as of this writing). The Saxophone Lounge is a really fun casual place to listen to live blues & Jazz. Ryan Kemp is a Saxophone player and the proprietor of the Lounge. According to Ryan, “The concept behind the lounge basically came about because I was bored in Hua Hin of having nowhere to play and few places to watch. Since the success with trip advisor we have seen quite a boost in the number of musicians from all over the world jamming together with us”. Due to the popularity of the Saxophone Lounge Ryan has expanded adding an outside bar and pool table area. “The upstairs is still a surprise and should be completed by the end of the month (June). The additional spaces allow for another 80-100 people to join us as last high
season some people were disappointed when they couldn’t get in” said Ryan. “We will also be adding a range of specialty drinks, Cognacs and Cuban cigars. As for food, we won’t be doing full meals but wish to offer something more substantial to our guests, this is a work in progress”. The Saxophone Lounge recently teamed up with the dog charity Rescue Paws raising money to provide food, medicine and treatment to helpless Soi dogs around Hua Hin. The event featured 3 live bands and had over 120 people attending. The next Rescue Paws event will be posted on their Facebook page and website, so if you wish to get involved keep an eye on it. The Saxophone Lounge is located at the end of soi 94 and is open from Tuesday thru Saturday 6PM to 1AM. “It’s the customers that make it happen, they come with a positive attitude towards the music, they participate and the party happens from there”, said Ryan. Facial Fillers keep you forever young
I
n the United States alone, Baby Boomers heading into what used to be called retirement age are providing a 70 million-member strong market for legions of companies, entrepreneurs and cosmetic surgeons eager to capitalize on their “forever young” mindset, whether it’s through wrinkle creams, face-lifts or workout regimens. It adds up to a potential bonanza. The market research firm Global Industry Analysts projects that a boomer-fueled consumer base, “seeking to keep the dreaded signs of aging at bay,” will push just the U.S. market for anti-aging products to $114 billion this year. The boomers, who grew up in a culture glamorizing youth, face an array of choices as to whether and how to be a part of that market. According to the American Society of Plastic Surgeons (ASPS) 15.6 million cosmetic procedures, including both minimally-invasive and surgical, were performed in the United States in 2014. One notable trend is increased preference for less invasive procedures that enable patients to get back to work and social settings without a long leave of absence. The most popular of these is treatment with the wrinkle-smoothing drugs Botox or Dysport. They account for 5.4 million procedures, averaging about $400 per treatment. Other popular noninvasive procedures include chemical peels, microdermabrasion and soft-tissue facial fillers. Injectable facial fillers, unlike Botox injections that relax the muscle under a wrinkle, fill the line, crease, or area with one of several different substances. As a result, trouble spots nearly disappear giving you a more youthful look for a fraction of what a traditional facelift costs. Most will fill lines and wrinkles in less than 30 minutes with results that can last from 4 months to more than a year. Dermal fillers have a very specific function unrelated to other medical corrective procedures. By directly injecting a naturally derived or synthetic material into the frown lines between your brows, the deep lines from the corners of your nose to the corners of your mouth, depressions along the jaw line, the sunken areas under your eyes, or the hollowed areas of your face,
14
June 15 - July 15 , 2015
wrinkles and lines immediately become filled-in and skin is plumped up to the point where the wrinkle, depression, or fold is gone. This improvement can last from 3 months to 2 years or even longer depending on the type of filler used, how you take care of your skin, and how your face continues to age. One of the most popular facial fillers on the market is the Perfectha brand which is the latest-generation filler which can be used for all aspects of facial contour correction’s including replacing lost volume in the cheek and chin area, the augmentation of tissue volume, lip contouring and wrinkle filling. The dermal filler is available in 5 different strengths according to the clinical situation it is placed. Perfectha fillers are used at the NonNey Clinic in Bangkok. Dr. NonNey received her medical license at Thammasat University. She then went on to receive her Certificate of Acupuncture and Certificate of Botox training as well as a certificate in Homeopathy. Her main clinic is in Petchabun and her Bangkok clinic is only opened on Fridays. Facial filling is just one of many treatments Dr. NonNey can perform to make you look younger. Facial fillers last months, not years but they are certainly a lot less invasive and a lot less expensive than cosmetic surgery and your down time is just 30 minutes or so. For more information contact Dr. NonNey and find out all of your options for keeping “forever young”.

Sheraton’s Shine Spa
T
his month, HOT Magazine had the pleasure of experiencing the Sheraton Hua Hin Resort’s very own trademark massage, the Shine massage. Named after its spa, it is a sixty or ninety minute (guest’s choice) treatment designed to stimulate a number of sensations in the body and remedy a few physical or physiological ailments. As I walked into the finely decorated reception, I was immediately granted a choice of oils with which to enjoy the treatment including lavender, lemongrass and orange mint. I picked the latter, as it is the house’s signature solution and produced in house. I was then led to the Junior Suite room, a clean and elegantly decorated
16

