elcome to the Preservation Issue! The staff at Houston House & Home is always awed and inspired the homeowners and projects we get to highlight for this special issue. We suspect that many of you are moved as well and hope that residents across our great city consider preservation of old buildings in their New Year’s resolutions. We’ve been fortunate to collaborate with Preservation Houston to showcase their annual Good Brick Awards, which spotlight local efforts in the preservation, restoration, and improvement of Houston's architectural and cultural heritage. The organization presents several awards each year and we’ve featured six award-winning projects that saved historic homes from demise. It’s an honor to salute these Houstonians, who were driven to rehabilitate aging homes, in spite of the costs, logistical challenges and dedication required by these fascinating projects. And Houston has some big news to celebrate when it comes to preserving pieces of our architectural heritage. Beth Wiedower comes to Texas from Arkansas, where she served as director of the Rural Heritage Development Initiative in the Arkansas Delta.

In 2011, the National Trust closed its Southwest Field Office in Fort Worth amid organization-wide budget cuts. The Fort Worth office had served Arkansas, New Mexico, Oklahoma and Texas. The Trust has not announced what areas the Houston-based field officer will serve. The U.S. Congress chartered the National Trust for Historic Preservation in 1949. The privately funded not-for-profit organization works to preserve America’s historic places. The National Trust is headquartered in Washington, D.C., and operates full-service regional field offices in Charleston, S.C. and Denver. Preservation Houston leads an all-new Sacred Spaces of Houston tour on Jan. 13, in conjunction with Architecture Center Houston’s exhibit Sacred Spaces of Texas. The tour explores three of Houston’s architecturally significant houses of worship: St. Paul’s United Methodist Church (1930, Alfred C. Finn), Christ Church Cathedral (1893, Silas McBee with J. Arthur Tempest) and South Main Baptist Church (1930, Hedrick & Gottlieb). Tourgoers will be responsible for transportation between the churches and may tour each property at their own pace, guided by a handout. The house was also designed to accommodate three mature existing live oak trees that provide ample shading. 2429 BLUE BONNET BOULEVARD Architecture: Janusz Design Built 1955 Renovated 2009, 4 bedroom, 4.5 bathroom, 4370 sq. ft. The Thompson Residence is an original 1955 ranch house in the Old Braeswood neighborhood. With only one previous owner, the house was largely intact and in original condition. The homeowners asked for the house to be updated and renovated with careful attention to the original Modern spirit of the home. Joe Meppelink and Marisa Janusz of Janusz Design responded by carefully replacing all flooring with new dark stained wood and large scale terrazzo tiles, new sliding glass window walls, new insulated aluminum windows to replace the originals, and a completely new kitchen and master bath within the original floorplan. 4617 PARK COURT Architecture: Hollenbeck Architects Built 2011, 4 bedroom, 4 bathroom, 4600 sq. ft.

Built for a small family of Indian background, this house was inspired by clean, modern, practical design. Light was a big driver for its design, so big windows, large openings and tall ceilings play a great role. The house was given a touch of warmth with the use of natural materials like mahogany wood, most notably on the walls and ceilings, and stone of earthy tones. 823 PEDDIE STREET Architecture: Brett Zamore Design Built 1926; Renovated 2008; and Added Onto 2012, 3 bedroom, 3.5 bathroom, 2200 sq. ft. 1926: Original 950 sq. ft. Bungalow built 2008: Renovation of Bungalow 2012: 1,250 sq. ft. Addition The nearly 90-year bungalow’s exterior was repaired to maintain its historic features. The interior was gutted and given a modern update. The budget-conscious addition connects the bungalow to the existing garage and wraps around a large pecan tree that was integral to the design. Sustainability and affordability guided the construction of the house, as well as a connection to the outdoors, with a shaded pergola with vine-covered trellis, as well as an outdoor summer kitchen nestled in a covered alcove. The oversized indoor kitchen, anchored by a 12-foot-long island, is the social and entertaining center of the house. 243 PINEY POINT Architecture: Bellaire Builders Built 2012, 4 bedroom, 6 bathroom, 5622 conditioned square feet, 7026 covered sq. ft. The elegant Modern Tuscan style home on a Piney Point estate lot features a grey slate roof and two-story entry walled in stone with modern metal and glass stairs. The wine room, with inset stainless steel wine racks and plate glass window, can be viewed from the dining room. A fireplace separates the sunken living room by from a cozy study with daybed. Accordion doors connect the gallery to a covered porch for added entertaining space, while the kitchen opens to a two-story family room.

