new email friend of mine includes this sentiment at the end of each and every one of her correspondences. I find these words inspirational and very apropos for a February message to share with you. With Valentine’s Day upon us, we’ve indulged in many ways throughout our issue with variations on a theme of “Do what you love.” I love gardening, the feel of freshly tilled dirt and the smell of fragrant flowers. My nod to our focus of the month is with “Editor’s Picks” on beautiful vases — for yesterday, today and tomorrow, to borrow the name of an amazing plant I adore. Our monthly gardening column always speaks to this infatuation, thanks to the kind folks at The Arbor Gate. Second houses and getaways bring families together for special occasions. Our look at a Tiki Island, Hurricane-Ike survivor shows a special love for saving another place to call home. The beautiful beach compound is just part of our informative special section on second homes and real estate. HOUSTON

YEARS IN BUSINESS

Home Office Houston celebrates success through hard work, client friendships and community giving By Barbara Canetti

or more than two decades, Martin Ayanegui has been focused on his business. He has been motivated by his clients, inspired by his projects and encouraged by his family and friends to continue expanding and growing. As Ayanegui’s Home Office Houston celebrates its 25th anniversary this year, he reflects back on what has made his company successful. From the early days during college at the University of Houston working as a volunteer at local museums to resolve lighting issues for galleries and displays, he has evolved his oncesmall company into a powerhouse enterprise offering interior design for homes and businesses, exterior/interior lighting design, construction and large and small remodeling, as well as facility management, maintenance and event planning. His award-winning work and work ethic have caught the eye of many. Some of his clients – who have been with him since the beginning – have shared his name with others. Almost all of his work has been the result of referrals. But, with recent exposure on national television, including CNBC’s Billion Dollar Buyer with Tilman Fertitta, TLC’s show The Little Couple, NBC Universal’s Steve Harvey Show, as well as A&E, HGTV and local television affiliates, Ayanegui is busier than ever. With degrees in architecture and environmental design, Ayanegui branched out into lighting design. This area really consumes his staff during the winter holiday season. He creatively decorates homes, businesses and local theaters, including the Alley Theatre, the new A.D. Players Theatre, and the Houston Astros Stadium. “Part of our success is because I meet with clients personally and am there to do the work – top to bottom,” says Ayanegui. He works with some of Houston’s top interior designers to create homes and businesses that are comfortable and yet stylish, and creates ambience inside and outside with proper lighting that sets moods and adds interest. He works with licensed professionals to provide services – electrical, plumbing, carpentry – as well as artisans and painters, tile layers and stonecutters. His is a one-stop shop. He likes to work with clients as a team. “I can take their ideas and collaborate with them to make it happen,” he says. “Sometimes they can’t explain exactly what they want, but I can assist them and get what they want. “I like for my clients to become my friends even after the job is done.” One of the things that Ayanegui and Home Office Houston does is give back to the community. Ayanegui has become very active in supporting The Sunshine Kids, a nonprofit that assists children with cancer and their families. Craig Biggio, Houston Astros Hall-of-Famer, has been one of his clients for over 20 years. When his daughter became ill, Craig and his wife Patty introduced Martin to the Sunshine Kids. Now, even after his child is recovered, Martin gladly continues to sponsor the organization, which he says gave him so much support. “We will continue doing our work, expanding our business and supporting our causes,” he says. “I learned from my father, who passed away when I was 13, that if you work hard and put your heart and soul into something, you will be successful.” Twenty-five years later, Home Office Houston continues to be a flourishing company with big plans for its future.

IT’S CHILI! BRING THE TRAIL RIDE HOME WITH THESE FULL-FLAVORED AND SURPRISINGLY HEALTHFUL CHILI RECIPES

T

he winter weather and the upcoming Houston Livestock Show and Rodeo call for roping in big, hot, steaming bowls of red. It’s been said cowboys on trail rides who cooked over brick fires first introduced chili in the 19th century. But some credit San Antonio’s wild Chili Queens for making chili popular during the Great Depression. Settle in and stir the pot, pardner, with these versions from Houston chefs/restaurants to bring on the fire with less fat.