enclosure with a bold marble bath tub and two massage beds. Next came a cup of refreshing chilled chrysanthemum tea along with a cold towel, scented in orange mint aroma, complementary to the oil that was later going to be used for the massage. Whilst I enjoyed the tea the masseuse very kindly washed my feet in a bergamot water solution, which acted as an antiseptic for the skin. Whilst she did, she used a sea salt scrub mixture that she applied to the lower calves and the feet, this too to purify the dermis. We then began the first part of the three part treatment. The first was a traditional Thai massage, which was performed with the orange mint solution. This was a soothing way in which to begin the treatment. The masseuse
had previously asked if there was any particular body area in which I wanted her to focus on and as I mentioned my upper back, she modified the routine to accommodate my request. It thus began with a light stimulation of the shoulders, a gentle rubbing that truly reduced the tension on the muscles. Then followed the middle and lower back. With extreme accuracy, the masseuse touched on all of the pressure points along the spine, a move that really allowed my body to loosen up. The precision of her technique made my back crack at every step of her execution, something that as you all know, felt heavenly. She then moved to the arms, where she worked through the tension in the biceps and triceps before focusing on the legs. There she proceeded with a gentle progressive
tapping of the thighs and calves, which at the rhythm of the relaxing and soothing Thai fusion music, sent me swiftly towards dreamland. Then came the second part of the massage, a wonderful hot press, performed with a herbal solution that was preheated by steaming. This, the masseuse let me know, was a technique that when applied to the skin allowed the aromas and essence to diffuse through the cloth, permeating the skin with its soothing qualities and allowing it to moisten and relax. She began with her focus on the back, very considerately asking if the pressure was appropriate to my taste. This attention for care truly was something that made the experience in general very accommodating. She
pressed the hot collection of herbs against the vital pressure points of the spine, as she made her way down the lower back and this truly loosened up the muscular tension accumulated there. As she made her way to the arms, one could feel the heat enlivening the biceps and the triceps which ended at the palms of the hands with a soothing warmth. She then proceeded with the routine down the legs and on the front. The third part of the massage consisted of aromatherapy with a warm towel applied to the back over which the masseuse performed a move called the palm technique. This felt warm and relieving, and I was told that it would have aided my jet lag had I suffered from it. Moreover, it had alleviating
physiological properties that helped both the body and the mind enhance their functionality. The afternoon was rounded off with a warm ginger tea that was presented with a delicious small platter of dried pineapple and papaya. I was told, once I had freshened up and reoriented myself, that these taken along with the tea had good circulatory qualities. I thoroughly enjoyed my session at the Sheraton, a spa worth going back to throughout the summer. Sheraton Hua Hin Resort & Spa 1573 Petchkasem Road Phone: +66 (0)32 708 000

Chris Craker, at the forefront of the music industry
C
hris Craker has operated at the very forefront of the music industry for over 25 years. He produced the soundtrack for last year’s wildly successful movie “Interstellar”Staring Mathew McCaughagyy and Ann Hathaway, with the Oscar nominated score composed by Hans Zimmer. Chris also recently produced the score for “The Little Prince” , a Paramount movie which debuted at the famous Canne Film Festival this May. Chris was the youngest member of the London Symphony Orchestra making his debut at the early age of 22 playing the clarinet. While there he contributed to albums by Alan Parsons, Sarah Brightman and Sir Elton John and the Soundtracks for many of the Star Wars movies, E.T. and numerous others. At the age of 28 he decided he wanted to explore other avenues of Music. Always fascinated by the record business he bought his first digital tape machine and learned everything he could about the music recording business. He received a huge contract quite quickly with a record company. He later set up his own record label, Black Box, and went on to release over 100 albums before selling the business. He was headhunted to become the General Manager and Senior Vice

President of the International Division of Sony BMG Masterworks, maintaining offices both in London and New York. Chris has produced ten recordings in Thailand featuring the compositions of His Majesty, King Bhumipol Adulyadej, which was an absolute career highlight for him. Further, in the summer of 2006, Chris produced two albums specifically in honour of the His Majesty’s 60th Anniversary on the throne – one featuring the Royal Philharmonic Orchestra, and the other featuring arrangements by Privy Councilor, HE Rear Admiral Mom Luang Usni Pramoj with the Bangkok Symphony Orchestra. Chris was selected to produce the music for the 1998 Asian Games, for which the hit theme song “Reach For The Stars”, performed by Sony BMG pop artist, Ta Ta Young, sold over 2.3 million copies and went straight to Number 1 in the pop charts. In 2008 Chris built his own recording studio, called Karma, in the picturesque fishing village of Bang Saray, 20 minutes from Pattaya. Karma quickly gained the reputation as the finest in South East Asia. Chris splits his time between London, Los Angeles, Hong Kong and Thailand, undertaking high profile production, supervision/management, composition, conducting and recording projects.
Russ Downing, Managing Director of HOT Hua Hin Property, had the pleasure of meeting Chris and recently sat down with him at the InterContinental Hua Hin Resort to discuss his amazing adventure in the music industry. Russ: Your foray into music started with the clarinet, when did you start playing? Chris: For my 11th birthday my parents took me to a Philarmonic concert in London where in the middle of the performance there was a clarinet soloist and something just caught my ear on that day. My parents bought me a clarinet and after playing two years I became absolutely compulsive playing 4 to 6 hours a day from the age of 14 and 7 to 8 hours a day when I reached 18. Coincidently I started studying with the gentleman who was that soloist, a man named John McCaw, and then ultimately sitting next to him in the Orchestra playing along and then recording him with the London Philharmonic, which I do frequently. So it’s funny how life comes around. Forty five years ago my mum and dad took me to a concert and now I have been working with them consistently over twenty-five years. Russ: At 22 you were picked to join the London Symphony Orchestra where you stayed for six years. What was that
like and why did you decide to move on to the recording side of the music industry? Chris: Playing for the London Symphony Orchestra was a dream come to for me. Everyone around me was in their 50’s and 60’s so I felt very fortunate. At the time they were the “goto” symphony for doing move scores. During that time we did several Star War movies, E.T., all of those John William’s big orchestral scores and I was fascinated by the whole recording process and we were recording a lot in those days for the big classical labels. I got friendly with the guys at Abbey Road studios which is where we were normally making those records and decided to take a sabbatical from playing for about six months, bought some equipment and learned how to use it. I used to hang out at Abbey Road for long periods of time, watching, listening and learning. I got my break due to a chance meeting at a dinner party with a guy who owned a record label, he invited me to make a series of 20 records featuring the London Symphony Orchestra. Again going full circle really from being the novice young boy in the orchestra to 8 to ten years later making a major series of recordings with them. I was working simultaneously for labels like EMI, Decca, Warner Classics, Sony and over the years I’ve made over 400 records. In that heyday when CD’s were selling in large quantities we would often make 2 to 3 CD’s a week. It was a really busy full on time and I was traveling all over the world. I ultimately invested in 3 mobile recording units. I had one in London, one in Dublin because I was doing a long series of recording for the National Symphony Orchestra and one in New York so I just used to jump on a plane with a flight bag filled with microphones and my headphones. Russ: You started your own recording
label, when did this happen? Chris: It was actually during this time that it dawned on me that I was making so many records I should be doing it for myself so I set up my label and named it Black Box Music. We quickly grew the label over 2 to 3 years to the point where we were releasing 3 to 4 records a month and the catalog was up around 100 titles. We had distribution in 27 countries. I was doing a lot of traveling visiting our distributors and it got to be too much so I elected to sell the label to the Sanctuary Group which was a large independent label in London whose roster was very diverse. They had a Rock division which handled groups like Iron Maiden, Gun’s and Roses and doing big touring events with really big Rock Bands. They also had a middle of the road label and then a classical label which I ended up running. After a couple of years we brokered a deal and now Black Box is owned by Universal Music which is the biggest music empire in the world, so the label still goes on. Contractually I had to stay on with Sanctuary for two years and then I was head hunted by Sony Music to run their classical division. I originally worked out of their London office but quite quickly realized that I need to be in their New York office. I kept my family in London and would fly to New York on a Monday and back to London on a Friday with frequent visits to Berlin and Tokyo which was where the other two main offices were. It was quite a crazy but fun time. Eventually the corporate life got too much for me and I decided after 4 years that I wanted to go back to making music. It was then that I built my recording studio in Thailand. I wanted to set up a creative utopia that would be a brilliant place for musicians to record without all of the distractions of the real world. Russ: What initially brought you to Thailand?
Chris: I was recording in the Abbey Road studios and received a fax from Privy Councilor, HE Rear Admiral Mom Luang Usni Pramoj inviting me to come and record his Majesty’s music for his golden jubilee celebration, so I was honored to get that invitation and that was the start of a very long working relationship with Mom Luang Usni Pramoj and we’ve made 10 or 12 records together. It’s been a seamless endless string of projects ever since which is why 8 years ago I decided to set some roots here. Originally I was spending 12 to 14 weeks a year in Thailand but now it’s much more. I like the climate and the vibe. Our studio has software that allows us to connect to studios all over the world, this allows me to record my friends in L.A. or London out of my control room in Bang Saray. Russ: Would you say your forte’ is classical or are you all over the place? Chris: It started out as classical and then moved to Jazz. I like jazz and used to hang out at Ronnie Scott’s in London and the Blue Note in New York. I got familiar and friendly with Jazz artists from all over the world so Black Box had a jazz division. Over time I started making pop records as well, in fact the second big job I did in Thailand was with Tata Young recording the theme song for the Asian Games which went on to sell 2.3 million copies and became one of her biggest selling hits. It was a big Celine Dion type of sound with a full orchestra which was unheard of in Thailand at that time. Stylistically I’m into everything but I probably do more pop records than anything and movie soundtracks. Pick up HOT Magazine’s July 15th issue for the completion of Russ’s interview with Chris Craker.

