ith the spring season at its peak, you could say our whole world is going green. The trees and plants are certainly doing their part. April is our Green Issue in honor of Earth Day, celebrated on April 22 worldwide. The simple slogan to reduce, reuse and recycle is both easy to remember and easy to adopt. Here are two examples. Our two home features this month incorporate those earthminded three Rs. The Galveston Historical Foundation has demonstrated another very helpful R: rethinking. Brian Davis, of Galveston’s long-active preservation foundation, lead the charge on a tremendous collaborative effort to save a 120-year old Greek Revival cottage that was headed to the landfill after Ike knocked it off it’s foundation. Galveston Historical Foundation, with support from the National Trust for Historic Preservation and the 1772 Foundation, boldly proceeded to rescue and relocate and restore this house (that’s three more Rs if you’re counting) while focusing on green building practices. With a team of determined contractors, the house, dubbed the Green Revival House, was reinvented with enough green building methods to achieve a LEED for Homes Platinum rating. Even the interiors feature repurposed and reclaimed materials. Read about this remarkable green historic preservation project, starting on page 34.

Earth Day Celebrate our Mother Earth at the Earth Day Festival at Discovery Green on April 23. Presented by Air Alliance Houston, the 3rd annual event is a free, daylong festival. Houston's largest celebration of Earth Day features family entertainment, environmental education, the Green Expo for consumer green products and services and, new this year, the Eco Landscaping "green gardening" Zone. Since you could literally see three rooms from the front door, I needed help in deciding on a unifying wall color and integrating our mix of furniture we had bought all over the world,” Denise explained. We

Rearranging the room with a new Ektorp sofa and reclining chairs, end tables and table lamps from Ikea and a Target floor lamp upgraded the room. The child’s chair was moved to the front. Placing a seagrass rug under the small Persian rug and painting the butler’s tray table added welcoming warmth. A new, uplit silk palm adds height; new artwork and existing accessories add personality and layers to the room.

The sofa was too girly and small for the room, blocked the window and seemed dwarfed by the tall wing chairs. You could not tell if they had just moved in or just moved out! The small child’s chair, a gift from Brendan’s mom, was obscured from view.

TIP: Paint walls a deeper neutral to contrast with trim and enhance resale. The darker wall color not only flowed with the adjoining rooms but also made the white wood trim stand out. Denise had an existing small loveseat and high wingback chairs, which were just not working due to their extreme height difference. After speaking with me about upholstery costs and options, she realized she was better off buying new, so she donated the floral sofa to Habitat for Humanity. Since her wingback chairs were of excellent quality, it made sense to sell them at a local consignment shop. They move overseas often due to work assignments, so the furniture needed to be small in scale and inexpensive, in case they needed to part with it. They wanted to relax and read in the sunny room, so Ikea recliners were the perfect solution. “Everyone in the family wanted somewhere to put their feet up,” Denise explained. The recliner with a cozy throw and convenient Target floor lamp is now so inviting, both on sunny days and cold, rainy evenings”, she noted. TIP: You can add interest and color by layering flat rugs on top of light beige wall- to- wall carpet. Denise was surprised by my idea to layer a Seascape seagrass rug (8’ x 10’6”) from www.homedecorators.com on top of the beige carpeting, and then take the couple’s Persian rug and angle it under a wood trunk coffee table. My theory is that in a formal room, you should go out of your way to make the space as casual and comfortable as possible. Every person should have a comfortable place to sit, a rug under their feet, a table upon which to set down a beverage and adequate lighting for reading. TIP: If the piece of furniture is not a family treasure or priceless, you can de-formalize its varnished wood by painting it. Painting the stained wood butler’s tray table so that it would not be so formal and would integrate better into the room with Benjamin Moore’s Cromwell Gray satin enamel was a stretch for the couple. “I was a bit dubious that the gray color was the way to go, but trusting your judgment, I went ahead all the same. It worked very well,” Denise said. There are so many choices out there that often one becomes immobilized by the multitude of options. Add to that being new to a city and not knowing where to shop, and you can easily feel overwhelmed. “You saved us time and money by guiding our paint and fabric choices and steering us to reliable workrooms and affordable stores,” Denise said. “I was surprised at how easy you made it all seem in just one meeting! Your notes gave us a map and all we had to do was follow it on our own. Decorating no longer felt overwhelming, but doable— and if I needed help, you were just an email away,” she explained.

