“M

ost people who call us want a fresh look,” says Monsour Taghdisi of Prestige Builders. “They are usually taken aback by what can be done (to their home). In their mind, it’s usually major work, but when I come in, I can find minor ways to make major changes. And sometimes their wishlist is not as expensive as they think.” These days, the company’s name is somewhat of a misnomer. Since the housing market cooled, Prestige Builders does fewer new builds and far more remodels/renovations. The shift is an opportunity for Taghdisi and his staff to work creatively within the challenging bounds of an existing home and, sometimes, a limited budget. READY TO REMODEL Prestige Builders handles remodels of all shapes and sizes, from a single bathroom to a comprehensive renovation, like the year-long project at the Davis home. The 4,500-square-foot home was a one-level mid-centurymodern home in Tanglewood (amid a sea of cookie-cutter, two-level new builds). The home had under gone little to no renovation since original construction 50 years ago. After 12 months of major renovations led by Prestige Builders and Architect George Cole, the Davises moved into their dream home. And now they’ll recommend Prestige Builders to anyone. Kelly Davis had ideas and visions when she initially hired Prestige Builders, but she says, Taghdisi always took things further, expanding her imagination to create the perfect design. His ideas were often subtle but impactful, like widening the passage and raising the ceilings of the home’s hallways. The change was drastically beautiful. “(Taghdisi) took on the house,” she says. “It was like it was his own. And he really wanted to stay true to the house and keep its original personality.” One of Davis’ favorite changes Taghdisi made is knocking down the wall to one bedroom that is now the children’s playroom. This opened up the entire house, she says, creating a flow to the space and providing a view to a large, beautiful backyard – not to mention the kids when she’s in the kitchen. And all of that stress, frustration and strain that remodels often create was next to nonexistent for Davis. “I knew that it was being taken care of,” she says. At night, when their two young daughters are in bed and life quiets, Kelly Davis and her husband sit down and appreciate the newly renovated home in which they moved last December. “It’s so comfortable,” Davis says. “It seems like everything was always here.”

COMMITTED TO QUALITY Coming from a family in the business, it was only natural for Taghdisi to launch Prestige Builders 15 years ago. The full-service company, which includes an interior designer and graphic designer, handles new builds and remodels from start to finish. Services range from finding a lot on which to build and an architect to design it, or planning and overseeing a wide variety of renovation projects. Taghdisi, who’s known for a clean and fresh style, begins a project with a cost-free consultation to learn what potential clients want and how he can provide that. One of the first questions he poses before a remodel is probably the most important: In what part of the house do you live the most? It could be the master bedroom, the kitchen or the living room. It doesn’t matter – this is where the most time and money should be spent. Supervision. Supervision. And more supervision, Taghdisi says, is key to a successful project. He is realistic with his clients as far as the time and cost a remodel or new build will take. Still, he realizes the process can be, and often is, stressful. “I make sure I’m always available to my clients,” he says. “Answering their calls and emails all the time is very, very important.”

Devoted readers of Houston House & Home, Brendan and Denise called me because they wanted to update their dining room at minimal cost. Devoted readers of Houston House & Home, Brendan and Denise called me because they wanted to update their dining room at minimal cost. Denise liked the fact that I worked with their existing furnishings using paint and fabric to make them work, instead of starting over. They needed to unite the entire downstairs with fabric and paint since all these spaces could be seen from the entry hall. “You had a look around the whole house to get an idea of what we had and what color choices we had already made and you also knew where to buy fabrics, who to go to have chair seats made, etc.,” said Denise. “We were relatively new to Houston, having just moved from England with our mix of inherited and purchased furnishings from our various travels around the world, so your knowledge was most helpful and a time and money saver.”


