Decorator Transforms Daughter’s Teenage Space into Sophisticated Guest Room “If it’s paid for, let’s try to make it work.” That’s not just a catchy slogan I use with clients, but rather words I actually live by. Those words inspired the transformation of my daughter Joelle’s teenage bedroom into a space suitable for her married lifestyle. When I found out she and her husband, Dave, were flying in from Miami to stay with us during the holidays, my husband and I decided to surprise her with a “grown up” bedroom – with a larger bed for two! While the girlie look that had graced the cover of a national magazine had held up well, it was definitely time for a major spruce-up. (The princess twin bed was definitely not suitable for this sophisticated new, “couple” phase of her life.) Like a lot of Houstonians, my husband and I live in a ‘50s ranch house. I did not want a huge bed to dominate this small room, so we opted instead for an affordable sleeper sofa to fit between the windows. Shopping for the best value, I found a washable, slipcovered Ecktorp sofa in Idemo Black at IKEA. Topped with an

AeroBed air mattress and luxurious deep pocket sheets, the sofa can be transformed into a regular-height bed in a flash. The first thing I did was add architectural detailing to the space, with crown molding at the ceiling and picture molding added to the front of the hollow core closet doors. Next, working with my dear friend Kathryn Precourt (www.kathrynprecourthome.com) who was in town for a visit, we developed a lightning fast plan for recycling as many items in the room as possible.
AFTER: Adding a plinth base to the existing dresser, striped paint and new IKEA hardware transformed it. The addition of crystals and paint on the existing candle sconces, paint and fabric on the existing mirror, wall paint, pillows and framed artwork add masculinity to the room. BEFORE: The feminine dresser, sconces, mirror, chair, bed and rug were too “girlie” for a married couple.
TIP: My thought process was simple: reuse as many things in the house that were “already paid for.” As she always has in the past, Kathy came up with some truly ingenious solutions, and helped me focus and tweak my ideas. The room already had the new black sleeper sofa, pickled bench, painted Chippendale chair with animal print cotton, end tables, IKEA lamps, chest of drawers, lattice mirror and sconces when Kathy saw it. I dragged out a brown twill remnant from Interior Fabrics and remnants of silk

sari fabric Joelle had obtained from her job at Chateau Robert in New York City. I knew I wanted the room painted Benjamin Moore “Nantucket Gray” and that started an intense, brain-storming session and plan using fabrics that coordinated with the green walls. The trim was painted SherwinWilliams semi-gloss acrylic enamel in “Extra White” 6405-12562. The ceiling was painted Benjamin Moore “Lancaster Whitewash” HC – 17. TIP: Recycle items like existing sconces, mirror, bench, lamps and dresser with paint, fabric, gimp braid and crystals. I had Chandelier Experts on Richmond add crystals to the existing candle sconces, and I painted the existing sconces and wood mirror myself with Modern Masters Metallic paint collection ME 525 “English Brown,” available at Benjamin Moore stores. My upholsterer covered the painted lattice part of the frame with silk sari-wrapped cardboard. We moved the burlap-skirted console table from my home office into the room; and later moved artwork and coconut head masks from closets and other rooms into the space.