Black Mountain, Hua Hin’s original waterpark
W
hat activities are you planning to do this summer? If one of your answers is: “I’m going to spend an exciting day at Black Mountain Waterpark” then you are doing it right. Located at a mere fifteen minutes by car from Hua Hin town, Black Mountain Waterpark is a wonderful forty thousand square metre compound that encompasses a great variety of the activities that both young and old can enjoy at par. Opened in 2011, the Black Mountain Waterpark has been entertaining guests for years. It began as a great sensation

and to date remains one of the most family apt activities to choose if you fancy having a refreshing splash or simply a sun seeking day. Within the waterpark one can find the most diverse of activities to indulge in. For those who enjoy the speed of the ride, Black Mountain does not disappoint: The Purple Speed is a definite park highlight that takes the body up to a resounding fifty kilometres per hour before throwing you feet first into the pool. Not enough? How about the Black Wave? This eccentric attraction has a double drop that definitely leaves no time to breathe, as you splash your
way down in seconds of intense fun. For those who prefer a more wavy slider, how about the White Ring or the Blue Snake? Both of these are larger than eighty metres in curvy length, the former is a twisted story of fun and the latter a way to enjoy the ride in the pitch dark. Both end in exciting splashes and smiles and leave you wanting more. Do you want a more communal slide? Then how about the Wide Wave? This ample attraction host more than one individual at a time, so sliding down can be done with friends or family. After this repertoire of wildness, you would probably find it is time to relax. For
that, there is no better way than go than enjoying the random and gentle tides of the Lazy River, an attraction for the entire family which allows for a calm stroll down its meandering bends. Once you feel ready to take a break, the ideal place to go for a cool drink is the pool bar. This allows you to spend some time sipping on whatever tickles your fancy whilst you watch the fun at an enjoyable distance. If the hunger begins to set in, say no more. Black Mountain Waterpark offers an excellent restaurant that provides both Western and Thai food, catering to everyone’s taste buds. Spending your lunch time
there is a good way of regaining energy to get right back into the action. If what you want is a sweet snack however, why not enjoy and ice cream from one of the many ice cream booths located across the park, perfect for a break or to end an exciting day. Black Mountain offers a range of other facilities to make your visit all the easier and simpler, such as a locker service and an inexpensive towel rental for those who don’t want to pack too much. If you fear for safety, don’t: the park has a highly trained and experienced team of staff that have undergone the most rigorous and disciplined of tests.
If you have any health concerns, allow them to handle them for you. At the end of a fun filled day, all that’s left to do is to visit the Souvenir Shop, where you can buy a number of mementos to make sure you never forget the time you spent at Black Mountain. Black Mountain Waterpark is a marvellous attraction to spend your day, it is open from 10 am until 6 pm and has consolidated itself as a definite must go attraction for anyone who is willing to enjoy their summer this year. Are you?

