his month we’re shining our spotlight on Galveston with a closer look at the 1887 Conrad and Henrike Lenz property as well as other architecturally significant homes on the island. The Galveston Historic Homes Tour also includes a few programming extras: a lecture on Post-Modernist architecture, History on Tap dinners, and the return of Galveston Historical Foundation’s administrative offices to the 1858-59 Hendley Building. BATTEN DOWN THE HATCHES Shoring Up Windows, Doors and Roofs Is Our Best Defense

W

ith hurricane season around the corner, it’s time to consider new ways to protect our homes from damage caused by wind and debris because – spoiler – plywood is no longer our best defense against Mother Nature. Though regular windows may withstand the effects associated with a Category 2 hurricane, impact resistant windows have been shown to protect against the catastrophic power of a Category 5. The genius of the impact resistant window is in its design: two layers of laminated glass held together by a plastic vinyl interlayer. It may crack like a “spider web” but it will not lose its integrity or allow water and debris inside.

If replacing windows is not an option, installing shutters can offer a layer of protection. Rolling shutters, which when closed form a barrier against projectiles, are a popular and affordable option. If a more traditional aesthetic is preferred, both the Bahama and colonial style shutters, made with powder-coated aluminum, offer protection while resembling classic wooden shutters. And accordion shutters – a series of aluminum planks that expand and contract along a top and bottom track – are perfect for protecting larger areas. Hurricane panels are a tried and true option, and stronger than shutters, for protecting windows and doors during a storm. Typically installed by bolt or on a track, panels can be constructed from galvanized steel, corrugated aluminum, or a polycarbonate that is clear and has the advantage of letting in light if the power goes out. A lightweight alternative to heavy corrugated panels are fabric panels. Hurricane fabric panels can cover large areas, such as patios, and be easily folded and stored when not in use. Though they will not prevent a window from breaking, they can help keep water out while also keeping pressure stable inside a structure. When it comes to protecting doors, which is one of the

most common places where water can enter a house, typical solutions have been sandbags and expanding urethane foam. Products such as FloodGate, which offers a 26-inch barrier that blocks water while leaving a doorway accessible, can be used inside or out. And companies like Tapco manufacture doors and screens that use stainless steel wire set in an aluminum frame, protecting not only against debris, but also blocking heat and UV rays, resulting in a lower electric bill. Don’t forget the garage door, either. Consider a wind load reinforcement system designed to withstand high-wind conditions. Although reinforcing the roof may be your best bet, there are other approaches that will provide added protection. Replace any old shingles, as newer shingles can protect roofs from wind gusts up to 150 mph – three times what older shingles can offer. And don’t skimp on yard maintenance, as something as simple as trimming trees might be the difference between a rotted limb crashing through the roof or not. Remember, if in doubt, consult the Texas Department of Insurance, which maintains a list of TDI-approved hurricane protection products and product evaluations to help homeowners make the best choices for keeping homes safe and dry during the next big storm.

THE TREASURES WE FOUND Architectural History Lives On Through Galveston Area Salvage Yards Story aNd photoS By MarSha CaNriGht

L

ife is like a box of chocolates, and so are Galveston area salvage yards. “You never know what you’re gonna get,” but imagine coming home with actual paving stones from the 1859 Ashton Villa, the first house to ever be built on Galveston’s Broadway Boulevard. Our mission — to uncover architectural treasures from yesteryear — took us to the Architectural Salvage Warehouse, located on the first floor of the 1940 Sears building and operated by the Galveston Historical Foundation, as well as to the Antique Warehouse and Big House Antiques. Whether embarking on a new build or adding a touch of historical flair to existing construction, incorporating architectural elements from days gone by is a creative and unique way to repurpose the past.

Our trip to the GHF salvage warehouse – a cavernous space at 23rd and Broadway – was a trek through time. Rows of shelves house dusty artifacts neatly organized in like categories: shutters, windows, doors. We uncovered steamer trunks, stained glass, pocket doors, shutters galore, and even a prayer rail from Annunciation Catholic Church in Houston.

“We receive donations and salvaged materials all the time so there’s always something new and intriguing to see,” says Nick Barbee, manager of the warehouse. “One man brought us an entire trailer of gingerbread decoration from a Victorian house on Avenue P and, just this week, a man brought in two matching chandeliers,” he adds. The warehouse is open on Thursday and Friday from 10 a.m. until 4 p.m. and on Saturday from 10 a.m. to 2 p.m. They do have expanded hours during summer months. GHF does pickups in Galveston, nearby towns, and in Houston. All proceeds from the warehouse help support Galveston Historical Foundation’s efforts for preservation and conservation.

