“Wanna go for a walk?” I say those words and my two Aussies – Sam and Casey – beat me to the front door. This day, we’re heading out to explore the new twoacre Johnny Steele Dog Park at 2929 Allen Parkway at Montrose/Studemont. A group of thoughtful donors offered assurances that our best friends would have a scenic and exciting place to run and romp by funding the city’s largest dog park. The Johnny Steele Dog Park was named in honor of a local landscape architect. It is part of the 160-acre Buffalo Bayou Park. Additional Homes and Gardens Not to Be Missed Six homes original to the close-in neighborhood of East Montrose open their doors on Saturday, April 25, from 10 a.m. to 4 p.m. Local restaurants will host “tasting stations” at each tour home, with tempting nibbles included in the tour price. Working art studios in the area will open, showing where the creative process blooms. Home Tour tickets are $20 and can be purchased at any tour home, or in advance for $15 at www.eastmontrose.org. Admission to the art studios is free. East Montrose is bounded by Montrose, W. Gray, Taft, and Fairview. Homes and art studios are close together, and the tour is easily walkable. Dixie called me because she had seen a bedroom I had done using the homeowner’s furniture. I just thought it was a great transformation on a budget,” she explains, noting that she thought I could help them re-work their master bedroom. Dixie and husband Robert chose to enlist the services of Ted Currier, a remodeling specialist who had worked on other rooms in their house. Safe to say, Dixie and Robert are no strangers to working with a crew. They knew to expect a certain amount of disruption in the remodeling process of their bedroom’s narrow 12-foot by 19-foot space. “I wanted a French look showing off the antique prints and plates that I collect,” she explains. “And I needed a consultation on how to achieve my desires. “It was obvious that our bedroom just did not feel ‘finished’,” says Dixie. I did not want the room overly ‘styled.’ I just wanted more of a collected, casual look using some accessory pieces we already owned. “Obviously the flow of the room had to work—I just could not visualize it.” She adds that they just were not moving forward on their own, and she was frustrated that the space was not “finished.” 23

previously painted her walls with Wyeth Blue HC-143 Benjamin Moore Historic Collection and loved it, we agreed that the color worked and we repeated it. “We decided to raise the ceiling to give the room a feeling of having more height, and the sofa came from the living room. I recommended recovering it in off-white cotton, and it got restyled with a longer pleated skirt accented with covered buttons. “Your attention to detail was very helpful. I felt more confident in achieving my desires after our meeting,” she says. “One of your suggestions that stood out was the idea that the pocket door could recess into the wall. The contractor had decided it needed one to two inches. You told me that was not necessary. He had done my other remodeling the same way.” AFTER: : The addition of Dixie’s antique plates, and prints and French accessories finished the space.