Kay and Bob contacted me about their dated kitchen makeover because Kay knew I would work within her budget. “We have been in the same ladies’ exercise class for years, have become friends and I knew I’d choose you when we were ready to makeover our house,” she said. The couple’s ranch house is 50 years old and they have lived in it 35 of those years. 18
They are now retired and intend to stay in their home. It is close to a hospital, fire station, shopping centers, restaurants, health clubs, schools, theaters and a short drive to their church. “Our kitchen definitely needed a facelift but not necessarily a complete renovation. I have followed your Before/After column for years and knew you were the only person I wanted for the job,” Kay explained.

TIP: Even if you only need cosmetic resurfacing—wallpaper removal, new countertop and backsplash, updated cabinet doors, new hardware and lighting and building in the countertop microwave oven—these are things that can sell your kitchen later and deserve a professional’s input to keep you from making expensive mistakes. TIP: Think of new kitchen hardware as the “jewelry” for your cabinets. (Builders often leave the doors and drawers “bare” to save money). What Kay likes most about her refreshed kitchen is having the microwave oven installed in its own little custom space exactly at her eye level. “I use the microwave oven a lot and always had to bend over and lean on the counter to use it when it was on the countertop, wedged into the corner under a cabinet,” she explained. The couple was able to reuse their new sink and faucet, their Pergo flooring, new Sears GE microwave (located to the right of wall ovens) and Kenmore dishwasher. Three new recessed can lights replaced the large fluorescent light, which dramatically improved her lighting in the room. What have friends and family said about the updates? “They love the fresh, modern look—the lightness and brightness the kitchen now exudes,” Kay said. “I knew you would guide me in my selections. You are very direct but tactful in expressing your opinions and made our job of choosing from many products and workmen much easier,” Kay concludes. Our city’s most-quoted preservationist speaks candidly about saving historic homes | BY DAVID BUSH
Houston House & Home’s editor asked me to write an article about what historic preservation has to offer Houston. This probably isn’t the article she had in mind, but it’s one I have wanted to write for a long time.

It seems as though every few weeks a reporter winds up asking me why Houstonians should care about some preservation issue. Why should Houstonians care about the Alabama Theater? Why should Houstonians care about the Astrodome? Why should Houstonians care about any number of historic buildings being demolished in the city at any given time? Just once, I would like to answer, “I don’t know. Why do you care?” I can’t tell people what should be important in their lives. I know why I care about preservation, but it’s for very personal reasons. I grew up in New Orleans and my family appreciated the city’s history and architecture. They didn’t drill it into my head; the city’s heritage always played a significant role in my life even though I grew up in the vintage 1960s Airline Park subdivision in a house that was brand new when we moved in. My family wasn’t unique. It’s a common belief among New Orleanians that their city is special because of its history and architecture. My parents grew up working class, while my brothers and I were raised middle class. One of my grandfathers was a bus driver and the other worked for the can company for 45 years without losing any fingers (a surprising source of pride when he retired); you probably ate pork and beans out of a can my Grandpa Bush made. My grandparents couldn’t afford vacations, but they could take their families to the French Quarter to look in the shops and have coffee and doughnuts (only tourists called them beignets) or ride the streetcar downtown to the movie palaces and flagship department stores. Those were special occasions for my par-

ents and, later, they instilled in me the sense that something special happens in traditional cities. For some reason, that feeling was lost for a long time in Houston. It may be simply that the city grew so fast that people who had those kinds of experiences here, who had a fondness for Houston’s history and architecture, were so outnumbered by new arrivals that their sense of the city was lost in the crowd. Fortunately, we seem to have reached a turning point. In December, homeowners northwest of downtown Houston succeeded in having their neighborhood designated as the Germantown Historic District. It’s a community of small Victorian houses and Craftsman cottages. There aren’t any ornate mansions or fabulous estates, but the neighborhood is important to the people who live there, and it’s important to Houston. Historic preservation is about freedom of choice. For some people (one of my brothers included), nothing but brand new will do, while others prefer the patina of traditional neighborhoods. You can always build new, but you can’t build old. The only way to ensure Houston has the broadest possible selection of housing styles and housing stock is to protect the historic structures in designated districts. The City of Houston does not impose historic district designation. Under the historic preservation ordinance, a supermajority of property owners in a proposed district must petition the city for designation. The application then goes to the Houston Archaeological & Historical Commission, Houston Planning Commission and, finally, City Council. It’s an arduous process. Property owners really have to want designation. It should come as no surprise that a 2010 study by the University of Houston Hobby Center for Public Policy found that property values in designated City of Houston historic districts were higher and that properties in historic districts held their value better than comparable properties in adjacent undesignated neighborhoods. Those findings are really only common sense: If residents are concerned enough about their neighborhood’s character to go through the designation process, they are probably going to maintain their properties to higher standards, bringing up the value of surrounding properties and the neighborhood as a whole. It’s also the Catch 22 of historic districts: developers want to build in historic districts because of the districts’ distinctive character, but new construction