Their new house had builder beige walls and the couple could not decide on paint colors. My challenge was to introduce them to color without scaring them. “You took your cues for paint from choices we had already made, like the Ralph Lauren ‘Broome’ we had used in the nearby powder room,” says Denise. “It worked well in the dining room and entry below the chair rail and you selected Benjamin Moore ‘Tyler Taupe’ above the dining room chair rail. In the entry hall, you suggested a coordinating slightly lighter color above the chair rail, Benjamin Moore ‘Shaker Beige,’ which we liked so much we used it nearly everywhere.” TIP: In a traditional formal dining room, it is important to create a casual, friendly seating arrangement that invites guests to enter and sit down. Choose practical fabrics that you can imagine both adults and children sitting on. Denise was happy that I found a pair of framed etchings by South African artist Tinus DeJongh. I recommended they hang them above the chairs on each side of the sideboard. She was surprised by my suggestion to have cotton cheetah-print cushions custom-made for the dining chairs and I gave her my workroom source to have them made. “I cannot believe how good they look with the red Bokhara rug. I brought home two samples of cheetah fabric from Interior Fabrics, (a treasure-trove of affordable fabrics) laid them both on the rug at your suggestion and instantly saw that the darker sample, Earth, could live beautifully with the area rug.”

February is prime time for planting vegetables that will yield delicious results through the warm months.

We asked Beverly Welch of Arbor Gate to recommend vegetables and herbs that yield spring and summer. Another great resource is Urban Harvest, Houston’s homegrown organization that educates the public about fruit, vegetable, and habitat gardening. (See resource box at right.) Welch recommends planting peppers, cucumbers, squash, potatoes, green beans. These crops are great for beginners. Peppers and squash will produce all through the summer. For the more experienced, tomatoes and asparagus are fun to try. Be sure to choose tomatoes that are proven performers in our area. With asparagus, planting from seed means a 3year wait before the first harvest. You can plant 1-year-old crowns to harvest after the year. Many herbs love Houston’s warm climate, so it’s easy to grow an abundance of fragrant, flavor boosting herbs to enhance your cooking. Welch suggests spicing up your garden and your meals with thyme, oregano, globe basil, prostrate rosemary, chives, salad burnet, marjoram and dwarf sage.

As your garden develops, Welch says proper watering and organic fertilization are musts; the needs of each species will vary. Welch also advises to keep an eye out for disease or insect damage, and to stay on top of your weed control. Weeds will rob you plants both of water and fertilizer. Also, pay attention to proper spacing – crowded plants become weak plants. Be sure to water in the early morning, avoid over-watering, and water the soil not the plant to avoid sun scorch.

Producing a great garden plan requires much thought and planning and all the thinking takes place during the design phase. A good garden designer won't let you rush through it. The garden plan is the place to record and organize all of your thoughts wishes and dreams. The garden designer uses the plan to easily convey his ideas to the client as well as to predict the project cost. That's the all important purpose of the plan drawing. But it's only the tip of the iceberg. Always drawn to scale, the plan drawing illustrates the finished product complete with architecture, hardscaping, flora and fauna. In the hands of a capable artist, the rendered plan is, in and of itself, a work of art. Most people realize that your garden is an extension of your home and it reflects your personality. But what they don't realize is that when it's done properly, with the help of a seasoned professional to guide you and make certain all aspects of the plan are thought through then executed correctly, your garden or garden room will appeal to anyone including the next owner - regardless of the style. That not only makes your new garden room a tangible investment according to the American Society of Landscape Architects, the proper landscaping can add 20 percent or more to a home's resale value - but a place where you'll want to spend