Bringing to Surface Pool Buying Info WHAT TO KNOW AND CONSIDER BEFORE DIVING IN BY SUSAN FOX If you don’t do your homework regarding swimming pools, you could find yourself floundering in some deep water, according to one local pool expert. First off, “your backyard may not be as big as it looks,” says Andy Aspheeris at Cinco Pools. “Easements and building lines often take up more property than many might expect. “Houston and HOAs – homeowners associations – are pretty strict about observing these and rarely grant any encroachments,” he adds. “So check these boundary lines closely.” Wondering what type of pool to get? Thinking about a salt-water pool? Memories of green-tinged chlorine hair from earlier days along with mental images of having a piece of the beach right at your doorstep – even though they contain one-tenth the salt found in ocean water – has upped the popularity of salt-water pools. equipment and eat away at plasters, cement and stone surrounds. Additionally, the salt water can kill nearby plants and sterilize soils. While Aspheeris refers to these types as chlorine-generated pools, other sources call them salt-water systems. Salt-water systems do make chlorine, thanks to the pricey generator needed to convert the salt. However, the levels are lower in concentration and less offensive than traditional pools. The water is softer; there is no chlorine smell. Additionally, salt-water pools still may require products to help maintain a pH balance. Jim Sere at Blue Haven Pools & Spas, say they sell what is called a SmartPure system that “gives you sparkling, silky soft water without the chlorine effects of red eyes, dry skin and the harsh chemical odor. “Instead of chlorine and salt water pools, we offer a ‘full menu’ purification system that incorporates ionic conversion, ozone and UV, which kills 99 percent of pathogens,” says JoAnne Cronin at Creative Pool Design. “Swimming pools are starting to look like swimming pools, not lagoons,” says Aspheeris, noting a trend that mirrors national opinions. With that said, Stephanie Jackson at Adams Tile & Plaster says they still see a large number of people wanting rock waterfalls, spas and other bells and whistles. “Slides and diving boards are somewhat passé,” says Cronin. “Waterfalls, beach entries, laminar jets, and raised walls with sheer cascades which provide the sound of falling water without the expense of a waterfall remain popular. “The most popular added amenity is a fire pit – with or without remote ignition – with a bench around it,” she says. Gunite or concrete pools are more popular than fiberglass. “We specialize only in gunite pools,” says Jackson. They are highly durable and can be created in any shape. Fiberglass pools, on the other hand, offer limited design options, and they can crack when the Earth shifts. On the upside, they are nonporous and more resistant to algae. ADDED THOUGHTS “Pool designs should follow rules of safety, functionality and primary end-use, such as exercise lanes for lap swimmers,” says Don Peak at Reflection Pools. “Most pools are built for general use or multi-purpose, such as a dedicated baby area or diving area,” he says. “Pools depths should be deep as necessary; most are not over 5-to 6-feet deep.” When planning a start-to-finish timeframe, note that construction time is 30 to 60 days, depending on weather. “We have many customers who take the approach of starting with a master plan that will be executed incrementally,” says Cronin. “They look at the big picture that allows them to start by building the pool and then add the peripheral items later.”

Boulevard Oaks Tudor Revival A Salute to a Pioneering Woman Builder; Historic Katharine Mott Home Majestically Restored, Open for Touring By Susan Fox • Photography by Carl Mayfield
When recently talking about his good fortune to be part of the restoration of a Katharine Mott house – and the homeowners’ initial consideration to phase-in renovation work – architect Reagan Miller shares a truth about restoration projects. “When you start pulling the yarn out of a sweater, you need to see it through,” says Miller, a principal of Miller, Dahlstrand DeJean Architects (MDD). Steve Howe bought the home in 1996. But it was not until the end of 2008 that Howe and wife Alicia Blaszak Howe gave the green light for MDD to completely restore the 1928 Tudor Revival-style home located in the Boulevard Oaks Historic District, which has been included on the National Register of Historic Places. The extensive project took two years to complete. The refurbished home, located at 1635 South Boulevard, is on the Good Brick Tour, scheduled May 2 & 3.

Katharine Mott was one of the first female builders in Houston. Her homes convey both an architectural distinctiveness and timeliness, according to Miller. Mott homes are recognized for their picturesque manorial styles, asymmetrical floor plans, tapestry brick and casement windows. The majesty of the house is what originally caught Howe’s eye during his morning runs down the boulevard. When it went on the market, he made a successful bid to buy it. When he and Blaszak met – and eventually married – she, too, became just as smitten with the house. “We wanted to honor its history,” says Blaszak Howe. Howe adds that Miller and the MDD team “made sure we stayed true to the original English Tudor design. We decided the only way to do it was to do a complete renovation.” “The original layout was very awkward for tody’s living,” says Miller. “We had to redistribute the rooms. We relocated the kitchen and dining rooms and better defined the public and private spaces. “The entire roof was repaired, and the main entrance, front door, staircase, windows and wood floors all were refurbished,” says Miller. MDD first researched the home, which back in the day was called “The Edgemont,” and found an advertisement announcing the home. Inviting all to tour with “no obligation to buy,” the properly worded advertisement also offered an enticing photo that later helped with the renovation. Miller and his team discovered, thanks to the newspaper photo, the gabled dormers and arched windows that were part of 40 house& home | 2015 Good Brick Tour | www.preservationhouston.org
the house at the time, were not original. They were returned to their original configuration. They also discovered hard-to-find steel windows from a California company called Torrance Windows. Their intent was to restore as much of the original Mott detailing as possible, even when it meant doing time-consuming sleuthing for materials. “We are like detectives, finding the clues on how to restore the integrity of historic homes,” says Miller. A kitchen and breakfast addition was completed in the late 1980s, but it was isolated from the main house. Additionally, it also had suffered extensive water damage. The residence had no family room – a need for today’s families – and, inherent to older homes, minimal closets and bathrooms. A new addition, designed and overseen by MDA, now includes a family room and a mudroom on the first floor. Two bedrooms, bathrooms and a laundry room are on the second level. A new two-story garage with quarters also was built. “A house tells you what it should be at some point, and then you’re just along for the ride,” adds Miller.