TRADE SECRETS To save on artwork, buy stock-size frames and gallery mats that fit (these are from IKEA) and replace and recycle the artwork inside. Do the framing yourself. Think outside the box and recycle, too: Existing candle sconces, mirror, closet doors and chest of drawers can be stripped, painted and dressed up with crystals, hardware, wood, paint and fabric. Add personality to your room with artwork, lighting and personal collections, like these coconut head masks from Galveston’s seashell shops. Do gather photos from magazines and books of remodeling projects you find appealing. They are a handy short cut to show to your design professional the exact look you want.
TIP: Spray-painting existing IKEA lampshades paper-bag brown (I found Krylon “Khaki” in Gloss Endura Enamel at Bering’s) and gluing black gimp braid from Interior Fabrics with Aleene's Tacky Glue at top and bottom really changed the store-bought lamps. After I showed Kathy a photo of a striped-painted chest of drawers, together we selected two colors: a darker green, C2 “Pond Stone” 7531-M semi- gloss acrylic latex enamel and camel paint, custom- matched in Sherwin Williams’ enamel to Behr’s “Riviera Sand” 320E-3 for the lighter stripe. I filled the holes, primed, sanded and painted the chest the camel color before it was delivered to my faux painter to paint on 3-inch wide green stripes. Adding “Lansa” black pulls from IKEA and painting the base semi-gloss black tied in the black accents in the room. The skirted console’s glass tabletop from my home office was accessorized with a white plaster sculpture from Glassel School of Art and an Earl Staley cactus head mask on stand, both from my home office. I found an affordable, square indoor- outdoor rug for the floor and the last step was finishing touches, which I love to add. TIP: To save on the budget, I bought “Ribba” and “Fjallsta” stock frames and gallery mats at IKEA for $70 and did the framing myself. My mother’s lamp and a new lampshade from Alcon Lightcraft were added to the top of the dresser. TIP: The most important advice when redecorating is to spend the majority of your budget on quality labor. First, choose a professional to create a design plan, use a good upholsterer, sewing workroom and lastly, select excellent painters. Then save money by doing as much of the work as your skills allow: like stripping, sanding and base-painting furniture, sconces and mirrors, and shopping carefully for the best values on bedding, rugs, lighting, picture frames and accessories to make the space comfortable and personal.

DESIGNER TIPS Finding Color Inspiration for Your Space Color is a powerful visual. Use it in small doses or go bold to change the look of a room without spending a bundle. With a soft and supple palette, a bland bedroom becomes a harmonious retreat. Without knocking down a single wall, light and bright hues create the illusion of space in small living quarters, while deep and dark colors transform a cavernous dining room into a space perfect for intimate conversation. “Aside from defining an area or a space, color creates a mood,” says Kristina Wilson, the namesake and principal designer at Kristina Wilson Design in Houston.

Wilson is not afraid of using color – she opts for energetic and fearless combinations in her living rooms and kitchen designs and was even inspired by neon horseshoes she saw on a recent trip to Marfa. Still, she advises against taking the fast track from monochrome to many-chrome. “I recommend people who are new to using color to take tiny steps at first. Bright or lively accessories constitute a small investment that can really change a space,” Wilson says. The power of color cannot be overlooked but when used in excess, it confounds the senses. “Every room is a stage, but not every piece can be a star. It all has to work together cohesive-

In most cases, Duin reserves jolts of color – whether jeweltoned, coral or turquoise – to use in layers against a more subdued backdrop. “I typically like to have bold color come out in accents and art; it helps to accentuate the key pieces – especially in that is largely neutral,” she adds. Because color and light impact our perception of space, it is important to be mindful of the size of the room as well as how much light is available when making color selections. 3315 West 12th St. Houston, TX 77055 Location sponsored by NuSmile The 1960s were a decade of development for the City of Houston, which saw the construction of Greenway Plaza, The Galleria and the Astrodome. It was during this construction boom that the office and warehouse at 3315 West 12th St. was built. In 2011, NuSmile purchased the mid-century modern gem to renovate as an office space. The company worked with AMB Architects to maintain the structure’s historic value while reducing its carbon footprint and expanding to meet the company’s needs. The 8,584-square-foot structure was expanded by 6,140 square feet to make room for offices and laboratory operations. Energy efficient windows were installed in the expansion and energy efficient light fixtures throughout. The redesign of the interior incorporated high-end finishes, open-concept offices and is staged with modern furniture by Knoll. The NuSmile Building will be open only during the Good Brick Tour Kick-off Party on Friday evening, May 2 from 6:30 to 8:30 p.m.. 1. The Edith L. Moore Log Cabin at Edith L. Moore Nature Sanctuary 440 Wilchester Blvd. Houston, TX 77079 Edith Moore and her husband Jesse hand-built a log cabin in 1932 on the west bank of Rummel Creek, using native pines from the surrounding forest. As the years passed and the City of Houston expanded, Moore guarded her piece of nature and her way of life. She bequeathed the log cabin and 17.5 acres of land to Houston Audubon Society, which has managed and protected the property since 1975. In 2012, 23 years since the its last major renovation, the time came to address structural issues that plagued 80-year-old cabin. This included installing a cedar shingle roof, restoring cabinetry and original flooring, enhancing electrical wiring and lighting, improving plumbing and restroom design for accessibility, repairing and reglazing the split-pane windows and, perhaps the most challenging task, replacing five supporting logs.

