R

esilience is the big buzzword these days, and especially for those of us on the Texas Gulf Coast who endured Hurricane Harvey’s wrath last year. Under the category of “an ounce of prevention,” this issue looks at steps we can take now to be better prepared the next time the Houston area experiences a major weather event. One thing we absolutely, positively, cannot live without is electricity. We’ve got the inside scoop on generators and how to find the right one for your particular needs. Spanish philosopher and essayist George Santayana wrote that, "Those who cannot remember the past are condemned to repeat it.” I don’t think Galveston’s born-on-islanders will ever forget the Great Storm of 1900, with its massive 15-foot storm surge and winds up to 145 miles per hour. The Category 4 storm killed as many as 12,000 Galvestonians and remains the deadliest natural disaster in our nation’s history. Interestingly enough, we’ll see a survivor of that storm during this year’s Galveston Historic Homes Tour. The James and Maggie Lowber House took a beating but was repaired a year later, and we’ll get an eyeful of this Victorian during select weekends in May. We’ve also taken an in-depth look at another Galveston house with a historic provenance. The original owner, J. Mayrant Smith, only lived there four years before retiring to his sugar cane plantation in Richmond. The next owner was Susan Hartley, widow of early Texas legislator Oliver Cromwell

THE INSIDE SCOOP ON INSULATION Keeping Comfort in Mind While Minding the Costs By BarBara Canetti

H

idden from view behind the walls or up in the attic are hundreds of dollars in savings. Lowering electric bills in the blistering heat of summer or the bitter cold of winter can be achieved by insulating a home. “When you insulate a house properly you can expect your air conditioning and heating bills to be reduced by 30 to 40 percent,” said Lynda M. Kornbleet, president of Payless Insulation. “You can also extend the lifespan of your air conditioning system due to not having to work so hard to keep the house cool and extend the lifetime of your roof. There will not be extreme air temperatures hitting both sides of it, which creates condensation and rots the wood away sooner than it should.” 22 house& home | May 2018 | www.houstonhouseandhome.net

Almost every area in a house can benefit from insulation, whether it is in the exterior walls, under the floors or lining the rafters of the roof. “There’s always a battle going on,” said Greg Pruitt, of RockCrete Foam Insulators. “In the summer in Houston, attics can get as hot as 140 degrees. Proper insulation can drop that to 77 to 85 degrees in two-story houses.” To insulate existing walls, loose or blown in insulation is best. It is also used in unfinished attic floors and other hard-to-reach spots, said Kornbleet. Some of the blown insulation is made of cellulose or environmentally friendly recycled materials (mostly bits of newspaper). The blown in insulation also serves as sound proofing and helps keep down noise levels, while also helping to main-

tain a consistent temperature throughout the house. Batts (blanket or rolls of insulation), like the fluffy pink fiberglass rolls, are ideal for use in areas with no obstructions. They fit between studs or beams in attics or inside unfinished walls where they can be laid out flat. The rigid foam boards also can be used in unfinished walls and is the favored method in new construction. Radiant barriers used in attics can keep houses much cooler in the summer because the shiny barrier that is stapled to the rafters actually absorbs the sun’s rays and heat, thus keeping the attic space 30 to 35 degrees cooler (according to studies). Note that the radiant barrier gets very hot but will help reduce bills because it is soaking up the heat being generated by the sun. Another method for keeping temperatures comfortable in the house is the spray-on foam, which can be applied under a house or in the attic. Many houses in the Houston and Galveston area are raised, either because of new building codes, floods, deed restrictions or personal style. In the winter, cold air is trapped under the house, which keeps temperatures inside low. Carlos Faina of 31W Insulation advises that by lining the bottom of the house with spray foam, drafts and cold air no longer can come through the floor. “This seals the underside of the house and keeps the interior temperatures stable,” said Faina. “It can be used in the attic as well, in all those nooks and crannies where air escapes.” Houston’s hot, humid climate is the perfect candidate for insulation.

