SPRUCE UP A Spring Checkup is a Smart Start for Homeowners By Marsha Canright

S

pring is here and it's time to kick dust mites to the curb and put sparkle and shine to your home sweet home.

“Your house is a major investment and it makes good sense to take care of it,” says Howard Knighton, owner of Burden’s Vacuum Cleaner, a Houston company that offers a range of cleaning products and quality vacuums. “We’ve all been inside because of the rain and cold weather and now it’s time to make everything fresh again, inside and out.” For savvy homeowners, spring cleaning is more than a deep scrub and a quick culling of possessions. It’s the ideal time to check household systems and schedule home repairs that are important, but also out of sight and out of mind.

MAJOR SYSTEMS Here are 16 household tasks that need your attention at least once a year. If you take action now, you'll make your house more efficient and comfortable and you'll have less chance of a system meltdown. 1. AIR CONDITIONING. Schedule a tune-up for your air-conditioning

unit before the peak season begins. You’ll be at the front of the line and it won’t take as long for a scheduled visit. Routine service is the best way to keep your air conditioner in good operating condition. 20 house& home | March 2018 | www.houstonhouseandhome.net

A technician will check refrigerant levels, clean the evaporator and condenser, check the components and controls and recalibrate the thermostat. If you’ve got a problem, you’ll be able to resolve it before the summer heat sets in. Something to remember all year long: Clean or replace your AC filters every month. 2. BACKFLOW PREVENTION. If you have a sprinkler system, you’ll

need to have a plumber or a licensed backflow specialist check its proper operation at least once a year. Backflow is the reverse flow of nonpotable water into the public water system or the customer's water system. You don’t want to have a mix-up mishap. 3. BLINDS. Cleaning blinds and window coverings is a slow-going

project that takes patience, but the results are eye-catching. Larry Thomas of City Blind Repair says the best way to clean your blinds is the old-fashioned way. “If you have a soft bristle attachment on your vacuum cleaner, that will work, or you can take a Swiffer on the top and bottom of each blade,” he says. Yes, it is time-consuming, but with Houston’s dust and humidity, a film forms quickly on blinds and can be stubborn to remove, Thomas adds. If there are any broken parts or faulty mechanisms, don’t toss them out. In your home or from his shop, Thomas is able to repair, restring and gets blinds working again, even the motorized ones. 4. BRICK REPAIR, REPOINTING AND REPLACEMENT. It’s important to

keep tabs on the brick in your house. Damaged, cracked or crumbling bricks should be replaced as soon as possible, says Roberto Zumeta of Houston’s Brick Restoration Inc. If the masonry between the bricks is starting to erode from time or weather, the bricks may need to be repointed. This is important because if there


is space between bricks, water can soak in and can cause significant problems. 5. CAULKING AND PAINTING EXTERIOR/INTERIOR. There’s nothing like a fresh coat of paint to give new life to your house, inside and out. Filling cracks and holes with caulk in your home's trim and siding before painting not only makes the final result look better, but it makes the paint last longer. The caulk is a substance designed to seal a joint between two surfaces and to fill small holes which, if untreated, can collect water and cause paint to peel. 6. CEILING FANS. Properly cleaning your ceiling fans will help keep the rest of the house dust-free. You can use an extendable duster or, if you’re climbing a ladder, you can use a pillowcase to catch the dust on the sides, top and bottom. To keep dust at bay, use a repellant spray like Endust on both sides of the blades. You should also wipe the pull chain and the motor housing with a clean cloth. Be sure to note which way your ceiling fan is moving. If it’s counter-clockwise, it helps to cool the room; clockwise will keep the warm air down. 7. CHIMNEY CLEANING & REPAIR. Despite our relative lack of freez-

ing weather, many Houston homes are equipped with wood-burning fireplaces. An annual chimney inspection is recommended and can alert you to the need to remove a soot buildup or blockages. 8. CONCRETE REPAIR, RESURFACING. Concrete is ubiquitous in

urban life, whether it’s a concrete driveway, garage floor, exterior walkway, steps, a pool deck or even an interior concrete floor. While it’s a sturdy long-lasting material, concrete should be examined for heaving or settling, stains, cracks, chips and flaking. You’ll want to have it repaired before the damage goes too far. 9. DECK INSPECTION/SEALING. Without a protective seal, the life of