2. Burnett House 219 West 11th St. Houston, TX 77008 Soon after losing his family in the 1900 Storm, George Henry Burnett moved to the Houston Heights. In 1904, he purchased the Craftsman home at 219 West 11th St., which was constructed on eight-foot brick piers on one of the highest lots in the neighborhood. The one-story cottage was precut in East Texas and shipped by rail and wagon to Houston. It features a pyramidal hipped roof, lateral and front gables and a wrap-around porch. The house was converted from a single family residence to a small office in 2003. Original long leaf pine flooring was repaired, sanded, and stained and the basement exterior was restored to its pre-1914 appearance. In 2009, it was enlarged and reverted back to a single family dwelling. The owners installed a gourmet kitchen and master suite at the rear of the house on piers matching the height of the original structure. Photos at right by Sandra P. Ray. 3. Meacham-Faraguna Residence 3008 Morrison St. Houston, TX 77009 Location sponsored by Heritage Texas Properties William Wilson began developing Woodland Heights in 1907 with the purchase of 136 acres just northwest of downtown Houston. The development included the house at 3008 Morrison St., which Wilson touted as "one of the finest specimens of the true bungalow type in Woodland Heights." When the Meacham-Faraguna family purchased the 1910 bungalow, it lacked modern functionality. The kitchen was remodeled to create better flow and more storage, but the biggest change was an addition containing a family room and screened-in porch. The team at Newberry Campa Architects reviewed the original details of the house, aiming to keep the charm that Wilson intended while updating the structure to suit the family’s needs. The architects also took care to ensure the addition and existing structure felt unified. Photos by Trey Hunter.

4. Cook Paint and Varnish Company Building 2500 Summer St. Houston, TX 77007 Founded in 1913 by native Texan Charles Cook, Cook Paint and Varnish distinguished itself in the industry as a supplier to the Navy during both World Wars. The company opened its Houston office in 1927 and by 1948 had expanded into a 48,000-square-foot, three-story manufacturing facility. In 1965, Houston architects Kotter, Thorpe and Cowell designed a two-story, 25,000-square-foot structure to house the Southwest sales force. The facility closed in the late 1970s and was vacant until 1993 when artist David Adickes bought it to use as a studio for sculpting and painting his well-known oversized works. In 2011, Phil Arnett and Lawrence Chapman purchased the property and embarked on a major exterior renovation. Cisneros Design Studio designed and built a concrete boardwalk and porch with a retaining wall along the buildings’ front. Four Square Design Studio 1810 Summer St. Houston, TX 77007 Otto Pech, a carpenter for the Houston and Texas Central Railroad, owned several houses in central Houston including the Queen Anne at 1810 Summer St., which he used as a rental property. The house features a hip roof and a partial front porch with Folk Victorian detailing and square turned columns. After the Pechs sold the house, the property underwent a series of reparations that robbed it of its character and began to creep toward decay. In 2009, the owners of Four Square Design Studio rescued the crumbling structure to restore as office space. Though the floor plan remained essentially intact, all original trim and doors had been removed and filthy carpet masked the original pine floors. The new owners made it their mission to research and incorporate era-appropriate finishes into the restoration. Inspection of local houses of the same era allowed the owners to infer the original trim detailing, which they had milled to their specifications. Photos by Miro Dvorscak.