as much, or more time, than your indoors. If your goal is a beautiful garden room, then solid garden plans, and the services of a talented garden designer, are definitely worth the investment and time they require. A garden designer is someone who enjoys and understands the merging of art and science into a display of beauty that relates to the buildings, with nature and that functions as intended. Form always follows function and the designer uses his creativity to develop a harmonious and aesthetically peaceful area. In other words, a living breathing functioning work of art that not only provides joy but also contributes to our blue planet by helping to clean the air we breathe among other benefits. Find one who is comfortable working with every different style imaginable. Hiring a garden designer who is also a garden contractor as well as a care provider is a smart consideration. Using one professional team for your project from start to finish has advantages. Design professionals experienced in construction and garden care develop designs that are practical. Contractors who are sensitive to design are better builders. And consider this: Once your project is complete who better to care for your garden then they who designed, built and know it best? Take all the time you need to seek out the very best design professionals and contractors and experiment with several layouts or schematics until you find the one that is just right for you. Ask to look at your designers body of work usually in the form of photographs. Past, current and future projects can be examined. Gardeners love to share their fruits of their labor with others and the more of their work that you see the better the decisions you will make. Unearth the exact materials you want and don't over look the tiniest of details as they will bring you the most pleasure and joy, long after your garden is finished. Dorothy found her way to Oz because she had a good plan - follow the yellow brick road. Did she encounter pitfalls along the way? Plenty. Did she overcome them? Yes and you will too with an experienced professional as navigator and a garden plan as roadmap. Trust the judgment of the designer that you carefully chose and lastly, don't forget to have fun along the way. Producing then executing the garden plan should not wreak emotional havoc. But when your landscape and house do blend in harmony — and you can’t imagine one without the other — you have added enormous value to your home and pleasure to your soul. Lucky Dog Marvin Johnson, a former oceanographer, has been making unique, hand-crafted furniture from reclaimed wood, metal and stone for the past 15 years. He named his company Lucky Dog Designs after rescuing a stray dog that had been run over on the street in front of his workshop. and other gentle hardscape pieces entice kids to play within the desired areas.” Dogs like to patrol the fence line and see what’s happening in the neighborhood. “Pets are so much fun,” raves Paschall. “We leave perimeters between the fence and shrubbery for chasing squirrels and always leave sights to the front of the home to enable the dogs wait for the mailman, or just watch the world go by.” Dogs can also tear up beds and containers, especially when plantings are new and the smells of the soil and mulch are fresh. Teach pets to respect boundaries to avoid a landscape heartache. THE DIRT Naturally, when choosing plants, soil and sun at each specific location are the top two factors to consider. Canahuati points out that soil can vary even from one side of your lawn to the other, it’s helpful to have soil tested at various locations. Adding more fertile, plant-friendly soil is advised for most Houston area landscapes, especially when starting from scratch. Once plants are in the ground, watering frequently is essential until plants are established. “That’s absolutely one of the most important things to do for your landscape, considering Houston’s extreme fluctuations of temperature and rainfall,” says Paschall. So how do you know when a plant is established? “Keep watering often until you think the plant doesn’t need you so much,” says Canahuati. “Then back off a bit and see how it does.”

DROUGHTS & DELUGES Our area is famous flash floods and intense heat make addressing drainage and irrigation essential to maintaining an attractive landscape. “Houston receives frequent heavy rains, so planning for good drainage is a must,” says Paschall. “It’s rare for us to install a landscape without an irrigation system, because it just takes too great a commitment from the homeowner in the long-term.” “For drainage issues, you have to look at the whole site, including your neighbors’ property and how it meets yours,” says Canahuati. “Get to know the water patterns on the lot and then you can work on redirecting the massive flows of water from a Houston deluge.”

At downspouts, Canahauti recommends adding catch basins under the lawn’s surface. These are topped with a grate and connected to pipes or tubing that direct excess water toward the street or other appropriate stormwater area, such as a creek or bayou. Smart irrigation systems make happier yards. Newer ET-based controls (ET stands for evapotranspiration, the process by which plants absorb water from the ground) help homeowners accurately determine how much watering their yard requires. If you have an existing sprinkler system, you can have moisture sensors and moisture sensors to make the system more efficient. LIGHT IT UP “If you are going to actually go through the effort to landscape your yard, go ahead and lay the wire and do the lighting,” says Canahauti. Good light allows the beauty of your landscape to shine at night, too. “It makes a huge difference,” says Eatherton. “You can light the façade of your home and the architectural elements. Plus, exterior lighting adds a level of security to your home as well. “The function of a property is just as important as the look,” says Canahuati.