1. Fire Station No. 6 2013 Good Brick Award 1702 Washington Avenue, Sixth Ward 77007 When Fire Station No. 6 opened in 1903, it was a state-of-the-art facility, but time and technology passed it by. When Tom Hair purchased the late Victorian building, it was listed on the National Register of Historic Places, but floors were missing, there were holes in the roof and the interior was covered in graffiti. Carlin/White Associates designed the project that transformed the dark, dilapidated structure into the bright, comfortable home of Axiom communications group. From the outset, Hair sought to preserve the historic fabric or replace missing materials with appropriate salvage. When this was not feasible, he had 27 mahogany-framed windows built to match the originals. A functional brass fire pole was also installed, contributing to the creative atmosphere in the firm’s offices. During the tour, visitors will see photomurals of the firefighters and equipment assigned to the station in the early 1900s along with Hair’s colorful collection of 1920s motivational posters. 2. National Cash Register Building 2011 Good Brick Award 515 Caroline Street, Downtown 77002 Deborah Keyser and James Stafford received a 2011 Good Brick Award for their renovation and repurposing of the National Cash Register Building, a designated City of Houston Landmark. The small building is a hidden gem among larger downtown structures. Designed by celebrated architect Joseph Finger in the Italian Renaissance Revival style, the finely detailed building was completed in 1929, and served as the National Cash Register Company’s sales office and showroom until 1943. Restoring the building’s original appearance required removing later signage and recreating an intricate marble mosaic frieze using historic photographs as a guide. Inside, acoustical tile and fluorescent tubing were taken out, the high ceilings were re-opened and period light fixtures were installed. The couple’s offices, complete with antique cash register, occupy the refurbished ground floor. In what had been a cold, bare storage area on the second story, Cass-Shively Architects designed a warm, inviting apartment that welcomes tour visitors who want to sample exemplary downtown living. 3. The Casita / 2015 H-E-B Award 317 Sampson Street, East End 77003 The rescue and restoration of this quaint cottage is the first step in an ambitious preservation project that involved moving and ultimately restoring six Victorian houses along with repurposing a vintage 1910 fire station. In January 2014, Anne Whitlock and Michael Skelly held a literal “parade of homes” as a half-dozen historic houses made their way through Houston’s East End. “The Casita,” the first of the buildings to be rehabilitated, will be open to visitors. Despite years of neglect, many of the home’s historic details were intact. Craftsmen hand-cut intricate Eastlake gingerbread to match the surviving sample. Inside, Janusz Design opened the main room while retaining original trim and beadboard paneling. “The Casita” will serve as a guesthouse for historic Fire Station No. 2, which the couple is restoring as their home. In February 2015, Anne Whitlock and Michael Skelly received Preservation Houston’s inaugural H-E-B Award for their project, which embodies the spirit of ingenuity and reinvention through historic preservation.