6. Wilson Stationery & Printing Company Building 500 Fannin St. Houston, TX 77002 In 1932, the Wilson Stationery and Printing Company opened its office at 500 Fannin St., designed by William Ward Watkin in a “moderne” style. The significant openings on the east and north faces were glazed industrial steel sash windows, many of them operable. The upper floors rested on a plinth of stone and plate glass windows, each framing a storefront display of products. Construction began in the fall of 2011 to restore the dilapidated building to full use. Ziegler Cooper Architects used Watkin’s original drawings as the basis for their design. Fretz Construction Co. carried out the project; Fretz was the contractor when the building was originally constructed in 1932 and the building has been repurposed as the Fretz company headquarters. The project required a full restoration of the facades on Fannin and Prairie, windows to be replaced with products from St. Cloud’s historic commercial line, and the carful removal of paint layers to discover the building’s original green color, which was then analyzed to provide a perfect match. 7. Bethel Park 801 Andrews Street Houston, TX 77019 Founded in the late 19th century by Reverend Jack Yates, Bethel Missionary Baptist Church has had three sanctuaries on the same site. The most recent was designed by James M. Thomas, a prominent architect of African American churches, and was in service from 1950 until a devastating fire in 2005. The City of Houston purchased the property in 2009 and installed temporary bracing. At that time, all that remained of the building was its concrete floor, support columns and four walls without a roof to connect them. The scope of the work included construction of permanent bracing, restoration of the brick walls and window openings and installation of an interior courtyard, fountains, seat walls, benches, lighting, fencing, and landscaping. The south wall was removed allowing visitors to sit on pew-like benches inside the former sanctuary with access to the garden. While it is no longer the main entrance, the front facade's classical architecture has been preserved and restored. Trinity Episcopal Church 1015 Holman Street Houston, TX 77004 Trinity Episcopal Church is fortunate to house a significant collection of stained-glass windows in its 1917-1921 historic church building. The five chapel windows over the altar were designed and installed by Jacoby Art Glass Company of St. Louis, Missouri, and date from 1936-1951. Most of the remaining windows are from J. Wippell & Company of Exeter, England, and were installed in the 1960s and 1970s in the nave, clerestory and on the west wall. Of note are two clerestory windows featuring Cloisters’ Unicorn Tapestries, one clerestory window featuring the Texas heart Institute, and west wall windows telling the history of the Diocese of Texas and the State of Texas. Early in 2013, the parish undertook a stained-glass window restoration project resulting in a greatly improved exterior and more vivid detail from the interior. “Psychologically, it can be liberating,” says interior designer Julie Dodson, who recently designed her own smaller living space, a 1,300-square-foot townhouse in Tanglewood. “The key is to utilize all the space you have whether it’s 500 or 5,500 square feet. In many larger homes, there’s a certain amount of space that is rarely used. More space can attract more clutter,” she says. For Houston-based designer Kara Childress, the key to creating a harmonious space begins with editing possessions. Moving her parents from a five-bedroom home into a smaller condominium at the elegant Four Leaf Towers, signaled more than a change of address. It was the beginning of a new
lifestyle. “I’m the queen of editing,” Childress says, after spending time selecting the most treasured pieces from her parents’ Dallas home to furnish the new location. “The first day there were lots of tears but by the third day my mom was excited about her new, less encumbered life,” Childress says. “She was saying, ‘Let’s get rid of it.’” For Childress, the editing process includes taking everything out, looking at every piece, and systematically deciding what is useful, what is most special and purging the rest. For example, her mom had hundreds of cookbooks – many well used – but these days, she doesn’t cook. So they kept a few, shared with 53

friends and family, and donated the rest. There was enough space for the pieces that fit and felt like home and also for those with true sentimental value, like her mother’s rocking chair. If downsizing to a smaller living space is desired, make the most of its possibilities by trying simple techniques based on these designer tips: 1.KEEP IT LIGHT. Lighter furnishings and lighter walls make the space appear larger. Dodson recommends using a paint color like Benjamin Moore’s soft brown Baby Fawn to create a warm but airy feeling. Recessed lighting is especially important when natural light is limited. Add rugs or pillows for pops of color. Dodson says good retail sources for furnishing ideas include World’s Away and Bungalow 5; her custom pieces are from The Joseph Company. 2. KEEP IT INTERESTING. “I love to keep small spaces interesting. I combine old wood – whether on floors, walls or ceilings – with stone, mirrors and Venetian plaster,” says Childress. She works with clients to mix unusual light fixtures, objects d’art, modern furniture, antique accessories, and different textures for a soothing interior. “Timelessness is what I’m shooting for.”

3. MAKE USE OF VERTICAL SPACE. Dodson says hanging drapes too low cuts the room off visually and makes it feel smaller. She recommends putting draperies as high as possible, just below the crown molding. In her kitchen, Dodson took the cabinets to the top of the ceiling and installed glass fronts, which make the space seem larger. It also provides more storage in a compact area. 4. EDIT YOUR FURNITURE. The most common no-no in designing smaller spaces is using too much furniture. The solution? Pick out favorite pieces and design around those. Sell or donate the rest. “It’s empowering to face it, go through it, and get rid of what you don’t need,” Childress adds. Another error is having furniture (and appliances) that is too large for the space. The scale of furnishings must fit the size of a living space. “No one enjoys letting go of large pieces, but sometimes it’s what is needed to have a comfortable space. Once they do, they say, that’s not so bad, that’s really nice,” Dodson says.

