A STALLED KITCHEN MAKEOVER GETS RESTARTED AND WRAPPED UP WITH NEW PAINT, COUNTERTOPS AND BACKSPLASH Susan Rainbolt and I first met at her sister Nancy’s house during a consultation there. Since I had already helped their mom, Clare, it soon became a family affair when Susan called for help redoing her kitchen. She had already made some great first steps, including buying a counter-depth refrigerator, removing the previous owner’s striped wallpaper, installing hand-scraped wood floors and adding a new white window over the sink. “Before proceeding, I needed help culling the ideas that I had been collecting,” Susan explained. When she bought the house, the kitchen was stuck in the ’90s with white laminate counters, white builder-grade sink and faucet, a forest green and white argyle tile backsplash, tile floors and aluminum win-


dows. The cabinets were whitewashed instead of painted white, and the doorknobs were shiny brass. “ I decided I could use some help from someone with a fresh eye,” Susan said. Storage was a big problem for Susan since she is a collector of antique and vintage dinnerware and accessories. “I was quite frustrated at not being able to enjoy my collections behind closed cabinet doors,” she explained. Adding seeded glass to existing Shaker cabinet doors is

After our meeting, Susan was glad she had called. “You reined me in, but in a good way,” she explained. Many of her ideas were quite ‘taste specific’ (like tin ceilings and busy Pierre Deux wallpaper) and would not have thrilled a buyer when she wanted to sell the property. My challenge was allowing her personality to shine through on her budget, without compromising the sale of her house in the future. Choose neutral permanent surfaces like tile backsplash,

tip> floor tile or counters that require a jackhammer to remove. Add color with easy to change accessories or paint instead.

During the six years she had been planning the kitchen, Susan had bought some items that she wanted to incorporate, including a wonderful hammered copper farmhouse sink and an antique door she wanted to hang on the pantry closet. She had already installed beautiful hand-scraped wood flooring, a new white window, had removed the striped wallpaper and had begun to remove the argyle backsplash tile herself. It is best not to outdo your neighborhood with improve-

tip> ments. A professional can keep you and your budget in check and make your kitchen colors flow into the rest of your house.

When Susan said she wanted to replace her dishwasher, I recommended that she consider an integrated dishwasher fitted with door panels to blend into the lower line of cabinets, and I sent her some example photos. I also recommended she consult Consumer Reports ratings to determine the best brands for her budget. “Funny, but my favorite thing in the kitchen besides the farmhouse sink is the dishwasher. I thought it was out of my budget, but I found one that had been displayed at a home show and it was drastically reduced. I love the idea that it’s hidden behind the cabinetry,” Susan added. Save the original missing over-the-cooktop cabinet and

tip> pantry doors in the attic or garage for future buyers in case they don't want your antique door.

Buying your faucet online is another way to save money. I emailed a list of online plumbing sources and Susan bought a Giagni oil-rubbed bronze bridge faucet from www.faucetdirect.com. (Lowe’s had the same faucet at a higher price, Susan notes.) A farmhouse sink with deep apron sometimes involves

Since she had committed herself to oil-rubbed bronze hardware, I recommended Target and Lowe’s for hardware sources, and she bought her knobs and bin pulls from each. Susan painted the walls above the beadboard Benjamin Moore “Dry Sage”, a darker shade than the adjoining living room’s “Gray Mirage”. If you stay on the same paint strip, your home’s colors will

trade secrets • Think “green”—existing kitchen cabinets can be recycled with trim, new glass panels and paint. This, plus new hardware, keeps cabinets out of the landfill and saves money, too. • Get creative. Removing cabinet doors displays pretty collections and saves money, too. • Resist the temptation to “decorate” the top of your cabinets with bric-a-brac that adds clutter and requires dusting. In this case, wood trim was added to the bottom of upper cabinets to conceal under-cabinet lighting. • Sometimes the most effective strategy is not to gut your kitchen, but to first rethink the cabinets that are already paid for.