4. 1100 Milford Street 2010 Good Brick Award Museum District 77006 The Museum Area Municipal Association nominated John Gabriel for his Good Brick Award for preserving a significant neighborhood landmark and continuing the legacy of its longtime owner. This classically detailed house was built in 1919, and Virginia Tomlinson and her husband lived there through most of its history. After her husband’s death, Mrs. Tomlinson maintained her home and yard by herself until she was 99, taking particular pride in the mature oaks that contributed to the neighborhood’s charm. The house was largely untouched when Mrs. Tomlinson died at 101, and architect John Gabriel purchased the property for his firm’s offices. Neighbors were extremely grateful when Gabriel Architects renovated the house, especially since another buyer planned to demolish the historic home for a parking lot. Although he adapted the house for a new use, Gabriel preserved its residential character and restored many of the original features that can be seen today. He also improved the landscaping that was so important to Mrs. Tomlinson and earned a 2010 Good Brick Award in the process.

5. 1635 South Boulevard 2015 Good Brick Award Boulevard Oaks Historic District 77006 This gracious Tudor Revival-style home was constructed in 1928, as a speculative house by Katharine Mott, one of Houston’s first woman builders. During the tour, visitors will see why Mott’s houses have earned a well-deserved reputation for classic comfort and enduring quality. When Alicia Blaszak Howe and Steve Howe set out to renovate and expand their home, which is listed on the National Register of Historic Places, they were committed to preserving the property’s essential character. Original fixtures were refurbished and extensive mold damage repaired. To make the house more functional, Miller Dahlstrand De Jean Architects relocated the kitchen and dining room, designed a new family room on the first floor and added two bedrooms on the second story. On the exterior, the new rear addition incorporates reclaimed tapestry brick to seamlessly blend with the herringbone pattern on the historic house. Allen House 2003 Good Brick Award 2337 Blue Bonnet Boulevard, Old Braeswood 77030 Courtney and Fred Steves received a 2003 Good Brick Award for the sensitive restoration of the most famous modernistic house in Houston. This unique residence was constructed in 1936, for Mr. & Mrs. L. D. Allen, who were inspired by the Homes of Tomorrow Exposition at the 1933 Chicago World’s Fair. Houston architects Wirtz & Calhoun incorporated new building technology such as glass block and an innovative steel framing system in their design for the home, which also featured stucco-surfaced walls and tubular metal railings. The resulting house was showcased in national magazines. In 2001, when the Steves purchased the property, the house was largely unchanged, but was neglected and deteriorated. Nevertheless, the couple was enthusiastic about the home’s unique style and commissioned Glassman Shoemake Maldonado Architects to preserve its authentic character. During the renovation, original cabinetry was repaired and refinished, including an unusual moderne bookcase with builtin Zenith radio. Laura Lopez and Lewis Marks met 15 years ago at a block party in the Houston Heights. They only lived five houses apart but with busy lives, their paths had never crossed. When they did meet, their common interests and similar lifestyles sparked an instant connection. Marks was born in Houston but raised in Southeast Asia; Lopez is a native New Yorker who had lived in France and Atlanta, Georgia, before settling in Houston. He is an oil

company consultant, and she is in corporate marketing. They travel frequently, collect art, and they share an unusual passion: they love to look at real estate and imagine a property’s potential. “On our first official date, we went to a place called King Biscuit and after dinner, we toured a few new houses that were developing right in the neighborhood,” Lopez says. They bought their first house together in 2002. Fast forward to 2015, where you’ll find Laura and Lewis –

This month the house is one of the stars on the Houston Heights Association Spring Home & Garden Tour, April 11&12. How do you turn a century-old bungalow into a contemporary Asian-inspired abode with an open concept and exceptional flow while preserving the character of the original? That’s been the happy challenge for Lopez, Marks and 10year-old Leila, and it’s taken more than two years to complete. They credit architect Daniel Kornberg, who helped translate their artful, organic vision to a lush and livable reality. “We wanted a balance between interior and outdoor living space and room to display our art,” Lopez says. They also wanted to entertain dozens of guests in large common areas and still reserve private space for the family’s exclusive use. As good stewards, they chose to be sensitive to 56 house& home | April 2015 | www.houstonhouseandhome.net
the existing neighborhood and for their house to fit into it without overpowering other close-by structures. “Daniel was able to understand what we wanted and help us bring contemporary elements to the bungalow while honoring its past,” she adds. “It was a perfect match. He’s lived in the Heights for years; he understands the Heights; we knew instantly that we wanted to work with him.” Lopez and Marks first saw the bungalow in 2011, when they were thinking about buying a new place with a swimming pool for Leila. Initially they passed on the house. The floor plan was somewhat disconcerting. The house had been cobbled together with a couple of additions, one estimated to be in the 1930s and another in the 1980s. “It was choppy and it had no focus,” says Marks . The last renovation added a camelback second story and a large master suite. The planning and design took about one year and the con-