RONNIE KILLEN’S TURKEY CHILI Super chef/restaurateur Ronnie Killen of Killen’s Steakhouse, Killen’s BBQ, Killen’s Burgers and his newest, STQ, knows a thing or two about cooking meat of all kinds. Here, he shares the skinny on keeping chili healthful by using lean turkey and skipping the fattening toppings. 2 tablespoons extra virgin olive oil 1 pound lean ground turkey (white meat only) Salt and freshly ground pepper

3 garlic cloves, minced 1 medium onion, finely chopped 2 tablespoons ancho chile powder 1 tablespoon New Mexico chile powder 1 teaspoon ground cumin One 14-ounce can chopped tomatoes One 15-ounce can tomato sauce One 15-ounce can black beans, drained and rinsed 4-6 corn tortillas Low-fat sour cream 1 large red onion, diced In a large saucepan or stew pot, heat the oil. Add the turkey, season with salt and pepper and cook over moderate heat, breaking up the meat, until white throughout, about 4 minutes. Add the garlic, onion, chile powders and the cumin and cook, stirring until fragrant, 5 minutes. Stir in tomatoes, tomato sauce and 1 cup of water; bring to a simmer. Cook over low heat, stirring occasionally until thickened, 45 minutes. Add the beans last and simmer for 15 minutes.

Tiered spillover spa, travertine decking, stacked stone and water and fire bowls for this pool show a solution for homeowners with more intimate spaces with which to work. Photo by Lisa Regas for Waterside Poolscapes

TAKE THE PLUNGE CREATE THAT BACKYARD RETREAT NOW WITH AN INGROUND SWIMMING POOL INSTALLMENT OR REMODEL

I

t may be cold outside, but here at Houston House & Home, we’re thinking of those long, hot summer days ahead. Our solution to beat the inevitable heat: Swimming pools and pool remodeling. Now’s the time to make that backyard retreat a reality.

Pools 101 First things first: The cost of adding an inground pool or investing in a pool remodel depends on numerous factors, so price points run the gamut. From fiberglass to vinyl liners to gunite concrete, pool options are almost limitless. And also to consider are size, shape, salt water vs. chlorinated water and much more. With most pool installment or remodels, initial consultations with a reputable contractor are free. Now that’s an affordable starting point. “From a relaxing oasis to a place to play, the process begins with what you want,” The Association of Pool & Spa Professionals presents on its website. “Small or lavish, modest or flamboyant, think not just about the pool itself, but the environment that meets your

22 house& home | February 2017 | www.houstonhouseandhome.net

needs, suits your lifestyle and counts most when you’re slipping into the water.” Generally speaking, fiberglass pools are nonporous, inhibiting the growth of algae; have nonabrasive surfaces; and are usually installed within weeks. However, they come in limited shapes and designs, and repairs on some colored finishes may not match. Vinyl-lined pools have the lowest initial cost and are also nonabrasive. Con: A vinyl liner is short-lived — a question smart buyers know to ask if, and when, they may have to replace the liner before they purchase a house with a vinyl-lined pool. Concrete pools can be designed in any size, shape or depth. Con: Concrete pools do take longer to install. SALT WATER OR CHLORINATED Salt water vs. chlorinated? That’s another personal choice. “There is a greater up-front cost that comes when buying a salt system compared to chlorine, but over time that number decreases

Left: An example of a fiberglass pool shows whatever type pool you choose, an inground swimming pool changes your back yard into an outdoor escape. Right: A bonus for children and adults alike is LED lighting. Photos courtesy of Latham Pool Products Inc.

as you save more in the long run,” Waterside Poolscapes’ website comments. “It is more difficult to sanitize a pool if a problem arises, as chlorine or other chemicals cannot be simply added. Thus, correcting the issue may require the help of a technician.” Chlorine, Waterside Poolscapes’ website continues, cleans the water much faster if bacteria is present, and the cost is less at the startup of your pool. However, chlorine pools require a bit more maintenance. “And if you are maintaining the pool yourself, chlorine is a necessary component to have on hand. It is a corrosive material that can make storage difficult and dangerous if not done correctly.”

The Bottom Line Just as with any home addition, the cost of installing an inground pool depends on the size and details of the overall project. Basic inground gunite concrete pool installation can begin at $35,000 and can take a minimum of 12-16 weeks to complete, depending on weather conditions and other factors that might cause unexpected delays. Renovation of an existing pool can range from $7,000$35,000, depending on the scope of work involved. Also to be considered is the time for permit submittal and approval, which is needed on both a new and an existing pool.