compromises the special character that attracts people to the historic districts in the first place. Houston has a unique opportunity. Historic preservation has usually focused on pre-World War II cities that grew more or less organically. Today, we can help set the standard for preserving a late 20th-century city that experienced explosive suburban growth. The city took a step in that direction in 2011, when homeowners in southeast Houston’s Glenbrook Valley successfully petitioned to have their neighborhood designated as Texas’ first post-World War II historic district. In 1929, Hare & Hare, well-respected Kansas City planning consultants, noted in their report to the Houston Planning Commission, “Houston's growth has been rapid and promises to increase . . . the people of Houston and their officials will have to decide whether they are building a great city or merely a great population.” Houston has succeeded in attracting a great population, but has often fallen short in protecting great places, even by the standards of sprawling Sunbelt The 1861 Kennedy Bakery, known to many as La Carafe. metropolises. ust as the architects, builders and developers of our time are newsmakers, the architects, builders and workmen of the past 150 years deserve credit for shaping the Houston we know today. I
nterior designer Laura Michaelides, owner of Four Square Design Studio, says one of the reasons she chose to revive a humble circa 1900 First Ward home was her “longtime abiding love of old houses.” She says she has been enamored with old houses since her college days when she studied art and architectural history. Michaelides lived in the Woodland Heights for years and has admired nearby historic neighborhoods such as the Old Sixth Ward since becoming a Houstonian in 1999. When Michaelides was looking for a larger studio space she started her search in Houston’s First Ward, located between the Woodland Heights and the Old Sixth Ward. “I love this Texas house type consisting of a single gable with the porch across the front,” says Michaelides. “I love the idea of saving this type of house from being torn down.” “People in Houston have always looked to the future and rarely look back,” says Michaelides. “These houses are a diminishing, finite resource that is disappearing quickly. And once they’re gone, they’re gone.” The small house Michaelides restored is a charming style. The house is typical of First Ward architecture, and in fact the most dominant style in the neighborhood, which was established in 1840. Michaelides sought a Landmark designation for her design studio from the Houston Archaeological & Historical Commission and recently received word of the committee’s approval. She hopes this will help solidify the historic preservation efforts of the neighborhood.

“It’s important to realize that landmark designations aren’t only for monuments and mansions,” says Michaelides. She stresses that modest homes and buildings represent a common history of much of our country’s population. Michaelides and her staff are quite pleased with the location, which she emphasizes is “near many highways and a stones throw from downtown.” “Even though we are in this sort of transitional neighborhood, once our clients come to the studio, they love being in this neighborhood,” says Michaelides. “When you see that crumbling house on the street you start to think ‘what’s that possibility?’” Michaelides spent several months restoring and gently modernizing the small house, which required very simple materials. The existing filthy carpeting turned out to be a blessing of sorts, as it had protected the original pine floors, which consist of boards that are 5 1/8 wide and some as long as 24 feet. Some materials had been acquired from the former Historic Houston Warehouse and stockpiled for some time, while other materials were milled to match by local contractors. Michaleides says it was wonderful to be her own client and make all the decisions for the project. “It was very easy and straightforward,” she says. She adds that she greatly enjoys working in her current studio compared to the garage apartment studio she maintained behind her home. The space functions well for her three-person firm, with its central hallway that works like a lobby, and multiple offices and rooms for Michaelides

and her two employees. There’s also room for Michaliedes’ husband, Evan, to maintain an office for his marine software business. Multiple rooms feature shelving and other built-in storage for design books and magazines as well as a spectrum of samples, which serve as an idea library for Four Square Design’s projects. Michealides feels her studio represents a gentle adaptive reuse of a historic residential space. “You could easily foresee it going back to being a house,” she says. Does she see herself as a preservationist? “Yes, but I am not interested in purely recreating the past, I’m interested preserving for the present—so it’s a part of a living history. My longtime passion is to preserve the past, but through a modern lens; to be true to the spirit of the original house, but give it currency as part of contemporary life. So yes, I am a preservationist. It’s one of the many things I do.” 34

