Cutting Out The Middle Men And Putting Your Kids Through College

A mortgage broker will often incorporate a charge around 1% of the total loan. Called a “loan origination fee”, this is paid at closing by the individual who is borrowing money for a purchase. While there are no-cost loans involved in some situations that can save you substantially (the broker being paid by the lender when the loan closes) these can be more difficult to secure. Still, if you’re on the market to buy some real estate, going to a mortgage broker initially is a great way to conserve resources over traditional selling and purchasing agencies. If you are looking to purchase property and go through a third-party agency, expect an additional 6% (or more) in cost. Basically, if a property is going for $200,000, the third party will turn that cost into $212,000; or thereabouts. If you’re buying, going through a mortgage broker rather than a third-party agency can potentially save you thousands. When you take over a buying or selling situation of the magnitude involved with real estate, you stand to curtail unnecessary costs. Imagine a $500,000 property. That’s a $30k fee through a third-party agency; or enough to buy an old airplane, a small boat, an RV, or a year at college in a university for your kids. Shoot, choose the right college, you could source a whole degree for under $30k; just crunch the numbers on local in-state solutions. Additionally, a mortgage broker can help you get an appraisal and connect you with a group facilitating title insurance. All these things together will save you money while decreasing the hassle involved in the transaction. If you go to a third-party selling agency first, they’ll have mortgage brokers on file with whom they work on a regular basis. Such individuals will have the third-party agency they’ve built a relationship with in mind before the client such an agency represents, meaning sometimes certain fees may be “forgotten” until the last moment, and you’re out several thousand dollars at a critical juncture during a sale. Generally, when you’re buying property, you want to cut out as many middlemen as possible; and going directly to a mortgage broker at the beginning is a great way to do that.

Taking Hold Of Your Property

When it comes to real estate, finding a buyer can be a difficult proposition. It’s a lot like trying to buy or sell a car without using a dealership. Those in the market have to get a little “creative”. Certainly there are shortcuts, but whenever you take a secondary approach, there’s a price. These often come in the form of fees. If you outsource your buying/selling hunt, expect to lose 6% in assets. That could be 6% lost from the money you would have received, or an extra 6% expense on a property you’ve purchased. Granted, these things are all factored in on the back end as you deal with selling solutions; so the hit doesn’t feel as large; but do the math. On a $200,000 property, 6% comes out to $12,000. Now that’s enough to buy a used motorhome that will last you a good five years if you’re extremely proactive on the maintenance end. That’s just too much. Even $6,000 from a $100,000 property is enough to pay rent on a meager apartment for a year’s time. Add in further the fact that many professional sellers and buyers of real estate don’t always have the client’s best interests at heart. If you can make $12k just by convincing someone to buy, why would you tell them about that issue with the furnace when the temperature gets below ten degrees Fahrenheit? They’ll only deal with it a handful of days, and it will only cost a few thousand to fix—small potatoes in the big scheme of things! A motivated seller of property is going to push clients into acquiring homes or selling them more quickly than many clients may prefer. Now certainly there are moral, dedicated, empathetic sellers who won’t take such an approach, but search your feelings, Luke Skywalker! Will these represent the vast majority of available buyers and sellers on the market, or will they be a minority? Common sense dictates the latter. So as you go about the buying and selling market, using non-traditional selling means, or taking control of your property personally, makes sense.