ANTIQUE WAREHOUSE Stepping into Antique Warehouse is a walk on the surreal side of salvage. It’s a Mad Hatter’s tea party with antiques, oddities, architectural salvage, and the kinds of tiny items that you need if you are restoring an old house – just the right three- by threeinch medallion or a claw foot for a sofa. Revolving fans on the 20-foot ceiling keep air moving through row after row of stock. We found a pair of majestic columns from the Harry Rice estate, a seahorse birdbath, a French hand-painted bed from a Galveston estate, mirrors, old bricks and plaster department store legs for showcasing shoes.

A standout item is an East Lake tester bed in burl walnut with matching armoire and dresser, all from a Galveston home. What the hodgepodge of items has in common is they appealed to Scott Hanson, who owns the warehouse with his wife Holly. For years, Scottie perused the alleys and garage sales of Galveston looking for interesting items. He still does alley jaunts but the couple also purchase estates and salvage from Galveston and county teardowns. Additionally, Scott creates his own furnishings from salvaged wood. “Most everything we have is local although we do go to New York State each summer – it’s where I’m from – and we do some picking there,” Holly says. Antique Warehouse is open from 11 a.m. to 5:30 p.m. on Thursday, Friday and Saturday, and from noon to 5 p.m. on Sunday.

BIG HOUSE ANTIQUES It’s not a salvage yard but Big House Antiques, a local favorite for two decades, is like a visit to two favorite cousins who collect all manner of things. They do have antiques, much of it purchased from local estates, but also books about Galveston, bowler hats for Dickens On the Strand, furniture polish, a collection of estate jewelry, and some nice stained glass. It’s a cozy, low-key shop where it’s fun to look and there’s no pressure to buy anything. We found some delicate dragonware, a copper steamer, a turn-of-thecentury cash register and a Ringo Starr Beatles doll still in its box. Want to know more? he 45th Annual Galveston Historic Homes Tour runs the first two weekends in May with an inside look at eight historic properties, as well as related programming that includes History on Tap dinners, a presentation on PostModernist architecture, Mother’s Day breakfast at Menard Hall and the return of Galveston Historical Foundation’s administrative offices to the 1858-59 Hendley Building.

HOMES ON THE TOUR The 1891 Allan and Lulu Cameron house at 1126 Church is a two-story Victorian designed by English-born architect Henry Collier Cooke of Bourgeois Nitchner & Cooke. Notice the asymmetrical façade with double wraparound galleries, a decorative balustrade and a widow’s walk The 1901-1908 Lucas Terrace complex at 1407 Broadway was built by brick mason Thomas Lucas, who used salvaged bricks from his apartment building that had been destroyed by the 1900 Storm. The property features two connected

gable-front three-story buildings, while separate servant’s quarters can be found across the courtyard. The 1873 August Roemer tenant house at 1416 Sealy welcomes guests with a double door entry and transom, turned balusters and square porch columns. This one-and-one-half story Gulf Coast cottage features triple dormers and was built by August Roemer. The 1915 Peter and Augusta Nielson house at 1711 Rosenberg Avenue (25th Street) was inspired by the Arts and Crafts movement. The two-story brick house was built by Danish-born merchant tailor Peter Nielson for his wife, Augusta. The circa 1881 James and Amelia Byrnes house at 2113 Ball is still in the process of being restored. Two years after it was built, contractor James Byrnes purchased the property and began a series of improvements in 1884, 1885, 1886 and again in 1895. The current owners, who purchased the home in 2013, are in the process of rehabilitating the property.

Little Alsace Texas of

The S teinbach Haus is Castroville’s Visitor Center. Built in Walbach, Alsace, France between 1618 and 1648, the house was a gift from the citizens of Alsace to Castroville because of the Alsatian roots of the original immigrants that settled here in 1844. The fachwerk framing was shipped to Castroville and Alsatian volunteers came and rebuilt it, and then donated most of the period piece furnishings. The 1887 Conrad and Henrike Lenz house at 1807 Avenue L is a one-and-one-half story dormered house with a center hall and side gables. It was built by Conrad Lenz who operated a butcher shop and smokehouse next door. The 1903 Peter and Anna Serini House at 1810 Avenue N ½ began its story when Canadian immigrant Alexander McLellan moved an old house to this vacant lot. In 1913 the property was purchased by Peter and Anna Serini who later rebuilt the house in 1923, utilizing old material in the process. The 1922 Iacopo Niccolai Tenant house at 2416 38th The August Roemer tenant house at 1416 Sealy dates to 1873.