Make sure, however, to turn your fan off when you leave the room. If you are not there to feel the cooling air movement on your skin, continuing to operate the fan only wastes energy. (See tips on p. 30) DAYLIGHT BY DESIGN
You can increase the energy efficiency and better control the climate within your home by taking advantage of the natural light from windows and skylights. Daylighting is simply the use of natural sunlight to brighten up and warm a home's interior. Per the EPA, the more natural light available, the less you have to rely on energy to run light fixtures. Daylighting also helps improve your home's aesthetic feel. Using light-colored wall paints can also help brighten up a room and reflect more daylight throughout the space. During the summer, Houston air conditioners work harder to cool hot air from sunny windows. project home. Look for the Energy Star label when shopping for these products. Keep in mind that windows light the perimeter of your home, but not interior rooms and spaces more than a few feet from the window. Skylights bring natural daylight to hallways, bathrooms, kitchens and other spaces that may not be close to outer walls. And skylights are great options for homes in dense neighborhoods: you get natural light without sacrificing privacy and security. “Skylights have changed dramatically over the years,” says Steve Olson of Daylight Energy Solutions, which sells Solatube skylights. “Many people recall problems with leaks from old-style skylights, but the design and technology have improved greatly. They are much more affordable and are much less intrusive.” Olson cites that tube skylights require much less space than the older, boxy, flat panel skylights of the 1970s and ’80s. “Also, the newer tube skylights distribute light to the same spot all day, while the old flat-top skylights allow the light to travel across the room, much like a window does.” Tube skylights, such as Solatubes, collect light through a specially designed dome that captures a broad spectrum of light all day long. The dome of the patented Solatube contains a light-bending Fresnel lens to capture low-angle morning and late afternoon light, as well as to moderate intense midday light. “I call Solatubes ‘a WOW product’,” says Olson. The right window treatments can also save some kilowatts. Thermal shades and draperies insulate windows and prevent outdoor temperatures from impacting your home’s comfort level year round. Window coverings with a honeycomb or cellular construction can block up to 62% of the heat transfer through the glass. Conservation trends have increased the selection of light fixtures and dimmers on the market that are specifically designed to save energy. Some require no energy at all. This technology has brought about a revolution in lighting due to its many environmental benefits and low energy consumption. Another way to reduce energy use from any light fixture is to install a dimmer on the switch. This allows you to moderate the kilowatts you use and create a soothing ambiance.
Tips for Ceiling Fan Use • Turn ‘em off when you’re not in the room. Ceiling fans cool people, not rooms. If the room is unoccupied, turn off the ceiling fan to save energy. • In the summer, use the ceiling fan in the counterclockwise direction. While standing directly under the ceiling fan you should feel a cool breeze. The airflow produced creates a wind-chill effect, making you "feel" cooler. • In the winter, reverse the motor and operate the ceiling fan at low speed in the clockwise direction. This produces a gentle updraft, which forces warm air near the ceiling down into the occupied space. • Remember to adjust your thermostat when using your ceiling fan — additional energy and dollar savings could be realized with this simple step! It’s no newsflash that Hurricane Ike dealt Galveston Island and vicinity a crushing blow. After two-plus years of clean ups, fix ups, rebuilds and reworks, area residents have proven their remarkable resilience and resourcefulness. Galveston Historical Foundation has worked tirelessly to preserve and reinforce the island’s historic charm. The foundation’s Green Revival program seeks to minimize waste in Galveston by making buildings healthier and more efficient while fulfilling GHF’s pledge to
protect the city’s architectural heritage. By keeping historic houses out of the landfill, the foundation accomplishes both at the same time. The Green Revival program’s marquee project is an 1890 cottage that was severely damaged during Hurricane Ike and would have been demolished if not for grants from the 1772 Foundation, the National Trust for Historic Preservation, the Kempner Fund, and the Meadows Foundation. The Green Revival Project was certified Platinum by the LEED for Homes program, in addition to earning a City of Galveston landmark designation. “It’s a tremendous accomplishment for GHF to reach