Water Smart Gardening and Design Native plants — those that naturally occur in our area — tend to require less water than imported plants, but can handle soggy stretches. Joshua Kornegay, owner of Joshua’s Native Plants says native species are versatile and durable enough to withstand our weather extremes. To capture a few gallons from a downpour to use on a not-so-rainy day, place rain barrels at downspout. There are more and more available these days, ranging from utilitarian plastic to finely crafted beauties. Kornegay also urges gardeners to mulch, mulch, mulch to slow down evaporation. Moss Landscaping’s Joey Canahuati advises assessing the drainage of your entire lot to alleviate standing water and washouts. Terrific Plants for Houston Landscapes

For a beautiful yard that will remain low maintenance and highly enjoyable, it’s best to choose plants that thrive here. Here is a collection of favorites. BY

TREES LACEBARK ELM Ulmas parvifolia Lacebark Elm is a deciduous shade tree with a rounded crown that grows 40 to 50 feet high. It is relatively fast growing, but is still a strong tree, unlike Ashes and Tallows. Its fine foliage provides a filtered shade allowing for good growing conditions beneath it, unlike many Oaks and Magnolias. The bark peels in large flakes in a mosaic pattern, exposing a cinnamon-colored underbark. ALMOND VERBENA Aloysia virgata Almond Verbena is a semi-evergreen tree with an upright growth habit to 15 feet. It produces highly fragrant, delicate flowers from spring through fall, and even into winter if temperatures are mild. In addition to filling the garden with their heavenly scent, the white flower spikes attract butterflies. Its gray-green foliage has a fine texture and the tree thrives in full sun but can adapt to partial shade. 54

KUMQUAT Fortunella spp. We haven’t found a citrus we don’t like, because there is nothing about them not to like. Citrus are small evergreen trees, usually 15 to 20 feet tall, perfectly suited as screen or shade trees in the urban garden. Intensely fragrant flowers appear in spring and early summer and sporadically throughout the year. They attract the Giant Swallowtail butterfly, provide an excellent habitat for songbirds, and produce an abundance of mouth-watering fruit loaded with vitamins and antioxidants. Unlike other fruit trees, citrus do not require a full day of sun. Kumquats are particularly well suited for lazy gardeners as they are the hardiest of the citrus, surviving temperatures in the teens. They are also smaller than most citrus so are easily grown in containers. The fruit of kumquats are small and prolific, which makes the tree highly ornamental as it remains on the tree months after ripening.

29 Teriffic Plants for Houston Landscapes PINEAPPLE GUAVA Feijoa sellowiana Pineapple Guava is an evergreen shrub that I prefer to use as a small, usually to 15 feet, multitrunked or single trunk tree. It has beautiful blue-green foliage that is silvery underneath. Appearing in late spring, the flowers are quite exotic with fleshy white petals that are edible and prominent fuchsia stamens. The edible fruit is egg-shaped with waxy graygreen skin, a juicy greenish-white pulp and a tropical taste. VITEX Vitex agnes-castus Vitex, like Crape Myrtle, is a large shrub, 15 to 20 feet tall, that is usually grown as a multi-trunked tree. Its aromatic foliage is greygreen with a lighter underside and resembles that of a Marijuana plant. Thankfully, law enforcement agencies can tell the difference. The violet to dark purple, fragrant flowers appear in cycles of striking displays from late spring to fall.