Street was originally located on 15th Street. In 1938 Italian immigrant carpenter Iacopo Niccolai moved this five-room bungalow, along with eleven others, to their new location along the 2400 block of 38th Street to be used as rental properties.

he beauty of old houses is not only their history, but also their design, construction and layout. Much has changed in consumers’ desires for homes today, but the lure of the historical houses remains. And this is evident in Galveston, as the Galveston Historical Foundation hosts its 45th Annual Galveston Historic Homes Tour. All eight of the houses open to visitors this month are from the 19th and early 20th century. They range from majestic mansions to small “tenant” houses, designed for workers who couldn’t afford to purchase their own home. One of the homes, the Conrad and Henrike Lenz house, falls in the middle of those categories. The house was built for $2,250 in 1887 by the Lenzes, who were German immigrants. Conrad was a butcher and had a carriage house and a smokehouse on his property, which included the next-door lot. Over the past 13 decades the house has changed hands multiple times but its basic footprint remains.

This center-hall, side-gable house on Avenue L features a master bedroom, office and en suite bathroom on the left, with the kitchen, guest room, living and dining rooms on the right.

The present owners, David and Kristin Finklea, moved in six years ago and began a gentle remodel to fit the needs of their family. The master bedroom and its adjoining walk-through closet, office and en suite bathroom occupy the entire left side of the first floor. The couple decreased the size of the office – with its floor to ceiling bookcases – to make room for a larger closet (complete with an enviable shoe rack) between the two rooms. They updated the bathroom with double sinks and a subway tiled walk-in shower, and married the hexagon tiled floor with some of the old planked floor. One of the walls in the bathroom is the original tongue-in-groove wood, again contrasting the old with the new. “I hate to see historic houses all new and modern. We tried to keep as much of the original character as possible,” Kristin says. The center hall remains but has been shortened and decorated with art and artifacts pertaining to Galveston. On the right side of the house is a large comfortable living

room that leads into the ample dining room, with a grand piano in a nearby nook. The dining room and the music area each sport the same old-style chandeliers, giving them a coordinated look. The dining table, a large slab of dark acacia wood that was rescued from their flooded Houston house during Tropical Storm Harvey, dominates the room. A wall of enclosed cabinets holds dishes and curios belonging to the family. The kitchen, although cozy, works for the family. A window seat and round table in the kitchen are perfect for the family’s casual meals. The kitchen’s two-tone cabinets and vertical plate rack give the room a warm look, with the glass fronted upper storage areas. Behind the kitchen are a guest bedroom and a bath with an original claw foot tub. The yard has been totally modernized: a pool and spa, plus garage and pool house, accessed from the screened in porch. Perhaps one of the quirkiest items in the house: the ornate

wood door to the porch reportedly came from a 98year-old, 120-foot yacht once used by Italian dictator Benito Mussolini but that sank in 2004 at Galveston’s Pier 22. The door was retrofitted for the house. Upstairs are the children’s rooms. The daughter’s suite includes a sitting room, bedroom and door to an outside porch, while the son’s room has its own private bathroom. The entire house is decorated with works of art by local artists – Mary Farragher, René Wiley, Jennifer Peck and Kristin’s brother Marc Wyatt. “I like to support local artists,” Kristin adds.

RESURRECTION Galveston Couple Gives Old Homes New Life By BarBara Canetti

exas takes the spotlight again at the intersection of television and historic preservation. Michael and Ashley Cordray are the hosts of the new national television show, Big Texas Fix, which premiered on April 6 on the DIY Network. The Cordrays live in Galveston and rehabilitate and restore soon-to-be demolished properties. Their hourlong show focuses on the couple’s ability to roll up their sleeves and dive into these pitiful properties, making them useful focal points in the community. Because they are selecting houses in less popular areas, their contribution is an obvious upgrade for the street and, ultimately, the neighborhood. “I think it is the history that draws people to Galveston,” says Ashley. “We work on houses that are unlivable where no one has been in them for more than a decade. We make them