the highest level of energy efficiency with this historic house, especially since it was slated for demolition following Hurricane Ike,” says Brian Davis, Director of Preservation Services for Galveston Historical Foundation. “It’s been a great project and we’re glad to show the public that they can do the same with their house,” says Davis. The National Trust for Historic Preservation agrees, featuring the Galveston Green Revival House on the cover of a recent publication, which helps historic commissions develop “green guidelines.”
THE RESCUE EFFORT
After inviting several contractors to bid on the daunting job, Chris Arneson of Building Solutions of Galveston rose to the challenge. Arneson had experience moving his own home in Galveston, which and incorporated geothermal energy solutions. You don’t have to have a huge team of professionals to collaborate and consult with to restore a historic building. In fact, Davis and his team sought out restoration methods that could be taken on by a do-it-yourselfer.
A layer of pine flooring was removed to expose the home’s original pine floors. On the walls, a mold-resistant drywall was installed. Paints are all Sherwin-Williams Harmony low- or noVOC paints. GreenGuard shellac was used on door and window trim.

GHF’s Matthew Pelz called it “The Green Revival House.” The plan was to restore a hurricane-ravaged 19th century house to pristine condition while elevating it to LEED Platinum standards. Team PFG prepared to make the improbable a reality. The design criteria defined our task. The team chose to keep the high ceilings and transoms for airflow. The original long hallway, which had been modified over the years to include a small bathroom, was opened up from the front to the back of the house. The 1,000-square-foot house had also been chopped up with multiple bedrooms. The team removed as many walls as possible to increase air circulation and improve space efficiency. The washer and dryer are now stacked in a wide section of the hallway and the water heater was placed in the attic.
The restoration effort also added useable outdoor space. The front porch was rebuilt and a screened-in back porch was added, complete with solar panels on the roof. The house has two cisterns that can collect up to 1,475 gallons of rainwater. The cisterns supply the yard’s drip irrigation system, toilets and washing machine. If by chance the collected water in the cisterns should run low, these systems are set up to automatically switch over the city water supply.
Built prior to air conditioning, the home’s design elements still work well to naturally moderate interior temperatures. A side hall, 12-foot ceilings, transoms, and walk-through windows opening onto deep porches provide air circulation and shade. Reclaimed doors and other fixtures were sourced from the Galveston Historical Foundation Architectural Salvage Warehouse.

“One of the most surprising things to see during the whole process was how two national standards worked together so well,” says Davis. He explains that the Secretary of the Interior, which oversees preservation and restoration, and the U.S. Green Building Council’s LEED for Homes rating system were often complimentary. “There really isn’t any limit to how you can reuse material, especially from old houses,” says Matthew Pelz, a coordinator for Preservation and Conservation Services at Galveston Historical Foundation. “From a waste management perspective, it’s been amazing to prevent all of it from going in a landfill.”
“I still keep reminding people every time we tour the house that it was all slated for the landfill after Ike, but now it’s a vital residence that is a part of our community and a model for other restoration projects,” says Davis. Pelz emphasizes the superiority of the materials in historic structures. “These materials from this 1890s house are still solid,” says Pelz. “I am astounded by that after all the house went through.” “I think it encourages people to look again at so-called “tear downs” and to look beyond the surface and not be too quick to demolish something that has value,” says Davis.