When to Start Your next question may be “when” to begin the process. Latham Pool Products Inc.’s website notes, “Your lawn will endure some wear and tear, as will the landscaping. That’s why having your pool installed before the landscaping — while your yard is nothing but dirt — really is the best option. Your plants will thank you.” 24 house& home | February 2017 | www.houstonhouseandhome.net

Winter weather provides the perfect opportunity to call a reputable pool installer before the spring growing season arrives — and, as we all know so well, the summer heat, too. Requests for pool renovations and remodels, particularly heater additions, come as soon as temps dip into the 50s and 60s.

For Inspiration One recent project by The Aqua Group Fiberglass Pools and Spas required a considerable amount of prep-work beyond the excavation and pool installation of a “Gemini”-style, inground pool by Triology from Latham Fiberglass Pools. “Because of the grade of the back yard, we had to bring in well over 100 tons of soil to ensure the proper grade, leveling and foundation for the pool,” says Luke Chase representing Latham Pool Products Inc. “Once the style and features were determined, the pool was delivered, installed, plumbed and ready in less than a week.” Those homeowners now enjoy the 16-by-32-foot fiberglass pool with perimeter tile, travertine coping, cascades, tanning ledge, bubblers and accent tile. “All of the concrete patio work, landscaping and finishing touches were completed, and the homeowner has the backyard oasis and entertaining venue they always dreamed of,” Chase adds. Homeowners in Hedwig Village recently turned to Tim Turner, owner and lead designer of Windswept Landscape Studios, for a pool and deck renovation with spa addition. The ongoing job started with taking the existing structure down to the gunite shell, replastering it in a classic white and raising a newly requested spa, designed in the same finishing, to spill over into the pool. tile in a Versace pattern in blue and white limestone now serves as the coping around the water escapes. “We have more requests for salt water pools,” Turner says, as opposed to chlorinated pools. “So all the pool equipment is for salt water, as clients like the way salt water feels.” In addition to the feel, Turner says, the clients can use a phone application to operate the salt water equipment. Homeowners just designate a time to start the warming mechanisms to have the pool and/or spa at the perfect temperature when they arrive home and are ready to exercise, relax and indulge. “LED lights in rotating colors are also very popular,” Turner continues, “especially with the kids and for outdoor parties centered around a theme.” Turner and company take the pool experience further by designing and installing landscaping with native or adapted native plants, such as freeze-hardy Sabal palmetto palms. f you don’t have several original paintings on your walls, why not? Houston is abundant with affordable originals, including those created in our five art districts, in schools and in workshops and now showing in more than 150 museums and cultural institutions in the Greater Houston area. In fact, Houston is home to what is believed to be the highest concentration of working artists in the nation, says Susannah Mitchell, executive director of the Washington Avenue Arts District. If you are new to collecting, you’ll discover many options at area galleries to ponder what type art collector — or even artist — you want to become. Pastels and watercolors are soothing, oils and acrylics are dynamic, woodcuts and collages are textural and interesting. And your home deserves your choice of these, or all of them. The Glassell Studio School at the Museum of Fine Arts, Houston holds its annual student sale each December, and the

Guide to Texas’ hottest second home destinations

The Texas Hill Country beckons as a top destination for second homeowners. Photo by Jack/Flickr

HOME, SWEET HOME Texans stay true to their roots with second homes right here in the Lone Star State COMPILED BY BARBARA KUNTZ

W

ith the vast geographical regions the Lone Star State has to offer, from gently rolling hills to breezy, coastal escapes to the towering pine trees of the Big Thicket, it’s no wonder Houstonians and all Texans love to call Texas home – and their second home, too. In fact, a recent report released by realtors statewide reveals many owners of additional properties prefer their getaway experiences within just a few hours of big-city luxuries. Take the Hill Country, for example. “Houstonians flocking to the Hill Country to establish a second home do not have to give up the luxury they are accustomed to in their primary residence, nor the city amenities they crave,” says realtor Denise Graves of Phyllis Browning Co., an affiliate of Christie’s International Real Estate. “They are almost always surprised how close to the amenities of a large city they can build or buy.” Many owners of second homes do not want to be any further than an hour from a large city with amenities, Chad Mahagan, a realtor with Moreland Properties in Austin, says. And a client, who now owns a home on Lake Travis, uses a nearby private landing strip for weekend jaunts to his homeaway-from-home. “You go from a concrete in flat Houston to the Hill Country in just 2.5 hours,” the client adds, even when he doesn’t fly.