“We are as hot as it is cold up north. By insulating properly, we keep the heat from the building and allow the air conditioner to cool properly and remove the humidity,” said Kornbleet, adding that homeowners need to be sure they have the proper size air conditioning unit for their home. “First and foremost, insulation is not a luxury; it is a necessity. All houses with HVAC need insulation to create a barrier [to separate] the temperature differences between the outside and inside of the building to create comfort, protect the building and reduce the utility bills.” Following Hurricane Harvey, soggy insulation was removed from hundreds of houses that flooded and hopefully has since been replaced. “You must remove the insulation regardless of what type you had installed in your walls or under your house before the flood and then re-insulate accordingly,” Kornbleet said. “Leaving the insulation in your home will cause future problems such as mold, reduction of insulating power, and possible rotting of building materials. If your home flooded and you did not take the entire gypsum and sheetrock off, foam is not an option for it will block the weep holes on the brick wall, which does not allow for wind-driven rain to drain out of the wall. Leaving a gap between the brick wall and the new insulation is important for the weep holes to work properly.” The bottom line is that it’s best to hire a professional to assist and insulate your home. Your wallet – and you – will appreciate it.

Crème Brûlée French Toast

H

ere’s a ritzy version of the classic French toast with a caramelized sugar coating inspired by the dish served at Max’s Wine Dive. It’s fun to cook and mom approved!

Ingredients 4 large eggs

1 cup whole milk

1 teaspoon vanilla extract

2 tablespoons light brown sugar, packed

Course salt to taste

1 loaf challah bread (about 8 ounces, sliced into one-inch thick pieces)

1 cup granulated sugar 2 tablespoons butter

Sliced fresh fruit such as peaches or strawberries

Whipped cream for serving

Method Preheat oven to 250 degrees. In a large shallow dish, whisk together eggs, milk, vanilla extract, brown sugar and a pinch of salt. Add four slices of bread in a single layer and soak for one minute. Flip bread and sprinkle each piece evenly with two teaspoons of granulated sugar. Press gently to adhere. Melt one tablespoon of butter in a large nonstick skillet over medium-high heat. Lift bread from egg mixture allowing excess to drip off. Add to pan, sugar side down. Reduce heat to medium. Sprinkle each slice with two to three teaspoons more of granulated sugar, pressing gently to adhere. Cook until a crust forms on the bottom and the toast is golden brown, about six minutes. Flip and repeat on the second side, four to five minutes more. Keep warm in oven while cooking the remaining batches. Wipe skillet clean and repeat with remaining butter and bread. Serve warm with fresh fruit and a dollop of whipped cream. Yield: Six servings

BRACING FOR THE STORM Five Ways To Prepare Now For Hurricane Season By Marsha Canright

eady or not the 2018 hurricane season begins June 1. It’s the last thing that most Houston-area residents want to think about, especially as many are still recovering from Hurricane Harvey.

family and friends. Compile an updated list of phone numbers. If you have pets, be sure you have an individual carrier for each one. Have a to-go kit for important papers and irreplaceable family photos.

Still, now is the time to renew your family’s hurricane plan, strengthen your home’s infrastructure, trim back the trees and ask your licensed agent to review your insurance coverage. Along the Gulf Coast, our most active storm period stretches from August to October, so there is still time to prepare. For peace of mind, here are five quick questions to answer.

2. Is your insurance coverage up-to-date? Make sure your coverage is appropriate for your current needs. “An annual insurance review is a good idea for everyone,” said Allstate agent Todd Kronshage. “Most people would rather never talk about insurance but 30 minutes can make a significant difference in your protection. When people know their options, they usually pick what is best for their situation.” Kronshage told us that, since Hurricane Harvey, flood lines have been redrawn in the Houston area and that may mean changes in insurance coverage.

Standard homeowners insurance does not cover flooding; that’s what flood insurance is for. It takes a minimum of 30 days for flood insurance to go into effect so, if you wait until there’s a storm in the Gulf, it’s too late. When reviewing your policy ask whether you’re covered for living expenses if your home is not habitable and don’t forget about your car. Kronshage cautions that only comprehensive insurance covers a flooded automobile, so it’s a conversation worth having.

3. Is your home’s infrastructure strong enough? While you still have time, check the stability of your roof, strengthen your doors and windows, and arrange to cut back tree limbs that could become projectiles in high wind.