Rentals Are Booming At Yambay
L
ocated at the top floors of the Milford Paradise building, a beachfront property originally built in the early 1990’s, nests Yambay, constructing one of the most interesting condominium and hotel developments in Hua Hin. The concept of Yambay is to renovate existing beachfront condominiums, set them up to operate as fully functional hotel suites with sea view hot tubs, spacious terraces, stylish interior designs by an acclaimed Finnish designer, relaxing lounge sofas and on top of all, amazing sea views from every unit. Rental operations are fully managed
34
June 15 - July 15 , 2015
by Yambay’s International Hotel Management team and revenues are divided among the private owners of the condominiums and the Yambay Management Company. In this way Yambay offers attractive opportunities for private buyers to purchase a condominium to enjoy in Hua Hin and from which to receive solid rental returns from when the unit would otherwise be unoccupied. As the units are rented with daily rates, significantly higher overall returns can be reached, compared to renting out a condominium traditionally with weekly or monthly rates.
SUCCESS THROUGH SOCIAL MEDIA AND VACATION RENTAL MARKETS
“We strive to find new and more innovative ways to market Yambay for our hotel customers. We have been successful in the launch of our hotel operations since last year and proved that the new generation of travelers are very effectively reached through social media and Vacation Rental markets, such as for example Airbnb and Flipkey websites”, says the General Manager of Yambay, Mr. Karet Nilsa-nga. Yambay’s strategy seems to work as it has during the past year achieved average monthly occupancies of 90%
through the range of its rental units. “We are at the moment receiving an average of +100 booking inquiries per day, mostly from Facebook and other social media networks. These are mostly Bangkok based Thai customers who travel to Hua Hin to stay at Yambay, not only on the weekends, but also during the weekdays. Due to the extraordinary location, attractive design and concept of Yambay, we are able to serve both Thai and Foreign customers”, continues Nilsanga. Yambay is currently in a process of renovating all the top floors of the building, which includes condominiums available also for private owners. Karet Nilsa-nga and the Yambay team look to have more than 100 beachfront condominiums completed and in rentals during the next years, while serving their customers with unforgettable beachfront experiences under their concept, simply coined as “Yambay - Your World. Your Playground”. For more information about Yambay Suites and available condominiums, please contact sales@yeambayworld. com / +66 94 27 00 657.

Central Embassy’s One Year Anniversary
42
June 15 - July 15 , 2015
T
he Central Embassy in one of Bangkok’s success stories. Opened up in May of 2014, it is something that has impacted the Phatumwan area and has brought a wonderful new vibe with its stylish and modernly designed complex. One can do anything that pleases the eye at the Central Embassy, be it shopping, dining, relaxing or browsing, the mall truly brings a sensation of diversity and range to the possibility of the visitor. It is this that has led the mall to have drawn an average of eighteen to twenty thousand visitors every say since its inauguration. These statistics were given to us by the managing director of the Central Embassy mall Mr. Barom Bicharnchitr and asserted that this was a progressive cutting edge project. Addresses like this and many more were the ones delivered at the one year anniversary celebration of the mall. The event was not short of expense, as forty million baht were set aside in order to make it a wonderful evening. Mr. Bicharnchitr continued: “On this special occasion, we would like to reward our customers and thank them for their support. We’ve joined hands with an American art group FriendsWithYou which is known globally to showcase their art installation for the first time in South East Asia.” He said that they would create a concept for entire families to enjoy, what he called was going to be known as Rainbow City. The ceremony equally highlighted Korean artistry, as the DJ was Yoon from Ambush Band, famous is Korea. The event, which spread across four days, saw a different type of concert every evening. On the twenty eighth, we saw the band Tattoo Color perform, on the twenty ninth we say Apiwat “stamp” Eurthavornsuk, the day after was the turn of Kasidit “Gene” Samniang and on the final day we had a performance from Jetsetter. All of these were great fun and well attended. There was equally a fashion presentation that was given and a wonderful selection of beverages and snacks to accompany this wonderful occasion. The charitable highlight of the events that led to the four day celebration was the “Sharing is the Ultimate Happiness” project that entailed taking a picture of two people holding hands and sharing them in the social media such a Instagram or Facebook. For every share, Central Embassy donated ten baht to the Princess Maha Chakri Sirindhorn Foundation. Central Embassy’s Anniversary was a great event that marked a wonderful milestone for a mall that is going to continue to attract multitudes of events, art and people’s attentions. If you haven’t been there yet, you’re missing out.

K
nown internationally as the fashion bible, Vogue is an undisputed market leader in lifestyle and cultural publishing. With a global print readership of over 23 million people and over 32 million unique online users per month, Vogue’s authority and leadership derives from its unique role as a cultural barometer. The first VOGUE Café was launched in Moscow in 2003 and has been a favourite amongst the fashion crowd in the Russian capital since opening its doors. Additional Vogue Café’s opened in Kiev and then Dubai. The highly anticipated VOGUE Lounge, the world’s first, opened in Bangkok in 2014 and has become THE destination for Bangkok’s hip High So’s. Designed by London’s world renowned David Collins Studio, the Vogue Lounge oozes exclusivity and elitism from wall to wall. It’s no wonder that movie stars and “A list” celebrities visit the Vogue on an almost daily basis. The classic tricolour scheme of black, white and gold emits an air of elegance that makes you question whether you’re dressed fashionably enough for a table. Three Michelin starred chef Vincent Thierry is in the kitchen, creating modern French cuisine in bite-size, tapas style portions with an edge towards lighter, healthier ingredients. The trends and fashions of the season are carefully considered when designing the food and drinks menus. Behind the bar the Vogue’s resident mixologist Hideyuki Saito creates his signature cocktails along with classic martinis and fine wines, all served in the Vogue’s own custom designed stemware. Funky, soulful house and nu-disco music keeps the sophisticated lounge vibe going until closing. The music goes up around 10 when their resident DJ takes over. Once a month the Vogue flies in a celebrity DJ to perform for an evening which has become a very popular event. Our dining experience was memorably extraordinary and started with Green Asparagus from Pertuis France, stuffed Alaskan King Crab, white Asparagus and Panna Cotta, an Italian cooked crème. The presentation of the dish, as all of the dishes we tried, was as visually stunning as it was delicious. Next came Divied Scallop “a la plancha” from Hokkaido, Iberico Palenta and Piquillo Coulis which was artful in all senses. We also had the 48 hour cooked Wagyu Short Rib with textures of Beetroot and Teriyaki Pearls. Choosing a favorite of the 3 would be difficult but the 48 hour cooked Wagyu just melted in my mouth and would probably take top honors. For desert we had the Almond Parfait with Mascarpone Cream and Arabica Coffee Jelly. All the flavors of a tiramisu, again beautifully presented.