wooden decks and exterior steps will be cut short. Lots of sunlight or rain on a horizontal surface will cause deterioration of stain or sealer. For that reason, most area professionals recommend you apply a new stain or sealer every two to three years after prepping, cleaning and drying the surface. 10. FENCING. A wood fence needs regular maintenance every three

years at minimum. Apply a mildew-removing product with a scrub brush. After the fence dries, look for problem areas that might need to be repaired. After necessary repairs are made, apply paint, stain or a clear sealant to keep the moisture out. 11. FLOORS. Clean hardwood floors are a thing of beauty. If you

want to perk up what’s underfoot, Kevin Kaley with Klein Hardwood Floors recommends cleaning the dirt and debris with a vacuum and following up with a towel on the end of a push broom. “But, you should never mop wood floors,” he says. 21

Kaley suggests the Bona System if you want to do it yourself. However, if floors are dull or damaged, especially in high-traffic areas, it’s a good idea to have professionals clean and wax or rescreen and oil your floors. Except for certain prefinished flooring materials, there are three basic hardwood floor finishes: Polyurethane, wax and oil. 12. GARAGE DOORS. Every garage door has a few dings and bumps,

but even if there aren’t issues, they should be serviced at least once a year. Once panels start to crack and break, doors need to be replaced, but routine maintenance can extend the life of an older door, says Chad McCleary, a technician with A1 Garage Door Service. What goes wrong with garage doors and remotes? “Broken springs, cables or panels are obvious, but garage doors have numerous parts, such as bearings and rollers, that contribute to door issues that are not noticeable without a special inspection,” McCleary says. If you’re looking to sell your home or just to boost its curb appeal, new styles and designs for garage doors are something to consider. “We have so many new designs, such as glass doors, decorative metal overlays, a wood overlay and ultra-grain metal doors,” he says. As for those pesky remotes, McCleary says the usual problem is a low battery. Still, sometimes range deficiencies are caused by a problem with the actual opener. Either way, they can repair or replace. 13. GROUTING. This is an important one. If you don’t maintain grout-

ed services in your home, you may have leaks and water damage to the wall, all followed by mold. In the bathroom, take a close look at your shower and tub. Is the grout discolored or worn away? Is it cracked or covered with mildew? It may be time to re-grout.

He recommends keeping a close eye on the grout. “People don’t always realize that the cleaning products they are using can degrade the sealers, and that sealers protect against leaks,” he says. “Tile and grout go hand-in-hand. You can do the scrubby-dubby yourself, but it is a lot of work. It’s like washing your car or getting it detailed. The wash lasts a few days, the other much longer.” 15. GUTTERS AND DOWNSPOUTS. Burns Antik Haus At this antique emporium, Don Burns made a road trip to Beaumont a necessity for antique-lovers when he opened the Antik Haus about 14 years ago. Enthusiastic Julie Golias says it is a collection of boutiques, not booths, with local artists such as Rosie Burge showcasing New Orleans mixed-media artwork and Joey Blazek with oil paintings of birds, ships and even oil rigs. E.J. Cole built this 63,000-square-foot facility in Warrenton about four miles from Round Top about 18 years ago and according to wife Diane, it’s still like new. The Coles rent tables to about “250 high-end vendors from all over” and their next show is March 24-April 7. Diane was reluctant to say what antiques are currently the most popular, giving equal billing to American antiques vintage to 1960, jewelry and glassware.

