Tank or Tankless Hot Water Heater? Q: I’m thinking of switching from a traditional hot water heater to a tankless water heater. With three teenagers in the house, the current tank heater is just not adequate to keep hot water available. Will a tankless heater solve the problem? And which is better, an electric or gas heater? -- Sal in Southern California A: While I like the concept of tankless water heaters -- they provide hot water on demand, rather than storing water in a tank and keeping it warm -- it’s really important for homeowners to do their research before deciding to jump to this system. Electric tankless heaters, for example, look like a good deal up front. They cost about a third to one-half as much as gas tankless heaters. However, installation can be expensive: most electric heaters require a dedicated 30-amp circuit, meaning an electrician will have to come in to properly wire the house. In older homes, the installation can be pretty painful on the wallet. Gas tankless heaters cost more up front, but installation may not be as expensive. A qualified installer will need to set up the gas connection, and your gas system may need some modification. With either type, you still will have to deal with the problem of adequate hot-water supply. Placing high demand on the heater -- such as running a shower, the dishwasher and the hot water tap in a sink at the same time -- will make it more difficult for the unit to heat water to the correct temperature, meaning everybody starts getting tepid water. Homeowners I’ve spoken with who have tankless heaters are generally pretty happy with them. But they have experienced a few issues, such as not knowing they need to flush the heating system once per year (and more often in a hard-water environment). None complained about having inadequate hot water -- either they selected the right-size system for their house, or they adjusted their water use to the rate at which the water gets heated. Because of the expense involved, find out how much water your family uses and track how much hot water is used during each day. Talk with the tankless heater dealer about the right system based on your needs, compare average annual costs (in electricity or gas) of the system compared to a traditional tank heater, and make sure you know up front what installation will entail and how much it will cost. HOME TIP: Tankless heaters can suffer from mineral scale buildup in the heat exchanger. Talk to the manufacturer about installing a flush valve so that you can flush out buildup annually and extend the life of the unit.

“In Meat We Trust: An Unexpected History of Carnivore America” - by Maureen Ogle (Houghton Mifflin Harcourt, $28) Reviewed by Larry Cox

The battle surrounding meat and livestock production ranks among the longest-waged and hardest-fought in American history. It is a debate that dates back even to the Colonial era. For her new book, Iowa-based author and historian Maureen Ogle sifted through more than 200 years of government documents, agriculture trade magazines, newspapers and personal accounts to serve up an unbiased look at how the American meat industry was shaped, by whom and to what end. Ogle believes that meat and its consumption help define us as Americans, and she began her research guided by two main goals: to educate herself about livestock production and meat processing, two of this country’s biggest industries, and to pass along what she learned so that we would better understand how meat gets to our plates. Her research provided some surprising and, yes, shocking facts. One of her more startling findings concerned manure lagoons. As a way of cutting production costs, livestock producers began constructing

and maintaining what amounts to open sewage tanks. Even though these lagoons have become rather common, few people -- including farmers, public health officials and even engineers -- understand the long-term consequences of these storage areas, especially when catastrophic flooding occurs. “In Meat We Trust” overturns many of our widely held assumptions about meat and meat production in America. For example, chicken, so popular today, was rare in urban American kitchens until the mid-20th century. And confinement livestock systems were born on the family farm; corporate producers did not adopt the practice until the 1970s. “In Meat We Trust” addresses many of the big questions concerning our carnivorous future. As Ogle writes, “We won’t transform our meat culture by taming Big Food or replacing Big Ag with a locavore-centered, alternative food system, but by examining our sense of ‘meat entitlement’ and the way it contributes to the high cost of cheap living.”

The pitfalls of caffeine consumption are well known, but the various health benefits of caffeine are often overlooked. Excessive caffeine can make a person jittery and unable to fall asleep. However, caffeine can also prevent disease by boosting the immune system. Caffeine is a bitter, white crystalline xanthine alkaloid that acts as a psychoactive stimulant drug. It is a naturally produced plant product that is most often found in coffee beans, tea and cocoa. Whether caffeine addiction is real or not is open for debate; however, regular coffee drinkers who stop drinking coffee have experienced caffeine withdrawal symptoms. In the last 60 years, researchers have conducted thousands of studies on caffeine and they’re continuing to study whether or not it’s addictive. Though few might be willing to say with certainty that caffeine is “good” for you, caffeine does have its strong points. Fights damage-causing free radicals: Free radicals are molecules in the body that can attack healthy cells and cause damage that precipitates disease. Antioxidants are substances that eliminate free radicals in the body. Recent studies have shown that caffeine’s antioxidant activity actually fights free radicals quite well. In a study published in The Journal of Physical Chemistry B, the different chemical mechanisms of caffeine were studied in relation to free radicals. Researcher Jorge Rafael Leon-Carmona of Mexico found that a mechanism called radical adduct formation, or RAF, was the main reason caffeine can protect against damage from free radicals. Improves memory and brain function: Harvard University researchers have determined that men who drink four cups of caffeinated coffee a day are half as likely to develop Parkinson’s disease as those who don’t. The results are believed to be linked to caffeine’s stimulation of dopamine production in the body. Dopamine is a brain chemical that is responsible for alertness, problem-solving capabilities and feelings of pleasure. An Austrian study says caffeine can boost cognitive abilities for about 45 minutes, which means it may help individuals score better on tests or perform better in business meetings. There is also evidence that caffeine can delay or prevent the onset of Alzheimer’s disease. That’s because caffeine can block adenosine receptors in the brain. Adenosine slows down the neurological system so that the body can relax.