5. USE ARTWORK AS AN ANCHOR. Even very large pieces can work well in small settings. They draw the eye to a specific area. Blue tones create a spacious feeling. Dodson has a favorite piece from Laura Rathe that anchors her living room. 6. CREATE SPACE WITH MIRRORS. Mirrors reflect light and give the illusion of more space. “I mirrored the entire living and dining room in my parents’ new condominium to lighten and brighten it. The result is the space looks much larger than it is,” Childress says. 9. LIMIT THE LEGS. Floor space is an important commodity in smaller places. Dodson says: be sure to limit the visible legs. She uses a burlap skirt for her dining room table. 10. CONFINE YOUR CLUTTER. If you live in a smaller space, you have to come to terms with books, framed photographs, electronics, and clothing. Having similar frames for photos makes it possible to display more without causing a dizzy effect, Childress says. She also recommends getting professional help when it comes to the tough spots like closets, pantries and storage space. She uses a Houston group called Squared Away that specializes in “making these areas very pretty,” explains Childress. Houston-area Homes and Gardens Are on Tour Garden Oaks The 1941-era Garden Oaks home once had seemed doomed by its own real estate ad, which sidestepped its potential by declaring it a teardown. But owners Bruce Richards and Ken Marshall recognized its “good bones” and saw that by swapping out the original purpose of some of the rooms, it could be remodeled and saved. Originally, visitors walked up to a side door on the covered front porch and entered inside through the living room. Richards, a residential designer, had another idea. By changing the entrance to the center of the porch, where two dining room windows once were, and creating a center-hall effect inside, he was able to achieve an immediate “wow” moment. A lush and beautiful backyard and pool vista, straight down the newly carved-out corridor, greets guests as soon as they enter. Wine racks line one side of the hall, and there is the entry into the master suite on the other. The new L-shaped construction in the back of the house, done by Texana Custom Homes, connects together the kitchen, living and dining rooms. Eight sliding glass doors in the back continue the visual feast on to the pool created by Premier Pool and Spa. On nice days, Richards and Marshall invite friends to enjoy the indoor-connection. And the scored concrete floors in the back area keep wet footprints from being an issue. He did away with the upper kitchen cabinets to keep the five windows there unencumbered, light and clean looking. It went from being 1,300-square-feet to one that is now more than 2,100, encompassing three bedrooms and two baths. The public is invited to tour the Richards-Marshall house at 730 West 41st, during the Garden Oaks Home and Garden Tour, Sunday, April 27, from noon to 6 p.m. There are five other houses on tour, ranging from old to new and remodeled. Additionally, the community showcases four gardens. Garden Oaks is nestled among towering pines and grand magnolias, located just north of the 610 Loop, and between Ella and Yale.

The Houston Heights Home & Garden Tour
Just south of Garden Oaks, enthusiasts find six architecturally diverse homes on tour in the Houston Heights on April 5 & 6, from noon to 6 p.m. Two of the featured homes: One is the redbrick home located at 401 West 9th, which is listed on the National Register of Historic Places. It was once a neighborhood grocery store. The current homeowners were attracted to the openness of this space, which had been converted into a residential loft-like space by a previous owner. After the owners of 718 E. 19th St. purchased their house in 2012, they embarked on an eight-month renovation with the twofold goal of embracing the bungalow style while also preparing to meet the pace needs of their growing family. When the Houston Heights, located just south of Loop 610 North, was founded, it was a streetcar suburb of Houston that attracted people who did not wish to live in the dense city. It had its own municipality until the City of Houston annexed the Heights in 1919.

When visitors come exploring your garden, it’s great to hear the comment: “I don’t feel like I’m in the middle of Houston.” One contributing factor to making your garden feel as natural as possible is hiding what’s not within your property line. This requires a combination of interesting plants that grow fairly fast, in addition to a welcoming design that invites all to explore. Step one is to evaluate any existing trees and shrubs.