Although this was our first time eating at the Vogue it was our second time for cocktails. We started with Hideyuki’s signature “Ocean Lychee” which is made with Belvedere Vodka, Limoncello, house-made lychee juice, and fresh grapefruit with a salty martini Bianco spray. We had the Ocean Lychee last time we visited and it was even more delicious this time. We also tried their “Delicious Sour #2”, another cleverly crafted cocktail consisting of Berneroy Calvados VSOP, Martini Rosso, Almond Syrup, fresh lemon, egg white and cinnamon. A very unique joining of tastes that made me think of the holidays. When visiting the Vogue you have the choice of sitting outside which is just as stylish, evoking the feeling of a swanky New York City rooftop bar. Subtle hidden outdoor air conditioners keep you cool through all seasons.

hen one thinks of Thailand, the general idea that comes to mind is that of the ocean, of the beaches and of sipping on the iconic young coconuts with the small straw hats whilst overlooking the vastness of the sea. We often tend to overlook however, the fact that Thailand is a region that possesses one of the most ecologically diverse and rich environments in the world, open to the greatest gamma of fauna and flora. So if you have the luck of being aware, the destination to turn your holiday dream true is not in Phuket,

Pattaya or Hua Hin, it is most probably in Ratchaprapha. The natural beauty in Ratchaprapha, which is located in the Surat Thani province, is nothing short of stunning, but not all of it was left to the works of Mother Nature herself, so why don’t we start with a bit of history to find out why? It is believed that the area that we today is known to us as Ratchaprapha was inhabited for the first time over thirty seven thousand years before Christ. At this height, humanity was at the mercy of the Ice Age and settlers reportedly
moved to this land from the island of Borneo, modern day Malaysia, Indonesia and Singapore. Permanent residents however, are reported to have been known to move to these areas no longer than two hundred years ago, something surprising given the long and rich history of Thailand. At the dawn of the sixties, this area began to receive more attention from the outside, as a larger and wider road was built to provide an easier access. Ratchaprapha’s most famous destination is without a shadow of a doubt Khao Sok National Park. It was inaugurated in 1980
and from there received the name that it bears today. Given by His Majesty King Bhumibol Adulyadej on the opening day of his sixtieth birthday, Ratchaprapha means “the light of the kingdom in Thai and within it is contained the beauty that it can boast of, something one sees immediately upon arrival. The curious anecdote of this small enclosed paradise is in the fact that the calmness and stillness of its crystalline waters was duly aided by a man made construct. Today it is known as the Ratchaprapha Dam and it falls merely
four metres short of a hundred imposing metres in length. The dam was built to strategically block the Klong Saeng River, which weaves its way across the area. It was done so in foresight by the Electricity Generating Authority of Thailand of Khao Sok holding the largest watershed in Thailand. This was done in 1982 and since then, the area has transformed itself into what is known today as the Cheow Lan Lake. Visitors to the area have since then grown in number, but it is not the type of tourism one usually associates Thailand with. Far are the beach seekers
and those who prefer the close quarters of the sea life. Ratchaprapha attracts many geologists, conservationists, biologists, geographers and botanists because of its incredibly rich diversity or animals, plants and rock structures. Because Khao Sok National Park contains Thailand’s largest expansion of virgin forest, the wildlife is something crucial to have a look out for when you go visit. It is said to be not only older, but more diverse than the fauna in the Amazon Rain Forest, an attractive prospect for any person devoted to nature.

Five percent of the world’s species are found in the area, including the white handed, gibbon, the pig tailed macaque, the Malayan tapir, the muntjak, the Asian elephant, tigers a variety of deer and reptiles, such as the notorious King Cobra and the Reticulated Python as well as the more curious flying lizard. An incredibly large variety of fish can be found too, especially across its stunning coral reef, which is an impressive five times larger than Australia’s Great Barrier Reef. If you rent a kayak or small boat to go through it, you can be assured that beauty will take a new meaning for you. This takes us to talk about the flora, in an incredibly rich soil grow plenty of vines and plants, as well as exotic fruits such as the mangosteen, the

jackfruit, the jujube, rambutan and the infamous durian. However, if we talk about something that stimulates the senses, Ratchaprapha’s most famous plant is the Rafflesia Kerrii. Known as Bua Phut in Thai, it has two unique qualities: First of all, it is the largest flower in the world, at times measuring almost a metre in diameter. Secondly and more notoriously, the Rafflesia is probably the plant with the most terrible and nauseating smell in the world, as it exudes a stench of rotten flesh in order to attract flies that pollinate it. Worth a visit, go near it only if you dare! We then turn out attention to the landscape. Taking your time to gaze at the stunning scenery that Ratchaprapha has to offer is nothing short of a gift and a privilege. The multitude of limestone
rocks eroded throughout the years, even centuries, bear testimony to what is a marvel to the spectator and a gold mine to the geologist. The vast quantity of Karst Topography is something that has brought many to study the vicinities of the reservoir. The limestone formations tower to commanding heights and are perfect to snap pictures of from below. The temperature in Ratchaprapha is tropical, much like in most of Thailand. The hot season is between January and June where temperatures go from between twenty five all the way up to thirty six degrees. This peaks in the months of March and April during which we see temperatures reaching thirty seven or at times even thirty eight degrees. During the wet season however beginning in May and ending
in November, we witness more suitable temperatures which range between twenty to thirty degrees. Days become cooler and the breeze becomes stronger, especially aided by the torrential rains when the heavens open. Thus the period to encounter more enjoyable temperatures is around this time of the year. The good news is that that water temperatures are always fairly standard, varying only in a degree or two across the year. Getting to Ratchaprapha is easy, one can use an array of different transportation methods: the most common and cheapest way to get there is by car or by bus on the 401 route. Surat Thani is around six hundred and fifty kilometres from Bangkok and buses there depart from the Southern Bus
Terminal. An easier way to get there, especially for the impatient ones, is by air. Thai Smile offers reasonable rates that fly from Bangkok to Surat Thani airport twice on a daily basis. This commute takes only an hour and fifteen minutes and allows for you to travel with much more comfort. If you’re not fussy over the comfort however, you can decided to take the train, which leaves Bangkok’s Hua Lumpong station at eight in the morning. This adventurous means of transport will get you all the way to the province in a fair number of hours. You will reach your final station around five in the evening. Once there, there are number of wonderful places to stay, be they of more prestige like the Marriot hotel, or be they of a cosier more family-like type homes,
there’s plenty to choose from, most of them at great value. Many are lined up in the form of small cabins along the shores of the lake, which make your residential experience all the more endearing. Ratchaprapha is all in all a wonderful place to go and spend a magical holiday at. Whether you like the stunning beauty of the landscape’s greenery or whether you prefer the array of different flora and fauna in the area, this rich and diverse vacation spot is sure to bring your Thailand experience to a whole new previously undiscovered level. As mentioned earlier, this time of the year is a good time to go, so if you have not decided what to do for the next month, what are you waiting for to pack your bags?