However, adenosine may also contribute to the buildup of amyloid-beta, a toxic brain plaque that’s associated with Alzheimer’s disease. Helps the heart: Although caffeine can cause blood pressure to rise because it constricts the arteries, caffeine does not appear to contribute much to the development of heart disease. In fact, scientists at Brooklyn College found people who drank four cups of caffeinated coffee daily had a 53 percent lower risk of dying of heart disease than those who didn’t consume a cup of Joe. Individuals who do not already have hypertension can tolerate moderate coffee drinking, and over time their bodies actually may become accustomed to the temporary rise in blood pressure. Aids with type 2 diabetes risk reduction: More than 125,000 participants were studied in a 20-year look at coffee consumption and its potential relationship to type 2 diabetes. Researchers at the Harvard School of Public Health and Brigham & Women’s Hospital have found individuals who drank caffeinated coffee lowered their risk for type 2 diabetes considerably. Men saw a 50 percent reduced risk, and women saw their risk reduced by 30. Alleviates headaches: Caffeine is often a hidden component of analgesics. Working in conjunction with the pain medication, caffeine helps the body absorb the pain reliever more efficiently. This requires a smaller amount of the drug and brings relief faster. Some other people surmise that since caffeine is a natural mood booster, it also helps the body to feel better faster. Following this line of thinking, caffeine may help to prevent other pain associated with exercise, fibromyalgia and arthritis. Sometimes caffeine is seen as the villain in a healthy living plan. Yet there is much research and everevolving theories that caffeine may be more help than hindrance.

Real Estate Investing for Beginners...

On the heels of a recession that saw home values drop, many would-be investors have shied away from buying investment properties. But real estate has historically remained a sound investment, boasting a long-term appreciation rate that makes it a worthwhile investment for those who can withstand temporary setbacks in housing prices and hold on to their properties over the long haul. But investors are often nervous as they look for their first properties. Uncertainty about housing prices aside, investing in real estate also is risky, and first-time investors need to be comfortable with such risk in order to make the most of their investments. The following are a few things potential real estate investors should consider as they decide if investing in real estate is right for them.

Personal ability

Real estate investors typically have tenants, and those tenants inevitably have needs. Investors who have experience as contractors may not find it difficult to renovate a property and make it more attractive to tenants, nor are they likely to be inconvenienced when minor issues on the property need to be addressed. Investors with no such experience will need to hire contractors to do the work for them, cutting into potential profits down the road. In addition, investors who don’t have the ability and/or the time to address minor issues like a clogged drain or a draft y window on their own will need to hire a property management firm to tend to such needs. Such firms are effective, but also expensive, further cutting into your profits. Even those investors with contracting experience may have little or no

knowledge of how the leasing process works, forcing them to rely on a real estate firm to write up leases and ensure all leases stay current. This, too, can cut into an investor’s profits. Investors who don’t bring any relevant expertise to the table can still make a profit from their real estate investments, but those profits likely won’t be as significant when outside companies must be hired to ensure the property is in good shape and all necessary documents are in order and up-to-date.

First-time real estate investors might be wise to choose a smaller property for their initial investment. Larger properties can be overwhelming to manage, and investors often rely on property management firms to tend to these properties. Such firms charge more to manage bigger properties, which can eat into investors’ finances. Veteran investors can handle such overhead costs, but firsttimers might find themselves caught off guard upon realizing the gravity of their financial commitment. A good rule of thumb for first-time investors is to stick to smaller properties, only moving on to larger buildings once they are fully comfortable with all that comes with investing in real estate.