TEXAS HILL COUNTRY Reaching from San Antonio’s northernmost suburbs to southwest of downtown Austin, the Hill Country’s allure is famous Texaswide and nationwide. Twenty-five counties offer the laid-back, easy lifestyle centered around rich vegetation, spring-fed rivers and large lakes with plenty of shopping, dining and genuine Texas hospitality — and that all adds up to charming. BOERNE More than San Antonians are loving that once-little town of Boerne. Country club-like communities with that “lock-andleave” ease join country-style abodes for second homeowners from throughout the state. Everyone enjoys a stroll down the city’s historic district, Haupstrasse, “Main Street” in German, for antique shops, trendy boutiques and wine and coffee bars. Cibolo Creek flows through downtown to the Cibolo Nature Center for more adventures for hikers and nature lovers. FREDERICKSBURG With more than 45 wineries and vineyards, no wonder Wine Enthusiast Magazine named this German settlement and area one of its “10 Best Wine Travel Destinations” in 2014. With fine wines come high-end restaurants, eclectic

shopping, pampering spas and an active arts community. Take in all the sites, including historic tributes such as the Vereins Kirche Museum and the Admiral Nimitz Museum, as well as the famous statewide Wildseed Farm with gift shop and bundles (or packets) of seeds grown right on the property. And don’t forget to view nature’s own landscape of wildflowers each spring. So Willkommen, y’all! JOHNSON CITY A second home here means being next-door to one of the state’s prettiest parks, Perdernales Falls State Park, as well as near to the Lyndon B. Johnson National Historical Park. Wildflowers in the area burst into bloom, and the grapes ripen, too (wine!).

38 house& home | February 2017 | www.houstonhouseandhome.net

KERRVILLE Keep an extra pair of cowboy boots on hand if you’re thinking about a getaway residence in Kerrville. The Museum of Western Art holds works by the nation’s top artists of that genre, and the Hill Country Arts Foundation’s Point Theater stages indoor and outdoor productions. Oh, and add a pair of hiking shoes to the closet: Lost Maples State Park, the only maple forest in Texas, is just 1½ hours southwest of town. MARBLE FALLS “Lakeside charm” best describes this town, with Inks Lake, Lake Buchanan, Lake LBJ, Lake Marble Falls and Lake Travis at hand – and area golf courses and wineries galore. No trip into town is complete without a stop at the Blue Bonnet Cafe for home-style cooking and the most delicious homemade pies.

THE COAST At 350-plus miles long, the Texas coastal region is also a natural draw for second homes, especially considering our long, hot summers, where temporary residents can cool off in the Gulf waters; enjoy fresh seafood, freshly caught or purchased straight off the docks; and relax while watching beautiful sunrises and sunsets. Many “Winter Texans” find it a respite, too, from the harsh winters in the north. Bonus: The Texas Coast stands as a major destination for bird-watching enthusiasts. Texas’ beaches make great getaways year-round. CORPUS CHRISTI Tucked into the bay and sheltered by Padre and Mustang islands, Corpus Christi is a family delight offering sights and sounds for all ages: The harbor-front Texas State Aquarium with an aquatic nursery; a WWII aircraft carrier, the USS Lexington, with naval aviation museum; and home to migratory birds and endangered Kemp’s ridley sea turtles. And then there’s the beach! GALVESTON A survivor and a thriver, Galveston beckons with history with some 60-plus structures listed in the National Register of Historic Places. Newer attractions bring even more second homeowners to the island, including the Galveston Island Historic Pleasure Pier, Schiltterbahn water park and Moody Gardens botanical park. Step into the celebration of it all during the annual Mardi Gras festival, Galveston Island Jazz & Blues Festival and Dickens on The Strand. Speaking of The Strand: Major shopping and dining opportunities await. PORT ARANSAS Take the ferry, operating service 24 hours a day, seven days a week, from Aransas Pass to start your home-awayfrom-home adventure in this popular fishing town with beaches stretching for miles. According to one source, some 60040 house& home | February 2017 | www.houstonhouseandhome.net

PORT O’CONNOR Port O’Connor sums up its attraction with this description of the unincorporated community located between Galveston and Corpus Christi: “Visit to Fish. Return for Life.” Add hunting, birding, kayaking and a peaceful lifestyle, and you’re in Port O’Connor. MATAGORDA BAY Fish your heart away on one of the many charter services, take the family on a kayak excursion through the bay wetlands or just spend a day on the beach finding a variety of treasures, from sand dollars to old Spanish coins. The LCRA Matagorda Bay Nature Park, a 1,600-acre preserve at the mouth of the Colorado River on the Matagorda Peninsula, also has something for everyone. ROCKPORT Step out of your second home onto your boat and navigate the channels to the ocean for world-class fishing. Visit the Texas Maritime Museum, the Rockport Center for the Arts and Rockport Beach Park for swimming. In neighboring Fulton, the Fulton Mansion showcases Second Empire architecture and is on the National Register of Historic Places.