ransgenders have been in the news a lot lately. American Bruce Jenner, once known as the World’s greatest athlete, recently came out fully as a woman and is now known as Catilyn. Many news sources have described her as the most famous openly transgender person in the world.
That could be so based on Twitter. In about four hours after Caitlyn opened her new Twitter account it became the fastest growing account ever to reach 1 million followers. Not only did Caitlyn reach new heights in followers, her name quickly became a top trending topic on Twitter. The previous record holder for this milestone of fastest growing Twitter account was President Barack Obama, who began tweeting from his account on May 18. It took POTUS about five hours to reach 1 million followers In Thailand the most famous beauty contest for Transgenders is the Miss Tiffany’s Universe contest which was held on May 8th at the Tiffany’s Show Theater in Pattaya. Broadcast live on National Thai television, the beauty pageant captures the attention of the south-east Asian kingdom every year, with winners often going on to careers in television or modelling. After 3 hours of competition to narrow down the field of 30, this year’s winner was announced to an excited and appreciative audience. Twenty-two year old Sophida Siriwatananukul, Nicknamed Nong Bai Mon, a student at the Rachapat University in the Ayutthaya Province was crowned Miss Tiffany Universe 2015. “I feel very happy for winning the title,” she said through a translator. “My life is forever changed. The biggest blessing is I always had the full support from my family, who also came to support me in the competition,” “All transgender people deserve to live the life they want and I feel proud to represent them.”

Khun Sophida said that when she was young she was always quiet. She was gentle, unlike other boys in kindergarten and she could never play with them. Instead she felt comfortable playing with girls at her age. In her first year of college, she started dressing like a girl despite several restrictions from school but in the end they allowed her to do so due to her good behaviour. From that day, Sophida Siriwatananukul never looked back. She started to lead what she calls a “normal life” and the only difference was that she was a transgender. Her journey to becoming a woman began. In addition to the title “Miss Tiffany’s

She will also enjoy her official suite at Woodlands Hotel & Resort every time she comes to Pattaya City during her reign of 1 year. One of Khun Sophida’s official duties as Miss Tiffany’s Universe 2015 is to represent Thailand at the Miss International Queen pageant, the world’s largest international transgender Beauty Contest which will be held again in Pattaya later this year.

n 2013 Central Plaza Hotel PCL received the Royal Warrant of Appointment from His Majesty King Bhumibol Adulyadej, becoming the first hotelier in Thailand to receive such recognition. The Royal Warrant is awarded to companies that have shown exceptional services and commitment to the economic and social development of the Kingdom. In 1980 the Central Group, Thailand’s largest retail conglomerate, founded Central Plaza Hotel PCL to handle the launch of its own hotel/mall/convention centre development in the expanding Ladprao area of northern Bangkok. The hotel opened in April 1983 and became the foundation in a network of deluxe and first-class properties across Thailand. On 26 June 2007, in recognition of the need to establish a strong identity of its own, the hotel company, initially named
Central Hotels & Resorts, rebranded to Centara Hotels & Resorts. Since the rebranding the group has further expanded throughout Thailand and, starting from late2009, began strategic growth overseas with the opening of its first resorts in the Maldives. Today, Centara Hotels & Resorts is Thailand’s leading hotel company, with 46 properties covering all the main tourism destinations in the country. A further 21 resorts in the Indian Ocean, in Maldives, Mauritius and Sri Lanka; the Far East, in Bali, Laos and Vietnam; and Africa and the Middle East, in Ethiopia, Oman and Qatar, are either open or in project. In Pattaya you will find 3 Centara Grand Properties, the Centara Grand Mirage Beach Resort, the Centara Grand Modus Resort and on the southern end
of Pattaya you’ll find the 5 star Centara Grand Phratamnak. Just a few steps from the beautiful beach, the five-star Centara Grand Phratamnak Pattaya features a stylish design with a dramatic marine themed lobby, Italian furnishings, and a pool and Jacuzzi on the rooftop. The hotel features 165 exquisitely appointed guestrooms, each including Smart TV’s, Nespresso machines, a large balcony or terrace, a refrigerator, delicate cotton bed sheets, in-room safe and a rain shower. Family rooms and suites are also available. We stayed in the Luxury One Bedroom Suite Ocean Vista and couldn’t have been happier. The suite consisted of a large lounge area with the biggest TV I’ve seen in a hotel room. This was just one of four TV’s in the suite which were also located in the master bedroom, in the separate Kids room (with bunk beds) and in the master bathroom which could be viewed from the luxurious bathtub. Other amenities included a full sized refrigerator freezer, a Nespresso coffee machine, an in-room safe and a DVD player. The suite also had a very large wrap around deck accessed both from the master bedroom and lounge. Outdoor furniture included sun loungers and a table with chairs. Restaurants include Oceana, the property’s all-day dining restaurant. Besides serving breakfast, Oceana offers a Thai-inspired menu where the accent is put on in-season local produce. The hotel’s signature restaurant is Ruffino’s located on the rooftop and offering superb views across the bay. Ruffino serves comfort food to guests relaxing poolside along with a wide variety of dishes inspired by home-style Italian flavours. If you are visiting over a weekend be sure to take in the Saturday evening Royal Seafood Buffet as we did. There are plenty of other nonseafood items in the buffet and if you sit outside you’ll be able to enjoy the smooth sounds of their in-house DJ. The price is very reasonable, for a Centara Grand property with the buffet just 888 baht net or 1,388 net for buffet and free flow. Separating the hotel from the beach is the hotel’s Breeze Beach Club. Open from 10 in the morning until 10 pm The Breeze Beach Club serves light meals and refreshments during the day and turns into a relaxing beach lounge in the evening. On Thursday evenings the Breeze serves up its best promotion of the week with its Ladies 64