ave and Cheryl Bowman zeroed in on Glenbrook Valley after moving into the city from The Woodlands to minimize work commutes. “We wanted to be within a 10-15 minute commute, so we started the search for a home close to Houston,” says Cheryl Bowman. “Glenbrook Valley was interesting to us initially because of how close it is to drive into Houston for work.” With the help of Realtor Robert Searcy, whose enthusiasm for Glenbrook has converted many a casual home shopper into a jubilant Glenbrooker, Dave and Cheryl quickly became drawn to the mystique of this Mid Century wonderland. The neighborhood of more than 1,200 homes was named Texas’ first post-World War II historic district in June 2011. “Robert Searcy showed us many homes in this area,” says Cheryl. “We loved the feel of the neighborhood, the large lots, the great old classic homes, the history of the neighborhood over the years, and the eclectic diversity found here. With all of that, it became a no-brainer, given the quality of these great old homes and a price range that fit our budget.” Searcy showed the Bowmans a boomerang-shaped home that had the distinction of having been on Glenbrook’s famed 1954 Parade of Homes. Unfortunately, by the time the Bowmans viewed the home in early 2011, the house was in pitiful condition, but the architecture and the way that the mostly glass rear of the house embraced the gently sloping back yard won them over. “The minute we walked around it and saw the back, we were both sold,” says Cheryl. “We had looked and even made some offers on other homes in the neighborhood, but when we saw this one, nothing else would do.” After they purchased the crumbling home, the Bowmans set about turning the wreck into a livable, lovable, stylish home. “We began peeling

back the layers of fake paneling and then paint, and then wallpaper layered over wallpaper,” says Cheryl. “We finally came to a cool wallpaper mural which we believe to be the original from 1954 on the main living room wall. We felt like archeologists!” The Bowmans were able to salvage most of the mural image cut out the sheetrock it was on so they could mount it and have it framed. The mural section now hangs in their bedroom as relic from the home’s history. Cheryl says Dave was thrilled to discover the low-voltage lighting system and the control panel in the master bedroom, which controls all lighting in the entire home. “It was amazing that it was so state of the art back in 1954,” says Cheryl. After completing the extensive restoration, The Bowmans gained an appreciation for how well things were built back in the 1950s. “I learned that new isn't always the way to go,” says Cheryl. “Initially I wanted to gut the whole kitchen and put in newer cabinets, etc. I am so glad that my husband had the vision to want to keep the gorgeous old walnut cabinets. I love my kitchen and working in it. Even though the drawers don't glide when they roll out—it doesn't matter to me. It is fun to work in and the lower sliding cabinets and large double door pantry are amazingly efficient and have so much capacity. The cabinets were custom built and I've never seen or used sliding doors on lower cabinets that span the distance these do. “We also learned from this experience what a great group of neighbors we have in Glenbrook Valley,” says Cheryl. “This neighborhood likes to socialize and has monthly cocktail gatherings and each person in the neighborhood has a holiday party they like to host. We've never been in a more social, and fun neighborhood. It is a great group to live in community with!” 38

Arrange your clothes by color to help the day start easier? There’s a difference between this type of organizing and simply tidying up, which, by the way, helps a lot of

project closets and makes people feel better.” Don Yokovich, owner of Closet Factory, chimes in, “If we walk into a closet and see wall or floor space, we know we have an opportunity to organize. If stuff is piled top to bottom, we start with clearing out.” THE PLAN
David Linda, president of SpaceMan, takes a hard look at the shape of a closet. “A standard walk-in is five feet wide and with clothes on either side that stick out two feet, it only leaves about a foot to walk in. We like to put the clothes rack down one side and across the end. The space really opens up then.” DOORS MAKE A DIFFERENCE

project Or you could turn a door into a piece of furniture. Krystal Strong’s company Hide-A-Door can custom build a piece of furniture—a bookcase, say—and mount it on the front of a closet door. It makes efficient use of space, plus is an added security feature for those homes with safes in a closet. Got an under-used room? California Closets’ interior designer Shay Costin recently turned a small bedroom into a boutique closet. “It was an older home so all the closets were tiny. So we turned this one room into my client’s dream closet.” That dream included new crown molding, an island with two sets of drawers on either side, a chandelier, and back-lit cabinets with glass fronts. Whatever time you have to invest in a closet re-do, Linda says it is worth it. “You don’t have to do something that big to have it feel like a radical makeover,” he says. “Think of an old-school, gray closet.