Gallery Auctions Inc. A popular stop for antiques in the Greater Houston area is the venerable Gallery Auctions with public auctions held 9 a.m. every Monday and every four to six weeks on Sundays. Jon Vines entered the world of antiques through the front door (his mother Vikki Vines is the original owner). Gallery Auctions doesn’t have online bidding, competing with buyers worldwide, but buyers can stop by to bid absentee. The auction house imports four to five containers of antiques from France, India, South America, England and many other countries and “prices can be 30 to 40 percent off retail prices,” says Jon. He specializes in mid-century modern, which is very hot right now, with slim-line tables perfect for wide screen TVs, in contrast with the bulky armoires. Heights Station Antiques Owned by Sharon Hattenbach since 1978, Heights Station Antiques is housed in a green 1895 carriage barn in the historic Heights neighborhood. Hattenbach says hers was one of the first antique co-ops, where dealers take turns selling from different booths. Kelly Cook is an overachiever. She opened her antique shop in historic Montgomery 27 years ago, and for three years she also owned a beauty salon in Houston (stuffed with antiques) and traveled back and forth. She grew up sewing and now fashions deluxe custom pillows using French tapestry and antique needlepoint. Room vignettes include a stunning carved table atop an imported rug and a pair of aqua wall sconces that sport fat white wax pillars. She named her shop Liberty Bell because it is on Liberty Street — not for the famous bell. P.S. If Kelly needs a millennial point of view, she calls on her interior designer grandson, Nathan Cook, to help her out. He grew up at Liberty Bell.

Lovejoy’s Antiques & Collectibles If you love Christmas like Linda Lovejoy does, you’ll be enthralled with the shop she owns with husband David in the Heights (think Yale Street Grill). She keeps Christmas up all year and often sells tree ornaments in the middle of July. After renting spaces for years in different antique malls, the Lovejoys took on 2,000 square feet that now sports about 100,000 pieces. “We even hang them from the ceiling,” admits the affable Linda, who adds, “We buy faster than our customers do.” Men’s accessories include 400 to 500 sets of cufflinks, whereas other stores may carry four or five sets. The Lovejoys rent one sliver of space to a former bridal seamstress who sells vintage fabrics and designer magazines that date to the 1930s.

Grilled Lamb Chops with Bordelaise Sauce Easter is a traditional time of year for luscious lamb. Here’s a terrific recipe inspired by the delicious lamb chops draped in a wine-enriched sauce served at Relish Restaurant & Bar in River Oaks, 2810 Westheimer Road, 713-599-1960, www.relishhouston.com.

cup dry red wine sprigs fresh thyme shallots, finely diced bay leaf tablespoons demi-glace, available at specialty stores and supermarkets 1 tablespoon chilled unsalted butter, diced 1 tablespoon flat leaf parsley, finely chopped 1 teaspoon fresh rosemary, chopped 1 teaspoon fresh thyme, chopped Kosher salt and freshly ground pepper to taste 2 tablespoons canola oil 12 1-inch thick loin lamb chops, fat trimmed 32 house& home | March 2018 | www.houstonhouseandhome.net

Method For the sauce: In a 2-quart saucepan, combine wine, thyme, shallots and bay leaf. Reduce over medium-high heat until almost completely evaporated and thickened. Discard the thyme and bay leaf; stir in demi-glace. Cover, remove from heat and set aside. Build a medium-hot fire in a charcoal grill or heat a gas grill to medium high. Lightly coat lamb chops with canola oil and season with salt and pepper. Cook, turning once, until browned and cooked to desired doneness, about 3 minutes per side for medium rare. Transfer the chops to a platter and cover with foil to keep warm. Return the saucepan to medium heat. Whisk in butter. Remove saucepan from heat; stir in parsley and season with salt and pepper. Spoon 2 tablespoons of Bordelaise sauce on each plate and top with lamb chops. Sprinkle with rosemary and thyme; drizzle each chop with additional sauce if desired. Yield: 6 servings

A

t first look, the house on Vista Creek Drive is like any of the pristine suburban homes in Lake Pointe, a gated community in Sugar Land. That is, it’s a very nice home that fits all the neighborhood’s requisite guidelines. And beyond the facade, an architectural adventure awaits. Designed by Greg Swedberg of 2Scale Architects, the Cshaped home has a floating staircase; a sculptural, temperaturecontrolled wine cabinet; and floor-to-ceiling glass walls that open onto a sparkling rectangular pool and two courtyards. One of the courtyards has a 24-foot living wall planted with lilies, geraniums, hostas and ivy. “This house is a real home for real people; it’s not a museum,” says Julie Atun, homeowner with husband/physician Victor. “We have a 10-year-old, two teen-agers, two dogs, two cats and two fish, so we have a lot going on. Even now, there’s a science project on the kitchen island.” Julie is an artist and art lover. INITIAL CHALLENGES The couple met the architect at an AIA Houston Home Tour that featured one of Swenberg’s houses. They were building a new house and liked his design style. Together they wanted a comfortable, contemporary home for a blended family in a location that was convenient for all its members. Delivering what the couple wanted in their chosen location was not without significant challenges, Swedberg says. The neighborhood has specified building codes and because there are zero lot lines, one wall could contain no windows. “A typical home design might take about four months; this one took about six because we were pushing the boundaries of the HOA approval process," Swedberg says. The process was about finding a way to follow the rules while coloring a bit outside the lines, he adds.