Cocktail Night. 250 baht and free refills from 5 to 10pm for the ladies and for the gent’s beers are discounted to 100 baht. As one would expect from a Centara Grand property there is a full complement of amenities including a large rooftop swimming pool offering commanding ocean views, a wellequipped fitness center and the Centara’s signature spa Cenvaree. A complimentary shuttle service operates to the centre of Pattaya, and transfers to and from Suvarnabhumi Airport can be arranged. Centara Grand Phratamnak is perfectly located for enjoying the attractions of Pattaya, which include a large number of golf courses within easy travelling distance of the hotel. If you are looking for a hotel that is near the action of Pattaya but located in a quiet and relaxed area then the Centara Grand Phratamnak is the perfect choice for you, especially if you are wanting the 5 star luxury that the Centara Brand is known for but at a surprisingly lower fare. Tha Maharaj
T
his month, HOT Magazine checks into the Tha Maharaj. The Tha Maharaj is a stylish mall located on the outskirts of Bangkok very near and at walking distance from Thammasat University. The objective of this chique mall is to bring the guest into an environment combining both modern and old town architectonic efforts in order to evoke sensations of marvel and charm. The Tha Maharaj does exactly that: as one wonders in across the elegant bridges and strolls parallel to the piers, one feels as if he was gladly passing through the sidewalks of a Parisian river, overlooking the waters. At night this becomes more exciting and romantic, as the gentle lighting illuminates the paths
68
June 15 - July 15 , 2015
adds a special glow to the complex. The Tha Maharaj is not excessively big, it was not built for the purpose of “size surprise” that other Thai malls tend to overwhelm you with. It focuses more on the beauty of the aesthetics and thus every one of its fifty open aired restaurants and shops represents a little work of art in its respective location. The Tha Maharaj consists of three floors and within them one can find an array of both places to dine and places to shop. Places to eat and drink go from the popular S&P, Ochaya and Starbucks Coffee, to more unique restaurants such as the Propaganda, Favour House or the curiously named “Trust Me I’m A Baker”. If what you fancy is some
shopping however, the Tha Maharaj offers it too and exclusive stores such as the Pomme Accessories and the Orgemme Creation are quite prevalent amongst the visitors to this exciting mall. What is quite popular at the Tha Maharaj is the selling of Thai antiques and amulets that are sold by a number of shops within the area. The Tha Maharaj offers more than just the simple shopping experience however. Within its enclosure is also a community garden in which people can go relax and spend an enjoyable time, be it on their own or with a partner. Furthermore, the Tha Maharaj offers some interesting activities catering to the likes of the adventurers: within the mall is a
company that offers guided tours of the ancient capital city of Rattanakosin. This takes the visitor across an array of different attraction points such as the National Museum and theatre, the Grand Palace, the Temple of the Emerald Buddha and much more. Getting to the Tha Maharaj can be done an array of transportation: firstly, one can use the most exotic form of transport and take a Chao Phraya Express boat with a green, orange, yellow or red flag until the Pranok Wang Lang Pier. From there, you can ride a ferry to the Mahathat pier or an orange or green flagged Chao Phraya Express Boat to the Chang Pier. If you prefer to go by land, buses number 32, 53, 124, 203, 201, 31, 52 and 524 (the latter three with air conditioning) with land you straight there. Finally should you prefer exclusivity, you can always take a car or a taxi, any way will do to enjoy the charm of this classy and well designed mall.

These 3 Thai resort destinations still prove irresistible
F
oreign interest may have waned a little in the Thai resort market but three locations are still attracting interest from offshore buyers, according to property services firm Knight Frank Thailand. Demand for real estate in the top resort destinations of Hua Hin, Pattaya and Phuket is still there, despite recent stumbles in investor activity. “While such activity has slowed, each of these markets retains specific attributes that continue to drive sales and new project developments,” according to Risinee Sarikaputra, director, Research and Consultancy Department of Knight Frank Thailand. Risinee added that diverse buyer profiles characterise the three resort markets, and developers and investors should take note of each locality and even global events that could affect certain markets. In Pattaya, condominium developers
70
June 15 - July 15 , 2015
could expect difficulties in selling properties that are specifically marketed towards Russian buyers, who are among the top investors in the area. Risinee noted that the Russian economic recession is definitely impacting the purchasing power of Russian expat buyers and, more generally, cautioned that investors – whether Thai or foreigner – should check if a particular developer is capable of completing a development and deliver to buyers in time. On a positive note, Knight Frank said that certain zones in Pattaya, such as the non-tourist area of Wongamat, still upholds its ‘exclusive residential’ area reputation with a higher average selling price than the more affordable Jomtien area, where condos sell in the range of THB40,000-60,000 (USD1,190-1,780) per sqm. In swanky Wongamat, affluent buyers from the United Kingdom, Scandinavia and the United States outnumber moneyed Thai investors.
5 REASONS WHY YOUR NEXT INVESTMENT COULD BE IN THAILAND’S HUA HIN Meanwhile, in Hua Hin, Knight Frank observed that developers are tapping on the resources of middle-income buyers, who prefer smaller studio and onebedroom units that made up 71 percent of supply in the past year. “This was due to improvement in accessibility, namely the proximity to Bangkok, better infrastructure, and completion of large retail venues and entertainment parks.” Knight Frank noted that one- to two-bedroom units, valued at around THB3-5 million (USD89,170-148,600) per unit, remain good investments in the area. Seaview units also command a 59 percent uplift in prices, with some projects surpassing the USD100,000 per sqm threshold. Elsewhere by the Andaman Sea, the resilient Phuket market boasted an
overall take-up rate of 78.7 percent for most of 2014. The island still enjoys a multitude of super expensive villas that are out of reach for the average and mass-market buyer, although the demand is shifting to lifestyle villas prices below THB20 million (USD594,000) each. “Phuket continues to attract its fair share of extremely wealthy foreigners and property investors, but the number of foreigners willing to spend 100 million baht or more for a luxury villa has been dwindling,” Risinee said. She noted Phuket’s western coast as a soughtafter area, where a number of branded developments, such as Banyan Tree and Dusit, are selling units in the range of THB34 million (USD1.01 million) for Dusit to a high of THB125 million (USD3.71 million) for Banyan Tree. Property Report spoke with our experts in each location – all of whom are members of the judges panel for the tenth annual Thailand Property Awards, which will be held on Wednesday 16 September 2015 at the Plaza Athenee Bangkok – to get their local market insights and advice for prospective investors.
HUA HIN “Hua Hin has always been a favorite Thai destination due to its royal heritage, its beach, family-friendly lifestyle, and proximity to Bangkok. Developers have keyed in to Thailand’s growing middle class and their non-aversion to debt by designing their buildings around that sweet spot which is studio and one bedroom units priced between THB1.5 million (USD44,500)and THB3 million (USD89,100),” said Russ Downing, managing director of HOT Hua Hin Property and Exotiq Property Hua Hin.
He added that with a bank loan, payments will become manageable for Thai buyers, whether they are looking for a weekend getaway, rental investment or any combination thereof. Which areas should investors keep in mind this year? “Traditionally Hua Hin North was the least desirable with the lowest land values due to its flat land and lack of conveniences. The lack of conveniences however is now changing due to the massive growth happening between North Hua Hin and Cha Am,” he said. “As far as investment in 2015 I think this is the area that will boom next. Not only will you have all the conveniences as if you lived in the center of town, you will also benefit from not having to deal with the traffic driving into town which on big weekends can be exasperating.”
PATTAYA Clayton Wade, managing director of Premier Homes Real Estate Company, agrees that the Russian economic downturn will have a significant effect on the Pattaya market, which previously boasted a 30 percent market share for Russian investors. Wade warned that the new construction condo market in this area is facing a huge crisis and quickly heading towards the end of its market cycle. “In other words, a ‘crash’,” he said. His top picks for investment in 2015? “Wongamat Bay in north Pattaya will always be a good investment spot within Pattaya, but with Pattaya and Jomtien very much oversupplied there is more and more development and interest going south out of Pattaya and on to Na Jomtien, Huay Yai, Phoenix Golf Club area, Silverlake and of course Bangsarey and east to the Bangsarey Hills.”
Hua Hin remains a favourite Thai destination