Because Susan used to own an antique shop and has a great eye, she thought the original crown molding was skimpy and looked cheap. Susan asked the contractor to reuse it on the bottom edge of the upper cabinets to conceal the new under-cabinet lighting, and install new wider crown molding at the ceiling. To save money, rethink and recycle original

Good communication with your contractor not only yields a better product but it eliminates oops factors. We had planned to keep the white 4 x 4-inch white tile backsplash and only replace the trim border through the tile, but Susan came home from work and discovered all the tile had been removed. So she went to Lowe’s and selected white 2 x 4-inch subway and listello trim tile pieces to border it. This type of error falls into the oops budget. “Using a professional to help you plan home remodels is the best money that you will spend, “ Susan explained. “For me, it focused all my ideas into a workable and affordable kitchen project. I spent a little less because I bought the right appliances, faucet and hardware the first time instead of buying multiple items hoping one would work. My sister had probably the best compliment of all—she said the kitchen looks like me.”

Perennials need little water and no fertilizing—and they supply color from the ground to the mid-range level,” he says. His favorites include the Rangoon creeper that produces scented flowers from April to December and the evergreen wisteria that puts out cone-shaped, purple flowers almost non-stop. A Galveston couple finds respite in their light-filled historic home and friendly neighborhood When Dr. Dean Kinsey was recruited to UTMB in 2005, his wife, Dr. Kay Kinsey was unsure of what to expect, never having been to Galveston or even Houston. But the East Coast native was quickly charmed by the town that she describes as “funky and eclectic.” With both Dean and Kay having grown up in old farm houses, they were instantly drawn to the historic charm of Galveston’s East End and bought a 1913 home during a weekend trip to the Island. “We loved the bones of the house, the light, the property, the fact that you can walk the neighborhood,” says Kay. “People ask us ‘Why Galveston?’ We think there’s just something about it—it has a light, a glow.”

L E F T : Built in 1913 by Civil War veteran and wholesale grocery purveyor Ernest Stavenhagen, the Kinsey’s home has reemerged from Ike’s wrath after a full year of restoration. In spite of taking in more than two feet of water (and mud) from the storm surge, all of the original wood floors were saved and refurbished, along with all but two rugs. The durable plaster walls were allowed to dry thoroughly and then painted with robust hues from Sherwin Williams. B E L O W : The stately home on Postoffice Street is classical in design, with elements from Georgian and Greek Revival architecture and features a front-gabled, double-galleried entry portico.

THE RIGHT ENVIRONMENT

The Kinsey’s home is one of ten featured on this year’s Galveston Historical Foundation “Going Green” Historic Homes Tour (see sidebar for more information). Though the light-filled rooms of the home are still a favorite of the Kinseys, the house exhibits a number of qualities, typical for its time period that helped its residents live comfortably with the environment. With the front and back doors open, a swift breeze can run through the high ceiling home via the large center hall, making the home quite comfortable even on a warm day. Another sustainable quality was made abundantly clear after Hurricane Ike flooded many of these homes in September 2008. Though the storm surge brought 30 inches of water into the Kinseys’ home, they were able to keep all of the original floors, wood trim, doors and even plaster walls. Had the soaked walls been made with modern sheetrock they would have quickly molded and required removal—plaster walls are able to “breathe” and dry out naturally over time. “I think that really reflects the fact that the people who built these homes used quality products,” says Kay. A SHELTER IN THE STORM

Though the house looks bright and charming now, things were not so sunny after Hurricane Ike and its storm surge hit the Island. In the days before Ike struck the Kinseys were at conference in Washington, DC. “There wasn’t much we could do from where we were,” remembers Kay. “The only thing we did was ask a friend to take The Ceremonial Kimono painting (by artist Rachel Constantine) upstairs for us. I’m glad we did that because it would have been destroyed and I would have been heartbroken, but in retrospect I also wish we would have done more.”

The artist was a childhood friend of the Kinseys’ daughter, Karen, and is now a noted portrait artist. The painting is the one item the Kinseys asked a neighbor to save as Hurricane Ike approached the island. O P P O S I T E : The historic teller window is fixed just inside the front entry, and serves as an instant conversation piece. The significant moldings and millwork indicate the grand scale of the home, which features a generous and welcoming central hall accented by distinctive arches.