During that time, they all lived in the garage apartment in order to be close to the action and guide the process. “We've been able to accomplish our vision for the house with few compromises, although we did go over our original budget,� Lopez says. With 3,300 square feet, the house has four separate bedroom suites with bedrooms, baths and spacious closets. One of these rooms doubles as a music room with Leila's piano and as a guest room. Another is a media room for the family. New construction created Laura and Lewis' secluded master suite, and Leila has the second story suite with her bedroom, bath, sitting area, and a reading loft at the top of the stairs. The front part of the house, the original bungalow, opens onto a seating area by the fireplace with a carved Indian table. The mantel was rebuilt around the original fireplace with squares that mirror the designs on the carved Indian doors on the opposite wall.
The homeowners chose a pallet of grays and greens to showcase their art, including favorite pieces by Houston artists Ibsen Espada, Terrell James, and Joe Mancuso. Lopez, who is also a painter, has some of her acrylics on display. A defining feature is the pass through, which is lined in pristine shiplap that was discovered in the walls of the original bungalow. The pass-through has a nook, which holds a threefoot Buddha from Vietnam, and a hidden door that opens into a refrigerated wine room. Leila and Lewis removed the reclaimed wood together, and Lewis planed it. Walking through the passage, you enter a Great Room with two open wings – to the left, a large sitting area centered around the basalt table on a teak base and to the right, the kitchen. This room wraps around the garden and pool area on two sides with a wall of glass, including an 18-foot retracting wall that literally opens the inside to the exterior living space. 57

What do a couple of design-build professionals – one-time stewards of a 1905-era Heights home – do to carve out a niche for themselves in the modern home market? While their architectural preferences have shifted, the principles they value and practice – many of those important to both old and new styles -- have propelled Tina and Matt Ford forward. The Fords, owners of Shade House Development, have staked out a coveted spot in the modern home industry. Publicity –- including a spread in Dwell, the national magazine devoted to spotlighting high quality modern design – surrounded them after they compled a nine-home project in the Houston Heights a couple years ago.

And, this year, The Rice Design Alliance selected the Fords’ own home to be part of its annual modern home tour this month. Both are designers and builders who jointly embrace an appreciation for reclaimed materials, repurposing old items into new uses, living large within smaller footprints, and keeping quality construction at the forefront. Matt Ford has commented that he looks for “the point when simplicity and luxury meet.” The key is in the details, he says. It is important that simple does not look cheap – in look or build out. Their former Victorian-era home encompassed more than 3,000 square feet; today live comfortably with their daughter in half that amount of space. When they sold the old Heights home, they bought a lot and built a 900-square-foot garage, where they lived and worked – until the time came to build the house that is on tour. Tina Ford says the LEED-certified garage apartment and office soon turned into an experimental lab of sorts for them. First and importantly, it proved to them that a large house was not necessary. In their home at 734 Tulane, visitors will notice the front exterior is void of windows. The couple love light and have large windows throughout except here where the afternoon sun can be intense. The main body of the house is stucco mixed with a black pig-

ment hand massaged into a marbleized effect. The wood selected for some exterior areas in addition to the second-level flooring inside is cypress – a wood once commonly used on homes of yesteryear. Tina Ford says the interior 9-foot doors, also made of cypress and exhibiting high water marks – were found in New Orleans, post Hurricane Katrina. “We like the warmth of the old,” says Ford, who adds that she and her husband also like the minimal, clean look modern styles offer. When the couple began drawing the plans to their home, the intent was to utilize each space to its fullest. They found the pendant lights for the kitchen on Ebay from someone in New York who had brought them in from France but could not use them himself. The countertops are petit granite from Belgium. Ford says it is the same material used on many of the streets in Amsterdam. The Fords celebrate the outdoors by having many large windows that bath the house in warm light. They also bought the lot next door, where they have a garden of fruit trees – apple, grapefruit, Meyer Lemon and lime. The Ford homestead is one where their own hybrid style – a mix of a little old and rustic, touches of Mid-Century and modern thrive.