Pattaya’s major target market, the Russians, are facing an economic downturn
Royal Phuket Marina
PHUKET Bill Barnett, founder and managing director of leading hospitality and real estate consulting firm C9 Hotelworks, recommends that investors on Phuket should buy prime locations and take a long-term view. “There are no shortcuts,” he commented. More: Highs and lows in Phuket’s residential market But whilst middle-income investors seem to be on the rise, per Knight Frank, Barnett doesn’t generalise the entire Phuket market. “Clearly Phuket is a story of two different buying markets. You cannot simply say that the broad Phuket market is shifting as the significant inventory of units on the market are in the domestic inland segment and are purchased by end-users.” “Their tertiary resort grade market which has higher foreign buyers has seen a defined switch from early end users in the early- to mid-2000’s and over the past 24-36 months has seen a greater number of regional buyers who are investment oriented.” He cited data from property database FazWaz.com, revealing the average price of condominium units in Phuket Town as THB78,235 (USD2,330) per sqm compared to units in Patong, Kalim and Mai Khao where median selling prices per square meter exceed THB150,000 (USD4,460). Any challenges that investors should keep in mind? “Certainly the issues over leasehold properties that have emerged in the media, as well as a large overhang of secondary properties,” he said.

Should you buy new?
By Russ Downing
H
aving been in the property business in Hua Hin for almost ten years, I have had the pleasure of dealing with home buyers from all over the world. Almost all have had a strong sense of what they were looking for, whether it be a new home or a resale property before we even began our search. Surprisingly though, many of my clients ended up buying a property that was different from their stated original intent. From my experience there are pros and cons to both buying options, new or used and in this article I will cover my thoughts on the benefits of buying a new property. Design Your Dream Home Your Way: Why settle for someone else’s choices when you can select your favorite cabinets, countertops, appliances and flooring? While you’re at it, you can choose gorgeous bath and kitchen fixtures, lighting and other options that you love. Your new home will reflect
74
June 15 - July 15 , 2015
your style, not someone else’s taste. Choose a Floor Plan and Room Layout that Meets Your Needs: Want a master bedroom on the first floor? It’s yours. With massive his and her’s walk-in closets? Done! Want high ceilings and a luxurious, resort-style master bath? Perhaps you’d like French doors that open to your private patio or the pool? It’s easy, when you build your master suite your way. All New, Under Warranty: A used home likely has tired products that may soon need replacing. Your new home — and the products that comprise it — are brand-new and under warranty. What’s the cost to replace a roof, appliances, countertops or a water heater on a used home? Those components of your new home feature the latest designs and building materials and should offer you years of comfort and enjoyment before needing replacement. Energy and Cost Savings: Today’s
new homes are far more energy efficient than homes built just five years ago. Versus homes built ten or 20 years ago, it’s game over, advantage new. Why settle for drafty, energy-wasting singlepane windows in a used home? Many new homes offer double-pane windows. Special window coatings and inert gases between the layers of glass are often available, saving you even more energy and money. Low Maintenance: New cars today are computer-designed and computerequipped. That’s why they perform much more reliably than a car that’s 15 or 20 years old. Homes are the same. Today’s new homes have open floor plans and high ceilings that reflect the way we live today. They’re also made of cutting-edge building products that require less care and maintenance. Another plus? The latest building systems and components are designed and engineered to work together.

Community Amenities: Many new homes are built in lavish master-planned communities with resort-style community centers, pools and clubhouses. Advanced Technology and Design: It’s possible to replace all of the single-pane windows in a resale home with today’s high-performance windows. It’s also possible to add insulation to a used home. However, it’s very expensive to replace dated appliances, cabinets and countertops in a used home — and you still won’t have the high ceilings you dream of on the first floor of an older two-story home. All are reasons to build your new home your way, to reflect the way you live today. Safety: State-of-the-art circuit breakers. Electric gate openers with infrared beams that stop if a tricycle or child is too near. High-efficiency air conditioners that use the latest environmentally-friendly coolants. Cabinets and paints that use fewer volatile organic compounds, so that you and your family can breathe easier. That New Home Feel: A used home was someone else’s dream, not yours. It reflects their choices and family memories. You may learn to love avocado-green appliances (and you may be willing to scrub stained countertops or greaseencrusted ovens and cooktops) but more and more people prefer that never lived-in feel. After all, when was the last time you went to a department store and selected used clothes? Or visited a car dealer and paid more for a used car than a new car? New homes offer the latest designs, style, comfort and quality. They provide a carefree lifestyle so that you can enjoy your home, not work on it. New home or used? There are certainly benefits to both and in my opinion both should be explored before making that big buying decision. Next month I’ll share my thoughts on the benefits of buying a resale property.