Weather Wise HURRICANE-PROOFING Threaded steel rods, inserted through the wall cavities, pin the roof securely to the foundation. New stainless steel nails and hotdipped, galvanized hurricane clips reinforce the connections. The new house rises six feet off the ground (17 feet above sea level) on cross-braced piers, reducing the cost of homeowner flood insurance, and a slab-on-grade foundation with louvered skirting lets air and tidal surges circulate under the house while providing secure storage.
INSULATION Removing the original cypress siding was not an option for GHF, as replacement material would change the character of the house. The challenge was to find a high-performance insulation that could be inserted into the existing wall cavity. GHF installed mold-resistant drywall over existing lath and poured in ground polystyrene, recycled from rigid foam board insulation used in new construction. "Other loose fill options weren't suitable for our humidity," says project coordinator Matthew Pelz, adding that testing with an infrared camera showed its performance to be on par with other loose-fill insulation.
RAINWATER REUSE Two cisterns supply water for landscaping, flushing toilets and washing clothes.
The original wood-frame windows were repaired and repainted to preserve home’s historic character, while energy-efficient magnetic insertion windows were mounted behind the originals. This method results in a much lower cost than replacing the entire window. Film treatments were applied to windows to control heat gain while allowing natural light to penetrate.
ALTERNATIVE ENERGY Four solar panels on the roof of the back porch provide supplemental energy to the Green Revival House.
More than 90 percent of the original materials were preserved, which saved roughly 150 cubic yards of waste from the landfill. Brick from two chimneys dismantled for the move found new life as garden pathways and edging for beds. Porch decks are built from the top layer of interior pine flooring, which was removed to expose the original layer.

The fireplace in the family room is an early 17th-century Louis XIII Cheminee carved from Pierre de Macon limestone. Antique Italian andirons are topped candleholders of the same era and material. Heidi and designer Ginger Barber worked with Overstreet Builders to position the hefty antique beams, sourced from France through Chateau Domingue.
When Heidi Dugan got the opportunity to build her own home in 2005, she sought to encompass the simple pleasures she had experienced while traveling in Italy and France, such as old stone and metal work, fountains, and courtyards with vine-covered trellises. “They seem to live very differently than we live,” says Heidi. “Even a small apartment has a rooftop garden or courtyard.” Having grown up in Miami Beach and earning a degree in art history, Heidi’s travels to Europe have greatly influenced the look of her home, inside and out. As a resident of Houston for 30 years, Heidi is an accomplished Realtor on her home turf of West

An antique French store counter in a dark oak is the centerpiece of the kitchen. The countertops are stones reclaimed from floors of 17th-century cathedrals. The breakfast table is an old walnut wine tasting table from Bordeaux. Antique beams were used for the crown molding, while the floors are Creamy Parefeuille stone from a villa Portugal.
University Place, better known as West U, the posh community that lies just west of Rice University. With her 17 years of selling houses, she has toured, shown and sold a lot of homes in a lot of styles. DESIGNING A DREAM
Heidi worked with architect Travis Mattingly of Architectural Solutions on the structural design and placement on the lot. She wanted an open floor plan that would work well for entertaining and have outdoor rooms that felt like part of the house. She selected Overstreet Builders to do the construction. As soon as the planning and building phases of her home were underway, Heidi started collecting antiques and storing them in a warehouse. About that same time, she met with designer Ginger Barber, ASID. Over the years of showing homes, Heidi had admired a number of homes with interiors by Barber. In fact, Barber had designed Heidi’s previous home in the same area. 52