Side-by-side Galveston Bay cottages on the tip of Tiki Island bring family members together.

TIKI ONE & TIKI TWO Galveston-area Island Compound Delights Three Generations BY MARSHA CANRIGHT • PHOTOGRAPHY BY KIM SCHROEDER

H

ugging the tip of Tiki Island with a panoramic view of Galveston Bay, two white-and-cream beach cottages sit side by side, joined at the breezeway by wide plank porches and a 50-foot fishing pier below the living quarters. Together the houses — one new and one a redo — create an airy island retreat large enough for Houstonians Ed Bajorek and Mary Ann McCulley to comfortably accommodate Bajorek’s four children and seven grandchildren on holidays, summer birthdays and fishing vacations. It seems sedate, almost sleepy, but when all 14 family members convene, it’s anything but that, says Jennifer Bajorek, a daughter who worked on the cabinet designs for both houses. “It’s a special place that we all love and appreciate,” she says. Her father and stepmother bought the original house, called Tiki One, in 2000, and family has been coming ever since. As a teenager, Jennifer’s first fishing expedition at Tiki One 42 house& home | February 2017 | www.houstonhouseandhome.net

snagged two handsome trout. Afterwards, she was hooked on fishing, an activity that brings their extended family together. In those days, the house was a simple structure with less than 1,000 square feet. An expansion plan was in the works when Hurricane Ike struck the Gulf Coast in 2008. Although the original house faces the open bay, it survived the storm without significant damage. Only the stairs and boathouse were damaged, and interior carpets had to be replaced. But the neighbors were not so lucky. Their house sustained major damage and when they decided not to rebuild, Ed purchased the lot. Tiki One was remodeled in 2009, and the brand-new Tiki Two, the large main house, was completed last year. Both houses are lined with deep windows to showcase the sweeping bay views. The rooms are white and cream with accent shades of blue and green to reflect the coastal waters and sky. Designer Peggy Stirman worked with McCulley and Jennifer to create a family compound to delight the three generations.

Tiki One’s deep-blue cabinets reflect the seaside theme.

The two-story main house sits 16 feet above ground with a light-filled family room and kitchen combination that opens onto Jones Bay, a subset of Galveston Bay. From the deck, there is an unobstructed view of the wide, blue stretch of water, and in the distance, you can see the outline of South Deer Island, a nature preserve. Beneath the houses is a service area for bikes, jet skis and vacation gear. A mechanized boat ramp makes launching the fishing boat a breeze. A large outdoor shower is a convenient place for clean up. There’s also an outdoor grill for cooking the catch of the day. A favorite gathering spot is the main house kitchen, which is white with deep blue accents and gray-washed wood floors. The Brookhaven cabinetry by Wood-Mode has a lace finish with a charcoal glaze meant to complement the white Okite quartz countertops. The kitchen island is painted a vivid ocean blue and echoes the colors of the kitchen cabinets in the sister cottage. The Miele refrigerator is hidden behind a matching door. Well-equipped for family gatherings, the kitchen features a floating glass breakfast bar and a Miele built-in coffee system to provide the morning brew. A deep-green Bertazonni gas range and a Miele convection steam oven are stylish tools for a family that enjoys cooking together. To keep ingredients at an easy reach, the couple installed Sub-Zero freezer drawers under the counters and a tall pantry with pullout drawers.