Costs

Real estate is often a time-consuming investment. Tenants pay good money to live in attractive rental properties, and those tenants will have a host of needs that must be met. Investors must be sure they have the time to address their tenants’ concerns, especially investors with no plans to hire property management firms. Potential investors who already have full plates at work and at home may not be able to devote the time necessary to make the most of their real estate investments, and therefore might be better off finding another way to invest their money. Time also must be considered when considering profits. Real estate is not the type of investment that turns a profit overnight. Even investors who are looking to invest in an up-and-coming neighborhood must be prepared to hold onto their properties for at least a few years, if not much longer, to maximize their investments. Though real estate is a sound investment, it is not a get rich quick type of investment, so investors looking to make a quick buck should consider alternatives before buying investment properties.

The cost of a real estate investment goes beyond the purchase price of the home. In addition to the mortgage on the property, investors must pay the taxes and insurance on the property, as well as any costs associated with maintaining and managing the property. Certain tax breaks are available to real estate investors depending on where they live. For example, in the United States, taxes on the profits when a property is sold may be deferred if those profits are immediately rolled into another property (such a deferment is only available to those investors who arrange this exchange prior to selling the initial property). Potential investors need to consider all of these costs, and might want to hire a real estate lawyer to help them make the most of their investments and any profits they yield. HISTORY OF THE MAN BEHIND ST. PATRICK’S DAY St. Patrick’s Day is celebrated each year on March 17. Although St. Patrick became the patron saint of Ireland, many people assume the role of being Irish for the day and participate in the revelry of celebrating St. Patrick’s Day. Many of these revelers celebrate without fully understanding the man behind the holiday. Despite having such strong links to Ireland, St. Patrick did not begin his life on the Emerald Isle. St. Patrick was born to wealthy parents in Britain in the fourth century. His given name was Maewyn. His father was a Christian deacon, but there is no evidence that theirs was a particularly religious family. It is surmised that the role of deacon was more for tax benefits rather than a holy calling. Some history suggests that Patrick considered himself a pagan in the early years of his life. At age 16, after being taken to Ireland as a prisoner by a group of Irish raiders who were attacking his family’s estate, Patrick began rethinking his religious beliefs. While working alone as a shepherd, he turned to religion for solace and adopted the name

Patrick. He began dreaming of converting the Irish people to Christianity during his captivity. According to his historical writings, he heard a voice in a dream, which he believed to be God. God told him it was time to leave Ireland. Patrick escaped his captivity after six years by walking 200 miles to the Irish coast. He boarded a ship and fled back to Britain. Patrick had another holy revelation that he was to return to Ireland as a missionary. To prepare, he began to study at a monastery under the authority of St. Germain, bishop of Auxerre for 12 years. He was ordained a minister and traveled back to Ireland with the purpose of assisting Christians already living in Ireland and to converting the Irish to Christianity. Patrick had an intimate knowledge of Irish culture due to his captivity. He was also familiar with traditional rituals. Therefore, instead of trying to remove all that was customary to the Irish people, he began working some of their rituals into his Christian teachings so they would seem more natural to the Irish. He managed to convert

many pagans, and he and his disciples preached and converted many more. Patrick helped to build churches all over Ireland. By the end of Patrick’s life, the majority of Ireland embraced Christianity. He lived the life of a wanderer and endured much suffering and poverty. Patrick died March 17, 461. Because the Irish descended from a long line of storytellers who had a rich tradition of oral legend and myth, there are many tales of Patrick that abound, many of which are untrue. He did not scare actual snakes out of Ireland nor did he take part in many of the embellished tales. He did succeed in making a big historical impact, which is why he entered into sainthood and had the date of March 17 established in his honor.

Ingredients 1 package frozen shredded hash browns, partially thawed (24 to 32 ounces) 2 cups cooked corned beef, or canned 1/2 cup finely chopped onion 2 teaspoons celery seed Salt and Pepper, to taste 1 1/2 cups shredded American or combination of American and Cheddar cheeses 1 can cream of celery soup 1/2 cup evaporated milk Directions Lightly butter a 3 1/2 or 4-quart slow cooker. Reclamation legislation was written to protect our nation’s environment and still allow for recovery of the coal. Wildlife abounds on mine property. Whether they know it or not, they are safe there as public hunting is not allowed. Most mines are home to pronghorn antelope and whitetail deer and a few mines can claim a small elk herd. Hydroseeding is one option for curbing erosion and creating a more attractive landscape on the prairie. Hydroseeding at Cordero took place in May 1976, while part of the office building was still in the steel girder stage. A special dedication was held in November 1976 for nine school projects that were recently completed to accommodate the influx of students during the boom of the 1970s. Before new schools were built, children were educated in church basements, community halls and any available space that could be used as a classroom. The Belle Ayr Mine owned by AMAX Coal Company was the second surface mine to operate in the Powder River Basin. The first was Wyodak. Test shipments of coal rolled out of Belle Ayr the last week of October 1972, bound for Iowa Power & Light Company. The mine area was completed before the offices. The Belle Ayr Mine is located 18 miles south of Gillette. In 1975, the number of employees was expected to be approximately 150 with a peak of 550 employees in 1979. In 1973 when the energy crisis was just beginning to threaten, the Wyoming Department of Economic Planning and Development projected Campbell County’s population as increasing to nearly 15,000 by 1975; The actual population in 1980 was 12,134 and in 1990 it was 17,635. The reason for Gillette’s growth was simple: the energy industry was looking to coal. Belle Ayr acquired a bucket wheel excavator in the early stages of the mine. It —23— had one trained operator and was primarily