START WITH YOUR ROOF “Do a visual inspection of your roof and don’t forget to check your gutters,” said Paul Martin of Shamrock Roofing. “If your gutters are full of debris and we get 51 inches of rain in a weekend, the water will back up and you will have a problem,” he said. Doors and windows can be the weak part of a home’s infrastructure. Multiple studies have shown that extra protection for doors and windows in a hurricane may be critical to a home’s survival. Install extra locks or deadbolts to protect doors from flying open in high winds, and don’t forget to reinforce the garage door. To protect or reinforce windows, you can install shutters, use 5/8 inch plywood to cover windows, or strengthen the glass by applying breach resistant film. Storm shutters are a traditional solution for securing windows but the new automated shutters make preparation easier, according to Maria Lopez from Rolltex Shutters.

“These shutters roll up into an outside box that can be operated manually with a crank or by a remote,” she said. “They aren’t just for storms but provide security, sun protection and they can help lower your electric bill.” Automated shutters come in all sizes from a few inches to a 19 foot by seven foot opening. The price varies from $350 to $6,000 each depending on the material and size. Rolltex also provides other types of storm shutters but the automated ones are popular because they secure the window quickly when a storm is coming, she said. Another popular way to reinforce windows is to temper the glass with an impact-resistant film, said Michael Fjetland with Armor Glass. “Windows are the most fragile part of the house and, for most people, their house is their biggest asset. If you buy a nice car, you don’t put cheap tires on it. By beefing up the windows to avoid a breach, you can avoid damage,” he said. Fjetland said Armor Glass film costs more than solar film because it’s stronger. It has to be at least eight millimeters to protect against impact. In addition to shielding a home from UV

sunlight and broken glass, the film provides storm protection without the cost of high-impact glass or shutters and doesn’t require the hassle of storing and installing plywood, he said. 4. Are any tree limbs a danger to your house? It’s the time of year to make certain that no tree limb is a danger to your home. Tree limbs near your roofline or those that could damage your house in a storm need to be trimmed or removed, said Javier Aviles with Four Seasons Tree Service. Aviles said most tree services are willing to look at your trees and give you an estimate for proper pruning. 5. What items may be critical and are they close at hand? A manual can opener, car chargers for your cell phone, a working flashlight and batteries for a battery-powered radio are easy to overlook but they may become crucial. iana Wallace admits that the 1874 Galveston house she found in 2012 was a mess, but it was the winding staircase in the hallway that caught her eye and told her that this was the house for her. “Isn’t that the most amazing staircase ever,” said Wallace, who divides her time between Galveston and Weatherford near Dallas. “This place had no electricity or water, everything had to be redone but I loved the high ceilings and the staircase and the feeling I got when I looked around.” So began her journey to make this large boarded up Italianate eyesore an exquisite example of elegant island living. The restored house at 1121 33rd Street is part of the 44th Annual Galveston Historic Homes Tour set for May 5-6 and May 12-13.

The house, which sits on three lots near the center of the island, had been designed by architect Thomas J. Overmire for early land speculator J. Mayrant Smith. He lived there briefly before selling it in 1880 to Susan Hartley, the sister of Rebecca Sealy who was married to prominent Galvestonian John Sealy. In 1930 Frank McCoy – owner of McCoy Building Supply Company — bought the house and made some drastic changes. Later, it became an apartment building until it was eventually abandoned. Wallace said she and contractor Chuck Morris had to use flashlights to get around until they could rewire the structure and install some lights. But today, it is almost complete. Wallace said it has been a labor of love, but way more than she anticipated. Morris agreed. Through his company Chuck Morris Coastal Homes he has restored dozens of houses in the area, although he found this one very challenging.

“It was a derelict house and it just looked awful. The plaster [walls were] falling apart, it had to be replumbed, rewired and sheetrocked. All the cabinets and trim had to be recreated and the belvedere on the top had to be rebuilt,” said Morris. The belvedere, a small room on the top floor and surrounded by windows, had been original to the house but removed by the McCoys because the children were caught climbing out onto the roof. It now has been restored and is big enough for a trundle bed for some of Wallace’s ten grandchildren to stay when they visit.

The grand entry hallway with its massive carved hall tree opens onto a light-filled music room with a grand piano and large walk-though windows that lead out to the porches. Wallace had been able to preserve some of the original touches in the house, including setbacks adjacent to the windows that allow for interior shutters in the formal rooms and six fireplaces with a variety of finishes. The original pocket doors between rooms were restored and can be closed for privacy. The large living room contiguous to the front room has been decorated in period furniture, including a turn-of-the-century

Toys, clothes and objects from when Diana Wallace’s children were young have been reunited in this bright bedroom with expansive windows.