Perched on the second floor, three bedrooms with ensuite baths offer wide views of the bay. The master bath is a nod to spa-like luxury. It has Brookhaven frameless cabinets with louvered doors, painted in a white finish. The vanity holds dual sinks and has a separate sit down make-up area. The counters are silestone quartz with Toto plumbing fixtures and sinks. A large, walk-in shower has multiple functions including an overhead rain showerhead, a standard shower and a handheld fixture. The bath floor has ceramic tiles in earth tones. In keeping with the coastal theme, the artwork portrays seabirds, seashells, sailboats and other beachy scenes. Most are the works of local Galveston and Houston artists, but some were collected on family trips. Tiki One, the original quarters, now serves as a guesthouse to accommodate the family overflow. The cottage redo began by opening the space between the kitchen and living room to create a more modern, open concept, and the kitchen was completely renovated. The bathrooms were updated, windows replaced and new furnishings brought new life to this sturdy survivor. Kitchen cabinets are painted the same deep blue as the main house, and the floors are ash-gray wood. The old cedar wall siding in the living room is now painted a warm gray. One element remains the same: The original cottage corner stone fireplace, which adds warmth, character and brings back memories. “It’s like an old friend,” Jennifer says.

URBAN KASBAH Vibrant Moroccan-inspired colors and spiritual decor infuse this townhouse with life and serenity By Barbara Canetti • Photography by Julie Soefer

lthough the Rice Military neighborhood has evolved over the past decade to hundreds of three-and four-story stucco townhouses, it is what is behind the garden walls and fancy doors that makes the area so interesting. For instance, Laura Umansky, creative director of Laura U Interior Design, and her team recently transformed the interior of a 3,500-square-foot, four-story transitional townhome to transport visitors from urban Houston to the kasbahs of Morocco with the color palette and ambience chosen for the inside of the home. “Our client was seeking a home that was peaceful and feminine,” says Umansky, who noted the Moorish influence was developed to encompass a spiritual yet vibrant decor. “She loves pink, and we used pink here and there and grounded it with the neutral colors of the walls.” Immediately upon entering the home through the courtyard’s carved metal doors is a fuchsia rug hugging a round bone-inlaid wood table. On the tabletop are some of many lovely Buddha statues the owner has collected in her international travels. Also on the ground floor, the owner had a mirrored-wall gym created, with a life-sized custom mural of Muhammad Ali painted on a bright fuchsia wall. “I’m free to be what I want,” Ali says. The path to the main living area on the second floor is via a black, winding wrought iron staircase that leads to a bright dining room with a dark-wood, expandable double-pedestal table surrounded by matching white chairs and a pair of host/hostess chairs upholstered in a colorful fabric. A cobalt credenza rests below five sitting Buddha statues that seem to float on the wall. The designers say they chose to not cover the white oak floors because of the beautiful wood and interesting pattern of the surface. The adjacent kitchen was left virtually untouched by the designers, with the exception of adding pops of color with blue barstools and a large, carved medallion on the wall. But the team got busy in the living room. First they created a small sitting area with two uniquely shaped chairs covered in a neutral fabric and put them in front of windows to bring in the light. They placed a wooden accent table with bone between

the chairs to make a nice conversation area. Across the room the large, white sectional couch comes alive with puffy pink and purple pillows. Two leather-upholstered stools are nearby, and all are nestled around a fluffy white sheepskin rug. Soft light filters into the room through the woven wooden shades flanked by sheer drapery panels. “There are feminine touches in the room, and we pulled the color palette of blues and fuchsia into the living room,” says Letecia Ellis Haywood, principal designer, who noted the variety of Buddhas in the wooden built-in bookcases came from the owner’s collection. Up on the third floor of the house, the designers repeated the color scheme in the library and again in the master bedroom. The homeowner’s books and art behind the large wooden desk add more color to the room. But the drapes in bright pink with gold embroidery drapes make this room so interesting, along with the textured tone-on-tone wall covering and large metal chandelier hanging over the desk. “My favorite room in this home is the study. I LOVE the unexpected color in the drapery. The surrounding room is very 52 house& home | February 2017 | www.houstonhouseandhome.net

practical and put together, and the drapery is the perfect punch,” says Umansky. The master bedroom, also on the third floor, is all about serenity, says interior designer Shenay Keyes. The carved-wood canopy bed is shrouded in long custom sheers and zapped with salmoncolored pillows and a lumbar cushion in tones reminiscent of the palette in the dining and living rooms. A velvet bench/chaise at the foot of the bed contrasts against the soft pink-grey walls and adds that pop of color that continues to make this house so interesting. On the fourth floor, the design team created a comfortable guest room and then designed a party room — disco ball included! Umansky says they ordered a rainbow of silk Indian saris, hung them together to create an intensely lively wall in earth tones, blues and pinks and then looped the fabric into a canopy. Two long, white couches surround a lotus-design table with an antique mirror top. They all sit on a two layers of vibrant rugs, along with large throw pillows and a white Moroccan wedding “pouf” for additional seating. town skyline in the distance. Working with their well-traveled client gave the design team an opportunity to transform a typical townhouse into something very special. “We wanted this to be fresh and bright and saturated with colors and pastels,” says Umansky. “Color has everything to do with it.” And, adds Haywood, the project was smooth from start to finish, and the homeowner was a joy to work with. You can’t ask for more than that!