Where Old and New Meet The residences at 714 and 716 Sabine Street – projects by Murphy Mears Architects – create an enclave in Houston's Old Sixth Ward. A relocated and renovated 1870s Gothic Revival home is located along the street front, and a modest new modern home resides in back. The homes, organized as communal master planned living, can be used as separate residences. The Gothic Revival was purchased at auction and in vast disrepair. It was carefully renovated to its original appearance, based on an old photo. The new modern one-story residence is configured around a new tree-lined autocourt and a rear lawn shaded by a 200-year-old Live Oak. Largest Home Tour Throughout Houston’s Popular Neighborhoods
“Houston’s Largest Home Tour” opens the doors to more than 100 model homes and hundreds of available homes all weekends in April. With thousands of ideas to inspire the home décor enthusiast, the tour includes 10 communities throughout the Houston area. The Johnson Development Corp. opens hundreds of doors this month for “Houston’s Largest Home Tour,” which also includes public events promising Texas-sized fun. Nearly 500 homes — including more than 100 models showcasing the latest decorator trends —are open for touring every weekend in April. The citywide tour happens in 10 masterplanned communities throughout the metropolitan area. Homes are open at 10 a.m. to 5 p.m. on Saturdays, and from noon to 5 p.m. on Sundays. Admission is free. Also planned during the month are unveilings of community art sculptures commemorating the 40th anniversary of The Johnson Development Corp. “This year marks an important milestone for The Johnson Development Corp., as we celebrate both our 40th anniversary and having more projects ranked among the nation’s 20 top-sell-
ing communities than any other developer,” says Doug Goff, chief operating officer for the company. When LK and Helen Gladden moved to Southeast Houston almost two years ago from Big Springs, Texas – where the soil tends to be alkaline and dry – a long-held passion blossomed. The couple’s yard today is lush, green and full of seasonal color, quite the contrast to their former garden. “Our irises and roses did great (in Big Spring), but other gardening possibilities required lots of work,” says Helen Gladden. “We couldn’t get over how much fun gardening was here. It’s a joy, thanks the to the healthy soil,” she adds. The Gladdens worked with Mardel Fraivillig at Bay Area Design and Landscape to achieve the backyard “paradise” they wanted to enjoy. Their first step entailed removing a hot tub, redwood decking and long benches running the length of the garage wall. Fraivillig then sketched out a plan for the approximate 30foot by 50-foot space. Her design captured the couple’s dream of having a curvy path of travertine steps connecting two patio areas, and a flowering vine-covered arbor along with a gurgling waterfall. Gladden says an added pergola outside the kitchen shields them from misting rain, when sitting out underneath – in their whimsical butterfly-shaped chairs. Star jasmine now covers a brick wall and in the spring, the Gladdens also enjoy the sweet aroma of white espalier blooms. She had Fraivillig plant such perennials as a red bottlebrush tree, viburnum bushes, agapanthus, daylilies, drift roses, Golden Globes Lysimachia, plumbago and purple astors. The garden plan also made room for Gladden to plant her own choice of annuals, such as winter’s snapdragons and pansies. And no garden would be complete without a fruit tree, according to Gladden. So, the couple chose a Clementine mandarin for their yard. Placed here and there in the garden are engraved pavers, concrete bunnies and hedgehogs, along with wind chimes and birdhouses. They were so pleased with Fraivillig’s help that they have asked her to help transform their front yard, too. The Gladdens moved here to be close to their son, Samuel Gladden, Ph.D, the associate dean of the School of Human Sciences and Humanities at UH-Clear Lake. He entered their garden in Houston House and Home’s recent remodeling contest.