SHRUBS PRIDE OF BARBADOS Caesalpinia pulcherima Pride of Barbados is a root hardy, subtropical, multi-stemmed shrub that grows 4 to 6 feet. During hot summer months it is topped with large panicles of bright orange and yellow that are 8 to 10 inches tall and attract hummingbirds and butterflies. This Texas SuperStar shrub needs good drainage and full sun. DWARF BOTTLEBRUSH Callistemon citrinus 'Little John' This dense, mounding evergreen shrub has aromatic foliage that provides a unique blue-green color to the garden. From summer to fall, tips of the stiff branches are covered with flower terminals that have long crimson colored stamens giving them that "bottlebrush" look. It grows to a height of 3 feet, which makes it ideal for the urban garden. It performs best in full sun. BUTTERFLY BUSH Buddleia davidii Butterfly Bush not only attracts butterflies and hummingbirds, but also fills the garden with a clean fresh scent. It is a large shrub that

grows 4 to 6 feet tall with gray-green foliage. There are many cultivars that provide a myriad of bloom colors throughout the summer, from white to purple, pink, blues and red. My favorite is Lochinch which is lavender blue with an orange center. Butterfly bush likes full sun and a well-drained soil and is relatively drought-tolerant. PROSTRATE PLUM YEW Cephalotaxus harringtonia 'Prostrata' Prostrate Plum Yew is an evergreen shrub that grows 3 feet tall with a 5 foot spread and forms a low mound of gracefully arching branches. It’s a slow grower that requires little if any pruning, making it ideal for the small garden. The needle-like, dark green foliage prefers light to moderate shade and gives it a woodsy fern-like texture.

ROSES PERLE D’OR Rosa sp. ‘Perle d’Or Perle d’Or is a peach colored Polyantha rose that grows 3 to 4 feet. This repeat bloomer has a double flower that is highly fragrant. In 2007 it was named “EarthKind Rose of the Year.” EarthKind Roses are put through rigorous testing before being deemed environmentally responsible plants for the use in Texas landscapes. BELINDA’S DREAM Rosa x ‘Belinda’s Dream Belinda’s Dream, the first rose to be become a Texas SuperStar, is also designated as an EarthKind rose. Its fragrant double pink flower has the classic Hybrid Tea form but the shrub displays the characteristics of an antique rose — tough, hardy, pest and disease free. It grows 4 to 5 feet tall and it is flush with flowers from spring through fall. BUFF BEAUTY Rosa sp. ‘Buff Beauty’ Buff Beauty is a Hybrid Musk that grows 6 to 8 feet or taller if trained as a climber. The fragrant flowers are double, apricot colored and large —3 to 4 inches across. It blooms spring through fall. JEANNE D’ARC Rosa sp. ‘Jeanne d’Arc’ Jeanne d’Arc is a Noisette rose that grows 6 to 8 feet and is easily

It tolerates filtered shade through full sun. If winters are mild it remains evergreen with its burgundy color intensifying.

GRASSES RUBY GRASS Melinus nerviglumis Ruby Grass is a low growing, 18 to 24 inches, which makes it perfectly sized for the small garden. It has fine textured bluegreen foliage and pink flowers that create fluffy, 8 to 12 inch plumes throughout the summer. It demands good drainage to thrive in our humid summer climates.

CATLIN’S GIANT AJUGA Ajuga reptans 'Catlin's Giant' This hardy groundcover grows to about 12 inches and quickly spreads to create a mat of green leaves with purple and bronze highlights. Purple flower spikes rise above the foliage in May. Its broad leaves provide a course texture in contrast to most fine-textured groundcovers. It prefers partial shade, but will tolerate some sun.

CASSIAN FOUNTAIN GRASS Pennisetum alopecuriodes ‘Cassian’ A fine fit for the urban garden at 12 to 18 inches high, Cassian Fountain Grass has fine textured foliage. Its compact silver-tan foxtail flowers mature to creamy tan. They stand 6 to 12 inches above the foliage and appear throughout the summer. Like most grasses, it requires good drainage.

GREEN ICE ROSE Rosa sp. ‘Green Ice’ Green Ice is a miniature rose growing 12 to 18 inches. Its tight pink buds open a pale pink to white and then take on a cast of green. The double white flowers are lightly fragrant and appear spring through fall. Its petite, dark green leaves give it a fine texture.

