Avoiding Ulterior Motives In Home Appraisals

The appraisal of a home’s value will usually be paid for by the seller, though you can find situations where a dedicated brokerage may foot the bill if you’ll accept a higher loan origination fee. You’re probably going to lose out on such a transaction, however; loan origination fees are usually 1% of the loan, while appraisals are between $300 and $400. So unless your property is only worth $30k or $40k, you stand to save by paying for the appraisal. You’re going to need an appraisal to sell your home, and if you buy a home, you want to ensure it has received some form of certified appraisal. You’ve got to be careful because many selling agencies have motivation to provide high appraisals and inaccurate home inspections. Say a property was used in the development and distribution of illicit substances of a “stimulating” variety; a common problem in blue collar states where the needs of energy production predicate long shifts. Do you think a given selling agency is going to advertise such history? No, they’re going to withhold that information until the last possible moment before a sale is made. If you’re going to sell your home, a mortgage lender is likely to require an appraisal. If you’re going to buy one, you want to be sure it’s been properly appraised. For sellers, the cost of appraisal is usually reasonable, and may be required. It is very important to source appraisers who don’t have an ulterior motive to either over or under value a property. The same can be said regarding home inspectors. Generally, getting out from under the thumb of dishonest inspection and appraisal requires avoiding traditional means of property sale and acquisition. Remember that appraisers and inspectors differ in several key respects: the appraiser is concerned with monetary value, the inspector is concerned with structural integrity. Depending on where the sale is taking place, and when, appraisals and inspections may be at odds with each other. A building that barely passes inspection could be a hot item if the neighborhood is right. A good property could be worthless in the wrong place. Depending on what you’re looking for, you could benefit in either scenario.

Getting Your Property Ready For The Market There’s more to selling your property than just fixing all the “honeydos” and mowing the lawn. Granted, you want everything as clean as possible. When something can be repaired, repair it. You’ll want to get new locks on the windows, tighten screws, replace shingles, throw on a fresh coat of paint, fix the holes in the walls, vacuum, and remove as much of your personal property from the inside as possible prior the sale. But these all represent only the first portion of your responsibilities as a seller. At least, as a motivated seller who’s going to get the most return on the investment of time and money you’ve put into your home over the years. For one thing, you’ve got to determine how much your property will go for, and this involves getting your head around marketing angles pertaining to property acquisition and sale. When it comes to property value, you can work with a mortgage lender (sometimes called a loan officer) to get a proper appraisal of value. It’s not their primary office to appraise properties, but their business dealings make it so that such appraisal is part and parcel to the daily grind. Go in “looking for a prospective loan” and slip in some information about your property, you can get a realistic appraisal of value that doesn’t require a finder’s fee or any other additional inflation as might come from a traditional selling agency. Now, there may be an appraisal cost, but it will almost certainly be less than a finder’s fee or a selling fee through some agency composed of strang-

ers with their own best interest, not yours, at heart. You’ve got to think outside the box, but you’ll be rewarded. Traditional seller fees on a property can go as high as 6% or sometimes more. You’ll pay that if you’re buying as well. On a $300,000 property, that’s $18k. Even on a $50,000 property, you’re still looking at a $3k loss you could have retained. Meanwhile, an appraisal fee is usually between $300 and $400, depending—much more affordable. Once you’ve figured out the value of your property via appraisal, it’s time to sell; and you can do that a variety of ways. Local publications often list homes and help sellers skip “the middle man” in most markets, saving

thousands. There’s also social media and things like Craigslist, but they’re less trustworthy based on demographic.. Meanwhile, a listing in a wellknown publication will naturally reach a distinguished readership more amenable and realistically likely to buy your property—they’re looking to cut out the middle man when it comes to buyer and seller fees as well. What’s more: they know how. The best tip anyone can give you for selling a home is to ask around, take your time, and don’t default to established buying/selling practices immediately. Such steps could save you thousands on either the buying or selling end.