When the Kinseys were allowed to return to their home almost two weeks later they found a layer of sticky grey mud covering the entire first floor of their home. “As soon as you opened the doors you just wanted to cry,” says Kay. But it was that same day that the long road to recovery took an upswing. “A church group showed up that same day and helped us take out all the appliances—they were a huge help right from the beginning,” says Kay, “And our insurance adjuster met us at the house on the first day back. He was so helpful and recommended a General Contractor to us that we’ve used ever since.” Joe Stepanski with Coastline Construction became the Kinseys trusted go-to contractor as they began the restoration of their home. And as the Island recovered he even helped them add some interesting additions to their home. “Joe had been doing some work at the Junior League building (in Galveston’s Historic Strand District), which had originally been a bank,” says Kay. “They were getting rid of some of the

antique tellers’ windows. Joe wanted to save them but didn’t know what to do with them. I saw them and said ‘We’ll use them!’” Joe was able to divide one of the large pieces into two smaller pieces and fit them perfectly flanking the sides of the main entry vestibule. The result not only showcases a part of Galveston history, it also makes for a unique conversation piece. “My great aunt was a teller in Pennsylvania many years ago,” says Kay. “After she died my family was able to get the window that she tended for so many years—so it all sort of fits.” While Joe was helping the Kinseys tend to the house, friends and neighbors were helping them with other matters especially Eileen and Ang Giardino, friends from the East Coast who had fortuitously moved to Texas a year before the Kinseys. “They welcomed us to their home in Pearland after Ike and helped us clean up, store items and especially nurtured us as we went through Ike aftermath,” says Kay. Truly without these dear friends we could not have managed.”


Having taken almost a year to complete substantial repairs to the house, the Kinseys seem pleased with the outcome postIke. The flood forced them to remodel the entire kitchen, and they were able to customize the pivotal family room to their needs. “I really like how the kitchen turned out,” says Kay. “There’s plenty of room to sit and be social and have lots of people around.” Ike also gave them the opportunity to revisit some of the details of the house. “While we were making repairs we decided to add railings back to the front porch,” says Kay. Historic pictures show that railings were originally on the porch, but a previous owner had removed them. “We really feel like they finish the house off nicely.” As Kay thumbs through a binder of research and historical documents on the home, it is abundantly clear that recent events have added another layer to the home’s story: the binder

flooded during Ike. Though each page was saved and dried, the papers are still wrinkled and slightly muddy. “We feel like we’re custodians of the house,” says Kay. “It’s not just our home. It’s a part of Galveston history.”

Each of the doors to the bedrooms reveal where a lock and room number used to be, which helps confirm that the house was used as a boarding house in the past. Phillips has done many tree carvings around town and his work is featured at the Rene Wiley Gallery in Galveston.

Going Green: What’s Old is New Again Visitors on Galveston’s 2010 Historic Homes Tour will learn about the green aspects of historic architecture, including viewing an in-progress, environmentally friendly restoration of an 1891 Ike-damaged cottage. According to the Galveston Historical Foundation, there are many green qualities to historic homes: • VENTILATION: Transoms, high ceilings, large windows, and porches all helped utilize the outdoor breezes and supply shade in the absence of modern HVAC units. • DAYLIGHTING: In addition to their ventilation benefits, large windows and transoms allowed sunlight to travel across rooms, limiting the need for additional light sources. • GREEN MATERIALS: In modern terms, historic construction materials were both locally and organically produced. • DISASTER PREPAREDNESS: Many features of historic houses, such as raising homes on piers, were designed to limit the impact of storms and floods. • LOW TOXICITY: The lack of plastics and adhesives used in historic construction spares homes from one of the most prevalent sources of toxic off-gassing in modern houses. • REUSE AND RECYCLING: Historic builders often salvaged and reused brick, stone, and wood. Galveston also has a history of moving houses that dates back to the mid-19th century. • FLOOR PLANS: Designers considered prevailing winds and sun when designing the structure to take advantage of breezes and provide shade where needed. • WALKABLE TOWNS: Before cars, towns were planned for maximum walkability. Markets and other stores with essential supplies were within walking distance and along public transportation routes. • ENERGY USE: As today’s households set goals to lower energy usage, they might be inspired to remember that, not long ago, all households operated at 0 kWh per month! 34