INTERIOR HIGHLIGHTS

Built by Texana Builders, the 4,400-square-foot structure has four bedrooms and four bathrooms, including a private master suite, an upstairs art studio and a roomy kitchen at its heart. What might have been a shoebox is instead a house full of light and open space that blur the line between the inside and the outside. “We wanted a more intimate, communal space where we could have everyone together in the kitchen or out by the pool,” Julie says. “It had to be a place where our teen-agers could hang out without being closed off in some media room.” Downstairs the ceilings rise to 11 feet and the floors are a polished concrete, which Julie says adds warmth and texture and is easy to clean. All the functional rooms are downstairs and built with accessibility in mind, which will allow the couple to age in place, if they desire.

Among the many standout features, the staircase has the most eye appeal. The upstairs landing appears to defy gravity and is able to hold a small army of teen-agers. “I wanted the stairs to be sculptural, an object rather than an assemblage attached to the wall. We found a way to take the owners’ collection of books and create a library that dances up the wall with the stairs,” Swedberg says. The combination of cantilevered stairs and playful library boxes is beautiful and functional. To design the interior, Julie collaborated with Darin Brooks of Brooks Design Works in Houston. The decor is clean and contemporary and brims with personality. The downstairs powder room has a wall of Bansky graffiti tile that Julie found at La Nova Tile. “It’s made from actual photographs of graffiti in Spain and

each tile is different,” she says. “It was a lot of fun to lay them out on the floor and decide which one would go where.” Art plays a colorful role throughout the house. There’s a painting of Jimi Hendrix in the dining room by a Galveston artist and, over the fireplace, is one of a girl with the cello purchased in Tzfat, Israel, on a recent trip. The glass-encased wine tower was built Bob Martin of Merge Studios in Houston. As for the elegant furnishings, Julie spotted the living room couch at Noel Furniture, but it was only available in suede. She contacted the manufacturer to have the same couch but in leather. The blue silk rug is from Rug Mart. The contemporary light fixtures come from Lightology with a few from YLighting, she says. The 10-foot kitchen island is a single slab of pure white Silestone and all the appliances are Jenn-Air. The sleek cabinets are by Mandeval and are very minimalist and European. A nook at one end of the kitchen serves as a home workstation and there is a deep pantry situated beyond the refrigerator. ture, Julie requested a brick facade along the kitchen wall, the dining room and even the wall of the pool. The repetition gives the space a satisfying continuity, Swedberg says. “My intention in this design was to create long views. I love taking small spaces and layering them in such a way that you can see two or three or more rooms,” he says.

MORE DETAILS The upstairs has three bedrooms and Julie’s art studio, where she works in glass fusion and ceramics. A wood-clad balcony outside the studio houses the kiln. The long windowless hallway is cleverly lighted overhead. The angled walls open up to a monitor along the spine of the house with clerestory windows providing ambient light. “That’s why it has this wonderful, glowing quality, even though it’s in the belly of the house,” Swedberg says. Downstairs, the private master suite overlooks the pool and also

has a glass wall that slides open. It has a cantilevered wood ceiling that continues into an exterior seating area. The wallpaper is “Trove” by Holly Hunt. Julie’s favorite space and sanctuary is the master bath with its freestanding tub, fireplace, walk-in glass shower and an elongated zebra wood vanity. “The large window is only partially frosted so you can still see the grass, the tops of the trees and the sky,” she says.

THE PETS & NATURE The merging of interior and exterior is not only a plus for the human residents. Pet doors leading out to the patio make an indoor-outdoor haven for Florence, an English bulldog; Lola, a lab rescue; and two cats, Frankie and Jasper. Julie is also active in Monarch Watch and brings in and hatches Monarch butterflies, which are endangered. “I’m in love with the majesty of these butterflies,” she says. The family has lived in the house for almost two years and so far, it’s a perfect fit. “We have family and friends over all the time,” Julie says. “When the weather is right, we put on the music and open all the doors.”