whole again.” The couple got started in the home renovation business by accident. Both are graduates of Texas A&M Galveston, although they did not attend at the same time. But they met while working for a Houston barge company and, shortly after they started dating, Ashley said she wanted to buy a Galveston house. “We bought a house, stayed in it one night, and then moved in with Michael’s family for the next 18 months,” she says. They worked on the house nights and weekends until it was finished. Then they bought another ramshackle place, fixed it up and sold it. They did this several times until Michael decided to “cut the cord,” quit his job and tackle renovations full time. Ashley continued to work at her full-time job until they decided renovating houses was where they both wanted to be. Around that time, the HGTV network sent a nationwide proposal to production companies for a show that featured house flippers in a beach community where houses sell for less than $500,000. Michael got probably 20 calls from production companies, all who wanted to know first: How many 60 house& home | May 2019 | www.houstonhouseandhome.net

houses are you flipping now? Ten? Twenty? “I was only doing one at a time,” says Michael. The conversations with each of the production companies ended quickly with the exception of one company, Maverick TV USA, that expressed an interest. They came to Galveston, filmed the couple working on a house and sent a short video, called a “sizzle,” to HGTV. The network liked what it saw, funded the pilot, and the couple was signed to a contract. The pilot, called Saving Galveston, aired six times in 2018. That was 18 months ago. Since then, the pair have completed about 20 island houses, including the iconic Kettle House on Galveston’s West End. This property, which the couple has kept as their personal beach house, is a 900-square-foot, twobedroom, one-bath inverted steel dome that almost looks like the top of a water tower. It was originally intended to be a retail space 50 years ago, but it was never completed by its original owner. The Cordrays totally redid the interior and exterior, even adding a deck that seems to lure uninvited guests frequently to peek in the windows – even when they are home. “We weren’t expecting that,” says Ashley.

The couple tries to restore houses by using many original or period materials sourced from local antique and restoration companies. They also creatively decorate with inexpensive items that they salvage from other properties and their own home. Unlike many home renovation shows, none of the airtime is spent shopping for houses. Their show focuses on the restoration, as well as a mini-trip to local eateries and landmarks. “Galveston will benefit from this because they film us going to restaurants and looking down the alleys searching for doors and windows,” Ashley says. “We never dreamed of this happening. It was never planned, but we are happy it did.”

hen is it time to move out and start fresh? For Houstonian David Taylor, that difficult decision came about after his wife passed away. In embarking on construction for a proposed new bungalow in Hyde Park, Taylor called on his longtime friend of 20 years, interior designer David Stone, to add a personal touch to the spec home. “My wife had died and I decided to move out of the house. And what I realized working with David [Stone] is I’d never done anything on my own,” says Taylor. With 50 years in the design business and his own company since 1983, Stone knew exactly what to do. Stone put Taylor in the driver’s seat while also using his own experience and expertise to guide the homeowner through the design process. 64 house& home | May 2019 | www.houstonhouseandhome.net

Stone helped Taylor bridge the gap between his past and his future. In the striking media-room-turned-man-cave sits a contemporary white Italian leather sofa, two chairs, and a marble coffee table: all pieces from Taylor’s previous residence. The armoire and dining room set also came along. In both cases, Stone and Taylor mixed something old with something new. In the dining room, it’s an elaborate candelabra centerpiece; while Taylor’s man cave displays an impressive red, black and white heavily impastoed painting, making it the most sophisticated room to ever have cave in its title. Although Stone passed away last November, his presence is still felt in touches large and small. As guests walk through the house, a picture of David Stone emerges: a good friend and a great designer.

“David Stone always delivered thoughtful, well-developed design ideas.” — Scott Woodard Stone wanted the office to be the most impactful room because it is the first room, the place where a design-savvy visitor would look to get a feel for the entire house. The raised relief pattern on the wallcovering echoes the homeowner’s love of trompe l'oeil and art. The office is filled with furnishings from Reeves Art + Design, revealing Stone’s pragmatism and preference for local businesses. “We bought from them often as they were affordable, had a great selection and David [Stone] loved to reinvent or repurpose furniture,” says Scott Woodard, who served as Stone’s associate designer for 13 years. “He would ‘torture’ [the furniture] to ‘make ham salad from bologna’.” There are many beautiful spaces in the Taylor home but, arguably, the most beautiful is the living room. “We live in this room,” says Eva, Taylor’s wife. An early riser, Eva spends the morning in the living room, her feet raised, with a cup of coffee in one hand and a book in the other.

Stone found the cream leather sofa and ottoman as well as the zebrawood cabinet at Cantoni. The upholstered chairs hail from John Brooks. Reeves Art + Design is responsible for the lovely lucite lamps that light the room, but the star attraction in the living room is the natural sunlight. And thanks to the floor to ceiling windows, that natural light is in abundance. A hyperrealistic painting by Yrjö Edelmann draws as much attention as the rising sun. Taylor first spied the piece on display in Stone’s home, the first time the two met, and immediately coveted it. “David [Stone’s] art collection was definitely a feast for the eyes; walls paved with art, even the backs of doors and some ceilings had artwork on display,” says Woodard. Stone shared his bounty. Three years ago, he gifted the Edelmann painting to Taylor. After seeing it properly installed Stone said, “It’s like it was designed to be in this room.”