Sonora Victrola and glass enclosed bookcases for special collectibles. One of Wallace’s most treasured items is a series of diaries her mother-in-law kept for 15 years in the 1930s and 1940s. “She wrote in it every day,” she said, adding that some of the entries describe the attack on Pearl Harbor and events during World War II. The expansive kitchen, brightly decorated with bold magnolia print wallpaper and soft green cabinets, was carved from three smaller rooms. A large marble-topped island sits in the middle of the room, and a massive Italian-made Bertazzoni gas range was purchased to complete the kitchen. All of the cabinets were custom built on site and tailor made to Wallace’s requests. The kitchen also opens onto a side porch that faces south and catches the cool Gulf breezes.

The only room Wallace said she is sure that remained in place is the dining room, because of its swinging door that leads to the kitchen area. This room also opens out to a porch. The hallway features a showstopping crystal chandelier that was in a hundred pieces before it was reassembled. Look closely at the floor underneath and visitors will spot a deep cut in the long leaf pine. Wallace said she chose to leave this imperfection intact because it was a reminder of The Great Storm of 1900, a time when rushing flood waters pushed houses off their bases. Morris said it is documented that homeowners used hatchets to make holes in the floor to let the waters rush in and keep the structure from floating away. She has found several hatchet holes in the floor and they’re still there, a somber reminder of the power of nature’s wrath. Visitors climb up the winding staircase to the second floor

where three bedrooms and three bathrooms were rebuilt. The view down the curved staircase shows a sculptured spiral design that demonstrates the precision craftsmanship of the early builders. Some of the wooden banisters and balusters had to be replaced and hand-carved to match existing posts. Century-old advertisements from Harper’s Bazaar have been framed and hang on the walls. The bedrooms all have fireplaces and many windows; one of the bedrooms is decorated with toys, dolls, books and tokens enjoyed by Wallace’s four children when they were young. “This is a very special room to me. I don’t think I ever threw anything away and then I moved it all here,” she said. The master bedroom is more than a suite of rooms. It features a large sitting room with television and other entertainment equipment that opens to an attached room with an immense canopy bed. Around the corner is the master bathroom with a slipper tub and double sinks. It is all finished in

marble and feels quite luxurious. A huge, deep closet is attached. Between the second and third floors is a landing with a double bed tucked into a corner, giving Wallace additional space for her large family. At the top of the stairs is the belvedere with unobstructed views of the Gulf of Mexico, the Port of Galveston and nearby St. Patrick’s Church. “We found pictures at the Rosenberg Library [in Galveston] which documented the original house. We built it to look like it did, but this time it meets modern wind storm requirements. But it looks like the early pictures again,” Morris said. Wallace said the process of rehabbing a piece of Galveston’s history has been a great experience. “This is my happy place,” she said, adding that she sometimes senses people’s spirits in the house. “It’s all good. I just say ‘It’s OK, Sue [Hartley]; it’s just me here. I’m friendly.’”

he 44th Annual Galveston Historic Homes Tour has more than just houses to view. In fact, the Galveston Historic Foundation has two weekends planned, packed with events and parties open to the public. On tour are eight privately owned homes with a variety of architectural styles and décor. The home tour is scheduled for Saturdays and Sundays, May 5, 6, 12 and 13 from 10 a.m. to 6 p.m. “This year we highlight several houses featured on prior tours as a ‘Rehabilitation in Progress’ house. The before and after projects show great personal style, but still respect the history and architecture that make our island’s properties so unique,” said Dwayne Jones, the foundation’s executive director.