DESIGNING WOMEN Rice Design Alliance Celebrates Amazing Female Architects with Six Beautiful Projects on Tour By Susan Fox

pace City” — aka Houston — transitions into a new realm next month when the Rice Design Alliance (RDA) showcases six homes transcending new boundaries in the areas of interior design and utilization. The RDA celebrates its 43rd tour year by spotlighting the works of six projects and seven local women who served as the architectural visionaries for the selected homes. Each is open to the public from 1-6 p.m. April 7 and 8. The RDA tour committee is co-chaired this year by two graduates of the university’s School of Architecture: Jacki Schafer, also a photographer, and Chris White, vice president of project development for Jacob White Construction. With other committee members, comprised of architects, interior designers and a University of Houston professor of architecture, they accomplished the task of curating an interesting tour selected from a notable assembly of nominees. Each selected home satisfies the RDA committee’s objective to acquaint Houstonians with the best examples of local and new architecture, space allocation, interior design and landscape complements.

Tour attendees, for example, will see a unique concrete cantilevered wing inside one of the houses. At another, special attention goes to the handcrafted woodwork used throughout. The homes are located in West University, Bellaire, Boulevard Oaks and in Memorial. Current RDA members may purchase discounted tickets for $25. RDA membership is open to all. NEIGHBORHOOD HOME TOURS Woodland Heights Opens its Doors to Begin the Season’s Promenade By Barbara Canetti • Photography by Mark Scheyer

I

t’s the beginning of home tour season! Starting with one of Houston’s oldest and most historic neighborhoods, Woodland Heights opens the doors to the public to eight unique and interesting houses for the 2018 Woodland Heights Home Tour set noon-6 p.m. March 24 and 25. When platted in 1907 by William A. Wilson, the neighborhood was a 20-minute streetcar ride north of downtown via Houston Avenue. Many of the original homes — reflecting architectural styles such as the late Queen Anne, Craftsman, Arts & Crafts, Colonial and Greek Revival — have been lovingly restored. On display for this year’s tour are five “Fresh Traditions,” original houses that range in size and style and have been updated over the past century; as well as three “Teardown Turnarounds,” structures rescued from demolition and reinvigorated. 64 house& home | March 2018 | www.houstonhouseandhome.net

205 BAYLAND AVE. Built by Woodland Heights founder Wilson for his own family, this 6,363-square-foot prairie-style home has been become a neighborhood showplace. The most recent update, completed in 2017, refreshed the interior with a modern aesthetic. 3302 BEAUCHAMP ST. One of the early Wilson homes once housed rental units in the attic. Current owners have undertaken two renovations, with the latest expanding the kitchen and creating a new master suite. 1132 E. 7TH ST. This 1935 brick bungalow packs a lot into 1,200 square feet, plus attic conversion, to function well for a family of five. The


house is decorated with white shiplap walls and stained ceilings, original doors converted to sliders, bold wallpaper and eclectic antiques. 500 TEETSHORN ST. Rather than building up, this home’s restorer raised the original single-story house and built a first floor beneath. The resulting home is true to its historic roots and features many period-perfect touches on both floors, along with an open kitchen-family room space, high ceilings and transoms. 711 WOODLAND ST. This home features a thoughtful second-story addition accessed by an open, airy stairwell with a beautiful window on the landing. Custom touches include a screened-in porch off the second-floor back, stained glass windows in the master bath and concrete floors.

“TEARDOWN TURNAROUNDS”

3005 HOUSTON ST. Another original Wilson home, this large two-story had been carved up into multiple rental spaces. Drawing upon their renovation expertise, the owners saved what they could and sourced period materials for windows, doors, floors, fixtures and stairwell. 601 WOODLAND ST. Originally 1,200 square feet, this home had been much neglected before new owners saw its potential and restored the home by adding a two-story space to the back and creating an inviting landscape for outdoor living. 714 WOODLAND ST. The owners loved the home’s history and wide front porch and worked to bring it back to life. Among other projects was moving the exterior stairwell inside.