run on the day shift. Shovel #6 at Belle Ayr is a 295 Bucyrus Erie shovel, in 1993 the cab was raised six feet to allow it to better load the new 240 ton trucks. This unit is still primarily a coal loading shovel at Belle Ayr and has undergone many modifications to keep pace with new technology and larger equipment. Belle Ayr has four silos, each with a capacity of 10,400 tons. In 1976, a train was being loaded with a capacity of 9,600 tons. Current trains have a capacity in excess of 15,000 tons. The homestead of Achiel De Maegt, a Belgian immigrant, was built in about 1915 and is located adjacent to the Belle Ayr Mine. The homestead house has 20 inch walls constructed out of scoria rock and mortared with natural mud from the area. This site still conveys the sense of homesteading on the grasslands of the Powder River Basin in 1915. The house, sheep corrals and another wall are still on the property.

For many years, Gillette College held classes in the former hospital buildings on Seventh Street. Those buildings were recently torn down and the new Cottonwood Apartments built on that site. Dorothy and Herb Carter were huge supporters of higher education in Gillette and keeping our trained workforce here at home. The Nursing Building at the college on Enzi Drive is named the Herbert A. & Dorothy P. Carter Health Science Education Center, in memory of Herb and Dorothy. Dr. D. G. Dunbar began working at the Gillette Veterinary Clinic in August 1960. He purchased the practice and the buildings in 1965. Dr. Dunbar served the community of Gillette and Campbell County for 37 years. ∑

Outdoor lighting can play up the more decorative features of a yard, including flower beds.

Tis the season for making changes in and around the home. The arrival of warmer weather renews homeowners’ vigor for various home improvement projects, and many have grand plans for interior and exterior renovations as they prep their living spaces for comfort, beauty and entertaining opportunities. While there are many worthy projects to pursue, adding outdoor lighting to a home can help increase its value and make the home safer and more attractive in the evening hours. According to the American Lighting Association, with a few updates to outside lighting, families can make even better use of their homes at night. Adding outdoor lighting is easier and less expensive than many homeowners may know, allowing them to transform an existing patio, deck or pool area into an enjoyable nighttime retreat. Pool parties, dinners on the patio or barbecues with neighbors become even more memorable when outdoor lighting is added or improved. But homeowners who want to install or upgrade their outdoor lighting should consider the following tips, courtesy of ALA. * Improve navigation. Lighting is typically layered into a room or

outdoor space in three ways: overhead, task and ambient. Even outdoors, where there are no typical boundaries and borders, those three layers

are necessary. Outdoor overhead lighting should improve visibility on steps, paths and walking surfaces, especially where there’s a bend or

appearance and improve the safety of entryways.

* Create outdoor rooms. Outdoor lighting at the borders of a space

is a great way to create barriers, both vertically and horizontally. Lights

in a tree create something akin to a chandelier hung in the middle of the sky, and even accent lights in the general area of the edge of a patio, deck or porch will shine across the space and provide enough of a comfort level for people to understand where things are.

* Reduce glare. Outdoor lighting that casts a glare can be blinding,

as can light that’s too bright. Lighting along paths should be cast

downward, with fixtures that are hooded. A variety of lighting options

will create layers, allowing you to add or subtract as necessary. Exteriorsafe dimmers also can provide flexible control over the level of light, as can movable fixtures added to a patio or porch.

* Add decorative elements. Just as arbors, pergolas, patios and

other outdoor elements help to enhance the style of an outdoor space,

so, too, can lighting contribute to a well-designed landscape. Lighting should play up decorative features of a yard and add the ambience that homeowners desire. Step lights make passage safe while also

highlighting molding or trim details. An outdoor chandelier can make

for a wonderful accent during dinnertime on the deck or under a pergola. Patio lights provide atmosphere as well as illumination for cooking outside.

* Enhance views from inside. Outdoor lighting can make the view