THE 44th ANNUAL GALVESTON HISTORIC HOMES TOUR: 1896 WILLIAM AND ADELE SKINNER HOUSE 1318 SEALY This picturesque Queen Anne house was designed by architect Charles W. Bulger for Adele and William Cooke Skinner. Bulger’s design for the banker and his wife features a multigabled roofline, wraparound galleries and finely crafted details. 1883 ADOLPH AND REGINA FRENKEL HOUSE 2424 AVENUE L This Victorian house is one of three identical triplets built in 1883 by the Galveston Real Estate and Loan Association as investment properties. The original owner, Bavarian immigrant Adolph Frenkel, added two rooms to the rear of the property after his marriage to Regina. Frenkel had electric lighting installed, a luxury that only recently had become available in Galveston. 1887 JOHN BURNETT TENANT HOUSE 2123 AVENUE K John Burnett, president of Gulf City Street Railway & Real Estate Company, built four identical two-story houses south of Broadway in the San Jacinto neighborhood. The house at 2123 Avenue K had been a boarding house in this workingclass district before being divided into a duplex in the 1940s. The Galveston Historic Foundation purchased the building in 2014, renovating it back into a single residence before selling it to its current owners, who completed the restoration. 1893 THOMAS AND LILLIE LEAGUE HOUSE 3528 AVENUE P Thomas Jefferson League Jr. and his wife Lillie built their home on his grandfather’s land. The property had once been owned by his grandfather Samuel May Williams, the son of a

ship captain who became a prominent figure in early Texas history. The elegant two-story house features original woodwork and a large porch that spans the width of the house. The original porch columns and balusters were replaced with Craftsman-like elements in the early 20th century. 1895 JAMES AND MAGGIE LOWBER HOUSE 3018 AVENUE O ½ Kentuckians Maggie and James Lowber built this raised twostory Victorian with Queen Anne features in 1895. He was pastor for Central Christian Church and when the family relocated to Austin, the house was used as a tenant property until 1904. It sustained substantial damage in the Storm of 1900 but was repaired in 1901. 1887 John Burnett Tenant House, 2123 Avenue K

1913 JOHN AND ARTIE GILBERT HOUSE 3608 AVENUE O Constructed by John T. Gilbert, an engineer for the Gulf, Colorado & Santa Fe Railroad, this Victorian home shows how residential design began to transition in Galveston to the revival periods of the early 20th century. The city designated the property a City Landmark in 2017 and its rehabilitation was featured on HGTV’s Saving Galveston. 1928 PAUL AND VESKA CHUSHCOFF TENANT HOUSE 1503 CHURCH The Chushcoffs, Yugoslavian immigrants, built this gable-front house for use as a tenant property. In 2005 new owners raised the building and rehabilitated it to accommodate additional living space on the ground floor. The style is typical of tenant houses built in the city during that time.

1874 SMITH-HARTLEY HOUSE 1121 33RD STREET Architect Thomas J. Overmire designed this Italianate stunner for early land speculator J. Mayrant Smith, who sold it to Susan Hartley, widow of early Texas legislator Oliver Cromwell Hartley. She was the sister of Rebecca Sealy, who was the wife of Galveston mover and shaker John Sealy. This house was featured on the 2014 tour as its “Preservation in Progress” house. Read more about this house on page 48. earty and exotic, it’s no wonder that we keep trying to bring succulent plants indoors to add a touch of color and drama. They’re built for resilience, using their thick and fleshy parts to retain water in arid climates, but that’s also where we run into trouble. "Oh, I love succulents, but they always seem to die on me!" I hear this a little too often. The good news is that most succulents are quite easy to grow if you keep a few basic things in mind. First, always plant them in a pot with drain holes in the bottom. It isn’t enough to just put gravel in the bottom of the non-draining container, no matter what you've heard.

You want a planter, not a fishbowl. It’s best to use a gritty, well-draining soil. The best option is a soil designed specifically for succulents, or try a mixture of half potting soil and half sand. Remember that not all succulents like full sun. Some only thrive in mostly shade and there are a few that can be grown indoors, but only just a few. For inside the home, try species in the Crassula genus, like jade. Many aloes and Gasteria do fine as well. One of our favorites at Joshua's Native Plants & Garden Antiques are the spotted Haworthia. there's a big difference. Also, consider the size of your selections. Ask your horticulturist questions when choosing a starter succulent. Many cute little inexpensive plants are deceptively small when young, but can grow to be quite large. Most of the smaller succulents have small roots, which means you’re free to plant them tightly together for a dense, dramatic look. Or choose a single plant that will offset with pups and eventually fill the pot over time. There are hundreds of succulents found around the

world but, for success in the Houston area, try to choose locally grown varieties. Many cannot take our high humidity and temperatures along the Gulf Coast. Last, but not least, water sparingly. Most succulent plantings are failures because of overwatering. Remember these simple guidelines when choosing your plants and you'll have success with your succulents.