MAYORAL DISTINCTION Former Houston mayor’s Riverside Terrace manse gets an overwhelming yes-vote for a sensitive restoration By Barbara Kuntz • Photography by Jeff Paxton

A

n uncanny discovery by a father-daughter contracting and designing team unlocked the key to a big mystery surrounding an abandoned 1928 Riverside Terrace house as they were in the first step of restoration, going through the mounds of the unknown original owner’s furniture and extended family’s belonging. The purge even uncovered beauty shop supplies and day-care and apartment furnishings, as the site had hosted those tenants since the owner’s passing in 1968. “As we were tearing down the wall between the kitchen and the dining room, we found a door jam with the name ‘Massey’ written in cursive in pencil,” Rachel Paxton, of CFV Home Restoration along with business partner and father Michael Cooney, says. “It was the original owner’s name.” That door jam now rests on the fireplace mantel of the restored structure, former home to the late Houston mayor Otis Massey and his family that once again stands proudly in this historic neighborhood in all its Tudor Revival glory and as a protected city landmark, thanks to Paxton and Cooney. 60 house& home | February 2017 | www.houstonhouseandhome.net

Cooney purchased the property in March 2016 and started the overhaul, beginning with ridding of interior holdings and filling two full large dumpsters worth of stuff. “We realized just how bad of condition the house was in because all the junk covered up the damage,” Paxton says. “It was difficult to tell what was original and what was not, with several add-ons.” Doing her regular research, Paxton, also a certified realtor with Realty Kings Properties, says she tracked down the Massey grandchildren, who gladly shared with her photographs, memorabilia and, possibly most importantly, a contract between the owner and builder describing in great detail how the house was to be constructed. “So we pulled out everything that wasn’t included in the plans and kept everything that was,” Paxton says.

Tagged by the city and destined for the wrecking ball, the 4,168-square-foot house at 2622 Riverside Drive now welcomes with a circular drive and freshly installed landscaping. A step inside immediately reveals some of the historic Craftsman details, such as the original gumwood trim and oak hardwood floors the duo hand-sanded and re-stained. Those features are also found throughout the home. Archways gracefully lead residents and guests from the large foyer to the living area/library warmed by a wood-burning fireplace with original mantel and tiling to the elegant formal dining room. Six French doors and several bay windows with built-in cushioned seating fill the home with natural light. The spacious kitchen is fully upgraded with soft-close Craftsman-style cabinets that match the gumwood trim. A banquette provides seating for six, as well as views of the new deck and back yard. Soapstone countertops add to the ambiance, as do rounded brass fixtures and a custom range hood. A wine cellar sits ready to display a connoisseur’s collection.

The four-bedroom residence includes a spacious master suite on the second floor. Master bath highlights are a claw foot tub and rainfall showerheads in the shower, which is cleverly partitioned by an exposed chimney. An antique sideboard is repurposed as a custom double-vanity. The four-and-one-half bathrooms show off original tubs and sinks and period basketweave tile. And at the top of the hallway stairs, a private third-floor suite is equipped with its own threepiece bath. As for exterior extras, you’ll find a custom Craftsman-style deck built by Paxton and Cooney, terracotta-covered porch, French awnings and a second-floor balcony. The house initially went on the market in December 2016 with a list price of $647,000.

GARDENING

MOTHER NATURE SAYS‌ KEEP YOUR GETAWAY LANDSCAPING LOW MAINTENANCE WITH NATIVE AND ADAPTIVE NATIVE PLANTS Story and photography by Linda b. gay

W

hether your getaway world is the salty beach, the Hill Country or the East Texas Piney Woods, you want to design a landscape that survives and thrives with the land and nature alone and requires very little of you except a walk around the garden when you visit. You can create a low-maintenance space using plants native or adapted to the area. Plant selection should be simple and functional. You do not need a three-tiered design around the home, as this will require more maintenance and water - and you are there to relax and meditate, not work. Native or adapted plants have very specific needs, which are why they are growing in the area. Put some tough, fun plants around the house that offer shade, fragrance, privacy or whimsy. There is no hard-and-fast rule there must be plants around the house. If you have enough sun, you can use turf all the way to the home and schedule someone else to mow it for you.