GULF COAST MUHLY Muhlenbergia capillaris This is a native grass that is 24 to 36 inches tall and can be seen growing in fields not far from town. When driving country roads in late summer, the fields are evident by the purple clouds that appear to float above them. It is a very fine textured grass with bluish-green foliage and feathery pink flower panicles that stand 12 inches above foliage. MISCANTHUS MORNING LIGHT Miscanthus sinensis ‘Morning Light’ This ornamental grass stands 3 to 4 feet tall with upright arching foliage. The margins of the fine textured leaf are clear white giving it an all day appearance of shimmering morning light. Its reddish bronze flowers, standing 1 to 2 feet above the foliage and dry to a fluffy cream color.

BLUE PRINCESS VERBENA Verbena sp. ‘Blue Princess’ This Verbena has been named a Texas Superstar. It is a hardy perennial groundcover growing to 12 inches. Lavender blue flat clusters, 2 to 3 inches across, appear spring to fall. Blue Princess prefers full sun, but will tolerate some shade. It tends to be a butterfly magnet.

VINES PASSION VINE Passiflora x Incense This vine is a must have for butterfly lovers. It is a major host plant for the Gulf Fritillary butterfly. Its exotic blooms are deep purple and appear spring through fall, There are passion vine varieties whose flowers are red, white and lavender, but my favorite is the dark purple for the intense fragrance not found in other varieties.

As the flowers fade the calyces turn from pure white to lavender, adding another dimension to the bloom. The deep emerald green foliage is 3 to 4 inches long. The vine tolerates full sun to a surprising amount of shade and attracts butterflies. POTATO VINE Solanum seaforthianum (Blue Potato Vine) Solanum jasminoides ‘Album’ (White Potato Vine) These semi-evergreen vines have 1 inch showy clusters of blue or white flowers that appear spring through fall. The blue flowers produce a red berry and the white flowers produce a yellow berry. The 2 inch lance-shaped leaves are a glossy dark green. The vine tolerates full sun and a fair amount of shade. RANGOON CREEPER Quisqualis indica This lush fast growing vine is evergreen in mild winters, but will drop foliage when temperatures reach 32°. Foliage is 4 to 5 inches long and bright green in color. It produces very fragrant tubular flower clusters late spring through fall. The flowers emerge white, and then turn pink and ultimately red. Rangoon Creeper is a favorite of hummingbirds and butterflies.

PERENNIALS PURPLE CONEFLOWER Echinacea pallida This tough and handsome native is a vigorous perennial, 2 to 3 feet tall, with deep green foliage. Purple daisy-like flowers with an iridescent red-orange, coned center appear late spring through fall. It is an excellent cut flower with prickly seed heads that add interest to dried arrangements. Edible flower petals can add visual appeal to salads or garnishes and the plant is popularly believed to stimulate the immune system.

It loves our hot humid summers and is relatively drought tolerant. The fine textured foliage is bright green and forms a dense clump. The 2 inch flower clusters appear continuously spring through frost, and depending on variety, are shades of sky blue or white. Although it blooms best in full sun, Plumbago can take considerable shade and bloom heavily with a better foliage color. Butterflies love Plumbago and its dense growth habit gives cover to many bird species. BLACK AND BLUE SALVIA Salvia guaranitica ‘Black and Blue’ Another perennial sure to attract butterflies and hummingbirds, Black and Blue Salvia is a course textured plant growing 3 to 4 feet. Large, 6 to 8 inch panicles of electric blue flowers and black sepals appear on black stems from spring through fall. The large leaves are bright green and emit a light anise scent when brushed, making it often referred to as Anise Salvia. RUDBECKIA GOLDSTURM Rudbeckia fulgida ‘Goldsturm’ Another tough, traffic-stopping perennial, Rudbeckia Goldsturm grows 18 to 24 inches tall and is commonly called Black-eyed Susan. Most Rudbeckia species, many of which are also called Black-eyed Susan, are biennial, but Goldsturm is a true perennial variety, getting better every year.