“[Stone] steered away from trendy design, preferring to rely on his own vision,” says Woodard. This is apparent in his bathroom design. At the outset, before the builder’s spec house blossomed into the Taylor home, the bathroom sported antique brass hardware. The builder had in mind a dark stained floor to match. It was a very “in” look six years ago but Stone knew that wasn’t his friend’s style. Instead, the two chose nickel hardware which, at the time and especially along with the straight lay tile pattern, probably seemed too conventional a choice. But brass is no longer in vogue and the bathroom is now timeless. The vision is in the room’s monochromatic palette. It accentuates minor details such as drawer handles as well as greater architectural elements. Woodard explains: You don’t see a contest between a white door and a taupe wall, you see the shadows on the door or the crown molding. “That’s what made David great,” says Taylor. “The little things.” “David always delivered thoughtful, well-developed design ideas,” says Woodard. “He left behind room after room of decorative intelligence. My years with him honed my approach to interior design and I hope to continue in his tradition.”

TOUGH TROPICALS Don’t Fear Extreme Temperatures

M

any homeowners shy away from tropical plants when planning their gardens; they've had bad experiences in the past and are afraid they're just throwing money away. Tropicals can go the distance in almost any garden if you fine-tune your landscape plan by selecting the toughest of the tough. We’ll discuss those plants that can survive a freeze and return after winter, while also enduring our long, humid summers. Brugmansia, or angel's trumpet, will bloom with salmon, orange, pink or white flowers. These will get burnt in a frost or even go all the way down to the ground in a hard freeze but are always root hardy. These can reach eight feet in height in just one year’s growth and will bloom huge showy flowers, making for an extremely fragrant evening show in summer and fall. These are also very low care; if they get too large simply cut the plant back. Another favorite can be seen all over town. Some call them tractor seat plants or giant leopards, but whatever you call it these farfugium japonicum Gigantea are very popular in shady spots. Typically making a three foot by three foot mound in a dappled shade or part sun garden, these are very low care with no pest or disease problems. tall stalk of yellow daisy during fall and winter. The plant thrives in almost any soil with low water demands. This rugged tropical is untouched by a light frost and is dependably winter hardy after a hard freeze. If you need a lush, thick and showy vine to cover an ugly fence try giant Dutchman’s pipe, Aristolochia gigantea. These fast-growing, low-care vines are hard to beat for vigor, disease and pest resistance, plus they are tolerant of even poor soils. Huge velvety maroon mottled blooms will appear most of the summer and fall. These will lose a few leaves in winter but are seldom damaged; no covering or replanting needed here. The Dutchman’s pipe loves the heat and humidity, too. Don't forget the hundreds of different species of ginger, banana and taro. These tropicals are mostly corm, rhizome and bulb-forming plants. Yes, they will freeze to the ground every single winter but will return every single spring. Most of these are quite suitable for our super hot and humid summers. They may need a little extra water in a drought, but are well worth it. One of our favorites is the pocket taro (Xanthosoma albo marginata variegata). It features Mickey Mouse looking leaves that are mottled in white, cream, seafoam and dark green — perfect for a dappled shade or partly sunny area. It typically will grow to three or four feet tall and will form thick clumps that absolutely glow in the dark. I've barely scratched the surface here with a few of our tried and true winter-hardy rugged tropical favorites. Don't be afraid to try them. Many gardeners swore off tropicals after the hard freezes a few winters back, but these species depicted here popped up again on schedule without the protection of frost cloth covers. With the very mild winter this last go-round these tropicals were barely touched. Ask your favorite nursery professional for advice. I’ll mention a couple more tropicals that can’t take a freeze at all, but I’ve got a creative workaround that will keep snake plants and bromeliads going. Try this little faux potting trick: Don’t plant them in a large heavy pot. Simply fill an empty planter with old bricks, other empty pots or even packing peanuts. As these particular species have smaller root systems than most, they can live many years in their little plastic growing pots. Pair the snake plant (Sansevieria) with a striped Neoregelia bromeliad, then display them in a sunny inside window or in a shady spot in the garden. Simply pop them back out and into the garage for the night when freezes are predicted. It’s well worth the effort.