Create a private outdoor area with bamboo at your beachside getaway.

COASTAL BEACH LIVING Sun, sand, wind and salty air are the elements to overcome by utilizing plants that thrive in that situation. Palms provide light shade and a rustling sound in the breeze, bamboo offers a barrier to the outside world, plumeria titillate the senses and hibiscus adds colorful flowers in your tropical retreat.

HILL COUNTRY HIDEAWAY Intense heat; high-ph, gravelly soil low in organic matter; and minimal rainfall are the climatic conditions for this zone. Salvia greggii is an evergreen flowering shrub that is deer resistant, flowers for months and comes in many colors. Native grasses and reseeding wildflowers such as bluebonnets and Indian Blanket grow, bloom and return yearly without any help from you. Sun, sand, wind and salty air are the elements to overcome in coastal regions by utilizing plants that thrive in those conditions, such as plumeria. 74 house& home | February 2017 | www.houstonhouseandhome.net

Muhlenbergia capillaris thrive on the Hill Country’s intense heat; high-ph, gravelly soil low in organic matter; and minimal rainfall.

For East Texas retreats, try Milk and Wine lilies (Crinum), which multiply on their own because of their storage tubers.

EAST TEXAS PINEY WOODS Tall pine trees providing summer shade for that cabin in the woods can be all that are needed, except for a nice outside deck area to enjoy nature. The pine trees are the main character of this zone and can be complemented using tough perennial bulbs. Milk and Wine Lilies (Crinum), Naked Ladies (Lycoris) and Rainlilies (sounds like a party!) can thrive and multiply on their own because of their storage tubers.

YES, YOU NEED A BACK-UP PLAN (Drought) After choosing what plants will be used, the next task is keeping them alive during drought and periods of human absence. Drip irrigation is an aboveground watering system that functions with low pressure and minimal water usage, as compared to underground systems, which are costly and water wasters.

The tall pine trees and a few Lycoris aurea are all that are needed, except for a nice outside deck to enjoy the Piney Woods.

Soaker hoses were the first type of drip irrigation: Flexible, porous garden hoses that seep water slowly through the wall of the hoses and sit on top of the ground. Use a short water hose from the faucet to connect to the soaker hose in the bed. Turn the water on at the faucet to check the pressure after each hose is added. By adding more length, you reduce the pressure and A Hill Country native beauty: Salvia amount of water. You may need “Hot Lips.” several faucets to run several “zones.” The hoses can be covered with mulch or pine needles to hide them. This was a great concept, but the hoses need to be wrapped around the plants to get water to all sides of the plants, as the water doesn’t travel far from the hose. The second problem is gnawing critters, rabbits, rodents and squirrels who love the water source and will chew the hoses to drink. Another improvement in drip irrigation is a black, rigid laser pipe to which smaller (spaghetti-sized) emitter tubes are attached. The tubes drip water at the bases of plants, and you get better coverage as you can install two or three drip tubes per plant. This system is more complex and requires figuring PSI (pounds per square inch) and using pressure regulators. This type of irrigation is always improving, so check with the experts to find the easiest and most efficient system that fits your needs. So plan and plant your retreat to soothe your soul, relax your body and grow in spirit. Linda Gay is a horticulturist and gardener at The Arbor Gate Nursery in Tomball.

HI, MY NAME IS ATHENA I am a playful dog looking for my forever home! I will need plenty of training and guidance to keep me busy. I'm house-trained, and I'm used to having free run of the house. I'm used to someone almost always being at home with me. Having lived with both dogs and cats in my previous home, I like to play with other dogs, but ignore the cats. I have lived with younger children between the ages of 3-12 years old and did great with them. I will always need a proper introduction to any other pets or children that I might live with to ensure that our relationships are off to a great start. Playing fetch and chase are my favorite games! I even know how to sit and come on command. I am a high-energy player, so I would do best with dogs that are similar to me. Even though I can be playful and active, I’m also laid back and well behaved on a leash, so don't be afraid to ask a staff member to see me outside of my kennel. Please don't leave me in the back yard unattended because I will try to jump out to go looking for you.