Perusing local antiques dealers provided much of the inspiration for the project. “Heidi went crazy when I took her to Chateau Domingue,” says Ginger Barber. “She made the process easy and fun for me. Chateau Domingue really inspired us. It was the first place in town I found those types of pieces.” “Heidi has a lot of energy and enthusiasm for her home,” says Barber. “We were able to make the ‘impossible’ things happen for the house. Our design ideas motivated the builder to go beyond the standard job,” says Barber. “It became a very custom job.” OUTDOOR AMBIANCE
The entire first floor relates to two courtyards – one that functions as a dining and entertaining space and a second that surrounds a pool. The approach to the home’s front entrance even functions as an outdoor foyer, complete with antique door (the entry gate), sconces, planters and bench. The hardworking Realtor treasures her peaceful nest, which is a

haven from her hectic lifestyle. “I am a sun person,” says Heidi. “Out here, by the pool, is where I have my coffee in the morning.” Also a fan of this spot is Heidi’s constant companion Berbie, the Labradoodle, named for Bulgarian soccer player Dimitar Berbitov. Heidi also relishes cooking in her open kitchen. “I love to entertain,” says Heidi. “It’s great for hosting parties for friends and clients.” The kitchen is outfitted with a large display table from an old French store. The sizeable oak piece serves as a generous island, complete with shelves and drawers for storage. Heidi’s kitchen countertops are stone pieces from old European cathedral floors. Her breakfast table is an old wine tasting table.
Both Heidi and her Labradoodle, Berbie, enjoy their time by the pool, built by Sunshine Pools and surrounded with limestone and Leuders Stone. Numerous vines and manicured boxwood shrubs placed in antique vessels add greenery to the space.
“When a friend calls to say,” ‘hey let’s go out to eat,’ I say ‘no, no, come over and I’ll cook,’” says Heidi. “It’s so great to have the windows open and hear the water from the fountains.” The courtyard dinning room is where dinners are served, whenever possible. “It’s really great at night,” says Heidi. “We have wonderful, big family dinners here.” Heidi worked with Thompson + Hanson to create the atmosphere for her outdoor dining room, selecting an antique fountain as one of first elements for this outdoor space. Bamboo and jasmine vine soften the hard surfaces and lend privacy to the intimate courtyard. SOOTHING SETTING
Against the palette of neutrals, Heidi’s collection of art and antiques provides the visual interest for each vignette. It doesn’t take long to notice that Heidi is drawn to things that are handcrafted and exhibit fine detail. The delicate carving, intricate beading and fine painting provide moment after moment of enduring 54

beauty, while the natural colors, fabrics and textures provide a calming continuity. “There’s a story behind everything, says Heidi. “Most of the artwork is from my travels in Europe. I’m always collecting things. My favorite is 19th Century art.” “Heidi loves beautifully carved wood,” says Barber. “Her house is a play on solid pieces, not a lot of flowers and patterns.” The spacious foyer gives guests the first glance of the antique stone floors that were imported from Portugal. A beautifully carved 18th Century French mirror hangs over the 17th Century French console table. The handsome walnut table is topped with a pair of 17th Century Italian candlesticks, an antique wooden box from Spain, and an antique vase, giving guests a sampling of treasures to expect throughout the house. The grand spiral staircase rises from the foyer to the second floor. The custom wrought iron railing continues to a curvaceous landing where a carved wooden chandelier featuring the dove of

peace hangs from the circular vaulted ceiling. The ceilings of both the sitting room and the family room feature large wooden beams that were salvaged and shipped over from France. Overstreet Builders rose to the challenge of securing the substantial beams into place to achieve the look that Heidi and designer Ginger Barber had envisioned. On the second floor, three bedrooms and a game room accommodate Heidi and her family. The generous hallway that leads to Heidi’s luxurious bedroom allowed space for a long desk and a secret closet behind a bookshelf. Heidi uses this area as a workspace. The vaulted ceilings in Heidi’s bedroom were fitted with four antique beams and one more antique hand-carved chandelier. She enjoys views of both courtyards from her bedroom windows. The antiques-on-neutrals theme continues here, but with touches of deep sage green for added dimension. This is my retreat,” says Heidi. “It’s my calm, quite sanctuary.”
In the formal living room, an antique forged iron chandelier hangs between antique French beams. The pair of painted Venetian carnival screens adds a playful note to the formal room. A Minton-Corley Giaco coffee table allows the Persian Tabriz carpet to shine.
